Not all black and gloomy in Vaucluse prestige residential market

<p>The Industry Superannuation Property Trust has plans for a $70 million retail and office redevelopment on Queen Street Mall to create flagship retail space to lure Zara, Topshop and Forever21 to Brisbane. </p>
<p>The $70 million-plus development adds to the $500 million it has already spent in the past two years on the <a target="_blank" href="https://www.propertyobserver.com.au/leisure/brisbane-chifley-at-lennons-hotel-acquired-by-singapore-hotel-group-for-%2457-million/2012091756628">mall</a>, which is regarded as the most successful outdoor mall in Australia.</p>
<p>“We have been looking to enhance these assets for some time and we believe this is the right time because there are a number of <a href="https://www.propertyobserver.com.au/retail/zara-opens-in-melbournes-highpoint-mall-as-amancio-ortegas-wealth-hits-%2457-billion/2013031359801" target="_blank">global retailers</a> looking to gain a presence here,” ISPT development director Chris McCluskey told <em>The Australian Financial Review</em>.</p>
<p>“We have enormous faith in south-east Queensland as an economic hub.”</p>
<p>ISPT’s figures suggest about 100,000 people move through the Queen Street Mall every day.</p>

ISPT proposes new Queen Street, Brisbane retail to lure Zara and Topshop

<p>By most backyard cubby house standards, they are gigantic and of rather grand designs. Be they snail shells, enchanted trees or giant homes.</p>
<p>Or the very trendy looking cubby house – dubbed the Zimmer – by Porter Davis Homes aimed at bringing out the big kid in all of us. Almost something you'd image the next generation of Tyler Brule's or Nick Tobias's enjoying in their childhood.</p>
<p>All are architect-designed and constructed by master builders, including one by the Grand Designs Australia host Peter Maddison, who based his cubby house on the 1968 novel by Ted Hughes of <em>The Iron Man</em>.</p>
<p>The five cubby houses (pictured below) will be on display at the Melbourne International Flower &amp; Garden Show until March 24.</p>

<p>They will be auctioned on Sunday to raise money for not-for-profit organisation Kids Under Cover.</p>
<p>Maddison wanted his cubby to have a fantasy element, telling Fairfax Media that the giant in the <em>The Iron Man</em> was perfect.</p>
<p>The cubby was actually auctioned last year, but the winners have handed it back.</p>
<p>"I wanted to do something that related to my childhood," he told Fairfax Media.</p>
<p>"My first cubby house was a tiny space in a tree. It was made from old fence palings scavenged from neighbours' fences that had fallen off – or we helped fall off."</p>
<p>The not-for-profit charity places studio homes in backyards of families in need. Over their 15-year lifespan, the demountable buildings are passed on to up to four families.</p>

<p>Kids Under Cover's national CEO Jo Swift says since 2009 the scheme has raised $125,000.</p>
<p>"We all want a cubby when we are kids, but the reality is not everybody gets that opportunity and not everybody has a happy childhood," Swift says.</p>
<p>Almost 45,000 young people are homeless or at risk; a figure that has doubled over the past five years. "It's quite challenging to learn about these problems in your own backyard," she says.</p>

MIPIM expands into China and Informa Exhibitions buys Australian Home Buyers and Investor Show

<p>This weekend is expected to be Melbourne's fifth biggest in history with 1,210 auctions.</p>
<p>"There are two reasons for the high number of auctions, firstly as consumer confidence levels are slowly rising more owners are prepared to sell and secondly a traditional spike in listings caused by Easter the following weekend," the REIV spokeperson Robert Larocca said.</p>
<p>In Sydney there are 710 auctions which is just down on last year when the weekend before Easter had 735 listings and in 2010 when there was a 750 listings super Saturday, according to Australian Property Monitors. In Sydney, <a target="_blank" href="/news">Strathfield</a> leads the way with 15 scheduled auctions and <a target="_blank" href="/news">Concord</a> and <a target="_blank" href="/news">Maroubra</a> are each expected to host 13 auctions.</p>
<p>The Melbourne suburb with the highest volume of auctions this weekend is <a target="_blank" href="/news">Brighton</a>, which has 28 homes going under the hammer. There are also 22 scheduled in each of <a target="_blank" href="/news">South Yarra</a> and <a target="_blank" href="/news">Glen Iris</a>.</p>

<div>Jellis Craig group chief executive Nick Dowling told <em>Property Observer</em> it would be a "huge weekend" for Melbourne and a "true test" of the strength of the property market.</div>

<p>The group, which operates in the upmarket inner east and eastern suburbs, will hold around 100 auctions on Saturday and Dowling expects strong clearance rates which will be "proof" of the recovery."</p>
<p>The largest weekend in history was 14 and 15 March 2008, when there were 1,351 auctions and a clearance rate of 67%.</p>
<p>On one weekend in November 2003 there were 1,241 auctions and a clearance rate of 47%, while on one weekend in December 2010 there were 1,235 auctions with a clearance rate of 57%.</p>
<p>In October 2007 there was a weekend with 1,211 auctions with a very strong clearance rate of 83%.</p>

<p>Last week across the combined capital cities, the auction clearance rate was recorded at 62.2%, up slightly from 61.6% the prior week.</p>
<p>Auction volumes rebounded to 1,851 over the week, up from 996 the week prior.</p>
<p>At the same time last year, there were 1,454 auctions and the clearance rate was recorded at 51.4%.</p>
<p>Over the past four weeks, the combined capital city auction clearance rate has been in excess of 60% each week.</p>
<p>In Melbourne, Australia’s largest auction market, there were 928 auctions last week with a clearance rate of 66%.</p>
<p>In comparison, over the previous week of the Labour Day long weekend, there were 227 auctions held and the clearance rate was recorded at 62.4%.</p>
<p>In Sydney, the auction clearance rate was recorded at 65.6% last week, down from 67.6%.</p>
<p>Sydney auction volumes across the city increased from 533 the week prior to 647 last week.</p>
<p>Auctions continue all the way through to Easter Thursday.</p>
<p>A<a target="_blank" href="https://27springroadmalvern.com/"> four-bedroom, four-bathroom trophy home in Malvern</a> (pictured below) will be auctioned next week with price expectations of $3.5 million-plus.</p>

Sydney and Melbourne pre-Easter Super Saturday auctions at near record rush with Brighton 28 listings overload

<p>Fairfax Media has put its news printing facilities in NSW and Victoria up for sale with reported hopes of about $90 million.</p>
<p>The two newspaper printing plants will be redundant by mid-2014 with both sites being sold on vacant possession delayed settlement terms.</p>
<p>CBRE and Colliers International have been appointed to conduct the campaign.</p>
<p>CBRE has the <a target="_blank" href="/news">Chullora</a>, Sydney site which includes the existing industrial complex of 37,600 square metres on a land parcel of 10.2 hectares.</p>
<p>Colliers International will be seeking the buyers for The Age Print Centre, <a target="_blank" href="/news">Tullamarine </a>site which includes an existing 24,000?square metre industrial complex on a land parcel of 5.9 hectares.</p>
<p>Meanwhile the entreprenuer Shesh Ghalel is set to shortly start his $40 million redevelopment of Melbourne’s landmark Argus building, after years of abandoned starts on the project.</p>
<p>The 87-year-old heritage-listed building on the corner of La Trobe and?Elizabeth streets has been boarded up, but used for <a href="https://www.propertyobserver.com.au/victoria/argus-building-to-host-melbourne-music-week-before-long-awaited-mit-campus-transformation/2012111457722" target="_blank">music fesitvals</a> after significant structural repairs and asbestos removal.</p>
<p>The building has been in decrepit state for decades. Its first tenant, The Argus daily newspaper, closed in 1956.</p>
<p>The Herald and Weekly Times Group bought the Argus newspaper along with the building in 1957 and later closed the newspaper down and sold the building.</p>
<p>Ghalel, chief executive of the Melbourne Institute of Technology, paid $15 million for the building in 2010, but works were delayed in part because of a downturn in tertiary education.</p>
<p>The fit-out is expected to cost $25?million with another $15 million spent on structural works. </p>
<p>“I understand the public interest in this property and we hope to rebuild our goodwill with the city, we are also keen to see it brought back to life,” he told <em>The Australian Financial Review</em>.</p>
<p>The six-storey building will have 9,000 square metres of space hosting 5,000 students.</p>
<p>Ghalel said enrolments in MIT’s English language courses had jumped 300%, the bulk of students coming from China and Vietnam.</p>
<p>The Argus building, designed by Godfrey Spowers, is listed on the Victorian heritage register as a major inter-war office building.</p>
<p>It also made the 2012 National Trust list of the country’s top 10 “heritage at risk” sites.</p>

Argus building poised for reincarnation while Fairfax flogging off its printing press land holdings

<p>Villa Donati, the circa 1886 Richmond Hill residence designed by architect John Augustus Koch as his private home, has been listed for sale.</p>
<p>Koch had been the mayor of Richmond in 1877.</p>
<p>Gayle Lamb, an academic at Deakin University, has extensively renovated the four-bedroom, four-bathroom Italianate house which comes with a two-storey studio at the rear of the property which she had built.</p>
<p>Expressions of interest closed mid-week on the Church Street offering through <a target="_blank" href="https://www.kayburton.com.au/property/377-church-street-richmond">Chris Alcock of Kay &amp; Burton</a> who was seeking $2 million-plus buyers.</p>
<p>It operated as a bed and beakfast with Harper's Bazaar saying it was one of Australia's most decadent stays.</p>
<p>"Previously both an (Anglican) archbishop's residence and a massage parlour, (presumably at different times) it exudes style from its European café-esque breakfast room to the ornate marble-and-iron fireplaces in its luxurious bedrooms," the Harpers Bizarre 2010 edition advised.</p>
<p>"Filled with beautiful furniture, artwork and decorative items collected by the owners over many years of travelling, this opulent B&amp;B is clearly a labour of love," Harper's Bazaar noted.</p>
<p>Koch, born in Hamburg in 1845, migrated to Australia with his family in 1855. In 1873 he was appointed as architect to the City of Melbourne and in 1887 he was appointed architect for the City of Richmond. After he married Anna Puttmann, they had a family of six sons and three daughters. His fifth son, Bernard, carried on his practice after he retired in 1913, dieing in Hawthorn in 1928. </p>
<p>His best known buildings are Labassa (originally called Ontario) (1889-1890) in Manor Grove, <a href="/news">Caulfield North</a> and Friesia (1887) at 23 Isabella Grove, <a href="/news">Hawthorn</a>. Most of his architctural work was in Hawthorn and <a href="/news">Richmond</a>.</p>

Villa Donati listed in Richmond Hill

<p>Claraville, the largest residential landholding with Victorian Filigree style mansion at St Peters in Sydney's inner west, has been scheduled for April 6 auction through agent Brad Pillinger.</p>
<p>The former home of the late artist David Boyd and his late wife, sculptor Hermia, who bought the adjoining properties for $250,000 and $350,00o in 1988, now has $2.2 million-plus hopes.</p>
<p>Set on about 1500 square metres, <a target="_blank" href="https://www.pillinger.com/current-listing/95-21-23-Silver-ST-PETERS">the grand six-bedroom Victorian mansion comes with a ballroom, grand formal sitting and dining rooms</a>.</p>
<p>With high ceilings and stained-glass windows, many original features remain. Behind the house is a stable set up as an artist's studio.</p>
<p>David Boyd was the son of artist William Merric Boyd and a member of the Boyd artistic dynasty.</p>
<p>Title Tattle recalls in 1988 that the Boyds secured a record $1,161,000 in Paddington when they moved to St Peters because they needed more space to hang their art collection that spanned five generations. The Silver Street house was quickly cluttered, Title Tattle recalls, after being invited to the newly acquired house.</p>
<p>The Boyd's had consolidated two terraces on Union Street, paying $58,000 in 1971 for the corner holding, then adding the neighbouring terrace for $58,000 in 1976.</p>
<p>Naming it Hermie House, it had been expected to fetch more than $850,000 when auctioned by Andrew Gibbons, but fetched the impressive $1,161,000. </p>

<p>Vedelago reported property records show the production company spent $6.71 million for the four-star bizMOTEL, which was formerly the Kingsway Motel.</p>

<p>ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.</p>

<p>The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.</p>

<p>They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.</p>

<p>Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.</p>

<p>The 79–81 Victoria Parade site occupies a strategic location about 1.5 kilometres east of Melbourne's CBD, at the threshold between Collingwood and East Melbourne. It is well served by tram services along Victoria Parade and sits within walking distance of St Vincent's Hospital, Fitzroy Gardens, the Fitzroy activity centre and a broad range of employment, retail and hospitality destinations.</p>

Stockland plans new mixed-use neighbourhood precinct for Collingwood gateway site

<p>An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.</p>

<p>Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.</p>

<p>The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.</p>

<p>As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."</p>

<p>Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.</p>

<p>The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.</p>

<p>As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.</p>

<p>Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.</p>

<p>The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.</p>

<p>Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.</p>

<p>Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The site also benefits from direct access to active transport infrastructure and sits within an area earmarked for continued higher-density residential growth.</p>
