Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

<a href="https://www.apartments.com.au/new-apartments/castlereagh-place-sydney-324-348-pitt-street-sydney-nsw-2000">Castlereagh Place</a> will transform an underutilised city block into a landmark mixed-use destination, anchored by two 82-storey towers comprising 607 luxury residences above an 8-level podium housing a 209-room luxury hotel. Billbergia, Metrics, approved for $3.5 billion Sydney skyscrapers

International developer&nbsp;<a href="https://www.apartments.com.au/developers/spg-land">SPG Land</a> is preparing to re-launch its long-awaited $1.5 billion <a href="https://www.apartments.com.au/new-apartments/paradiso-place-surfers-paradise-103-ferny-avenue-surfers-paradise-qld-4217">Paradiso Place</a> development at Budds Beach, bringing a new price point to the Surfers Paradise apartment market.

The developer will release one-bedroom apartments from $825,000 and two-bedroom apartments from $1.24 million in the three-tower development.

According to Urbis, the starting price for the two-bedroom apartments is more than $400,000 below the weighted average sale price for comparable two-bedroom apartments in Surfers Paradise during 2025, which was pinned at $1.7 million.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Off-the-plan property explained: What is stamp duty?

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

BMP property management's division is offering rentals including a 2 bedroom, 2 bathroom apartment with 1 car space from $470 per week to $575 a week.
They are offering four weeks rental for free.
Hello Realty has a 2 bedroom, 1 bathroom apartment available at $430 a week.
The 204 apartment, currently rented out at $400 per week with the lease ending June, 2018, has been listed at $445,000.
It sold off the plan at $417,500 in 2015, the cheapest among the block which saw sales up to $575,000.
BPM’s​ project, Light Edge, 30 apartments over six levels came with a design by DKO Architects, on Elizabeth Street in Richmond. 
It sparked immediate buyer interest with 15 sold or reserved within two weeks of its sales release in late 2015.
They sold between $417,500 and $775,000.

BPM apartment settlements proceed with just two defaults

St George-based developer, Level 33, has acquired a row of a dozen homes individually on the southern side of Regent Street in Sydney's southern suburb of Kogarah for a proposed 300 apartment development.
Level 33’s proposal includes building nearly 300 apartments across four separate buildings. Sales are expected to launch in early 2018 and construction is expected to commence mid to late 2018, the developer said.
The apartments are expected to be targeted towards first home buyers.
Level 33 said it spent 24 months negotiating the individual purchases as it had earmarked the potential site for its development due to its proximity to the centre of Kogarah.
Eddy Haddad of Level 33 said the best sites were always the hardest to purchase and patience and understanding was required to ensure the mutual benefit of all involved.  
<div>The developer acquired 15 homes for a total of nearly $37 million.</div>
“This site really ticked all of the boxes in terms of convenience, as it’s literally only a one-minute walk to Kogarah train station, the St George Hospital is 100 metres away, and all the other amenities in the centre of Kogarah are on the doorstep. You couldn’t live in a better part of Kogarah… it’s right in the beating heart,” said Haddad.  
“However, we fully understood we were dealing with families here and their pride and joy, so we really wanted to look after the owners and ensure they were happy with the outcome.
“A project of this scale is reasonably unique to this area and we are here for the long term, so we are really keen to work with the local community as our reputations at stake.” 
Haddad said the project will have plenty of affordable apartments for local first home buyers struggling to enter the property market. 
“This project will be really focused on addressing this issue”.

Developer Level 33 acquires Kogarah site for 300 apartment project

Sydney remains perched at the top of the housing cycle, according to the October residential property clock by property valuation firm Herron Todd White.
The top has a new entrant as well, Griffith. The rest — Coffs Harbour,  Newcastle and NSW Central Coast — stay put.
There are no changes from September at the bottom of the market or the group of cities and regions approaching the peak, which includes Melbourne.  Perth and Darwin are the two capital cities that remain at the bottom of the market.

Sydney remains at the top of market cycle for houses: HTW property clock

Seven home owners in Sydney’s inner west suburb of Burwood are putting up their homes on the market later in October with the combined sale expected to fetch $40 million.
The <a href="https://www.domain.com.au/9-11-13-15-neich-parade-burwood-burwood-nsw-2134-2013510017" target="_blank">10-20 Neich Parade</a> site has a combined area of nearly 3,158.8 sqm.
Though the land is zoned R2 Low Density Residential, new proposals seeks to increase the building height limit to 32 metres as part of the new R3 Medium Density Residential zoning.
The plan is in line with the Parramatta Road Urban Transformation Strategy, which has developers honing in on new residential development opportunities.
This proposed zoning will allow for the construction of up 150 apartments subject to council approval.
The site is being sold through expressions of interest closing November 9.
The sale is being handled by Neil Cooke, Stuart Cox and Johnathon Broome of Savills Australia. 
It is understood that the seven homes combined are worth circa $17 million while as a development site, the land could fetch circa $40m.

This Neich Parade parcel has three street frontages and can provide Sydney CBD views to the eastern elevation and Blue Mountains views to the western elevation, via a redevelopment of the site.
It is close to Burwood CBD and Parramatta Road.
“This site represents a unique opportunity to acquire a significant parcel of tightly held level land, benefitting from three street frontages with significant development upside (STCA), situated just minutes from Burwood’s best amenities,” said Neil Cooke.
“Not to mention that the finalised Parramatta Road Urban Transformation strategy released by Urban Growth will positively impact the eventual owners within a future potential development, including the introduction of at least 82,500sq m* of employment Gross Floor Area across a variety of uses and the redevelopment of Concord Hospital situated 3.5 kilometres* from the site”.

Seven homeowners to put their sites on the market in Sydney's Burwood for $40 million

Harry Triguboff, Australia’s biggest builder of apartments, has hit out at hefty taxes levied on his apartment property empire, revealing to The Australian his Meriton group’s projects and its unit buyers paid about $650 million into federal, state and council coffers over the past financial year.
As NSW’s largest unit developer, Meriton’s many offshore buyers will be hit by a doubling of a tax surcharge targeting them from 4 to 8 per cent as Triguboff warns developers face the prospect of absorbing the tax hit themselves.
Triguboff, who is concerned about the broader effects of falling prices on the economy and the property sector, is fed up with the tax contribution both from his developments and the heavy levies on buyers.
Referring to his own bills, Triguboff said it was “one mighty big contribution from one man and one company".
“So why do governments make it so hard for Meriton and other major players who have track records, know what they are doing, and create thousands of jobs?”
“The more governments encourage developers, the key players in Australia’s biggest industry, the more dollars they’ll reap,” he said.
“It’s no good putting a foot on our throats and then wondering why the tax tills aren’t still loudly ringing.”
He revealed that last financial year, Meriton payments to the federal government via GST, company tax, and tax on employees totalled $295m.
The NSW government made $46.1m from stamp duty on property purchases by Meriton and from Meriton-related payroll tax.
Stamp duty paid by Meriton customers to Queensland and NSW totalled $83.6m. “Then there’s personal and company taxes, plus payroll tax, paid by our vast array of subcontractors. That comes in at well over $120 million.”

Kingston unit stock level rises by 37%: Investar

YarraBend, a new Melbourne suburb being developed by Glenvill, will soon witness a luxury apartment project come up which has been designed by architects DKO.
Parkview Apartments in Melbourne’s Alphington will comprise 120 units in configurations of one, two and three bedrooms, starting from $455,000. 
According to the description, Parkview will be the first apartment project within YarraBend and one of the first to be designed in line with Victoria’s Better Apartments Design Standards, ensuring liveable and sustainable designs are prioritised throughout the space.
Conceived by DKO, the apartments are designed to complement their natural environment, nearby parklands and the Yarra River.
The design brief by YarraBend for the entire site is to help create an urban renewal development of international standard, equal to New York’s Meat Packing District and London’s Canary Wharf with a considered and future-proof design that appealed to a discerning taste.
DKO’s design considers the historic buildings on the site, whilst creating a contemporary space with minimalist interiors.

Household finance data released by the Reserve Bank (RBA) each quarter looks at the ratios of household debts and assets to disposable income. The latest RBA update shows that while households debt is growing, asset wealth is simultaneously increasing.

According to the RBA, the ratio of household debt to disposable income was recorded at 193.7% at the end of June 2017 and now sits at a record-high having increased by 2.0% over the quarter and by 3.9% over the year.
According to CoreLogic research analyst Cameron Kusher it was not surprising to see that most of this debt is housing related; the ratio of housing debt to disposable income is recorded at 136.4% having increased by 1.4% over the quarter and 3.9% over the year.
Kusher said, “Clearly, household and housing debt has increased over time relative to disposable incomes. Of note is that since the financial crisis, the rate of escalation has slowed.”
Further data from the RBA reveals that of the 136.4% ratio of housing debt to disposable income, 103.2% is held by owner occupiers with the remaining 33.2% held by investors.
At the end of June 2017 the ratio of household assets to disposable income was recorded at 935.6% and the ratio of housing assets to disposable income was 516.5%, both of which were record highs. Over the past year household assets and housing assets have increased by 6.6% and 7.8% respectively, well in excess of the increase in household and housing debt.

By comparing the ratios of assets and debt the RBA also produces ratios of household and housing debt to assets. Mr Kusher said, “The data reiterates that although debt levels are high, at this stage debt is well supported by assets which are valued substantially higher.”
Over recent years the ratios of household and housing debt to assets has actually been falling. In June 2017, the ratio of household debt to assets was recorded at 20.7% and the ratio of housing debt to assets sat at 26.4%.
According to Kusher, a big contributor to the declining ratio of debt to assets over recent years has been the ongoing fall in interest rates to their current lows. At the end of June 2017 the ratio of household interest repayments to disposable income was 8.7% and for housing it was 7.1%. Lower interest rates also mean that where there is a debt, debtors have the ability (if they choose) to maintain previous repayments which in turn means additional debt is repaid as interest rates fall.
He said, “The latest household finance data from the RBA highlights that Australian households are heavily indebted, largely due to housing. While debt levels are high, the value of household and housing assets are, at this stage, considerably greater than the level of debt.”
“Of course, if household and housing asset values begin to fall in the future, the accompanying debt may not fall at the same rate and that remains the main concern with the ongoing increase in household and housing debt.
“Although Australia survived the financial crisis with much less damage than many other countries, of note was the fairly sharp rise in the ratio of household and housing debts to assets over that period. A more sustained downturn could potentially see a much greater increase in these ratios as asset values fall but the debt against these assets remain,” Mr Kusher said.

Household debt growing slower than asset wealth as both hit record highs

A three-bedroom townhouse in the Sunshine Coast region’s Mountain Creek suburb has sold for $391,000 under a mortgagee sale.
