Eight vacant waterfront building blocks at Paynesville were sold at weekend mortgagee auction.
Under instructions from Gippsland Secured Investments Ltd, <a href="https://www.castran.com.au/index.cfm?pagecall=property&amp;propertyID=2618010" target="_blank">the Driftwood Close properties</a> (pictured above) sold through John Castran at John H Castran. Three sold at undisclosed pre-auction prices, with the five under the hammer selling for between $230,000 and $308,000.  
There was an earlier mortgagee auction in January in the holiday town which attracted strong interest from Melbourne buyers which was tipped to spark a local building boom.
The holdings, about three hours drive from Melbourne, were part of Riviera Properties, which was placed in voluntary administration in September last year after principal lender Gippsland Secured Investments collapsed.
GSI had about $150 million under management and 3,500 investors, many of them from the eastern Victorian locality.   
There was a $517,500 sale at Rye when 57 Bimbiang Crescent sold through Craig Evans at Hockingstuart Blairgowrie. It previously traded at $580,000 in 2010 with the property recently been connected to the sewerage system.
Set a short walk to the Tyrone foreshore safe sandy beach, the elevated three bedroom, two storey beach house was on a 1,169 square metre block.

At Ocean Grove a three bedroom house on an 816 square metre Epworth Street block fetched $515,000 through RT Edgar. It had last sold about three decades ago for around $40,000.
There was a $3.5 million vendor bid when the landmark Point Lonsdale cottage, Samarai went to weekend Easter auction.
The Ramsay family's Edwardian home (pictured below) is set on 1,100 square metres, last sold in the mid-1980s when bought from the Wortley's for around $240,000. 
It's been offered <a href="https://www.realestateview.com.au/Real-Estate/149-point-lonsdale-road-point-lonsdale/Property-Details-buy-residential-6827429" target="_blank">through Damian Cayzer at Kerleys Coastal Real Estate</a> who expected $3.5 million plus for the 149 Point Lonsdale Road offering with easterly view.

The 60 Frimmell Way, Portsea offering - marketed as an affordable charming cottage style offering through Little Residential - was passed in at $725,000.
Looking like a mountain hut, <a href="https://www.realestateview.com.au/Real-Estate/31-seaview-street-blairgowrie/Property-Details-sold-residential-6820083" target="_blank">31 Seaview Street, Blairgowrie</a> (pictured below) fetched $502,500 through Hockingstuart Blairgowrie agent Michael Christodoulou. The four-bedroom timber home is spread over three levels on its 766 square metre block.

Paynesville leads Victorian Easter weekend coastal auctions with eight sales

Cronulla Sharks coach Shane Flanagan has listed his longtime Bangor home having spent $2.3 million on a contemporary five-bedroom house in Caringbah South.
It has been listed for 30 April auction <a href="https://raywhitemenai.com.au/nsw/bangor/1122210/" target="_blank">through Ray White Menai agent Matt Debreczen</a> who expects about $1 million.
The two level 1980s built house was bought for $330,000 in 1994 with wife, Cathie.

Flanagan took over the lead coaching role from Ricky Stuart, who after quitting the Parramatta Eels is now with the Canberra Raiders.
The former plumber, Flanagan, a Sutherland Shire resident for the past 29 years, had been Stuart's right-hand man for six years previously at the Roosters and the Sharks.

Locals have concluded it is a two-level luxury house on a quiet section of the Nerang River on the Isle of Capri.

He is believed to be paying $20,000 a week in rent for the sprawling mansion with living space totalling 1,630 square metres with 705 square metres of outdoor living areas.

Thousands of Queenslanders are working on Hollywood’s latest blockbuster, San Andreas.
 
Arts Minister Ian Walker, suggested San Andreas was employing more than 3,000 local crew and actors during the course of production.

Dwayne 'The Rock' Johnson takes up Gold Coast residence in $15 million offering

Land which was part of bushranger Ned Kelly's family farm has been listed for sale in Avenel, north-east of Melbourne.
Paul Bongiorno, of Mansfield Real Estate, is selling three blocks of land.
<a href="https://www.realestate.com.au/property-residential+land-vic-avenel-200850143" target="_blank">They were part of a 40 acre dairy farm rented by the Kellys from 1864 to 1867</a> at £14 a year to the landlady Elisabeth Mutton.
Each of the three 2.02-hectare blocks - located at Lot 2, Lot 3 and Lot 4 Hovell Street - is listed with a $225,000 asking price.

Town water and power is available on sites at the corner of Ewings Road.
Ned was born at his father's farm on the southern slopes of Mount Fraser at Beveridge before going to Avenel.

One of the strongest links with the Kelly clan is the Avenel pub, near Hughes Creek where the 11-year-old Ned jumped into a deep waterhole to save the life of young Richard Shelton.
Ned's father, John (Red) Kelly, is buried in Avenel cemetery after he was killed by an alcohol  at the age of 46, leaving his wife, Ellen with seven children under 13. His death, in December 1866, meant his widow then moved to Greta to be closer to her family. She married a second time and lived at Greta until when aged over ninety years she died at Wangaratta Hospital in 1923. 
"The deeds of the Kelly gang when they were outlawed in 1878, naturally caused great excitement at Avenel, especially among their old schoolmates and friends of the family.
"No one would hear a word against them, considered that the Kelly’s boys were victims of circumstances which drove them to desperate deeds," <a href="https://maps.bonzle.com/c/a?a=p&amp;p=176&amp;d=stories&amp;story=1967555288" target="_blank">one amateur historian noted</a>.
The former mayor of the Shire of Strathbogie, Robin Steers formerly owned 60 hectares with some of the land near Jessop's Bridge on the town boundary which was where the Kelly house used to stand.
William Henry Mutton and his wife, Elisabeth, were immigrants, who had arrived at Melbourne, in the ship, Lady Loch in 1846 from Cornwall. He was 24 when he arrived in Avenel with his bride Elizabeth Locke, of the Jersey Islands, who was of French descent.
They had initially settled in Seymour, soon after their arrival in the colony, but had suffered losses in disastrous floods, deciding to move further north along the Old Sydney Road to Hughes Creek, on the Avenel  Run, where the government was offering Crown land for sale in 1849.
Mutton also opened a blacksmith’s shop, the first business in the township, and later opened a general store.

Manly-Warringah fullback Brett Stewart has listed his Balgowlah house with hopes of $1.35 million-plus.
The four-bedroom townhouse, with water glimpses, comes with a pool. It cost $1.33 million in late 2011.
It is scheduled for 4 May auction through Anthony Calacoci of Belle Property Manly.
<a href="https://www.belleproperty.com/12P4661" target="_blank">The three storey Nield Avenue townhouse duplex</a> was built five years ago.
The News Ltd local paper, The Manly Daily reported it was a move that would prompt further speculation surrounding his future at the Sea Eagles.
However, Stewart said the sale was about downsizing, as he was tired of cleaning and maintaining such a big home.
He said he would be remaining in Balgowlah.

Renowned Musk Farm has been listed for sale by May 31 onsite auction through the Pat Rice &amp; Hawkins agency.
Selling agent Matt Childs anticipates the Musk Farm cottage on 1.2 hectares will <a href="https://www.realestateview.com.au/Real-Estate/11-school-road-musk/Property-Details-buy-residential-7025401" target="_blank">fetch $1 million plus</a>.
A 30 hectare farm lot in the acclaimed Daylesford, central Victoria district is also expected to fetch $550,000 plus.
Interior designer Stuart Rattle and cattle farmer Michael O'Neill, partners for 16 years, paid $93,000 in 1998 with a $76,000 mortgage, for what was to become their expanded renovated Musk Farm masterpiece.
The 32 hectare property started as a derelict garden overun with blackberries. 
But taking their inspiration from the English Arts and Crafts movement of Edwin Lutyens and Gertrude Jekyll, the couple set about its restoration starting with the planting of hydrangeas outside the 1880s old school house.
It would end with the garden divided into 14 distinct garden rooms, joined by interconnecting walkways, and separated by large clipped hedges, English Box (Buxus sempervirens) and viburnum (Viburnum spp) and Ligustrum vulgare (Privet). It shone even in winter.

Title Tattle gleans Stuart Rattle had been reluctant to buy the property when he and good mate, Paul Bangay undertook their first inspection drive-by.
It looked like a municipal park with too much asphalt, but returning at twlight Rattle sensed the opportunity and he was always of the later opinion that the home was best in late afternoons. 
It was a compact cottage after installing lower ceilings and its paintwork created the rich, moody and broody feel that he had once seen at florist Kevin O'Neill's Mount Macedon retreat.  
The English kitchen comes with oak cabinetry made by craftsman Kim Moir.
The cottage had the potential of the nearby pastures acquired for Michael O'Neill's passion, a herd of British White cattle he set about to save when the once common breed shrunk to only 400 breeding cows in Australia.
With their white coats, black noses and long black eyelashes, the cows stood out on the green hill that dominates the expanding holding, which was bought in 2003. The beef was sold to top restaurants, such as the Lake House in Daylesford, and through farmers' markets. Michael came from a long line of vets in Ireland's County Cork. The farm lot comes with pine plantation, a character filled barn, hay shed, cattle yards, chicken coop, small orchid and a terraced vegetable garden. 
Visitors were very welcome at Musk's regular garden open days. Title Tattle recalls Pixie Skase was a devotee. There was the reminder of her in the pair of Hermes ashtrays with Islamic motifs. Susan Bittar, the Arthur Anderson accountant, had Rattle decorate her Georgian home among the many commissions by Melbourne's prominent families.
But before the hydrangeas were at their peak last year, Stuart Rattle was found dead in his burnt-out two storey Malvern Road, South Yarra apartment on December 9, 2013.
It was in his abode at the back of his shop, an infill concrete box with mansard roof which Nerida Piggin once described as a soothing spacious retreat. It had been built by his builder father, Ken with intricate coffered ceiling. Rattle often said he was following in the footsteps of other designers, like Nancy Lancaster from Colefax and Fowler and Coco Chanel who also lived above their shops.  
Within four days police charged his partner, Michael O'Neill, with his murder after a suspicious fire, alleging that he killed him through asphyxiation five days prior at the city apartment.
O'Neill remains remanded in custody due to return to court on June 5 for a committal mention hearing.
Stuart Rattle, who grew up on a farm at Wakool, saw himself as one of Australia’s leading interior designers, the sole designer within his company supported by skilled artisans who transformed inspiration into reality.
But he maintained he was not there to impart his own style – "my focus is always to bring out my clients."
"A home should represent who lives there," he believed. And at Musk the whole house certainly evolved around the Aga stove.
"Interiors are above all sophisticated and highly attuned to each client’s lifestyle and personality."
But for Rattle scale, proportion and elegance transcended the current trends as he endeavoured to construct timeless spaces with an emphasis on comfort and restraint. In July 2012, a custom-designed furniture range was launched by Rattle in collaboration with Mortice &amp; Tenon.
Before his death he'd just finished refurbishing the drawing room at Musk Farm, after the ornate plaster ceiling arrived in four large panels. Then there was the Watts of Westminister birds wallpaper. The antique fire mantel was sourced in London. The Mulberry Floral Bouquet fabric on the sofa and some antique Persian blanket cushions. Brunschwig &amp; Fils 'Argonne Lampas' fabric on the Gainsborough Chair.

In May last year the Governor of Victoria, Alex Chernov, and Mrs Chernov, on an official visit to Hepburn Shire, popped in to see the farm. (pictured below) Only last November the late interior designer and his partner proudly opened Musk Farm to the public to raise money for further restoration of Wombat Hill Botanic Gardens in nearby Daylesford. Stuart had been a very active supporter of the Botanic Gardens, repairing and restoring its rustic cascade, the Victorian Fernery and its irrigation works.

But within three weeks he was dead. His partner Michael O'Neill awaiting trial for his alleged murder. Their assets were subsequently frozen, by Supreme Court of Victoria order, and only able to be sold with the court's approval. Katrina Lewin, one of Rattle's sisters, has been appointed interim administrator of his estimated $4.2 million estate.

  School Road at Musk has just the six properties. All up Musk has around 130 properties, once described by The Age as a sleepy blip on the map.
Barcaldine House, at 238 Dairy Flat Road with 15 hectares and a 60-square-metre homestead, was perhaps the most known given its cellar door operations. 
The hamlet's last celebrity sale was in 2006 when the television personality and interior designer Tonia Todman sold the four hectare farm which she bought in 1998 to use as a weekender with partner Michael Dowding. They refurbished in a style that Todman described as "French provincial meets New Hampton via Daylesford". 
Todman's four-bedroom house with Castlemaine stone fireplace was surrounded by a stone-fruit orchard and a small olive grove plus nut trees, a vegetable garden and plantings of herbs, roses, lavender and bulbs on soil classed as chemical-free. The Todman property at 90 Currys Road was listed with Morley Real Estate who were quoting $730,000-plus, and secured $660,000.

Musk Farm, the Stuart Rattle, Michael O'Neill garden estate listed for auction

The Potts Point Georgian villa Rockwall House has sold for an undisclosed $10 million plus, the suburb's third-highest house price.
The 1830s-era house was designed by architect John Verge for the surveyor John Busby. Title Tattle understands it fetched $11 million.
The property developer Mirvac, who built the adjacent Rockwall apartment complex, had its restoration overseen by heritage architect Howard Tanner.
The heritage-listed villa last traded in 1999 when bought it for $2 million.
Relisted last December <a href="https://www.blacketglasgow.com.au/property/Potts%20Point/Rockwall/listing" target="_blank">through Peter Blacket of Blacket &amp; Glasgow</a>, it was offloaded by antique enthusiast Lilian Barclay-Rollason, the partner of solicitor John Rollason, who first sought to secure its sale in 2011 with $13 million hopes.
The couple married at the house on April 26 in 2008, though the title remained in her name only.
John Cameron Rollason was for a number of years a partner at Gadens and then a contractor consultant to Lane &amp; Lane from 1996.
The contents are listed for forthcoming auction through Mossgreen Auctions. 
The suburb record was set when the horse breeder Tony Peterson sold the 1870s residence Jenner House on Macleay Street (pictured below) for $15 million in 2009 to car dealer Terry Mullens. <a href="/news/jenner-house-potts-point-record-setting-trophy-home-listing">Jenner was a briefly listed last May</a> but then withdrawn from sale.

Last year <a href="/news/nsw/bomera-the-potts-point-italianate-sandstone-beauty-sells">Bomera on the lower end of Wylde Street</a> fetched $12.5 million after it was restored by Jorge and Monica Fernandez who'd bought it from the Department of Defence.
<a href="/news/nsw/sandstone-potts-point-1858-italianate-trophy-mansion-bomera-relisted">Bomera</a> (pictured below), initially listed with $25 million hopes, was bought by Leanne Catelan, a daughter of late property date entrepreneur Ray Catelan.

Freestanding villas in Potts Point are few and far between with the next most expensive residential offerings being terraces along Challis Avenue, with retail/commercial potential, with two sales at over $5 million.
Rockwall, the 1830s Regency-style house was designed for John Busby, of Busby's Bore fame, the Scottish engineer tasked with finding a supply of fresh water for the city, after the Tank Stream became too polluted.
Busby was among the favoured few who received a Woolloomooloo Hill land grant from Governor Darling in 1828.
These private residences were required to meet Darling's imposing villa vision.
Title Tattle reckons only five of the first 17 villas still stand, including two other restored Verge designs, Elizabeth Bay House and Tusculum.
After Busby found himself in financial trouble, Verge amended the plans in 1835 for Belltrees grazier Hamilton Sempill.
But Sempill, too, hit difficulties during the 1840s and quit the colony for Scotland.
The four-bedroom, four-bathroom villa, featured in an 1840 watercolour in the State Library of NSW.
The three-level Rockwall Crescent residence, which was heritage listed in 1979, was in a neglected state for decades when part of the idle Chevron development site.
It received a $1.7 million 1990s Howard Tanner restoration when developer Mirvac built the adjoining Rockwall apartment block.
It now sits on 1,349 square metres, down from 3.2 hectares.

Regency-style Rockwall House, Potts Point finally sells

Throsby Park, one of Australia's most significant homesteads, has finally become available for long-term leasehold in the NSW Southern Highlands.
It is a 74 hectare Sutton Forest estate, just one kilometres east of Moss Vale, <a href="https://www.kenjacobs.com.au/1511374/" target="_blank">with </a><a href="https://www.kenjacobs.com.au/1511374/" target="_blank">colonial Georgian homestead, the 183</a><a href="https://www.kenjacobs.com.au/1511374/" target="_blank">4 Throsby Park</a>.
The 27 room house comes with beautiful Australian red cedar joinery, polished hardwood floors along with the charming entry with fluted pilasters. 
Its large bay windows frame country views.  Conceived as a cottage orné or picturesque verandahed bungalow, it was probably to the design of colonial architect, Mortimer Lewis.  
The estate comes with other historic buildings including stables, piggery, mill, barn, chapel and tennis pavilion. 
Throsby Park House has undergone a sympathetic restoration including reinforcing the roof, underpinning, repairs and rewiring.
It is best known for its riding school which was established in 1934 and run by Del Throsby for many decades until her death in 2006. There were five generations of Throsby's living there through the years.
Undoubtedly one of Australia's oldest and most picturesque country mansions, Throsby Park was built on 1,000 hectares of land granted to Dr Charles Throsby by governor Lachlan Macquarie in 1819, reputedly the earliest land grant outside the County of Cumberland. Throsby had no children and lived in a weatherboard cottage on the holding. The current homestead was built by his nephew, Charles (1798-1854) whose wife, Elizabeth Broughton resulted in 17 children and many descendants.
Throsby Park homestead was also leased to notable tenants, establishing the Southern Highlands as a prestigious holiday destination. In 1868 the Earl of Belmore, and Governor of NSW (1868-72) took it as a summer retreat for his wife, Lady Belmore who found the Sydney summers oppressive. In 1872 the homestead was leased to Frederick Barker, Archbishop of Sydney and then the Fairfax publishing family in 1891.
The property was the subject of an 1836 painting by distinguished 19th century artist Conrad Martens which was picked up by the philanthropic Caroline Simpson Library &amp; Research Collection.

Of course the Southern Highlands has always been closely associated with the English landscape. It was Governor Lachlan Macquarie who noted in 1820 that the Throsby Park district was particularly beautiful and rich, "resembling a fine extensive pleasure ground in England".
The long mooted leasehold offering will involved a requirement for continued restoration work implementing a 100 plus page conservation manual compliance.
The Historic Houses Trust has engaged agents, Ken Jacobs and Darren Curtis at Christies International on the 40 year leasehold offering. Apparently the costs of upkeep were steadily growing, so continuing as a house museum, was no longer an viable option.
The Historic Houses Trust became the owner of Throsby Park in 2010, after it was transferred from the National Parks and Wildlife Service, which owned the site since 1975. It is a true trophy home listing.

Back in 2008 <a href="https://www.kenjacobs.com.au/71479/" target="_blank">Glenfield, the Georgian colonial residence at Casula </a>deemed to be the most important Sydney metropolitan house surviving from the Macquarie era, was put up for lease by the Historic Houses Trust.
Dr Charles Throsby, the naval surgeon on the Coromandel, magistrate member of the Legislative Council and explorer, had built the house in 1817, naming it after his birthplace near Leicester in England.
On his death in 1828, the convict-built residence was left to his nephew Charles Throsby, who was responsible for building the 1834 Throsby Park residence in the Southern Highlands.

Glenfield remained in the family until the 1920s, when it was sold to the Leacock family.
The restored 14-room residence with lawn tennis court, orchard, privy, two-storey stables and a former dairy, is on 1.3 hectares on Leacock Lane.
It was something of a miracle that it survived at all, given the long vacant house was under threat from damage, vandalism, theft and termites.
At a cost of about $1.8 million, it has been restored on a reduced holding since being bought in 2002 for $1.8 million from the Leacocks when it was on 5.5 hectares. It's location hampered the offering's worthy pedigree.
Despite it's initial 2008 offering with a variable long-term lease basis with a single up-front payment, it took many years before its actual sale because of understandable buyer hesitation towards leasehold heritage.
It finally sold as freehold for $1.225 million last year to the French family.

Historic vice regal Throsby Park offered by NSW Historic Houses Trust as Southern Highlands leasehold

There are just the handful of Easter weekend metropolitan auctions across Melbourne this weekend.
Most of the auction activity is on the coastline, with a few special offerings topped by one in Point Lonsdale.
It's the auction of the landmark Point Lonsdale cottage, Samarai (pictured above), one of the most charming beachfront reserve property’s along the Victorian Coast.
Imagine all the sea changers who love the 1998 ABC series who will be wanting to snap it up.
The Ramsay family's Edwardian home is set on 1,100 square metres, last sold in the mid-1980s when bought from the Wortley's for around $240,000. 
It's been offered <a href="https://www.realestateview.com.au/Real-Estate/149-point-lonsdale-road-point-lonsdale/Property-Details-buy-residential-6827429" target="_blank">through Damian Cayzer at Kerleys Coastal Real Estate</a> who could easily expect $3.5 million plus.
Other Victorian coastline offerings include 60 Frimmell Way, Portsea marketed as an affordable charming cottage style offering through Little Residential.
But not that much on offer in the typical Easter auction hotspot of the Mornington Peninsula.

Paynesville is the busiest locality with John H Castran having some eight listings. They are mortgagee auctions, under instructions from Gippsland Secured Investments Ltd, receivers and managers appointed. Lot 6 Driftwood Close Paynesville is 346 square metres and includes a boat house.

Neil Tan, research assistant at Australian Property Monitors says there are around 40 auction offerings across Sydney, plus Property Observer is aware of numerous coastal offerings in NSW including Terrigal and Yamba.
There are three auctions scheduled for Yamba including 40 Yamba Street Yamba, billed as a building site totalling 499 square metres with a R3- Medium Density Residential zoning.
The current two bedroom residence, while basic, is quite liveable.
"We’re thinking around the $500’s," the marketing by Yamba Iluka agent Warren Tucker suggested.

Samarai, Point Lonsdale tops limited coastal Easter auctions

Converting a church to a residence allows for enormous creative flair within a hallowed space ripe for residential resurrection - especially if it retains original ecclesiastical features including high vaulted ceilings, stained glass windows and timber arches. But they might need smart heating strategies.

One such property is the Bible Christian Church at 278 Gore Street, Fitzroy in Melbourne. The handsome circa 1860 building was sold for $3 million last October by Sydney shopping centre heiress, Betty Saunders-Klimenko, through Nelson Alexander Real Estate. 
Bought by the Matear family, it is constructed of bluestone with tall brick-embellished Georgian windows and a wide Greek-Revival style façade added in 1911.
With vast living spaces and soaring ceilings, it has a splendidly proportioned dining area with a faded painted banner, proclaiming “Holiness Becomes Thy House”, which testifies to the building’s provenance.
Converted 10 years ago into a three-bedroom, two-bathroom house with a six-car garage, the converted Fitzroy church was sold at a loss by Saunders-Klimenko who purchased the property for $3.41 million in June 2012. It previously traded at $684,000 in 2001, and at $15,500 in 1976. Earlier this month News Ltd papers reported Betty Saunders-Klimenko she was forced to take out a personal bank loan, of about $10 million, after spending a staggering $40 million on the motor racing team that had made her one of Australia’s most popular female sporting figures.

Churches converted to residences can look wonderful from the outside, but I really don’t think the interiors work well, especially if everything is put within the existing space. An extension is typically required. For someone like me who’s fond of standing on a soapbox, I especially find the adaptive reuse of the pulpit to be a problem. 
Therefore, of the churches listed above, I’d choose the converted church in Kangaroo Valley (below) where the pulpit is cleverly merged with the kitchen island joinery, so I could stand at the bench and preach to my dinner guests.

For me, it’s the historic St Andrews Church at Talbot in the heart of the Victorian Goldfields, and close to the Pyrenees wine district. Not only do I think it would be a terrific weekender, but also I rather fancy the regular jaunts to Redbank Winery at Avoca to stock up on award winning Sally’s Paddock wines.
While stripped of its altar and pews, St Andrews (pictured below) is a converted church with tremendous character and beautiful original features including its windows and timber lined ceiling.  The overhead gas heating for winter warmth also is a winner.

Abadeen, PERIFA, top out Putney Wharf harbourfront precinct

Kew has long been regarded as one of Melbourne's premier residential suburbs. It's a location defined by its grand period homes, leafy streets and some of the city's most prestigious schools, yet it has often sat just outside the spotlight cast on neighbouring Hawthorn and Camberwell.

Increasingly, however, buyers are recognising that Kew offers much of what draws people to those suburbs, with a quieter residential setting, exceptional amenity and long-term owner-occupier appeal.

Within a few minutes' walk, residents can access Kew Junction, one of Melbourne's most established village centres. Cafés, bakeries, restaurants, supermarkets, boutique retailers and everyday services are all on the doorstep, with local favourites including Centonove, Adeney Milk Bar Cafe, and Frank &amp; Harri creating the type of walkable lifestyle that has become increasingly difficult to find in Melbourne's inner east. AURA elevates amenity living at Melbourne Square

Builder-developer Scion is the latest to target Sydney's booming Hills Showground Metro precinct, filing plans for more than 100 apartments within walking distance of the station.

Scion has lodged a concurrent rezoning and State Significant Development Application for <a href="https://www.apartments.com.au/new-apartments/27-33-middleton-avenue-castle-hill-nsw-2154">27–33 Middleton Avenue</a>, where it plans to replace four existing homes with an 11 and 14-storey mixed-use development comprising 109 apartments, six affordable housing dwellings, and a ground-floor café.

Designed by BHK Architects, the proposal includes three levels of basement parking with 174 spaces, more than 1,200 sqm of communal open space, and extensive landscaping across the 3,791 sqm site.

The development has been designed as two buildings connected by a recessed wintergarden spine, with the 14-storey building positioned to the south and the 11-storey building to the north.

The apartment mix has been weighted towards owner-occupiers, with 13 one-bedroom apartments, 55 two-bedroom residences, 31 three-bedroom apartments, six three-bedroom lofts, and four four-bedroom homes. Six apartments will be dedicated as affordable housing in line with the NSW Housing SEPP.

According to the Architectural Design Report by BKH, the proposal seeks to create "a place-responsive architecture" inspired by the natural landscape surrounding Cattai Creek, while strengthening the public domain through landscaping, active frontages and a neighbourhood café.

Atlas Urban, in its Urban Design Report, says the proposal takes a different approach to increasing density around Hills Showground Station by favouring a more slender, vertically articulated built form over a conventional mid-rise outcome. The report argues this allows for greater deep soil planting, improved solar access and a better public domain outcome, while still delivering additional housing close to rapid public transport.

The site sits around 500 metres from Hills Showground Metro Station, within a precinct earmarked for significant residential intensification following the opening of the Sydney Metro Northwest line. Planning documents accompanying the application note that Greater Sydney's population has grown by more than one million people since planning for the precinct first began, reinforcing the need to accelerate housing delivery around existing transport infrastructure.

Scion is expanding its development pipeline which also includes <a href="https://www.apartments.com.au/new-apartments/chatham-west-ryde-2-6-chatham-road-west-ryde-nsw-2114">Chatham in West Ryde</a>, 62 apartments which are approaching completion. They also have a State Significant Development Application with the NSW Government's Housing Delivery Authority for <a href="https://www.apartments.com.au/new-apartments/96-anzac-avenue-west-ryde-nsw-2114">145 apartments on Anzac Avenue</a>, also in West Ryde.
