Stockland Property Group's former managing director Matthew Quinn has sold his McMahons Point home for $8.1 million to the Gupta family.
The five-bedroom home, with picture postcard views of the Harbour Bridge and Opera House from almost every room, was being marketed with ambitious $10 million plus hopes.
It was a recently completed <a target="_blank" href="/news">McMahons Point</a> residence designed by SJB Architects. It had an alfresco terrace and Peter Fudge-designed garden, pool, spa and even firepit.
Set just a short stroll to Blues Point Road cafes, city ferries, and Milsons Point train station, it was listed through <a target="_blank" href="https://www.belleproperty.com/for-sale/NSW/North-Shore-Lower/McMahons-Point/House/2P4728-37-east-crescent-street-mcmahons-point-nsw-2060">Belle agent Tim Foote.</a>
Quinn announced in July 2012 that he would leave Stockland after 12 years. Quinn moved to Perth from Britain in 1987 to work for the Price Waterhouse accountancy firm and then took over the reins at Stockland in 2000.
The East Crescent house block cost $5.5 million in 2009 when bought from the architect Philip Cox who had sought $6.1 million.

Matthew Quinn pockets $8.1 million McMahons Point sale

Ricky Ponting, the retired Australian cricket captain, has listed his Sutherland Shire home as he prepares to move to Melbourne's Brighton.
Just weeks after reputedly paying close to $10 million, Ponting and wife, Rianna have McGrath Estate Agents selling their five-bedroom Burraneer Bay house.
It has been listed with unconfirmed $4.75 million plus expectations.
Overlooking Port Hacking, the tri-level house (pictured below) comes with infinity pool and private jetty, boatshed and pontoon.

Listing agent Sean Egan says its has "world class views" over the Port Hacking and Royal National Park.

The Shandford Estate, a 1913 Edwardian seven-bedroom house on 1890 square metres of land in Brighton, has a billiard room, library, tennis court and a private laneway to the nearby beach.
It was bought on March 6 having last sold at $2.7 million in 1999 when the Hunter family bought it from Tasman United Coal.
When last sold 14 years ago the Brighton residence had a sunroom with bay views and six bedrooms, the main one with an en suite bathroom, spa and its own balcony.
Downstairs were the enormous reception foyer, formal living and dining rooms, the kitchen and informal areas.
A stunning Waterford crystal chandeliers and a custom-made, pure-wool carpet with borders complemented the gracious interiors in the late 1990s.

Ricky Ponting lists Burraneer Bay home as he heads to Brighton

A former chief executive of Tourism Australia, John Morse, secured $1.2 million for his Annandale warehouse abode following its recent auction marketing campaign through Bresic Whitney agent Dominic Kuneman.
Set on a 241-square-metre Nelson Street block, <a href="https://www.bresicwhitney.com.au/real-estate/id/property/10592/annandale/15-nelson-street/?searchsubtype=address&amp;searchType=sale" target="_blank">the converted warehouse</a> had been tipped to fetch more than $1.1 million.
Morse paid $981,000 in 2009 and then re-roofed the warehouse living space. The interiors of the warehouse were also updated.
Morse now works in the Aboriginal arts industry being awarded an Order of Australia in 2003 for services to tourism and the development of indigenous tourism, he manages the Indigenous Tourism Masterplan in Arnhem Land.
The property previously traded at $850,000 in 2005 and $352,000 in 1997.

Former Tourism Australia chief John Morse sells Annandale warehouse

Abacus Property Group has bought 33 Queen Street, Brisbane, which includes 199 George Street, for $34 million.
Its represents an initial yield of 9.4%, excluding transaction costs.
The 33 Queen Street building is a historic seven-level building connected to 199 George Street, a recently completed office and retail tower.
The heritage building has a 3,313 square metre net letable area including 1,290 square metres of retail space leased to Westpac Bank.
Westpac has occupied the space for more than six decades having sold it for $11.165 million in 2004.
The building is almost fully let.
The 10-storey 99 George Street has 2,769 square metres of A grade commercial office space 90% occupied.
Its tenants include Members Equity Bank, First Commercial Bank of Taiwan and the Consulate of Italy.
"The property represents an attractive acquisition being immediately accretive to earnings and an asset that exhibits significant core-plus opportunities that can be capitalised on in the short term," Dr Frank Wolf, managing director of Abacus Property Group said.
"Abacus continued to have access to substantial acquisition capacity which we plan to utilise in the near future in similarly accretive opportunities," he said.

Sydney's prestige market remains relatively subdued, with little activity and even price falls in Point Piper.
Australian Property Monitors reported just two auction sales at the weekend above $2 million. There was a very healthy 75.5% recorded over the weekend in Sydney, the second highest recorded this year.
Sydney's pricey east was none-the-less one of the best performing weekend districts with a clearance rate of 82%.
There was an average sale price of $1,085,875 in the city and east.
Dr Andrew Wilson from APM said the result was achieved despite the school holidays and bad weather.
"The auction market hasn’t been this strong since the start of 2010 – weekend auction clearance rates have been averaging 72% over the past three months.
"They’re about 15 percentage points higher than at the same time last year," he wrote on Fairfax Media.
The weekend's most expensive property reported auction was a five-bedroom Strathfield house sold at $2.35 million.
The newly completed Pemberton Street sold through Raine &amp; Horne Burwood agent Guy Lorello and Victor Soo.

The British media entrepreneur and multi-millionaire Baron Waheed Alli who sits in equal 859th place on the latest Sunday Times 1000 Rich List has purchased an off the plan apartment in the Dominion development at Darlinghurst which is due for completion next month.
Dominion – developed by Cbus Property – <a target="_blank" href="https://www.propertyobserver.com.au/new-south-wales/darlinghurst-s-newest-residential-development-dominion-revealed/2013012358921" style="font-size: 14px;">will consist of 108 apartments</a> split across three buildings, each seven levels high close to Oxford Street.

Seumas Dawes, the London-based Australian merchant banker, sits in equal 859th place with a £90 million worth on the latest Sunday Times Richest 1000 list.
Dawes was in 821st in last year's list. The list, now in its 25th year, was released on Sunday.
Dawes, currently the chairman of the investment committee at Pepper Investment Management, has been the long time senior funds manager at Ashmore, and before that at Paribas and ANX Investment.
It reports that Dawes, 56, sold £17 million of Ashmore shares and <a href="/news">retained a stake worth £75 million in 2006</a>.
Dawes held a number of positions in the Australian public sector including three years as a senior advisor to Paul Keating, the then treasurer of Australia.
<a href="/news">Property Observer reported in February this year that Dawes had poured splurged some of his net worth in a serious Bronte acquisition</a>.
The funds manager and his wife, Rosemary initially spent $12.3 million for a large, modern three-storey residence in 2006.
Unquestionably one of the most expensive coastal suburbs in Sydney's east, the <a href="/news">Bronte </a>property sits along the exclusive strip known as The Cutting.
It was a modern five-bedroom residence on the ocean side of Bronte Road overlooking the beach and ocean.
Then earlier this year the couple splashed out with the $16.5 million purchase of the neighbouring house, which they're set to bulldoze and expand their garden and garaging in grounds prepared by Formed Gardens.
The new works which include gym and cabana, improve the neighbouring contemporary houses's north eastern aspect. It's only going to cost $846,000 apparently, which will take the spend to $29.6 million.

Expatriate Australian billionaire Michael Hintze tops the list of London's wealthy who have strong Australian links, in the latest Sunday Times 1000 Rich List.
Hintze ranks 95th with an estimated worth of £900 million. He doesn't have a home in Sydney but has been particularly active in his NSW and Queensland rural property acquisitions.
His rapidly expanded east coast farming portfolio has been deemed an investment not just looking for capital gain from the properties but seeking solid returns on production.
The London-based hedge fund founder has amassed one of Australia’s fastest-growing farm portfolios, with acquisitions totalling about 50,000 hectares since 2007.
His private pension fund, MHPF, spent about $142 million on the land and water purchases.

Title Tattle reckons we can call them both Australian's as the Schwarzenbach's are occasional Balmoral clifftop house occupants. Title Tattle recalls they first paid $3.9 million in 1988 for their property on Mosman's millioniare's row and then $11 million for the neighbouring sandstone cottage in 2010 taking their Burran Avenue residential compound in Mosman to 2300 square metres. The Schwarzenbachs then lodged a $2.3 million demolition works project designed by architect Ian Little. They have extensive southern NSW rural interests bought by the big-spending, international polo-playing tycoon since 1987. He has spent more than $35 million in rural property, mostly between Harden and Jugiong, which includes showpiece polo-playing estate Garangula, and Redbank, the homestead briefly owned by impresario Robert Stigwood. The couple maintain Redbank, the $5.1 million Jugiong property purchased in 1999, as the pastoral company's headquarters.

They also own nearby Culham Court, a red-brick 1770 Georgian residence on 260 hectares, which was bought through Knight Frank in 2006 for £32.9 million via a British Virgin Islands-registered company. They also have a retreat in Marrakesh, the 19th-century Morocco palace Palais Layadi, which was built by Caid Layadi, a Northern African tribal lord. It was Schwarzenbach who called the intensive-care ambulance that saved Kerry Packer from his heart attack while playing polo in 1990. The son of a print shop owner, Schwarzenbach made his fortune from foreign exchange trading after founding his own company, Intex Exchange. Urs sat at 102 in this year's Sunday Times list, down from the 87th place last year.

Sirius Resources, a mining company, that recently discovered nickel deposits on a site in Western Australia saw its share price more than double during two weeks in March. Creasy owns 20%.  The veteran investor Mark Creasy has been climbing the ranks in Rich List as he was 680th richest person in 2006, with a then personal fortune of £85 million.

The latest purchase added a strategic 610-square-metre holding to the hillside compound, which began with the purchase of the Merdjayoun estate in 2005.

Lord Glendonbrook lives in Darling Point for a substantial part of the year – indeed he just went back to the UK earlier this month having been in Sydney since late last year. Lord Glendonbrook was born in the village of Bowdon, near Manchester, and raised the only child of an Englishwoman, Lilian, and an Australian, Clive, who, as a teen, escaped an unhappy childhood in Melbourne, headed north and landed in Glendonbrook, to work on a farm. In 2010 he was appointed a peer of the realm in the UK, but with so many Bishops already in the House of Lords, he decided to take another title. His thoughts turned to the NSW Hunter Valley hamlet he first visited in 1965. He received permission to call himself Baron Glendonbrook of Bowden in the county of Chester.

The Wunulla Road house was renovated before and after its $9.6 million purchase in 1999 by architect Luigi Rosselli, who appeared before a subsequent Land and Environment Court hearing to argue for its heritage listing. The house was built for the Rose family in the early 1960s by architect Adrian Snodgrass, who was influenced by the Wrightian style of the Sydney School of Architecture. Aisbitt, 56, chairs the Man hedge fund. He made £50 million from Goldman Sachs' flotation, £15 million from share sales and £55 million from investments in Ocean Rig and Redburn Partners, according to the list.

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

"The proposed scheme presents a significant opportunity to deliver a vibrant retail plaza and a local neighbourhood hub serving both existing and future Collingwood residents."

The 79–81 Victoria Parade site occupies a strategic location about 1.5 kilometres east of Melbourne's CBD, at the threshold between Collingwood and East Melbourne. It is well served by tram services along Victoria Parade and sits within walking distance of St Vincent's Hospital, Fitzroy Gardens, the Fitzroy activity centre and a broad range of employment, retail and hospitality destinations.

An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.

Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The site also benefits from direct access to active transport infrastructure and sits within an area earmarked for continued higher-density residential growth.

Architectus Principal Marko Damic said the design sought to create a tower that contributes to the public realm as much as the skyline.

"We wanted to design a tower that doesn't just sit in the skyline but actively participates and contributes to city life," Damic said.
