A key driver behind the architecture was the desire to deliver family-sized apartments rarely seen in the Chatswood market. The Anderson includes a mix of one to four-bedroom apartments, with around 35 per cent of the residences configured as three or four-bedroom homes. At the top of the building, two double-storey penthouses span approximately 200 square metres each, reinforcing the project’s emphasis on scale and long-term liveability for both downsizers and intergenerational households.

Orientation and outlook were central to the planning of the building. The apartments are positioned to maximise views to the north and east across Chatswood’s heritage precinct, with upper levels capturing glimpses of the Pacific Ocean. The feature reinforces the architectural intent of the project, a structure that is visually refined while still responding to the practical requirements of apartment living.

Inside the residences, interior architecture by Hayball focuses on clear spatial flow and practical everyday use. Open-plan living areas connect directly to large balconies, extending the internal living spaces outward and allowing natural light to move deeper into the apartments. Kitchens are designed as central working spaces with premium appliances and carefully selected materials, positioned to serve both daily living and entertaining.

<a href="https://www.apartments.com.au/developers/bridgewell-development">Bridgewell Capital</a> has lodged plans for a major mixed-use apartment development in the heart of Maroubra, seeking a significant uplift in height and density controls to deliver 120 apartments and a 120-place childcare centre near Maroubra Junction.

The State Significant Development application, filed through the NSW Government’s Housing Delivery Authority pathway, covers a 3,270 sqm amalgamated site at 251-257 Maroubra Road and 133-135 Garden Street. The proposal includes a concurrent rezoning that would increase the maximum building height from 12 metres to 35.6 metres and lift the floor space ratio to 4.02:1.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the project would replace a mechanic’s workshop and several detached homes with a 10-storey residential building above four basement levels.

The scheme comprises 120 apartments, including 27 affordable housing units to be managed by a community housing provider for 15 years, alongside 203 basement car spaces and 92 bicycle spaces. A childcare centre occupying nearly 900 sqm of floor area would sit at ground level and be capable of accommodating 120 children and 22 staff.

According to the Design Report, the project has been conceived as a “gateway proposal” that responds to Maroubra’s evolving urban character and its proximity to the town centre.

“Designed to complement the character of Maroubra’s town centre, this gateway proposal features a building scale that matches its surroundings,” the report stated.

“It integrates residential units above a ground-level childcare centre, fulfilling the strategic objectives of the Randwick City Council Masterplan.”

The apartment mix is weighted toward larger residences aimed at families and downsizers, reflecting changing demographics in the Randwick LGA and increasing demand for medium-density housing close to transport and amenity.

BKA Architecture said the proposal seeks to reinforce Maroubra Road as a civic spine while improving the pedestrian experience around the site through landscaping and upgraded public interfaces.

“The design capitalises on the following site opportunities: reinforcement of Maroubra Road as a civic spine, enhancement of pedestrian pathways and the public interface via new landscaping, and strong market demand for two and three-bedroom apartments to support families and down-sizers,” the Design Report noted.

The development sits around 200 metres east of the Maroubra Junction intersection of Anzac Parade and Maroubra Road, within one of Randwick’s identified strategic centres. The site is close to Pacific Square Shopping Centre, major bus routes, schools, parks and future cycling infrastructure proposed under the Maroubra Junction Masterplan.

The Maroubra proposal aligns with broader NSW Government initiatives encouraging higher-density housing near established centres and transport corridors, particularly where affordable housing is incorporated.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

After keen interest leading up to the official launch of The Gladstone Village in Merrylands, 32 units at ALAND&rsquo;s new $800 million development were sold.

ALAND CEO George Tadrosse said the success of the launch weekend is evidence that demand is still outstripping supply for quality apartments given the unprecedented pandemic-related roadblocks currently plaguing the construction industry.

&ldquo;There is a tremendous amount of pent-up pressure in the Sydney apartment market and due to planning delays, as well as material and labour shortages, there are not enough new apartments coming onto the market to meet demand,&rdquo; he said.

&ldquo;Fortunately, ALAND is well-placed to deliver the much-needed stock for Western Sydney in the timeframe buyers are wanting it. Construction has begun on The Gladstone Village with delivery expected in the second half of 2023.&rdquo;

Tadrosse added that the timely release of The Gladstone Village is good news for house hunters whether they&rsquo;re seeking to buy their first home, upgrade, or invest.

There is a 4.9 per cent average yield for our apartments compared with Sydney&rsquo;s average yield of 4.1 per cent. The Sydney developed Podia has launched The Barbotine, a collection of hotel-style apartments which operate in a similar vein to Airbnb, but will be managed more like a hotel when the apartment owner isn't in residence.

Jeremy &amp; Jones Director Jeremy Holmes said this is apartment living delivered through the lens of a hotelier.

Rare Byron Bay off the plan apartment development an alternative to Airbnb management

The Sydney-based IPM has secured approval&nbsp;for their new Coogee project.

Randwick Council gave the green light to IPM to create a three-level, 20-apartment building at&nbsp;201-207 Carrington Road, halfway between Coogee Beach and Randwick.

The privately owned development and investment group will add to their already impressive portfolio which includes in excess of $2.5 billion worth of real estate projects.&nbsp;

There will be a mix of one, two and three-bedroom apartments in the block across the 2268 sqm site, which currently homes four single dwellings.

Paul Buljevic Design (PBD) designed the building, which will connect to its surrounding context through landscaping and&nbsp;a three-pod approach, allowing for full breaks between buildings, as well as giving relief to the bulk of the built form.&nbsp;

"The interplay of planes and introduction of finer vertical grains to the front facade breaks down the bulk further, along with creating a defined entry point to the building," the design statement read.

Each apartment is orientated toward the north, enhancing cross flow ventilation, solar access, and views.&nbsp;

"The design of the proposal responds to the current market demands, in relation to typologies and living patterns currently established in the local area, with apartments generously sized, following an open-plan layout, that maximises the use of the north-facing layout," the statement noted.

IPM has made themselves at home amongst the affluent suburbs over the years, with a portfolio featuring some of the most sought-after addresses.&nbsp;

Developing in some of Sydney's best beachside pockets, the group has taken up a number of projects from Sydney's east to as far north as Palm Beach.

Their latest is in Mona Vale, in the heart of the Mona Vale Town Centre on the Northern Beaches. They'll be delivering apartments above retail at&nbsp;19 Bungan Street. Their Palm Beach project on Barrenjoey Road will&nbsp;comprise just eight&nbsp;apartments, each with panoramic views across the waters of Pittwater.

The group will also build on a Newport site at&nbsp;11-17 Ocean Avenue which will home "coastal-inspired residences."

Buying a home is likely the biggest purchase one will make in their lifetime.

And while the off the plan property market is quickly tarnished in the media, the truth is less than one percent of developments across Australia will face extensive defects, and the chances of those coming from a reputable developer are slim to none.

But now prospective buyers will be able to buy with full confidence and transparency of who they are buying from. Data analytics house Equifax, backed by the NSW Government, have created an independent construction industry ratings tool, or iCIRT,&nbsp;a star rating outcome on a firm&rsquo;s capability and willingness to deliver reliable and trustworthy built assets.

Equifax do a full sweep of the developer or builder with a fine tooth comb, analyzing their&nbsp;full&nbsp;financial and development history,&nbsp;before they are given the accreditation.

&quot;Unfortunately, the industry has been plagued with bad press from a few bad players which has concerned buyers. It is important for the development industry as a whole to give confidence back to consumers so that off the plan sales can start to gain momentum. One of Sydney&#39;s most prominent developers, Deicorp, were another among the first to apply and secure their rating.

Deicorp Chief Financial Officer Bruce Rayner said the list is an incredibly valuable tool for purchasers.

&quot;It&#39;s a simple, ready reckoner of which builders and developers have the confidence to submit their business for assessment,&quot; Rayner says.

Deicorp have developed and delivered over 8,000 apartments since 1999, and Rayner says they understand&nbsp;how important purchaser confidence is in the buying decision.

&quot;Anything that helps buyers have confidence in their choice is very positive,&quot; Rayner added.

Rayner says that already&nbsp;some buyers are looking for rated developers when buying off the plan.

&quot;Over time, it will commonplace for buyers to seek out developers who have achieved a positive rating.&quot;

Another who moved quickly was the North Sydney-based Made Property Group, who have been creating high-end, multi-residential developments across Sydney for over two decades.&nbsp;One of their most recent was Crenelle, the luxury Neutral Bay collection of just 11 house-sized apartments.

Made also applied for the iCIRT rating&nbsp;soon as the accreditation was available.

&quot;We always had every intention of seeking to gain a rating as we see it as the most important new initiative in our industry in a long time,&quot; Made&#39;s Managing Director Davin Finn said.

&quot;Whilst the assessment was rigorous, time-consuming and thorough, if you have all the information, systems and processes ingrained in your business already and the performance history in place, it is a reasonably simple process. If you don&rsquo;t however, there is no hiding.&quot;

Finn said consumers deserve to have a high level of confidence and trust in their decision to purchase an off the plan property.

&quot;Purchasing a home is most likely the single biggest purchase anyone makes in their lifetime and to make the decision to purchase off the plan from a glossy brochure or display suite can seem a real leap of faith and can often feel like a gamble. It shouldn&rsquo;t ever be that way.&nbsp;It should be a time of excitement not trepidation or simply hoping for some luck.

&quot;The companies that achieve an iCIRT rating are the ones that have been proven to deliver on the marketing material promised at time of purchase.&quot;

&quot;Whilst most purchasers will do their own due diligence, nothing can replace a rigorous and independent rating system which requires the industry to fully participate and engage and be marked on past performance, current and future capabilities, and open their financial books and businesses processes to a third party for assessment.

TOGA are currently working through the process. Their&nbsp;General Manager of Sales Anthony Falas says there will come a point in the future where people will only purchase off developers on the rating system, and everyone else will carry a risk having not been independently verified.

Dasco has been given a rating&nbsp;for its building arm, and is working through the process to get their developer status added. Platino Properties, who primarily develop in the lower north shore, also made the list.

Dasco&nbsp;General Manager, Martin Vaughan said the status&nbsp;is an important part of the group&#39;s future planning to be well-recognised not only by its industry peers, but also by the broader community.

To be able to participate in the assessment process and be accredited by an independent body is important in maintaining our reputation for quality and security. The now national apartment developers,&nbsp;Sun Property Group, are heading back to Sydney’s Lower North Shore for their latest residential project, with plans submitted for a nearly 1600 sqm site in Mosman.

The group has previously developed in the area, with their award-winning central junction apartments, Ashton - which were named in honour of artist and teacher Julian Ashton – also in Mosman, along with projects across Cremorne, Lane Cove and Willoughby.

SPG’s latest acquisition at 64-66 Spit Road is the home of the old Mosman Post Office, which will be transformed into 34 luxury apartments, along with retail tenancy space.

Each adjoins to generous winter gardens, which have been designed as an extension of the living spaces, so that views and outdoor living can be maximised.

Crowning the building will be a communal residents’ area, complete with dining space and seating areas, basking in landscaped gardens and greenery.

The $28 million project will add to a growing list the group currently has in their pipeline.

Currently under-construction and designed again by a+ design, SPG will soon deliver a collection of apartments to Lane Cove, with, Lane Cove Central, along with 19 two and three-bedroom apartments at Neutral Bay with, Bala.

SPG recently branched out into the Melbourne market with Euroka in Toorak, one of Melbourne's blue chip suburbs.
