Billbergia, Metrics, approved for $3.5 billion Sydney skyscrapers

<p>International developer&nbsp;<a href="https://www.apartments.com.au/developers/spg-land">SPG Land</a> is preparing to re-launch its long-awaited $1.5 billion <a href="https://www.apartments.com.au/new-apartments/paradiso-place-surfers-paradise-103-ferny-avenue-surfers-paradise-qld-4217">Paradiso Place</a> development at Budds Beach, bringing a new price point to the Surfers Paradise apartment market.</p>

<p>The developer will release one-bedroom apartments from $825,000 and two-bedroom apartments from $1.24 million in the three-tower development.</p>

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

Off-the-plan property explained: What is stamp duty?

<p>For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.</p>

<p>The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.</p>

<p>But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.</p>

<p>The biggest takeaway is that inflation continues to move in the right direction.</p>

<p>Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.</p>

<p>While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.</p>

<p>The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.</p>

<p>That trend is important because it aligns with what many economists and lenders have been saying for the last month.</p>

<p>Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.</p>

<p>In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".</p>

<p>The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.</p>

<p>Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.</p>

<p>Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.</p>

<p>Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.</p>

<p>Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.</p>

<p>While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.</p>


The inflation result the property market was waiting for

<p>ANZ has forecast that the Reserve Bank will turn hawkish and raise rates twice next year.</p>
<p>Earlier, another Big Four bank, NAB said the central bank could raise rates twice next year from an earlier view of no hikes.</p>
<p>ANZ's new forecast was based on a more positive view of the domestic economy with both growth and inflation picking up, with unemployment rate expected to fall to 5.3 per cent by the end of 2017.</p>
<p>"In sum our outlook for 2018 is a touch more positive than before, reflecting a stronger outlook for non-mining business investment, the strength in public sector spending [not only in the infrastructure space] and a shallower dip in residential construction than previously expected," ANZ's head of Australian economics David Plank wrote in a note to clients, according to ABC news.</p>
<p>According to the ANZ, the real cash rate — the rate adjusted for inflation — was already negative and if growth accelerates and inflation picks up as expected, it will become even more negative and unnecessarily stimulatory.</p>
<p>"[The] RBA has progressively shifted to a hawkish outlook," Plank said.</p>
<p>NAB had echoed the same sentiment, saying GDP expectations have been revised up, unemployment revised down and consequently inflation moves up as well.</p>
<p>NAB's head of global research Peter Jolly noted the most confident thing he could say about the bank's change in forecast was it would not be the last.</p>
<p>"The big deal here is that having been on a declining trend since 2011, for the first time, NAB is now saying we have seen a turning point for Australia's interest rate cycle," Jolly said</p>
<p>However, the top two — Commonwealth Bank and Westpac, are staying pat on their forecasts, with CBA predicting one rise in the fourth quarter next year while Westpac sticking to a hold right through 2018.</p>
<p>In fact, Westpac chief economist Bill Evans said he does not share the optimism of either the other banks or the RBA about the economy.</p>
<p>"I think the RBA believes it will be raising rates next year," Evans said.</p>
<p>"They are very optimistic on growth, they believe they will see strong income growth."</p>
<p>But Evans thinks the RBA is wrong.</p>
<p>He recently wrote that “Westpac expects that concerns with weak income growth weighing on consumer spending and eventually the jobs market will dominate the policy debate in 2018”.</p>
<p>“The sustained application of macro-prudential policies is likely to continue to ease conditions in housing markets precluding any need for the Bank to raise rates next year.”</p>
<p>ANZ's David Plank concedes household consumption will remain relatively subdued, even if income growth picks up.</p>
<p>The bigger risk to his two-hike theory would be the on-going appreciation of the Australian dollar.</p>
<p>"Likewise, evidence that core inflation or wages are slowing again would rule out a rate hike in 2018."</p>

ANZ joins NAB in predicting RBA rate hikes in 2018

<p>Popular watering hole, The Clovelly Hotel, in Sydney’s eastern suburbs has changed hands for $34 million in another high-profile deal involving pubs.</p>
<p>The deal comes close on the heels of another waterfront pub, the Beach Hotel in Byron Bay, fetching $70 million. It was snapped up by a Melbourne-based private equity firm backed by the wealthy Liberman family.</p>
<p>The Clovelly Hotel, popularly known as  ‘The Cloey’, overlooks Clovelly Beach and is home to celebrity chef Matt Moran.</p>
<p>In February 2017, MorSol – a joint venture between Matt Moran and Solotel Hotel Group – secured a long-term leasehold interest in the Clovelly Hotel.</p>
<p>The heritage-listed pub, built in 1859, was sold by Sam Arnaout’s Iris Group. Iris bought the hotel and tavern for $27.2 million in October 2014, The Australian reported.</p>
<p>The deal was negotiated by JLL’s John Musca and Colliers International’s Miron Solomons.</p>
<p>Occupying 1,708 sqm at the junction of Clovelly Road, the four-level pub has 15 pokies, a public bar, beer garden, gaming room and accommodation facilities.</p>
<p>It is believed to have sold on a yield of about 5 per cent, the Australian said citing sources.</p>
<p>The buyer is a little-known private local investor.</p>
<p>Matt Moran will continue to operate the pub.</p>
<p>A development application has since been lodged to increase the size and standard of the hotel’s short-stay options.</p>
<p>At present, it 14 hotel rooms with some offering sea views.</p>
<p>JLL’s Musca did not comment on the sale negotiations but added that the pub was keenly contested, with wide-ranging local, interstate and offshore interest.</p>
<p>“This was not surprising given the asset profile and the fact that residential property in the area is selling for nearly $28,000 sqm,” Musca said.</p>

Sydney's Clovelly Hotel changes hands for $34 million as pub sales pick up

<p>Leading real estate fund manager EG has acquired the former Roche Products Australia facility in Sydney for $55 million, in a new addition to its Yield Plus Infrastructure Fund No. 2 portfolio.</p>
<p>The facility at <a href="https://www.domain.com.au/property-profile/100-south-creek-road-cromer-nsw-2099" target="_blank">100 South Creek Rd, Cromer</a> is 20 km north of the Sydney CBD.</p>
<p>It is close to the newly constructed $1 billion Northern Beaches Hospital, the $500 million B-line project for improved bus services to the CBD, and the recently announced Beaches Link Tunnel project. It is also near to the Dee Why Town Centre, which is undergoing refurbishment. </p>
<p>The property has a net lettable area of nearly 26,000 sqm and sits on a landholding of 74,670 sqm. </p>
<p>EG’s fund No. 2 was launched in 2016 and worth $750 million. It follows the success of its Yield Plus Infrastructure Fund No. 1 (YPI 1), which is known for its strategic acquisitions with future development upside, such as the recently developed Flour Mill of Summer Hill.</p>
<p>The fund also acquired a storage facility in Northcote in January for $13.45 million. </p>
<p>Its investment strategy includes assets along new or upgraded infrastructure around Australia.   </p>
<p>“The proximity to new and upgraded infrastructure enhances the long term value of the site,” said associate director Capital Transactions Sean Fleming. </p>
<p>“There’s significant potential to reposition the asset into a multi-tenanted business park in the heart of the northern beaches. It can capitalise on the high levels of demand for quality industrial accommodation.” </p>
<p>The vendor was Roche Products Australia and the deal was brokered by Charles Gonzalez of Cushman and Wakefield. </p>

<p>Australians have been fascinated by “Big Things” since the 1960s, when statues such as Adelaide’s Big Scotsman and the Big Banana in Coffs Harbour were opened to great fanfare.</p>
<p>These super-sized structures can be found in other countries, too. The United States is known for its Big Donut, Canada has the world’s largest fiddle, but the attachment to Big Things here has an almost patriotic quality.</p>
<p>Many will recall childhood road trips punctuated by such highlights as a giant Merino sheep or a towering rocking horse, or an assortment of fruits – the Big Avocado, the Big Orange and the Big Mango. When the latter was reported “missing” in 2014, the news made national headlines, only to be later revealed as a publicity stunt.</p>
<p>But in a nation now littered with at least 200 Big Things, there is a sizeable problem. What to do with them as they age and wear out? Many Big Things were built cheaply from concrete and fibreglass – materials that inevitably fade and decay. </p>
<p>Some structures — such as the Big Pineapple, the Big Macadamia Nut, the Big Orange and the Big Prawn — have, in recent times, either fallen into disrepair or struggled to bring in much income. Then there are others, such as Cairns’s Big Captain Cook, which invite controversy.</p>
<p>The Big Captain Cook stands in a vacant lot on the side of the Cook Highway; its legs show signs of concrete cancer and its paint job is flaky. The hotel that once accompanied Cook is long demolished, and the local community is divided over the appropriate fate of its landmark. </p>
<p>Should he be repainted, or dismantled, or relocated to a place such as James Cook University where, in 2006, students petitioned for his adoption? (Since the university is named after Cook, they thought it would be a good match.) Earlier this year, he was draped with a large Sorry sign to coincide with Australia Day. Indigenous artist Munganbana Norman Miller has proposed the Cook statue be given a Big Boomerang to hold.</p>
<p>Then there is South Australia’s “Larry” the Lobster. Created in 1979, the 17-metre fibreglass crustacean has been on the market intermittently since the late 1980s and reportedly needed repairs. The state government offered A$10,000 to help in late 2015. </p>
<p>The Lobster was recently the subject of a nationwide fundraising campaign #PinchAMate led by radio hosts Hamish and Andy. Earlier this month, Larry, who comes with a restaurant attached, failed to draw a bid at auction. But its owners said they were still hopeful of selling Larry, which recently had a A$50,000-plus makeover.</p>
<p>Yet while some Big Things, such as the Big Orange (Berri, South Australia) and the Big Macadamia Nut (Nambour, Queensland), sit abandoned, communities continue to build new monuments to attract tourists to remote corners of Australia. The Big Golden Gumboot in Tully, the Big Bogan in Nyngan and the Big Meat Ant in Augathella are examples of the new generation of local symbols. </p>
<p><span class="caption">On the one hand, we can hardly begrudge a community that wishes to unite around a wonderfully kitschy piece of public art. On the other, we have to question why local authorities allow new structures to go ahead when these same local authorities may be asked to take on their upkeep in 30 years’ time.</span></p>
<p>One of Australia’s most beloved Big Things, the Big Pineapple in Nambour, was built in 1971. It was once a necessary pit-stop on the Queensland coastal tourist trail. In 1983, even Prince Charles and Princess Diana visited it. But in recent years the number of visitors to the Big Pineapple has fallen dramatically. It has been for sale several times since 1996, and even closed for a period during 2010-2011. </p>
<p>In 2009, the Big Pineapple was added to the Queensland State Heritage Register, giving it some legal protection. This move also imposed an expectation that the owners would maintain the structure for future generations. Some saw this as a victory, but for others — including the owners at the time — the listing was a burden that limited opportunities for commercial success. </p>
<p>In 2017, the Big Pineapple is in the news again. A proposal for a multi-million-dollar overhaul is before the local council, with the aim of converting it into an “extreme tourism” attraction with adventure tourism, music, a water park, camping, a brewery and winery. This is clearly another attempt to bring life (and income) back to the ageing icon.</p>
<p>The sheer volume of Australia’s Big Things makes it impossible to guarantee that all will survive. More local authorities will inevitably face emotive public debates, akin to the furore over the Ballina council’s threatened demolition of the Big Prawn in 2009. (In that instance, the crustacean was bought by Bunnings, which kept it as part of a redevelopment of the property it was attached to.) </p>
<p>One man’s trash is another man’s Big Pineapple. These are undeniably public landmarks of socio-cultural significance, and some — like the Pineapple — warrant preservation. </p>
<p>Still, heritage bodies and governments will need to make difficult, and probably unpopular, decisions that may likely send some of our Big Things to the scrap heap. At the time they were built, it was already clear that Big Things typically have an expiration date.</p>

Australia’s ‘big’ problem – what to do with our ageing amusing super-sized statues?

Two bedroom $60,000 West Gladstone unit mortgagee sale

<div>Melbourne (1.7 per cent) and Hobart (0.4 per cent) in particular are seeing sharp increases in median asking rents, while the vacancy rate in Adelaide was down to just 1.6 per cent from 1.9 per cent a year earlier.</div>

<div>In fact, Hobart has the lowest vacancy rate on record for any capital city, and both rents and prices are exploding higher.  </div>

<div>We now have mounting concerns for significant rental shortages in 2019 in Sydney and Melbourne”.<br><br><span style="text-decoration: underline;">The delinquents</span><br><strong><span><em><br></em></span></strong>There is some correlation here with the performance in mortgage delinquencies.<br><br>Moody's reported that, by the month of May, 30 plus day delinquencies in Melbourne had declined to just 1.35 per cent, and in booming Hobart arrears had fallen very sharply to just 1.45 per cent.<br><br>In Sydney, the 30-plus delinquency rate was as low as 0.84 per cent, which is as low as we will ever see for Sydney as a city of more than 5 million persons, while the ACT had a reported delinquency rate of just 0.90 per cent.<br><br>On the other hand delinquency rates increased to 2.20 per cent in Adelaide, 2.66 per cent in Perth, and 2.82 per cent in Darwin.<br><br>And helping to tick 30-plus arrears slightly higher year-on-year from 1.50 per cent to 1.62 per cent, delinquencies were higher in the regional markets of all of the resources states and territories, including South Australia.</div>

SQM sees rental shortages by 2019

<p>Four times per year we get the unbridled pleasure of the official residential property price indexes.</p>
<div>Here, then, is a 60-second overview of the June 2017 quarter figures. </div>

<div>The total value of Australia's dwelling stock rose by +$631 billion or +10.4 per cent to $6.72 trillion in the 2017 financial year. </div>
<div> </div>
<div>That now represents a +53 per cent increase in dwelling stock value from the $4.4 trillion recorded at the end of 2011. </div>

<div>I'd take the data series back further, but since it only begins in Q3 of that calendar year, I can't.</div>

<div>There were strong quarterly residential price index gains in June 2017 for Sydney (+2.3 per cent) and Melbourne (+3 per cent), with those two capital cities recording a twin +13.8 per cent annual increase. </div>
<div> </div>
<div>The Reserve Bank of Australia noted in its September Board Minutes released today that Sydney market conditions had eased in recent months, as reflected in softer auction clearance results and various other timelier measures. </div>
<div> </div>
<div>Annual price growth in Hobart notched up a pacy +12.4 per cent - with more to come later in the year - while there was steadier price growth in Canberra, Adelaide, and Brisbane. </div>
<div> </div>
<div>Perth and Darwin recorded further declines, but the pace of decline has slowed, and more timely measures suggest that conditions appear to be levelling out somewhat in these resources capitals. </div>

<div>The mean dwelling price in Australia increased by $51,700 or +8.2 per cent in FY2017, to hit a record high of $679,100.</div>

<div>In New South Wales, the mean dwelling price rose to $903,700, possibly helped along by the sale of Sydney's most expensive house in the second quarter of the calendar year (the 'Elaine' estate in Point Piper, which transacted for a lazy $75 million or so - punchy). </div>

<div>Finally, the number of dwellings increased by +2 per cent or +190,500 over the financial year to 9,906,100.<br><br>That's now well ahead of the rate of the official population growth, as the supply response hits its straps. </div>

<div>There was a substantial increase of +2.35 per cent in Queensland's dwelling stock in FY2017, or +45,500 additional dwellings, reflecting the high volume of apartment completions in inner city Brisbane and elsewhere. The state population probably gr<span>ew by <span>~</span>75,000 over th</span>e same period. </div>

<div>In absolute terms there was a robust uplift in the total dwelling stock of New South Wales (+50,900) and Victoria (+53,500), although in Victoria's case even this record rate of new dwelling construction is not keeping up with rollicking population growth.</div>

<div><strong><span style="text-decoration: underline;">The wrap</span></strong></div>
<div> </div>
<div>As always, the interesting stuff is in the detail, but the overview shows that Melbourne's housing market was still powering along in the second quarter of 2017, while Hobart will glide into top gear in the latter half of the calendar year. </div>

Australia's mean dwelling price rises 8 percent to $679,100

<p>A Chinese investor has snapped up Melbourne's Cyclone House on Hardware Lane for $6.71 million.</p>
<p>The sale, auction by Allard Shelton Director Joseph Walton, attracted a crowed of over 120 people.</p>
<p>It was the first time in nearly half a century the 400 sqm, three-level property was offered to the market. It was listed with $5.5 million hopes late last month.</p>
<p>Held by the same family since 1972, the property underwent an extensive renovation and lavish fitout.</p>
<p>The vendors $6.05 million reserve price was bettered after the bidding opened at $5.2 million, with five competitive bidders.</p>
<p>The buyer was the first and last to bid.</p>
<p>Walton said they are pleased with the response to the campaign.</p>
<p>“The result has again drawn attention to the market’s strong appetite for A-grade investments in Melbourne, both locally and off-shore," he said.</p>
