In June last year, ICON Developments acquired the Balaclava site on the corner of Inkerman and Nelson Streets for $9.5 million, with a goal to transform the section into 27 two, three- and four-bedroom townhomes. The permit to excavate and build across the 2,500 square meter site has recently been granted, with demolition works already underway.

According to an analysis by Select Residential Property Research, Balaclava is one of Melbourne’s leading suburbs in terms of price growth, with an anticipated value increase of 20% in the next three years.

The MAArchitects-designed development has been named Inkerman &amp; Nelson (paying homage to the sites cross streets) and will comprise of a village of six detached buildings. Each home features flexible floorplans for interchangeable rooms including the option of a whole floor living area on the ground or second floor. In addition to spacious, open-plan interiors, the townhomes will also include large backyards and some also include a rooftop terrace.

ICON Senior Development Manager, Georgina Goldsworthy explains that the development aims to accommodate the changing needs of buyers by offering flexible townhome living options within Melbourne's inner suburbs.

A selection of carefully-engineered design features will see each of the 11 one-bedroom apartments gain significant wellness benefits and little-to-no utility bills.

Operating off of a 21kW monitored solar power system, conducted via rooftop photovoltaic panels – coupled with highly efficient triple glazing, thermal insulation and airtightness mean no electricity or hot water bills are anticipated. As Steele puts it, "you have a healthy cocoon for living in at goldilocks temperatures, all year round." 

Each apartment will also contain a Heat Recovery Ventilation (HRV) system which will effectively retain heat in winter months while eliminating hot air in summer. The HRV system will also purify the air with a high-quality filtration system, and provide natural air-flow year-round, as an alternative to air conditioning.

So the Australian Passive House Association commissioned Computational Fluid Dynamics Modelling which found that HRV is a superior solution, now approved for the Fern. This alternative solution can be used in apartments across the country, sparking positive change for the way we build and live in the future.”

The interiors have been elegantly designed and feature hand-finished concrete walls; timber and marble finishes; and sun-filled living areas. The apartments also offer excellent indoor-outdoor living with expansive stacker-slider doors which open out onto spacious balconies and terrace gardens.

No dust, no noise, no bills! Australia’s first Passivhaus apartments are almost here

The Reserve Bank of Australia has just announced that the official cash rate will remain at a record low of 1% as they continue to assess the impact of the June and July cash rate cuts.

The rate was lowered for the first time in almost three years in a bid to alleviate financial strains by reinvigorating household spending and attempting to boost employment rates across the country. According to CommSec’s Tom Piotrowski, Australia's economy has been growing at the slowest pace in almost a decade, however, an increase in clearance rates, rising home values, and greater housing demand could allude to a brighter outlook for Q4. 

<h2>IT’S ARGUABLY “EASIER” TO BUY PROPERTY IN THE CURRENT MARKET</h2>

In July Apartments.com.au <a href="/news/a-borrower-s-market-the-reserve-bank-of-australia-cuts-cash-rate-to-a-record-low">reported on the announcement of the 1% cash rate</a>, concluding that the property market appears to be in favour of borrowers at present, given the more relaxed lending constraints and lower interest rates on home loans.

We reached out to Jeremy Toeng, Financial Director and Lending Advisor at Chatham House Financial, who shared a similar opinion regarding the current property climate following the two 25 basis point cuts and APRA's announcement of a lowered minimum interest rate serviceability buffer.

<h2>CONCERNS ABOUT MORTGAGE SERVICEABILITY</h2>

CoreLogic Research Director Tim Lawless explains that with the low mortgage serviceability there will be an underlying concern that the issue of high household debt will remain unresolved.

"...The recent step up in the pace of value growth is likely to raise some concern that the lowest mortgage rates since the 1950s is fuelling renewed housing market exuberance at a time when household debt remains around record highs.”

Lawless suggested that a solution to this could be limiting the amount given to borrowers on high debt-to-income ratios, or stricter limits on the loan to value ratio (LVR) which compares your loan amount with the value of your property – meaning the lower the 'LVR', the lower the financial risk for the bank. 

<h2>COULD PROPERTY VALUE GROWTH INDICATE A GOOD TIME TO BUY?</h2>

<a href="/guides/how-australia-s-interest-rate-cuts-could-impact-first-home-buyers">Our research showed</a> that while term deposits would experience a drop in interest return from banks, property could potentially be a safe investment, given the fact that property values have shown an exponential increase in recent months.

<h2>LOW RENTAL VACANCIES = A GOOD SIGN FOR INVESTORS</h2>

The demand for apartment living has even extended beyond Melbourne’s city and fringe suburbs, with Williams landing maintaining a significantly low rental vacancy rate among investment properties. According to Urbis, apartment rentals have seen a 5.4% increase in the past year.

Urbis also reported that investors could achieve a rental yield of 5.2% in the City of Wyndham, which is significantly higher than the Greater Melbourne median which is currently sitting at 4.1%.

Solid growth in Melbourne’s west: Williams Landing property values continue to rise

Developers <a href="/developers/beulah">Beulah International</a> are constantly pushing the boundaries to deliver refreshing developments to the Australian market – however, their latest development has really caught out attention. <a href="/buildings/890-toorak-road-camberwell">Provenance Camberwell</a> is a boutique collection of ten house-sized residences, situated within the epicentre of Camberwell, in Melbourne’s east. The development is segmented into three residential offerings, with Botanic apartments on level one, Epicure apartments across the middle floor, and Domain apartments on the upper level.

<h2>SPOTLIGHT ON BOTANIC APARTMENTS</h2>

Being situated on the ground floor, means Botanic apartment residents have access to their own private gardens which have been thoughtfully designed by renowned landscape architecture firm Openwork. The focus of the gardens aims to pay homage to the suburb’s leafy streets, while also nurturing a thriving ecosystem, with Openwork’s carefully considered plant selection consisting of high-nectar producing plants to attract birdlife.

Openwork founder Mark Jacques commented that the gardens of Provenance have been designed “as a love letter to the native birds of Melbourne”.

What is engineered wood?

Engineered wood can be produced using a wide variety of materials, but the structure is often compared to the wood composition of plywood – slices of wood bonded together using glue. It’s a good idea to look out for a high-quality pure wood composition such as Oak, which has been bonded using low VOC adhesives, rather than a product which comprises of a combination of fibreglass/particle board with a veneer of high-quality wood.

<h2>WHAT TO AVOID</h2>

Vinyl

Vinyl is a non-renewable material derived from petroleum-based chemicals including PVC – which releases highly toxic chemical during manufacturing. Vinyl is notorious for off-gassing due to a concoction of harmful chemicals, such as phthalates, which can emit gas for years after installation. Some older vinyl is even worse, as many have an asbestos backing which makes removal of the vinyl extremely unsafe.

Laminate

Similar to vinyl flooring, Laminate is known to contain formaldehyde – a naturally occurring yet toxic chemical found in many adhesives. Formaldehyde has been found to cause a number of health complications over an extended period of toxic emission exposure. Both vinyl and laminate floorings are also non-biodegradable and melamine-formaldehyde resin cannot break down at the end of the product lifecycle.

In response to the market’s need for stricter building product regulation – a collaboration between the Insurance Council Australia, Edge Environment and Comply Flow has brought about a brand-new product and building material rating system known as <a href="https://bpirating.com.au/">Building Product Information Rating</a> (BPI Rating).

Anyone who has been following the news lately would be aware of the building crisis in Australia at present. From structural faults to dangerous cladding, to blurred supply chain transparency – some property experts are even referring to the situation as comparable to the scourge of asbestos. A study undertaken by Deakin and Griffith universities found that 70% of buildings in Australia’s eastern cities built after 2003 were found to have had at least one building defect.

While human error and natural causes can be attributed to the issues that occur within buildings, poorly selected building materials can also contribute to the problem. BPI Ratings aim to provide greater transparency to the market and to give industry professionals and buyers the opportunity to make more informed choices.

By undergoing extensive research as to what the building industry requires and would use, the team behind BPI Rating were able to deliver a product which is already a useful and practical resource.

St Leonards' new 43-storey tower 'The Landmark' commences construction

There’s a reason why property investment for many Australians is considered a full-time job. There are a number of responsibilities which fall on the property owner to take care of, as well as costs they must absorb. From preventative maintenance to value-enhancing improvements, this kind of work comes with a significant price tag, but thanks to the Australian Taxation Office, a number of these outgoing costs are tax-deductible.

Here are the 18 ongoing costs associated with owning a rental property, and what you can claim the tax back on according to the Australian Tax Office <a href="https://www.ato.gov.au/uploadedFiles/Content/IND/downloads/Rental-properties-2019.pdf">expense deduction list for 2019</a>*.

*Please note this list is subject to change, so checking the ATO website or consulting with an accountant is always advised.

1. Property agent's fees and commissions (tax-deductible)

To have your property managed by a real estate company can cost you a substantial amount, and there’s no “fixed rate” management fee. Commissions vary by state and often range from 5% to around 20%, and other costs can include letting fees, marketing fees, lease renewal fees, inspection fees and more. To give a rough estimate, a property which leases for $400 per week at a 7% commission would be around $30 commission. 

2. Building and Contents insurance + Public liability (tax-deductible)

According to Canstar Research, insurance premiums would range from $297 - $689 for a townhouse to $1,101 - $4,330 for a detached dwelling, based on an annual premium rate with a $500 excess. House insurance claims cover fire, theft and flood, while landlord liability claims can include, loss of rental income, malicious or accidental damage, water damage and the passing of a tenant.

3. Council rates (tax-deductible)

Council Rates are calculated by taking your property’s current valuation and multiplying it by the rate in the dollar.

Here is an example by <a href="http://knowyourcouncil.vic.gov.au/guide-to-councils/finance-and-planning/rates-and-charges">Victoria Council</a>:

If the Capital Improved Value of a property is $250,000 and the council rate in the dollar is set at 0.0042 cents, the rate bill would be $1050 ($250,000 x 0.0042)

4. Bank fees (some may be tax-deductible)

5. Pest control (tax-deductible)

No matter how small the pest, the cost to eliminate the problem can set you back $130 for a one-off visit, to around $700+, depending on the service. If left unattended the pest infestation can quickly spiral out of control and become more difficult to treat.

6. General repairs and maintenance (tax-deductible)

General maintenance including repainting a ceiling, fixing a fence or steam cleaning the carpets is essential to ensure your house remains maintained to a decent standard and to ensure the safety, happiness and wellbeing of your tenants. In some cases, asbestos removal may be considered a 'deductible repair' despite the extensive nature of the work required. This is because it may be classed as an 'environmental protection activity' – so definitely one worth looking into to ensure your property is safe for your tenants. 

Tip from ATO: It's also a good idea to find out whether the company or service you use has a registered ABN. If not, you will be required to withhold 47% to be paid as tax.

7. Cleaning (tax-deductible)

The average cost of house cleaning in Australia can cost between $60 - $90 per hour for a 'deep clean' which is generally required in between tenancies. According to the ATO, this cost is usually tax-deductible. 

8. Interest on loans (tax-deductible)

If you have taken out a home loan to buy your rental property and it is being rented, then you may be eligible to claim the interest charged on the loan. The criteria are strict as the ATO want to ensure homeowners are not living in their property or using it for personal reasons such as refinancing etc. 

9. Renovation (generally not tax-deductible)

Renovations in the rental world are considered by the ATO to be 'of a capital nature' – meaning structural enhancements such as extending and altering the home; updating the kitchen/bathroom; pre-existing remedial work that was required before you acquired the property etc. are not tax-deductible, but are often essential. For example, if there is a room in the house which does not receive sufficient light, then it might pay off to have a window installed (at a cost to you) to avoid mould/dampness issues and poor ventilation in future.

14. Replacing furniture, carpets, curtains (generally not tax-deductible)

Prior to 2017, replacing items which tend to depreciate over time such as air-conditioning units, carpets, appliances, furniture was tax-deductible. Today, any items which were already part of an existing property that was purchased after May 9th 2017, will have to be covered by the landlord and is no longer tax-deductible.

15. Travel to visit your investment property (generally not tax-deductible)

Every time you visit your property – whether it’s for maintenance, inspections or viewings, it’s costing you money in transport (unless you live within walking distance). These costs used to be tax-deductible up until July 2017, however now this is a bill absorbed by the property owner.

16. Dealing with issues such as mould, leaks, draughts (sometimes tax-deductible)

<a href="https://www.homeadvisor.com/cost/environmental-safety/remove-mold-and-toxic-materials/">Home Advisor</a> states that mould removal can cost anywhere between $50 to $6,000 depending on the square footage of the mould, and other contributing factors. Similarly, a leaky roof – if not repaired immediately, <a href="https://www.familyhandyman.com/roof/should-i-replace-my-roof-here-are-21-things-to-consider/">can lead to major structural damage</a>, which could end up costing thousands to fix. These issues are all important factors that need to be addressed as soon as the problem occurs to avoid major damage in future. It's always beneficial to respond to your tenant's concerns as soon as they arise.

17. Advertising for tenants (tax-deductible)

Advertising involves a number of different components which all incur cost:

18 ongoing rental property costs (and which ones are tax-deductible)

<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.
