The Eyrie, an unusual sandstone five-bedroom house with tower on a 1665-square-metre block at Bungan Head last traded for $790,000 in 1994.

Its McGrath listing agent Geoff Grist is seeking $3.75 million-plus for The Eyrie, which has sweeping lawns, a 20-metre lap swimming pool, Balinese cabana, pizza oven and a guest cabin.
When it was bought in 1994 from Ross Barwick, Sir Garfield Barwick's son, it was being advertised as an "unfixable dump".

Melbourne's second most expensive weekend property sold was a five-bedroom <a target="_blank" href="/news">Elsternwick</a> house, Lurgancanty, which sold for $5 million.
Moyvane, a grand five-bedroom 1895 Victorian Era residence sits on a 2,648-square-metre holding directly opposite Yarra Bend Park.
It was offered for <a target="_blank" href="https://30walmerst.com/homepage">the first time in more than eight decades</a> through Jellis Craig agent Geordie Dixon.
There was a $4 million opening bid with three competing for the Walmer Street offering which was announced on the market at $4.8 million.
Lurgancanty is set on 2,200 square metres, with a pool and separate staff quarters at 59 Allison Road.

Melbourne's Bayside saw a lower clearance rate of 55% this weekend, a bit of a disappointment contrasting with the strong results in areas like Boroondara and Stonnington, according to James Buyer Advocates.
"<a href="https://marketnews.com.au/tag/brighton/" rel="tag" title="Posts tagged with Brighton">Brighton</a> in particular saw a number of pass-ins with no bidders at all," their weekend auction report said.
These included 1a Wellington Street, which passed in at $2,800,000, 37 Drake Street at $3,375,000, and 27 Normamby Street at $2,250,000.
"Even so, Bayside has seen a sale over $3 million almost every week so far this year.

Kew edges Elsternwick with weekend top sale with Brighton bypassed

The most expensive apartment sold in Sydney listed at the weekend was a three-bedroom apartment at The Residence in Darlinghurst, overlooking Hyde Park.
The unit 72/14-24 College Street was sold to a Chinese property developer for $4.55 million through CBRE agent Ben Stewart.
The 232 square metre 17th floor three-bedroom, three-bathroom apartment was developer stock.
“It was a good price. There has definitely been a significant improvement in the market this year,” he told The Australian Financial Review.

Weekend auction clearance rates held steady in Sydney and Melbourne despite its super Saturday status with $865 million in residential sales.
<a href="/news">Sydney</a> recorded yet another high clearance rate with a 70.5% success rate, based on the initial Saturday results.
"The Sydney Super Saturday produced a strong 70.5% clearance rate despite high listing numbers," Dr Andrew Wilson, from Australian Property Monitors said.
Australian Property Monitors (APM) reported $300 million in sales from 485 auction results.
They had expected around 682 auctions to be held, so some 200 further results need to be added before any final tally.
It was the sixth consecutive week with the Saturday night provisional tally standing at around 70% or higher.
However on most of those week's, the additionally collected results from late filing agents, took the final figure below, so that in the last weekend results, for March 16, was actually 68.7% rather than the initially reported remarkably good 75%.
The expensive apartment sold in Sydney over the weekend was a three-bedroom apartment at <a target="_blank" href="https://www.propertyobserver.com.au/auctions/chinese-developer-buys-%24455-million-the-residence-sydney-in-top-weekend-unit-sale/2013032460044?utm_source=po&amp;utm_medium=aida&amp;utm_campaign=news">The Residence in Darlinghurst</a>, overlooking Hyde Park, which sold for $4.55 million.
<a href="/news">Melbourne</a>'s clearance rate was 68% this weekend compared to 68% last weekend. There were $565 million in sales.
"Today's result demonstrates the underlying strength of the market currently as the outcome is consistent with this year's trend and the volume of auctions is higher than seen since mid December 2010," Enzo Raimondo, the REIV chief executive said.
There were 1047 auctions reported to the REIV today, with 712 selling and 335 being passed in, 215 of those on a vendor bid.

With $865 million in sales, Super Saturday residential auction success as results hold steady in Sydney and Melbourne

The Leighton Holdings board has appointed Robert Humphris as its new chairman.
The construction company board convened on Sunday evening in Sydney following Friday’s sudden resignation of chairman Stephen Johns that followed a corporate governance battle with Hochtief.
Robert Humphris is an engineer and former managing director of Peabody Resources. He has been on <a href="https://www.propertyobserver.com.au/news/leighton-wins-hong-kong-transport-infrastructure-project/2013031859942" target="_blank">Leighton</a>’s board since 2004. The new deputy, Paula Dwyer is chairperson of Tabcorp and joined the board a year ago.
Mr Johns and two long-serving independent directors, Wayne Osborn and Ian Macfarlane, resigned amid fears the board was losing its independence after a disagreement with Hochtief over directorship appointments.

They resigned following what they perceived to be a breakdown in relations with the major shareholder Hochtief and their view that Hochtief no longer supported an independent board at Leighton which has 57,000 shareholders.

"There have been a series of events in recent months which are open to interpretation.

Robert Humphris appointed Leighton's new chairman

The dual Archibald Prize-winning artist Del Kathryn Barton has listed her Clovelly home with $2.8 million price hopes for April 13 Goodyer Donnelley auction.
<a target="_blank" href="https://www.realestate.com.au/property-house-nsw-clovelly-113240283">It's a five-bedroom Arden Street house</a> with two pavilions on a 550-square-metre block with a swimming pool.
The house – described as an innovatively transformed Californian bungalow – has two pavilions with a parents' retreat and a self-contained apartment with its own entry.
Barton and her husband Christopher Plater, a chief investment officer at Challenger Life financial group, bought the property after selling their turn-of-the-century <a href="/news">Petersham</a> property.
They paid $2.9 million when they bought in Clovelly from artist Jason Benjamin in 2008.

Dual Archibald winner Del Kathryn Barton lists Clovelly home

Bomera, the landmark Potts Point Italianate sandstone mansion, has been sold for $12.5 million.
Set on a 2150-square-metre holding overlooking Woolloomooloo Bay, the five-bedroom sandstone mansion was sold by former St Ives manufacturer-turned-expatriate property developer Jorge Fernandez and his wife, Monica.
On its initial listing two years ago, Bomera was listed with $25 million hopes following a meticulous 2003 restoration of the estate overseen by heritage architects Graham Brooks &amp; Associates. <a href="https://www.propertyobserver.com.au/new-south-wales/sandstone-potts-point-1858-italianate-trophy-mansion-bomera-relisted/2012040454158" target="_blank">Last April it was relisted with vastly reduced price expectations</a>.
It was 2001 when historic <a href="/news">Potts Point</a> villas Bomera and Tarana were sold for about $6.55 million by the Australian defence department, which acquired the 3,700-square-metre holding as fleet headquarters for the Royal Australian Navy in 1941.
Bomera, built for the colonial merchant William McQuade, was originally on land that stretched from Wylde Street to Victoria Street along the harbour foreshore.
Built for McQuade in 1858, it was designed by J.F. Hilly. McQuade helped establish Randwick racecourse. For many years it was owned by the Australian defence department, given its proximity to Garden Island.
The Wylde Street property has been purchased by Leanne Catelan, daughter of Ray Catelan, the late entrepreneur behind real estate data company, RP Data.

Bomera the Potts Point Italianate sandstone beauty sells

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

"The proposed scheme presents a significant opportunity to deliver a vibrant retail plaza and a local neighbourhood hub serving both existing and future Collingwood residents."

The 79–81 Victoria Parade site occupies a strategic location about 1.5 kilometres east of Melbourne's CBD, at the threshold between Collingwood and East Melbourne. It is well served by tram services along Victoria Parade and sits within walking distance of St Vincent's Hospital, Fitzroy Gardens, the Fitzroy activity centre and a broad range of employment, retail and hospitality destinations.

Stockland plans new mixed-use neighbourhood precinct for Collingwood gateway site

An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.

Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The site also benefits from direct access to active transport infrastructure and sits within an area earmarked for continued higher-density residential growth.

Architectus has designed the tower, orientating the apartments to maximise views towards Sydney Harbour while introducing a sculpted façade intended to respond to light, wind and the surrounding skyline.

Architectus Principal Marko Damic said the design sought to create a tower that contributes to the public realm as much as the skyline.

"We wanted to design a tower that doesn't just sit in the skyline but actively participates and contributes to city life," Damic said.
