A complex comprising of six apartments on Bay View Street, Lavender Bay sold at Saturday auction for $8.1 million, having been listed with a price guide of around $8 million.
The apartment building has three one-bedroom and three two-bedroom apartments.
It sits on 720 square metres of waterfront land with a 19-metre wide deep-water frontage, a private marina and a waterfront pool.
It boasts views across Lavender Bay to the Harbour Bridge.
The complex comes with an existing development application to create three luxury apartments or to transform the property into a grand single residence.
The same family has held the property for 52 years and family members currently live in some of the apartments.
The selling agent <a target="_blank" href="https://www.propertyobserver.com.au/https://www.raineandhorne.com.au/northsydney/properties/274168">Todd Houghton from Raine and Horne North Sydney</a> said interest was strong with around 45 people inspecting the property. There were seven registered bidders with three active in the competitive auction.
Houghton says a couple of the apartments have been renovated however it’s a bit rough and ready and offers a great redevelopment opportunity.
The apartment building was constructed in 1899.
The gentleman who constructed it also built three similar apartment buildings on Bay View Street.
Houghton says the neighbouring number 7 property was turned into a duplex, with one apartment selling in November last year for $5.85 million.
The sister property located at 9 Bay View Street was converted into a signature family home and sold for $11 million in 2008.
Meanwhile, 3 Bay View Street is still the original apartment building.

Lavender Bay apartment block sells for $8.1 million after 52 years ownership

The recent $1.6 million sale by noted herb and vegetable growers Richard and Nina Kalina of the organic Berridale Farm at Blackheath was to a non-farmer buyer.
The new owner's intentions were confirmed to Property Observer by its selling Annie Downer from <a href="https://www.downerandmaher.com.au/viewproperty.asp?ID=14705" target="_blank">Downer and Maher Real Estate Leura.</a>
Berridale Farm was cleared over 100 years ago and began its life as a berry farm.
It then became an orchard with apples and pears and later an Alpaca property when the house was updated and became an architect designed getaway as a  armhouse with a two storey cedar redwood four bedrooms house.
With north eastern Megalong Valley views, Richard Kalina, a British photographer-turned-farmer and his wife, Nina came across the Blue Mountains property near the village of <a target="_blank" href="/news">Blackheath</a> in 2004 after spotting it on the internet from London.
And then after a chance meeting in 2006 with chef Peter Gilmore from the three-hatted Quay restaurant, the 20-hectare property turned into a cool-climate organic oasis growing 35 varieties of heritage fruit and vegetables that have served up on the menus of Sydney's finest eateries.
Everything from radishes, aubergines, onions, tomatoes, artichokes, pea seedlings, fennel, turnips, broccoli, carrots, plums, pears, currants and berries.

It was initially listed for auction last November as the family - including daughters Luna and Natasha  - are moving to England, where Richard has a new job at the amazing Eden Project, a large organic produce facility in Cornwall.

Organics off the menu as Berridale Farm sells to non-farmer

Auctioneer Damien Cooley of Cooley Auctions knows unrenovated properties are popular offerings.
It was evident when a <a href="https://www.realestate.com.au/property-house-nsw-erskineville-113445419" target="_blank">three-bedroom home on John Street in Erskinville</a> sold under the weekend auction hammer at $770,000 having been offered with a price guide of $600,000.
It was sold through Braden Walters of True Property who issued 64 contracts for the Saturday auction and had over 190 groups through in the four weeks it was on the market.
Some 35 parties registered.

The 180-square-metre property offers a 6.05-metre frontage and a large rear yard.
It last sold in 1989 for $165,000 empty for the last eight years and has tree roots pushing the floorboards up.
"The opportunity value is what makes it so attractive to buyers, the fact that people can just completely redo something withought having to keep anything," Walters told Property Observer before the auction.
"The sale will absolutely smash the reserve," Walters accurately forecast.
Walters says a minimum of $100,000 will need to be spent on doing a basic renovation.
RP Data gives the suburb's median as $792,500, up 2.9% over the past year. There were four sale on the street last year ranging between $735,000 and $1,135,000.
Cooley Auctions clearance rate was 78% selling 31 out of 40 listings over the day.
Laura Tunstall, the Channel 9 reporter, described the Erskineville sale as setting "a record price for an unliveable house in Sydney's inner west."

Near median $770,000 Erskineville sale through @BradenWalters and @damiencooley as 35 buyers turn up for renovator's delight

Pollster Gary Morgan doesn't need to take a poll. The Melbourne prestige market hasn't bounced back with any consistency.
Sunnyside, pollster Gary Morgan's grand Italianate East Melbourne property - listed for sale with expectations of $10 million-plus earlier the year - was passed in at weekend auction on its only $4.5 million bid.
Its listing followed the March purchase by Gary Morgan and his wife, Genevieve of Claverings, the $5,155,000 Victorian villa they are downsizing to in nearby Powlett Street.
They have owned Sunnyside at 193 George Street for three decades this month. It's a Charles Webb-designed property which dating from 1864 sits on the Victorian Heritage Register.
It has 18 rooms including five bedrooms. There is also a swimming pool, an entertainment pavilion and a self-contained apartment on the 1000 square block.
The property went to weekend auction after an earlier international tender through Jock Langley of Abercromby's in March this year. The more recent price guidance was $7.5 million plus reportedly.
Abercromby's have suggested a post-action offer of $6 million plus had been received with negotiations continuing.

Just across the street, the technology millionaires Evan Thornley and Tracey Ellery sold their heritage mansion, Amberley at 188 George Street earlier this month for an undisclosed price estimated at between $9 million and $10.9 million through Kay &amp; Burton.
It last traded at $7.1 million in 2002 when sold by Krystyna Campbell-Pretty and her husband, Harold, chairman of market research group, Amberley Corporation after their 20 year ownership.

Pollster Gary Morgan's East Melbourne auction falls flat

TV weatherman Mike Larkan has sold his Elwood investment property for $566,000. 
Larkan, who fronts Channel Ten's Melbourne weather report, bought the property off the plan in the Martin Strode development that replaced Edwardian houses. It was settled in 2002 at $370,590.
He and wife Kathy spent a short time there when renovating their own abode about six years ago.
The first-floor Spray Street apartment has two bedrooms plus balcony and two car space only a short walk to the sand and sea and also close to the many cafes and boutique shops.
Ann-Louise Farquhar, of Hocking Stuart, had been quoting between $550,000 to $590,000 which was adjusted to <a href="https://www.realestate.com.au/property-apartment-vic-elwood-113438531" target="_blank">$520,000 to $570,000</a> during the marketing campaign.
Overall Melbourne estate agents secured a clearance rate of 71% was recorded over the weekend compared to 65% last weekend and 59% the same weekend last year.
There were 716 auctions reported to the REIV this weekend, with 508 selling and 208 being passed in, 131 of those on a vendor bid.
Next weekend the REIV expects around 740 auctions.

The 746 square metre Lang Road property last sold at $575,000 in 1986.

Lang Road, Centennial Park $6 million sale

The New Zealand family company behind the Oyster Bay wine brand, Delegat's has purchased the assets of Barossa Valley Estate for $24.7 million.

The company see BVE as a complementary fit to its established cool climate Oyster Bay business enabling Delegat's access to the Barossa Valley Shiraz market.
It sold through Sam Davies, partner of BVE receiver McGrathNicol with settlement expected in June.

The film producer turned passionate property developer Rebel Penfold-Russell has secured the first sale within  six prestige apartments in her North Bondi development, Coast.
The near-beachfront apartments each come with $5.5 million plus asking prices.
The $5.5 million first sale was a ground floor three bedroom apartment which had 187 square metres internal plus 125 square metres external space on title of the Ramsgate Avenue offering through <a target="_blank" href="https://www.propertyobserver.com.au/https://www.mcgrath.com.au/buy/apartment-north-bondi-nsw-2026/177809">McGrath</a>. Mark G Johnson was chief executive officer and senior partner of PricewaterhouseCoopers, one of Australia’s leading professional services firms, from July 2008 to June 2012.
In his more than 30 year career with PwC, Mark G Johnson served a number of that firm’s major clients in audit, accounting, due diligence, fundraising and risk and governance services.
He is a director of The Smith Family and currently sits on the executive council of the Australian School of Business Advisory Board.

Mark G Johnson set to join Westfield board alongside Mark R Johnson who's been there since 2010

The Westfield Group has announced that Stephen Johns and Professor Fred Hilmer AO have indicated that they will not seek re-election at the upcoming annual general meeting to be held May 29. The combined time spent at Westfield by the two totals 65 years.
The chairman, Frank Lowy AC, paid tribute to the outstanding service provided by both directors to the group.
“Both Stephen and Fred have been key figures on the Westfield Board for more than 20 years. They have served the group through a phase of continued growth and have been instrumental in the success of the group over a long period. Their experience, wisdom and collegiate approach will be greatly missed.
I look forward to acknowledging the contributions made by both Stephen and Fred at the May AGM.”
Stephen Johns joined the group in 1970. For more than 30 years, he served the Group with great distinction in various executive capacities culminating in his appointment in 1985 as group finance director, a position he held until 2002. Mr Johns continued to serve the group as a non-executive Director following his retirement as an executive and has made a significant contribution to the Board and its Committees, serving as chair of the risk management committee and as a member of the audit committee.
Fred Hilmer joined the group as a non-executive director in 1991 and since that time has served as deputy chairman, lead independent director and ahairman of the audit and remuneration committees.

Fred Hilmer and Stephen Johns to depart Westfield board

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

"The proposed scheme presents a significant opportunity to deliver a vibrant retail plaza and a local neighbourhood hub serving both existing and future Collingwood residents."

The 79–81 Victoria Parade site occupies a strategic location about 1.5 kilometres east of Melbourne's CBD, at the threshold between Collingwood and East Melbourne. It is well served by tram services along Victoria Parade and sits within walking distance of St Vincent's Hospital, Fitzroy Gardens, the Fitzroy activity centre and a broad range of employment, retail and hospitality destinations.

Stockland plans new mixed-use neighbourhood precinct for Collingwood gateway site

An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.

Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The site also benefits from direct access to active transport infrastructure and sits within an area earmarked for continued higher-density residential growth.

Architectus Principal Marko Damic said the design sought to create a tower that contributes to the public realm as much as the skyline.
