Pikos Group has released the five-penthouse collection at its <a href="https://www.apartments.com.au/buildings/skye-residences-by-pikos-kangaroo-point-8-river-terrace-kangaroo-point-qld-4169">Skye by Pikos</a> development in Kangaroo Point, with early buyer interest indicating the flagship residences could eclipse every apartment sale previously recorded in Queensland.

The collection crowns the luxury riverfront development with five residences, including four completed penthouses and Skye One, a two-level sky home spanning more than 1,000 sqm that will be tailored to its eventual owner.

The start of demolition at 137 Old Burleigh Road signals DVB Projects’ underlying confidence in the Gold Coast’s luxury beachside apartment sector.

The project will comprise 40 half-floor residences of approximately 260 sqm, alongside eight full-floor residences spanning around 524 sqm.

A single penthouse will crown the building, featuring a private pool, barbecue area, indoor gym and dedicated entertaining spaces.

Residents will have access to a resort-style suite of amenities, including a 20-metre pool with daybeds, a gymnasium, hot and cold plunge pools, a sauna, and private residents’ lounge and dining facilities.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

For apartment residents, that can present a challenge.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. Listed property group GPT has offered to sell its half stake in Sydney’s iconic MLC Centre to co-owner QIC.
In its 2010 annual results, the group’s share of the 67-storey, Harry Seidler-designed building was valued at $368.7 million, with the value written down by $22 million due to façade restoration work.
GPT has also sought submissions from commercial real estate firms to take it to market, should Queensland-based QIC choose not to buy its stake.
GPT is a tenant in the building, occupying the 52nd floor. It has recently renovated its own space as a demonstration for potential new tenants.
One of the tower’s major tenants – law firm Freehills, which occupies 20,000 square metres of space – is planning to move to a new $800 million office tower on Castlereagh Street being developed by Grocon, the Australian Financial Review reported.
The MLC Centre was built by Lend Lease in 1978. GPT bought a 20% share in 1990.
In 1996 GPT increased its share by 15% and QIC bought a 25% stake following MLC selling a 40% interest in the building.
In 1997, GPT and QIC picked up the remaining 40% held by MLC to become equal owners of the building.
Its share of the MLC Centre is part of GPT’s $2.7 billion office portfolio, which includes the Citigroup Centre and Australia Square in Sydney and 818 Bourke Street in Melbourne and the Melbourne Central Tower.

GPT to sell stake in Sydney's MLC tower

An uptick in home buyer activity in spring is likely, according to RP Data head of research Tim Lawless.
“With interest rates looking stable and economic growth showing some improvement we may gradually see some improvement in housing finance numbers which ultimately points to an improvement in transaction volumes which were tracking about 17% below the five year average nationally in June,” Lawless writes on the RP research blog.
“We are likely to see more new listings enter the market as we move into spring, so an uptick in buyer activity would be a very welcome event for anyone looking to sell their home.”
Lawless says housing finance commitments are a good indicator of buying intentions and points to a recently released set of ABS data that shows an improvement in housing finance values from recent lows.
“Owner-occupier loans are up 5.9% between March and July of this year, while investor loans are up 3.1% between the April low and July this year,” Lawless says.
More recent indications of an improvement in the housing market have come from the August mortgage approvals from mortgage broker AFG, which come out one month ahead of official ABS data.
AFG recorded a 21% surge in mortgage approvals in August, with investors and first-time buyer numbers on the increase.
While August figures are typically stronger than previous months, AFG’s August 2011 figures trended well above seasonal expectations.
Lawless says an increase in investor activity is another indication of an improving market.
“Investor loans have shown a greater level of decline compared with owner occupiers, which is typically the case when market conditions move out of the growth phase; investor numbers tend to taper as capital growth leaves the market,” he says.
“Higher yields, more stock to choose from and improved buying power hasn’t been enough to attract a large number of investors back into the market.”
Currently, the owner occupier market is more active than investors, with the value of owner occupier loans commitments (excluding re-financing) down by 1.6% over the 12 months to July and investor loans are down 9.0%.
“Investors now equate to 38.2% of the value of all housing finance commitments excluding loans being refinanced,” Lawless says.

Spring to bring more housing market activity: RP Data

Marinas in Queensland, once the subject of frenzied buying activity, have had a rough trot.

Horizon Shores on the Gold Coast, has fallen into the control of receivers McGrath Nichol. Its owner, Meridien Marinas, says it's business as usual for the marina, which has approvals in place to almost double its berth numbers to 2,000. About half the berths are occupied at the moment.
Meridien Marinas says the "combination of the ongoing GFC and strong Australian dollar has created difficult trading conditions for Australia's boating industry".
But Colin Bransgrove, chief executive office of industry body Marina Industries Association of Australia, says he's not heard of other businesses in the tightly held marina sector in trouble.
"Things have been tougher post-GFC, but because of the general shortage of marina berths in Australia, most are holding up reasonably well," Bransgrove told SmartCompany this morning.
"It's disappointing but not the norm."
There are 356 marinas in Australia, Bransgrove says, and most are owned by smaller companies or family companies. Leases tend to be quite regionalised, with Western Australia holding up better than Queensland, which was hit hard by the summer's natural disasters.
Of four marinas across Queensland, just one of Meridien Marinas' assets is not in administration: its marina in Port Douglas, which is said to be unaffected by troubles in the industry.
The Abel Point marina, which is part of the $750 million Port of Airlie project, is also in receivership, as is the Port of Airlie marina.
According to its website, Horizon Shore was "destined to become Australia's largest world-class marina, home to over 1,400 berths ranging in size from 9m-20m."
"Just 20 minutes from the Gold Coast and 30 minutes from Brisbane, it's at the heart of a boating paradise, right on the doorstep of South Stradbroke Island, Jumpinpin Bar and the Gold CoastSeaway."
Meridien Marinas managing director Russell McCart describes the appointment of receiverships to Horizon Shores and Abel Point Marinas as "very unfortunate" and says the company will be "working closely with the administrators in a concerted effort to return the business back to profitability."
"Abel Point and Horizon Shores Marinas are both excellent assets and have a great future and will continue to trade very well," McCart says.
"The receivers have re-employed all marina staff and will continue to operate as usual, without disruption."
"Meridien has committed over $75 million into Horizon Shores and the majority of infrastructure works are now completed."
The collapse also follows the collapse of Queensland boat builder Riviera in 2009, on the back of debts and the GFC.

Investors' guide: Housing rents across all capitals by the numbers

The combined real estate bellwethers of appraisals and listings are indicating the Australian real estate market is set for a relatively busy selling season in 2011.
That said, listings are a touch behind spring 2010, as a consequence of a relatively cold and wet winter in many parts of Australia, interest rate uncertainty, concerns about the state of the two-speed economy in Australia and sovereign debt woes in America and parts of Europe. Throw in political instability in Canberra, and it is little wonder some vendors are taking a wait-and-see approach to a home sale.
At a micro level, it will only take one or two good results to entice home owners to put their homes on the market. So, with these factors in mind, my expectation is that the traditional selling season will start later than in 2010 and run much closer to Christmas.
However all bets are off should the Reserve Bank of Australia decide to hike up interest rates before summer. Although, many in the financial markets are starting to predict that a cut in the official cash rate, which currently sits at 4.75%, is more likely.
The good news is that no matter what is happening in the macroeconomic environment, there are still steps homeowners can take to make sure a home sells as fast as possible this spring.
If you haven’t done it yet, I’d contact your agent and to start to prepare your house for a spring sale. First impressions of your home are critical to a swift and successful sale. In fact, one of our offices recently conducted some research which showed that 40% of buyers to visit a property during a four-week campaign come during the first week. It’s absolutely critical that a house looks attractive if the best price is to be achieved.
The good news is that sprucing up your house or apartment won’t cost an arm and a leg, and there are some simple steps you can take, which include:

<li>clearing overgrown gardens – you can do it yourself or hire a professional</li>
<li>trimming the lawns and edges</li>
<li>removing leaves from paths and verandahs</li>
<li>sprucing up the house’s exterior by washing down or repainting walls.</li>

Top seven tips for selling in spring

The Western Sydney residential development of Bunya Estate will be the first “broad-acre” site and the first location in Sydney to gain access to the government’s high-speed fibre optic National Broadband Network.
The 5,280-hectare development near Doonside extends from Quakers Hill to Leppington and will feature approximately 730 new homes in the new suburb of Bungarribee when completed.
Final Bunya land lots in stage one were released by Landcom in June, with 69 of the 75 released now sold. Prices start at $310,000, plus a $20,000 Housing Affordability Fund discount for eligible purchasers, and homes range in size from 420 square metres to 547 square metres.
A display home centre featuring designs from Allcastle Homes, Champion Homes, Eden Brae Homes and Wisdom Homes was opened in July.
Doonside railway station is approximately 500 metres from the northern end of the project.
The announcement of NBN access at Bunya Estate Minister was made by Broadband Minister Stephen Conroy, who says it is the first new broad-acre development to get the NBN in all dwellings.
“Local residents in the Bunya estate can receive fibre-based telephone and high speed internet services over the NBN by contacting a retail service provider of their choice. It will be the first of many such sites and our local community is very excited,” says Ed Husic, Chifley MP.
The federal government is also supporting the release of more affordable homes in this estate through a $7.5 million Housing Affordability Fund grant.
According to the Daily Telegraph, just a handful of homes have been completed to date, with families due to start moving in at the end of the month.
The Bunya Estate announcement follows the launch of the NBN in Kiama Downs and the township of Minnamurra in August, about 120 kilometres south of Sydney.
Armidale in NSW, the whole of Tasmania, parts of Brunswick in Melbourne; and parts of the Townsville suburbs of Aitkenvale and Mundingburra were the first to receive access to the NBN.
Midway Point, an outer suburb of Tasmania, was the first location to get NBN access in August last year.

Inner-Brisbane unit sales up 15%

As expectations rise of a strong spring selling season, builders and developers are lining up to offer incentives to first-time buyers. 
In southeast Queensland, developer Devine is offering buyers no-deposit loans for their house-and-land deals up until January 31, 2012. 
The offer is aimed at buyers who are eligible for up to $17,000 in government grants including the $7,000 first-home owner grant and the short-term $10,000 building boost grant. 
A spokesperson for the developer says enquiries and sales following the launch of the offer at the start of August are “similar to pre-GFC times”. 
Devine requires buyers pay a $500 reservation fee to secure their house-and-land packages.
Devine Queensland manager Andrew Brimblecombe says the No Deposit campaign is aimed at addressing the issue of housing affordability and giving buyers “a much-needed head start”. Devine communities are located around Brisbane. Current communities include Mountview (Redbank Plains), Waverley Parks (Willowvale), Sandstone Lakes (Ningi) and Woodvale (Burpengary). Another developer, Stockland, will launch a new national residential campaign on September 12, which will offer buyers a $10,000 furniture voucher. 
In NSW, the Freedom Furniture voucher will be offered when buyers purchase certain house-and-land packages from seven participating residential communities up until October 16. 
The developer has designed 120 applicable houses and is partnering with a number of builders including Masterton, Eden Brae, McDonald Jones, Adenbrook and Brilliant Homes. 
The seven Stockland NSW residential communities participating in the campaign are Waterside and Glenmore Ridge, located in Western Sydney; Darcy’s Peak, McKeachie’s Run and Murray’s Beach, located in the Hunter region; and Bayswood and McCauley’s Beach, located in the Illawarra and South Coast region. 
Stockland general manager residential development NSW Matthew Mears says he is confident that the campaign packages and bonus $10,000 voucher will appeal to buyers seeking value for money. 
Houses start from around $339,000 for a four-bedroom, two-bathroom home with garage and undercover alfresco area at Bayswood, built by GJ Gardner (South Coast). 
Apartment developer Meriton is also looking to incentivise off-the-plan buyers, offering to pay the stamp duty on a number of its Sydney developments including the Alcove, St Ives (two bedroom houses from $540,000); Vantage in Rhodes (two bedrooms for $580,000) and its Epping Park development.

Developer lures new home buyers with no-deposit loans

Developer Stockland will begin work on 708 residential lots at Caloundra on the Sunshine Coast at the end of September following approval by the Queensland government’s Urban Land Development Authority.

When completed, Bellvista 2 will provide affordable housing for up to 1,500 people across 90 hectares.

It will also include a village centre, retail and three parks.

The project is an extension to the first stage of Bellvista, which is now home to 1,000 residents.

Land prices will start at $140,000 and settlements are scheduled for June 2012

The approval of two development applications was announced by Deputy Premier and Local Government Minister Paul Lucas, who says the development will help ease housing pressures being felt by the Sunshine Coast market.

"The approval of these development applications at Bellvista 2 will help ease pressures being exerted on the property market on the Sunshine Coast and 25% of houses across Caloundra South will provide for people on low to moderate incomes,” Lucas says.

"Large-scale projects such as this will provide longer-term prospects of sustainable employment with the entire Caloundra South project expected to support more than 15,000 jobs."

ULDA chief executive Paul Eagles says the development at Bellvista 2 will be undertaken by Stockland and deliver 708 residential lots across more than 90 hectares.

"Development in Bellvista 2 was identified for early release in the Interim Land Use Plan to bring on more affordable housing within the UDA sooner," says ULDA CEO Paul Eagles.

The Caloundra South Urban Development Area was declared on October 22, 2010 and covers 2,360 hectares. It is a 40 year project with the capacity for 20,000 homes.

Approval for Bellvista 2 was achieved in less than 12 months.

Stockland gets green light on Sunshine Coast development

Nigerian scammers have homed in on Sydney’s coastal eastern suburbs in their latest attempt to sell property they don’t own.

Successfully done twice in Perth, the latest attempt to sell a $1 million apartment has been thwarted before its scheduled auction.

The apartment was listed without the knowledge of the landlord, its South African-dormiciled investor, who has since complained to the fraud police.

The property with beach views was taken down from property websites earlier this week before its upcoming September auction.

The listing agent was not aware that the sale instructions were bogus. The apartment had been rented through the same office, most recently at $550 a week.

The first deceit was an email to the leasing office advising that a recent fire had destroyed all the documents associated with the property, its ownership and rental. 

After the estate agency supplied some replacement paperwork, they received instructions to list the property for sale. Contracts were drawn up by Double Bay solicitors and given there was no mortgage the negotiation didn’t require any official approaches to any financial institutions. 

After ads to sell the apartment appeared recently online and in print, an eastern suburbs agent, Brad Caldwell-Eyles, who had initially sold the two-bedroom apartment in 2004 for about $675,000 to the South Africa-based investor emailed the expatriate family, wishing them the best for the listing.

The shocked owner had no knowledge of its listing. The hoodwinked listing agent has assisted the police. 

A check of email has revealed the originating scamming emails from the African continent.  

The Sydney scenario closely followed <a href="https://www.propertyobserver.com.au/western-australia/absentee-investor-alert-nigerian-scammers-sell-%24410000-house-they-didnt-own/2011081751195" title="Nigerian scammers sell house they didn't own" target="_blank">two Nigerian scams in Perth </a>where sales had been achieved with the absentee owner unaware of the listing and sale of their investment property.

It highlights the necessity of absentee investors with unencumbered titles to be vigilant.
