<p>The City of Sydney has approved plans for <a href="https://www.apartments.com.au/developers/billbergia">Billbergia Group</a> and Metrics Credit Partners’ $3.5 billion Castlereagh Place project in the heart of the Sydney CBD</p>

<p>The towers will be among the tallest in <a href="https://www.apartments.com.au/developments/sydney-nsw-2000">Sydney</a>'s CBD, with more floors than any other residential tower in the city.&nbsp;</p>

<p>The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;</p>

Billbergia, Metrics, approved for $3.5 billion Sydney skyscrapers

<p>International developer&nbsp;<a href="https://www.apartments.com.au/developers/spg-land">SPG Land</a> is preparing to re-launch its long-awaited $1.5 billion <a href="https://www.apartments.com.au/new-apartments/paradiso-place-surfers-paradise-103-ferny-avenue-surfers-paradise-qld-4217">Paradiso Place</a> development at Budds Beach, bringing a new price point to the Surfers Paradise apartment market.</p>

<p>The developer will release one-bedroom apartments from $825,000 and two-bedroom apartments from $1.24 million in the three-tower development.</p>

<p>According to Urbis, the starting price for the two-bedroom apartments is more than $400,000 below the weighted average sale price for comparable two-bedroom apartments in Surfers Paradise during 2025, which was pinned at $1.7 million.</p>

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

Off-the-plan property explained: What is stamp duty?

<p>For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.</p>

<p>The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.</p>

<p>But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.</p>

<p>The biggest takeaway is that inflation continues to move in the right direction.</p>

<p>Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.</p>

<p>While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.</p>

<p>The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.</p>

<p>That trend is important because it aligns with what many economists and lenders have been saying for the last month.</p>

<p>Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.</p>

<p>In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".</p>

<p>The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.</p>

<p>Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.</p>

<p>Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.</p>

<p>Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.</p>

<p>Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.</p>

<p>While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.</p>

<p>Brisbane’s apartment market will see a flood of newly built units over the next 12 months, putting pressure on the city’s apartment vendors and confirming the Reserve Bank’s fears.</p>
<p>Unit supply in greater Brisbane is scheduled to grow by 20 per cent over the next two years, with 39,420 apartments and townhouses hitting the market, according to property analytics firm CoreLogic.</p>
<p>Of this, there will be 15,650 additions over the next 12 months.</p>
<p>Valuation firm Herron Todd White’s senior executive Gavin Hulcombe said that in some extreme cases there were resales up to 30 per cent less than the off-the-plan price. </p>
<p>“What we are seeing is some of the secondary, lesser designed, lesser built apartments are not seeing price growth,” he was cited as saying by The Australian.</p>
<p>Forecaster BIS Oxford Economics has already tipped price falls for units of 7 per cent between now and 2020 — 14 per cent in real terms. </p>
<p>Latest figures from the Real Estate Institute of Queensland show an overall decline of of 2.3 per cent in the average price of apartments in the June quarter.</p>
<p>However, Urbis recently tipped that the Brisbane apartment market has been self-correcting and unlikely to suffer any great supply-demand imbalance. </p>
<p>Fly-in, fly-out worker Rebecca Tavo, 34, has just listed her one-bedroom, one-bathroom, one-car unit in inner-city Teneriffe for sale on Gumtree, with hopes of a $450,000 sale. After owning the apartment for about eight years, the mine worker and sportswoman expects to get her money back and return to Western ­Australia.</p>
<p>“I don’t have any qualms I will sell it, it will just be at what price,” she said. </p>
<p>To woo buyers, developers are offering discounts, rental guarantees and furniture packages.</p>
<p>There is a backlog of more than 2,200 units — about two years of supply — still awaiting to be sold in some projects.</p>
<p>Marketers for The Marc Apartments in inner-city Kangaroo Point are knocking $5,000 off the price as well as offering $15,000 furniture packages, free blinds and a one-year rental guarantee on two-bedroom units for buyers who sign up before September end.</p>
<p>PPB Advisory head of real ­estate Garry McLean said this quarter would give a better idea about where the market was headed.</p>
<p>“We are hearing mostly positive stories,” he said. “Most of the settlements that have occurred have gone reasonable well, though it is certainly slower in the tail end.”</p>
<p>He said the “massive surge” in supply followed a long period post-GFC when little was built.</p>
<p>“I would expect there to be some price reduction but, again, we are seeing the rental market holding well and we’re not seeing significant unoccupied apartments coming through,” he said.</p>

<p>With 1,359 auctions scheduled, there was a preliminary clearance rate of 73.9 per cent from the 1,140 reported results.</p>
<p>Last weekend Melbourne had 1,265 auctions with a final clearance rate of 71.4 percent. </p>
<p>At the same time last year, Melbourne’s clearance rate was 77.2 per cent across 1,103 auctions.</p>
<p>The North West region recorded the strongest clearance rate of 85.4 per cent across 101 auctions.</p>
<p>Melbourne's top sale was a <a href="https://www.propertyobserver.com.au/50&amp;52%20Boorool%20Rd%20KEW%20EAST" target="_blank">townhouse development site</a> at Kew that fetched $4.36 million.</p>
<p>Permits had been approved for the four townhouses on the 1430 sqm Boorool Road offering which sold at $16 million in 2015.</p>
<p>In Toorak, <a href="https://www.realestate.com.au/sold/property-house-vic-toorak-126261594" target="_blank">$3.72 million was paid for 112 St Georges Road</a>, one of six residences built on the site of former Prime Minister Harold Holt’s home.</p>
<p>The Herald Sun reported auction was slow going at first, but the buyer was the fourth and final bidder.</p>
<p>The four-bedroom house shares a communal pool, jetty on the Yarra River and a large garden with the five neighbours.</p>
<p>A four bedroom penthouse St Kilda apartment that sold for $3.61 million was Melbourne’s most expensive weekend apartment residential acquisition.</p>

<p>A one bedroom Burnswick unit sold for $250,000 was Melbourne’s cheapest weekend auction sale.</p>
<p>Located at <a href="https://www.realestate.com.au/sold/property-unit-vic-brunswick-126134498" target="_blank">14/6 Garnet Street</a>, the property last sold in 1983 for $21,000.</p>
<p>Sydney’s preliminary auction clearance rate was 71.5 per cent across 1,014 auctions this week, after last week saw the final clearance rate slip below 65 per cent for the first time this year to 64.2 per cent.</p>
<p>"The current clearance rate across Sydney is significantly lower than this time last year when 80.4 per cent of the 946 auctions held were successful," Kevin Brogan, CoreLogic's auction analyst said.</p>
<p>Strong results however were recorded across the Northern Beaches (84.7 per cent), Central Coast (84.6 per cent) and Ryde (84.6 per cent).</p>
<p>A two bedroom Bankstown unit sold for $461,000 was Sydney’s cheapest weekend auction sale.</p>
<p>Located at <a href="https://www.realestate.com.au/property-unit-nsw-bankstown-126280498" target="_blank">10/48 Reynolds Avenue</a>, the unrenovated property last sold in 1996 for $155,000.</p>
<p>Sydney's top sale was a Balgowlah Heights house that fetched $4.1 million pre-auction.</p>
<p>Located at <a href="https://www.realestate.com.au/sold/property-house-nsw-balgowlah+heights-126266314" target="_blank">3 Tabalum Road</a>, the four bedroom house on 568 sqm came with views over Middle Harbour.</p>
<p>It last sold in 2008 for $2.1 million.</p>
<p>"Sydney’s auction market survived its September super Saturday, recording a solid clearance rate for sellers despite the usual flood of pre-holiday listings," Domain economist Dr Andrew Wilson noted. </p>
<p>"The number of properties reported sold before auction continues to climb with motivated sellers keen to secure a sale from a dwindling pool of buyers," he added.</p>
<p>Some 168 Sydney homes were reported sold before auction at the weekend which was well ahead of the 148 reported the previous weekend and significantly higher than the 109 reported mid-August.  </p>
<p>Across Brisbane the preliminary clearance rate was 51.5 per cent this weekend after 99 auctions were reported to CoreLogic.</p>
<p>A five bedroom Ascot house sold for $2.4 million making it Brisbane’s most expensive weekend auction sale.</p>
<p>Located at <a href="https://www.realestate.com.au/property-house-qld-ascot-126284338" target="_blank">111 Alexandra Road</a>, the 1920s home last sold in 2003 for $1.9 million.</p>
<p>The offering with a tennis court was offered through Vanessa Harte of Ray White who told The Courier Mail five bidders registered for the auction of the 1022 sqm property.</p>
<p>There were 122 Adelaide auctions compared to 100 last week and 131 at the same time last year.</p>
<p>The cities preliminary clearance rate this week was 60.6 per cent, down from 68.2 per cent last week and lower than one year ago (78.2 per cent).</p>
<p>A four bedroom Bedford Park house sold for $420,000 was Adelaide’s cheapest weekend auction sale.</p>
<p>Located at <a href="https://www.realestate.com.au/sold/property-house-sa-bedford+park-126342402" target="_blank">16 Franklin Avenue</a>, the three bedroom, one bathroom home on 1000 sam was offered with the potential to create an extra one or two additional bedrooms.</p>
<p>In Canberra, 69.2 per cent of the 78 reported auction results for Canberra were sold this week, down from 71.9 per cent last week and higher than last year (68.4 per cent).</p>
<p>A two bedroom Holt house sold for $290,000 making it Canberra’s cheapest weekend auction sale.</p>
<p>Located at <a href="https://www.realestate.com.au/sold/property-house-act-holt-126317694" target="_blank">19 Goddard Crescent</a>, the property was in original condition but featured new carpet in the lounge and bedrooms.</p>
<p>Perth’s clearance rate of 36 per cent across 25 auction results is similar to last week, when 33 auctions were held and a clearance rate of 35.7 per cent was recorded.</p>
<p>Over the same week last year, the Perth clearance rate was a lower 29.5 per cent, and 50 auctions were held.</p>

National auction clearance rate sits at 70 percent: CoreLogic

<p>Purplebricks now claims it is the third most recognised real estate brand in Australia, behind Ray White and LJ Hooker, says its CEO.</p>
<p>After just a year in operation, the low-cost estate agency is now the third most recognised real estate brand, according to its UK chief executive Michael Bruce.</p>
<p>Mr Bruce cited brand awareness research it commissioned in May through market research firm PHD which found that one in 10 people mentioned Purplebricks when asked: "If you were thinking of selling your home, what companies would you think of contacting first?"</p>
<p>This was up from just four per cent in March. It spent over $6 million in its first-year in Australia promoting the brand through television, radio and online.</p>
<p>Since then Purplebricks has leapfrogged well-known Australian brands including McGrath, Hocking Stuart, Century 21 and Raine &amp; Horne, according to the PHD research, following its expansion into Sydney, Perth and Adelaide</p>
<p>Ray White ranked first with 27 per cent spontaneous awareness and LJ Hooker second with 24 per cent.</p>
<div>"We're at 10 per cent spontaneous awareness in Australia and are now the third most well known real estate brand in Australia. And we have achieved that in eight months," Mr Bruce told The Australian Financial Review, which has been pushing the low commission website through its editorial articles.</div>
<div>
<p>"Australian people are taking to Purplebricks quicker here than the UK," the AFR reported.</p>
<p>"We're growing quicker on every key performance indicator (KPI): revenue, local property experts, listings and sales. All of those things we are ahead of where we were in the UK," he said.</p>
</div>
<div>According to its Australian website, Purplebricks has sold about 1100 properties in Australia and won more than 2000 listings since launching. Vendors pay between $4500 and $5500 to sell their home through a Purplebricks "local property expert".</div>

<p>Australia accounted for 7.4 per cent of Purplebricks' full-year revenue in 2017 of £46.7 million when the company reported its results recently.</p>
<p>The agency secured a <a href="https://www.realestate.com.au/sold/property-house-nsw-oyster+bay-126258198" target="_blank">$3.1 million Oyster Bay riverfront weekend sale</a> for property developer David Fam after it was passed in at its one registered bidder auction.</p>
<p>Agent Joshua Singer told AFR he had sold 35 properties since joining Purplebricks in January from traditional agency Century 21. </p>

Purplebricks claims higher recognition than the 134 year old Raine & Horne group

<p>The results of a recent household income and wealth survey conducted by the Australian Bureau of Statistics (ABS) are not necessarily what you’d expect according to CoreLogic research analyst Cameron Kusher.</p>
<p>He said, “The results state that higher income households are more likely to be over-indebted than lower income ones and determined those households that are over-indebted and those that are not.”</p>
<p>The 2015-16 household income and wealth survey results, which includes household debt and over-indebtedness considers a household to be over indebted if their debt is either three or more times their income, or 75% or more of the value of their assets.</p>

<p>Mr Kusher said, “On these measures the ABS considers 21.6% of households to be over-indebted, 51.9% of households to be not over-indebted and 26.4% of households have no debt.”</p>
<p>According to the results, households with the lowest disposable income are the least likely to be over-indebted while the fourth quintile households are most likely to be over-indebted.</p>
<p>The end results, according to Mr Kusher, is that households with higher incomes are less likely to be debt free and are more likely to be over-indebted than lower income households.</p>
<p>He said, “Lower income households are more likely to be debt- free compared to higher income households which is reflective of many lower income households having paid off their debt.</p>

<p>“The data shows that 94.6% of households which are either not over- indebted (37.8%) or without debt (56.8%) have no persons in the labour force which is reflective of retirees or people that are in a position to choose not to work.”</p>
<p>Households with mortgage debt are more likely to be over- indebted than those households that either rent or own their home outright; only 3.5% of households that own without a mortgage are considered to be over-indebted compared to 47.0% of household with a mortgage and 9.1% of rental households.</p>
<p>Lone person households are likely to be those persons who are living debt free (45.9%), while single family households with a couple and dependent children (10.7%) are the least likely to be living debt free.</p>

<p>Interestingly, the data indicates that group households are among those least likely to be over-indebted (16.2%) as well as being amongst the least likely to be without debt (20.8%).</p>
<p>Mr Kusher said, “This probably reflects the fact that university students and young professionals are most likely to live in group households while studying and prior to purchasing their own home.”</p>
<p>The data also shows that households that are over-indebted spend 24.2% of all goods and services expenditure on housing costs compared to not over-indebted households spending 16.8% of their expenditure on housing costs.</p>
<p>The report shows that on average, over-indebted households spend more than double ($150.54) each week on their mortgage repayments than households which are not over-indebted ($73.44).</p>
<p>Mr Kusher said, “Households with no mortgage debt, most of which are retiree households, are least likely to be over- indebted.</p>

<p>“On the other hand, higher income households with a family that have outstanding mortgage debt are those most likely to be over-indebted.”</p>
<p>“While you could say that families of working age with higher incomes are better able to service their debt, interest rate hikes or reductions in the value of their assets could have a significant impact on their ability to service their debt.”</p>
