It was listed given their recent move to Queensland opening the Noosa Beach House Peter Kuruvita.
Kuruvita bought the Portman Street terrace for $715,000 in 2004, around the time he opened his Flying Fish restaurant.

Sydney’s early spring home auction market continues to strengthen recording a 83.9% initial clearance rate, the highest recorded since February. The revised APM weekend rate sat above 80% for the second weekend.
Some 621 properties were listed to go under the hammer on Saturday which was well ahead of the 570 auctioned the weekend before and the 565 auctioned over the same weekend a year ago.
"Sydney is set to host over 2,400 auctions this September which will be an all-time record for the month and considerably higher than last September when 2003 homes went under the hammer," APM's senior economist Dr Andrew Wilson said.

A former Brighton home of retired cricketer Shane Warne was passed in on a vendor bid of $5.1 million at weekend auction.
Brighton's most famous residents, Shane Warne and Simone Callahan called <a href="https://www.realestateview.com.au/Real-Estate/102-esplanade-brighton/Property-Details-buy-residential-7552982" target="_blank">102 The Esplanade</a> (pictured above) home four four years until sold for $2.61 million in 2000.
It last sold nine years ago for $3.85 million when bought by the current vendors.
Nick Johnstone Real Estate had the lavish five-bedroom house listed in conjunction with Buxton with $5 million plus hopes.
The highest priced notified Melbourne sale of the past week was $3,525,000 when <a href="https://www.realestateview.com.au/Real-Estate/1a-rose-street-brighton/Property-Details-buy-residential-7519400" target="_blank">1A Rose Street, Brighton</a> (pictured below), a bakery warehouse style offering, sold late last week through hockingstuart.

The REIV reported a clearance rate of 75% was recorded on the weekend compared to 73% last weekend and 78% this weekend last year.
There were 894 auctions reported to the REIV this weekend, with 104 passed in on a vendor bid, Enzo Raimondo, the REIV chief said.
The Warne's bought the home, which comes with ocean views, for $902,000 in 1996.
The Warne's bought from the Goldstein family and sold in 2000 to Morry Fraid when they moved to Middle Crescent, Brighton which was bought for about $3.5 million in 2000 and sold for about $8.75 million seven years later.
It is understood that both Shane and Simone still reside in Brighton.
In February this year Simone spent $2.6 million on her abode.

Coach Bob Dwyer sells Southern Highlands farm

Essendon AFL veteran Dustin Fletcher secured the $1,555,000 weekend auction sale of his long-time Moonee Ponds abode.
The modernised five-bedroom Victorian home on a 570 square metre block had initial $1.1 million plus price guidance ahead of the auction. This was increased from $1.2 million to $1.32 million guidance.
The realas website, which claims it can estimate prices to within five percent, fell short too having a $1.36 million prediction.
Melbourne recorded a 77.7% initial clearance rate on Saturday, the fourth consecutive weekend clearance rate above 77%, according to APM.
The Bent Street home had been listed through <a href="https://www.domain.com.au/property/for-sale/house/vic/moonee-ponds/?adid=2011393546" target="_blank">agents David Vaughan of Nelson Alexander</a>.
It has been home to Dustin and his wife, Suzann, since paying around $415,000 in 1998, five years after his schoolboy debut for the team.
The two-time premiership star has played 393 games, and is almost certain to become the third VFL-AFL player to reach 400 games when he plays on in 2015.

Bomber Dustin Fletcher secures $1,555,000 Moonee Ponds sale

The historic Victorian childhood home of Ned Kelly sold after weekend auction for $640,000.
It comes with bluestone heritage listed cottage on a 3.5 acre block of land with a second Federation-style home which was built in the back yard since its last sale in 1999 at around $95,000.
Andrew Bellino and Rocco Di Battista, <a href="https://raywhitecraigieburn.com.au/vic/beveridge/1184770/" target="_blank">at Ray White Craigieburn</a>, had the offering at 44 Kelly Street Beveridge.
Located 40 kms from Melbourne, it has long been on Ned Kelly historical trail on the way to Glenrowan.
He says the cottage remains in its original condition. 
The boyhood house of Ned Kelly was built by his father in 1859, four years after his birth. According to Heritage Victoria, his brothers, Jim and Dan, and sister, Kate, were probably born there.
The house was added to the Victorian Register of Historic Buildings in 1992 with its design unusual in Victoria showing the Irish heritage of its builder. 
Property Observer gathers the buyers were a family from nearby Craigieburn who might seek other parties to pay for its refurbishment.
The preservation of Kelly Cottage had been flagged by the National Trust of Victoria chief executive Martin Purslow who told AAP.
'It's not necessary for the National Trust to own these buildings to look after them."'

Bushranger Ned Kelly's Beveridge childhood home sold

A crumbling 1850s Victorian-era cottage in Balmain fetched $2.68 million at auction this morning. There were five bidders for the uninhabitable offering.
The much-publicised two-bedroom, 452-square metre offering at 3 James Lane, Balmain East boasts harbour views through the backyard jungle.
It last sold for $33,500 in 1973, according to research by Property Observer, when bought by the late noted gay lecturer Alexander (Lex) Watson. The price reflected 11% annual growth over the 41 years.

It sold today to a local family though <a href="https://www.belleproperty.com/41P0963" target="_blank">listing agent Lynsey Kemp, of Belle Property Balmain</a>.
Marketed as an exciting proposition, the 1854 house is positioned in a no-through lane with an expansive rear yard providing direct access to the waterfront via Thornton Park.
Bidding began at $1.8 million. There were 18 contracts issued before the onsite auction.

Balmain East's average house price is $2 million <a href="/news">according to RP Data</a>. The property was marketed as "an incredible location with water and harbour bridge views, large land size, potential to re-build."

Lex Watson was born in Perth in 1943, educated at Perth Modern School, and began an arts degree at the University of Western Australia, before transferring to the University of Sydney to complete his honours year in 1963. 
His early subjects included philosophy, which introduced him to the writings of Stuart Mill. 
Lex remained at the University of Sydney all his working life, tutoring and teaching Australian politics. 
He had a long involvement in the Pride History Group, Sydney’s gay and lesbian history group, and was president when he died in May this year. 
Another weekend Belle sale on the Balmain peninsula was when 10 Reynolds St, Balmain sold for $1,363,000. It was $113,000 over reserve, according to the auctioneer Rocky Bartolotto, from Auction Services. The bidding opened at $1,150,000 with four parties taking part in the bidding before an investor secured the property through Lynsey Kemp.

Uninhabitable crumbling 1850s Balmain East cottage secures $2.68 million price

The Balmoral harbourfront trophy home of the recruitment industry pioneer Geoff Morgan and his wife, Roslyn, has been sold.
Kicking off the 2014 spring season prestige sales yesterday for reputedly at around $16 million, it was a bullish price given the Mosman market place is only just emerging from its post global financial crisis slumber.
Although the prized 8 Burran Avenue mansion had actually been listed last September when it came with for $17 million plus private treaty hopes. The sale came as Mosman topped the weekend's most expensive auction sale in Sydney when $4,941,000 was paid on Glencarron Avenue, Mosman.
The Morgan house had been substantially renovated, while still retaining its 1930s Mediterranean-style. There are views of Grotto Point, Castle Rock Beach, Clontarf and the rest of the Middle Harbour beauty points along with national park headlands.The co-founder of recruitment giant Morgan &amp; Banks bought his north-facing, cliff-top, 1,100 square metre property in May 2004 for $5.25 million.
The five-bedroom, six bathroom house with a gym and pool was sold through <a href="https://www.mcgrath.com.au/buy/house-mosman-nsw-2088/237869/?searchID=42846204" target="_blank">McGrath agent Michael Coombs</a>.
The official price has not been revealed, although Property Observer is confident that $15 million plus was achieved. 
The suburb's highest sale this year has been $15.6 million when a Carrington Avenue waterfront sold to Brehn Nominees Pty. It had been initially listed in mid-2011.
There is no clue as to the latest buyer.
Mosman's record price was set in 2007 at $22.5 million for a half-renovated mansion a few doors away on Hopetoun Avenue, which resold to neighbour Ros Oatley in 2011 for $19 million.
The non-waterfront record sits at $18 million when Marcus Kahlbetzer bought on Mandolong Road.
Veteran Mosman agent Robert Simeon issued a report this week on the dynamics of the Mosman market.
Simeon went back through <a href="https://www.rwm.com.au/2014/09/19/cold-facts-needed-for-red-hot-property/" target="_blank">Mosman house sales</a> to show the level of activity in the 4,800 home Mosman market.

Geoff Morgan secures $16 million Mosman trophy home sale

A designer revival of the backyard dunny?
The enduring presence of a turn of the century brick outhouse in the Sydney suburb of Balmain piqued the interest of our property contrarians, Jonathan Chancellor and Margie Blok.
Especially as this brick outhouse stands in the backyard behind a Federation house recently stylishly redesigned by SJB Architects. Over $3 million is expected at its 11 October auction.
While the house is described by the <a href="https://www.belleproperty.com/41P0196" target="_blank">listing agent Monique Dower at Belle Property</a> as striking “a perfect balance between classical architecture and cutting-edge design”, the old thunderbox harks back to the days of previous generations when homes didn’t have indoor flushable toilets. 
Viewed on Google Earth, the dunny is connected to an adjoining building next door, so perhaps its preservation was as much about the neighbourhood harmony.
This week Jonathan and Margie discuss the merits of the rare maintenance of the once ubiquitous building at the bottom of the backyard.

I think this updated Balmain dunny is inspired – it is certainly more functional, and far less sexist, than a man’s shed.
With a garden hose hanging off the outside wall, you could pop inside when nature calls while watering the lawn, or indeed, while turning sausages on the barbecue conveniently placed against the adjacent fence.
Would have loved it if they went with a Philippe Starck bowl, but see it's a Geberit instead.

I’m with Jonathan, this dunny is a winner. Highly practical, it is ideally placed metres from the plunge pool, so dripping wet residents and their guests don’t need to schlep through the house to the powder room inside. Also, it solves the hideous issue of children pissing in pools (a personal bugbear of mine) – no excuses for kids not using the loo here.
If I owned this dunny, I’d add to its authenticity by growing a choko vine over the ripple iron roof, and placing a scary looking plastic spider near the toilet bowl – for I grew up in a house with an outdoor dunny (albeit a flushable one) where spiders resided alongside my father’s garden tools. 
Before modern suburban sewerage systems were built, dunnies were designed for practicality. In the good old days before water flushable toilets, outhouses with cans were placed at a distance from the house for reasons of smell and hygience. And often they were set on a property’s rear boundary with lane access for the removal of waste. 
Collected at night, once of twice a week by men with a horse and cart hired by the local council, the waste was euphemistically referred to as ‘night soil’ – hence the term ‘night soil’ lane was coined. In inner city suburbs these days, former ‘night soil’ lanes have morphed to provide easy car access to a garage, or a pedestrian thoroughfare if the lane is narrow.
Of course the term - as flat as a shit carter's hat - still lives on with surf reports.

The designer revival of a backyard dunny? He Said/She Said

The McGrath Estate Agents group maintains its payroll dispute with the New South Wales Office of State Revenue (OSR) has industry-wide repecussions.
<a href="/news/estate-agent-john-mcgrath-considers-asx-float">Property Observer revealed yesterday</a> that the prominent estate agency has been issued OSR payroll tax assessment notices.
The total amount being disputed is $6,072,810, inclusive of payroll tax, interest and penalty tax.
The directors believe McGrath Sales Proprietary Limited has no payroll tax obligations and intends to further challenge the assessments, or any other future assessments, if their objection is dismissed.
It said the assessments relate to commission income received by conjunction agents during the period from 1 July 2007 to 30 June 2012.
The group's chief operating officer Geoff Lucas advised Property Observer that in the real estate industry there had been a trend of licensed co-agents operating their own independent business within a business.
"An Australia-wide trend towards a more mobile and flexible workforce has led to a decentralisation of employees and the rise of independent employment arrangements. 
"This is an industry issue not a McGrath issue. "To suggest that we have deliberately sought to avoid our financial obligations is absolutely incorrect." Lucas said McGrath has lodged an appeal against the OSR finding which will have repercussions for the entire real estate industry.  "Like owning your own home, running your own business is the other great Australian dream," said Lucas.
In response to the OSR's allegations that McGrath had failed to fulfill its payroll tax obligations, Lucas said the company had received extensive legal and accounting advice to ensure its compliance. "As the matter is now before the courts, it is not appropriate for us to comment any further," he said.

McGrath Estate Agents says payroll dispute has industry-wide repercussions

The first prospective Super Saturday of spring has emerged in Melbourne in the lead up to Grand Final weekend.
Melbourne has 987 auction offerings, according to Australian Property Monitors, which just falls short of the requisite 1000-strong tally of the so-called Super Saturday status, although the REIV count has a higher tally of 1,100 auctions and <a href="/expert-insights/buying/melbourne-gears-up-for-1-000-plus-auctions-rp-datas-weekend-preview">RP Data's count is 1,090</a>.
That REIV figure is across 261 suburbs, including Geelong and the Mornington Peninsula which are not included in the APM list. 
But Sydney will certainly have one next weekend with 700 on offer.
Melbourne's 987 is up 17.5% on the same Saturday last year, according to Australian Property Monitors, and a record offering for any September Saturday.
"The record pre-Grand Final weekend for auction activity will certainly provide the robust and resilient Melbourne spring market with its biggest test so far," the APM senior economist Andrew Wilson said.
The REIV says it is the highest number of auctions since the weekend of 30 May/1 June.
The top auction locations this week are Hawthorn (22 auctions), Reservoir (20 auctions), and Kew (18 auctions).

Hyecorp completes Audrey, first project to welcome residents in St Leonards South Precinct

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

Kilter Property Co-Founder Huw Williams said the focus was on delivering additional permanent housing while creating a mixed-use destination that benefits both residents and the wider community.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."
