Drawing on inspiration from Sydney’s rich architectural landscape, the elegant structure seamlessly fits into its urban environment and features a unique cross-braced shell which encases expansive planes of glass. With over 40,000 square metres of lettable office space, the tower meets the highest standards in office spaces available in the city.

Each level of the tower also enjoys spectacular panoramic views of Sydney Harbour, the Sydney Opera House, Sydney Harbour Bridge and cityscape, thanks to the cavernous voids of open space and floor to ceiling glass panes.

Sydney’s latest tower 100 Mount celebrates completion

To cater to the growing population, an emphasis has been placed on the revitalisation of pre-existing infrastructure. The Rockbank Station is currently undergoing renovation and is set to be complete late 2019.

The government will also be upgrading the Sunshine and Footscray Hospitals, as well as developing the new Westgate Tunnel to aid in easing traffic congestion.

Number of residents in the Woodlea development expected to double by 2020

<a href="/news/is-australia-ready-for-smaller-footprint-apartment-living">Downsizing to apartment-living</a> is growing in popularity due to housing affordability and the attractive low-maintenance living on offer. <a href="https://www.abs.gov.au/ausstats/abs@.nsf/Lookup/by%20Subject/2071.0~2016~Main%20Features~Apartment%20Living~20">The Australian Bureau of Statistics</a> 2016 survey found there was around one occupied apartment for every five occupied houses in Australia, compared to one for every seven back in 1991. The dramatic shift is also prevalent across the board with families, retirees and <a href="/guides/2019/06/17/urbans-first-home-buyer-guide">first home buyers</a> showing an increased demand for apartment living.

In 2016, the census also showed a 56% increase since 2011 in families with children living in high-rise apartments across Australia. The <a href="https://www.propertyobserver.com.au/https://www.ahuri.edu.au/research/final-reports/214">Australian Housing and Urban Research Institute</a> also found 43% of Australians aged 50-59 have opted for a smaller dwelling or different location as they neared retirement.

<h2>These trends lead us to question, why the shift?</h2>

<h2>So it’s time to declutter, but where to start?</h2>

For those looking to downsize their home for apartment living, you’re going to need to know where to begin the decluttering process. We reached out to three decluttering and home organisation companies to find out their top tips for the monumentous task ahead of many Australians.

<h2>Firstly, what are the three golden rules are for embarking on the decluttering process?</h2>

Lynne Trevail from <a href="http://www.unstuff.com.au/">Unstuff</a>:

	Firstly, declutter before you move.

	Start in a non-emotional area to begin the process. Bathroom and kitchen are good starting points.
	</li>

	Only work in a small area to begin. One drawer at a time. Overwhelm happens when you contemplate the whole house!

	Set aside a block of time to declutter with a distinct start and finish time. Ideally, declutter when other members of the household are out. Kids in particular always show renewed (brief) interest in anything you plan to give away or throw out.

	Have a specific goal in mind and a plan to achieve it, ie clear out and reorganise wardrobes, tidy garage or sort and tidy kids toys. If this involves any new equipment like coat hangers or storage containers, purchase them before you start so you can complete the entire task in the time you have allocated. 
	</li>

	Be realistic. Separate, small projects will be achievable and satisfying. Expecting to complete the whole house in a day is not and will leave you disheartened.  
	</li>

“With clothing, if you are unsure, turn all your coat hangers around to the opposite way to normal, then when you wear an item, turn the coathanger around. If after 6 months, or a season you haven’t worn the garment (so its hanger is not turned), then you no longer wear or need that."

Lee from MOVINGHOUSE creates an inventory of each room at a time, using three columns:

<h2>What are some innovative ways to store sentimental items?</h2>

Instead, they have feelings, emotions and memories attached to them and sometimes there are items we just can’t say goodbye to – especially when it comes to photos and family heirlooms.

Lynne from Unstuff explains that rather than colour coding and alphabetising documents and photos, the most important thing is that the items are easily accessible.

Another great idea is digitising physical photographs and storing them on a cloud-based platform.

Susan also suggests putting sentimental items on display so that you can enjoy seeing them on a daily basis. 

However, if you do have items which need to be stored in a cupboard, Lee from MOVINGHOUSE suggests using plastic containers so you can see what's inside, and to also make sure they are clearly labelled.

<h2>Should you keep something of value if you don’t particularly like it, in case it increases in worth?</h2>

A common response when you ask a family member why they’re keeping something is, “It’s worth a mint!” or “It’ll be an antique one day”, which is not exactly what you want to hear when you’re decluttering. The best way to solve this is to deal with the item immediately by taking it to get valued, or assessing whether it’s cost-effective to put it in storage.

Susan from The Finishing Touch also concluded that insurance and storage costs may outweigh the possible increase in value. And if your big ticket item sells, Lee from MOVINGHOUSE suggests using the money for something you really need or taking a holiday!

<h2>So what is the main reason people seek ‘decluttering’ services?</h2>

Lynne Trevail from Unstuff: Overwhelm. People try and declutter in one go, and they become confused. Indecision stops items leaving the home, so they call for professional assistance.

Susan Williams from The Finishing Touch: Many people come to the realisation that they need or would like some help to declutter their homes for lots of reasons.  Some put it off unless they have enlisted professional help, many people don’t have the time to declutter themselves, or like the assistance of professionals who are independent in their assessment on what you should keep, and are also experts at organising. 

Lee Hamlin from MOVINGHOUSE: We offer unbiased, upbeat support in decision making, motivating the client and offering emotional support during the process. Occasionally clients seek our help after moving, they are usually distressed and they wish they did downsize prior to the move.

<h2>Has anyone ever acquired your services right after moving into a new house/apartment and deciding they had brought too many possessions?</h2>

Lynne Trevail from Unstuff: It does happen. Again indecision stops them getting rid of items before they move. Waiting until they move becomes a procrastination technique.

Susan Williams from The Finishing Touch: We are frequently asked to assist people who have moved into their new home and realised they need to declutter or risk filling their beautiful new home with too many belongings. This is because sometimes people are not very organised before their move and end up having to pack everything to transport, rather than having the time to cull and sort before they pack up their home. It’s far better to declutter before moving as you save on transportation of items you are not going to keep and are far more efficient in your unpack.

<h2>So where do all the discarded goods end up?</h2>

With a low deposit home loan of 5%, you’d need to come up with a deposit of $15,000. Take $10,000* off that amount provided by a First Home Buyer Grant, and you’re left with just $5,000 to pay from your own savings.

Sod turning ceremony: The Langston embarks on stage two of development

Buying your first house can be a daunting process, but with the right information, you'll be on your way to securing your first home with minimal stress.

To help you through this process we've outlined several key steps and considerations, to enable you to enter the market with confidence. 

<h2>Firstly, is the timing right?</h2>

1. Identify the hidden costs that come with homeownership

Upfront costs could take up to 7% or potentially more of the property price and you could be looking at spending an extra few grand on government fees, building inspections, mortgage brokers, conveyancing lawyers and more.

2. Work out how much your repayments would be

Most banks will have an interactive mortgage calculator available on their website where you can input your deposit + property price + mortgage term (eg. 30 years) + interest rate, to find out what your weekly/monthly payments will be. 

3. Create a long-term savings scheme

In order to save quicker, it can be a good idea to budget your weekly expenditure. Cancel disused subscriptions (streaming services, magazines etc.), bring your own lunch to work, cycle rather than take public transport, save buying food out for social occasions etc. 

Some banking apps even categorise your spending so you can identify where your money is going. 

4. Create a term deposit savings account

If you already have savings set aside for your house deposit, consider locking them away for a few months or even years in a term deposit. Shop around to see which bank will give you the best return on your investment.

5. Check whether you have enough for your deposit

The suggested deposit for a property in Australia is 20%, however, you may wish to pay more (if you've saved more), or less (special terms apply). If your deposit is less than 20%, you'll need to apply for Lenders Mortgage Insurance (LMI) which can be paid upfront or concurrently with your home loan. The rate of LMI is calculated after the bank undergoes a value assessment of the property to you wish to purchase and compares the loan to value ratio.

6. Make allowance for stamp duty, government and conveyancing fees

Stamp duty is paid when you purchase property in Australia, however, a first home buyer exemption resulting in a significantly reduced rate can apply if the buyer meets certain requirements.

For example, if you are buying in Victoria, the following will apply:

	You enter into a contract of sale to buy your first home on or after 1 July 2017.
	</li>
	<li>
	Your home has a dutiable value of $600,000 or less to receive the first home buyer duty exemption, $600,001 to $750,000 to receive the first home buyer duty concession.
	</li>
	<li>
	All the purchasers of the property meet the First Home Owner Grant eligibility criteria, and at least one purchaser satisfies the residency requirement.
	</li>
</ul>

Government fees can include: lease transfer, registrations, title searches etc.

Conveyancing fees apply when placing an offer, reading over legal documents and at the settlement stage of the process.

7. Find out whether you’re eligible for a First Home Owner Grant 

You can find out whether you're eligible for the First Home Owner Grant via the State Revenue Office Victoria website <a href="https://www.sro.vic.gov.au/first-home-owner">here</a>.

8. Decide on the purpose of your property purchase

Every buyer has a different reason for purchasing property – some for investment purposes, others might be looking for a small apartment close to work, while some would rather a lifestyle block in a family-friendly community. It is important to identify what you're looking for from the outset to ensure you don't spend time looking at places that don't meet your needs. That's not to say that you shouldn't look a little further afield than your preferential neighbourhoods (as sometimes areas which border popular suburbs can be significantly cheaper), but future planning is essential.

9. Explore your options

Begin your engagement with a selection of agents, property search platforms and go out to viewings. Approach the agents with a shopping list of what you're after – eg. a new, one-bedroom, off-the-plan apartment in central Melbourne with plenty of outdoor space, under $450,000. This will hopefully give them a good understanding of what you're after so you can view properties better suited to your requirements. 

10. Study suburb insights

Do thorough research of the area, by looking up new planning developments proposed for nearby sites. Consider if new buildings could potentially block your view, or whether a proposed entertainment centre could add significant value to your property. Think about the quality of education and amenities nearby and whether there are sufficient, public transport options and supermarkets. 

11. Check the sales history and rental yield

Look up the address of the property online, and check the previous sales history of the area. Is the property you're looking at fairly priced compared to other properties in the area? Has there been an increase in value over the past few years?

It's also a good idea to ask the agent what the suggested rental yield of the property is (what they would rent it out for). If at some point you needed to rent out your property, would this weekly income cover the mortgage?

12. Ensure that an insurance company will cover the property you’re interested in

There have been issues in the past where owners of coastal properties found it challenging to acquire new insurance following concerns regarding sea levels rising. To avoid any issues down the track, approach an insurance company and find out whether they would cover the property you're interested in, and what the annual fee would be. 

13. Check you can afford the annual rates

Annual council rates can work out to cost as little as <a href="https://www.lga.sa.gov.au/councilrates">$3.50 per day</a>, however, this rate will fluctuate depending on the average valuation trends of an area. Your real estate agent should be able to tell you what the current annual rates would be for the property, which you can then factor into the annual fees of maintaining your new home. 

14. Make sure you can visualise yourself living there

Property is one of the biggest purchases you'll ever make, so you will want to ensure the house you're buying ticks all the boxes. Keep looking until you find a place which meets your needs, fits within your budget and is located in an area you're happy to live in.

15. Engage a conveyancer or solicitor to read over the offer agreement

Placing an offer is a legally binding process, so it's important to ensure you've read through all the paperwork carefully. By engaging a conveyancing lawyer, you can rest assured that if your offer is accepted, you are far less likely to be sprung with any financial issues or unforeseen terms in future.

16. Decide on your terms of sale and check you agree with the vendor's

Don't be afraid to make a cheeky offer, the worst that can happen is that the vendor might make you a counter-offer. Before signing any paperwork, make sure you feel 100% confident in your decision. 

17. Go through the Title covenants with a fine-tooth comb

There are many unique covenants that are attached to certain properties, and different rules apply for apartments, off-the-plan new builds, detached dwellings, land and more. Everything from how tall your trees can be, to whether you can paint your front door should be outlined. Ensure you read this carefully as in some cases you can contest certain restrictions.

18. Submit your offer

Many first home buyers will make a 'conditional offer subject to finance' – which means they have raised the deposit but still need to secure a home loan. Speak with a financial advisor or mortgage broker about which option is right for you.

19. Once your offer has been accepted, check again that you have clearly read, understand and agree with the terms of sale

When it comes to the paperwork required to secure your new home, there can be a lot of jargon. Employing a conveyancing lawyer to read through settlement documentation will give you the confidence that the vendor has provided you with realistic and fair terms of sale. Feel free to raise any questions or concerns you have with your lawyer as they will often have a wealth of experience to draw on from working with hundreds of clients in a similar situation. 

20. Apply for your home loan

Firstly, choose between a fixed rate or variable rate.

Fixed rate: Interest rate stays the same for a certain period of time - providing you with certainty and routine payments.

Variable rate: As interest rates fluctuate, so does your repayment rate. Whilst more unpredictable, variable rates can give you the flexibility to pay off your loan sooner.

There are also three ways of paying your loan.

Interest offset account: A transaction account which is linked to your home loan. The money saved in this account can be used to offset interest paid on your mortgage.

Principle + interest loan: Paying both the property and interest at the same time. Repayment rates may seem high, but you'll pay off your mortgage a lot quicker.

Interest-only loan: Interest-only means less weekly payments but will draw your mortgage term out. 

21. Cooling-off period

The 'cooling-off period' is approximately 2-5 business days after purchase in which the buyer may back out of the sale.* It gives a bit of leeway for the buyer to undergo further due diligence, and to decide whether they would like to complete the sale. If the buyer reneges on the sale, they will have to pay a small termination fee. 

*Speak to your lawyer or real estate agent about whether the cooling-off period applies to your purchase. 

22. Complete a final inspection of the property

Before you move in, ensure the property is exactly as described (if buying off-the-plan) – all chattels are included, no damage has been made to the property, any prior arrangements have been delivered (eg. if you requested a window to be fixed, check that this has been done).

23. Acquire home insurance

Sign up your home insurance as soon as your name is on the title. Shop around for the best deal.

While interest rates provide more achievable mortgage serviceability, those who are in the process of saving may find they receive lower interest payments from their bank.

CBA and NAB will be passing on the full 0.25 rate cut to customers. ANZ will reduce their interest rates on mortgages by 0.18 percentage points and Westpac by 0.20 percentage points for owner-occupiers.

<h2>What’s in store for 2019?</h2>

There has been speculation the further interest rate cuts are yet to be made, and Macquarie Securities predicts that house prices in Australia are likely to fall by another 1-2% in coming months but are likely to normalise soon after.

How Australia’s interest rate cuts could impact first home buyers

Luxury in Collingwood: A new Cox Architecture-designed precinct to transform an entire suburb block

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Rising above the Parramatta River at 12 Phillip Street, The Lennox comprises one, two, three and four-bedroom apartments, appealing to first home buyers, young professionals, families, downsizers and interstate investors seeking a completed apartment in one of Australia's fastest-growing economic centres.

Rather than positioning Parramatta as an alternative to Sydney's CBD, Equitifund believes the city has reached a point where it stands on its own merits.

"Parramatta is no longer simply an alternative to Sydney CBD, it's becoming a destination in its own right," Equitifund Executive Chairman Greg Huxley said.

"The Lennox captures that evolution with a level of quality and amenity that's difficult to match at its price point."

Designed by <a href="https://www.apartments.com.au/architects/marchese-partners">Marchese Partners</a>, the tower responds directly to its riverfront setting through expansive glazing and open-plan layouts that maximise views across the Parramatta River and city skyline. Interiors feature engineered timber flooring, stone benchtops, stainless steel appliances and floor-to-ceiling glazing, while generous balconies extend the living spaces outdoors.

Marchese Partners says the project was conceived to balance high-quality apartment living with practical, long-term functionality, pairing larger, efficient floorplans with amenities more commonly associated with five-star hotels.

That emphasis continues through the resident facilities, which include a 20-metre rooftop swimming pool, fully equipped gym and wellness spaces, full-time concierge, a residents' lounge, function room, private lifts, secure basement parking and rooftop communal areas overlooking the Parramatta River. Ground-floor boardwalk retail and dining further activate the riverfront and integrate the building into the surrounding public realm.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

"Wake to river and mountain views, step into Sydney's Second CBD, and arrive home to resort-calibre amenities, all without the harbour price tag."

Hamblett says owner-occupiers are also attracted by the convenience of having Westfield Parramatta, Church Street's dining precinct, Parramatta Park, Riverside Theatres, Western Sydney University and major transport connections all within walking distance.

"At The Lennox, lifestyle is not an afterthought, it is the foundation."

Equitifund Research and Market Insights specialist John Bekiaris says sustained population growth, infrastructure investment and expanding employment opportunities continue to support long-term housing demand across the city.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

"By partnering with Capella, globally recognised for its refined approach to luxury hospitality and deep respect for cultural and historical context, we will elevate this project beyond a residential offering into a world-class destination."

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

"Brisbane is a city on the cusp of something remarkable, and Capella Residences is our commitment to being part of that story," Fasel said.

"The Capella residential experience is more than luxury. It is about a sense of belonging to a place with deep meaning."

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

<a href="https://www.apartments.com.au/developers/lewis-land-group">Lewis Land</a> Head of Development Michael Long said the developer deliberately allocated a significant proportion of the project to more affordable apartment types.

"First home buyers have been priced out of many parts of the Gold Coast, and we saw a clear opportunity to address this and play our part in a longer-term housing solution," Long said.

"That's why 24 of the 91 apartments being delivered at Solis have been designed and priced for the city's next generation of homeowners, quality one-bedroom apartments, half of which include an additional multipurpose room to maximise space and flexibility.

"This approach places 30 per cent of apartments in Solis under $1 million, and with close proximity to Harbour Town's future light rail extension connecting residents to the city's major employment and knowledge hubs, it's a win for buyers looking to secure their first property."

Designed by BDA Architecture, Solis will deliver a mix of one, two and three-bedroom apartments, with residences ranging up to 232 sqm. Apartments feature generous balconies and contemporary finishes, while residents will have access to Harbour Shores' lagoon pool, clubhouse, tennis court, gym, yoga studio and sauna.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

Lewis Land targets first home buyers at latest Harbour Shores release, Solis

Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The transactions also included the sale of a newly completed three-bedroom apartment at <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences in Cremorne</a> for $6.35 million, with the residence selling shortly after the project's first public inspections following completion.

The sales come as completed, owner-occupier-focused apartments continue to attract strong demand across Sydney's Lower North Shore, particularly from buyers looking for certainty and immediate occupancy.

The penthouse at KOYO spans 491 sqm across a single level and was designed by architect Koichi Takada. The development is one of Abadeen's flagship boutique projects in Crows Nest.

Abadeen Executive Chairman and Founder Justin Brown said buyer activity lifted noticeably in the lead-up to the end of the financial year.

"We saw a clear increase in enquiry levels, inspection numbers and buyer engagement across our completed projects leading into the end of the financial year," Brown said.

"Buyers have become far more decisive over the past six months. The combination of improving confidence, limited supply and the ability to physically inspect completed residences is creating strong competition for premium apartments in the best locations."

Brown says the&nbsp;response to Park Residences following completion has been particularly strong.

"Buyers want certainty and are responding positively to the opportunity to walk through a finished product, inspect the quality firsthand and move in immediately," Brown suggested.

"Projects such as Park Residences and KOYO demonstrate that when the product is exceptional and the location is irreplaceable, buyers are prepared to act quickly."

Abadeen CEO Joe Tack said quality continued to differentiate projects in the current market.

"Today's buyers are incredibly discerning," Tack said.
