Cedar Woods' successful Williams Landing developments have proven popular among buyers, with the number of jobs within the area increasing by 36,747 over the decade between 2006 to 2016. Cedar Woods' State Manager Lloyd Collins shared some insight with Apartments.com.au as to why the precinct has received such a great response from buyers.

Apartments.com.au: With the recent success of Williams Landing, clearly there is a high demand for office space in Melbourne’s western suburbs. Is this a trend you expect to see from other outer-city suburbs, or are there particular characteristics that make Williams Landing unique?

Lloyd Collins: In recent years, we have seen Williams Landing step up as a major commercial hub in the west. As prices continue to rise in Melbourne’s CBD, we are definitely seeing a trend of businesses choosing to decentralise. We have a strong offer of economic rents, excellent rail and road links and retail amenities. Only 20km from the CBD and direct access to the Princes and West Gate Freeways, state-of-the-art train station, and major bus interchange makes Williams Landing Town Centre accessible to Melbourne CBD and Geelong. It’s attractiveness to the commercial sector is backed by our strong sales record – which includes welcoming Target to its new $58.2 million headquarters at the end of 2018, the rapid sell-out success of our first strata building 111 Overton Road, and the sale of the new Minister for Finance office building for $25.9 million. We’re also currently selling our fourth standalone commercial building, 101 Overton Road, which is already over 55 per cent sold.

U: What were the design and location considerations you explored in these developments, and what made them so attractive to buyers?

LC: As a master-planned community, all aspects of the development have been well considered – with design and location lying at the heart of it – to offer something attractive to both investors and occupiers. One of the main location considerations, for instance, was designing the masterplan to guarantee a short walking distance from the office to the train station, cafés, restaurants, shopping centre and open space. In order for Williams Landing to become a leading commercial precinct, we knew that high-quality, contemporary, light-filled office space at an attractive price point would have a strong appeal to businesses, investors and occupiers alike – particularly with the rising rental prices in Melbourne’s CBD. Our commercial buildings have been architecturally-designed by Gray Puksand and Hames Sharley to ensure the design is consistent, well thought out and well delivered.

U: Were the commercial office spaces designed with specific businesses in mind?

LC: We currently have 29,000 m2 of office space either completed or under construction – all of which have their own identity. For instance, our strata offices – both 101 Overton Road and 111 Overton Road – have been designed for small to medium-sized businesses. By offering a range of unit sizes, these commercial opportunities have presented a rare opportunity for many business owners to enter the commercial property market. Additional facilities, such as the in-building conference centre, allows further flexibility to conduct board meetings or presentations in state-of-the-art facilities. On the other hand, we have also developed larger, single occupancy commercial buildings for Target and the Minister for Finance – both of which have been designed to cater to their specific business requirements. For instance, Target wanted large floorplates for open workspaces, parking (for each of its 850 employees), whereas the Minister for Finance wanted certainty on planning and we were able to offer a 15-year lease and 24-hour offices.

U: With the increase of commercial buildings in the area, is there an equally high demand for residential dwellings?

LC: Absolutely. The Williams Landing masterplan shows a continuation of residential development opportunities within the town centre with apartment developments selling out before construction commencement. Williams Landing is unique as a residential growth suburb in Wyndham, with its population increasing to 7,100 residents in 2016. In response to this scale of growth, we recently launched our latest apartment building in Williams Landing, Lincoln Apartments, following strong demand for medium-density living - a trend we expect to see continue. Our apartments have achieved steady price growth, with the average apartment value in Williams Landing increasing by 16 per cent for two-bedroom residences and 13 per cent for one-bedroom residences. We have also recently launched the third release of our Addison Walk boutique land lots, which incorporates a mix of land and house and land package options.

U: What has been the highlight for you working on this project?

LC: A highlight for me has been the sheer scale of what we’ve achieved and delivered in a relatively short period of time. We spent a lot of time looking at the masterplan to create points of interest and now we are at a stage where we can see this come to life.

U: What do you expect Williams Landing to look like in 10 years’ time?

LC: In line with our masterplan, we believe that Williams Landing will stay true to its high-density vision and bring in more corporate and residential occupiers. We anticipate that Williams Landing will expand, with more people choosing to stay local. Our childcare centres, medical centres, gyms, alfresco licenced restaurants and cafés are well regarded and their success has directly encouraged new tenants and purchasers to move and invest there. The mix of users, employment and residential, should enable a vibrant community to further support the growth of the western region. We are committed to the Plan Melbourne idea of walkable 20-minute cities and believe that the creation of high-density mixed-use communities clustered around transport nodes is the way to achieve this. As the project develops, this will be a key aspect of life in Williams Landing.

Cedar Woods' Lloyd Collins explains the success of Wyndham's Williams Landing

Iconic Australian architecture firm <a href="/architects/fk-australia">Fender Katsalidis</a> has just signed a contract to lead the design of Kingston Arts Precinct in Canberra. The mixed-use precinct will be located adjacent to Lake Burley Griffen and will provide a place for multiple arts organisations to gather and create. Fender Katsalidis Director David Sutherland explains that the precinct will endeavour to deliver a “more cohesive and community-focused arts experience in Canberra”.

The project falls under the $78 million urban renewal project will see an underutilised space transform into a thriving precinct.

Joining Fender Katsalidis in the collaborative project will be developers Geocon and landscape architects Oculus.

Nick Georgalis, founder and managing director at Geocon has confirmed that contracts have now been signed, and the team are ready to commence work to bring the project to life.

Fender Katsalidis Architects add another arts precinct project to their collection

Ahead of the NSW Architecture Awards this Friday, NSW Chapter President of the Australian Institute of Architects Kathlyn Loseby had a chat to <a href="/">Apartments.com.au</a> about the opportunities architects have to champion quality design within the built environment; the importance of advocating for policy updates at a state and national level, and designing homes which cater to the diverse needs of Australian communities. 

Apartments.com.au: Which government policies do you believe should be implemented to meet the requirements of the 6 standards* the Australian Institute of Architects has identified, in order to uplift the quality of Australian architectural projects?

Kathlyn Loseby: In terms of fostering thriving cities and regions, we believe it is vital for the government to have access to independent, expert advice on urban design and infrastructure, and for them to collaborate across all tiers of government, the private sector, researchers, and the wider community. The City Deals program is a perfect tool for providing incentives and flexible financial arrangements for state governments that are linked to specific design and sustainability outcomes. We need new models to provide affordable and social housing. The Commonwealth government can leverage its position to encourage planning authorities to allow for different types of housing to cater for the diverse needs of our community. Improving building regulation has been on our agenda for some time, and we strongly recommend that all states and territories implement the 24 recommendations of the Building Confidence report in a nationally consistent manner. While we welcome the NSW Government’s discussion paper Building Stronger Foundations, we need the Commonwealth government to facilitate national change through the Building Minister’s forum, but the pace of change needs to speed up. Australia must enhance the resilience of our built environment to extreme weather events and predicted climate change impacts.

Growth in our cities means increasing pressures on our natural environment and the crucial ecosystem services they provide (e.g. clean air, cooler urban areas). We need policies and programs that create a sustainable built environment that fosters connectivity and integrates essential resources and functions to mitigate against adverse impacts from climate change. Improved energy performance of buildings reduces stress on the electricity network, offers bill savings, supports a least-cost pathway to a zero-carbon built environment, and improves health and resilience outcomes for households and businesses. Why can’t we establish a national plan towards zero carbon buildings by 2040? We need the government to ensure fair and open procurement practices that enable local architects an equitable opportunity to compete and to recognise the high calibre of Australian architects and involve them in competitive design processes for publicly funded projects.

U: Do you believe architects share a similar view when it comes to designing projects that will benefit the environment and the surrounding community? Is there resistance to change?

KL: Our recent <a href="https://wp.architecture.com.au/news-media/2019-national-architecture-conference-wrap-up/" target="_blank">National Architecture Conference Collective Agency</a> was an excellent example of the profession coming together to challenge the status quo. The overwhelming emphasis on creating more environmentally and socially conscious contributions to our communities through the built environment was inspiring. This included Louise Wright and Mauro Baracco reiterating the importance of ‘ground’ and respecting the earth, to Marcos Rosello from aLL Design in the UK sharing his practice’s philosophy of urban preservation, repurposing existing buildings to avoid further environmental damage. It has been encouraging to see this approach highly rewarded in the recent Architecture Awards held around the country. While there will always be those who are resistant to change, I believe the overwhelming majority of the profession embraces more sustainable and ethical work practices and are looking at ways to use their influence in the construction lifecycle to create positive outcomes for our future generations.

U: To what extent are Australian architect’s visions being realised? What kind of creative constraints are put in place by developers, councils and construction companies?

KL: Architects must work collaboratively to achieve their vision. This can be a fantastic process, where the architect, client and builder all share the same goal.  Procurement practices by the private sector, local, state and commonwealth governments and institutions can be a major barrier to good architectural outcomes.  We have seen recent instances where the architect’s role has been diminished through the design and construct contract procurement model, sometimes leading to reduced outcomes. The Institute has repeatedly called for better regulation and enforcement of Australia’s building and construction industry, and a major review of tendering and contract methods to ensure quality and creative outcomes.

U: What are some of the ways the architectural industry can advocate for higher quality developments in Australia?

KL: As an Institute, we are strong advocates for the best and most innovative projects through our popular and prestigious awards. With a strong media following, we showcase and champion our leading developments. We are also strongly engaged in developing and advocating for strong policy at a state and national level and delivered a strong position ahead of the federal election. We will continue to advocate for better planning and the installation of an Australian Government Architect for expert oversight, and a national architecture policy. Our members can also be powerful advocates at an individual level by challenging negative behaviour in the construction industry with each commission they engage with. Many voices can spread a collective message.

Australian Institute of Architects' Kathlyn Loseby discusses the importance of quality architectural design

Discover YarraBend: A new benchmark for urban liveability

The Reserve Bank of Australia has just announced a further reduction to the cash rate to a record low of 1%. This is the <a href="/guides/how-australia-s-interest-rate-cuts-could-impact-first-home-buyers">second rate cut</a> in just two months in a bid to generate greater trust in the Australian economy and reduce unemployment rates. At the time of the first interest rate cut, Reserve Bank Governor Phillip Lowe commented that it “wouldn’t be unreasonable” to expect more interest rate cuts later in the year.

Last month, 47 lenders passed on the June cut at the complete rate of 1.25%, while 32 passed on a portion of it, and seven didn’t pass on the reduction at all.

In May of this year, <a href="https://www.propertyobserver.com.au/https://westpaciq.westpac.com.au/Article/38639">Westpac’s Senior Economist Bill Evans</a> predicted three cuts this year, while other economists suggested that last months was to be the first of many.

While Evans’ prediction was just shy of a month, it’ll be interesting to see whether a further cut is made to the already low rate before the end of the year.

<h2>What does the interest rate cut mean for home buyers?</h2>

In a financial climate like this, one could argue that your money is better invested in property than the bank if possible. Savers are likely to experience lower interest payments on their term deposits (depending on which bank you’re with), while homebuyers will find it easier to secure a mortgage with a lower interest rate.

Many financial advisors have also explained there could be a potential decrease in mortgage repayments of up to $92.95 per month for a $650,000 home.

<h2>#2 Unclog gutters and pipes </h2>

The damage caused by clogged guttering and pipes can end up costing you thousands if flooding or pipe breakage occurs. Hiring a professional to undergo a regular check and remembering to remove leaves and debris from exposed guttering could save you money in future.

<h2>#3 Undertake regular pest checks </h2>

If you’ve ever experienced a termite or mouse infestation, you’ll understand the perils of trying to mitigate the problem once it’s already out of control. Encourage your tenants to alert you of any sightings early on and engage a professional to deal with the problem and provide you with a plan to prevent the issue escalating.

<h2>#4 Get onto mould issues ASAP </h2>

Regularly check shower grouting, ceilings, behind furniture, window sills, and damp zones (such as bathrooms, foyers etc.) for any signs of mould. Stachybotrys Chartarum (or black mould) releases toxic compounds known as ‘mycotoxins’ and when inhaled can lead to a myriad of health complications. While regular cleaning can help eliminate mould, often it’s a greater issue and requires professional attention. Protect your tenants by seeking mould specialists, who can often deal with the problem for around $300 per room.

<h2>#5 Eliminate hazardous materials </h2>

From exposed rusty stakes to asbestos cladding, it’s always a good idea to undergo a building inspection to ensure your home is safe for its inhabitants. Removing anything that could be toxic, flammable or hazardous will eliminate the chance of future issues to arise.

<h2>#6 Check bathroom extractor fans </h2>

Extractor fans play an important role in bathrooms – especially those without an opening window. Ensuring the fan is working will help with reducing mould and mildew growing in the bathroom.

<h2>#7 Change locks between tenancies </h2>

During a tenancy, you often don't know how many keys have been cut for household members, as well as their friends and family. Ensure the safety of your property and your new tenants by having the locks changed. This is a relatively simple task which can be done on the property, within an hour or two by a locksmith.

<h2>#8 Invest in value upgrades</h2>

Upgrading the kitchen or bathroom of your rental property is often likely to increase its value, reduce vacancy rates and will encourage your tenants to treat your property with respect and care. Significant property upgrades are also likely to increase the market value of your property once you decide to on-sell it.

<h2>#9 Employ a gardener </h2>

The unrulier the grounds, the more challenging they are to deal with. Aim to keep weeds at bay and lawns short and consider employing a gardener as this can be a tax-deductible expense.

<h2>#10 Identify wood rot early on </h2>

A deck layered with algae or wood that is disintegrating can pose accident risk for your tenants. Fix the problem early by replacing the deck or undergoing remedial work.

<h2>#11 Look for leaks after a downpour </h2>

While many homes aren’t hermetically sealed and often have gaps to encourage airflow, water pouring in through the window or dripping from the roof is never a good sign and needs to be addressed immediately. Mould can occur within the walls/ceiling and are sometimes issues that only present themselves when it’s too late. Consider using a waterproof paint and silicone sealant.

<h2>#12 Aim to prevent foundation repairs </h2>

Foundation repairs can set you back anywhere from $450 - $11,000 and are often due to natural causes such as soil swelling. It’s important to keep the soil around your home moist and ensure there is sufficient water drainage – ideally a gradual slope. If foundation repairs are likely to be needed, some signs can include doors and windows which are hard to shut, cracks on the walls, sloping flooring and water pooling in your garage/basement or in corners of your house.

<h2>#13 Periodic roof inspections </h2>

Similar to foundation repairs, to replace a roof can cost from $650 - $6,000. The general rule of thumb is to get your roof checked 10 years post installation and every 3 years after.

<h2>#14 Wash flooring and carpets </h2>

Keeping your floors in good nick could make them last longer. Between each tenancy, hire a professional carpet cleaner, and repolish wooden floors. When you clean a carpet stain, you are only cleaning the surface layer, meaning the stain won’t be removed completely. Regular carpet cleaning can reduce permanent damage to your flooring.

Own rental property? Here are 14 things to check to avoid major problems in future 

<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.
