For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

The first sod of soil has officially been turned at Mulpha’s $1 billion zero-carbon, masterplanned community Norwest Quarter in Sydney’s Hills district.&nbsp;&nbsp;

Construction on the first stage of Norwest Quarter will include two residential apartment buildings, Banksia and Lacebark, with a total of 196 apartment, and more than 3,500 sqm of sustainably-led retail and commercial space which is set to include a full-floor commercial gym, fresh food grocer, medical services and restaurants.

Each apartment in Norwest Quarter will consume two thirds less energy than a typical code compliant apartment and will underpin residents’ aspirations for zero carbon living at up to 25 per cent less cost.&nbsp;

Mulpha Head of Developments, Tim Spencer, said the ground-breaking ceremony was an opportunity to celebrate this important milestone with all the people involved in the development and construction process, including builder Parkview Construction, architects Bates Smart and Smart Design Studio, environmental sustainability firm Finding Infinity, landscaping architect Aspect Studios and urban designers Terroir.

As well as making a contribution towards mitigating the effects of climate change and decreasing the urban heat environment at Norwest, Norwest Quarter's zero carbon target will lower energy bills while increasing wellbeing through healthier buildings, better air quality and greater access to nature.

Due to the strong sustainability credentials of the project, Norwest Quarter buyers may also be eligible for discounted green mortgages, potentially providing a lower interest rate on their mortgage.

Both buildings will feature rooftop solar panels, electric vehicle charging with fast charges, and high-performance, centralised air-conditioning. The apartments will also have high efficiency lighting and appliances, and are 100 per cent electric, with induction cooktops and electric hot water.

Other sustainable community initiatives will include communal electric barbecues, communal gardens, productive beehives for enhanced pollination, worm farms, composting and natural landscapes, where the flora and fauna will be constantly measured against key performance indicators.

When complete, the Norwest Quarter masterplan will transform over 3.8 hectares of land into a village for over 2,000 residents who will live among 26,000 sqm of green open space.&nbsp;

Encompassed within the landscape will be nine residential towers containing 864 apartments, with 6,000 sqm of space provided for cafes, restaurants, neighbourhood shops and childcare facilities.

Construction begins on first stage of zero-carbon Norwest Quarter apartment towers

The swell of new apartment developments in the in demand Coolangatta has slipped south of the border into northern New South Wales.

The latest stage of the Quay Grand mini-masterplan has been filed by local Queenslander developer builder Heran Building Co, on behalf of the Adelaide-based Koumi family.&nbsp;

Jackson Teece has handled the designs for the two 11-level towers on Enid Street, next to the 10-level Bay Grand South building, which is part of the wider development, and next to Jack Chard Park.

There will be 110 apartments all up, 61 apartments in the north tower and 49 in the south, a mix of one, two, and three-bedroom units. Some of the higher level apartments will offer views to Fingal Head, Cook Island, and the Pacific Ocean.

In their design report submitted to the local council for the $60.5 million project, Jackson Teece noted that the project is located in&nbsp;the City Centre Core Precinct of the City Centre North character area.

"This area is defined a the “heart of the city” and is well located to accommodate future residential and business development. It is the vision of the tweed shire development control plan to visually enhance the public domain in the form of integrated landscape elements at the street level framed by high quality buildings.

The podium is a key feature of the design, with Jackon Teece aiming to provide a strong definition of the public domain.

"The podium contrasts and compliments the tower form with a modulated series of arched openings that provide the residential apartments and their associated private outdoor spaces with a sense of enclosure and privacy in a unified composition that engages with the activity of Enid Street," the design statement noted.

"These arches extend to the ground level and integrate the podium form with the active residential lobbies and high quality landscaping elements that conceal the car parking areas located at this level. Heran Building Group are a developer building, and are behind the Main Beach apartment tower Midwater, which is currently under construction.

First look: Tweed Heads to score two new apartment towers

Renowned architecture firm Fender Katsalidis has puts its pen to a design of a new apartment tower in Sydney's West.

FK, on behalf of the applicant, real estate finance group AsheMorgan, has drawn up plans for a 15-level shop top project at&nbsp;246-250 Beecroft Road, across the road from Epping train station and&nbsp;on the fringe of the Epping Town Centre.

The tower will home 103 apartments above a medical centre and retail space.

The podium will be predominantly be the use of the medical centre, in response to a demand in the area, as well as for general retail that can provide potential food and beverage opportunities.&nbsp;

The medical centre and retail entry on the ground level will be accessed from Beecroft Road via a common lobby, while the residential lobby entry at ground level will be separated from the commercial entry to provide secure access for residents.

The apartments will be a mix of 29 one-beds, 56 two-beds, and 18 three-bedders.

FK advised in their design statement submitted to the local council that the L-shaped tower presents two interlocking forms, through the use of variations in height of the two intersecting wings,&nbsp;as well as articulation in the corner expression.

"A simple and restrained palette will be utilised throughout, with warm and textured materials creating a sense of human scale and tactility," FK noted.

"To articulate the podium massing, a brick colonnaded form is proposed in the podium level, complemented with bronze metallic framed glazed element infills."

Full height glazing will also be included to maximise visual connection between the lobby and retail tenancies and the street.&nbsp;

A private native garden is proposed across the ground floor to enhance the green link to the community along with a communal terrace on the level two podium.&nbsp;

Fitted out with social and recreational spaces, the level two podium will also include a communal lawn, barbecue facilities, outdoor seating, an outdoor cinema, as well as table tennis and football facilities.&nbsp;

The level 13 and 14 rooftop terraces will also take advantage of the viewlines, along with incorporating barbecue facilities and outdoor seating, wrapped in lush landscaping.&nbsp;

Sitting within close proximity to key transport interchanges, namely the Epping Train and Metro Stations, the project is also well connected to the retail and dining precincts of Beecroft Road and Oxford Street.&nbsp;

First look: Epping set for Fender Katsalidis-designed apartment development

The tightly held Neutral Bay pocket is set to welcome another collection of luxury apartments.

Pertama Developments, who recently completed&nbsp;The Stella Rose Bay, are behind the project, integrated design firm Marchese Partners to put together the plans for nine apartments at 1 Spruson Street. Pertama secured the amalgamated site earlier this year when it was pitched by CBRE to attrach a high-end residential developer.

There will be a mix of three, four and five-bedroom apartments, targeting the popular downsizer market in the affluent area.

In their design statement submitted to the local council, Marchese Partners noted that the&nbsp;use of natural stone for the interface at Spruson Street at podium levels connects the built form to its neighbouring context, while the vertically the central surface is finished in a white render. A recessed penthouse level crowning the residences with bronze aluminium panels.

"The buildings play with contrasts as a way of providing articulation to the refined facades and the overall composition of lighter and darker materials that assist in the vertical stratification of the proposal," the statement read.

"Deep breaks in the building elevations also help to create vertical breaks into the generally horizontally proportioned elevations, breaking up the perceived mass of the buildings and creating a more modulated building composed of visually smaller building elements.&nbsp;

"The view corridor proposed across the site is circa 9.5-metres wide, which creates the two built forms, along with opening up aspects for all residents to the Sydney Harbour Bridge."

Floorplans range from 149 sqm to 344 sqm. Each apartment is connected to expansive balconies or courtyards extending off the living space, which will&nbsp;feature large panes of glass, allowing natural light to filter through, whilst also opening up the residences to views to the Harbour Bridge and city skyline.&nbsp;

Neutral Bay has been a hotspot for local developers so far in 2022.

The most recent application came from WINIM, who has lodged plans to transform a landmark 1905-built&nbsp;duplex at 112-114 Wycombe Road,&nbsp;near the Neutral Bay village.

The Abadeen Group also has a string of projects set for the area.

Following the recent launch of the group's Enso project, they also released plans for a site at&nbsp;7-11 Premier Street, near Forsythe Park, with PBD Architects drawing up the plans for a part four-level, part&nbsp;five-level development with 18 apartments, with a mix of two and three-bedroom offerings.&nbsp;

The Woolworths Group will also find a home in the exclusive enclave, with the group set to redevelop a mixed-use site across Rangers Road.&nbsp;

Their plans&nbsp;include reinvigorating the already existing retail space across the site, along with developing residential apartments, an activated pedestrian laneway and public plaza.&nbsp;

In the heart of Neutral Bay, Alton Property Group have amalgamated a massive nine lot site, where 40 apartments will be built, while at&nbsp;96 Ben Boyd Road, Podia has lodged plans for a 23-apartment development.&nbsp;

Neutral Bay apartment pipeline grows with another new luxury development

The transformation of a new mixed housing community is a step closer, with almost 750 new homes approved for construction at Arncliffe, along with a new social housing element.

The NSW Government is partnering with Billbergia Group and not-for-profit community housing provider Evolve Housing to deliver the housing boost.&nbsp;

Billbergia Group Managing Director John Kinsella said the Arncliffe project is the third to be delivered in partnership with NSW Land and Housing Corporation.

Incoming NSW Land and Housing Corporation Chief Executive Simon Newport said the $253 million redevelopment is a leading example of how partnerships can deliver increased housing across the state.

“This is what can be achieved when we collaborate with the private and not-for-profit sectors. At no cost to the taxpayer, we’ll deliver both an increase to the supply of new social and private housing,” Newport said.

“Just a stone’s throw from Arncliffe train station, we’ll see 180 homes for people in need and 564 new private dwellings delivered, supported by new local infrastructure, retail shops, community facilities and open space.”

During the height of the pandemic, many of the existing social housing units marked for demolition and redevelopment had their life extended for use as emergency housing, as development works slowed across the industry due to the impacts of COVID-19.

Newport said the temporary extension for emergency housing offered an opportunity to assist more people on the waitlist transition into permanent housing.

“For a short-term investment in updating and refreshing each property back in 2020, we were able to provide short-term accommodation to assist the new tenants towards positive outcomes, including suitable new housing,” he said.

“Instead of the units sitting vacant while waiting for lockdowns to end, we were able to give almost 140 households on the social housing waitlist a leg-up towards permanent housing.”

Billbergia secure approval for Arncliffe apartments

It's not often an off the plan buying opportunity comes up in Marrickville, Sydney's popular inner west suburb.

Following their success of Kindred apartments nearby, Astute Property Developments are soon to launch their latest development in the area which has become popular for its breweries and eclectic dining scene.

“We spent the last 12 months modifying the existing DA, focusing on reducing the number of apartments to increase study and living space and accommodating people who continue to work from home,“ Rizk says.

“This site is a rare find in Marrickville and we’re excited to transform a previously derelict building and revamp the strip that is fast establishing itself as the ‘eat street’ of Marrickville.”

The project includes a mix of one, two and three-bedroom apartments with prices starting from $820,000 for a one-bedroom apartment which range in size from 50 to 55 sqm internally, with a further 12 to 25 sqm of internal space.

The two-bedders will start from $1,195,000, and range in size from 75 to 89 sqm internal and a further 10 to 40 sqm external.

The largest apartments, with three bedrooms, have 100 sqm of internal space and 15 to 20 sqm external.

Colin Griffin, Associate Director for McGrath Projects, says the team has created a unique premium offering for Marrickville which he believes will appeal to both investors and owner occupiers.

Marrickville set for rare new apartment development

The landmark Coogee mansion, Ballamac House, is set to undergo a redevelopment into luxury apartments.

Sydney developer Central Element are seeking to transform the historic house, which has been flats for the last six decades. The building at 39 Arcadia Street, just 350 metres from the beach, will be restored and revived to its original glory, creating a collection of just eight apartments&nbsp;to be added to the east of the house.&nbsp;

The group’s vision of fusing old and new will bring the Ballamac House estate into a new era, with the restoration and new build designed by acclaimed architects, Tonkin Zulaikha Greer (TZG), who have collaborated with Central Element on a number of previous projects, including 25Hours Paddington and The Metro-Minerva Potts Point.&nbsp;

TZG’s Director, Tim Greer said their approach was to design both spectacular but also comfortable residences, which spoke to the site’s coastal location and embraced the natural elements of the surrounding environment.&nbsp;

“With Ballamac’s rich Coogee history and Central Element’s expertise, TZG Architects are making a new story. The things we chase in our stories as we craft them are timeless, rational and beautiful but the things that you remember are the small moments of wonder and delight that stay with you long after you have departed” Greer said.

All eight residences will feature three-bedrooms, with the rooftop and penthouse apartments to be split across two levels of living.&nbsp;&nbsp;

Two of the residences will sit within the original 1860’s house with the remaining six situated in the added apartment building, which will feature a communal outdoor entertaining area and garden.

Each of the residences will enjoy the locale of the waterfront location with uninterrupted views out to Wedding Cake Island.

The two apartments within the original house are set to be an ode to old-worldly living, with the retention of the external and internal walls of the original house, along with original fireplaces, mantel pieces, and decorative ceilings.&nbsp;

The residences will also see the reconstruction of the wrap-around verandah with the original rectangular cast iron columns, allowing for indoor to outdoor living.

The repair and conservation of the sandstone walls of the original house will be continued in the new apartment building, blending old and new.

There will be new landscaping by&nbsp;award-winning landscape architecture practice JILA, which will also see a communal plunge pool added.

Central Element’s Managing Director, Nathan Chivas said Ballamac House is a hallmark project for the group, designed to make a lasting impact on the celebrated beach lifestyle in one of Sydney’s most sought-after addresses.&nbsp;

“The legacy and famous history of the building will be preserved as we transform the former residence and add further luxury living spaces that will deliver an elevated lifestyle dimension to the landmark site,” he said.&nbsp;

Completion of the redevelopment is slated for 2024.&nbsp;

Central Element to redevelop Coogee's 1860’s Ballamac House into luxury apartments

Sydney developer Hyecorp has turned the first sod in their redevelopment of Club Willoughby.

They'll be transforming the transforming underutilised site into a retirement living facility, with the $95 million project 10 years in the making.&nbsp;

Known as the Heart of Willoughby, the redevelopment will see the 52-year old building replaced with a new state-of-the-art Club Willoughby, along with a 126-apartment retirement community and aged care facility, dubbed Hyegrove Willoughby.&nbsp;

A mix of one, two and three-bedroom apartments will be on offer, ranging in size from 55 sqm to 176 sqm internally, each with their own balcony or courtyard.&nbsp;

While the Club will retain ownership of the land, a long-term lease will be granted to Hyecorp who will operate the over-55s village.

Set over three levels, the new look Club Willoughby will offer a range of dining, function and event experiences under one roof.&nbsp;

Residents of the 126-apartment retirement community will have access to a concierge service, complimentary basic groceries, meal preparation assistance, a laundry service, and an on-site building manager.&nbsp;

A suite of amenities will also be developed for the community, including an indoor swimming pool, beauty salon, cinema, wine-tasting room, gym and pilates studio.&nbsp;

Managing Director of Hyecorp, Stephen Abolakian, said both Hyecorp and the Club shared a common goal for members, future residents and the local community.

Hyecorp begin redevelopment of Club Willoughby

Just two-bedroom apartments left at NewLife Darling Harbour

Sydney-based developers, Iris Capital, has continued to notch up awards for their East End project.

Having initially focussed on Sydney’s fast growing south-west corridor, the group has most recently taken a leap up the coast, dipping into the prospers of the Newcastle region to deliver a masterplan set to transform the suburb.

Encompassing a 1.66-hectare site, from Perkins Street to Newcomen Street, the East End precinct will be delivered across four stages, with the entire project slated for completion by 2027.

Cited as one of the country’s first large-scale urban regeneration projects, East End is focused on delivering the perfect blend of residential, retail, entertainment and dining to Newcastle.

Alongside the 2022 UDIA NSW award for excellence in mixed use developments, Iris Capital has already secured seven awards and a high commendation under its belt, as well as being a finalist twice.

The group was recently awarded three awards from the 2022 Newcastle Australian Institute of Architects including the Urban Design award, Residential Architecture – Multiple Housing award and the Newcastle 2022 Medal, which is considered a prestigious top award.

The 2022 NSW Australian Institute of Architects also awarded the group with another three awards including the Urban Design award, Residential Architecture – Multiple Housing award and the Premiers Prize.
