Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/central-element">Central Element</a>&nbsp;is doubling down in Drummoyne, lodging plans for a boutique apartment development on St Georges Crescent, only one-kilometre down the road from its first Drummoyne development, Bianca.

The new project at 15A-21 St Georges Crescent,&nbsp;a&nbsp;1,701sqm north-facing site overlooking Iron Cove, will have 45 apartmnts across 10 levels. Eight of the units will be dedicated to affordable housing.

The site sits within walking distance of Drummoyne Village, Birkenhead Point, ferry services and the Bay Run, and offers harbour views towards the Sydney Harbour Bridge and CBD skyline.

Designed by MHN Design Union, the development will deliver a mix of one, two and three-bedroom apartments, alongside resident amenity including a gym, landscaped communal open space and three levels of basement parking.

The project has been lodged under the NSW Government's Low and Mid-Rise Housing reforms, with Drummoyne Village identified as a town centre capable of accommodating additional housing supply.

Central Element acquired the site earlier this year as part of its continued expansion across Sydney's eastern suburbs, lower north shore and inner west.

The developer's current pipeline includes luxury apartment projects Pearl Bondi and a separate development on Lamrock Avenue in Bondi, a residential project in Barry Street, Neutral Bay, and a mixed-use seniors living community in Greenwich.

Central Element Managing Director Nathan Chivas said the project would address a shortage of new owner-occupier housing opportunities in Drummoyne.

"While we're seeing a significant shift across Canada Bay as major infrastructure investment, population growth and planning reform drive a new chapter for the region, in suburbs like Drummoyne there remains a genuine shortage of new boutique luxury housing opportunities for owner occupiers," Chivas said.

"Sites of this nature are increasingly difficult to secure, particularly those that combine a north-facing aspect with direct water outlook. Our St Georges Crescent project responds directly to the market demand, offering a level of exclusivity, outlook and lifestyle in the highly sought after suburb."

The development application has been lodged with the City of Canada Bay Council, with the project expected to launch to market in early 2027.

Central Element seeks second Drummoyne apartment development

The NSW Government has unveiled plans that could deliver around 1,300 new homes across Nowra and Kiama, continuing its push to unlock housing in well-located regional centres along the South Coast.

The proposals, now on public exhibition, would pave the way for around 830 homes in Nowra and a further 450 homes in Kiama, while also introducing affordable housing requirements and increased building heights in key locations.

The larger of the two proposals is centred on Nowra, where the NSW Government is seeking to rezone land within the Mandalay and Riverfront precincts.

The Mandalay sub-precinct, located close to Shoalhaven Memorial Hospital, Nowra Library and the city's aquatic centre, could accommodate around 530 new homes. Around 30 per cent of housing delivered on Homes NSW-owned land would be dedicated to social and affordable housing, equating to roughly 100 homes. Building heights would increase from the current two-storey limit to between three and six storeys.

A separate rezoning proposal for the Nowra Riverfront Precinct would unlock a further 377 homes while creating stronger connections between the Shoalhaven River and the CBD. The plans include building heights ranging from five to 12 storeys, floor space ratios of up to 2:1 and a requirement for two per cent affordable housing.

Together, the two proposals would deliver more than 900 homes across the broader Nowra area, reinforcing the city's role as one of regional NSW's key growth centres.

The housing push builds on previous infrastructure commitments in the Shoalhaven, including government funding aimed at supporting thousands of future homes in West Nowra through upgrades to water and wastewater infrastructure.

Further north, the NSW Government is also progressing plans for the former Kiama Depot site, a two-hectare parcel near Kiama's town centre.

The rezoning proposal would transform the former industrial site into a residential community capable of delivering up to 450 homes. Buildings would range between six and eight storeys, with at least 10 per cent of homes allocated as affordable housing. The proposal also includes approximately 600 parking spaces and improved walking and cycling connections.

Planning Minister Paul Scully said the proposals are designed to increase housing supply in locations close to jobs, transport and services.

"For too long, families have struggled to find somewhere to live, and activating underutilised sites allows us to deliver the new homes these families need," Scully said.

"The Minns Labor Government is getting on with the job of unlocking well-located sites close to transport, jobs, and town centres and building the homes our communities need.

"These rezonings are about removing barriers to housing delivery and making sure land is put to better use so more people can find a place to call home within the communities they choose."

The latest rezonings form part of the Minns Government's broader strategy to accelerate housing delivery across NSW, particularly in established centres where existing infrastructure can support additional population growth.

Community consultation on the proposals is now underway, with feedback set to inform the final planning controls before the rezonings are determined.

The proposal would replace an existing two-storey commercial building on the 1,510 sqm corner site with a Bureau Proberts-designed tower comprising 76 apartments, ground-floor retail, office space and a suite of resident wellness amenities.

The apartments would sit above a podium containing retail and commercial space, with three levels of communal recreation facilities spread throughout the tower. The proposal also includes 198 car spaces and 95 bicycle spaces.

Bureau Proberts has drawn heavily on Newstead's industrial heritage in developing the architectural response.

"Occupying a prominent corner in the heart of Newstead, the proposal draws from the area's industrial lineage of robust brick warehouses to deliver a distinctly contemporary response," the architects said in the design statement.

"It is conceived as a subtropical sanctuary and elevated private retreat embedded within one of Brisbane's most vibrant lifestyle precincts."

The design seeks to reinterpret the traditional Queensland vernacular through wraparound verandahs, deep shading elements and permeable facades that respond to Brisbane's subtropical climate.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Oxford Central – The ultimate address in the heart of Epping

The Gold Coast's $650 million development Serenity Cove has been launched by SDSC, a JV development between Malaysia's Sime Darby and Brunsfield International Group.
Serenity Cove will feature 450 apartments, townhomes and freestanding homes, marina and 3800sqm lakefront retail and dining precinct.
The lots range from 630sqm to 1517sqm with prices starting at $529,000.
The release includes48 waterfront lots along Saltwater Creek and Lake Serenity, some with marina berths.

The Cairns property market remains hampered by a continued lack of confidence and optimism despite solid fundamentals, according to HTW’s February 2017 update.
The valuation firm says low rental vacancy rates, no obvious oversupply in any market sector and continued improvement in tourism are positive signs for the region’s market.
Plans have recently been announced by Syrian billionaire Ghassan Aboud to invest $200 million to redevelop the Rydges Tradewinds Hotel on the Cairns waterfront and to build a new 200-room hotel at the corner of Lake and Aplin Streets in the CBD.
In addition, sales in the $550 million Nova City development by World Class Land, a subsidiary of Singaporean listed company Aspial, have now been launched.
The report suggests that these developments may be the catalyst the Cairns economy and property market needs to overcome investor scepticism created by the numerous other projects that have not managed to get out of the ground over the past few years.
“If successful they will inject much needed confidence into the city,” the report says.
“The performance of the Cairns economy and Cairns property market in 2017 will be dependent to a large degree on the above projects commencing.
“If no large projects get out of the ground we envisage little change and 2017 may well be a carbon copy of 2016 with slow but consistent sale rates, tight rental vacancies and a constrained finance environment.”

New projects may be Cairns' much needed confidence shot: HTW

Anyone hoping 2017 will prove to be “The Year of the Brissie” will probably be disappointed, according to HTW’s February 2017 update.
The valuation firm says the biggest fault line continues to be employment-fuelled interstate migration.
“Truth be told, we can’t see anything on the economic horizon to suggest southern buyers will start heading here in droves,” the report says.
“That’s not to say we should be ignored – on the contrary, Brisbane is one of the country’s most forgiving capital city markets.
“There are very few disappointed long-term buyers in our sunshine state’s big city, provided they stuck with the fundamentals and bought the right property in the right position at the right price.”
HTW says there are opportunities in Brisbane that will deliver a result after a couple of market cycles.
Inner-city property continues to be the strongest performer and the firm says if you’re hoping to get into suburbs such as Paddington, Bulimba, or Woolloongabba, don’t expect to find much under $700,000 as a low buy-in for a modest detached house.

Melbourne’s North East region achieved the highest auction clearance rate, according to CoreLogic’s latest report.
The property data firm says that out of the 76 auctions known to CoreLogic 85.5 percent were cleared.
This is followed by Outer East with 82 percent and the North West with 79.5 percent.

Melbourne's North East region hits 85 percent auction clearance rate: CoreLogic

All reported auctions at the Sunshine Coast were cleared, according to CoreLogic’s latest preliminary report.
The property data firm says that all of the Sunshine Coast’s 11 known auctions were sold achieving a 100 percent clearance rate. There are still 11 unreported results which could see the success rate halve.
This is followed nationally by the Hunter region with 73.5 percent and Geelong with 65.2 percent.

Sunshine Coast scores 100 percent auction clearance rate success: CoreLogic

Sydney weekend auctions yielded boom time results and market momentum in Melbourne is building according to Dr Andrew Wilson.
He said Sydney recorded its second consecutive boom time result with a clearance rate of 83.1 percent and Melbourne recorded a clearance rate of 79 percent on Saturday.
"Higher auction numbers failed to dampen the Sydney market," he said.
"About 675 home were listed on Saturday, which was well ahead of the 546 auctioned the previous Saturday and the 558 offered over the same weekend last year.
 "A total of $460.9 million of property was reported sold at auction in Sydney at the weekend.
"The north-west had a clearance rate of 95.2 percent, with 20 out of 21 reported auctions selling. Similarly, the Central Coast was strong at 92.9 percent, with 13 out of 14 homes sold.
"The next highest was the south with 91.8 percent, followed by the inner west with 89.6 percent, the northern beaches 87.2 percent and the lower north at 86 percent.
"In the upper north shore the clearance rate was 85.9 percent, the city and east at 79.8 percent with the highest sales at 75. The clearance rate in Canterbury Bankstown was down to 70.6 percent and the west and south-west each recorded  66.7 percent.
"Melbourne’s northern suburbs again recorded strong auction results at the weekend, while the inner city was back as a top performer after trailing the regions the previous Saturday.
"All regions recorded clearance rates well above 70 percent for the first time this year – another indication of the underlying consistency of the local market.
"The north-east recorded the highest clearance rate at 86.8 percent, followed by the inner city at 83.7 percent, the north at 82.1 percent, the south-east at 80.6 percent, the inner south at 79.8 percent, the inner east at 77.5 percent, the west at 75.5 percent and the highest sales at 105, and the outer east at 74.2 percent."

The Melbourne house where 1980s singing actor heart-throb Rick Springfield spent a few formative years (above) sold at weekend auction for $1.13 million.
After competition between four bidders, Springfield’s Parkdale teenage years' home was secured by a young couple who saw the classic <a href="https://www.realestate.com.au/property-house-vic-parkdale-124558774" target="_blank">clinker brick home</a> for the first time on auction morning.
Buyers Wei Gu and his wife Jiegiong Zhan also only heard the Sydney-born rocker’s No. 1 hit Jessie's Girl for the first time when it was played prior to the auction.
The Hodges Mentone agent Mark Eddy said it was a great result.
"Rick and his brother Michael will be pleased that their mother’s home of many years has sold,” Eddy told the Herald Sun.
Domain Group chief economist Andrew Wilson told Domain the upbeat Melbourne auction market had passed another test, but a record super Saturday of auctions loomed next weekend, further testing the depth of buyer support. 
Home sales across the nation ranged from $166,000 to $5.68 million at weekend auctions.
Both sales were in Victoria, with a likely Brighton knockdown selling at $580,000 above reserve (below) at an executor’s auction for $5.68 million. It was a 720 sqm <a href="https://www.realestate.com.au/sold/property-house-vic-brighton-124543926" target="_blank">St Ninians Road</a> offering.

The cheapest was a one bedroom unit at <a href="https://www.realestate.com.au/sold/property-unit-vic-bacchus+marsh-124468598" target="_blank">Bacchus Marsh</a> (below), 57 kms out of Melbourne, which was sold for $166,000.

It last sold at $101,000 in 2006, reflecting 4.7 percent annual growth for the Grant Street townhouse which was marketed as having an expected rental return of $190 to $210 per week.
A prime parkside home in Sydney's Chatswood (below) fetched $4,955,000, the second dearest result at auctions across Australia over the weekend.

Located at <a href="https://www.realestate.com.au/property-house-nsw-chatswood-124569382" target="_blank">47 Stanley Street</a>, the property was marketed as "an ideal combination of prime positioning and powerful potential."
The solid five bedroom Federation home on a 925 sq m block was knocked down to an local Chinese owner occupier at about 15 per cent above its reserve.
The combined capital city weekend clearance rate remains in the high 70s, despite mid-February auction volumes reaching the highest level so far this year, according to CoreLogic's auction commentator Kevin Brogan.
The larger volume was driven by a substantial rise across the Sydney and Melbourne markets, while there was a small decrease across the smaller capital cities.
The strongest clearance rates, based on preliminary data, were in Sydney and Canberra, where 83 per cent and 81 per cent of auctions returned a successful result.
Canberra’s preliminary auction clearance rate of 81 percent was consistent with last week, and significantly higher than the 61 per cent recorded last year.

Melbourne recorded a strong preliminary clearance rate, with 76 per cent of auctions clearing, just below the 77 per cent national average.
The preliminary combined capital city clearance rate was higher on the weekend than the 71 percent in same period last year.
The 2,280 auctions held was slightly lower as 2,347 auctions were held over the same time last year.
Across Melbourne, the 76 per cent clearance rate was up from 75 per cent last week and also higher than the 74 per cent over the same weekend last year.
Melbourne hosted around 1,100 auctions, around double the 556 held last weekend, and around the same seen one year ago.
This weekend in Melbourne, the number of properties for sale is expected to rise to 1400 with Domain's Dr Andrew Wilson suggesting the listings were big for February when auctions were usually only just starting to build up again.
Of the Melbourne sub-regions, the highest clearance rate was recorded across the North East region, with preliminary results showing 85.5 per cent of the 91 auctions were successful.
Sydney’s preliminary clearance rate this week was 83 per cent across 661 auction results.
There were a total of 844 auctions held across the city. Looking back at the same weekend last year, 800 auctions were held across Sydney and a clearance rate of 76 per cent was recorded.
The North Sydney and Hornsby region hosted the most auctions of any Sydney sub-region this week, with 137 properties taken to auction.
"It's another extraordinary result for Sydney," Domain chief economist Dr Andrew Wilson told Domain.
"Next week it could be even bigger with the number of property listings to rise about 30 per cent to 900."
Brisbane’s preliminary clearance rate was 50 per cent, down from 53 per cent last week.
There were 117 Brisbane auctions this week, compared to 131 last week.
Adelaide recorded a clearance rate of 68 per cent across 86 auctions this week, up from 66 per cent across 91 auctions last weekend.
Perth’s clearance rate of 36 per cent across 41 auctions was up from the previous week's 25 per cent.
Perth's highest sale was $2.1 million when a <a href="https://www.realestate.com.au/property-house-wa-mount+pleasant-124579946" target="_blank">Tudor-style Mount Pleasant riverfront</a> reserve home (below) sold with views of the Mount Henry Bridge on the Canning River.
