A key driver behind the architecture was the desire to deliver family-sized apartments rarely seen in the Chatswood market. The Anderson includes a mix of one to four-bedroom apartments, with around 35 per cent of the residences configured as three or four-bedroom homes. At the top of the building, two double-storey penthouses span approximately 200 square metres each, reinforcing the project’s emphasis on scale and long-term liveability for both downsizers and intergenerational households.

Orientation and outlook were central to the planning of the building. The apartments are positioned to maximise views to the north and east across Chatswood’s heritage precinct, with upper levels capturing glimpses of the Pacific Ocean. The feature reinforces the architectural intent of the project, a structure that is visually refined while still responding to the practical requirements of apartment living.

Inside the residences, interior architecture by Hayball focuses on clear spatial flow and practical everyday use. Open-plan living areas connect directly to large balconies, extending the internal living spaces outward and allowing natural light to move deeper into the apartments. Kitchens are designed as central working spaces with premium appliances and carefully selected materials, positioned to serve both daily living and entertaining.

<a href="https://www.apartments.com.au/developers/bridgewell-development">Bridgewell Capital</a> has lodged plans for a major mixed-use apartment development in the heart of Maroubra, seeking a significant uplift in height and density controls to deliver 120 apartments and a 120-place childcare centre near Maroubra Junction.

The State Significant Development application, filed through the NSW Government’s Housing Delivery Authority pathway, covers a 3,270 sqm amalgamated site at 251-257 Maroubra Road and 133-135 Garden Street. The proposal includes a concurrent rezoning that would increase the maximum building height from 12 metres to 35.6 metres and lift the floor space ratio to 4.02:1.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the project would replace a mechanic’s workshop and several detached homes with a 10-storey residential building above four basement levels.

The scheme comprises 120 apartments, including 27 affordable housing units to be managed by a community housing provider for 15 years, alongside 203 basement car spaces and 92 bicycle spaces. A childcare centre occupying nearly 900 sqm of floor area would sit at ground level and be capable of accommodating 120 children and 22 staff.

According to the Design Report, the project has been conceived as a “gateway proposal” that responds to Maroubra’s evolving urban character and its proximity to the town centre.

“Designed to complement the character of Maroubra’s town centre, this gateway proposal features a building scale that matches its surroundings,” the report stated.

“It integrates residential units above a ground-level childcare centre, fulfilling the strategic objectives of the Randwick City Council Masterplan.”

The apartment mix is weighted toward larger residences aimed at families and downsizers, reflecting changing demographics in the Randwick LGA and increasing demand for medium-density housing close to transport and amenity.

BKA Architecture said the proposal seeks to reinforce Maroubra Road as a civic spine while improving the pedestrian experience around the site through landscaping and upgraded public interfaces.

“The design capitalises on the following site opportunities: reinforcement of Maroubra Road as a civic spine, enhancement of pedestrian pathways and the public interface via new landscaping, and strong market demand for two and three-bedroom apartments to support families and down-sizers,” the Design Report noted.

The development sits around 200 metres east of the Maroubra Junction intersection of Anzac Parade and Maroubra Road, within one of Randwick’s identified strategic centres. The site is close to Pacific Square Shopping Centre, major bus routes, schools, parks and future cycling infrastructure proposed under the Maroubra Junction Masterplan.

The Maroubra proposal aligns with broader NSW Government initiatives encouraging higher-density housing near established centres and transport corridors, particularly where affordable housing is incorporated.

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

In the months since launch, the market has responded strongly to the prospect of a low-rise building close to Castle Towers and a short walk to the newly connected Metro.

"<a href="/new-townhouses/larool-crescent-castle-hill-2-22-larool-crescent-castle-hill-nsw-2154">Larool Crescent</a> was designed to cater to every buyer, and that's exactly what we've seen since we've started selling," Boston Buckler Director Alex Walker says.

Residential developer Third.i is the latest to provide its buyers with the most comprehensive insurance policy in the off the plan apartment market.

They've taken out Latent Defects Insurance (LDI) from Resilience Insurance, a first-party insurance that safeguards against structural and construction defects for up to 10 years, meaning unforeseen issues can be addressed without major financial burden.

The policy offers both developers financial protection and instills buyers with confidence in their purchase.&nbsp;Dairy Farmers is the first development in Newcastle to have the insurance.

Developers who implement LDI must adhere to high construction standards, comply with regulations, conduct thorough risk assessments and maintain financial stability to mitigate potential financial risks associated with latent defects.

"Introducing Latent Defects Insurance is a testament to our commitment at Third.i to building homes and spaces that offer our buyers lasting peace of mind and ensures they feel confident in their investment,” said Luke Berry, Co-Founder of Third.i.

Third.i to protect apartment buyers at Newcastle's Dairy Farmers Towers with leading 10-year Latent Defects Insurance

The transformation of Double Bay's Cross Street into one of the most prestigious stretches of luxury retail and apartments, is set to continue.

The latest shoptop housing plans will see the home of several retailers demolished, including the well-known Florida dry cleaners, womens clothing store Alex &amp; Harry, and cafe Bar Lanziano. They will make way for a four-level building with three street-level retail spaces, a cafe and two fashion outlets, with six luxury apartments above.

The $18 million plans for 8-10 Cross Street, an amalgamated 547 sqm site, have been lodged by&nbsp;Caradonna Capital, directed by the Point Piper-based Tyson Fenay. The company is also associated with Chinese property developer&nbsp;Feng Miao Ting.

Different entities but the same directors bought 8 Cross Street, known as Herford House, for $15 million in late 2023. They bought 10 Cross Street, which has approval for a six-level mixed-use building, in 2019 for $10.25 million.

Woods Bagot has designed the development which they said in the Urban Context Report "endeavours to contribute to the existing amenity of each site edge, whilst introducing new public domain, associated retail and new residential apartments."

"<a href="/developments/double-bay-nsw-2028">Double Bay</a> is Woollahra’s unique local business centre, which enjoys a privileged position near the southern edge of Sydney Harbour in Sydney’s Eastern Suburbs. The area is characterised by tree lined streets, significant residences, retail frontages and arcades. Outdoor dining and street activation is particularly strong in close proximity to the site, as is the presence of the Intercontinental Hotel north-west of the site.

"There is an eclectic mix of architectural periods in the area from Victorian terraces, Federation cottages, Art Deco facades and a nearby example of brutalist architecture. In the immediate Cross Street vicinity, a more modern streetscape is appearing, which this development has been designed to sit comfortably within. The proposed design retains a mix of masonry and stone-like facades to all edges and continues the retail frontages and awnings of the street and pedestrian lane."

The seven apartments start from 139 sqm and all have three bedrooms.

The first two levels above street level will have two half-floor apartments on each. Above will be three penthouse-style apartments, spanning the whole floor and offering over 300 sqm of internal space and four balconies. The penthouse also has access to a private 86 sqm roof terrace.

Woods Bagot said the design centres around the garden village history of Double Bay and pays homage to its botanical antiquity..

"The proposal focuses on the language of gardens in the area and is centered around the original fig tree; the intention is to retain the tree in good health and let it add a homely touch to the residential entry.

"The development has a minimalist material palette that is in keeping with existing palette along Cross Street but with a variation in colour or texture, such as brick masonry patternation to stone like GRC and a metal feature material for retail accentuations and residential trims.

"The proposal is an appropriate response to the character of the neighborhood both existing and proposed and will serve to provide a new standard of residences in Double Bay."

Cross Street is one of Double Bay's most popular streets, lined with cafes, restaurants and retail outlets. It is currently undergoing a full transformation, led by Top Spring Australia's Ode Double Bay.

Developer SJD kicked off the Cross Street rejuvenation with Encore 1788, which was followed by 1788 Residences.

34 Cross Street is slated for a new commercial building by fund manager Ben Finger, while 12 Cross Street, next door to the latest application, is owned by luxury residential developer HSN who will no doubt be proposing something equally impressive.

It was a case of research reward rather than risk reward for Mark Fitzsimmons and his fiance Sophie, who recently secured an off the plan apartment in the new Willoughby development, Willoughby Grounds.

The couple had initially been looking for a house toward the upper end of the Northern Beaches. That search however quickly ended when they discovered<a href="/new-apartments/willoughby-grounds-5-walter-street-willoughby"> Willoughby Grounds</a>.

While Mark and Sophie currently reside in the eastern suburbs and work in the CBD, Mark says the couple grew up in Wollongong and enjoy being close to the water, so they were looking for something near the water but also close enough to their workplace that would provide a short commute.

Developer <a href="/developers/thirdi-group">Third.i</a> and acquisition partner Toohey Miller have officially broken ground on the <a href="/new-apartments/muse-potts-point-30-34-brougham-street-potts-point">WMK Architecture-designed building</a> that comprises just 13 one, two and three-bedroom apartments.

The apartments, with interiors crafted by Mathieson Architects, offer terraces with extensive views of the harbour and city skyline. The views are best captured from the communal resident rooftop which features a swimming pool and seating areas.

Dilcara has been appointed to deliver Muse Potts Point, with construction anticipated to complete by early 2026. Third.i and Dilcare have been working together for 15 years. Their joint project portfolio includes recent developments such as Third.i’s Botany Road project in Waterloo, Soho in Surry Hills, Cavallo in Kensington, and most recently the new Third.i head office in Crows Nest.

Muse is set to play a pivotal role in transforming Brougham Street, adding to a total of 35 new boutique apartments planned across approved and proposed developments.

Centennial Collection apartments continue to break records

Having taken over the Central Coast Quarter, Gosford apartment development from St Hilliers, builder-developer&nbsp;Urban Property Group&nbsp;has released the final apartment of the first stage of the project.

<a href="/developers/urban-property-group">Urban Property Group</a>&nbsp;has recommenced construction of The Waterfront, a 25-level tower with 136 apartments. They've poured the concrete up to level 14, and are on track for completion in Q4 2025.

The final release of apartments offer a mix of two and three-bedroom configurations, as well as a handful four-bedroom apartments.

TWT Property Group has secured over $30 million worth of sales at the first release of its new Crows Nest masterplanned community, The Collective.

Locals drove demand for the first release of just 25 apartments, with 60 per cent of them snapped up on the opening weekend.

<a href="/project-marketer/belle-property">Belle Property</a>&nbsp;International's Murray Wood said younger couples and downsizer owner-occupiers were among the first buyers.

The larger two and three-bedroom residences have been the most sought after, particularly by owner-occupiers seeking generously proportioned, well-designed spaces, Wood added.

"The lifestyle-oriented location, combined with a two-year completion horizon, is giving families time to plan their moves."

The newly operational Crows Nest Metro station has been a clear drawcard for buyers, with several purchasers highlighting the Metro as a ‘game-changer’ for their next property move.

Wood suggested the&nbsp;outlook for The Collective and the surrounding area remains optimistic.

“With escalating land values in Crows Nest and limited new supply, we would expect The Collective to perform well in the long term,”&nbsp;he said.

"We’ve provided detailed, local sales evidence that clearly shows The Collective is well-placed in terms of value. I even told one buyer, ‘If you find another property in this location, with this level of quality and pricing, I’ll buy it myself!’ That’s how confident we are."

While The Collective is technically within <a href="/developments/st-leonards-nsw-2065">St Leonards</a>, its location on the northern side of the Pacific Highway places it closer to the established, thriving hubs of Crows Nest and Naremburn.
