A key driver behind the architecture was the desire to deliver family-sized apartments rarely seen in the Chatswood market. The Anderson includes a mix of one to four-bedroom apartments, with around 35 per cent of the residences configured as three or four-bedroom homes. At the top of the building, two double-storey penthouses span approximately 200 square metres each, reinforcing the project’s emphasis on scale and long-term liveability for both downsizers and intergenerational households.

Orientation and outlook were central to the planning of the building. The apartments are positioned to maximise views to the north and east across Chatswood’s heritage precinct, with upper levels capturing glimpses of the Pacific Ocean. South-facing apartments gain distant views toward the Sydney CBD and Harbour Bridge, while the building’s configuration intentionally reduces western exposure at lower levels to minimise overlooking toward the nearby railway corridor.

The external design references the character of the surrounding conservation area without replicating it directly. Toward the top of the tower, AJC introduces a distinctive lantern-like element formed by sliding screens. These screens provide both solar shading and privacy while also creating a visual marker for the building within the Chatswood skyline. The feature reinforces the architectural intent of the project, a structure that is visually refined while still responding to the practical requirements of apartment living.

Inside the residences, interior architecture by Hayball focuses on clear spatial flow and practical everyday use. Open-plan living areas connect directly to large balconies, extending the internal living spaces outward and allowing natural light to move deeper into the apartments. Kitchens are designed as central working spaces with premium appliances and carefully selected materials, positioned to serve both daily living and entertaining.

<a href="https://www.apartments.com.au/developers/bridgewell-development">Bridgewell Capital</a> has lodged plans for a major mixed-use apartment development in the heart of Maroubra, seeking a significant uplift in height and density controls to deliver 120 apartments and a 120-place childcare centre near Maroubra Junction.

The State Significant Development application, filed through the NSW Government’s Housing Delivery Authority pathway, covers a 3,270 sqm amalgamated site at 251-257 Maroubra Road and 133-135 Garden Street. The proposal includes a concurrent rezoning that would increase the maximum building height from 12 metres to 35.6 metres and lift the floor space ratio to 4.02:1.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the project would replace a mechanic’s workshop and several detached homes with a 10-storey residential building above four basement levels.

The scheme comprises 120 apartments, including 27 affordable housing units to be managed by a community housing provider for 15 years, alongside 203 basement car spaces and 92 bicycle spaces. A childcare centre occupying nearly 900 sqm of floor area would sit at ground level and be capable of accommodating 120 children and 22 staff.

According to the Design Report, the project has been conceived as a “gateway proposal” that responds to Maroubra’s evolving urban character and its proximity to the town centre.

“Designed to complement the character of Maroubra’s town centre, this gateway proposal features a building scale that matches its surroundings,” the report stated.

“It integrates residential units above a ground-level childcare centre, fulfilling the strategic objectives of the Randwick City Council Masterplan.”

The apartment mix is weighted toward larger residences aimed at families and downsizers, reflecting changing demographics in the Randwick LGA and increasing demand for medium-density housing close to transport and amenity.

BKA Architecture said the proposal seeks to reinforce Maroubra Road as a civic spine while improving the pedestrian experience around the site through landscaping and upgraded public interfaces.

“The design capitalises on the following site opportunities: reinforcement of Maroubra Road as a civic spine, enhancement of pedestrian pathways and the public interface via new landscaping, and strong market demand for two and three-bedroom apartments to support families and down-sizers,” the Design Report noted.

The development sits around 200 metres east of the Maroubra Junction intersection of Anzac Parade and Maroubra Road, within one of Randwick’s identified strategic centres. The site is close to Pacific Square Shopping Centre, major bus routes, schools, parks and future cycling infrastructure proposed under the Maroubra Junction Masterplan.

The Maroubra proposal aligns with broader NSW Government initiatives encouraging higher-density housing near established centres and transport corridors, particularly where affordable housing is incorporated.

The proposal, now on public exhibition, outlines plans for around 3,300 new homes across the 12.3-hectare precinct. A minimum 30 per cent of residential gross floor area will be delivered as social housing, approximately 20 per cent as affordable housing, and a maximum 50 per cent as market housing. The redevelopment would more than quadruple the number of homes currently on the site and more than double the existing supply of social and affordable housing.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

“Importantly, alongside the new homes the plan also proposes new open space where residents and the broader community can gather, relax and play.”&nbsp;

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

Off-the-plan property explained: What is stamp duty?

The burgeoning property developer Fortis is headed to the beach for another upcoming residential project.

Fortis, led by director Charles Mellick, has acquired Bronte's Beach House apartment block at 122-128 Hewlett Street for $44 million, with the intention of creating a $125 million luxury development.

They'll be creating 10 homes on the 2,428 sqm site, each with three or four bedrooms, private pools and gardens, and basement parking.

Construction on the site is expected to commence in September 2023, once the demolition of the existing buildings on the site is completed. Pallas Capital will fund the acquisition of the site.

MHN Design Union have been appointed as the architects on the project, with landscaping by Wyer &amp; Co. The collection of new homes will be an extension of Fortis’ approach to residential design and development, applying its expertise in boutique apartments to the development of luxurious homes for owner-occupiers in Sydney’s east.&nbsp;

“We are thrilled with our latest acquisition in Bronte as this will be the first collection of houses by Fortis," Charles Mellick said.

"Over the years, we have carved a reputation in the industry for premium residential developments in highly desirable locations across Sydney and Melbourne. Fortis acquires $44 million Bronte site for $125 million residential project

A local Asian developer has lodged plans for a four-storey, mixed-use development on Waterloo&#39;s Botany Road.

The project&nbsp;at 171B Waterloo Road, to be developed by Doublespace,&nbsp;will home 47 apartments and&nbsp;two retail spaces at ground floor&nbsp;level.

Situated in the newly developing area of the proposed Waterloo Masterplan and Green Square, which is currently undergoing revitalisation and regeneration, set to be home to around 7,000 new dwellings, as well as community, retail and office space. &nbsp;

Moments from new connections and public amenity, the development will also sit adjacent to the planned future Waterloo Metro Station.

The building along Botany Road is referred to as Building A, which will split into five even blocks, a nod to the current existing fa&ccedil;ade language. &nbsp;&nbsp;

Building B is along Cope Street, split into a block of three, with larger recesses on the ground floor to create ground-floor terraces. &nbsp;

The massing of each blocks breaks the continuous 50-metre street wall that is reminiscent of larger industrial and commercial blocks, to create a smaller, more human scale.

With a mix of unit sizes and layouts, the dwelling typology will cater to a range of households and lifestyle situations, further diversifying the area. Higher ceilings and deeper balconies are featured in ground floor apartments, along with privacy planting to mitigate privacy concerns.

Each level of the two buildings will comprise two one-bedroom, 10 two-bedroom and one three-bedroom residence.

Central to the scheme is the integration of the landscape and the creation of a green oasis to the centre of the site. The proposal relocates the deep soil zone to the centre, allowing lush planting and large trees to flourish. Planting then spills to the facade and extends to the surrounding streets, softening the urban edges of Botany Road and connecting Cope Street.

The proposal is also well served by public transport with bus links, as well as being within walking distance to Green Square train station. All apartments are also fitted with bike storage and a majority, with a car space.

Each level of the two buildings will comprise two one-bedroom, 10 two-bedroom and one three-bedroom residence.



The DKO designs for Waterloo's newest apartment development 

St Hilliers and First Point Property have lodged plans for the final stages of a $450-million precinct in north Penrith.

The duo will be adding a further 553 apartments in the final two stages, adding to the 540 apartments already built in the 40 hectare masterplan which Landcom started developing 10 years ago, transforming the former Department of Defence Site.

Crone Architects have prepared designs for the two-stage development in Thornton Estate, delivered across 11,000 sqm.

The mixed-used development will be located on Lord Sheffield Circuit,&nbsp;and will include retail and commercial space, along with residential apartments, which will be set across four towers.

The five-storey podium delivered in stage one will feature retail tenancies, a mainline supermarket, and residential and commercial lobby entries on the ground floor, with level one home to a child-care and medical centre.

Two residential towers, referred to as Tower A and B, will be constructed in stage one.

Tower A has a maximum rise of 27 storeys, with level five to 31 containing 241 apartments. Tower B will have a maximum rise of nine-storeys, with 75 apartments planned for the tower.

Stage two will see the construction of another mixed-use development comprising a five-storey commercial podium, as well as residential apartments across two towers, Tower C and D.

Tower C will have a maximum rise of 13-storeys, comprising 74 apartments. Tower D will rise 26-storeys, set to deliver 163 apartments.

553 apartments will be delivered through the project, with the retail ground level connected directly to the village square facilitating commuter access to the railway station.

Different types of apartment typologies have been designed to accommodate households with different needs, particularly suited to the local market, with a mix of studio, one, two and three-bedroom apartments, as well as townhouses at street-level.

The two-storey townhouses will be built with direct street access via generously-sized courtyards, while apartments at podium levels will benefit from direct access and deep courtyards that provide privacy and sunlight protection.

Western-facing apartments will have access to 180 degree views of the Blue Mountains, while eastern-facing apartments have distant views to the Sydney CBD.

Located between Lord Sheffield Circuit and Dunshea Street, the development is within walking distance to the railway station, while the new retail tenancies will become the most convenient offering for the tenants on the Thornton side of the station.

The mixed-used development will be located on Lord Sheffield Circuit, with the first stage including retail and commercial space, along with residential apartments, which will be set across four towers.



St Hilliers and First Point Property lodge final plans for Penrith's Thornton Estate

TWT Property&rsquo;s New Life Darling Harbour complex, located at 495 Harris Street Ultimo, is highly responsive to its site and the rich character of its neighbourhood.

The multi-layered building steps down from nine-storeys along Harris Street to six levels facing Bulwara Lane, providing 200 apartments including single-storey and penthouse apartments, as well as two-level terrace apartments at street level.

Ground floor retail and commercial space activates Harris Street, while the upper-level roof terraces exploit&nbsp;the views to the CBD, major bridges and the harbour.

Verdant garden corridors and welcoming open-air courtyards invite greenery into the heart of the buildings, with the central haven stitching together architecture and nature, to create a leafy green backdrop to the homes within.

Flanked by historic Victorian terraces, Architectus created a lively group of buildings set around the courtyard rather than one amorphous structure, intending to better integrate the built form with its surrounds. &nbsp;

&ldquo;We put forward a bold design that met the brief requirements&nbsp;but suggested new ways in which the development could engage with surrounding buildings. Instead of adhering to the prescribed envelopes &ndash; which virtually filled the site and provided only minimum separation between apartments&nbsp;&ndash; our proposal extended and completed an existing lane network and provided a much larger central courtyard.&rdquo;

&ldquo;This increased privacy between properties, promoted pedestrian and visual permeability and created a new residential address for the lane facing dwellings.&rdquo;

The two-bedroom, two-bathroom apartments cover 79 sqm of space internally, with 13 sqm balconies, while the three-bedroom, two-bathroom apartments span 95 sqm internally, with 16 sqm balconies.

The kitchens have been designed with form and function in mind, catering to generous or intimate entertaining, with high-end Miele appliances, full-height cabinets, clean-edged chrome tap ware, grey travertine-look tiles and fittings that add glimmers of polish and reflection.

New Life&rsquo;s spa-like bathrooms feature frameless-glass showers and seamless ambient lighting, which help to expand the sense of space. Open shelves and vanity tops are made up of marble or Caesarstone, while storage is cleverly mirrored and concealed throughout.

Architectus won the design competition for the prestigious mixed-use project developed by Auswin TWT. Ideally located opposite the Ian Thorpe Aquatic Centre and next to the Ultimo Community Centre, the site was once the headquarters of Tabcorp and offered one of the last substantial development opportunities in Ultimo.

Inside the New Life, Darling Harbour apartments 

Well-know China-town restauranteur, Stanley Yee, has taken to the development world, lodging plans to construct a 14-storey mixed-use building on the amalgamated site of his Emperor&#39;s Garden Restaurant at 96-100 Hay Street, Haymarket.

The ownership families have a long history of operating restaurants and supplying to the community from the site.

The Lai family are the other owners of the site, who were original contributors to the construction of the Chinatown gates, with Lai&rsquo;s father honoured with his name inscribed on the gate.

To celebrate these connections, a graphic display will feature across a double-storey wall across the ground and first floor retail space, showcasing the history of the building, of Chinatown and of the families involvement in the community.

Sydney-based architects, PTI, have been engaged to handle the design of the development, with a focus on creating a Chinese-style architectural form, to not only complement the surrounding area, but to further celebrate and bring to life the Chinese community.

&ldquo;We have sought to design a building which expresses the history and culture of the Chinese community, so it can be a further image of Sydney&rsquo;s Chinatown and that it adds to deepens the experience of seeing and coming to the area,&rdquo; PTI noted in their submission to the City of Sydney council.

In doing this, the design takes inspiration from the traditional curved roof forms commonly found in traditional Chinese architecture, which is also expressed in the form of the gateway to Chinatown that sits adjacent to the site.

The eccentric shape will be created through horizontal fa&ccedil;ade spandrels, while a curved roof crowns the building, gently curving upward to further reference the junction of Hay Street and Dixon Street, which marks the entrance to Chinatown.

Yee&rsquo;s Emperor&rsquo;s Garden Restaurant will continue to operate at the site, along with other retailers on the ground and first floor. The second level will be dedicated commercial space, adding further support for the business and organisations that operate for and within the Chinatown community.

The result of providing this flexibility is that the property can meet the many and varied needs of the community, from down sizers, to couples and families.

Level 13 features one, full-floor three-bedroom apartment.

Haymarket is positioned at the southern end of the Sydney CBD and with close proximity to a range of modes of public transport making it a highly accessibly area.

Haymarket set for new mixed-use apartment tower

The residential property developer and home builder Sekisui House Australia has secured Aqualand&#39;s&nbsp;masterplan&nbsp;development in Norwest, north west of Sydney.

The newly acquired master planned estate&nbsp;is part of Sekisui House&rsquo;s multi-million dollar strategy to grow its footprint in the Sydney metropolitan region over the next five years.

It follows Sekisui House&rsquo;s recent agreement with Stockland to design and construct over 330 homes across two of the business&rsquo;s estates, Elara and The Gables, also located in North West Sydney.

The Norwest development envisages to create a new type of lifestyle community for homebuyers, with high-quality, high-end liveable homes underpinned by industry-leading sustainability.

Renowned international artist Hang Xia was selected to activate a new laneway at the NewLife Darling Harbour development. With a new artwork titled Memory Tree, Xia transforms and becomes the heart of the laneway. Intricately designed and kinetically-lit, the eight metre-high &lsquo;tree&rsquo; is inspired by Xia&#39;s childhood love of early animations like the Transformers series.

Purchasers have come out in strong numbers for the official public launch of Lumia Lux, which has so far secured over $35 million worth of apartment sales in The Orchards, a lifestyle inspired $1 billion master planned community in Sydney’s Norwest.

David Lee, Sales Manager, Developments and Communities at The Orchards at Sekisui House said the public launch result was pleasing for Sekisui and demonstrates that the market is still quite strong for high-quality lifestyle apartments.

“More than fifty percent were local buyers living within a five-kilometre radius from Norwest, as well as investors from across Sydney including Sylvania Waters in the south and Randwick in the east,” he said.

“First home buyers, down sizers selling their larger homes and property investors seeking Norwest’s strong rental returns secured most of the designer apartments. Two beds were the most popular, priced around $830,000 with an average size of 80 sqm.”

Sekisui House sell over $35 million worth of apartments in Lumia Lux

Sun Property Group, the prominent developer in Sydney&#39;s Lower North Shore,&nbsp;is set to take on one of its highest density projects to date.

They&#39;ve secured a vast development site&nbsp;in Chatswood, which will be their first in the suburb, and are embarking on creating two towers, with around 180 apartments, across the block at 1-17 Bowen Street.

Sun Property Group&#39;s General Manager, Cameron Johnson, says there&#39;s a lot of growth potential in the Chatswood area.

&quot;Naturally as we foresee net migration rising substantially, and workers continue to look for somewhere near employment, we believe Chatswood market has a lot of potential growth,&quot; Johnson told Urban.

While pivoting away from their more traditional boutique developments, some of which offer just a handful of apartments, Johnson believes they will still be able to attract a similar customer demographic to&nbsp;what they&#39;re used to.

&quot;While we&#39;re not producing the size of the boutique residential apartments that we usually offer, we&#39;ll still be looking to include products that over oversized,&quot; Johnson says.

&quot;We&#39;ll be doing two-bedroom apartments at around 85 sqm to 90 sqm, rather than the more traditional 70 sqm size of a regular two-bed.&quot;

Johnson says naturally there will be more investors given Chatswood&#39;s solid transport infrastructure and&nbsp;employment opportunities, but there will be stock to suit every buyer.

Construction on the site is expected to commence in early 2024, with the development to be released in stages. There should be around 70 apartments developed in the first stage, at the start of the Bowen Street site.

Tony Leung at A+ Design Group is currently working on the plans, with development application lodgement expected later this year.

The site was secured alongside SPG&#39;s funding and equity partner, Qualitas, and will add $250 million revenue to SPG&#39;s pipeline.

SPG recently broke into the Melbourne market, where they have launched Euroka, a boutique collection of apartments in the heart of Toorak, one of Melbourne&#39;s blue chip suburbs.

Euroka&nbsp;is inspired by Melbourne&rsquo;s iconic Roy Grounds House &ndash; once home to one of Victoria&rsquo;s most influential modern architects.

The renowned architect and design firm,&nbsp;Carr Design, has created the 10 luxury apartments, which includes two ultra-luxury penthouses.

Rarely does a development like Ashbury Terraces hit the market in Sydney&#39;s popular inner west area.

The family-owned developer and builder, Coronation Property, in collaboration with SJB Architects and 360 Landscape Architects, has created something completely new in the suburb of Ashbury.

Ashbury Terraces, at 165 Milton Street, will see&nbsp;59 terraces and three luxurious penthouses across three&nbsp;residential buildings, anchored by a resort-style landscaped pool area that looks more at home in LA&#39;s Palm Springs.

&ldquo;Some of Australia&rsquo;s best design minds are working on the project, meaning everything about the interiors of Ashbury Terraces exudes refined designer living,&rdquo; Coronation Property&#39;s Head of Urban Transformations,&nbsp;Aras Labutis, said.

Coronation will&nbsp;transform the former industrial site into a luxury residential estate. They secured the parcel of land in 2014 as one of just two neighbouring spaces available for renewal in the tightly held suburb.

The&nbsp;stage one release will see&nbsp;59 two and three-storey terrace homes and three exclusive penthouses hit the market.

The design of the terraces takes inspiration from the area&rsquo;s parklands and well-defined heritage character to honour its setting and blend seamlessly into its surrounds.

SJB&#39;s interior architects have developed two colour palettes directly inspired by the gardens of Ashbury. Buyers will get the choice between the Flora Scheme, which features soft pink and beige tones, and the Fibre Scheme, which has tones of white and grey.

The Terraces include&nbsp;a selection of high-quality fittings and inclusions,&nbsp;including high-end Miele appliances and large pantries.

SJB has worked collaboratively with Coronation&nbsp;to ensure the private outdoor retreats have views of the surrounding landscape and city skyline.

At the heart of the project is &lsquo;The Garden&rsquo; &ndash; a large communal space with dining areas, a gym and a 20-metre heated swimming pool.

Landscaped pathways connect W H Wagener Oval, which act as an extension of the already sizeable backyards.

The development will also incorporate a pedestrian link between Milton Street and the park for both residents of Ashbury Terraces and the broader community to utilise.

Ashbury Terraces has been consciously designed with the inclusion of solar panels to enhance sustainability, which supports Coronation&rsquo;s long-term view of creating homes to last a lifetime.

With construction underway, residents are expected to move in by mid-2024.&nbsp;
