Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

Billbergia, Metrics, approved for $3.5 billion Sydney skyscrapers

International developer&nbsp;<a href="https://www.apartments.com.au/developers/spg-land">SPG Land</a> is preparing to re-launch its long-awaited $1.5 billion <a href="https://www.apartments.com.au/new-apartments/paradiso-place-surfers-paradise-103-ferny-avenue-surfers-paradise-qld-4217">Paradiso Place</a> development at Budds Beach, bringing a new price point to the Surfers Paradise apartment market.

The developer will release one-bedroom apartments from $825,000 and two-bedroom apartments from $1.24 million in the three-tower development.

According to Urbis, the starting price for the two-bedroom apartments is more than $400,000 below the weighted average sale price for comparable two-bedroom apartments in Surfers Paradise during 2025, which was pinned at $1.7 million.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Off-the-plan property explained: What is stamp duty?

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Convenience stores could reinvent themselves by selling alcohol, takeaway meals and pharmaceuticals, according to a new report that looks into the Amazon challenge and other technology related disruptors.
The report, commissioned by the Australasian Association of Convenience Stores, says that the while the $8.3 billion convenience sector is facing disruption from the entry of Amazon and driverless and electric cars, it can position itself to cash in on changing consumer trends for "extreme convenience" and instant gratification.
The study was carried out by the Australian Centre for Retail Studies (ACRS) at Monash Business School.
It said convenience stores needed to become destinations for goods and services, rather than relying on impulse purchases when filling up fuel, partnering if needed with suppliers and partners to sell fresh food, take-home meals and provide home deliveries.
They should also aim to improve in-store experiences and use technology such as mobile phone apps, digital payments and beacons to make their locations even more convenient for traditional customers and to attract tech-savvy millennials.
"Previously, convenience stores used to be about desperation rather than destination," AACS chief executive Jeff Rogut told  The Australian Financial Review.
"With so many changes happening around things like driverless vehicles and electric vehicles, the bastion of selling petrol and hoping people will buy something else is a thing of the past," Rogut said.
He added that retailers needed to be agile as it was about “keeping the core and appealing to more, it's not about alienating our current customers”.
For the project, Convenience 2030, the ACRS interviewed convenience retail sector leaders and looked at trends in Australia and overseas, where 7-Eleven, for example, is making home deliveries in Japan for orders as low as 600 yen ($6.70) and selling heat-and-eat meals in the US, according to the AFR.
In Australia, Caltex has already entered into partnerships with fastfood companies such as Sumo Salad, Guzman Y Gomez and Boost Juice while also offering services such as laundry, parcel collection and meal kit deliveries.
Geelong-based Apco Group has opened 24-hour-a-day cafes and drive-through outlets in several locations in Victoria.
Oil giant BP too has plans to sell takeaway food, prepared meals and groceries in partnership with Woolworths, drawing on its alliances with Marks &amp; Spencer in Britain and Rewe in Germany, if its $1.8 billion acquisition of Woolworths fuel business is approved by the competition regulator.
Meanwhile, several convenience chains retailers were seeking alcohol selling licences after a Senate committee recommendation in March that convenience retailers be allowed to sell beer and wine.
Citing Japanese retailer Family Mart, Rogut said convenience retailers could have co-tenancies with pharmacy retailers such as Chemist Warehouse to provide handy locations with longer trading hours.
"Both could very successfully trade off each other's customers – it becomes more of a destination and enables pharmacies to open longer and improves security," he said.
Amazon could be more of an opportunity than a threat for the convenience sector, Rogut added, particularly if it launched its business-to-business service in Australia and enabled retailers to buy goods at cheaper prices than they currently did through wholesalers such a Metcash.
"That may be an opportunity for smaller operators to buy their products more efficiently and sell more competitively.” 
The convenience sector grew 4.5 per cent in 2016, according to the AACS, outperforming the meagre 1.2 per cent growth in the $90 billion grocery sector, and Rogut expects similar rates of growth for the next few years.
"The industry is very optimistic and positive about the future," he said.

Amazon could be boon in disguise for convenience retail: Study

Peak Equities has purchased a  five-level, 5,420sqm office building in Camberwell Junction for $27.5 million.
The site of the Australian Pharmaceutical Industries (API) headquarters, <a href="https://www.realcommercial.com.au/property-offices-vic-camberwell-502378602" target="_blank">250 Camberwell Road</a>, generates $2 million per annum in net passing income from API and ground-floor café operator Camberwell Food Group, with leasehold interest from Melbourne Anglican Trust Corporation, resulting in a passing yield of 7.5 percent.
Colliers International’s Peter Bremner, Rob Joyes and Rachael Clohesy sold the property on behalf of Sydney-based investor and syndicator Bricktop Group through expressions of interest.
Mr Bremner said the long ground lease to Melbourne Anglican Trust Corporation expires on September 30, 2075.
“The purchaser recognised the quality of the asset in the prime Camberwell location and was seeking a higher-yielding investment so, while acknowledging the leasehold structure, they will enjoy an attractive 7.5 per cent yield based on the six-year WALE,” he said.
“If the property was sold with a freehold title, it would most likely have resulted in a sub-six per cent yield.
Peak Equities managing director Tom Borsky said the location of the property, in a tight office market where demand was expected to grow far more quickly than supply, was the principal driver of the purchase.
“Furthermore, our company sees the ground lease structure as an opportunity, rather than an encumbrance,” he said.
“Following global trends, this form of property ownership is likely to become more commonplace.”
 
Bricktop Group purchased 250 Camberwell Road through Colliers International in 2013.
Bricktop’s managing director Michael Balkin saying now was a suitable time for the syndicate to realise its investment.
 “We identified the inherent value in the leasehold interest when we acquired the property, something that we believed many parties did not understand at the time of the original sale,” he said.
“Accordingly, we were able to secure the purchase at an attractive price for our investors.”

A fully leased commercial office building in Sydney’s CBD and overlooking Darling Harbour is set to hit the market, while another opposite Hyde Park has been listed.
The building at <a href="https://www.realcommercial.com.au/property-offices-nsw-sydney-501644761" target="_blank">160 Sussex Street</a> is a renovated 15-storey office asset comprising 8,269.6 sqm of net lettable area on an 853.6 sqm site.
The building was constructed in 1992 and has an elegant heritage façade while incorporating modern office accommodation.
It last traded for $51.2 million in 2015, according to Corelogic RP Data.

“The commitment by both public and private sectors promises that this precinct will bring a new standard of working and living to the area with 160 Sussex Street perfectly positioned to benefit from this development activity” he said.
Vince Kernahan of Colliers said more than $6.5 million has been spent on services and refurbishment works throughout the building since 2012.
Meanwhile, a freehold corner office tower opposite Sydney CBD’s Hyde Park has also come to the market.

The building comprises nearly 5,974 sqm of net lettable area with ground-floor retail space. It is nearly fully leased.
It also has direct access to the underground Liverpool Street entrance to Museum Train Station. 
The listing agents are Knight Frank’s Dominic Ong, Andy Hu and John Bowie Wilson along with JLL’s James Aroney and Steven Tsang.
They are acting on behalf of a private Asian investor and the property will be sold via an international expression of interest campaign starting September.
Knight Frank’s Dominic Ong said investment demand was extremely high in the Sydney CBD. 
“There remains a lot of capital chasing solid assets in Australia. We are expecting interest from local and offshore buyers, including syndicates and high net worth individuals,” he said.
“The high profile corner is directly opposite Sydney’s Hyde Park and is an appealing investment package due to its current level of occupancy and diversity of income through the retail and commercial tenancies,” added JLL’s James Aroney.

Sydney CBD building overlooking Darling Harbour listed: Savills

CBD markets for capital cities, bar Sydney and Melbourne, are seeing improving rental conditions though their growth rates are low compared to the two biggest cities, according to Colliers International’s CBD Office research and forecast report.
Sydney and Melbourne have benefitted from a “hold on supply” and consistently strong demand, pushing office rents higher and higher. 
Over the year to June 2017, prime grade face rents grew by 7.8 per cent in Sydney, and 14 per cent in Melbourne. 
Population growth in New South Wales and Victoria has been the key catalyst in the market’s “perfect storm” conditions, with migration figures well above their 10-year averages in both states fuelling strong white collar job creation – but the Colliers report revealed that office supply will be constrained during this time of strong demand.
Colliers International’s national director of Research, Anneke Thompson, said office supply for the next 12 months was “even more ominous”.
“We’re forecasting the Sydney CBD office market to contract by 50,000 sqm throughout the year to July 2018, and the Melbourne CBD to reduce by circa 5,000 sqm, based on the supply that we know will enter the market and forecast withdrawals,” she said.
The story is not as bright for other capital cities.
Brisbane appears to be in recovery mode, with a solid level of premium and A-grade office leasing deals completed throughout the first half of 2017, Colliers noted.
In line with this comeback, the vacancy rate is forecast to decline to 13-14 per cent by January 2019.
A major development was QSuper signing a heads of agreement with Shayher Group to negotiate a lease for its 300 George Street office building, which is due for completion mid-2019.
In Adelaide, vacancy is starting to fall with the market recording its highest net absorption figures since January 2014.
Net absorption in the six months to July was 4,624 sqm, while the annual figure was 6,016 sqm.
This has seen vacancy fall ever so slightly to 16.1 per cent, down from 16.2 per cent in January 2017, said Colliers.
The small decline can be partially attributed to the remainder of the recently refurbished 1 King William Street being added back into supply.
Meanwhile, Perth CBD is also seeing some stability in the office leasing market, with vacancy falling to 21.1 per cent.
Net absorption is being driven by tenants’ flight to quality and new investment spend into increasing Western Australia’s output capacity of iron ore.

CBD office rental markets improving in Brisbane, Adelaide and Perth: Colliers

The new Parramatta office complex that will house the New South Wales Department of Education offices has 'topped out' and is expected to be complete by March 2018.
The department will have 1,800 employees working there.
The topping out ceremony on Monday of <a href="https://www.realcommercial.com.au/property-offices-nsw-parramatta-502320926" target="_blank">105 Phillip Street</a> was attended by Dr Geoff Lee, State Member for Parramatta along with senior executives of Dexus and Charter Hall.
The building has a fit-for-purpose design that focuses on its occupants, according to a media release. 
It is being developed by Dexus with Built as the builder. The property is owned by Charter Hall. Dexus will manage the property after its completion.

Dexus recently announced three new tenancy commitments at The Axxess Corporate Park in Mount Waverley, following upgrades to the properties by the property group.
It will “essentially become a vertical community”, comprising 25,000 sqm of A-Grade office space and amenities that include a rooftop terrace with a communal outdoor dining area and sports court.
“The topping out is a significant milestone in the development of 105 Phillip Street. This development strongly supports Parramatta’s growth as a place to invest and to do business, while delivering a world-class, fit-for-purpose office space for our customer, the New South Wales Department of Education,” said Ross Du Vernet, chief investment officer at Dexus.
Dr Geoff Lee, State Member for Parramatta said it was the start for thousands of jobs coming to Parramatta. 
“Not only is Parramatta the capital of Western Sydney, it is the capital of education,” he added.
The building is close to transport links and incorporates end of trip facilities to complement the workspace. 
It has also achieved a 6-star Green Star Design rating, the first of its kind for a building in Parramatta and is expected to receive a 6-star Green Star As Built rating post completion and 5 star NABERS Energy rating.
As part of the project, the urban landscape will also undergo a makeover, replacing the plaza with a landscaped through site link between Phillip and George Streets, creating a connection with the streetscape.

105 Phillip Street Parramatta tops out: Dexus

A triple block site with development prospects in picturesque Palm Beach on the Gold Coast has been listed.
The 1,215 sqm parcel at <a href="https://www.realestate.com.au/property-residential+land-qld-palm+beach-201914194" target="_blank">16,18 and 20 Seventh Avenue</a> is being marketed via an expressions of interest campaign closing on October 23.
The listing agents are Kevin Wheatley and Tanaka Jabangwe of Ray White.
The site comprises three blocks of land that have been owned privately by a local family for more than 15 years, Wheatley said.
“The owners have decided that now is the right time to sell,” he said.
This block is close to the beach and has potential for mixed-use development subject to council approval.
“Palm Beach is currently undergoing gradual gentrification with no signs of slowing down,” said Wheatley.

The Sydney suburb of Waterloo is set to be redeveloped as a state-government-nominated “State Significant Precinct”.
Many Waterloo residents are anxious about the relocation process and about what kind of neighbourhood they will return to. 
Documentary filmmakers and urban scholars are working alongside residents as they attempt to engage with media reporting and urban planning of the redevelopment.
One project, #WeLiveHere2017, is part-urban performance and part-documentary. Up to 500 residents in two public housing towers are each being given a coloured “mood light” to install in their window. Residents can change the colour of their light to express how they feel about the changes in their neighbourhood, including their possible relocation.
The project is a response to public tenants often having little choice or say in the key debates and decisions about their changing neighbourhoods and homes.
What is the main purpose of housing?
The Waterloo site includes about 18 hectares of government-owned land containing low-, medium- and high-rise public housing. According to Planning NSW, the redevelopment will increase “housing and jobs”. 
Housing affordability is a hot issue across the political spectrum. The problem is felt most acutely by those who are struggling to get into the housing market, to find an affordable rental, or to simply put a roof over their head.
While the problem seems obvious, there are divergent views about the causes and solutions to this crisis.
Many politicians and policymakers do not engage – or do not want to engage – with debates about non-market solutions to the housing problem.
This debate has a long history. In 1872, Frederick Engels concluded that “the so-called housing shortage, which plays such a great role in the press” was the result of industrialising European cities not providing worker housing.
Engels understood that residential housing is political, and that if market societies fail to provide workers with enough adequate housing, the housing problem will continue ad infinitum.
Solutions depend on the questions we ask
Finding effective solutions depends on asking the right housing questions. The public debate is replete with evidenced-based housing data about the wrong, or possibly non-housing, questions.
Housing supply and dwelling completions data answer popular housing questions, but often presuppose a particular private housing type. Housing market analyses focus on economic exchange rather than questions of residential use.
Arguably, the key housing question is this: should we continue with policy that encourages housing to be treated as a safety deposit box for growing capital, or should housing be revalued for its habitational uses, such as housing for the poor, workers and the elderly in our cities?
Asking about these uses of homes reminds us that people actually live in houses, and that people need housing to live in if they are to work in our cities.
Urban economies only function when a cross-section of society lives in the city to provide a diverse labour force. In other words, it’s about housing and jobs. 
Policy that treats houses as abstract market commodities has effectively devalued the tacit knowledge that is gained from how different people inhabit their housing and city.
Shedding light on people’s housing problem
The value of a creative artistic practice such as #WeLiveHere2017 lies in its capacity to expose the housing problem.
The “evidence base” about public housing redevelopment is currently framed around recording “concentrations of poverty”, mapping “poorly maintained public housing assets” and “economic modelling” that justifies government agendas to sell outright or to lease out public land and housing for economic purposes.
This evidence base limits residents’ capacity to create alternative narratives about their homes and neighbourhoods, because these rely on different types of data and evidence.
The media regularly create stories about public housing estates as sites of dysfunction, disorder and crime. These stories draw on the government’s evidence base, which is produced to support its redevelopment agendas.
This evidence base and media reporting often position individual tenant behaviour, rather than government policy, as the housing problem.
Because they are deemed to be the problem, residents of public housing neighbourhoods find it hard to engage in the political processes and debates that set out the so-called “housing problems” in our cities. 
The human dimensions of the housing crisis
The #WeLiveHere2017 project is a response to the devaluing of the locally situated knowledge of residents. It attempts to capture their concerns about their changing neighbourhoods and homes.
The project turns an inanimate building into a metaphorical sentient structure. Through the mood lights, it is expressing the habitational experiences and anxieties of the residents.
It not only puts “a human face to public housing”, it puts a human face to the key housing question in the global city of Sydney: where will the poor, elderly and workers live in our city?
