Melbourne based developers <a href="/developers/icd-property">ICD Property</a> have partnered with Ohmie Go – a local Australian tech start-up – to launch the country’s premiere electric car-sharing service. Ohmie Go will be run out of ICD Property’s landmark development, Eq. Tower, a 63-storey residential building comprised of 633 apartments. The electric car-sharing service will join a long list of the award-winning building’s resident amenities, including karaoke rooms, games rooms, resort-style spa facilities and more.

Tower</a> will have access to two brand new Kona electric vehicles, which can be booked, unlocked and billed via the Ohmie Go app. At this stage, the developers have identified that two cars would be sufficient to accommodate the requirements of Eq. Tower residents but will consider adding more should the demand for shared cars increase.

<h2>How much will the service cost</h2>

To rent a car will cost $15 per hour, with a daily cap of $79 – giving users the flexibility to take the car for a long weekend away, or just a quick school drop off.

Ohmie Go has been supported by automotive giants Hyundai, as well as JET Charge (Australia’s leading electric car recharging company), with plans to expand to other residential developments across Australia in the near future.

Australia welcomes first ever electric car sharing service

Stamp duty concessions and first home owner grants are to thank for Victorian first home buyers’ mega saving of over a billion dollars in the past two years.

New data has just been released that shows more than 62,000 Victorians claimed stamp duty concessions and exemptions for a home purchased under $750,000, which results in a $1.1 billion saving since the rates were slashed back in 2017.

Another statistic showed that more than 17,000 home buyers utilised Victoria’s First Home Owner Grant of $10-20,000, which has saved new home owners $238 million.

Victorian First Home Buyers save over a billion dollars in two years

The Andrews Labor Government have just announced a brand-new funding scheme which aims to protect hundreds of vulnerable Australians who live in apartment buildings with hazardous cladding.

A $600 million fund will be administered by a newly-formed body, Cladding Safety Victoria and will strive to rectify at least 500 buildings with high-risk, combustible cladding, with an outlook to raise the additional $300 million over the next five years to cover more buildings which have been deemed unsafe.

The rectification project was recommended by the <a href="https://www.planning.vic.gov.au/building-policy/victorian-cladding-taskforce">Victorian Cladding Taskforce</a> in their most recent report. The Taskforce previously suggested that the Victorian Government ban the use of aluminium cladding panels that have a polyethylene core of more than 30% and expanded polystyrene that is used on buildings with 3 or more levels, and the policy was passed March 2018.

Premier Daniel Andrews commented that the world-first initiative would fix “most buildings at risk” and help protect residents of Victoria against the danger of non-compliant building materials.

So far, The Taskforce has identified 15 properties which will be first on the list to undergo remedial works. Cladding Safety Victoria will also be contacting owners corporations and property owners to investigate which buildings are at the greatest risk. The government also plan to revise the Building Code to decipher what legislative changes are required in order to provide better protection for all.

Urban.com.au: Have you noticed a growth in the cycling culture in Australia in recent years? Do you believe this could be due to environmental reasons?

Christopher Jones: Although Australia has a strong heritage in sports cycling, functional cycling is slowly coming back into favour because it can be the most convenient available travel option. The environmental benefits of cycling may still be a secondary benefit for many however consumers who are rethinking their lifestyles in the face of climate change (and taking action to reduce plastic waste or buying local produce), bike riding naturally aligns with the ideals of sustainability. On Bicycles Network Australia, we have recognised an interest in cycling for transport with the interest in the E-bike discussion forum and based on demand to create a new ‘Cargo and Utility Bikes” discussion forum.

U: Do you believe there are sufficient cycle tracks for commuting in Australia?

CJ: The state of cycling infrastructure in Australia is embarrassing when considering the comparatively low costs and wide-reaching benefits. With the exception of Canberra, Australian states/territories allocate <a href="https://theconversation.com/cycling-and-walking-are-short-changed-when-it-comes-to-transport-funding-in-australia-92574">less than 1.5% of their roads budget on cycling infrastructure</a>. In New South Wales the combined budget of cycling and pedestrian infrastructure is about 0.5% of the roads budget and Government doesn’t publicise how the money is actually spent. Without safe and convenient cycling infrastructure and facilities, travel by bike is simply not an option for people and the reliance on private vehicles remains. In Canberra, the spending on bicycle infrastructure is significantly higher than across the rest of the nation and the result is that there is also a higher percentage of people commuting by bike. As there are fewer cars, the roads are less congested and travel across the board (by car, public transport or bike) is more convenient for all. Some municipalities and regions such as Newcastle have however taken initiatives to improve local infrastructure for recreational and commuter bike riders. 

U: What are the best facilities new apartment developments could provide for cyclists?

CJ: Theft is a continuing risk for a bike owner, even when they have access to shared bike-storage rooms or private lockable cages. As a result, security precautions are also important and for apartments, this can include video surveillance, access control (to restrict access), permanent security attachments (such as rings/hoops to which a bike can chain) as well as screen/liners for cages to stop prying eyes from easily seeing personal contents. The adoption of utility bikes is increasing, for example, a family living in a city or town can replace a car with a cargo bike that has space to ferry young children about town and also go shopping. For these type of utility bikes, sufficient parking should be provided. A further consideration is that charging outlets for e-bikes should be provided. Electricity costs are marginal for e-bikes (typically a complete charge for an e-bike is well below 10 cents) so it would be reasonable to provide the e-bike battery charging outlets.

U: Which country do you believe best accommodates cyclists in terms of safety, routes and infrastructure/landscaping?

CJ: Holland and Denmark are world leaders in cycling infrastructure and social integration of cycling. Progressive transport, however, can also be very regional and in the example of San Francisco, the congestion prompted the city to move aggressively towards mixed-modal transport and reduce the reliance on private cars. 

U: You mentioned in an article on <a href="http://bicycles.net.au/" target="_blank">bicycles.net.au</a> that "Infrastructure, and changing driver’s attitudes, are where we think the government needs to begin making a serious effort." What are some changes in government policy and infrastructure improvements that you would like to see made?

CJ: In 2013, the Australian Government published the <a href="https://www.infrastructure.gov.au/infrastructure/pab/active_transport/files/infra1874_mcu_active_travel_report_final.pdf">'Walking, Riding and Access to Public Transport' report</a> which shows that on a federal level they understand the benefits however they have not taken any substantial action.  Most of the transportation infrastructure is guided by State Government policy who traditionally prioritise private vehicles above all else. This needs to shift towards a mixed modal transport focus which is about providing people with accessible, convenient and sustainable transport options. The advantage is that this doesn’t simply take away private cars, rather it introduces other transport options such as improved public transport, pathing the way for electric cars and autonomous cars and building convenient and safe cycling infrastructure. The result is the transport balance is improved and it delivers option and convenience for people travelling.  To accomplish this, State Governments need to significantly increase their budgets for cycling and pedestrian infrastructure. They also need to be accountable and be able to show how the money has been spent. New road developments along with private developments and public facilities need to be evaluated for accessibility and end-of-trip facilities. Local councils need to be supported particularly for creating linked cycling networks the crossed different municipalities. In addition to spending, road user education is a significant challenge as there is a concerning trend of animosity towards bicycle riders; too many drivers do not drive with an awareness of bike riders (e.g. safe passing) and some behave dangerously. Road user education begins with “safe travel” curriculum in schools, continues through to licensing of new drivers and public safety messaging. Law enforcement needs to be improved so that traffic violations can be reported and that the police are proactive in enforcing the laws which protect the safety of bicycle riders. Financial incentives such as tax deductions for bike commuters would also encourage more people to travel by bike. And finally, following the lead of New Zealand, Australia has an untapped potential for cycle recreation and tourism. Increasing the availability and attractiveness of cycling for recreation goes hand-in-hand with functional cycling.

A common reason for a lack of cycling infrastructure investment could be due to the anticipated effort associated with retrofitting our roads to accommodate cycle lanes.

	Monash University recently embarked on a <a href="https://www.monash.edu/news/articles/more-than-a-stripe-of-paint-needed-to-keep-cyclists-safe">research study</a> which saw 60 cyclists in Melbourne carry a MetreBox while riding to establish how closely motor vehicles would get to them in passing. Results found that one in every 17 passing events came within one metre of the cyclist, and 124 of the 18,500 passed with less than 60cm. In zones with a speed limit greater than 60kmph, almost one in every three passing cars was considered a 'close' pass.

While many people specifically require motorised vehicles for a number of reasons, <a href="https://participate.melbourne.vic.gov.au/transportstrategy/car-parking">recent data</a> shows that parking spaces outnumbered vehicles by approximately 40%, with up to one-third vacant residential parking spots.

	<li>
	There has also been a <a href="https://s23705.pcdn.co/wp-content/uploads/2019/04/Bicycle-Network_2019-Federal-election-priority-paper-1.pdf">recent request</a> by Bicycle Network to incentivise cycling to work, through the form of government grants. The request asked that commuters receive a government benefit of $5 for every trip made to work via bicycle.
	</li>
	<li>
	Another <a href="https://thenewdaily.com.au/life/wellbeing/2019/07/05/cycling-walking-work/">recent study</a> conducted found that of the 1,121 employees surveyed (based in Melbourne, Sydney and Brisbane) felt more "relaxed, calm, enthusiastic, and satisfied with their commuting trips, and were more productive".

<h2>Will we see a shift from car-centric infrastructure to a 'complete streets' which incorporate cycling as a main mode of transport?</h2>

As dialogue regarding the safety and inclusivity of cycling is regularly brought up in the mainstream media, it's clear that there is room for improvement and investment. <a href="https://www.theguardian.com/lifeandstyle/2019/jun/24/making-cycling-safer-and-more-appealing">Newcastle Cycling Campaign Chair Sally Watson commented</a> that she wouldn't let her children cycle in the designated lanes on the roads as they are not safe enough and don't give everyone the option of cycling if they wish to commute this way.

The concept of complete streets is an infrastructure design which provides a safe and efficient way for motorists, cyclists and pedestrians to navigate roads in a harmonious way. A great example of this is the Bondi Junction – Waverley Council in NSW engaged placemaking and urban design firm RobertsDay to design a <a href="https://www.robertsday.com.au/places/bondi-junction/">Bondi Junction Complete Streets Strategy</a> that would transform the area from car-centric to people-centric.

<h2>NANDO MOGOLLON FROM CENTRAL INNOVATION</h2>

With the rise of technological advancements at the forefront of conversation, architect and technology consultant Nando Mogollon (Central Innovation) explored some of the key drivers behind technological advancement within the design arena. Mogollon focused primarily on trends behind generative design, artificial intelligence/machine learning and BIM (Building Information Modelling) and where the future of architecture, engineering and construction technology is going and how data can be used effectively.

<h2>PROFESSOR ANDREW HARRIS FROM LAING O’ROURKE</h2>

Professor Andrew Harris expanded on the discussion of future technology including how industries are changing. He also commented on the advancements in robotics, big data, additive manufacturing (3D printing) and intelligent infrastructure.

<h2>KOICHI TAKADA FROM KOICHI TAKADA ARCHITECTS</h2>

To conclude the annual event, Koichi Takada gave one of the final talks and covered the role of architects in naturalising cities – both nationally and globally.

Koichi Takada encouraged discussion as to how designs can be made healthier, more “human”, respectful of heritage, unique and complementary of their surroundings.

He raised the question, “Why shouldn’t Australia be the greenest country in the world?”

DesignBUILD coverage: Wrap-up of DAY THREE

After already passing the halfway mark of 2019, it’s an apt time to reflect on the incredible progress architects and construction firms have been making to shape the cities around us. The University of Melbourne will be opening it’s doors next weekend to invite the general public to take tours of the brand new transformative redevelopment projects which have been completed across 16 sites at both Southbank and Parkville campuses.

The new building will house the Melbourne Conservatorium of Music and has been classed as a “once in a generation transformation” featuring state-of-the-art teaching, learning, rehearsal and performance spaces. The conservatorium also houses one of the world’s largest oculus windows at 6 metres in diameter, including a 400 seat cantilevered auditorium, a 180 seat ground floor studio and plenty of multi-use spaces.

THE STABLES

Historically, the building was formally home to the Victorian Police Riding Brance, however, it has now undergone a complete transformation with design lead by Kerstin Thompson Architects and conservation works directed by Lovell Chen. The building is rich in history and provides a unique space for students to create art within the 170 studios, and perform at the new 260 seat multipurpose arts theatre for dance, theatre and music performances.

As property trends shift and evolve, it's important for developers to constantly keep up with what buyers want. <a href="/developers/lowe-living">Lowe Group</a> Managing Director Tim Lowe had a chat to Apartments.com.au about the buyer requests of 2019, and more specifically, how the concept of "off-the-plan" is shifting to another form of "building your own home" thanks to the response to customer demand for customisation.

Apartments.com.au: Given the success of <a href="/buildings/lumiere-black-rock-68-bluff-road-black-rock">Lumiere</a> Black Rock’s record sales, what do you believe were the stand out features which set the development apart from other properties within the Black Rock area?

Tim Lowe: The contemporary nature of architecture and our partnership with the internationally renowned design partner, Warren and Mahoney, allowed us to create a building that had a rich story behind it whilst also being contemporary and fitting with the area. Further to that, the features being the offering, single-level two and three bedroom apartments with large outdoor areas. Whereas Black Rock is typically renowned for two-level townhouses and large single homes. So it gave an additional opportunity for our downsizer demographic.

TL: We can confidently say we have a clear understanding of our demographic (downsizer). Firstly, we assess the market by understanding our buyer is a downsizer and they would be looking for an apartment that does allow them to release some equity from their existing home. Therefore we are very considerate about price point and providing varying floorplan considerations, for example at Lumiere we offered 6 unique floorplans each one tailored to suit different buyers and financial provision. Lowe Living also has a rich history working with this demographic and we frequently engage with our clients across all our projects to get feedback, in particular from our customisation/personalisation services, to ensure the next projects include the items they’re typically requesting.

TL: In the areas in which we play (broader Melbourne, in particular, Bayside), apartments were typically tailored to the first home buyer and investor with limited amounts of amenity and lifestyle. Now we are tending to find that because of that ageing demographic and the capital growth that people have seen in our areas with their existing home, we are finding a more considered buyer who is more particular on quality of amenity (larger master suites, walk-in robes, home-style kitchens, fireplaces, sense of entry), access to ground floor, private open space and high-quality finishes and finishes. Our demographic is also taking the opportunity to move closer to the epicentre of the community with easy access to local shops and cafes/restaurants.

TL: Firstly, the uniqueness of the project design. For our buyer, key design choices include flexibility of living spaces and be able to cater for large family gatherings on an infrequent basis. We ensure the areas that are most frequently used within the apartment – kitchen, master suite, living and dining – assimilate the level of amenity that they’re accustomed to in their larger homes but providing a more functional and effective floorplan. We also make a lot of considerations around the key fundamentals of a home, including a sense of entry and segregation of spaces within an apartment such as having privacy to your master bedroom (leading off a hallway). The building's geometry is also very important, where we consider liveability within the design, offering less reliance on systems with the prospect of natural air flow and solar in the Winter. Whilst also leverage off our Bayside location by using neutral tones and giving great consideration to bright spaces, with low maintenance material selection.

TL: This part of our Lowe Living offering, where we engage closely with our buyer to ensure they understand the particulars of their future home and allow them to personalise their home prior to construction. We promote them to consider how the space can work for them and ensure the space is how they envisioned when we deliver the final product. We are conscious of our client’s unique individual preferences, in terms of how they like to live within their home. We also offer a professional service from the Managing Director through to the Project Architect to ensure every detail is covered. We find all our clients engage in this service before construction and this is evident across all our projects to date.

U: What are the key design trends of 2019 you've found to be the most popular among buyers of your developments?

TL: Personalisation and a strong focus on Client Services (customer services), first and foremost. 2019 has seen a more astute and considered buyer enter the market, as the dynamic of the market has changed. Our buyers are expecting more engagement with the product and a better level of customer service. Buying off the plan is almost becoming more akin to a process of building your own home, where buyers want to be involved throughout the entire process including frequent inspections and being kept up to date with progress and activity. We have responded to this market with a dedicated Client Services team, where our client is at the forefront of our business.

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Rising above the Parramatta River at 12 Phillip Street, The Lennox comprises one, two, three and four-bedroom apartments, appealing to first home buyers, young professionals, families, downsizers and interstate investors seeking a completed apartment in one of Australia's fastest-growing economic centres.

Rather than positioning Parramatta as an alternative to Sydney's CBD, Equitifund believes the city has reached a point where it stands on its own merits.

"Parramatta is no longer simply an alternative to Sydney CBD, it's becoming a destination in its own right," Equitifund Executive Chairman Greg Huxley said.

"The Lennox captures that evolution with a level of quality and amenity that's difficult to match at its price point."

Designed by <a href="https://www.apartments.com.au/architects/marchese-partners">Marchese Partners</a>, the tower responds directly to its riverfront setting through expansive glazing and open-plan layouts that maximise views across the Parramatta River and city skyline. Interiors feature engineered timber flooring, stone benchtops, stainless steel appliances and floor-to-ceiling glazing, while generous balconies extend the living spaces outdoors.

Marchese Partners says the project was conceived to balance high-quality apartment living with practical, long-term functionality, pairing larger, efficient floorplans with amenities more commonly associated with five-star hotels.

That emphasis continues through the resident facilities, which include a 20-metre rooftop swimming pool, fully equipped gym and wellness spaces, full-time concierge, a residents' lounge, function room, private lifts, secure basement parking and rooftop communal areas overlooking the Parramatta River. Ground-floor boardwalk retail and dining further activate the riverfront and integrate the building into the surrounding public realm.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

"Wake to river and mountain views, step into Sydney's Second CBD, and arrive home to resort-calibre amenities, all without the harbour price tag."

Hamblett says owner-occupiers are also attracted by the convenience of having Westfield Parramatta, Church Street's dining precinct, Parramatta Park, Riverside Theatres, Western Sydney University and major transport connections all within walking distance.

"At The Lennox, lifestyle is not an afterthought, it is the foundation."

The project has attracted a broad mix of local professionals, upsizers, downsizers, buyers relocating from Sydney's inner suburbs and interstate investors seeking long-term growth opportunities.

That demand aligns with Parramatta's continued evolution as an economic powerhouse. Equitifund Research and Market Insights specialist John Bekiaris says sustained population growth, infrastructure investment and expanding employment opportunities continue to support long-term housing demand across the city.

"Parramatta has evolved from a satellite city into one of Australia's most important economic centres. Population growth, infrastructure investment and employment are all supporting sustained long-term housing demand."

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

"By partnering with Capella, globally recognised for its refined approach to luxury hospitality and deep respect for cultural and historical context, we will elevate this project beyond a residential offering into a world-class destination."

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

"Brisbane is a city on the cusp of something remarkable, and Capella Residences is our commitment to being part of that story," Fasel said.

"The Capella residential experience is more than luxury. It is about a sense of belonging to a place with deep meaning."

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

<a href="https://www.apartments.com.au/developers/lewis-land-group">Lewis Land</a> Head of Development Michael Long said the developer deliberately allocated a significant proportion of the project to more affordable apartment types.

"First home buyers have been priced out of many parts of the Gold Coast, and we saw a clear opportunity to address this and play our part in a longer-term housing solution," Long said.

"That's why 24 of the 91 apartments being delivered at Solis have been designed and priced for the city's next generation of homeowners, quality one-bedroom apartments, half of which include an additional multipurpose room to maximise space and flexibility.

"This approach places 30 per cent of apartments in Solis under $1 million, and with close proximity to Harbour Town's future light rail extension connecting residents to the city's major employment and knowledge hubs, it's a win for buyers looking to secure their first property."

Designed by BDA Architecture, Solis will deliver a mix of one, two and three-bedroom apartments, with residences ranging up to 232 sqm. Apartments feature generous balconies and contemporary finishes, while residents will have access to Harbour Shores' lagoon pool, clubhouse, tennis court, gym, yoga studio and sauna.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

Lewis Land targets first home buyers at latest Harbour Shores release, Solis

Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The transactions also included the sale of a newly completed three-bedroom apartment at <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences in Cremorne</a> for $6.35 million, with the residence selling shortly after the project's first public inspections following completion.

The sales come as completed, owner-occupier-focused apartments continue to attract strong demand across Sydney's Lower North Shore, particularly from buyers looking for certainty and immediate occupancy.

The penthouse at KOYO spans 491 sqm across a single level and was designed by architect Koichi Takada. The development is one of Abadeen's flagship boutique projects in Crows Nest.

Abadeen Executive Chairman and Founder Justin Brown said buyer activity lifted noticeably in the lead-up to the end of the financial year.

"We saw a clear increase in enquiry levels, inspection numbers and buyer engagement across our completed projects leading into the end of the financial year," Brown said.

"Buyers have become far more decisive over the past six months. The combination of improving confidence, limited supply and the ability to physically inspect completed residences is creating strong competition for premium apartments in the best locations."

Brown says the&nbsp;response to Park Residences following completion has been particularly strong.

"Buyers want certainty and are responding positively to the opportunity to walk through a finished product, inspect the quality firsthand and move in immediately," Brown suggested.

"Projects such as Park Residences and KOYO demonstrate that when the product is exceptional and the location is irreplaceable, buyers are prepared to act quickly."

Abadeen CEO Joe Tack said quality continued to differentiate projects in the current market.

"Today's buyers are incredibly discerning," Tack said.

"They are seeking larger floorplans, premium finishes, walkability, lifestyle amenity and confidence in the developer delivering the project. Well-designed boutique developments continue to outperform because they offer something genuinely difficult to replace.

"The enquiry we are seeing across our completed and recently completed Lower North Shore portfolio is very encouraging, and we expect this momentum to continue into spring."
