Retired international soccer player Jason Culina and his wife Terri have sold their 202-year-old colonial mansion, Denham Court with plans to move closer to her interior design business in the city.
<a href="/news/socceroo-jason-culina-scores-1-3-million-colonial-western-sydney-mansion">The couple bought the 2.42 hectare Ingleburn property for $1.2 million</a> from Dr Keith Okey in August 2012 with subsequent renovations and improvements undertaken. 
Auctioneer Damien Cooley from Cooley Auctions secured $1,725,000 which despite eight registered bidders, was a tad under the price guidance given buyer concerns Campbelltown Road will be expanded and cut its curtiliage. 
Bidding opened at $1.5 million on the stately significant Georgian homestead, which has had just four owners in 200 years. Built between 1812 and 1833, the substantial residence was designed by renowned Australian architect, John Verge for Captain Richard Brooks. 
It sits amid manicured grounds with rolling lawns, a pool, pool house and a tennis court, an historic semi-rural property just 45 minutes from the Sydney CBD. 
Extensively restored,<a href="https://ballardexclusiveproperty.com.au/denhamcourtof238campbelltown" target="_blank"> the five bedroom National Trust-listed residence on Campbelltown Road sold </a>through Ballard Property Group agents Bill Bridges and Clint Ballard.
It comes with with ballroom, library, formal lounge and dining rooms, tennis court and a coach house.
The late Dr Keith Okey, who died in late 2012, shared the home with his wife, Patricia, and four sons, having furnished it with a magnificent colonial collection of pre-1830s antique pieces, many made of Australian cedar.
The antique collection - considered one of Australia's finest - was sold by Sotheby's, realising more than $2 million in 2010.
The nearby suburb of Denham Court is named after the sold property.
His career onfield finished in February last year after departing Sydney FC following a disagreement at training with coach Frank Farina.
He was a Socceroo stalwart for six years. 
Other semi-rural property in Sydney's west to sell recently include Amanpuri, previously known as Restella, one of the great estates in the west of Sydney, which fetched $5.6 million.
The three hectare property <a href="/news/amanpuri-one-of-the-great-estates-of-west-sydney-sells-for-5-6-million">at 269 Cobbitty Rd, Cobbitty</a> (pictured below) had been listed for sale for $7 million in late 2012.

The St Kilda champion Nick Riewoldt didn't jag a buyer when his contemporary South Melbourne townhouse home went to weekend auction, but sold shortly after at an undisclosed price.
Their was definite latent buying interest, but with hands in their pockets, the only bid was the $1.6 million vendor bid.
Melbourne agents secured a healthy 72.3% weekend clearance rate, according to Australian Property Monitors, against a revised 71.7% tally for the previous weekend.
The sold Riewoldt property was listed through Marshall White agent Michael Paproth who expected more than $1.6 million at the auction which was attended by Nick's father Joe.

Building began in 2007 with 32 three-storey town houses on the corner of Cecil and Dorcas streets, the suburb's largest housing development in decades was constructed on the site of an old service station and some Uniting Church land.

The nine year Saints captain, who is married to Catherine Heard, has apparently bought the large Brighton family home by private treaty in late February.
It was among 1,261 weekend offerings in Melbourne with an $870 million worth of stock, including around $640 million in houses set to be offered under the hammer and $230 million worth of apartments.
Australian Property Monitors research assistant Neil Tan advised that this weekend's offerings was some 142% higher than the same weekend last year. 
Melbourne's 1,277 auctions this Saturday was its fourth weekend above 1,000 this year with about 450 units and 810 houses for scheduled auction.
Melbourne's median weekend for house prices was $737,000 and the median unit price was $520,000, based on the initial 994 initial results.
That's much higher than the typical $568,000 Melbourne median for houses and the median for typical $420,000 Melbourne units.

Nick Riewoldt sells but after awaiting $1.6 million plus offers as South Melbourne abode passed in

A weatherboard 1885 Paddington terrace, with possibly the last of the backyard dunnies, sold for $1 million when auctioned on the pre-Easter mega super Saturday.
Amid the record 1,111 Sydney offerings, it was the first time the terrace was up for sale for five decades last fetching 2550 pounds in 1963.
Sydney agents secured a commendable 78% success rate based on the initial 744 results, the weakest result since late December, and one which will be lower once updated with the remaining 360 results. There was a $1.12 million house median and a $700,000 apartment median, securing some $555 million in sales at weekend auction, according to Australian Property Monitors.
Significantly the prior weekend's revised clearance rate was 73%, down from the initial 80% tally, confirming the slight deterioration in the sellers' market that had been accompanied by a record breaking 10 weeks of initial 80% plus clearance rates.
Meanwhile Melbourne agents secured a healthy 72%, according to Australian Property Monitors, with the REIV tabulating it as 70%.
Listing agents Susie Peica and Dean Jarman of Ray White Paddington gave $1 million price expectations for 54 Underwood Street, Paddington on its initial<a href="https://www.raywhite.com/nsw/paddington/1109943/" target="_blank"> listing</a>.
The agents adjusted it to $950,000 plus after a bit of buyer feedback.
The auctioneer Adrian Brookman accepted a $950,000 opening bid, with three of the four registered buyers, putting in bids before the $1 million knockdown price.
According to RP Data, the median house price for <a href="/news">Paddington</a> sits at a record $1.52 million.
It is a weatherboard terrace on an 185 square metre holding, reflecting $5400 a square metre sale price.
That's quite some discount to the typical price per square metre in the prestigious inner east suburb.
An Australian Property Monitors analysis of 2013 sales data, commissioned by Fairfax Media, has revealed Paddington a narrow second to Point Piper when its comes to just how many square metres buyers get for $1 million in Sydney’s million-dollar suburbs. 
In Point Piper APM estimated $1 million gets buyers 79.8 square metres. It's typically 81 square metres in Paddington.
The survey of Sydney’s most expensive suburbs by median price per square metre highlighted the importance of prestige and city proximity in the pricey world of often postage stamp sized property.
Darlinghurst was in third place with a $1 million getting 81.2 square metres, followed by Surry Hills at 85.6 square metres.

The $1 million Paddo terrace with backyard dunny was among the estimated $1.1 billion in property available for purchase this weekend across Sydney. 
The record offering of 1,111 auctions across Sydney had 250 units and 850 houses for scheduled Sydney auction.
The Saturday before Easter weekend is traditionally a big weekend for auctions, ahead of the quieter winter hibernation.
This year carried the spring 2013 momentum, and the later Easter on the calendar allowed the chance for more vendors to join the listings rush.
Australian Property Monitors research assistant Neil Tan advised that this weekend's 1,107 Sydney offerings was some 196% higher than the same weekend last year. 
The last Sydney record auction bonanza was the 990 offerings on 14 December in the lead up to Christmas 2013 when $584 million in sales came based on a $900,000 median house price and a $605,000 median unit price. The December 14 revised success rate was 71% with the December 21 last-minute run securing a 68% clearance rate.
There was another bumper $584 million in sales secured on the 22 February weekend based on a $1.08 million house median and a $720,000 unit median sale price, with a revised 81.7% success rate.
The initial Saturday night figures from APM have been running at 80% for 10 consecutive weeks, but increasingly revised down to around 75% after final results have been tallied. Last weekend's 73% revised result suggests the record run is finally waining under the extraordinary weight of huge auction listing numbers.
Cooley Auctions notched up a 76% success rate at 161 auctions across Sydney today.
Auction Services clearance rate for Saturday April 12 was 83% from its 58 auctions.

Steve Thomas has had a hand in two prior sales in the Windy Drop Down gated community where sales have ranged from $2.7 million to $6.7 million over the past four years.
Another non-cliff front designer property fetched $3.15 million two doors away in late 2012 when Thomas sold the 2007 built four bedroom house.
The couple have lived in the Molong Street home for the past three years since the built on a former tennis court block that cost $1.375 million in 2010.

Former Hawthorn president Jeff Kennett yesterday suggested the Hawks AFL team ought consider relocating to Launceston in Tasmania.
It came after ongoing reports that Hawthorn had been considering selling their Waverley Park complex and moving elsewhere.
Speaking with 3AW broadcaster Neil Mitchell, Jeff Kennett said it would be in the best interest of the club to pack up and move across Bass Strait given their existing links to the island state.
"I think that would be the cheapest and most exciting option. I'm not sure that the board would agree with me [but] when you think it through clearly it could be the opportunity of a lifetime."
“The Aurora Stadium is the best surface in Australia,” he said before adding his property insights.
“The (players) could rent out their houses here (Melbourne) and buy new properties in Launceston, so financially they would do well."

Not so cheap Launceston actually - potential homes for the AFL Hawks if they fly the Waverley eyrie

Thoroughbred horse enthusiasts, who missed out on buying their preferred pony at this week’s Inglis Easter Yearling Sale, could invest in a stud farm instead.

<li>Tyreel Stud, a magnificent thoroughbred complex at Agnes Banks, traded for $5.85 million in February through Jamie Inglis of Inglis Rural Property. </li>

When it comes to thoroughbreds, I’m a traditionalist with a soft spot for the Upper Hunter which has developed into a mature and internationally acclaimed thoroughbred breeding region, since I first visited Bhima during the early 1970s when Vivian Bath stood the stallion, Biscay – sire of Bletchingly whose progeny include Kingston Town (named Australia’s champion racehorse in 1980), Emancipation and Canny Lad who sired the celebrated broodmare, Shantha’s Choice, dam of leading sires Redoute's Choice and Manhattan Rain.
Apart from its suitability for thoroughbreds, Bhima’s history appeals to me. Giddyup: Thoroughbred stud farm sales and listings in the equine world

There was a shock 53% auction clearance rate when 34 eastern suburbs listings were put under the hammer on April 7.
Some eight offerings had sold prior, with another 10 sold on the night through Cooley Auctions.
But nine properties were passed in with prices between $740,000 and $5.2 million. There were also seven official withdrawals, although Property Observer is aware of two other 7 April auction marketed properties that did not make it to the auction list given their postponement.
Their inclusion in the tally takes the success rate to 50 percent, well below the 75 percent plus norm headlined for the past 10 weekends.
Either the 53 percent or 50 percent are the weakest known results for many months given the winning streak that began in early 2013.
The sales ranged from $446,000 to $8.1 million.
The top sale was well above the $5.75 million reserve on the commercial-residential offering at 140 Curlewis Street Bondi Beach (pictured above) through the Laing agents at Raine &amp; Horne Bondi Junction. It was a modern two to three storey building featuring one shop, nine car spaces and four one-bedroom, two two-bedroom and one three-bedroom units all with balconies and internal laundries. Buyers were advised the gross annual rent was around $275,000, reflecting a 3.4 percent yield. The shop has been the Tan Temple.
Property Observer has sensed the slight turn in market sentiment. And of course it is a highly segmented marketed with pockets of strengths and weaknesses, but the results suggest some vendors have got too greedy, some buyers are getting understandably cautious at not overpaying, and some estate agents have got a bit slack at doing their job of knocking heads together.

Sydney's eastern suburbs' shock 53% auction clearance rate suggests market shift

Having reputedly bought in Brighton, the St Kilda champion Nick Riewoldt has listed in South Melbourne.
The property is listed for weekend auction through Marshall White agent Michael Paproth who expects more than $1.6 million, according to the local paper.
It cost around $1.2 million in 2009.
Marketed as a substantial contemporary residence, there is downstairs bedroom with en suite, that would work as a home office.
There are three further bedrooms on the first floor including the main bedroom featuring balcony, retreat zone and double shower en suite. 
The top floor living/dining areas has polished floors that flow to a balcony with city views.

It's among tomorrow's 1,261 offerings in Melbourne with an $870 million worth of stock, including around $640 million in houses set to be offered under the hammer and $230 million worth of apartments.
Australian Property Monitors research assistant Neil Tan has advised that this weekend's offerings is some 142% higher than the same weekend last year. 
Melbourne's 1,261 auctions this Saturday will be its fourth weekend above 1,000 this year.
This weekend there are about 450 units and 810 houses for scheduled Melbourne auction.
Melbourne's median last weekend for house prices was $790,000 and the median unit price was $510,000.
That's much higher than the typical $568,000 Melbourne median for houses and the median for typical $420,000 Melbourne units.

Chef George Calombaris sells Fitzroy North pad as he upgrades Toorak mansions

Property entrepreneur Jono Deague and his wife, photographer Ella are preparing to leave their contemporary South Yarra residence of seven years. 
The couple undertook a major renovation on the Millswyn Street property when they moved into the Botantic Gardens precinct. 
The four bedroom home became a three bedroom, opening up more space throughout the residence which was built on the 415 square metre block which cost around $3 million in late 2006.
It comes with a spa, pool, cellar, gymnasium, and four car underground garage.

It came with a $9.5 million asking price.
The five bedroom Victorian era house on its 7,879 square metre holding had been owned for two decades since bought for around $1 million by David Calvert-Jones, son of Janet, and his wife, Karina. They had regularly lived in Los Angeles from around 2005 given his role as chief executive of Helinet Aviation Services. The company has worked on many blockbuster films, with helicopters outfitted as camera platforms, including Transformers.
Known in Melbourne for his Portsea polo pursuit, CJ, as David Calvert-Jones prefers to be addressed, now races laps around the famed street course as a race car driver in the American Le Mans series starting his rookie season in the GT Challenge (GTC) class.

Within a few minutes' walk, residents can access Kew Junction, one of Melbourne's most established village centres. AURA elevates amenity living at Melbourne Square

Builder-developer Scion is the latest to target Sydney's booming Hills Showground Metro precinct, filing plans for more than 100 apartments within walking distance of the station.

Scion has lodged a concurrent rezoning and State Significant Development Application for <a href="https://www.apartments.com.au/new-apartments/27-33-middleton-avenue-castle-hill-nsw-2154">27–33 Middleton Avenue</a>, where it plans to replace four existing homes with an 11 and 14-storey mixed-use development comprising 109 apartments, six affordable housing dwellings, and a ground-floor café.

Designed by BHK Architects, the proposal includes three levels of basement parking with 174 spaces, more than 1,200 sqm of communal open space, and extensive landscaping across the 3,791 sqm site.

The development has been designed as two buildings connected by a recessed wintergarden spine, with the 14-storey building positioned to the south and the 11-storey building to the north.

The apartment mix has been weighted towards owner-occupiers, with 13 one-bedroom apartments, 55 two-bedroom residences, 31 three-bedroom apartments, six three-bedroom lofts, and four four-bedroom homes. Six apartments will be dedicated as affordable housing in line with the NSW Housing SEPP.

According to the Architectural Design Report by BKH, the proposal seeks to create "a place-responsive architecture" inspired by the natural landscape surrounding Cattai Creek, while strengthening the public domain through landscaping, active frontages and a neighbourhood café.

Atlas Urban, in its Urban Design Report, says the proposal takes a different approach to increasing density around Hills Showground Station by favouring a more slender, vertically articulated built form over a conventional mid-rise outcome. The report argues this allows for greater deep soil planting, improved solar access and a better public domain outcome, while still delivering additional housing close to rapid public transport.

The site sits around 500 metres from Hills Showground Metro Station, within a precinct earmarked for significant residential intensification following the opening of the Sydney Metro Northwest line. Planning documents accompanying the application note that Greater Sydney's population has grown by more than one million people since planning for the precinct first began, reinforcing the need to accelerate housing delivery around existing transport infrastructure.

Scion is expanding its development pipeline which also includes <a href="https://www.apartments.com.au/new-apartments/chatham-west-ryde-2-6-chatham-road-west-ryde-nsw-2114">Chatham in West Ryde</a>, 62 apartments which are approaching completion. They also have a State Significant Development Application with the NSW Government's Housing Delivery Authority for <a href="https://www.apartments.com.au/new-apartments/96-anzac-avenue-west-ryde-nsw-2114">145 apartments on Anzac Avenue</a>, also in West Ryde.
