For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

Australian-based Event Hospitality and Entertainment, formerly Amalgamated Holdings, has lodged plans for a site on one of the oldest streets in Australia - George Street.

Currently under generational transformation with the addition of the light rail and the pedestrianisation of much of its three-kilometres, the proposal at 525-529 will sit across two street frontages in the heart of Sydney.

Fronted by Angelo Candalepas, Candalepas Associates were chosen to design the plans for the George Street site after an architecture competition amongst some of Australia&rsquo;s leading architects.

A 44-storey mixed-use tower will be constructed, including a six-level podium, which will include a host of residential and public amenity spread across a lower ground floor and upper levels.

The lower ground floor of the podium will be home to the hotel lobby as well as conference facilities, accessed via Kent St, with a bar/restaurant accessed via Albion Place.

The upper ground levels will host a range of retail tenancies fronting George St, with a three-level cinema off Albion Pl.

Residences will begin from the 10th floor, with a mix of one, two and three-bedroom apartments on offer. Unique floorplan offerings will be especially dedicated across levels 22, 23, 23, 41 and 42 to cater to a variety of family types.

A 17-level hotel will also be incorporated into the tower, comprising 292 hotel rooms, as well as a gym and outdoor pool.

The communal open space is proposed on the tower rooftop, which is set to include barbecue facilities, mechanical plant areas, a terrace, seating areas and dining space, as well as a pool. Additionally, two community rooms will be provided, with one on level 23 and the other on level 24. &nbsp;&nbsp;

The tower form is well setback from the street frontages allowing the podium to take focus and connect directly to its immediate neighbours and public domain.

The design seeks to activate all of its public domain frontages, with the transformation of Albion Place set to boast the area into a vibrant inner-city destination.

Event Hospitality and Entertainment Limited lodge plans for Sydney George Street mixed-use development

The popular New South Wales property developer&nbsp;Third.i has launched the last remaining homes in its luxurry Paragon of Pyrmont project.

The $113 million project, which officially wrapped up construction of its 31 residences in 2021, has just two homes remaining.

The final townhouses have three and four-bedrooms and are priced between $3.95 million and $4.5 million.

The project is a rare offering for the suburb, largely dominated by apartment living.

According to the most recent Australian Bureau of Statistics data from 2016, over 92 per cent of available dwellings in Pyrmont consisted of apartments and units with just 6.5 per cent townhouse dwellings available.

The buyers so far in Paragon of Pyrmont have mostly been downsizers and owner-occupiers.

While housing value growth has slowed, rents continue to rise across Sydney..

Nationally, CoreLogic&rsquo;s Hedonic Rental Index increased 1.0% in May, taking the quarterly rate of growth to 3.0%, up 60 basis points on a year ago.

CoreLogic&rsquo;s Research Director Tim Lawless said unit rents are rising at a faster annual pace than house rents across the combined capital cities (where house rents increased 8.6% compared to 9.1% across units) and the combined regional areas (where house rents rose 10.7%, behind the 11.0% gain in units).

&ldquo;Early in the pandemic rental demand for medium to high density dwellings fell sharply due to a preference shift towards larger homes and a demand shock from closed international borders,&rdquo; Lawless said.

&ldquo;As rental affordability pressures mount, demand for higher density rentals has steadily grown due to the unit sectors&rsquo; relative affordability advantage. More recently, demand has been boosted by international arrivals returning to the rental market.&rdquo;

Amidst rising rents and a general easing in home value growth, yields are recording some upwards momentum, especially in Sydney.

Sydney gross rental yields are up from a record low of 2.42% in December last year to 2.59%, with Lawless saying that despite the upwards trajectory, yields remain remarkably low.

&ldquo;But a recovery back to average levels may be relatively quick if housing values continue to fall while rents maintain this growth trajectory,&rdquo; he added. &nbsp;

Housing markets lost more steam in May as a combination of higher interest rates, rising inventory levels and lower sentiment dampened conditions.

Sydney&rsquo;s unit values hit -0.7 per cent, with the quarter seeing a -1.6 per cent decline.

Although housing values continued to rise across the remaining capitals, the growth was not enough to offset the depreciation in Sydney, which pushed the combined capitals index -0.3% lower over the month.

Sydney has been recording progressively larger monthly value declines since February, after peaking in January, with housing values down -1.5% - although still above pre-COVID levels at 22.7 per cent.

The trend in advertised stock levels helps to explain the weaker conditions across Sydney, with the city&rsquo;s advertised listings 5.1% higher than a year ago and 1.5% above the five-year average.

Nationally, advertised stock levels remain -10.3% below levels seen this time last year and 28.4% below the previous five year average. However, inventory in Sydney is now higher than 12 months ago and against the five-year average.

&ldquo;With stock levels now higher than normal across Australia&rsquo;s two largest cities, buyers are back in the driver&rsquo;s seat,&rdquo; Lawless said.

&ldquo;Higher listings add to tougher selling conditions more broadly. Vendors in Sydney have faced lower auction clearance rates since mid-April and those selling via private treaty are taking longer to sell with higher rates of discounting.&rdquo;

While advertised stock levels provide some insight about the supply side of the market, home sale volumes provide guidance on housing demand.

As interest rates normalise over the next 12 to 18 months, the expectation is most of Australia&rsquo;s capital cities will move into a period of decline brought about by less demand.

Lawless said the trajectory of interest rates will be a key factor in future housing market outcomes. Forecasts for where the cash rate may land are varied. After the Reserve Bank&rsquo;s decision to lift the cash rate by 25 basis points at its May board meeting, the RBA noted: &ldquo;it&#39;s not unreasonable to expect that interest rates would get back to 2.5%.

&rdquo; Financial markets are still betting on a cash rate above 3% before mid-2023, while economic commentators show a broad range in their cash rate forecasts.&rdquo;

With the housing debt to household income ratio at record highs, household balance sheets are likely to be more sensitive to rising interest rates. High inflation could be another factor contributing to softer growth conditions in the housing sector.

A prolonged period of high inflation is likely to lead to lower rates of household saving and may potentially weaken prospective borrower&rsquo;s ability to meet serviceability assessments from lenders.

Consumer sentiment also remains low, with Westpac and the Melbourne Institute&rsquo;s monthly reading falling another 5.6% in May to its lowest level since August 2020. Historically there has been a strong correlation between consumer attitudes and housing market activity.

These factors, together with stretched housing affordability and a more conservative approach from lenders, especially towards borrowers with high debt levels, are likely to contribute towards less housing demand over the medium term.

However, Lawless notes several mitigating factors as well.

&ldquo;Labour markets are tightening, sending the unemployment rate to generational lows and placing additional upwards pressure on wages growth,&rdquo; he said.

&ldquo;As income growth outpaces housing values, the home deposit hurdle will gradually lessen, reducing one of the key barriers to entry for home buyers.&rdquo;

&ldquo;Strong labour market conditions, together with a growing economy will help to contain mortgage arrears and mitigate some risk of a surge in forced sales placing additional downwards pressure on housing values.&rdquo;

Another factor helping to contain distressed listings amidst rising interest rates is that most households are well ahead of their mortgage repayments. In the latest Financial Stability Review, the RBA noted the median repayment buffer for owner occupiers with a variable mortgage rate had grown from 10 months of scheduled repayments at the start of the pandemic to 21 months of scheduled repayments in February 2022.

Even with a two percentage point rise in mortgage rates, the median repayment buffer would reduce to 19 months, which is still substantial. With the median household well ahead on their mortgage repayments, the risk in falling behind on their debt obligations is reduced. Mortgage stress should also be minimised to some extent by mortgage serviceability assessments at the time of the loan origination.

All borrowers have been assessed under a mortgage rate scenario 2.5 percentage points higher than the origination rate, and since October last year, borrowers were being assessed with a buffer of 3 percentage points.

Under these serviceability scenarios, Lawless said it was reasonable to expect borrowers should be able to accommodate higher mortgage repayments costs, although such a rapid rate of inflation could create some challenges for borrowers with thinly stretched budgets.

&ldquo;With the RBA set to steadily raise the cash rate through the rest of the year and into 2023, we are likely to see falls in housing values become more widespread as mortgage rates trend higher,&rdquo; he said.

Sydney apartment market insights: What happened over May

The ASX-listed Woolworths Group, has lodged plans for a mixed-use redevelopment across Rangers Road in Neutral Bay.

The supermarket giant's development arm, Fabcot, has submitted the&nbsp;plans to reinvigorate the already existing retail space, along with an activated pedestrian laneway and plaza, as well as residential apartments.

The project&nbsp;will provide a mix of one, two and three-bedroom apartments, starting from 65 sqm for the one-beds to the largest offering at 398 sqm, all adjoining to landscaped balconies.

Designed by renowned Sydney-based architects, Koichi Takada, the $6 million project will be visually connected to Military Road, with open corners to Rangers Road and a large open entry plaza.

The building form has been broken into distinct forms to break down the mass and create articulation between the podium, and upper floors.

The public plaza design plays an integral role in the precinct, with a highly active retail and dining, office and residential space existing throughout new green spaces, designed by Arcadia, as well as community facilities.

“The principal design approach was to create an intrinsic relationship between architecture and nature while promoting a variety of retail activation, integrated outdoor seating, and good pedestrian connectivity from Rangers Road to Yeo Street,” Koichi Takada Architects noted in their design application.

The architectural design incorporates façade planters to the setback and terrace floors, with a residential communal open space allocated on the rooftop with a plunge pool, seating, and barbecue facilities.

The feature façade concept integrates modular planters on slabs to provide both the commercial and residential residents a connection to landscape.

The perimeter retail to the plaza expresses a double height volume to enhance the layers of activation both at the ground floor and level one, with the site link visually connecting the plaza to Yeo Street, activating the side streets, while the anchor tenant, Woolworths, will ensure constant foot traffic across the ground floor.

The outdoor dining space will be covered and protected by the feature awning, allowing the spill out of retail and cafe tenants to engage with the public domain, while providing a protected path of travel for pedestrians.

The feature awning is supported with organic columns reminiscent of the branches of a tree, with greenery spilling over the awning effectively continuing the landscape character from the public domain up onto the building façade.

Woolworths Group to redevelop Neutral Bay site with residential apartments  

The national property developer, Fortis, has been given the green light by the&nbsp;Woollahra Council to go ahead with their luxury apartment development on Rose Bay&#39;s Spencer Street.

The&nbsp;development of 12 apartments at 5-13 Spencer Street is the group&rsquo;s third project in the area.

Construction is expected to commence later in the year, delivering a collection of two and three-bedroom apartments, boasting large living, entertainment and outdoor areas.

Designed by MHN Design Union, the Spencer St project will feature natural stone, with the building&rsquo;s form defined by regular openings, deep reveals, columns and solid panel walls that provide rhythm of light and shadowed elements through a mix of light textured render and a custom format handmade brick.

Located on a north-facing block, residences will bask in natural light, each complimented by private garages, expansive outdoor areas and lush gardens, designed by leading Australian creative landscape practice, Dangar Brian Smith, with select ground floor apartments featuring private pools.

Sydney developer, Coronation Property is helping to make stepping onto the property ladder a little easier for aspiring home buyers.&nbsp;

Coronation, a local developer of mixed-use developments and masterplanned communities across Sydney, has recently launched their &#39;Own Way&#39; finance scheme, which offers flexible deposit arrangements for aspiring buyers.&nbsp;

The scheme caters to homebuyers wanting to get a foot in the door, but who may be struggling to save for the substantial 10 per cent deposit, with the payment scheme allowing purchasers to secure an apartment with just a one per cent, up front deposit.

After which, buyers can continue to save and pay off the remaining balance of the 10 per cent deposit over a 12-month period.

Further easing the burden for young buyers, the Own Way payment scheme has no impact on eligibility for the NSW Government&rsquo;s First Homeowner Grant and First Home Buyers Assistance Scheme.

The scheme is eligible at Coronation Property&#39;s&nbsp;project, Mason &amp; Main - the group&#39;s precinct-style project west of Sydney in Merrylands.

Les Landerer, a senior executive at Coronation Property, says the scheme was primarily designed to support first home buyers and young families, who are consistently priced out of the housing market.

After trialling the incentive with select customers in 2021, Coronation Property noticed strong uptake of the offer, which in turn helped with the decision to expedite the launch.

First home buyer, Soomin Lee, was among the first to take advantage of the Own Way scheme, purchasing a two-bedroom apartment at&nbsp;Mason &amp; Main.

&ldquo;I feel like we&rsquo;re always told to buy house and land, but the 10% upfront deposit wasn&rsquo;t feasible for me,&rdquo; Lee said.

&nbsp;&ldquo;By locking in an apartment on a one per cent upfront deposit instead, and then having time to save the remaining portion of the deposit, I was able to get into the property market straight away and have the convenience of being able to pay the remaining balance over a reasonable timeframe.

&ldquo;Without the one per cent incentive I would have had to wait another two to three years to buy a home. It was always in the back of my mind, but I wasn&rsquo;t able to make it a priority,&rdquo; Lee added.

Development around Castle Hill&#39;s Showground Precinct is continuing to gather steam.

The latest plans are from the Sydney developer Landmark Group, who are plotting a $28 million, 100-apartment project across&nbsp;16-18&nbsp;Partridge Avenue and 21-23 Middleton Avenue, Castle Hill.

The apartments will be&nbsp;spread across two seven-level buildings designed by DKO. Half have been reserved for affordable housing.

The U-shaped building form will address&nbsp;both adjacent streets and embraces a northern oriented central communal open space, the planning documents note. It has been designed as an integrated and cohesive built form outcome.

&quot;The proposed distribution of built form and massing of the buildings across the site is the result of a considered analysis of the context of the site and the desire to deliver a positive urban design outcome that is consistent with the desired future character for the site and the Showground Station precinct generally,&quot; the submission by Sutherland &amp; Associates Planning noted.

The Showground Station Priority Precinct was announced by the NSW Government in 2014 to maximise the use of the Sydney Metro Northwest which is being delivered as part of the North West Growth Area.

The Showground Station Precinct was rezoned in December 2017 and is forecast to deliver approximately 9,000 new homes and 2,300 jobs over the next 20 years, transforming the area around Showground Station into a vibrant local centre and contributing to Castle Hill as a strategic centre.

Castle Island, by KWG Property, is one of the most recent projects to launch in the Showground Precinct.

The $300 million project&nbsp;comprises 295 apartments spread across seven buildings near the new Showgrounds town centre. Inspired by nature, Castle Island is the work of local architectural firm, Giles Tribe, and two international architects, Hong Kong&rsquo;s ARVA Architects and DLN Architects.

CBD Core has also <a href="/news/nsw/cbd-core-bulk-up-2022-castle-hill-apartment-pipeline-with-latest-plans">recently filed for 67 apartments in the precinct.&nbsp;</a>

The low-rise towers, dubbed Ashford and Partridge&nbsp;for their locations&nbsp;fronting&nbsp;Ashford Avenue and Partridge Avenue, will rise six levels and will be home a mix of&nbsp;two studio apartments, 11 one-bedroom apartments, 39 two-bedders, 15 three-bedroom apartments.

CBD Core saw success with their Oriel project in the area, and are soon to launch Astrid, a block of 94 apartments just behind Oriel.

Astrid will feature&nbsp;extensive work from home facilities, with a conscious effort to create both indoor and outdoor communal spaces, outside of the apartments so those working from home have the option to still be away from where they reside. Residents will also have access to the a gym, swimming pool, and a rooftop with barbecues and seating spaces.

A local developer is also <a href="/news/nsw/castle-hill-set-for-94-million-apartment-development-in-the-showground-station-precinct">seeking to create 255 apartments across five buildings</a> at&nbsp;7-23 Cadman Crescent and 18-24 Hughes Avenue,&nbsp;centred around a courtyard with extensive landscaping, greenery, and a natural pool with waterfall.

MHNDU associate Amanda Stollery took the lead of the design of the Cadman Crescent project,&nbsp;noting in the design verification statement that the&nbsp;proposal seeks to provide a seamlessly integrated residential community facilitating population growth in areas of transition.

Castle Hill Showground Precinct development continues with new Landmark apartment plans

Cammeray is set for a new boutique apartment development.

The newly formed development firm ARCH is&nbsp;behind the&nbsp;plans for the&nbsp;four-storey apartment building at&nbsp;18 Vale Street.

Dubbed Millervale, due to its location&nbsp;on the corner of Miller and Vale Street, the project will comprise just eight, three-bedroom apartments across the striking building.

&ldquo;We are very excited for our first project Millervale,&quot; ARCH&#39;s Marcus Hinzack told Urban.

&quot;It ticks all our strategic goals of being in a great suburb with high levels of amenity, close to the local village and nature walks and very well connected to the rest of Sydney.

&quot;ARCH are going to hang our hat on putting design, both aesthetics and functionality above all else, and we were very careful to select a like minded architect DKO who share our values,&quot; Hinzack added.

&quot;As a team we spent a lot of time researching Cammeray and taking a lot of the design cues and understanding the local vernacular of the surrounding homes to create a contemporary apartment building that also nods to the history of the suburb and sits very well in its context&rdquo;.

Early in the design process, the landscape and built form character of Cammeray was analysed by ARCH and architecture firm DKO. From this a Cammeray character &ldquo;kit of parts&rdquo; was developed, including palettes of materiality, colour, texture and architectural features, forming the basis of the architectural and landscape concepts.

ARCH noted in there development application a key driver for the project was to develop a strongly site-derived proposal, which reflected the unique attributes of the area to strengthen local identity despite its continuing densification.

Millervale will&nbsp;replace the existing three-houses on the amalgamated 902 sqm site. The scale of the building is in keeping with the older walk-up style apartment buildings in proximity to the site.

DKO Senior Associate Sonny Oh noted in the design statement submission that&nbsp;the role of DKO&rsquo;s architecture is to mediate between the past, present and future of the site and surrounds.

&ldquo;The dwelling size and mix is in response to the demographics of the area and a market demand for larger apartments, which offer an alternative to detached or semi-detached dwellings,&rdquo; Oh wrote.

Offering open and light spaces, the apartments have considered ventilation, outlook, solar access and storage, further responding to the market needs.

The landscaping is a key component of the design, and has been sought to be integrated throughout the built form to contribute to the existing landscape character of the area as well as providing significant amenity to the future residents and neighbouring residents of the site.

Millervale will be part of the growing suburb of Cammeray, in the leafy Lower North Shore area.

Within close proximity to the Local Centre of Cammeray and Cammeray Square shopping centre, residents will benefit from a variety of everyday services and hospitality offerings, all within a five-minute walk. It is also situated adjacent to Cammeray public school, and Norths Cammeray Club, which is also within a five-minute walk.

Bus stops directly adjacent to the site along Miller street provide access to public transport to Chatswood, Crows Nest, North Sydney and onto the CBD, while the surrounding context also has a range of open space and recreational amenity, offering a diversity of passive and active spaces.

First look: ARCH lodges plans for Millervale, Cammeray apartment development

Crown Group Chairman and CEO Iwan Sunito says that to master something, you must be at one with the object you create.

That's the origins of the name of Crown Group's latest Sydney development, Mastery by Crown in Waterloo, a collection of five visually striking buildings creating a mini-community a stone's throw from the city.

“It’s about being at the top of your game, bringing a lifetime of knowledge and experience to achieve the optimum creative expression,” Sunito said.

“Here at Crown Group we’ve created global icons for the city of Sydney, but now it’s time to up the ante,” he added.

“Mastery by Crown Group marks the culmination of decades of experience combining to achieve a singular vision. It’s a new era of urban living for Sydney, with a strong emphasis on creating community and connecting people with nature."

The Waterloo&nbsp;precinct has been designed in a collaboration between internationally renowned architects Kengo Kuma, Koichi Takada and Sydney-based Silvester Fuller, with Kuma and Takada taking the reins on the ‘stacked forest’ tower.

The five buildings, ranging from six to 20 storeys, will home 368 apartments, with each building featuring its own creative design. There will be a mix of restaurants, cafes and shops conveniently located along the streetscape, as well as the central east-meets-west eat street.

The tallest of the five towers at Mastery by Crown Group, Building C, overflows with lush landscaping from the Japanese-inspired balconies and terraces, creating the illusion of a forest in the sky.

“Japanese architecture is more about its simplicity and how architecture and building blends with nature and nature becomes part of the extension of the building", Sunito added.

"They're&nbsp;not trying to create a building that competes with nature but they’re trying to respect nature and make buildings look so beautifully fitting with nature itself.

Revered globally as a mastery of architecture, in 2021 Kengo Kuma was named one of Time Magazines Top 100 most influential people of the year. Mastery by Crown Group will be Kengo’s first residential building in Australia,

“Kengo Kuma is regarded as god of architecture in Japan and it's such a privilege to work with such a master,” said Takada.

Sunito’s long-held dream of working with Kuma was set in motion after a chance visit to the Kuma-designed Great (Bamboo) Wall House in Beijing's countryside, experiencing the best of Japanese architecture and its effects on the daily rhythms of life.

With its pairing of traditional Japanese design principles, particularly elegance in simplicity, and nature, the house made an infallible impression on Sunito.

“We tried to really humanise the architecture, try to humanise the neighbourhood and this is really about giving back to the people. Everything that will come in the Mastery by Crown Group will be very much a human focus",&nbsp;said Sunito.

Kuma said his intention is to create second nature.

"Most buildings try to create contrast with nature, whereas my intention is the opposite," Kuma said.

"I want to create the real nature by some complementary material. I want to create a stacking forest in the city."

Mastery by Crown Group is home to the&nbsp;last council-permitted tower for the area, creating an exclusive opportunity to secure views that will be impossible to replicate in Waterloo with existing zoning rules.

Waterloo is seen by many as the Manhattan of Sydney, a former industrial precinct transforming into a vibrant culinary and cultural destination located just four-kilometres from the Sydney CBD.

Situated between Alexandria, Redfern and Moore Park, the area is rapidly evolving into a sought-after destination to call home. There is a wealth of nearby amenities and services including schools and universities, parks and bike trails, as well as restaurants, cafes and bars.
