<a href="https://www.apartments.com.au/developers/bridgewell-development">Bridgewell Capital</a> has lodged plans for a major mixed-use apartment development in the heart of Maroubra, seeking a significant uplift in height and density controls to deliver 120 apartments and a 120-place childcare centre near Maroubra Junction.

The State Significant Development application, filed through the NSW Government’s Housing Delivery Authority pathway, covers a 3,270 sqm amalgamated site at 251-257 Maroubra Road and 133-135 Garden Street. The proposal includes a concurrent rezoning that would increase the maximum building height from 12 metres to 35.6 metres and lift the floor space ratio to 4.02:1.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the project would replace a mechanic’s workshop and several detached homes with a 10-storey residential building above four basement levels.

The scheme comprises 120 apartments, including 27 affordable housing units to be managed by a community housing provider for 15 years, alongside 203 basement car spaces and 92 bicycle spaces. A childcare centre occupying nearly 900 sqm of floor area would sit at ground level and be capable of accommodating 120 children and 22 staff.

According to the Design Report, the project has been conceived as a “gateway proposal” that responds to Maroubra’s evolving urban character and its proximity to the town centre.

“Designed to complement the character of Maroubra’s town centre, this gateway proposal features a building scale that matches its surroundings,” the report stated.

“It integrates residential units above a ground-level childcare centre, fulfilling the strategic objectives of the Randwick City Council Masterplan.”

The apartment mix is weighted toward larger residences aimed at families and downsizers, reflecting changing demographics in the Randwick LGA and increasing demand for medium-density housing close to transport and amenity.

BKA Architecture said the proposal seeks to reinforce Maroubra Road as a civic spine while improving the pedestrian experience around the site through landscaping and upgraded public interfaces.

“The design capitalises on the following site opportunities: reinforcement of Maroubra Road as a civic spine, enhancement of pedestrian pathways and the public interface via new landscaping, and strong market demand for two and three-bedroom apartments to support families and down-sizers,” the Design Report noted.

The building has been designed with setbacks and articulation intended to transition between the commercial intensity of Maroubra Junction and the surrounding lower-scale residential neighbourhoods. Communal open space is proposed on level one, while upper-level apartments would secure views towards Port Botany, Maroubra Beach and Sydney’s eastern suburbs.

The development sits around 200 metres east of the Maroubra Junction intersection of Anzac Parade and Maroubra Road, within one of Randwick’s identified strategic centres. The site is close to Pacific Square Shopping Centre, major bus routes, schools, parks and future cycling infrastructure proposed under the Maroubra Junction Masterplan.

The Maroubra proposal aligns with broader NSW Government initiatives encouraging higher-density housing near established centres and transport corridors, particularly where affordable housing is incorporated.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

“Importantly, alongside the new homes the plan also proposes new open space where residents and the broader community can gather, relax and play.”&nbsp;

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

Stockland and Homes NSW have already commenced the first stage of resident relocations, with some tenants moved into newly completed homes at Waterloo Metro Quarter and the Boronia development nearby.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

The prominent Queensland developer Azure is branching out south of the border.

They&#39;ve submitted plans for their first New South Wales project at 6 Grand Parade&nbsp;in Casuarina, the small coastal suburb south of Kingscliff.

The plans are for a &quot;sub-tropical colonialism inspired residential oasis&quot;, which will comprise 91 apartments and terraces.&nbsp;

The project has been designed to meet the demand for the designer residential product in the region.

Azure Director&nbsp;Trent Keirnan said the vision for the Grand Parade site is to deliver something of lasting significance, that will create a bold interpretation of the classic coastal lifestyle, with the group taking to the Casuarina market at a time when demand for product in the region has reached fever pitch, as vacancy rates drop to a record low of 0.5 per cent.

&ldquo;Figures show that vacancy rates are at an all-time low, underpinning the need for quality residences to meet the beachside haven&rsquo;s continued population growth,&rdquo; Keirnan said.

Coronation Property has secured development approval for Ashbury Terraces, their contemporary terrace and apartment development in Sydney&#39;s inner west.

Construction is&nbsp;soon to start on the 15,365 sqm former industrial site in the heritage conservation suburb of Ashbury, with the Canterbury Bankstown Council giving Coronation the green light for the project in early June.

Coronation Property secures development approval for Ashbury Terraces 

Campbelltown will be home to an exciting new gateway district under a development application that would see a previously run down and underused site reimagined into a thriving new $400 million neighbourhood at&nbsp;22-32 Queen Street, Campbelltown.

The proposal envisions a new destination precinct over two hectares on Queen Street, comprising a mix of residential apartments and retail and commercial spaces, along with multiple, landscaped community spaces and a vibrant, tree-lined &lsquo;Eat Street&rsquo; at the heart of the project.

The plan submitted to Campbelltown City Council by Sydney developer, ALAND has been six years in the making, with Senior Development Manager for ALAND, Andrew Stacey saying the considered plans promising to reimagine the currently rundown and underused site, as a new gateway to Campbelltown&rsquo;s city centre.

In collaboration with Sketch Design Group, the Campbelltown site will include 558 residential apartments, in addition to a range of community facilities and restaurants across five buildings, ranging in height from 12 to 15-storeys.

To preserve the context of the adjoining heritage building, Warby Barn, a large public domain is planned to compliment the historic site and provide the community with a safe and inviting space to enjoy.

The tallest buildings will be located closest to the train station to encourage pedestrian activity and patronage at local businesses.

Across the entire site, around 35 per cent is given to communal spaces, with 7000 sqm of that dedicated to an expansive open plaza on the development&rsquo;s podium level.

Landscape architect, Sturt Nobel worked to include a number of local and deciduous trees and plants in the comprehensive landscaping masterplan, which also includes the transformation of each apartment building rooftop, seeing the space turned into a lush, green space for residents to enjoy.

A variety of other resident-only amenities find their home at the ALAND development, including a shared co-working space, a gym, multipurpose function room, and health and wellness spaces.

ALAND is a dominant presence in Western Sydney, where they are dedicated to improving the city&rsquo;s satellite CBDs by delivering high-quality affordable projects including the award-winning Bottlebrush in Schofield Gardens and award finalist Costello in Edmondson Park.

The integrated property development group Top Spring Australia&nbsp;has launched The Newlands, their $500 million residential community on Sydney&#39;s Lower North Shore.

The multi-stage development in St Leonards, which was the first to receive development approval in the Lane Cove&#39;s recently rezoned St Leonards South Precinct, will see 329&nbsp;apartments and terraces created across a 1.26 hectare site at&nbsp;21-41 Canberra Avenue and 18-32 Holdsworth Avenue in St Leonards.

Bates Smart Director, Matthew Allen, said &ldquo;connection to nature is a fundamental driver&rdquo; of The Newlands design, inspired by the Parkland Forest, magnificent gum trees and the historic sandstone outcrops of the local area.

&ldquo;As the first development to receive Development Approval in the precinct, The Newlands will set the benchmark for the broader precinct. We have taken inspiration from the Newlands Park frontage and connection to the creek-side corridor walk, that leads from the St Leonards Centre down to the Sydney Harbour. It&rsquo;s leafy in all directions, with bushland character in the rocky landforms, sandstone and tall trees, giving apartments the feeling of living in a treehouse,&rdquo; he said.

Allen said that the interiors for Verdant had been designed &ldquo;to contrast the natural and the polished&rdquo;, with the lobby fitting discreetly between two townhouses to give &ldquo;the impression of walking into a dramatic sandstone cave cut into the hillside&rdquo;.

&ldquo;Sandstone and tile will define the lobby areas, creating a serene underground space. The kitchens and bathrooms will have strong timber and stone accents, with light and dark variations. In the larger residences, a window from the bath will look out to nature,&rdquo; he said.

&ldquo;The spacious light-filled garden terraces are well-integrated into the street with their own private entries. These large terraces with beautiful courtyards walk out onto their own private lawn overlooking the mature trees of Newlands Park.&rdquo;

A 5,700 sqm metre green spine, exclusive to residents, will connect through the centre of The Newlands buildings. Newcastle-based developers Stronach Property has received approval on their 166 apartment and townhome development, Sovereign Park.

According to the City of Newcastle, the project at 11-17 Mosbri Crescent, The Hill, will support the growing Newcastle population, which is set to grow from 41,150 residents to 202,050 by 2041, stimulating demand for almost 20,000 new dwellings.

Sovereign Park will offer a range of one, two and three-bedroom apartments, along with four-bedroom townhomes, designed by award winning Marchese Architects.

Ranging from 55 sqm to 208 sqm, the spacious and light-filled residences are appointed with elegant and contemporary finishes and fixtures.

Crowning Sovereign Park will be a resident&rsquo;s recreation area, complete with a pool, lounges, and dining space.

Developer GWH has successfully completed stage two of its sold out Newcastle apartment project, SKY Residences.

The nine-level tower, which sits alongside the 19-level stage one tower which was completed in late 2021, comprises 73 apartments.&nbsp;All 189 apartments in the project havec all sold out.

GWH Managing Director Jonathan Craig says the project represents a significant milestone for the local developers.

Fortis has lodged plans with Waverley Council for&nbsp;their first collection of luxury homes in the affluent eastern suburbs hotspot Bronte.​

​The homes will be&nbsp;developed on the prime&nbsp;2,472 sqm site at&nbsp;122-128 Hewlett Street, which was&nbsp;acquired by Fortis for $44 million in early 2022. The proposed scheme has been developed in response to the increased demand for luxury houses in Sydney&rsquo;s east.&nbsp;

Architecture firm MHN Design Union have drawn up the plans, which will feature&nbsp;architectural facades including custom brickwork and European lime renders and screening.&nbsp;Alexander and Co and Lawless &amp; Meyerson will handle the interiors.

Construction on this site is expected to commence by mid-2023, once plans are approved by the local council.

Fortis lodge $125 million Bronte luxury off the plan house plans

The display suite is one of the most important parts in an off t​he plan buyers journey.

While technology has evolved and renders are looking more and more realistic, there&#39;s nothing like being able to touch and feel the apartment you&#39;re going to buy. Display suites act&nbsp;as a bridge between buying&nbsp;o​ff the plan and buying an established property.

They&#39;re also an essential point of difference for property developers, often proving the difference between whether buyers purchase in your project, or in a neighbouring suburb at a similar project.

There&#39;s a rivalry in the Gold Coast, with SPG going head to head with Gu​rner on their display suites. Hardly a display suite, they&#39;re more a display experience.

SPG had their commissioned builder, Hutch​insons, create the $4 million, 750 sqm building, making it the largest sales gallery of any new development in the southern hemisphere. It takes up 2,000 sqm of the Fer​ny Ave site which SPG are set to create nearly 800 apartments across three towers.

Gu​rner just opened theirs across the road for their equally large La Pelago, which will have over 900 apartments across four towers.

Display suites tend to be reserved for the larger, multi-res projects. Small boutique developments, maybe less than 40 or so apartments, often don&#39;t have the budget for a fully fledged display suite.

The Sydney developer Coronation Property have long known the importance of the display suite, with their last five display suites featuring full scale apartments in the future development.

Coronation Property&#39;s Head of Sales and Marketing Cameron Porter says display suites have come a long way over the last decade.

&quot;While previously&nbsp;display&nbsp;suites were ordinarily quite sterile with little more than demountable floor plans and finishes boards, we&rsquo;ve seen the&nbsp;display&nbsp;suite journey for off-th​e-plan apartments over the last five to 10&nbsp;years come a very long way,&quot; Porter says.

Porter says they&nbsp;want people to walk in and start envisaging the new building, picturing exactly how it could become a place they could call home.

Despite the changes and evolution of the display suite experience as technology advances, Porter notes that&nbsp;display&nbsp;suites have, and always will&nbsp;be, about creating trust between the developer, the prospective purchasers, and the community in which the development is being built.

Coronation took that belief into its under construction Merrylands project, Mason &amp; Main, the mini-community designed by Woods Bagot with its own&nbsp;vibrant market-style laneways with retail and dining precinct underneath nearly 800 apartments.

Since opening the display suite in 2020, the space has evolved.&nbsp;Coronation have created&nbsp;a caf&eacute; for the community and purchasers to get a sense of what&rsquo;s to come, as well as two&nbsp;built-to-scale apartments in differing schemes to show buyers exactly what they&rsquo;ll get,&nbsp;a very rare offering. They also&nbsp;included varying building and design features that showcase the intricate architectural detailing of the Mason &amp; Main development. It allows buyers to literally picture themselves in what will be produced.

In a time of building insolvency, increasing material costs, and supply chain issues, off-the​-plan purchasers are demanding greater quality assurance from developers and builders.

While there&rsquo;s no overnight fix for rising construction fees, Sydney-based developer Coronation Property believes investing in new processes and people will provide customers the quality assurance they crave while giving developers and builders a competitive edge in a changing industry climate.

It takes a number of moving parts, and more importantly, moving specialist teams, to create exceptional mixed-use developments with collaboration and communication between in-house teams and external consulting agencies including architects, placemaking specialists, engineers, and subcontractors integral to the success of a project.
