A key driver behind the architecture was the desire to deliver family-sized apartments rarely seen in the Chatswood market. The Anderson includes a mix of one to four-bedroom apartments, with around 35 per cent of the residences configured as three or four-bedroom homes. At the top of the building, two double-storey penthouses span approximately 200 square metres each, reinforcing the project’s emphasis on scale and long-term liveability for both downsizers and intergenerational households.

Orientation and outlook were central to the planning of the building. The apartments are positioned to maximise views to the north and east across Chatswood’s heritage precinct, with upper levels capturing glimpses of the Pacific Ocean. South-facing apartments gain distant views toward the Sydney CBD and Harbour Bridge, while the building’s configuration intentionally reduces western exposure at lower levels to minimise overlooking toward the nearby railway corridor.

The external design references the character of the surrounding conservation area without replicating it directly. Toward the top of the tower, AJC introduces a distinctive lantern-like element formed by sliding screens. These screens provide both solar shading and privacy while also creating a visual marker for the building within the Chatswood skyline. The feature reinforces the architectural intent of the project, a structure that is visually refined while still responding to the practical requirements of apartment living.

Inside the residences, interior architecture by Hayball focuses on clear spatial flow and practical everyday use. Open-plan living areas connect directly to large balconies, extending the internal living spaces outward and allowing natural light to move deeper into the apartments. Kitchens are designed as central working spaces with premium appliances and carefully selected materials, positioned to serve both daily living and entertaining.

<a href="https://www.apartments.com.au/developers/bridgewell-development">Bridgewell Capital</a> has lodged plans for a major mixed-use apartment development in the heart of Maroubra, seeking a significant uplift in height and density controls to deliver 120 apartments and a 120-place childcare centre near Maroubra Junction.

The State Significant Development application, filed through the NSW Government’s Housing Delivery Authority pathway, covers a 3,270 sqm amalgamated site at 251-257 Maroubra Road and 133-135 Garden Street. The proposal includes a concurrent rezoning that would increase the maximum building height from 12 metres to 35.6 metres and lift the floor space ratio to 4.02:1.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the project would replace a mechanic’s workshop and several detached homes with a 10-storey residential building above four basement levels.

The scheme comprises 120 apartments, including 27 affordable housing units to be managed by a community housing provider for 15 years, alongside 203 basement car spaces and 92 bicycle spaces. A childcare centre occupying nearly 900 sqm of floor area would sit at ground level and be capable of accommodating 120 children and 22 staff.

According to the Design Report, the project has been conceived as a “gateway proposal” that responds to Maroubra’s evolving urban character and its proximity to the town centre.

“Designed to complement the character of Maroubra’s town centre, this gateway proposal features a building scale that matches its surroundings,” the report stated.

“It integrates residential units above a ground-level childcare centre, fulfilling the strategic objectives of the Randwick City Council Masterplan.”

The apartment mix is weighted toward larger residences aimed at families and downsizers, reflecting changing demographics in the Randwick LGA and increasing demand for medium-density housing close to transport and amenity.

BKA Architecture said the proposal seeks to reinforce Maroubra Road as a civic spine while improving the pedestrian experience around the site through landscaping and upgraded public interfaces.

“The design capitalises on the following site opportunities: reinforcement of Maroubra Road as a civic spine, enhancement of pedestrian pathways and the public interface via new landscaping, and strong market demand for two and three-bedroom apartments to support families and down-sizers,” the Design Report noted.

The development sits around 200 metres east of the Maroubra Junction intersection of Anzac Parade and Maroubra Road, within one of Randwick’s identified strategic centres. The site is close to Pacific Square Shopping Centre, major bus routes, schools, parks and future cycling infrastructure proposed under the Maroubra Junction Masterplan.

The Maroubra proposal aligns with broader NSW Government initiatives encouraging higher-density housing near established centres and transport corridors, particularly where affordable housing is incorporated.

The proposal, now on public exhibition, outlines plans for around 3,300 new homes across the 12.3-hectare precinct. A minimum 30 per cent of residential gross floor area will be delivered as social housing, approximately 20 per cent as affordable housing, and a maximum 50 per cent as market housing. The redevelopment would more than quadruple the number of homes currently on the site and more than double the existing supply of social and affordable housing.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

“Importantly, alongside the new homes the plan also proposes new open space where residents and the broader community can gather, relax and play.”&nbsp;

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

The booming Castle Hill apartment market is set to welcome yet another development near the $1 billion Showgrounds precinct.

The latest is from&nbsp;KWG Property, who has launched their&nbsp;$300m Castle Island, some 295 spread across seven buildings near the new Showgrounds town centre, well connected to the rest of Sydney by the&nbsp;new Sydney Metro Station.

Inspired by nature, Castle Island was the worked of the&nbsp;local architectural firm, Giles Tribe, and two international architects, Hong Kong&rsquo;s ARVA Architects and DLN Architects. They brought&nbsp;a shared vision of integrating the surrounding landscape into Castle Island&rsquo;s apartments.

On offer is one, two and three-bedroom apartment, featuring&nbsp;full-height glazed facades designed to offer extensive views so that residents feel connected to nature and their surroundings.

The one and two-bedroom apartments are being pitched at owner-occupiers and investors, while the premium 135 sqm, three-bedroom apartments are expected to generate interest from families, downsizers, and rightsizers.

Residents can choose from two colour palettes in the apartments. The Sydney headquartered Thirdi Group has a full pipeline for 2022, continuing their growth with a raft of new plans both in Australia and in the UK.

The group currently has a development pipeline worth more than $2.5 billion, including their latest project, Balfour Place, which is a mixed-use development in Sydney&#39;s Lindfield.

In partnership with Phoenix Property Investors, Balfour Place is set&nbsp;to be built on the existing Coles supermarket site&nbsp;later this year, comprising 62 apartments, as well as space for specialty stores on the bottom levels.

The project is set to start its second stage of construction this year following development application amendments in 2021, which will&nbsp;deliver less impact&nbsp;on the wider community.

Another hot project for Thirdi is the&nbsp;Dairy Farmers Towers, part of the master planned West End Precinct project that will see two architecturally designed buildings from renowned architectural firm CKMS created. Consisting of 190 one, two and three-bedroom apartments, the Dairy Farmers Towers, one of which will be Newcastle&rsquo;s tallest residential tower, will begin construction toward the end of the year. Already over 50 per cent of the apartments are already sold.

The group is also launching two large residential schemes in Newcastle, including its first Retirement Resort, The Merewether, a joint venture project with the Merewether Golf Club, which is set to comprise a new golf club, wellness centre and 148 luxury one, two- and three-bedroom apartments. The $200 million project, with construction slated to begin later this year, will be topped by 16 penthouses, each with a rooftop spa terrace and expansive views overlooking the golf course and towards Newcastle&rsquo;s CBD and beaches.

Since launching, close to 50 per cent of the apartments have been secured off the plan, making it one of the most successful retirement living launches ever seen in the Newcastle region.

The group is also working hard on investing in its iNSiTU Housing division and are on track to bring to fruition another 30 SDA properties which will make it one of Australia&rsquo;s largest networks of SDA Housing along the eastern seaboard. Third.i currently has a number of properties established, under construction and in the pipeline with projects in Tweed Heads, Coffs Harbour, Port Macquarie, Newcastle, and Gosford in NSW as well as Townsville in QLD, with plans to expand their network along the east coast in 2022.

&ldquo;Not too many people would be aware, that we have been operating in London now for almost three years and are only weeks away from completing our first major project of close to 100 apartments in Battersea,&rdquo; said Luke Berry, Director of Sales and Marketing at Third.i.

Designed by international architectural firm, Ben Adams Architecture, with an industrial flare, Graphite Square will be connected by a central public realm that will enrich the area and provide communal space for locals.

Third.i to develop apartments in Newcastle and Lindfield as part of $2.5 billion pipeline 

Two new mixed-use residential developments are in the pipeline for Wollongong&rsquo;s CBD, continuing the upwards growth in the area.

Local developers, Blaq Projects, are behind one of the lodged development, with plans to construct an 18-storey building at 24-30 Kenny Street.

The $33 million development outlines 68 residential units, along with a 78-room hotel which will feature a range of amenities, including a caf&eacute;, swimming pool and gym.

While the operator for the hotel is yet to be announced, the successful group will manage and operate the hotel alongside Anya Solutions, which is headed by Blaq&#39;s chief financial officer, Sharmen Naidoo.

Designed by Robert Gizzi at Design Workshop Australia - another Wollongong local &ndash; the development application has also included basement level parking for 122 vehicles.

On the northern end of the CBD, a seven-storey residential development has been put forward, with plans to designate the 1889 sqm ground floor as retail space.

81-85 Keira Street will comprise 43 apartments and will feature basement level parking.

Two new residential offerings added to Wollongong's development pipeline

Sales of the Crown Sydney apartments at Barangaroo continue to progress, with almost $1.2 billion in gross sales and pre-sale commitments. 

Based on current progress, Crown is focused on selling all apartments by 30 June 2022 through Knight Frank. 

As at 31 December 2021, $975 million in sale proceeds had been received, with receipt of the final approximately $275 million in expected settlement proceeds subject to timing of the sales.

It included the $72.2 million for the off the plan purchase by Crown shareholder James Packer who bought the 48th and 49th floors. 

Crown updated the shareholders in an ASX adisory that indicated only limited spend remains on the total project cost of $2.2 billion. 

The expected net project cost following completion of all apartment sales, net of tax attributable to the gain on sale of apartments, will be $1.1 billion.

Gaming areas are yet to commence operation as Crown continues to work through the consultation process with the casino’s regulator, the Independent Liquor and Gaming Authority (ILGA). 

Crown is hoping to see the progressive opening of the gaming floor from March.

Non-gaming operations progressively commenced trading at Crown Sydney from late December 2020. 

During the period, Crown Sydney faced significant disruption as a result of COVID-19, and was closed for 102 days.

Hotel occupancy was 17% during the period. 

Upon re-opening in October 2021, hotel occupancy showed improving trends, averaging nearly 40%, with higher occupancy on weekends and strong average room rates.

Crown Residences at One Barangaroo sales hit $1.2 billion

Point Piper is one of the most affluent suburbs in the whole of Australia.

Wolseley and Wunulla Road are home to some of the country&#39;s most expensive houses, with harbourfronts, either facing north to Manly, or down to&nbsp;the Sydney Opera House and the Harbour Bridge, selling for up to $100 million.

Fortis and Dare Property Group to launch exclusive Point Piper apartment development

First-home buyers in NSW will be able to receive a contribution from the state government towards a house deposit in return for equity in the property.

The proposal is being devised to address Sydney&#39;s affordability crisis by the Perrottet government.

The scheme would help first-home buyers enter the market earlier in a style already underway in Victoria.

The equity being held by the government would be repaid in instalments or when the property was sold.

Parents of first-home buyers could also hand over equity in their homes to the government in order to help children buy a property.

Details of the policy are being worked through, according to the Sydney Morning Herald, including whether there would be a cap on the amount the government would contribute, or the price of property or land.

&quot;Increasingly younger generations think being able to buy their first home is unachievable, and for me, that&#39;s unacceptable,&quot; Dominic Perrottet said.&nbsp;

Mirvac has signalled that its launch of its $83m redevelopment plans for the Waverley Bowling Club site is fast approaching.

Mirvac is creating a 55-apartment high-end seniors&rsquo; development with pricing advised as from $2,195,000 to $4,995,000.

Late last year Mirvac opened a display gallery for the development, known as The Langlee, will be centred around the old bowling club, which is to be converted into a wellness centre.

The Langlee is being developed in accordance with the requirements of the State Environmental Planning Policy (Housing for Seniors or People with a Disability 2004 (SEPP).&nbsp;

The SEPP requires that at least one occupant must be 55 years of age (or older) or have a disability as defined in the SEPP.

The real estate developer and investment giant, Mulpha, is committing to create its $1 billion masterplanned community, Norwest Quarter, with a zero carbon footprint,&nbsp;one of Australia&rsquo;s first urban masterplan developments to deliver full life-cycle sustainable design principles from conception through to its construction and long-term performance.

Each apartment in Norwest Quarter, in The Hills District north-west of Sydney,&nbsp;will consume two thirds less energy than a typical code compliant apartment, and will see residents live zero carbon, with up to 25 per cent less cost.

Lower energy bills will be the norm for residents, while resident wellbeing will be increased through healthier buildings which will provide better air quality and greater access to nature.

The first stage of Norwest Quarter will include two residential apartment buildings spanning a 9,450 sqm master planned landscaped site and will provide196 apartment homes, as well as convenient retail and commercial space including a full-floor commercial gym, fresh food grocer, medical services, and restaurants.

When complete, the Norwest Quarter masterplan will transform over 3.8 hectares of greenfield land into a vibrant village centre for over 2,000 residents, with 70 percent of the site used for landscaping. There will be nine residential towers containing 864 apartments, with 6,000m 2 of space provided for cafes, restaurants, neighbourhood shops and childcare facilities.

The 115-apartment Banksia building designed by Bates Smart will be launched off-the-plan on 5th of March, and the 81-apartment Lacebark building by Smart Design Studio will be launched a month later.

Due to the strong sustainability credentials of the project, Norwest Quarter buyers may also be eligible for discounted green mortgages, potentially providing a lower interest rate on their mortgage*.

As well as making a real contribution towards mitigating the effects of climate change and decreasing the urban heat environment at Norwest, the precinct targeting zero carbon will lower energy bills while increasing wellbeing through&nbsp;healthier buildings, better air quality and greater access to nature.

Mulpha has enlisted the help of environmental sustainability firm Finding Infinity, together with leading architects Bates Smart and Smart Design Studio, award winning landscaping a deliver full life-cycle architects Aspect Studios, and urban designers Terroir to set a new benchmark for sustainable neighbourhoods to benefit future generations.

Mulpha Head of Developments, Tim Spencer, said the goal in developing Norwest Quarter has been to deliver a zero carbon precinct, renewably powered with a low environmental impact.

ESD expert Ross Harding from Finding Infinity said extensive work has been undertaken to assess the initiatives and design considerations required for Norwest Quarter to minimise its environmental impact through energy, water and waste.

&ldquo;We have worked with Mulpha to push environmental boundaries, doing as much as possible to reduce environmental impact for future residents and tenants while still delivering a sound investment for purchasers and reducing their bills.&rdquo;

Every Norwest Quarter building will feature rooftop solar panels, electric vehicle charging with fast chargers, and high-performance, centralised air-conditioning.

Apartments will have high efficiency lighting and appliances, induction cooktops, and electric hot water. Auxiliary heating and cooling, which typically accounts for around 40% of energy use in the average Australian home is best reduced through effective passive design in the first place.

Mulpha's $1bn Norwest apartments to be carbon neutral

Plus Architecture has won the design competition for a $100 million two-tower development on the site of a former big-format retailer in Newcastle.

The redevelopment of the 4726 sqm site at 711 Hunter Street will comprise 267 apartments across two towers rising to 90 metres, as well as 1,400 sqm of commercial space.

Along with the City of Newcastle, prominent Newcastle developers St&nbsp;Hilliers&nbsp;Property and Spotlight Group partnered to run the design competition, which St&nbsp;Hilliers&nbsp;Property project director Paul Smith said had unearthed the best architectural talent and ideas for the prominent West End site.

&ldquo;The quality of architectural design presented by Plus Architecture is really impressive and we look forward to further refining the design by incorporating the jury&rsquo;s recommendations before proceeding to the next phase,&rdquo; Smith said.

&ldquo;With a development of this significance, we will work closely with Plus Architecture to set sustainability targets and quality design outcomes during the more detailed development application phase, including a focus on thermal comfort, energy, waste and water.&rdquo;

Unanimously selected, Plus Architecture&rsquo;s design included a &lsquo;meeting place&rsquo; concept, with a public domain to facilitate and encourage socialisation.

Plus Architecture Director Sumedh Kataria said that the news was a testament to Plus Architecture&#39;s vision, deep appreciation for community needs and team talent.

The architectural design competition was run by an independent jury process under the governance of City of Newcastle and the NSW Government Architect&#39;s Office. Consultants&nbsp;Urbis&nbsp;administered the design competition on behalf of property developers St&nbsp;Hilliers&nbsp;and The Spotlight Group.&nbsp;

The developers are expected to lodge a detailed development application for the site in the first half of this year.

Plus Architecture take out Newcastle apartment development design competition 

Mirvac has advised the sales tally at its $216 million Portman, Green Square project has hit 63&nbsp;percent.

The apartment project is on Portman Street, Zetland.

Located seven kilometres from the Sydney CBD the project was designed as art deco-inspired architecture.

Due for completion in 2023, 119 residences will form Portman on the Park and 45 will be built in Portman House. Portman House is over 50% sold, with apartments in Portman on the Park 67% sold.

Portman House joined Portman on the Park in being Australia&rsquo;s first residential building registered to pursue WELL Certification.&nbsp;

The 12-level Portman on the Park is made up of one, two and three-bedroom apartments.

Guided by the 11 concepts of WELL, the luxury Mirvac apartments were designed in partnership with Sydney architects CO-AP in collaboration with Mirvac Design.

Its pricing in 2021 included 1 Bed, 1 Bath, 0 Car from $740,000 to $810,000 and 2 Bed, 2 Bath, 0 Car from $999,000 to $1,050,000.

Mirvac is also securing sales at the nearby $207 million The Frederick project which is 29 percent sold. &nbsp;It is 23 storeys, a collaboration between Smart Design Studio and Mirvac Design.

The Green Square Town Centre is home to many affluent, young professionals with convenient access to major employment centres, transport and amenity.

The construction of a major residential, retail and cultural hub sees current planning for 35,000 new dwellings, 13,400 sq.m of retail, 50,500 sq.m of office floorspace and community facilities at Green Square.

The staged development has already delivered the Green Square Library, the creative arts centre, childcare, Green Square Community Hall, small scale retail and residential apartments.

Population forecasts developed by Transport for NSW prior to the onset of COVID-19 forecast the population of the Green Square area to increase to 62,259 in 2036, significant growth from the 2016 population of 36,195.&nbsp;

The projected growth equates to around 1,300 additional residents per year at an average annual growth rate of 2.7%, which is higher than Greater Sydney (1.7% per annum).&nbsp;
