One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada as one of the most influential developers shaping Campsie's future urban form.

The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.

For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

The most active central Gold Coast suburbs over the past few months have included Broadbeach, Broadbeach Waters and Benowa, according to Herron Todd White's latest monthly market report.
The property advisory firm says that demand for Broadbeach units under $500,000 remains firm and detached housing within Broadbeach Waters up to $1.75 million continues to be highly sought after.
One example would be a 2 bedroom unit at <a href="https://www.realestate.com.au/property-unit-qld-broadbeach-122986210" target="_blank">30 Surf Parade</a> that is for sale for $369,000.
The Broadbeach and Broadbeach Waters areas are becoming very popular due to their proximity to the beach, light-rail system, Pacific Fair shopping centre, boutique cafes and other various amenities.
Buyers with say $400,000 to $450,000 should find opportunities such as a partly or fully refurbished 2-bedroom, 2-bathroom low rise apartment within close walking distance to Broadbeach Mall and the beach.
Buyers with $500,000 to $750,000 should be looking to buy a non-waterfront detached house in Broadbeach Waters or possibly even a very basic entry level waterfront dwelling with canal frontage.
The market has improved considerably over the past two years within this area and at present it is likely to be difficult to find any waterfront property listed under $700,000.
Buyers with $1 million to $1.5 million will likely find either a recently constructed good to high quality non-waterfront dwelling or duplex or a renovated, good quality canal front home in this price range.
Alternatively, buyers could also look at good quality 3-bedroom apartments in the heart of Broadbeach if beachside living is the preferred option.
Lately there has also been a good run of sales of waterfront homes in Benowa.
Local agents have reported strong buyer enquiry for detached housing with either canal, lake or river frontage in the $1 million to $2 million price bracket in the Benowa Waters estate.
It appears that buyers in this price range are still looking to take advantage of the low interest rate environment and possibly there are more opportunities in this suburb in comparison to neighbouring suburbs such as Sorrento, Bundall and Broadbeach Waters.
Herron Todd White noted that there is a growing trend of short selling periods in affordable suburbs.
"We are also seeing a growing trend of shorter selling periods in the more affordable suburbs such as Merrimac and Mudgeeraba. Detached housing in the $450,000 to $550,000 price range in Mudgeeraba remains highly sought after and it has been quite common for property in this price bracket to sell within a couple days of being listed for sale."
Buyers with young families are the typical demographic in this area with affordability being a key issue in the decision making process.
"There appears to be very good levels of demand in other central suburbs such as Isle of Capri, Bundall, Sorrento, Mermaid Beach, Mermaid Waters, Robina and Carrara, however, agents are suggesting that there are low stock levels in these localities at present and vendors’ expectations are rising," the report advised.
Potential buyers looking to buy residential property priced under $1 million in these areas must be prepared to negotiate quickly due to the high demand and shortage of stock.
In the central north Gold Coast, Helensvale remains one of the boom areas, HTW noted.
"There has been a strengthening in the $500,000 to $650,000 price point."
The buyer demographic is mainly owner occupier family buyers looking for spacious 4- or 5-bedroom homes on large blocks.
One of the quieter market segments in the central north areas is semi-modern units and high rises around the Broadwater. In the Runaway Bay highrise precinct on Bayview Street and Oatland Avenue there have been less than five settled sales in the $700,000 to $1 million bracket.
These buildings are mainly owner occupied by retirees and units are tightly held when market conditions are favourable.

Property market on central Gold Coast improving: HTW

Auctions in Melbourne are set to rise over 1000 for this weekend, the first time since May and Sydney auctions are expected be considerably below the 970 slated for this time last year, according to Domain Group’s chief economist Andrew Wilson.
He said Melbourne listings, although higher, will still be well down again on the 1232 homes that went under the hammer during the same weekend last year.
"Melbourne’s west is again the most popular region for auctions this weekend with 174, followed by the inner south with 132, the inner east 129, the inner city 127, the north-east 126, the outer east 119, the north 96 and the south-east with 51 auctions so far scheduled on Saturday with more expected to come," he said.
"Reservoir is yet again the most popular auction suburb in Melbourne this Saturday with 23, followed by Essendon and Glen Iris each with 15, Glen Waverley 14, Richmond 13 and St Albans, South Yarra and Craigieburn, which will each host 12 auctions on Saturday.
"Strong auction market activity is predictably translating to higher prices, which will be welcomed by Melbourne home owners. Potential first home buyers, however, will not welcome higher prices, which will act to offset the benefits of record-low interest rates and a highly competitive lending environment."
According to Dr Wilson, more than 660 homes will again go under the hammer in Sydney on Saturday, likely only marginally more than the 651 auctioned last weekend,  with auction numbers tracking about 30 percent lower than those recorded over spring last year.
"The inner west is again the most popular region in Sydney this weekend for auctions with 113 listed followed by the south 94, the upper north shore 83, the city and east 81, the lower north 59, the south west 58, Canterbury Bankstown 44, the west 42, the northern beaches 41, the north west 24, the central coast 18 and the Blue Mountains with three auctions so far scheduled on Saturday," he said.
"Earlwood is the most popular suburb in Sydney for auctions this weekend, with nine, followed by Randwick, Mosman, Rozelle, Bexley and Croydon Park each with eight, and several suburbs with seven auctions listed including Blacktown, Darlinghurst, Eastwood, Chatswood and Leichhardt.
"Strong auction market activity is predictably translating to higher prices, which will be welcomed by Sydney home owners.
"Potential first-home buyers, however, will not welcome higher prices that will act to offset the benefits of current record-low interest rate and a highly competitive lending environment."

Buyer registrations soar for Golden Age's Macquarie Park project, Park One

Gladstone market activity shows signs of increased sales activity leading to cheaper property prices, according to Herron Todd White’s latest monthly market report.
The property advisory firm says that values in Gladstone has not been this low in a decade.
"It really doesn’t matter which market sector you pick, most have had increased sales activity over the past couple of months and the main reason is that it is so cheap! Values in Gladstone have not been this low in over a decade," the report states.
The most active market sector is the sub $250,000 sector. Purchasers in this price bracket comprise mostly owner occupiers, many of whom are first home buyers.
One example would be a three bedroom home at <a href="https://www.realestate.com.au/property-house-qld-clinton-123663654">11 Hansen Crescent</a> that is for sale for $195,000.
This type of money will get you an older, modest 3-bedroom high or low set home.
The established suburbs of New Auckland, Clinton, South and West Gladstone are where most activity is occurring.
Another active sector is for modern 4-bedroom homes. There has been a new wave of sales for standard 4-bedroom, 2-bathroom homes in modern estates selling for sub $300,000 however most of the stock is priced above this.
Investors have also re-entered the market. There have been a number of 1980s and 1990s 2-bedroom townhouses sold in and around the central suburbs of South and West Gladstone.
The value level for this stock is mostly sub $100,000.
Property with the lowest amount of activity is and always has been the prestige market. Prestige dwellings are generally tightly held which of course is why there is limited activity.
"We are aware however of two prestige homes currently on the market which have garnered good interest according to selling agents," the report said.
Pricing and buyer feedback on these properties suggests that the prestige market has finally caught up with the rest of the market and is now at a more realistic pricing level.

Lowest property prices in a decade in Gladstone results in increased sales activity: HTW

The market remains active at present with good volumes of sales in Hervey Bay across most price points, according to Herron Todd White’s latest monthly market report.
The property advisory firm says that 2015 saw around 194 sales of low density residential vacant land with 35 percent of these in the $150,000 to $175,000 price range.
To date in 2016, there have been approximately 65 recorded vacant land sales with 32 percent being in the $175,000 to $200,000 price range.
"We caution readers because the house and land package market in Hervey Bay is strong and a large number of vacant land sales are not recorded," the report advised.
The improved market although active is showing very little price growth. Since January 2015 the average price for residential homes in Hervey Bay has fluctuated between $320,000 and $340,000.
One example would be a three bedroom house at <a href="https://www.realestate.com.au/property-house-qld-wondunna-122805326" target="_blank">9 Halcyon Drive</a> that is for sale for $345,000.
"We note that this is for low density residential homes only and does not include larger acreage properties," the report stated.
In line with the average pricing, the most active price range was $300,000 to $350,000 with 30% of the 1,620 recorded sales. House and land packages are mostly targeting this range with the aid of local and state government incentives helping to attract buyers.
Although most sales are in the lower price ranges, there has been an increase in activity for higher priced property from 15 sales in 2014 to 39 sales recorded above $700,000 since January 2015. These include acreage and small rural properties.
Some 16 of these sales were in the Dundowran Beach locality and include three sales between $1 million and $1.25 million.
"Although there is a smaller buyer pool in this price range, these sales are very encouraging for broader market confidence," HTW advised.

Hervey Bay market active, but shows little signs of growth improvement: HTW

Toowoomba’s residential market has continued to soften, showing a further decrease in median house prices across the Toowoomba urban area (postcode 4350), according to Herron Todd White’s (HTW) latest monthly market report.
The property advisory firm says that the June 2016 quarter gave a median of approximately $350,000 for Toowoomba, down from approximately $370,000 in the March 2016 quarter.
To date, the September 2016 quarter is returning a median house price of approximately $330,000, however this is based on a limited volume of settled sales transactions and should be treated with caution.
While this is proving to be a slowing market, the capacity for long term gain remains attractive to first home buyers, upgraders and renovators due to Toowoomba’s relatively affordable price points.
Price segmentation of residential properties over the past 12 months shows that 40% of all house sales recorded are between $300,000 and $400,000, the price point which encompasses the median house price and consistently proves most active.
Sales less than $300,000 and sales between $400,000 and $500,000 make up approximately 20% of all house sales respectively.
An example would be a two bedroom home at <a href="https://www.realestate.com.au/sold/property-house-qld-toowong-115957227" target="_blank">521 Milton Road</a> (pictured above) that was recently sold for $415,000.
Properties in the price range exceeding $700,000 appear to have the least movement, however see strong interest and sale prices.
This high end property market is restricted as a result of limited supply and limited land in higher end suburbs such as Redwood, East Toowoomba, Middle Ridge, Mount Lofty and Prince Henry Heights.
The majority of buyers in the median price range consist of local and non-local owner occupiers and investors.
"However, investor interest appears to be easing parallel to the slowing market conditions and increasing vacancy rates," the report advised.
Buyers in this price range are able to acquire a range of different homes consisting of two, three and four bedroom, brick and timber, older and recent.
These types of properties are spread across older suburbs such as Newtown, Centenary Heights, Harristown, South and North Toowoomba, ranging all the way through to brand new sub divisions in areas such as Glenvale and Cranley, situated further from the CBD.
Overall, while the relatively strong sales and price growth demonstrated in 2015 has not been met this year, the current cooling of the market may stabilise with large infrastructure projects currently under construction, including the second range crossing and QIC shopping centre development acting as catalysts for future economic growth across the region.

With the federal election now over and an interest rate drop of 25 basis points in August, the property market in Port Macquarie is again showning signs of gaining momentum, according to Herron Todd White’s (HTW) latest monthly market report.
The property advisory firm says real estate agents report that they are scratching the bottom of the barrel for listings.
Demand within the Port Macquarie township mainly between the market range of $350,000 to $450,000 for three bedroom older houses, two to three bedroom villas and new dwellings within the outer suburbs close to the university have been "hot, hot, hot" with sales being achieved either prior to advertising or within days afterwards.
One example of a property within the most active price range is the three bedroom home at <a href="https://www.realestate.com.au/property-house-nsw-port+macquarie-123509162" target="_blank">31 Marian Drive</a> (pictured above) that is for sale for $369,000.
HTW advised that property prices have started to become inflated as buyers compete for properties.
"This has spurred sales of vacant land within the outer suburbs of Port Macquarie and in the small surrounding villages with many new subdivisions close to being sold out prior to being registered," the report stated.
Subdivisions at Crestwood, closer to Port Macquarie, are seeing higher priced and higher quality dwellings being built on these lots, fuelling the outer subdivisions such as Sovereign Hills and Lake Innes where a more reasonably priced lot and dwelling can be achieved.
HTW noted an increase in construction of dual occupancy style dwellings.
"These generally comprise a three bedroom, two bathroom dwelling with an attached two bedroom, one bathroom for the owner’s parents or as a separate rental.
"We suspect that this momentum may continue for some months, especially with the Christmas holiday season still to come."

As with the Highlands, there is now a mix of property types in the Southern Tablelands, Goulburn region, according to Herron Todd White’s (HTW) latest monthly market report.
The property advisory firm says that the traditional well located older homes are still sought after, however, there has also been a push for modern family homes.
Land releases are continuing in North and West Goulburn and land sales are increasing in the new and modern residential estates including Belmore Estate, Merino Country Estate and Mistful Park Estate.
The most active market is the $200,000 to $600,000 sector, median $350,000 (up 5% in 2015). There is also good activity in construction of new homes.
Goulburn is rich in heritage architecture and there is good renovation construction activity in these older character homes. An example would be a three bedroom home at <a href="https://www.realestate.com.au/property-house-nsw-goulburn-123681226" target="_blank">18 Elizabeth Street </a>(pictured above) that is for sale for $385,000.
The main buyer profile is Sydney based investors tapping into their equity as well as tree change purchasers from Canberra.
"In general the region is enjoying a strong level of sales activity, although the top end properties ($1 million plus) are trading at a slower pace then the sub $750,000 market," the report says.

Southern Tablelands property market attracting Sydney investors: HTW

In the $500,000 to $800,000 Adelaide price range, there is activity in city fringe suburbs as always, according to Herron Todd White’s (HTW) latest monthly market report.
The property advisory firm says that first home buyers who can purchase a quality property under $500,000 within proximity of the CBD are generally in a happy situation.
The buyer demographic is generally home buyers and those upgrading. Older first home buyers are also active in this market segment.
There is increased interest in properties under $500,000 in suburbs close to the CBD. Closer proximity to the CBD in this price bracket generally results in greater interest.
In Adelaide, a purchase price of between $500,000 and $800,000 provides buyers with a myriad of options. Within five kilometres of the CBD, this property will typically be detached and may be renovated. Outside of this radius, buyers can purchase a detached dwelling on a good sized allotment which has likely been renovated.
One example would be a three bedroom home at <a href="https://www.realestate.com.au/property-house-sa-adelaide-123806594" target="_blank">71 Whitmore Square</a> (pictured above) that is for sale for $580,000.
This price range is generally affordable for purchasers with a dual income. It’s becoming increasingly difficult for purchasers with a single income to enter the market at this price point without a substantial deposit to cover stamp duty in particular.
"Properties in the outer northern suburbs between $200,000 and $400,000 are probably slowest at the moment with the predominant buyer in this area being investors with larger deposits who are more risk averse in light of economic uncertainty within the region," the report advised.
There is decreased first home buyer activity as well as decreased investor interest given economic uncertainty with the pending closure of the Holden manufacturing plant at Elizabeth.
The level of market activity at different price points does depend on location and generally proximity to the city and facilities. Affordable suburbs adjacent to popular and more expensive areas are also experiencing increasing market activity as buyers seek affordability.
On the other end of the spectrum, northern suburbs such as Andrews Farm have experienced somewhat stagnant market conditions in the past few years. This is an outer northern suburb situated approximately 32 kilometres from the Adelaide CBD. Increasing development of new housing in this area is causing demand for older dwellings to drop.

Demand for housing in Mildura is greatest in the $225,000 to $450,000 price bracket, according to Herron Todd White’s (HTW) latest monthly market report.
The property advisory firm says that buyers in this range are predominantly owner occupiers, comprising a mix of first home buyers and people trading up from cheaper first homes. It is difficult to find a well maintained dwelling for less than $200,000 in Mildura, however cheaper houses can be found in some of the surrounding towns.
One example would be a three bedroom home at <a href="https://www.realestate.com.au/property-house-vic-mildura-123792114" target="_blank">1 Crosbie Court</a> (pictured above) that is for sale for $269,000.
The volume of sales above $500,000 is relatively low, however there is generally buyer interest if properties have good outdoor living areas, shedding or swimming pools.
Selling periods for properties priced above $600,000 are often longer than three months, but there are exceptions.
"Often we find that buyers of more prestigious housing are people relocating to Mildura for either work or retirement purposes," the report said.
"This group is generally able to act quickly when they see a property that suits their needs," HTW noted.
