Developer <a href="https://www.apartments.com.au/developers/bottega-property-group">Bottega House</a> has secured council approval for its first Brisbane project - a $270 million luxury residential development on an absolute riverfront site in leafy St Lucia.&nbsp;

The 15-storey project, known as <a href="https://www.apartments.com.au/new-apartments/st-lucia-by-bottega-house-180-macquarie-street-st-lucia-qld-4067">St Lucia by Bottega House</a> , will occupy a prime north-facing site at 178-180 Macquarie Street, directly fronting the Brisbane River in the established inner-west suburb known for its rowing clubs, golf courses and sprawling University of Queensland campus.&nbsp;

St Lucia by Bottega House will feature a suite of amenities including dedicated wellness spaces, a mineral pool and cold plunge. The project has been positioned to attract affluent owner-occupiers seeking high-quality, house-sized apartments.&nbsp;

Bottega House has been set up by co-directors Nick Malloch, Louis Mennes and Craig Marsh.

Malloch said the project drew inspiration from its Brisbane River setting and leafy inner-west surrounds, while responding to the demands of discerning locals looking to transition from freestanding homes into apartment living.&nbsp;

"With an expansive river frontage and lush green surrounds, we knew we had to create something special that reflects the natural beauty of the location while offering residents masterfully crafted homes," said Malloch.&nbsp;

"Our intent was to complement the project's quiet, private setting by introducing residences that offer a calm retreat and sanctuary from the everyday. The result is a harmonious blend of architecture, interiors and amenity that emphasises wellbeing, comfort and beauty without excess."&nbsp;

Malloch added that project consultants had been carefully selected in alignment with Bottega House's commitment to care, quality and attention to detail. The design team includes architects <a href="https://www.apartments.com.au/architects/plus-studio">Plus Studio</a>, interiors practice <a href="https://www.apartments.com.au/interior-designers/mim-design">Mim Design</a> and landscaping by <a href="https://www.apartments.com.au/architects/urbis">Urbis</a>.&nbsp;

Three-bedroom apartments are expected to start around $5 millio. Selling agents Keenan &amp; Byrne said the pricing strategy for the project was anticipated to achieve upwards of $25,500 per square metre.&nbsp;

The project's development approval this week follows the success of Bottega House's inaugural Queensland project - a 22-storey collection of full-floor sky homes at Broadbeach on the Gold Coast which included the sale of a two-storey penthouse at a record price for a beachside residence.&nbsp;

St Lucia by Bottega House is expected to launch to market in November, with construction anticipated to be completed mid 2029.

<a href="https://www.apartments.com.au/developers/sherpa-property-group">Sherpa Property Group</a> is advancing its affordable apartment model into Brisbane with the acquisition of another site at Cordelia Street in South Brisbane for $27 million.

Sherpa, which has a $1.7 billion pipeline across Southeast Queensland, intends to bring a cohort of apartments exclusively for first homebuyers into its proposed 186-apartment project to be built at 2 Cordelia Street.

The Sherpa model has already been incredibly well received from their Gold Coast projects, where Sherpa Group set aside a number of apartments exclusively for first homebuyers.

The new $320 million project marks Sherpa Group's second development in Brisbane, following its $255 million Symphony project, also on Cordelia Street, which is currently under construction.

Symphony will deliver 146 apartments across 28 levels, offering a mix of one, two and three-bedroom apartments. With 114 already sold, construction by <a href="https://www.apartments.com.au/builders/lps-group">LPS Group</a> is scheduled for completion in 2028.

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Some 13.8 percent of resold homes across Perth in the December 2015 quarter were sold for less than the previous purchase price which was the highest proportion of loss-making resales since July 2012. 
The 11.4% of resales at a loss is up from just 5.4 percent 12 months ago. The Peppermint Grove council area recorded no resales at a loss over the quarter, while Bassendean (4.9 percent) and Canning (5.7 percent) were the other two regions with the lowest proportion of loss-making resales. 
The highest proportion of loss-making resales occurred in the Perth (43.1 percent), Claremont (37.9 percent) and Mandurah (28.7 percent) council areas.

Statistics from Archicentre's pre purchase inspections between 2010 and 2015 show that across Australia 4 percent of dwellings have a major water problem and 34 percent have a minor problem which, if not rectified could develop into a costly defect.</div>

These results are really no surprise to us. Over the years we have seen unstyled or poorly presented properties have very little interest, only to sell over reserve following a spruce up by a professional stylist.
In a tough market place, property presentation can really make or break a sale.
Top tips for preparing your home or investment for sale include:
1. Improve your street appeal by tidying the gardens, repairing any fences or guttering, adding a fresh coat of paint and making sure to have a definitive pathway to the front door.
2. Declutter by removing excess furniture and personal items – too many items such as photo frames and figurines can make a property feel small and cramped and will distract buyers from focusing on the property itself.
3. Conceal day-to-day items such as laundry, piles of paperwork, dishes, keys and garbage or remove completely from the property for open for inspections.
4. Set up the property well in advance by opening all curtains and blinds, turning on heating or air conditioning, opening balcony doors and windows, and turning on lights and lamps – this will make the property feel light and airy.

Poor presentation costs Aussies up to 25 percent on auction day

Minister for Finance, Services and Property Dominic Perrottet announced yesterday a simpler, more equitable pricing scheme for Land and Property Information’s (LPI) registration and titling services, delivering on the NSW Government’s commitment in 2015 to review LPI’s pricing framework to improve transparency.
Mr Perrottet said the old framework was outdated and overly complex, while the new framework removes pricing inconsistencies that had built up over time.
“This reform delivers a more transparent framework that will make dealing with LPI simpler for everyone, from new home buyers to the legal and property professionals who deal with the LPI every day,” Mr Perrottet said.
“It’s a reform that makes sense, adjusting the current framework to make it more user friendly and easier to regulate, while also making sure LPI’s product pricing is more equitable for customers,” he said.
Changes introduced under the new framework include:
<ul>
<li> Consistent pricing for core document lodgments, more than halving the number of different price points for LPI services (from 44 to 20).</li>
<li> A much simpler fee for plan lodgments, to be priced on a flat per-lot basis.</li>
<li>The introduction of requisition fees to ensure practitioners lodge quality-assured documents, reducing the need for costly resubmission of amended lodgments.</li>
<li>LPI ceasing to operate as an online retailer of title search products, with existing private-sector information brokers already servicing 91% of the market.</li>
</ul>
The impact of the reforms on existing product prices will vary, however the new framework is designed to remain revenue-neutral to Government overall, with NSW to remain one of the cheapest jurisdictions in Australia for core land titling transactions.
Among the price changes, titling charges on new home purchases will decrease by up to $61, while mortgage refinance charges will increase by up to $53.  Plan lodgment charges for subdivisions of 9 lots or more will increase, but will be lower for subdivisions of 8 lots or less (which make up more than 90% of subdivisions).
The new pricing framework takes effect from 1 July 2016, with LPI to delay applying the new requisition fee until 1 January 2017 to allow practitioners sufficient time to adjust.

Official interest rates are poised to hit a new historic low of 1.75 percent when the Reserve Bank Board meet later today following last week's shock consumer price index results.
Property website RateCity.com.au have suggested that deflation has sparked the May rate cut prospect.
Their analysis of the national and international economic indicators shows that the disappointing inflation figures could be enough to disrupt the RBA's year-long holding pattern.
RateCity.com.au money editor Sally Tindall said the chances of a budget-day cut were over 50 percent.
“Australians should get set for a rate cut, if not this month then within the following two months,” she said.
“The RBA has held an easing bias since October. Last week’s inflation figures should be the final straw.
“Inflation is now at 1.3 per cent and core inflation at 1.55 per cent, which is undeniably well below the RBA’s own target rate – a fact they will find hard to ignore.
“Despite a last-minute plunge, the relatively high dollar will also add to the RBA’s woes,” she said.
“If the RBA does deliver a cut, the big question for mortgage holders on Tuesday won’t be around the budget, but rather whether their bank will pass this savings on.”
“But with the cash rate decision set to be announced hours before Scott Morrison delivers his first Federal Budget and employment figures still holding up, the RBA may opt to wait and see if there’s a post-budget bounce in confidence.”

Fellow mortgage website finder.com.au however have suggested that the cash rate will complete 12 months without movement as 96 percent of leading economists and experts have widely tipped the rate will hold at 2 percent.
The rate last moved in May when the Reserve Bank cut by 0.25 percent.
27 of 28 experts who took part in the finder.com.au Reserve Bank Survey believed the pause will continue due to a robust labour market, recovering Australian dollar and imminent Federal Budget.
CommSec's Savanth Sebastian is the only economist who has predicted a cut, suggesting the low inflation results opens the door for the Reserve Bank to cut rates if they deem it's necessary. 
As for prospects of a rate movement beyond May, 55 percent of the 22 experts who opted in to this question predict a fall is on the cards in 2016, with the most popular months indicated for a cut being August (four predictions) and November (3). 
Conversely, three experts – Steven Pambris from Bank of Sydney, Mark Crosby from Melbourne Business School and Stephen Koukoulas from Market Economics – predict a rate rise, or multiple rises, this year.  Ten experts (45 percent) predict no movement until 2017. All of this group agreed that a rate rise was the next likely move.  Half of the 24 experts surveyed on the rate cycle thought that the cash rate has already hit rock bottom, and would not drop below 2.00 percent in this period. Nine experts (38 percent) predict a drop to 1.75 percent before a rise, while only three experts (13 percent) predict a drop to 1.5 percent. Twenty-two experts weighed into whether recently reported oversupply of units in capital cities would have an effect on property prices. Eighty-two percent predict this would lead to a drop in unit prices in capital cities, with 36% (8) forecasting growth will slow across the whole capital city property market. If you’re a first home buyer and have a deposit saved up, now may be the best time to nab a bargain, especially if you’re eyeing an apartment.  “First home buyers have had an even tougher time of late, so this will be welcome news. Figures from the Australian Bureau of Statistics show that the number of first home buyers has been dropping consistency since September 2012, when it peaked at 19 percent. The latest figures show first home buyers now account for just 13.4 percent of all home loans financed.  “However, with the cash rate looking likely to remain stable for the foreseeable future, signs are pointing to a long-awaited first home buyer ‘comeback’," says Ms Hassan. “Interestingly, should the cash rate hold on Tuesday as widely expected, RBA figures show this would be only the third time in a decade that the official cash rate has held at the same level for 12 months or more. “That said, the average standard variable home loan rate – currently 5.21 percent – is not expected to hold for much longer with the big four banks having not moved their variable rates in five months.  “This reiterates that shopping around for the best home loan deal has never been more important. Do your homework, compare lenders, read the fine print and always factor in a buffer of 2-3 percent in case of future rate rises so you’re not left with a nasty shock soon after becoming a homeowner."

Deflation sparks May rate cut propsect: ratecity.com.au

A local developer has paid $6.3 million, exceeding expectations, for a development site with a permit for 44 units in Melbourne's Hampton.
The 427 Hampton Street property, comprising a 1,242 square metre site, zoned Commercial 1, was sold after an expressions of interest campaign.
The selling agents were Nick Peden, Jesse Radisich and Julian Heatherich of Savills Australia.
The permit includes 41 apartments and three retail spaces.
Peden said the property drew more than 150 enquiries and sold at the record rate of $143,295 per unit.
A 62-apartment project next door had sold out within a matter of weeks, he added.
"The demand for apartments along this increasingly popular strip of bayside suburbs, which includes Brighton and Sandringham, has been extraordinary but not surprising given its relatively close proximity to Melbourne CBD,’’ he said.  
Radisich said the initial price expectations were circa $5.5 million.

Developer pays $6.3 million for site with apartment permit in Melbourne's Hampton

LYZ Property Group, a subsidiary of Chinese developer Hengmao Group, has bought in Melbourne's Hawthorn for $17 million.
The office property on <a href="https://www.realcommercial.com.au/property-retail-vic-hawthorn-501846306" target="_blank">283-285 Burwood Road</a> sold on a 4 percent yield.
LYZ is known for the Chiara and Lucia apartments in South Yarra.
It plans to hold the 4500 sqm building, which has redevelopment potential, as a long-term investment.
The building also comes with 28 car spaces sit on a 2655 sqm site.
It is leased to Snooze for 10 years and National Storage for 15 years, earning total net annual rent of $682,000.
Teska Carson's Tom Maule and Michael Taylor brokered the deal.
