For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

As the market continues to boom in the Hunter Valley, Australian-based property developers, WST Property has announced the acquisition of a 240-hectare residential site at Mount View Grange.

Nestled below the Broken Back Range, Bellbird North in the Hunter Valley, Mount View Grange is a master planned community with land blocks ranging from 450 sqm to 800 sqm.

Sydney property developers, ALAND are set to launch their latest residential development, Carson on the Park in Sydney&#39;s St Marys.

The $160 million&nbsp;project on a one-hectare site in the heart of the St Marys town centre will bring 289 apartments to the Western Sydney suburb, a mix of one, two and three-bedroom apartments across four eight-level buildings.

ALAND CEO George Tadrosse believes that the projected growth of St Marys, combined with ALAND&rsquo;s successful track record is appealing to all types of buyers.

Sitting close by to St Marys Village Shopping Centre and the 18-hole Dunheved Golf Club, Carson on the Park is also nearby to a number of schools, shopping and medical facilities, making it a considerable choice for the owner-occupier and family market.

ALAND Head of Development, Ryan Lane described the project as an exciting addition to the area, bringing a new style of affordable luxury residential accommodation to the area.

&ldquo;St Marys is one of Sydney&rsquo;s oldest established suburbs but has yet to go through the kind of transformation that other nearby places like Penrith and Blacktown have experienced,&rdquo; Lane said.

Integrated property investor and developer, Cbus Property, has announced the anticipated practical completion of the group’s residential mixed-use development in Sydney’s north-west, The Langstone Epping.

Construction contractors, Hutchinson Builders, commenced ground works on the site of the former Epping Westpac Credit Card Services building back in January 2019, with the project completion marking the conclusion of a journey that began when Cbus acquired The Langston site in 2014.

They&#39;ve submitted plans for their first New South Wales project at 6 Grand Parade&nbsp;in Casuarina, the small coastal suburb south of Kingscliff.

The plans are for a &quot;sub-tropical colonialism inspired residential oasis&quot;, which will comprise 91 apartments and terraces.&nbsp;

The project has been designed to meet the demand for the designer residential product in the region.

Campbelltown will be home to an exciting new gateway district under a development application that would see a previously run down and underused site reimagined into a thriving new $400 million neighbourhood at&nbsp;22-32 Queen Street, Campbelltown.

The proposal envisions a new destination precinct over two hectares on Queen Street, comprising a mix of residential apartments and retail and commercial spaces, along with multiple, landscaped community spaces and a vibrant, tree-lined &lsquo;Eat Street&rsquo; at the heart of the project.

The plan submitted to Campbelltown City Council by Sydney developer, ALAND has been six years in the making, with Senior Development Manager for ALAND, Andrew Stacey saying the considered plans promising to reimagine the currently rundown and underused site, as a new gateway to Campbelltown&rsquo;s city centre.

&ldquo;For several years this has been an ugly and underutilised site &ndash; but now we have an opportunity to unlock this incredible space for the entire community to create not only a residential precinct but public spaces for everyone to enjoy,&rdquo; says Stacey.

In collaboration with Sketch Design Group, the Campbelltown site will include 558 residential apartments, in addition to a range of community facilities and restaurants across five buildings, ranging in height from 12 to 15-storeys.

To preserve the context of the adjoining heritage building, Warby Barn, a large public domain is planned to compliment the historic site and provide the community with a safe and inviting space to enjoy.

The tallest buildings will be located closest to the train station to encourage pedestrian activity and patronage at local businesses.

Across the entire site, around 35 per cent is given to communal spaces, with 7000 sqm of that dedicated to an expansive open plaza on the development&rsquo;s podium level.

Landscape architect, Sturt Nobel worked to include a number of local and deciduous trees and plants in the comprehensive landscaping masterplan, which also includes the transformation of each apartment building rooftop, seeing the space turned into a lush, green space for residents to enjoy.

A variety of other resident-only amenities find their home at the ALAND development, including a shared co-working space, a gym, multipurpose function room, and health and wellness spaces.

ALAND is a dominant presence in Western Sydney, where they are dedicated to improving the city&rsquo;s satellite CBDs by delivering high-quality affordable projects including the award-winning Bottlebrush in Schofield Gardens and award finalist Costello in Edmondson Park.

Other key projects include The Hoxton at Liverpool, and the newly-launched The Gladstone Village at Merrylands.

ALAND&rsquo;s Head of Development, Ryan Lane, says Council and community feedback has been critical in shaping how the project could meet both future housing demand and improve liveability for the greater Campbelltown population.

&ldquo;This particular site is an exceptional location that demands a high-quality approach to really lift the tone of this part of Campbelltown and introduce new life and excitement for the community.&rdquo;

&ldquo;We know from our comprehensive research surveying local businesses and residents, that people want a place that feels like a real community hub with things like a local grocer, quality take-away and outdoor dining options as well as public art and open spaces with wide footpaths and seating,&rdquo; Lane said.

Earlier concepts of the development have been scaled back to increase more useable open space, which is a direct result of consultation with Council.

The precinct neighbours Campbelltown Performing Arts High School and as a high-frequency bus route, the Queen Street location is also close to Macarthur Square and Campbelltown&rsquo;s centre with the train station only a 10-minute walk away.

ALAND set to transform Campbelltown site with mixed-use precinct

Australian owned and operated property developers, TOGA, and joint-investment partner Qualitas, one of Australia&rsquo;s largest alternative real estate investment managers, have received development approval for their mixed-use residential project.

The project, located in Randwick Council&rsquo;s Kensington to Kingsford (K2K) rejuvenation corridor along Anzac Parade, has been dubbed the Kensington due to its location within the suburb at 137 Anzac Parade.

Turner Studio&rsquo;s Principal, Nick Turner said the unique architectural of the project blends the charm and heritage of Kensington with contemporary architectural design, through the use of face brickwork and detailing that is warm in colour, textural in appearance, and bold in composition.

&ldquo;The Kensington is really three boutique buildings with one main address which is how the architecture of the building is expressed. Internally, three sets of lifts mean less waiting times, shorter corridors, and less apartments off each lobby for a more exclusive experience.&rdquo;

TOGA&rsquo;s CEO of Development and Construction, Fabrizio Perilli said the project had been designed to appeal to a wider audience, seeking to attract a broader and more mixed market.

Investors and businesses are also snapping up the retail spaces fronting Anzac Parade as they recognize the opportunity to be at the forefront of this key transformation corridor with increased residential and employment opportunities.

TOGA and Qualitas receive planning approval for mixed-use residential development, The Kensington

The integrated property development group Top Spring Australia&nbsp;has launched The Newlands, their $500 million residential community on Sydney&#39;s Lower North Shore.

The multi-stage development in St Leonards, which was the first to receive development approval in the Lane Cove&#39;s recently rezoned St Leonards South Precinct, will see 329&nbsp;apartments and terraces created across a 1.26 hectare site at&nbsp;21-41 Canberra Avenue and 18-32 Holdsworth Avenue in St Leonards.

Designed by Bates Smart in landscaping by Arcadia Landscape Architecture, The Newlands is being pitched as a vibrant, highly pedestrian-oriented precinct with a strong focus on the surrounding natural landscape of Newlands Park, which sits directly across from the site.

There will be five buildings, ranging in size from eight to 12 storeys. The first building in the multi-stage development to be released is Verdant, located in the south-eastern corner of the site adjacent to Newlands Park.

&ldquo;As the first development to receive Development Approval in the precinct, The Newlands will set the benchmark for the broader precinct. We have taken inspiration from the Newlands Park frontage and connection to the creek-side corridor walk, that leads from the St Leonards Centre down to the Sydney Harbour. A 5,700 sqm metre green spine, exclusive to residents, will connect through the centre of The Newlands buildings. Top Spring Australia launch parkside St Leonards apartment development, The Newlands

Newcastle-based developers Stronach Property has received approval on their 166 apartment and townhome development, Sovereign Park.

According to the City of Newcastle, the project at 11-17 Mosbri Crescent, The Hill, will support the growing Newcastle population, which is set to grow from 41,150 residents to 202,050 by 2041, stimulating demand for almost 20,000 new dwellings.

Sovereign Park will offer a range of one, two and three-bedroom apartments, along with four-bedroom townhomes, designed by award winning Marchese Architects.
