Elsternwick’s largest apartments land in Murray Street

Eight apartments. Close to 200 sqm of living space as a minimum.
Those are the key numbers drawing those looking to downsize in Melbourne’s inner south to 16 Murray Street, a newly launched collection of apartments in Elsternwick with some of the largest floorplans ever delivered in the suburb.
Each of the three-bedroom residences occupies a corner position across the building’s three levels, so every home draws natural light from at least two sides.
Living areas are dual aspect, with city and treetop outlooks. Downsizers keep the room to host family and the furniture they’ve collected, without the garden beds, gutters and stairs of a large house. Some apartments have two living areas, while others have a separate study.
The garden residences are the largest at up to 287 sqm, and they connect directly to private landscaped gardens designed by Philip Withers. Above them, the sub-penthouses reach up to 192 sqm, while the penthouse extends to 248 sqm and includes three car spaces.
Throughout the building, the generous floor areas are matched by 3m-high ceilings, creating a sense of space throughout the apartments. Full-height double glazing runs along the living spaces, and Maison Oak engineered timber flooring carries through open-plan layouts. Ducted heating and cooling keeps the homes comfortable year-round.
Kitchens are designed for serious cooking and entertaining. Each is centred on a 150mm G-LUX Athena marble island and fitted with integrated Miele appliances and induction cooking. The walk-in pantry and scullery sit behind the main kitchen, while the EcoSmart fireplace anchors the living area within custom joinery.
The exterior is the work of Studio McCue, which has used long-format red brickwork, patinated terracotta cladding and a sculptural mansard roofline. Philip Withers’ landscaping extends across the site, with canopy coverage of more than 30 per cent, and every residence has its own private landscaped outdoor space.
The homes also have an average 8-star energy rating. Shared infrastructure includes a 10kW rooftop solar system, a 10,000-litre rainwater tank and EV charging provision. Each residence comes with a private storage cage and a six-year building guarantee.
Murray Street sits one street back from Glen Huntly Road, a tree-lined pocket of an established inner-south suburb where the median house price now sits above $2.1 million. The Route 67 tram stop at Parkside Street is around 200 metres away, connecting to the CBD, and Hopetoun Gardens is 150 metres from the front door. Coles, Next of Kin, Wesley College’s Elsternwick campus and Elsternwick Station are all within walking distance, as is Elsternwick Village.
The development is being delivered by EDK Developments, which is putting the finishing touches on a similar downsizer-led development 71 Mathoura Road in Toorak.
16 Murray Street is currently under construction by builder Espire, and is expected to complete in late 2027.
