The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Those who live in the well-connected North Sydney neighbourhood don't really need a car.

Now with the added convenience of the Victoria Metro Station, as well as a rejuvenation of the local hospitality scene, driving around the suburb isn't part of anyone's daily routine.

Developer Aqualand has however curated a car-driven perk for its residents at the recently completed&nbsp;<a href="/buildings/aura-by-aqualand-north-sydney-168-walker-street-north-sydney-nsw-2060">AURA by Aqualand</a>.

They've teamed up with shared EV provider Outbound, in conjunction with converged infrastructure services provider SUPA, to provide ‘on demand’ Teslas for residents in the 28-level, Woods Bagot-designed building.

The Tesla vehicle pool means residents don’t need to own a car.

The service is facilitated through the Outbound App, with residents able to book and even open the Teslas from their phones for just $20 per hour, or a flat rate of $120 per day.

Initially, three Model 3’s will be available, but that number could be ramped up depending on demand.

Outbound CEO Luke Rust said it's the residents who win from this sort of inclusion.

“North Sydney is very much steeped in history, so it’s a real coming together of the old and new worlds with this futuristic service," Rust says.

“Imagine that, watching a game of cricket or rugby being played on North Sydney Oval from your apartment, and then jumping in an ‘on demand’ Tesla to head over the bridge for dinner.

He says convenience is a big selling point, but so is cost.

"The average car in Sydney now costs something like $25,000 per year to own and operate, compared to renting an Outbound Tesla, which might only set you back a few thousand dollars. Plus, they’re luxury EVs, so what’s not to love?”

SUPA’s Chief Strategy Officer, James Dunstan, says it was an easy decision to offer the shared Teslas in AURA as SUPA has a clear sustainable electric mobility strategy and is delivering on it.

Unit values are having their time in the sun in Sydney, as affordability and higher interest rates put a dampener on the house market.

The monthly update from property data analytics firm CoreLogic shows unit values increased by 0.6 per cent across September, whereas the counterpart house market saw a modest 0.1 per cent gain.

The Sydney median unit value is now $860,000, compared to the median value of houses which is now $1,473,000.

The growth in the Sydney market has slowed, with dwelling values, which incorporates houses and units, showing 0.5 per cent gains over the September quarter, the lowest growth since early 2023 when values briefly declined.

There has been strong response to several new off the plan apartment developments in Sydney in September, particularly in the booming Lower North Shore region.

Over 60 per cent of apartments in the first release at TWT Property Group's <a href="/new-apartments/the-collective-crows-nest-23-35-atchison-st-crows-nest">The Collective</a>, on the fringe of <a href="/developments/crows-nest-nsw-2065">Crows Nest</a> and <a href="/new-apartments/st-leonards-nsw-2065">St Leonards</a>, were snapped up on the opening weekend.

The application aligns with the Sydney Local Environmental Plan 2012 and the Sydney Development Control Plan 2012 and is part of a broader effort to redevelop the site at 118-130 Epsom Road and 905 South Dowling Street, which is strategically located within a corridor between the Sydney CBD and the airport.

The diversity of dwelling types allows for a range of living configurations, making the project suitable for various household sizes and needs, including work-from-home arrangements.

Earlier this year Meriton sold out its 260-apartment development, Allegra, which they completed mid-last year.

Fellow high-rise developer Deicorp is also in planning mode in Zetland. In July they filed plans for Joynton Square, nine new buildings at the end of Zetland Avenue, near Gunyama Park. There will be a total of 574 apartments at a cost of just over $300 million.

Meriton plots next stage of Zetland precinct

Wollongong developer&nbsp;Level 33&nbsp;has revealed what it intends to do with its recently acquired WIN Grand development.

<a href="/developers/level-33">Level 33</a>, led by Eddy Haddad, bought the 13,088 sqm megasite for a reported $70 million from&nbsp;media veteran and billionaire Bruce Gordon earlier this year. Now Level 33 has submitted a $500 million, State Significant Development Application for <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, three residential towers, between eight and 40 levels, a commercial office building, and a hotel. There will also be extensive retail on the ground and podium levels, entertainment facilities, and a wellness centre.

A total of 578 apartments have been proposed, of which around 100 will be designated affordable housing under the infill affordable housing bonus scheme.

The original scheme, for the entire city block that borders Crown, Keira, Burelli, and Atchison streets,&nbsp;was approved in December 2022, but Level 33 has now refined the original vision, appointing a new design team, to rework the site’s development approach.&nbsp;

Their key objectives for the site were to:

• Rationalise the proposed retail uses to ensure the provision is compatible with and enhances the retail primacy of Crown Street and aligns with current market trends and needs analysis.

• Update residential mix to meet local housing needs in Wollongong.

• Enhance the pedestrian experience around and through the site to improve permeability and movement to and from the Train Station and Crown Street Mall.

• Implementing a staged approach to ensure longer-term leases remain operational during site development.

• Incorporated a hotel component into the architectural proposal to enhance the overall design and functionality

Located within <a href="/developments/wollongong-nsw-2500">Wollongong</a>’s central business district, WIN Grand is well-positioned, just 280 metres from Wollongong Train Station and adjacent to Wollongong Central Shopping Centre.&nbsp;

The project aims to enhance pedestrian movement between the train station, Crown Street Mall, and the surrounding areas through a central plaza, while also maintaining the historic facade of buildings on the site.&nbsp;

"Level 33 have appointed a new design team to review the existing development consent and take a fresh approach to the site," the developer noted in the application.

"This fresh approach seeks to refine what has been approved and identify opportunities for additional market and affordable housing using the infill affordable bonus, and in doing so maximising the sites highly accessible location in Wollongong.

"Redevelopment of the site will act as a catalyst for improving this part of Wollongong and stimulating broader renewal of the town centre."

The design maximises solar access for private and public spaces and takes care to avoid overshadowing MacCabe Park, less than 50 meters away.

Leading Australian development and construction group ALAND has taken over another development site from Jean Nassif's disgraced Toplace.

A few weeks after announcing it would be <a href="/news/nsw/aland-to-deliver-final-three-buildings-in-toplaces-skyview-apartment-development-in-castle-hill">developing the final three towers</a> in Toplace's five-tower Castle Hill development Skyview, Andrew Hrsto's <a href="/developers/aland">ALAND</a> has swooped on 189 Macquarie Street in the heart of <a href="/developments/parramatta-nsw">Parramatta</a>.

The $100 million deal for the 5,213 sqm site is ALAND's&nbsp;largest individual property acquisition since the company was founded in 2002.
