This week Alastair and I briefly chat about the new VRC Club Stand at Flemington which has been unveiled in time for the Melbourne Cup and the growing number of commercial developments.

We also discuss Melbourne Airport's master plan vision which includes the proposed location for an Airport Station as part of the AirRail Melbourne proposal being considered by the State Government as well as some cosmetic upgrades to terminals and changed vehicular access and drop.

A few election topics are covered including more level crossings and planning zones from Mentone through to Frankston. Alastair also laments the lack of bus love in Melbourne from either side of politics.

Weekly Podcast - Episode 38: Planes, buses and trains

Earlier this year, Apartments.com.au posed the question: "<a href="/news/is-2018-the-year-of-commercial-for-the-melbourne-market">Is 2018 the year of commercial for the Melbourne market?</a>" As 2018 has rolled on this notion has continued to be reinforced with developers snapping up and consolidating sites or scrapping their apartment developments all together, in favour of office. 

At the beginning of the week we <a href="/news/double-delight-pdg-releases-new-images-of-two-key-melbourne-projects">highlighted PDG's revised development intentions</a> for the former Toyota site at the top end of Elizabeth Street. Dubbed Elizabeth North the three tower commercial scheme replaces an earlier four building residential scheme, in response to the current state of the residential apartment market.

Image: PDG</figcaption></figure>The latest site set to switch to commercial use appears to be <a href="/developments/melbourne-vic-3000">555 Collins Street</a>, after Fragrance Group sold the site to Charter Hall for a reported $140m, according to the <a href="https://www.afr.com/real-estate/charter-hall-swoops-as-singaporeans-exit-in-140m-collins-st-deal-20181025-h174ij">AFR</a>. This comes after Fragrance only managed to achieve sales of 46 per cent of the 625 total apartments in the 12 month period since the project was launched to the market.

Charter Hall's recent acquisition adds to its existing land holding at 55 King Street which adjoins 555 Collins Street and now forms part of a combined development site of 4,627 sqm. Applying a plot ratio of 18:1 as per the Central City planning controls would result in a developable Gross Floor Area of 83,286sqm or just shy of 67,000sqm NLA. 

Taking into consideration floorplate sizes, setback requirements and overshadowing controls etc. a single commercial office building of around 30-35-storeys could be expected on the combined site. Charter Hall had previously investigated developing an office building of around 27-storeys at 55 King Street.

Image: Charter Hall</figcaption></figure>In recent months Mirvac has acquired the 383 LaTrobe Street site from Sterling Global for a cool $122m, after the latter gained approval for a 70-storey mixed-use tower designed by Ateliers Jean Nouvel. A 5-storey office building currently leased by the Australian Federal Police (AFP) occupies the 2,850 sqm site. The AFP are due to relocate to 311 Spencer Street in late 2020. In the interim it is understood that Mirvac have engaged Cox Architecture to develop a commercial scheme for the site.

Dexus, which sold a development site at 32-44 Flinders Street with a permit for a 54-storey tower, has in recent months snapped up two sites at 52 and 60 Collins Street for $230m allowing them to proceed with single commercial development. The site is located opposite QIC GRE's 80 Collins Street redevelopment which is currently under construction.

Finally, Cbus Property has resumed demolition of 150 Queen Street to allow for the creation of a temporary park, while it finalises plans for a Bates Smart-designed commercial development. Cbus' extensive redevelopment encompasses a consolidated land holding comprising 140 and 150 Queen Street, 27 McKillop Street and 423 Bourke Street, and is expected to have a development value of around $1bn, not too dissimilar to its <a href="/buildings/collins-arch-447-collins-street-melbourne">Collins Arch</a> project.

555 Collins Street continues the commercial theme for 2018

Earlier this month, <a href="/news/victorian-government-paves-the-way-for-build-to-rent">Urban.com.au reported</a> on the Victorian State Government's endorsement of Grocon's 60-storey Build-to-Rent development on City Road in Southbank.  Planning Minister, Richard Wynne endorsed the Bates Smart-designed proposal of 400-apartments, noting that barriers have been removed to pave the way for this new asset class that offers Melburnians a quality yet affordable housing option.

According to Bates Smart, the design of the Southbank development has "been distilled from the best offerings noted from significant field research locally and abroad including a study tour of the US, conducted in March 2018, where representatives from Bates Smart visited 18 properties across New York, Boston and San Francisco." 

Apartments.com.au spoke to Bates Smart Director Julian Anderson about the research has undertaken on the Build-to-Rent model and the office's work in designing Melbourne's first BTR project on Southbank.

Julian Anderson: The main barrier in Australia at the moment is the challenging tax environment. Assuming the tax regime is modified, there shouldn’t be any other obstacles to its success. In Europe and the US, millennials are choosing to live in these developments because of the lifestyle it supports and like Australia, home ownership is becoming increasingly difficult because of rising costs and supply constraints.

The Treasurer, Tim Pallas has commented that: “Encouraging BTR will increase the supply of new, large-scale housing for longer-term renting.” There have been barriers for residents in terms of choice in the rental market and build-to-rent offers Australians a genuine alternative for occupants to create and maintain the lifestyle they want and continue live in the CBD with access to the best in transport, work, retail and lifestyle activity.

There are some negative connotations associated with the US build-to-rent model where it is perceived as creating an elitist environment. This did not appear to be the case during our team’s study tour of the US build-to-rent model in 2017 where we visited 18 projects. We experienced first-hand how the US model encourages and promotes a diverse community and caters to varying lifestyle needs, while offering a more secure housing solution.

U: How can the build-to-rent model address the challenges associated with housing affordability and population growth?

JA: Residential development in Melbourne and the CBD periphery is relatively stagnant due to lending controls tightening for both foreign and local developers and purchasers. With Melbourne’s population scheduled to double to 8 million within the next 20 years, making it the size of London today, we will need to cater to this huge population growth. One way to do that is via the introduction of this build-to-rent typology. The success of these projects is not constrained by purchasers’ willingness or ability to buy, rather, it is driven by a demand in Melbourne that is growing exponentially.

Affordability and build-to-rent don’t necessarily go hand-in-hand and we need to continue to look at international models to establish an appropriate affordable housing provision in this country. This is as much an issue for ‘build-to-sell’ apartment developments as it is for ‘build-to-rent.’

How did you approach the design of City Road compared to say one of the luxury projects Bates Smart have designed on Spring Street?

JA: As with all of our projects, we start by developing a brief with the client. This was undertaken on this project during a study tour of the US, during which we surveyed 18 build-to-rent properties across New York, Boston and San Francisco. The newer properties contained significant amounts of amenity space, and most interestingly, the provision of areas within the building enabling flexible working. For example, in several build-to-rent properties in the US we saw residents running their small businesses from their laptop using the work lounge spaces provided within the development, rather than running it from out of their apartment.

So while the brief is different, the design process is very similar. We’ll ask ourselves questions like how does the building need to respond to its local context, how do we maximise access to light and views, how are the amenity spaces arranged and distributed to maximise benefits for the residents and how do people want to live in the 21st century? It’s then up to the client working with us to determine what level of luxury they’re seeking to introduce into the project. It’s about creating the best environment in which people can live and enjoy the lifestyle offerings.

JA: Our client recognised the scale and importance of the build-to-rent market in the US as well as its global appeal and saw the opportunity that existed in Melbourne, particularly with the likely demand in the next 20 years. There was also a recognition that the existing rental market in Australia lacked the sort of security of tenure, consistent quality and services that were on offer in the US.

Travelling with the client and constantly talking about design and the project allowed us to very quickly agree on many aspects of the design. We saw how other buildings had dealt with similar challenges we were facing in our local context including how to deal with proximity to our neighbours, a material palette that responds to former industrial neighbourhoods and height. Constantly debating and discussing design over this two-week period sped the design process up so that upon return, we mapped out a very clear design direction for us to pursue.

We were very interested in creating a building that responds to the building’s local context, so the use of the brick in the podium is about relating to the large number of brick warehouses that used to exist in this area. We also see brick as having that tactile quality that creates a physical connection between the residents and the building. This materiality makes the building more inviting.

The facade approach is ordered and calm relative to many of the nearby buildings. We wanted to create a building that in its tower form was different to many neighbouring developments in Southbank. There are so many projects in this area that are trying to stand apart and make a statement, so we focused on creating an elegant and sophisticated building. There is a sense of repose and calm in this project.

U: The City Rd project is 60-storeys tall - is there an ideal size for delivering the build-to-rent model? Or is it easily scaleable?

JA: It’s relatively straight forward to scale up or down in design terms. In the US there is a bit of an amenity arms race occurring. We saw developments of over 1,000 apartments that have up to 8,000 to 10,000sqm of amenity space including full size basketball courts and commercially scaled gyms. In the US and in particular San Francisco, we saw smaller scale developments of under 100 apartments which were as successful as their larger counterparts, so I can see no obstacles to this being introduced at a smaller scale in Australia.

One of the key components of these types of developments is the ability to build a community in a way that is quite different to what occurs in a build-to-sell development. Strong communities were created, with very engaged residents, particularly in the smaller scale developments when compared with those that we saw that contained over 1,000 apartments.

U: Do you expect to see a development that comprises a mix of BTR and apartments for private sale in the future? 695 LaTrobe for example would feature a mix of BTR and hotel suties.

JA: Yes I think if you look to other world cities of Melbourne’s size, and appreciating our future population growth in the next 20 years, you’re seeing more and more mixed use-type developments located within proximity to public transport. We need to continue to cater to increased population densities in and around these transport nodes. For the ongoing success of Melbourne and the continued creation of walkable cities, we need to provide this rich mix of spaces where people can work, live and play.

There is also an opportunity as the build-to-rent market matures in Australia to create more blended living and working environments. As people’s ability work to more flexibly and remotely increases, our buildings need to be designed to suit the changing working environment. This hasn’t happened yet so it’s a good opportunity for architects and developers to explore more creative and interesting design solutions. I’d like to think that build-to-rent could be the catalyst that allows further exploration of these more blended mixed-use environments.

Bates Smart's Julian Anderson discusses Build-to-Rent

<a href="/news/las-groups-les-smith-discusses-one-wellington">Following on from yesterday's Q&amp;A with LAS Group's Les Smith</a>, today Apartments.com.au chats to Stephen Javens, Director of K.P.D.O, the architects responsible for designing One Wellington's external form and also the interiors.

Apartments.com.au: The site came with an existing permit for a multi-storey residential development. What was the brief from LAS Group for One Wellington and how significantly was the permitted design changed? Was it a matter of starting from scratch within the endorsed envelope?

Stephen Javens: Our starting point was to address the geometry of the architecture.

The permitted building was quite square in plan, with rounded corners. We saw an opportunity to soften the architecture, by creating organic forms which would be articulated by the passing of the sun from dawn through to dusk. The site has full solar exposure for the entire day, so the way the sun moves across the façade was a key design element.

U: One Wellington forms a gateway entry statement to the St Kilda Rd south precinct, was this a key consideration when designing the project?

SJ: Yes. At the turn of last century, St Kilda Junction became a vibrant urban place, with significant buildings, trees and pedestrian life. The old Junction Hotel was a gateway building to St Kilda (and when St Kilda won a game, they’d run a flag up the flagpole). One Wellington aims to add to the vibrancy of St Kilda and surrounds.

U: What were some of the key design drivers for the development?

SJ: The key design drivers for One Wellington include:

<li>Providing flexible floor plates for ease of apartment amalgamations.</li>
	<li>Maximising views to the bay, city and Dandenong.</li>
	<li>A simple refined expression based on organic form.</li>
	<li>Restraint in architecture and exuberance in the public spaces. 
	 </li>
</ul>
The tower has been designed to subtly change its expression as the sun tracks across the sky. One Wellington will have a pink glow when it reflects the dawn sky, then silvery blue during the day then dusky orange as the sun sets.

SJ: ICON is a great example of expressive formalism. We wanted to be a good neighbour and be slightly quieter in the sky. One Wellington is expressed through sweeping organic form. We wanted to have a conversation with our neighbour, rather than an argument.

U: The site also has its challenges being located at St Kilda Junction, surrounded by roads carrying significant traffic volumes. What were some of the design features employed to address noise and pollution concerns?

SJ: The podium has a more solid expression to relate to street life and traffic impact. The car park entry and servicing is via Nelson Street, in effect the back door of the development. Wellington Street has a lovely pedestrian character, with street trees and cafes etc. so the pedestrian entry is on Wellington St. Punt Road will have a retail frontage to take advantage of the exposure to traffic

K.P.D.O's Stephen Javens provides insight into One Wellington's design

LAS Group and Qualitas are pushing ahead with plans for their One Wellington project located on a 2,400 sqm at St Kilda Junction. The mixed-used development comprises a mix of retail and residential apartments across two towers of 26 and 10 levels respectively. 47 apartments will be accommodated within the podium, 27 apartments in the East Tower and 126 in the West Tower, designed by K.P.D.O.

Apartments.com.au spoke to LAS Group Managing Director Les Smith who provided valuable insight into the development and the company's motivations for purchasing the site and reworking the endorsed scheme to produce One Wellington.

Apartments.com.au: What was the appeal of the One Wellington site for LAS Group?

Les Smith: We’re always looking for great inner-city locations that are unique and special in a number of ways. When we found the site for One Wellington St Kilda, we went through an extensive research and design development phase, obsessing about every aspect of the project, from the site itself, to its historic and current day context and really, most importantly, how people could live there and use the space. So we had an idea of what we wanted to develop in this location, and this site provided the perfect place to do it.

Because of its unique positioning, the sweeping park, bay and city views at One Wellington St Kilda will never be built out. The site is surrounded by Melbourne’s most vibrant and lively neighbourhoods offering residents choice and connectivity.

We wanted to embrace the ‘multifaceted’ nature of the site, which sits at the edges of St Kilda, St Kilda East, Albert Park, Prahran and Windsor communities, which are all very different, despite being so close to each another.

We wanted to take that richness and extend it to the building itself to create something multifaceted, and suitable for a diverse group of residents.

We talk to people on the home hunt all the time, and so many say how frustrating it is looking for an apartment that doesn’t feel mass produced; that it’s a struggle to find something more to their taste.

So knowing that, and with the site we’d found, we started exploring other ways we could create real choice and flexibility in a home, including interiors that could be personalised, and amenities people wouldn’t necessarily have access to in a freestanding home.

U: The site had a permit for a multi-storey residential development. Was this a major factor in the acquisition of the site?

LS: It has some bearing on our decision, however the location was the real major factor.

<figcaption>A previous scheme for the site. Planning Image: Plus Architecture</figcaption></figure>U: Rather than proceed with the endorsed scheme, LAS Group instead chose to engage K.P.D.O. who you have previously collaborated with on the Fawkner Residences. What was the driver behind this?

LS: K.P.D.O. really understand what, from a design perspective, future residents of St Kilda want.

But they also design spaces based on how the resident is going to feel, rather than designing based on trends only. It means their designs are more interesting, often unexpected, and always thoroughly considered.

K.P.D.O. consider the location and neighbourhoods, and design spaces that compliment those inside and out.

At One Wellington, they have created an elegant building that will sit beautifully in a high-profile site, and they’ve also created intelligent, beautiful internal spaces for residents to enjoy.

U: What was your brief to K.P.D.O?

LS: We find specific sites that we like and we spend a lot of time engaging with our design teams to get the right outcome not just for future residences, but also the local community.

St Kilda Junction is a prominent site that’s very visible in the skyline so we spent a lot of time thinking about how we build it externally.

We wanted to create a building that would have a conversation with its neighbour, The ICON, rather than compete with it.

Putting a brightly coloured building would have been too loud, so we wanted to put something that was also colourful, but in a more subtle way.

U: What are some of the challenges associated with developing on a site bordered by busy vehicular thoroughfares? 

LS: There were no real issues. Nelson Street provides great access – it is the back door of the development with car park entry. As a developer, I’d rather be constructing here over some of the constrained sites in other CBD or inner-city locations.

U: Who is the target market for One Wellington?

LS: One Wellington St Kilda is for home buyers who want to reconnect with and immerse themselves in the vibrancy of inner city living. It ticks all the boxes for home buyers who value choice, personalisation and connectivity.

That’s why we’ve designed the building and interiors in a way that purchasers can really personalise their new home to their personality, lifestyle, style and taste. Not only can residents personalise the interiors of their apartments, the building’s flexible design principle makes it easy to combine apartments across most levels of the building, providing even more choice.

We want home buyers to become far more involved in the design of their apartments and buying a home at One Wellington means purchasers will have access to an incredible, award-winning design team at K.P.D.O. that most people don’t have the funds to access.  

We want people to come and tell us what they want, not ask what we have. If you’re a family with three teenagers, we can give you a four-bedroom plan with two living areas. If you’re a couple who likes to entertain, we can give you indulgent living spaces. 

We understand that many first home buyers are entering the market much later and so they have established careers and a bigger budget than younger first home buyers. They are also more discerning in their tastes and want to express their personality, style and taste in their home.

We are also seeing downsizers who want to reconnect with the vibrancy of St Kilda. A big drawcard for them is the expansive Albert Park Lake across the road as well as the incredible park, bay and city views that can never be built out. Weekly Podcast - Episode 37: Atlas Architects

Mentioned briefly in <a href="/news/hickory-adds-88-queensbridge-street-to-its-workbooks">Urban.com.au's article</a> on Hickory's growing construction pipeline, a ground breaking ceremony was held on site at Hawthorn Park to mark the commencement of construction. Located at 33 - 57 Camberwell Rd, Hawthorn East, the campus-style development comprises four interconnected apartment buildings assembled around Jack Merlo-designed parkland and piazzas, providing pedestrian connections between Burwood and Camberwell Road.

Upon completion in early 2020, 345 dwellings including apartments, townhouses and retail tenancies will be delivered on the massive 12,600 sqm site. The Rothelowman-designed project's centrepiece is a glass-bottomed 'Sky Pool' suspended between two of the buildings.

Public piazzas are placed at the site’s entry points drawing Burwood Road’s existing green edge through to the plaza located on Camberwell Road’s more robust presentation. Feature stairs cut a pathway into the open contoured space activated with resident amenity, retail and F&amp;B. A glass bottomed swimming pool spans between buildings and over the plaza, creating a spectacular front door to the project, and also locating the comprehensive resident amenity floor.

In contrast to the softly edged central zones, a hard blue stone envelope has been established around the perimeter to create a sense of protection and containment. This hard edge is driven by a series of feature elements which serve to visually break down the composition along the street and create a sense of community identity.

The four buildings range in height from three to six-storeys and will be situated above a two level basement car park. Residents will have access to exclusive facilities such as fruit and vegetable gardens, private landscaped garden lounges and a wellness retreat featuring a state-of-the-art gym, yoga studio and massage rooms.

Hawthorn Park also includes a roof top residents lounge with access to the 'Sky Pool' extending between two of the four buildings. According to Hickory, its structural engineer was able to rationalise the pool design to enhance buildability, including prefabrication of certain elements. Hickory also offered an in-house façade solution to enable delivery of the textured façade using glass reinforced concrete (GRC) components.

Speaking to Apartments.com.au, Lu expressed his excitement about the provision of a garden connection from Burwood Road to Camberwell Road, citing this as one element of the project in particular, that he's most looking forward to seeing realised. As for what's next for Dahua? Lu doesn't give too much away, simply stating that "(Dahua) will continue to build out our other projects in Australia."

Dahua Group's Hawthorn Park commences construction in Hawthorn East

<a href="/news/dealcorp-gains-approval-for-gardiner-station-development">Urban.com.au recently highlighted the approval</a> of DealCorp's new $100 million project - Glenarm Square - which will transform the forecourt of the newly revamped Gardiner Station in Glen Iris into a thriving new community space featuring a diverse range of planting and tree canopies.

Today's piece focuses on the public realm aspects of the development, with the 2,000 sqm plaza supported by an activated ground plane of commercial businesses. Theses retail and commercial tenancies will occupy 1,000 sqm spread across two levels comprising a café, a deli/grocer, and a provedore. 

The new precinct will service the residents of the 120 apartments within the seven-storey residential building, and continues the growing trend of new developments based around train stations and rail environments. These new transit and community hubs assist in activating previously underutilised spaces and creating destinations along Melbourne's rail network. 

Upon completion in 2021, Glenarm Square will provide residents and visitors to Glen Iris with a new village square, with formal and informal seating dispersed throughout the precinct, creating spaces which encourage social interaction and congregation. The project has been designed by Plus Architecture and Hecker Gutherie, in combination with Urbis and DealCorp.

Image: DealCorp</figcaption></figure>Planning and design consultancy Urbis has been involved in the project for the past four years, working closely with the Level Crossing Removal Authority, John Holland, KBR and Grimshaw. Urbis provided planning, urban design and landscape architectural services throughout the design and delivery process.

Additionally, Urbis was responsible for assessing the uplift potential of surplus land created along the rail corridor via the provision of valuation and feasibility analysis. On Glenarm Square, Urbis sought to create a permeable civic space where residents and travellers feel safe in a thriving and engaging communal space.

According to DealCorp, the amenity and growth of Glen Iris was a significant consideration in the planning of the precinct. The Residences at Glenarm Square adopts a dual façade approach which relates and responds to adjacent streetscape conditions and materiality with vertical articulations referencing the shop fronts along Burke Road.

Residents within the residential building will have access to a gym, 15m indoor pool, communal lounge and business centre for residents, and a communal kitchen and dining area that has been created in collaboration with renowned Melbourne chef Shane Delia.

DealCorp are preparing to start construction on Glenarm Square in 2019.

Glenarm Square to transform Gardiner Station into a thriving community space

Located within the ‘Paris end’ of Collins Street,  101 Collins Street is widely recognised as Melbourne’s premier office address. Designed by Melbourne architects Denton Corker Marshall it boasts 83,600 sqm of net lettable area, in addition to retail frontages along Collins Street and a grand foyer designed by renowned American postmodern architect, John Burgee from New York.

Since 1991, it has ranked among Australia’s five largest office towers and has played a defining role in the character and identity of Melbourne's skyline for more than 25 years.

The tower is set back from the Collins Street frontage with a podium level that defines the footpath edge and relates to existing street scale development. The tower is of polished grey granite, articulated by four symmetrical framed glass buttresses projecting from the tower, but stepping back to the façade at the upper levels.

As with Governor Phillip Tower, 101 Collins Street is also recognised as one of the most prestigious and lettable buildings in Australia, due to designs that combined remarkably flexible floor plates with timeless architectural expression.

In recognising its status and presence on the skyline, 101 Collins Street will be providing a dazzling new lighting show on the Melbourne skyline every night.  This will be achieved via 700m of linear LED - capable of displaying 16 million different colours - extending from the building’s 43rd floor to the top of the 260-metre high spires.

Citing the likes of global landmarks such as the Empire State building and the Eiffel Tower, as sources of inspiration, AXA Investment Managers have commissioned an installation which features curated displays designed to reflect changes in season, in addition to major cultural and sporting events, such as the Grand Prix, AFL Grand Final, and the Melbourne Cup.

Daily programmed lighting displays will commence at sunset, transitioning through a variety of hourly scenes before finishing with a ‘moonset’ show at midnight.

The show’s RGB LED lighting technology uses a Philips Colour Kinetics lighting system, making it up to 50 per cent more energy efficient than the energy source its replacing. Designed by renowned engineering firm ARUP, the show uses a 3D canvas for displaying layered content on the building’s different surfaces. To ensure the original architecture of 101 Collins Street is respected, the lighting fixtures will be unnoticeable during the day.

Lighting 101: A Collins Street landmark lights up the Melbourne skyline

Melbourne-based developer PDG Corporation has recently updated its website with new images of two key CBD fringe projects; 91-111 Therry Street and 611-697 Elizabeth Street. While the design for Therry Street - known as QVM Residences - has been refined in the lead up to the sales and marketing campaign, 611-697 Elizabeth Street now carries with it a completely new scheme.

<a href="/news/oh-what-a-feeling-611-681-elizabeth-street-melbourne">Previously a four-building scheme designed by SJB</a> comprising a mix of residential, student accommodation and retail centred around a network of laneways dissecting the site, the development has now been superseded by a commercial scheme of three buildings, reflecting the strength of Melbourne's commercial market.

In addition to the Bates Smart mixed-use tower, the development will also include the City of Melbourne’s largest new community hub and new Queen Victoria Market customer car parking for 500 cars, a pocket park and laneways.  The new community hub will deliver a highly active public realm with retail and hospitality at ground level, and community services and affordable housing designed by Six Degrees above. Construction of this component is currently underway with Hamilton Marino at the helm.

With Elizabeth North PDG is seeking to deliver a 'dynamic new precinct' within Melbourne’s City North Innovation District capitalising on its proximity to the research and health precinct and the University of Melbourne. The development also stands to benefit from the new Parkville Station as part of the Melbourne Metro project, located just a short walk away.

PDG says the precinct has been designed to reflect its location at the convergence of roads at the Haymarket roundabout, which is translated into the confluence of ideas, new technologies and opportunities associated with surrounding institutions and organisations.

Double delight: PDG releases new images of two key Melbourne projects

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

"The transaction further reinforces Rainbow Bay's reputation as one of Australia's premier coastal lifestyle destinations, where limited supply and growing demand continue to support strong market performance."

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

"By partnering with Capella, globally recognised for its refined approach to luxury hospitality and deep respect for cultural and historical context, we will elevate this project beyond a residential offering into a world-class destination."

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

"Brisbane is a city on the cusp of something remarkable, and Capella Residences is our commitment to being part of that story," Fasel said.

"The Capella residential experience is more than luxury. It is about a sense of belonging to a place with deep meaning."

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

<a href="https://www.apartments.com.au/developers/lewis-land-group">Lewis Land</a> Head of Development Michael Long said the developer deliberately allocated a significant proportion of the project to more affordable apartment types.

"First home buyers have been priced out of many parts of the Gold Coast, and we saw a clear opportunity to address this and play our part in a longer-term housing solution," Long said.

"That's why 24 of the 91 apartments being delivered at Solis have been designed and priced for the city's next generation of homeowners, quality one-bedroom apartments, half of which include an additional multipurpose room to maximise space and flexibility.

"This approach places 30 per cent of apartments in Solis under $1 million, and with close proximity to Harbour Town's future light rail extension connecting residents to the city's major employment and knowledge hubs, it's a win for buyers looking to secure their first property."

Designed by BDA Architecture, Solis will deliver a mix of one, two and three-bedroom apartments, with residences ranging up to 232 sqm. Apartments feature generous balconies and contemporary finishes, while residents will have access to Harbour Shores' lagoon pool, clubhouse, tennis court, gym, yoga studio and sauna.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

Lewis Land targets first home buyers at latest Harbour Shores release, Solis

Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The transactions also included the sale of a newly completed three-bedroom apartment at <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences in Cremorne</a> for $6.35 million, with the residence selling shortly after the project's first public inspections following completion.

The sales come as completed, owner-occupier-focused apartments continue to attract strong demand across Sydney's Lower North Shore, particularly from buyers looking for certainty and immediate occupancy.

The penthouse at KOYO spans 491 sqm across a single level and was designed by architect Koichi Takada. The development is one of Abadeen's flagship boutique projects in Crows Nest.

Abadeen Executive Chairman and Founder Justin Brown said buyer activity lifted noticeably in the lead-up to the end of the financial year.

"We saw a clear increase in enquiry levels, inspection numbers and buyer engagement across our completed projects leading into the end of the financial year," Brown said.

"Buyers have become far more decisive over the past six months. The combination of improving confidence, limited supply and the ability to physically inspect completed residences is creating strong competition for premium apartments in the best locations."

Brown says the&nbsp;response to Park Residences following completion has been particularly strong.

"Buyers want certainty and are responding positively to the opportunity to walk through a finished product, inspect the quality firsthand and move in immediately," Brown suggested.

"Projects such as Park Residences and KOYO demonstrate that when the product is exceptional and the location is irreplaceable, buyers are prepared to act quickly."

Abadeen CEO Joe Tack said quality continued to differentiate projects in the current market.

"Today's buyers are incredibly discerning," Tack said.

"The enquiry we are seeing across our completed and recently completed Lower North Shore portfolio is very encouraging, and we expect this momentum to continue into spring."

The City of Sydney has approved plans for <a href="https://www.apartments.com.au/developers/billbergia">Billbergia Group</a> and Metrics Credit Partners’ $3.5 billion Castlereagh Place project in the heart of the Sydney CBD

The towers will be among the tallest in <a href="https://www.apartments.com.au/developments/sydney-nsw-2000">Sydney</a>'s CBD, with more floors than any other residential tower in the city.&nbsp;

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

<a href="https://www.apartments.com.au/new-apartments/castlereagh-place-sydney-324-348-pitt-street-sydney-nsw-2000">Castlereagh Place</a> will transform an underutilised city block into a landmark mixed-use destination, anchored by two 82-storey towers comprising 607 luxury residences above an 8-level podium housing a 209-room luxury hotel. A 1,000 square metre civic park on ground level features a curated mix of food, beverage and retail.

The plans have been refined over the past year to rebalance the residential and hotel offering, and reconfigure the retail footprint to create a stronger, more dynamic dining experience.

A three-level flagship building on the prominent corner of Pitt and Liverpool Streets will be the gateway to the Castlereagh Place lifestyle precinct. Set to become a Sydney icon, the building is capable of housing multiple hospitality venues.

“Castlereagh Place is designed to be the City's next great urban oasis - an energetic mixed-use precinct that pulses with life, day and night,"&nbsp;said Joseph Kinsella, Group Director of Billbergia.

"It will bring the vibrancy of places like Barangaroo and Darling Quarter into a more accessible, central destination at the very heart of Sydney."

Kinsella said the project will build on&nbsp;Sydney’s growing laneway culture with the City’s largest network of new activated lanes - an expanded, next-generation take on precincts like Angel Place, Palings Lane and Ash Street in Wynyard.

Castlereagh Place has been designed by architects <a href="https://www.apartments.com.au/architects/fjc-studio">fjcstudio</a> in collaboration with Trias Studio, Aileen Sage and Polly Harbison Design, joint winners of an international design competition in 2018.&nbsp;

Signature design elements from the original scheme remain unchanged, while the public domain has been significantly enhanced, delivering 60 per cent more open-to-sky space.

Pedestrian access will also be enhanced through new laneways linking Pitt, Liverpool and Castlereagh Streets, drawing people into a new civic park with outdoor seating, landscaping and integrated public art.

With activated laneways supported by strong hospitality offerings, Castlereagh Place is tipped to become a vibrant new dining destination in the heart of Sydney’s CBD.

It marks the largest undertaking to date for the Billbergia and Metrics Credit Partners partnership. Together they are developing other underutilised Sydney sites into mixed-use precincts, including the $2.2 billion Concord Central and the $1.3 billion Chatswood Grand Residences.

Metrics Managing Partner and Group CEO Andrew Lockhart said Castlereagh Place is a landmark project that will redefine Sydney’s skyline.

"As the tallest residential high-rise development, the revitalised site will offer panoramic views across the CBD and surrounds. We are excited to partner with Billbergia to reinvigorate an underutilised site and create a sophisticated and contemporary mixed-use offering situated in the heart of Sydney.”

Total apartments within the towers have increased to 607 dwellings, with a focus on larger floorplans. Aligned to growing market demand, Castlereagh Place now comprises 299 three-plus-bedroom apartments, 198 two-bedroom units and 110 one-bedroom configurations.

Resident amenities will include an exclusive residents club containing a gym, rooftop pool, dining rooms, co-working spaces, library, golf simulator, games room, cinema room, and access to an exclusive concierge service. There will be around 500 basement car spaces below the towers.

The development will also include a state-of-the-art wellness centre, set to feature a bathhouse with magnesium pools, hot/cold plunge pools and premium amenities.

According to fjcstudio, the towers will feature distinctive yet elegant architectural design reflecting Sydney’s geometry and urban character, with a network of through-site links and intimate public spaces activating the streetscape.

"Castlereagh Place is a city-making project of significant scale and ambition," said Richard Francis-Jones, Design Director at fjcstudio.

"It will create a rich urban complex of public open spaces, landscaped gardens, and vibrant laneways. Defining these new public spaces and the important streetscape of Castlereagh Street is a sequence of fine-grained, diverse retail and hotel architecture designed in collaboration with Aileen Sage, Polly Harbison Design and Trias.

“Rising above the tree-lined, human-scale streetscape are two slender residential towers that will transform the city skyline and look towards the Harbour, Hyde Park, and the Royal Botanic Garden.”

Demolition and early construction works have commenced onsite at Castlereagh Place.
