One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.

FiveX recently lodged plans for a 61-storey, 490-apartment tower that would become one of the tallest residential buildings in North Sydney if approved.

Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.

Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.

First look: Zurich targets North Sydney office conversion with 148-unit proposal above Metro station

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The building's architecture also reflects Bowden's industrial heritage. The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

First look: Inca eyes Mona Vale with State Significant DA for Dawn apartments

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Upon my arrival early on a Sunday morning, Edinburgh greeted me with the kind of weather I thought I had left behind back in Melbourne. Grey skies, 14 degrees and light drizzle. This was in stark contrast to the 45 plus degrees I had encountered in Abu Dhabi only a day earlier.

While my initial impressions were of a grey city, with grey skies there was definitely more to Edinburgh than 50 shades of grey, which I discovered over the course of two days.

<figcaption>The streets of Edinburgh</figcaption></figure>I should preface this by saying that my time in Edinburgh revolved largely around preparing for a wedding in Duns so this will be far from a comprehensive run down of the city.

The easiest way to get to the city center from the airport is via the Airlink which costs £4.50 for a single adult journey. The ride into town takes approximately 30 minutes and stops at Waverley Station where connecting services, car rentals, visitor centre etc can be located.

The station is the main station in Edinburgh and the second-largest main line railway station in the United Kingdom in terms of area.

<figcaption>Waverley Station located in central Edinburgh</figcaption></figure>Edinburgh's topography has resulted in a network of spiraling and cascading stairs, raised walkways and terraces which provide a good all round waking experience and photo opportunities for any urban explorer. It also provides for a decent cardio workout as you tackle stairs and sloping streets.

The grey and grit of the buildings -the result of soot from the days of locomotives I'm told - are balanced by the rich greenery of the parks and gardens dotted throughout the city.

A definite highlight was the brief visit to the grounds of Edinburgh Castle which is located surprisingly close to the centre of the city and only a short stroll from Waverley Station. The fortress which sits atop Castle Rock dominates the Edinburgh skyline and is Scotland's most-visited paid tourist attraction, with over 1.4 million visitors in 2013.

It also provides the backdrop to the Edinburgh Military Tattoo during the annual Edinburgh International Festival. A statue of William Wallace, one of the main leaders of the Wars of Scottish Independence greets visitors at the gate.

The Grassmarket is a historic market place and an events space in the Old Town of Edinburgh, Scotland. In relation to the rest of the city it lies in a hollow, well below surrounding ground levels. This little area is characterised by rows of low-rise buildings featuring boutique retail tenancies, and food and beverage.

This is also another spot to get photos of the castle or just sit around and people watch.

One other aspect that stood out for me was the sheer number of pubs and bars within impressive heritage buildings, some grander than others.

It was midday on the second day that my party and I made our way to Longformacus in Duns en route to our friend's wedding, kilts in tow. We stopped off at the Glenkinchie distillery - one of the classic malt distilleries in Scotland and worth doing the tour and whiskey tasting if you are so inclined.

The location of the wedding was Wedderburn Castle in Duns where the kilts came out and we all danced the night away to traditional Scottish music, even though the Australian contingent had little to no idea what we were doing.

Winter Escape Episode II: Edinburgh

The first stop on my six week break happens to be Abu Dhabi. The temperature on the first day reached a maximum of 48 degrees which was not ideal for someone who prefers discovering cities on foot.

I also knew that I would be visiting during the holy month of Ramadan which made it difficult to remain hydrated when outdoors. These factors also contributed to fairly quiet streets and attractions, with tourists steering clear and locals who are observing Ramadan keeping indoors during their fasting periods.

<figcaption>A montage of my first morning in Abu Dhabi</figcaption></figure>During my first day I lasted a maximum of two hours outdoors and really only managed to walk a few blocks from my hotel to the WTC Mall complex designed by Foster + Partners. The podium which houses the mall features strong grids both externally (precast) and internally (timber) with skylights providing the interiors with natural light and acting as way finding elements through out the mall.

The project comprises three buildings: Burj Mohammed bin Rashid, The Trust Tower and The Hotel Tower.

Burj Mohammed bin Rashid is the tallest building in Abu Dhabi and also contains the most floors (92) of any building in the city since its completion in 2014. The residential building rises 382m tall and features an undulating extruded floor plate, providing a different elevation from wherever it is viewed.

The Trust Tower, rises 278 metres and has 60 floors of office space and opened in 2013. The tower houses leased properties, and the offices of the World Trade Centers Association. It is connected to a Marriott Renaissance Hotel via the large mall and souk, both operated by the World Trade Center.

The third tower in the complex, the Central Market Hotel Tower is also the shortest at 65 metres, housing 16 floors of hotel space under the Courtyard Marriott brand.

Following the WTC complex I ventured briefly down to the Etihad Towers complex. The 5 towers which make up the complex are located opposite the Emirates Palace hotel and feature offices, apartments and a hotel. The estimated cost for the construction was roughly 2.5 billion Dirhams. The towers vary in height from 55-storeys/218 metres to 74-storeys/305 metres.

<figcaption>Etihad Towers level 74</figcaption></figure>In November 2011, the Jumeirah at Etihad Towers Hotel was opened in Tower 1, while the adjacent Tower 2 has an observation deck on the 74th floor which is accessible from the hotel via a lower level linking podium which I visited on my second day. The complex is easily accessed by the Hop on Hop off tourist bus which operates daily.

Having visited the Burj Khalifa in Dubai six years ago the views were impressive but didn't have the same model city feel that Dubai had from 600m up in the air. What was quickly apparent was just how spread out Abu Dhabi was; this made it difficult to get around and see all the attractions in just two days.

The way in which new construction is springing up seems quite ad hoc in nature with Abu Dhabi not having a strong centre of critical mass.

I personally think the city would have benefitted from being far more concentrated than so spread out, particularly given the climate in the region.

<figcaption>Desert Safari</figcaption></figure>Nevertheless my two favourite highlights were the desert safari and the Sheik Zayed Grand Mosque. The vastness of the desert and the feeling of isolation was something I hadn't experienced before. The Force Awakens filmed scenes for the planet Jakku there made it even more special for me.

The Sheik Zayed Grand Mosque was initiated by the late president of the UAE, H.H Sheikh Zayed bin Sultan Al Nahyan, who wanted to establish a structure which unites the cultural diversity of the Islamic world, the historical and modern values of architecture and art. His final resting place is located on the grounds beside the same mosque.

The mosque was constructed from 1996 to 2007 at a cost of 2 billion Dirham and is the largest mosque in the UAE.

The mosque has been designed to accommodate 40,000 worshippers and the design can be best described as a fusion of Arab, Persian, Mughal and Moorish architecture.

Demand for quality Docklands Office stock has remained solid with a number of recent leasing deals at Waterfront City, 425 Docklands Drive.
During an eight-month period from September 2015 through to March 2016, 12 out of 14 leases in 425 Docklands Drive were negotiated by JLL’s Office leasing executive, Alexandra Harper on 1-5 year lease terms.
“Docklands has become an attractive value proposition for tenants that may have been displaced or priced out of the Melbourne CBD or fringe office markets."
The view was shared by local Melbourne investor JAK Investment Group who contracted to buy the 14 office suites in late 2015.  The fully leased Waterfront City building was developed by ING in 2005 and offers modern facilities, balconies and access to the Harbour Town Shopping precinct.

Leasing gains momentum in Victoria’s popular Docklands precinct

Australia’s popularity among international students is here to stay, with enrolments in higher education courses with student visas growing by 9 .7 percent from 2014 to 2015, according to the 2016 Australian Student Accommodation Market Report from Savills international.
The undersupply of Purpose Built Student Accommodation (PBSA) in many capital cities, high occupancy levels for stabilised operational properties, robust revenue growth and attractive yield pricing in comparison to the globally established student accommodation markets, all contribute to student accommodation being an attractive investment, says the report.
There are currently 67,695 beds of PBSA in the eight Australian capital cities. All cities have an existing supply of less than 12 percent per full-time student with the exception of Canberra (27.8 percent), but compared to the existing supply and proposed pipeline in several UK cities, all of the Australian cities supply are at low levels.
Melbourne and Brisbane have the largest development pipelines of 9,651 beds (4 percent FT students) and 8,930 beds (6 percent FT students) respectively, but Sydney has a limited pipeline in place over the next four years with a total pipeline of 3,665 beds (2 percent FT students).
Also evident is the extent of pipeline supply across the UK cities, including substantial pipelines in Durham and Liverpool where the existing supply equates to over 40 percent of full-time students.
Savills research indicates that more than $2 billion has been invested into development projects across Australia since the start of 2015. The following chart provides a summary of the existing supply of PBSA and the proposed development pipeline in each of Australia’s capital cities and a selection of UK cities, with the cities sorted by the total provision of accommodation including pipeline.

Total auctions for the combined capital cities are steady with 2,110 scheduled with a fall in Melbourne auctions for this weekend and a climb in Sydney auctions when compared to last week, according to CoreLogic.
CoreLogic's weekend auction preview found auctions in Sydney, Brisbane and Adelaide increased this week to last and auction levels in Canberra, Melbourne and Perth is lower.
Melbourne will be host to 982 auctions and Sydney, 778 residential homes will be auctioned.

Domain's Dr Andrew Wilson said sellers have surged into the market over the past fortnight to avoid a clash with the federal election to be held next weekend.
"This weekend presents another strong challenge for the Melbourne auction market with unseasonably high listing numbers," he said.
"Auction activity will decline sharply over coming weekends as the typical seasonal hibernation subdues the market.
"Low and falling interest rates and increased interest from investors will however continue to fuel strong buyer demand for homes in Melbourne’s north and west – despite the winter chill."
He said the Sydney home auction market bounced back strongly last Saturday following the previous weekend’s holiday pause with no sign yet of the usual winter slow-down in the market.
"Although Sydney recorded an overall strong result last weekend, the suburban region results continued this year’s pattern of inner-suburban, higher -priced regions producing clearly the highest clearance rates," he said.
"Sydney’s outer west and south west regions, although still trailing the inner suburbs, have however consolidated recent improvements and continue to report clearance rates well above the lows recorded earlier in the year. 
"The Sydney weekend auction market continues its recent surge with clearance rates now consistently above the results recorded earlier in the year. Clearance rates have exceeded or been close to 80 percent over four of the last six weekends that has included the typically quieter holiday break last week."

Building approvals in Tasmania are on a downward trend and lower than at same time last year according to Herron Todd White.
Herron todd White's latest market report for Tasmania who attributes market cooling to the decrease of the First Home Builders Boost (FHBB) grants, reduced from $20,000 on 31 December 2015 to $10,000 on 1 January 2016 for first home buyers or builders of new residential dwellings.
HTW said some land developers anticipated this cooling towards the end of 2015 and were attempting to bring forward demand with advertised incentives such as new cars and gift vouchers.
"Incentives were also extended to the building industry and are still being offered," the report said.
The residential property market continues to experience small annual increases in sales volumes across the state and in some areas, stock shortages have seen some capital growth in the major population centres.
"Statewide centrally located suburbs that contain a good range of facilities, larger infrastructure such as shopping centres, educational and health institutions and public transport tend to be popular with renters and purchasers alike and are viewed as having the best capital growth potential. 
"Kingston, Howrah, Blackmans Bay, Glenorchy, New Norfolk and Sandy Bay are suburbs where the greatest sales volumes have occurred recently in the south, while in the north the suburbs of Riverside, Newstead and Newnham have experienced the greatest recent volumes of sales. In the north-west region, Devonport has seen the greatest number of sales."

Tasmanian home building approvals on a downward trend: Herron Todd White

Melbourne developer Little Projects has received approval for its Malvern East apartment project – a $100 million development at the city’s former Dairy Bell manufacturing site.
The project will have 132 one-, two- and three-bedroom apartments in a softly curved building. The development will also include landscaping and ground floor retail.
The closure of the former Dairy Bell manufacturing plant and store and subsequent sale of the business in 2015 was the end of an era for many Victorians, who grew up enjoying the ice-cream brand, said a media release.
Little Projects development director Leighton Pyke’s team bought the southeast Melbourne site in 2015 and spent more than 12 months working on a low-rise design. 
The project has been designed by SJB Architects and features a curvilinear facade with the upper levels set back to allow for terraces that follow the soft curves of the form. 
“The redevelopment of the former Dairy Bell site has been carefully considered by our team from both a community and design perspective,” Pyke said.
Garden and courtyard apartments will open out to a Jack Merlo-designed landscaped garden, which will feature breakout areas and greenery. There will be a rooftop terrace with dining and barbecue facilities and a gymnasium. 
Malvern East will be Little Projects’ third residential launch in 2016 following Dux Richmond Hill on Bridge Road in Richmond and Grace Victoria Quarter in Auckland, New Zealand.
It has completed more than $1 billion of residential development with more than 1,770 apartments and townhouses delivered.

The South Australian state government's decision to extend stamp duty concessions for off the plan apartments in the 2016-2017 State Budget has been warmly welcomed by the local development sector.
Pat Gerace, executive director of the SA branch of the Urban Development Institute of Australia said the UDIA has been urging the Government to continue stamp duty concessions for off-the-plan apartments, which will now be extended by 12 months until June 30 next year and include off-the-plan apartment properties across the state.
“These stamp duty concessions will make apartment properties more affordable and help more homebuyers into the market. Importantly, it will also allow more choice for those who are downsizing or trying to get into the market but don’t want to live in the city,” he said.
"We also requested the Government remove land tax on undeveloped residential land, which would reduce the land tax impost that is ultimately applied to pricing when the land is eventually ready for purchase by homebuyers. 
"The Government also needs to provide funding to establish proposed infrastructure schemes and an e-planning system by mid-2018 – as outlined in the recently passed Planning, Development and Infrastructure Bill 2015. There’s been good progress in recent times to reform the state’s planning system, so it’s important the Government provides the necessary funding to establish new initiatives such as infrastructure schemes and an e-planning system to help unlock new investment and generate economic growth."

SA extend tax concessions for off the plan apartment buyers

Population growth is bouncing of the slowest annual pace in almost 10 years.
If population is growing near 1.3 percent, we will need productivity growth near 1.7 percent to maintain the “speed limit” of the economy at 3 per cent. As the Reserve Bank has intimated, the speed limit of the economy has probably come down to a rate closer to 2.75 per cent.
Victoria is still the population leader. You have to go back to 1888 to find a time when Victoria held the position of the state with the fastest population growth. In fact population in Victoria is growing at the fastest pace in six years. In comparison Western Australia and South Australia have the weakest annual population growth rates in 12 and 11 years respectively. A result that resonates with the slowdown and weakness in the driven mining states. Only NSW and Victoria now have an annual population growth rate above long-term averages – important in absorbing the record amount of homes being built.

It is clear the labour market was the stellar performer over 2015. But there have been a number of signs that employment growth is now in the midst of a consolidation. Job advertisements have shown signs of consolidating in the past couple of months while the monthly employment statistics suggest employment growth has softened. Interestingly the data by industry provides a telling breakdown about where the jobs are being created. Over the three months to May employment grew by almost 47,000. Overall 10 of the 19 industry sectors recorded job gains in the past three months, with the hiring dominated by Healthcare &amp; social assistance, Wholesale trade and Accommodation &amp; food services.

Overall the labour market remains relatively upbeat. The lift in consumer confidence and business conditions should boost spending, investment and employment once the election is out of the way – a result that should see the jobless rate trend lower to 5.5 per cent by the end of this year.
  Healthcare remains the biggest employer and was also the biggest job creator over the past year. Interestingly Finance &amp; insurance, Construction and Retail were amongst the major employers over the past year – a result that resonates with the lift in activity across the economy.
What does the data show?
Industry employment:
Employment rose by 46,700 over the three months to May after a gain of 4,000 in the previous three months.
Over the past year employment lifted by 224,000 well above the decade average of 190,600.
Employment rose in 10 of the 19 industry sectors. Employment rose most in Health Care and Social Assistance (up 40,700), followed by Accommodation and Food Services (up 20,100) and Wholesale trade (up 17,500).
In the quarter, the number of jobs fell the most in Professional, Scientific and Technical Services (down 34,800), followed by Retail Trade (down 21,900), and Administrative and Support Services (down 18,800).
Healthcare remains the biggest employer with 1.6 million employees (13 per cent of the total) followed by Retail Trade (1.3 million jobs or 10.5 per cent) and Construction (1.08 million or 9.1 per cent).
Population Statistics: 
Australia’s population expanded by 326,100 people over the year to December 2015 to 23,940,300 people.
Overall, Australia’s population growth rate rose from a 10-year low of 1.36 per cent to 1.38 per cent.
Australia’s population grew by just 71,300 people over the December quarter – the weakest quarterly result in 41⁄2-years.
A total of 177,000 people migrated to Australia over year to December, well down on the 315,700 peak migrants in the year to December 2008.
There were 305,300 babies born in the past year, just shy of the record 312,200 births in the year to December 2012.
Over the past year population growth was the strongest in Victoria (1.87 per cent – the fastest growth in 6 years), followed by NSW (1.40 per cent), the ACT (1.36 per cent), Queensland (1.26 per cent), Western Australia (1.20 per cent – weakest in almost 13 years), South Australia (0.66 per cent –weakest in 11 years), Tasmania (0.41 per cent) and the Northern Territory (0.35 per cent).
Population growth is above decade averages in NSW (7 per cent) and Victoria (5.6 per cent).

What is the importance of the report?
Demographic Statistics are issued by the Bureau of Statistics each quarter. The figures include estimates of births, deaths, in-bound and out-bound migration movements and estimates of population change by State.
The Australian Bureau of Statistics (ABS) provides detailed labour market figures one week after releasing ‘top level’ statistics of employment &amp; unemployment levels across states and territories. The detailed data is useful in identifying broader underlying trends and instructive about the health of the economy. 
What are the implications for interest rates and investors?
The latest data has few implications for interest rate settings. But if population growth remains soft, the Reserve Bank may need to make further adjustments to economic growth assumptions.
CommSec expects the Reserve Bank to cut interest rates again in August.
