A key driver behind the architecture was the desire to deliver family-sized apartments rarely seen in the Chatswood market. The Anderson includes a mix of one to four-bedroom apartments, with around 35 per cent of the residences configured as three or four-bedroom homes. At the top of the building, two double-storey penthouses span approximately 200 square metres each, reinforcing the project’s emphasis on scale and long-term liveability for both downsizers and intergenerational households.

Orientation and outlook were central to the planning of the building. The apartments are positioned to maximise views to the north and east across Chatswood’s heritage precinct, with upper levels capturing glimpses of the Pacific Ocean. South-facing apartments gain distant views toward the Sydney CBD and Harbour Bridge, while the building’s configuration intentionally reduces western exposure at lower levels to minimise overlooking toward the nearby railway corridor.

The external design references the character of the surrounding conservation area without replicating it directly. Toward the top of the tower, AJC introduces a distinctive lantern-like element formed by sliding screens. These screens provide both solar shading and privacy while also creating a visual marker for the building within the Chatswood skyline. The feature reinforces the architectural intent of the project, a structure that is visually refined while still responding to the practical requirements of apartment living.

Inside the residences, interior architecture by Hayball focuses on clear spatial flow and practical everyday use. Open-plan living areas connect directly to large balconies, extending the internal living spaces outward and allowing natural light to move deeper into the apartments. Kitchens are designed as central working spaces with premium appliances and carefully selected materials, positioned to serve both daily living and entertaining.

<a href="https://www.apartments.com.au/developers/bridgewell-development">Bridgewell Capital</a> has lodged plans for a major mixed-use apartment development in the heart of Maroubra, seeking a significant uplift in height and density controls to deliver 120 apartments and a 120-place childcare centre near Maroubra Junction.

The State Significant Development application, filed through the NSW Government’s Housing Delivery Authority pathway, covers a 3,270 sqm amalgamated site at 251-257 Maroubra Road and 133-135 Garden Street. The proposal includes a concurrent rezoning that would increase the maximum building height from 12 metres to 35.6 metres and lift the floor space ratio to 4.02:1.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the project would replace a mechanic’s workshop and several detached homes with a 10-storey residential building above four basement levels.

The scheme comprises 120 apartments, including 27 affordable housing units to be managed by a community housing provider for 15 years, alongside 203 basement car spaces and 92 bicycle spaces. A childcare centre occupying nearly 900 sqm of floor area would sit at ground level and be capable of accommodating 120 children and 22 staff.

According to the Design Report, the project has been conceived as a “gateway proposal” that responds to Maroubra’s evolving urban character and its proximity to the town centre.

“Designed to complement the character of Maroubra’s town centre, this gateway proposal features a building scale that matches its surroundings,” the report stated.

“It integrates residential units above a ground-level childcare centre, fulfilling the strategic objectives of the Randwick City Council Masterplan.”

The apartment mix is weighted toward larger residences aimed at families and downsizers, reflecting changing demographics in the Randwick LGA and increasing demand for medium-density housing close to transport and amenity.

BKA Architecture said the proposal seeks to reinforce Maroubra Road as a civic spine while improving the pedestrian experience around the site through landscaping and upgraded public interfaces.

“The design capitalises on the following site opportunities: reinforcement of Maroubra Road as a civic spine, enhancement of pedestrian pathways and the public interface via new landscaping, and strong market demand for two and three-bedroom apartments to support families and down-sizers,” the Design Report noted.

The development sits around 200 metres east of the Maroubra Junction intersection of Anzac Parade and Maroubra Road, within one of Randwick’s identified strategic centres. The site is close to Pacific Square Shopping Centre, major bus routes, schools, parks and future cycling infrastructure proposed under the Maroubra Junction Masterplan.

The Maroubra proposal aligns with broader NSW Government initiatives encouraging higher-density housing near established centres and transport corridors, particularly where affordable housing is incorporated.

The proposal, now on public exhibition, outlines plans for around 3,300 new homes across the 12.3-hectare precinct. A minimum 30 per cent of residential gross floor area will be delivered as social housing, approximately 20 per cent as affordable housing, and a maximum 50 per cent as market housing. The redevelopment would more than quadruple the number of homes currently on the site and more than double the existing supply of social and affordable housing.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

“Importantly, alongside the new homes the plan also proposes new open space where residents and the broader community can gather, relax and play.”&nbsp;

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

Apartments at the recently launch MONA development in Darling Point almost never existed.

The prominent eastern suburbs developer Fortis&nbsp;initially planned a commercial building on the Mona Road address, before pivoting the design to create a luxury apartment project.

And its recent launch showed two things; the demand for luxury apartments in Sydney&#39;s East is still firing on all cylinders despite a cooling property market, and the agileness of the Fortis team to change their strategy based on what the market is doing.

Fortis Director Charles Mellick says the team analyzed current market trends and the demand for luxury residential apartments, and that, paired with the 180 degree city and harbour views and accessibility to local amenity, made the location the perfect place for high-end city fringe living.

So they called MHNDU back in to amend the plans to incorporate just 24 one, two and three-bedroom apartments.

The change in direction paid off in spades at the recent launch, with CBRE securing sales of over 60 per cent of the building, including the $13.75 million, two-level penthouse.

The exclusive Point Piper development, Piper, a rare new development in Australia&#39;s most affluent suburb, has been a hit with buyers all over Sydney.

The project, a collaboration between two prominent eastern suburbs developers&nbsp;Fortis and Dare, has flown through the 50 per cent sold mark in just a few months, having launched the boutique collection of just 15 residences at the back end of March.

CBRE Residential Projects head&nbsp;Ben Stewart said&nbsp;they were seeing buyer enquiry coming in from everywhere from the inner west and lower north shore, with locals from Vaucluse and Dover Heights also showing keen interest.

There was even a sale to a soon-to-be downsizing owner-occupier from Point Piper&#39;s exclusive Wolseley Road, who were looking for something brand new.

&quot;Where for the last six to 12 months we&#39;ve seen people locking in interest rates, we&#39;re now seeing people jumping into the off the pl​an market, hedging their bets that rates will be coming back down in 18 months or so when projects come up for completion.&quot;

Stewart also says buyers are believing now is the right time to move into the apartment space, with the price gap between houses and apartments at record highs.

Buyers come from all over Sydney to take Piper to 50% sold

The prominent Sydney building development firm TOGA has quietly seen success at its recently launched eastern suburbs apartment project, The Kensington.

Having launched earlier this year, TOGA has sold around 25 per cent of the building, without a big song and dance of the project launching.

TOGA&#39;s General Manager of Sales Anthony Falas says the days of long lines of prospective buyers queuing up outside the display suite to get the first chance to buy an apartment might be gone, but that&#39;s not to say sales success isn&#39;t being secured.

The majority of buyers have been locals, either those looking to downsize and stay in the area, or professionals at nearby hospitals or universities.

TOGA has seen exactly what they thought they&#39;d see pre-launch, which Falas says is a testament to the team and the research they undertook while in the design and development phase.

And a testament to TOGA&#39;s research in the design and development phase, having spoken with the team when the project application was lodged back in January, TOGA have seen&nbsp;exactly what they&#39;d expected in terms of sales and demographics.

&quot;It means we&#39;ve done our research and understand the audience of the market we&#39;re entering,&quot; Falas says.

&quot;We&#39;ve dedicated over 75 per cent of the building to the two and three-bedroom product, offering something that is rare for&nbsp;the area.&quot;

Falas added that TOGA wanted to cater for a different market than the area is used to, going away from the more common developments which are targeted at the&nbsp;student accomodation given the proximity to the UNSW Randwick Campus.

They changed the mix slightly knowing there were a number of student accomodation buildings in the local area both established and soon to be under construction.

What did surprise Falas&nbsp;however was at how much of the top-end stock in the development went first.

&quot;The sales of the bigger apartments, upward of around $1.9 million and $2 million, have been among some of the most popular, which is a sign that the current interest rate climate isn&#39;t dampening buyer demand at the top end of the off the plan market if you&#39;re a reputable developer where buyers have confidence in your product.&quot;

On interest rates, Falas says buyers haven&#39;t been overly concerned with rate rises. The off the plan market offers a different prospect to buyers compared&nbsp;the established market, given purchasers are not&nbsp;beholden&nbsp;to starting mortgage repayments until the project is completed. And for Kensington, that&#39;s expected to be over two and a half years away.

&quot;We&#39;re not expecting The Kensington to be completed until the end of 2024, so the current interest rate movements won&#39;t affect an off the plan purchaser until they settle, and by that time forecasts suggest rates won&#39;t be rising as sharply as they are now,&quot; Falas says.

&quot;Remember, we&#39;re still in an incredibly low interest rate environment, and while current home owners or buyers on variable rates will be seeing their rates go up to repayments they haven&#39;t seen before, we are still at a very low base. New mortgage holders won&#39;t quite&nbsp;feel that&nbsp;same impact as current mortgage holders who have been living in the lowest interest rate environment&nbsp;Australia has seen.&quot;

TOGA has managed to swerve some of the construction pitfalls which have been damaging the development industry given they also build their project, although Falas says there were, and still are, a few hurdles to overcome.

&ldquo;Labour costs, costs to procure, they&rsquo;ve all risen, but we&rsquo;ve pulled a few levers to help ease the rising rates such as direct sourcing our materials,&quot; Falas noted.

But he stressed there&#39;s no cutting corners in the development, and certainly not in the finishes on offer.

The Kensington features full marble kitchens and marble and stone bathrooms, with the interiors designed by Richards Stanisich, who worked in collaboration with&nbsp;architects&nbsp;Turner Studio, who also designed TOGA&#39;s Wicks Place in Marrickville.&nbsp;

Central Element has lodged plans for a $150 million mixed-use tower at 15 Ellis Street and 753 Pacific Highway, Chatswood.

Sydney architects, SJB are behind the design of the plans after winning a design excellence competition process endorsed by the Willoughby Council.

The design statement, signed off by SJB&nbsp;Director&nbsp;Adam Haddow, said the tower will be set&nbsp;on a stone base &ndash; a reference to the former rocky ridgelines that Sydney is famous for.

There&rsquo;ll be 49 apartments delivered in the tower, including one one-bedroom, 16 two-bedroom and 32 three-bedroom residences, typically with four apartments per floorplate, each with a corner frontage.

Utilising every square inch was a major design focus for the group, with apartments spanning from 69 sqm to 172 sqm.

&ldquo;We believe that the best residential apartment plans are simple. Straight forward rectilinear geometry helps to deliver spaces that are easy to furnish, are flexible over time and are easy to use. Real Estate is expensive in Sydney &ndash; we need to make every square meter count,&rdquo; the statement added.

There will be some 1200 sqm of retail and commercial space,&nbsp;set out&nbsp;across the podium levels of the tower, as well as dedicated communal facilities planned for levels two and nine,&nbsp;with a wellness centre and communal lounge proposed.

The wellness centre will home a variety of flexible indoor and outdoor spaces, including a spa, change rooms, a gym and a yoga deck. A generous rooftop podium will also be available to residents at this level, with outdoor seating integrated with landscaping to form a series of habited gardens.

The level nine communal lounge will provide additional amenity and space for residents, with a generous balcony space capturing views towards the city.

Central Element lodge plans for $150 million Chatswood apartment tower

Sekisui House has lodged plans for the latest stage of their masterplanned community in Norwest, The Orchards.

It's the fourth stage in the 8.1 hectare, $1 billion masterplan, which when complete will have 1,300 apartments. There are set to be five stages.

There will be three towers in the fourth stage, each designed by Crone Architects. They'll have 583 apartments and townhouses, a mix of one, two, three and four-bedroom dwellings.

Designed by Crone Architects, three residential buildings are planned, each comprising a taller tower form and lower podium form. The buildings will also have a community wellness centre which fronts the adjacent Linear Park.

“The collection of buildings on the site are articulated as three distinct forms with further differentiation of each into a tall and podium component," Crone noted in their design statement.

"These three elements inform the marketing staging of the development, with construction intending all be completed within a year of each other providing one community,” said Crone in their application design statement.

The Orchards masterplan was established around an original orchard grove with abundant natural open space and a residual Cumberland Plains landscape.

Connection to nature, community and recognition of the original landscape reside within the re-imagined masterplan for Stage Four.

A wide range of residential amenity will also be included in the latest stage, complimenting and adding to the already existing amenity within The Orchards. The community centre, which can be subdivided into multiple rooms or reserved as a single space, is accompanied by&nbsp;a courtyard, as well as a swimming pool, spa and gym.

There will also be a&nbsp;central courtyard, dubbed&nbsp;‘The Greens’, a terraced grass platform, and 'The Garden’, with barbecue facilities and private niches within landscape.

The courtyard is the focus of the project allowing for shared amenity and community building. The masterplan built form surrounds the expansive space, with residences overlooking the courtyard and the adjacent, naturally landscaped, Linear Parkland, Lucinda Avenue and the Spurway Drive.

Continuing the nature landscape of Linear Park into the courtyard and with planting integrated at lower levels across the buildings, the three-dimensional integration of landscape and building connects residents to nature.

“As a contributor to sustainable environments the proposal provides significant amenity and communal facilities to advance and facilitate a sustainable community of diverse family types, age groups and cultures,” Crone added.

“Communal facilities shared by all residents of the Sekisui ‘The Orchards’ development enables a strong and healthy community to prosper."

The site, prior to development consisted of a landscape part residual&nbsp;Cumberland Plains&nbsp;and part&nbsp;commercial orchard, within the trees on the surrounding hills and valleys.

Parts of the green oasis still remains and is being reinvigorated along with Linear Park and the adjacent golf course greens and trees.

“This inspiration of an organic architecture which merges with landscape is a consistent design element of prior stages either within the façade or at rooftop level.”

The merging of architecture and planting is articulated as a green spine woven into the tower facades, and as edge planting to podium buildings, softening the distinction of buildings and landscape.

The two nineteen storey towers fronting Spurway Drive at its intersecting north and south ends have similar façade designs and integration of planting while the third, twelve storey tower with a setback part roof level penthouse, has a distinct façade responding to its prime location at the northern corner of Linear Park, surrounded by retained mature trees and landscape.

Located within walking distance of the Norwest retail precinct and Metro Station, The Orchards also sits immediately adjacent to the Castle Hill Country Club, providing the community with a sweeping range of local amenity.

The national property development firm, Billbergia, has launched the fourth stage&nbsp;of its $2.5 billion master planned community, Rhodes Central.

The latest release, Rhodes Central Oasis, brings a residential tower to the community, featuring modern resort style amenity set within tropical gardens in the heart of Sydney.

Investors pour into Frasers Midtown, Macquarie Park masterplan as borders re-open

Australian-based Event Hospitality and Entertainment, formerly Amalgamated Holdings, has lodged plans for a site on one of the oldest streets in Australia - George Street.

Currently under generational transformation with the addition of the light rail and the pedestrianisation of much of its three-kilometres, the proposal at 525-529 will sit across two street frontages in the heart of Sydney.

Fronted by Angelo Candalepas, Candalepas Associates were chosen to design the plans for the George Street site after an architecture competition amongst some of Australia&rsquo;s leading architects.

A 44-storey mixed-use tower will be constructed, including a six-level podium, which will include a host of residential and public amenity spread across a lower ground floor and upper levels.

The lower ground floor of the podium will be home to the hotel lobby as well as conference facilities, accessed via Kent St, with a bar/restaurant accessed via Albion Place.

The upper ground levels will host a range of retail tenancies fronting George St, with a three-level cinema off Albion Pl.

Residences will begin from the 10th floor, with a mix of one, two and three-bedroom apartments on offer. Unique floorplan offerings will be especially dedicated across levels 22, 23, 23, 41 and 42 to cater to a variety of family types.

A 17-level hotel will also be incorporated into the tower, comprising 292 hotel rooms, as well as a gym and outdoor pool.

The communal open space is proposed on the tower rooftop, which is set to include barbecue facilities, mechanical plant areas, a terrace, seating areas and dining space, as well as a pool. Additionally, two community rooms will be provided, with one on level 23 and the other on level 24. &nbsp;&nbsp;

The tower form is well setback from the street frontages allowing the podium to take focus and connect directly to its immediate neighbours and public domain.

The design seeks to activate all of its public domain frontages, with the transformation of Albion Place set to boast the area into a vibrant inner-city destination.

The popular New South Wales property developer&nbsp;Third.i has launched the last remaining homes in its luxurry Paragon of Pyrmont project.

The $113 million project, which officially wrapped up construction of its 31 residences in 2021, has just two homes remaining.

The final townhouses have three and four-bedrooms and are priced between $3.95 million and $4.5 million.

The project is a rare offering for the suburb, largely dominated by apartment living.

According to the most recent Australian Bureau of Statistics data from 2016, over 92 per cent of available dwellings in Pyrmont consisted of apartments and units with just 6.5 per cent townhouse dwellings available.

While housing value growth has slowed, rents continue to rise across Sydney..

Nationally, CoreLogic&rsquo;s Hedonic Rental Index increased 1.0% in May, taking the quarterly rate of growth to 3.0%, up 60 basis points on a year ago.

CoreLogic&rsquo;s Research Director Tim Lawless said unit rents are rising at a faster annual pace than house rents across the combined capital cities (where house rents increased 8.6% compared to 9.1% across units) and the combined regional areas (where house rents rose 10.7%, behind the 11.0% gain in units).

&ldquo;Early in the pandemic rental demand for medium to high density dwellings fell sharply due to a preference shift towards larger homes and a demand shock from closed international borders,&rdquo; Lawless said.

&ldquo;As rental affordability pressures mount, demand for higher density rentals has steadily grown due to the unit sectors&rsquo; relative affordability advantage. More recently, demand has been boosted by international arrivals returning to the rental market.&rdquo;

Amidst rising rents and a general easing in home value growth, yields are recording some upwards momentum, especially in Sydney.

Sydney gross rental yields are up from a record low of 2.42% in December last year to 2.59%, with Lawless saying that despite the upwards trajectory, yields remain remarkably low.

&ldquo;But a recovery back to average levels may be relatively quick if housing values continue to fall while rents maintain this growth trajectory,&rdquo; he added. &nbsp;

Housing markets lost more steam in May as a combination of higher interest rates, rising inventory levels and lower sentiment dampened conditions.

Sydney&rsquo;s unit values hit -0.7 per cent, with the quarter seeing a -1.6 per cent decline.

Although housing values continued to rise across the remaining capitals, the growth was not enough to offset the depreciation in Sydney, which pushed the combined capitals index -0.3% lower over the month.

Sydney has been recording progressively larger monthly value declines since February, after peaking in January, with housing values down -1.5% - although still above pre-COVID levels at 22.7 per cent.

The trend in advertised stock levels helps to explain the weaker conditions across Sydney, with the city&rsquo;s advertised listings 5.1% higher than a year ago and 1.5% above the five-year average.

Nationally, advertised stock levels remain -10.3% below levels seen this time last year and 28.4% below the previous five year average. However, inventory in Sydney is now higher than 12 months ago and against the five-year average.

&ldquo;With stock levels now higher than normal across Australia&rsquo;s two largest cities, buyers are back in the driver&rsquo;s seat,&rdquo; Lawless said.

&ldquo;Higher listings add to tougher selling conditions more broadly. Vendors in Sydney have faced lower auction clearance rates since mid-April and those selling via private treaty are taking longer to sell with higher rates of discounting.&rdquo;

While advertised stock levels provide some insight about the supply side of the market, home sale volumes provide guidance on housing demand.

As interest rates normalise over the next 12 to 18 months, the expectation is most of Australia&rsquo;s capital cities will move into a period of decline brought about by less demand.

Lawless said the trajectory of interest rates will be a key factor in future housing market outcomes. Forecasts for where the cash rate may land are varied. After the Reserve Bank&rsquo;s decision to lift the cash rate by 25 basis points at its May board meeting, the RBA noted: &ldquo;it&#39;s not unreasonable to expect that interest rates would get back to 2.5%.

&rdquo; Financial markets are still betting on a cash rate above 3% before mid-2023, while economic commentators show a broad range in their cash rate forecasts.&rdquo;

With the housing debt to household income ratio at record highs, household balance sheets are likely to be more sensitive to rising interest rates. High inflation could be another factor contributing to softer growth conditions in the housing sector.

A prolonged period of high inflation is likely to lead to lower rates of household saving and may potentially weaken prospective borrower&rsquo;s ability to meet serviceability assessments from lenders.

Consumer sentiment also remains low, with Westpac and the Melbourne Institute&rsquo;s monthly reading falling another 5.6% in May to its lowest level since August 2020. Historically there has been a strong correlation between consumer attitudes and housing market activity.

These factors, together with stretched housing affordability and a more conservative approach from lenders, especially towards borrowers with high debt levels, are likely to contribute towards less housing demand over the medium term.

However, Lawless notes several mitigating factors as well.

&ldquo;Labour markets are tightening, sending the unemployment rate to generational lows and placing additional upwards pressure on wages growth,&rdquo; he said.

&ldquo;As income growth outpaces housing values, the home deposit hurdle will gradually lessen, reducing one of the key barriers to entry for home buyers.&rdquo;

&ldquo;Strong labour market conditions, together with a growing economy will help to contain mortgage arrears and mitigate some risk of a surge in forced sales placing additional downwards pressure on housing values.&rdquo;

Another factor helping to contain distressed listings amidst rising interest rates is that most households are well ahead of their mortgage repayments. In the latest Financial Stability Review, the RBA noted the median repayment buffer for owner occupiers with a variable mortgage rate had grown from 10 months of scheduled repayments at the start of the pandemic to 21 months of scheduled repayments in February 2022.

Even with a two percentage point rise in mortgage rates, the median repayment buffer would reduce to 19 months, which is still substantial. With the median household well ahead on their mortgage repayments, the risk in falling behind on their debt obligations is reduced. Mortgage stress should also be minimised to some extent by mortgage serviceability assessments at the time of the loan origination.

All borrowers have been assessed under a mortgage rate scenario 2.5 percentage points higher than the origination rate, and since October last year, borrowers were being assessed with a buffer of 3 percentage points.

Under these serviceability scenarios, Lawless said it was reasonable to expect borrowers should be able to accommodate higher mortgage repayments costs, although such a rapid rate of inflation could create some challenges for borrowers with thinly stretched budgets.

&ldquo;With the RBA set to steadily raise the cash rate through the rest of the year and into 2023, we are likely to see falls in housing values become more widespread as mortgage rates trend higher,&rdquo; he said.
