The 45th floor was originally designed as five separate apartments, but will now be amalgamated to form one large apartment, as is often the case with other highrise.
Designed by Ellenberg Fraser, with interior finishes from designers Hecker Guthrie, the project is set for completion in 2018 at the corner of City Road and Clarendon Street, previously home to King Furniture.
The defining feature of the tower will be a sculptural exterior, creating undulations in the building’s facade to create movement with reflected light.

The developer had previously focused on medium density residential project in Melbourne’s bayside suburbs with BPM founder Jonathan Hallinan telling the mid-week Sydney launch the high-rise development marked a new direction for the company.
“The launch of Shadow Play represents a new era for BPM and is the realisation of my long term vision to contribute to the architectural impact on Melbourne’s skyline,” Jonathan Hallinan said.
The residential apartment tower, set near Crown Entertainment Complex, is on display this weekend at the Park Hyatt, Sydney through Colliers International.
Ashley Bramich, the sales and marketing director for developer BPM, recently noted that while some Melburnians were still yet accepting of the concept of innercity apartment living, the uber-wealthy were embracing it as a prestige living option, as it is considered in many European and American cities.

The first government-sold heritage terrace at Millers Point that fetched $1,911,000 just 10 months ago has been sold for around $650,000 more.
The 1880s terrace was the first of scheduled 293 public housing properties to be sold off by Government Property NSW in August last year.
In between some very ordinary renovations were undertaken, with some argy-bargy with council who were rightfully concerned to ensure the best for the precinct.

Around $2.5 million was expected by the Sfeir family, but with the sale price withheld from publication.
The controversial sell off, which has resulted in the relocation of public housing tenants, is tipped to set off a major gentrification in the historic suburb.

Millers Point speculator profits from initial government sell-off

This month brought more evidence that the rebalancing act is continuing. Q1 GDP confirmed that household consumption is growing solidly, dwelling investment is in a strong upswing and resource export volumes are ramping up, as new capacity comes on line. The lift in these areas has more than offset the drag from falling mining and public investment, leaving solid GDP growth in the first quarter (0.9% q-o-q), although it was still below trend over the year (2.3% y-o-y).
More timely indicators provided signs that the RBA's February and May rate cuts have been feeding through to a further lift in the housing market. Housing prices rose by 9.8% y-o-y in June and building approvals reached a new record high in May. Business surveys showed improving conditions and confidence in May, which could reflect the impact of this year's rate cuts as well as the government's more pro-growth budget. On a less positive side, retail sales were quite weak in April.
The clearest sign of improving conditions has been in the labour market, with jobs growth running at a three-and-a-half-year high of 2.0% y-o-y in May. At this rate, jobs growth has been sufficient to keep the unemployment rate steady at 6.0% to 6.2% in recent months. The services sectors are leading job creation as mining employment declines. At the same time, however, wages growth is at a multi-decade low. This weak wages growth reflects the build- up of spare capacity in the labour market, but may also explain why jobs growth is lifting, as lower wages encourage greater hiring.
The lift in activity and steadying of the unemployment rate are expected to keep the RBA on hold this month. If these improving trends continue, as is our central case, we expect that the RBA will not need to deliver further cuts in this easing phase. However, low wages growth means that inflation is likely to remain benign, which is likely to leave the RBA with an 'easing bias'. The central bank is expected to continue to express concern about strong housing price growth, particularly in Sydney, and the still high level of the AUD.

Jobs growth lifting, but wage inflation is low
Most of the activity indicators published this month showed positive results. In particular, there are increasingly convincing signs that the labour market is improving. The monthly labour force survey showed that 234k jobs have been created over the past year, implying jobs growth of 2.0% y-o-y, which has been enough to get the unemployment rate to stabilise (Chart 1 and 2). The quarterly labour market survey confirmed that although mining jobs are being cut, this is being more than offset by job creation in the services sectors. Business surveys also showed an improvement in conditions and confidence, which is likely to reflect the more pro-growth Federal budget delivered in May as well as the impact of the RBA's 50bp of rate cuts in the first half (Chart 3). Although timely indicators suggest a lift in domestic demand and jobs growth, wages growth is at its lowest level in at least two decades (Chart 4). To some degree, this is just part of the needed adjustment to get a lift in jobs growth. However, lower wages growth should also be expected to put downward pressure on inflation, leaving the RBA with the option of cutting rates further, or at least keeping rates on hold for longer.

In 'wait and watch' mode 
The combination of having already delivered 50bp of cuts in H1 and the more positive domestic numbers are expected to keep the RBA firmly on hold next week. We expect the RBA to be in 'wait and watch' mode, as it seeks more information about the full impact of the cuts it has already delivered this year. We expect the central bank to also express continued concern over the exuberance of the housing markets in Sydney and Melbourne, where price growth is still rapid (Chart 5). While the prudential regulator has been gradually tightening micro-prudential settings, the Sydney market and parts of Melbourne are still showing excessive exuberance. On the margin, this concern is likely to keep the RBA on hold.

 Working in the other direction, the RBA is likely to remain concerned about the still high level of the AUD. On our assessment, the central bank would be more comfortable with the AUD at around 68-70 USD cents (it is currently trading at 76 USD cents), so it is still about 10% higher than it would like (Chart 6). As the RBA has recently pointed out, a sustained lower currency is seen as necessary to encourage a solid lift in non-mining business investment intentions, which is the next stage of the rebalancing act.

 Although developments in Greece may get a passing reference in the post-meeting statement, they are unlikely to be of particular relevance to local policy. There may, however, be an increased focus on China, given recent policy moves and volatility in the stock market.

The RBA's rebalancing act continues: HSBC's Paul Bloxham

OpenAgent, which markets itself as helping vendors find the most qualified real estate agent to sell their property, sees readily expanded horizons.
The real estate agent comparison site <a href="https://www.openagent.com.au/" target="_blank">OpenAgent.com.au</a> has raised $6 million in funding from Hollard Investments with its founder, Richard Enthoven, to join the OpenAgent board. 
OpenAgent bills itself as the fastest growing player in the sector, having trebled in size year on year.
They now seek to attract more of the 500,000 people selling properties around Australia each year.
The site uses data from more than two million sales and has some 15,000 customer reviews of varying worth with OpenAgent taking 20% of an agent’s commission on the sale of properties that OpenAgent refers. 
After OpenAgent launched in 2013 it was referring 50 customers a month to real estate agents. It now sits at around 1000 a month.
It has assisted in the sale of $2.6 billion of Australian property. 
Co-founder and co-CEO of OpenAgent, Zoe Pointon, said the investment from Hollard gives OpenAgent the opportunity to drive greater awareness of the service and improve the user experience for Australians looking to sell their homes.    
“Having the people behind companies like Hollard Insurance and Greenstone Ltd. invest in us is incredibly humbling."
Richard has been a mentor to both me and my co-founder Marta Higuera for the past year and a half. 
Pointon concluded; “Australian home owners continue to lack information and guidance when making one of life’s most important financial transactions: selling your home. We believe failure to compare agents is a significant contributor to poor outcomes for both sellers and buyers in real estate. There are still too many Australians who don’t get the right agent to sell their property, and we want to fix that.”
The funding round from Hollard Investment takes OpenAgent’s total funding to $8 million.
It follows $2 million investment in 2013 and 2014 by a group of investors, including Pete Flint, the founder of US real estate giant Trulia.
Ms Pointon said she and Ms Higuera met Mr Enthoven four years ago at a start-up accelerator group event called Heads Over Heels.

OpenAgent raises $6 million in funding

Professional renovators Gav and Waz, who appeared on the first series of The Block reality television in 2003, have snappily sold their two-bedroom Rockwall Gardens, Potts Point apartment. It was only listed late last month.
It was a ground floor apartment on Tusculum Street advertised on <a href="https://www.realestate.com.au/property-apartment-nsw-potts+point-120052945" target="_blank">realestate.com.au</a> by Richardson &amp; Wrench Elizabeth Bay. They secured around $2,725,000, so possibly secured around $250,000 profit for the duo.

Gav and Waz secure snappy Potts Point sale

Harry Triguboff sat down last weekend with his family with the much touted sale of the Meriton empire now off the agenda.
The Australian's Turi Condon reported the conversation ended his flirtation with selling to the Chinese in a deal potentially worth $12 billion.
It will instead now see his grandchildren eventually taking over the apartment building empire.
“I told them to do what they like,” the 82-year-old advised.
“I built it for me. If a dynasty comes of it, so much the better.”
Triguboff says daughter Sharon’s sons Daniel, 24, and Ariel Hendler, 22, are interested in the development side, while his other daughter Orna and her daughter Ella Lizor prefer the investment arm.
Triguboff told The Australian: “They said they want to continue the business.”

Harry Triguboff ends sale speculation with family succession update

Australian property prices are potentially heading towards a correction in the next two or three years, the leading investment bank, UBS says.
Its bubble analysis of soaring property prices concluded there was no sign yet of any impending cause for the burst, hence its vague 2016-2017 timeline.
"Overall, housing is showing some bubble-like features, but it lacks a trigger to pop it near-term," UBS senior economist George Tharenou said.
A rate hike by the RBA will be the key to any price correction, noting previously home prices growth periods were hit by interest rate increases in 2003, 2007 and 2010.
"Those downturns were only triggered when the RBA hiked," he said. 
"Historically the key catalyst for housing approvals to peak is RBA rate hikes; not excess supply or unemployment."
The wealth advisory group noted in newspaper reports that average house price to income ratio was tracking at record rates of 5.5, similar to bubble-like peak levels prior to the corrections of 2003, 2007 and 2010.
George Tharenou said he hoped that prices will moderate "so we get a soft landing."
"The risk case, of course, is that that won’t happen,” he said.
UBS predicts national investment in housing will grow by 10% into 2016, prompted by record low home borrowing interest rates. 
"My forecast is for 6% (house price growth this year) and I have a soft landing in my forecast, but I’ve been thinking this for a while and the market has only continued to ­accelerate.”

UBS bubble forecast, but no apparent price pop trigger

The Swedish furniture giant IKEA plans to more than double its retail presence in Australia by opening small urban stores.
It is also selling products online for the first time since opening in Australia in 1975.
IKEA Australia's David Hood unveiled the strategy to boost store numbers from eight to around 22 over the next few years, the Australian Financial Review reported.
It included building another three or four 30,000 square metre mega-stores.
The small-format stores are currently being tested in markets across Europe and Tasmania, where there is a pickup capacity.
IKEA plans are accompanied by two new distribution centres which will increase the number of products able to be stocked in Australia from 1300 to around 9000.
Mr Hood, who is a 25-year IKEA veteran running the Australian business since 2008, said most customers shop at IKEA four or five times a year.
IKEA will open three stores this year – Marsden Park in Sydney's west opened last month, Canberra in November and a second Brisbane store in August.
David Hood envisages smaller stores along the east coast, including the NSW Central Coast and the Gold Coast.
"There are 22 locations that we feel the customers could meet IKEA in some way – what it will not be is what we see at Tempe [which is 37,000 square metres]," he told The AFR.

Ikea plans to expand, starting with trial Tasmania small-format store

The ING DIRECT / Financial Services Council Annual Super Sentiment Index shows that more than a quarter of Australians said they would be likely to switch their super fund in the future.  
The 27% represents a significant increase on the previous year when less than one fifth (19%) were considering a future super switch.  
However despite this growing appetite for change, the number of people who actually make a switch remains low.
Fewer than one in 10 people change their super every year, with 3% making the switch purely because of a change in their employment.
John Arnott, Executive Director, Customers, ING DIRECT, said super was a significant investment over the course of a lifetime, right up there with our homes.  
"Most people wouldn't dream of taking out a home loan without some level of research about the various offerings available, yet according to our Super Sentiment Index only 6% of Australians said they undertook research before selecting their current super fund."
More than two thirds (68%) default to their employer's super fund with only 6% of people conducting detailed research before selecting their current super fund.

Melbourne affordability issues have been good news for some regional centres within commuting distance of Melbourne, according to the Real Estate Institute of Victoria.
"As the price of property in suburbs close to town has risen, buyers have looked further out," Enzo Raimondo, the REIV chief says.
"In towns such as Castlemaine and Kyneton prices have increased as families, priced out of Melbourne, have bought into the area.
"And generally the properties which have increased the most are those close to the station, although other factors such as character features and the quality of the home also have a bearing."
"While some people are lucky enough to buy and sell in a relatively short period and make money, REIV data shows that there are excellent capital gains to be made for those willing to hold a house in the longer term.
"For example, in 2008 the median price of a three-bedroom home in inner Melbourne was $740,000. 
"By December last year it was $990,000. In outer Melbourne the median of $320,000 was $432,000 by December last year.

A company linked to one of Australia's largest privately owned cattle businesses has lodged plans for a new residential tower in <a href="https://www.apartments.com.au/developments/newstead-qld-4006">Newstead</a>, continuing the rapid transformation of one of Brisbane's most sought-after, inner-city precincts.

Bottletree Holdings, an entity associated with Stanbroke Managing Director Brendan Menegazzo, has submitted a development application for a 28-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/9-longland-street-newstead-qld-4006">9 Longland Street</a>, a site that made headlines last year when it changed hands in an off-market transaction that reportedly set a benchmark land rate for the suburb.

The proposal would replace an existing two-storey commercial building on the 1,510 sqm corner site with a Bureau Proberts-designed tower comprising 76 apartments, ground-floor retail, office space and a suite of resident wellness amenities.

According to planning documents lodged with Brisbane City Council, the development would comprise a mix of 36 two-bedroom apartments, 24 three-bedroom apartments and 16 four-bedroom residences, positioning the project firmly at the premium end of the market. The apartments would sit above a podium containing retail and commercial space, with three levels of communal recreation facilities spread throughout the tower. The proposal also includes 198 car spaces and 95 bicycle spaces.

Bureau Proberts has drawn heavily on Newstead's industrial heritage in developing the architectural response.

"Occupying a prominent corner in the heart of Newstead, the proposal draws from the area's industrial lineage of robust brick warehouses to deliver a distinctly contemporary response," the architects said in the design statement.

"It is conceived as a subtropical sanctuary and elevated private retreat embedded within one of Brisbane's most vibrant lifestyle precincts."

The design seeks to reinterpret the traditional Queensland vernacular through wraparound verandahs, deep shading elements and permeable facades that respond to Brisbane's subtropical climate.

Planning documents describe the building as embodying the principles of "buildings that breathe", a design approach increasingly favoured in Brisbane's apartment market as developers focus on natural ventilation and outdoor living spaces.

The tower itself would rise above a heavily landscaped podium designed to reference the woolstore architecture that helped define Newstead and neighbouring Teneriffe for generations. At ground level, fine-grain retail tenancies would activate Longland Street, Wyandra Street and the existing Wyatt Street laneway, further extending the pedestrian network that has become a hallmark of the Gasworks precinct.

The application notes that more than 54 per cent of the site would be dedicated to landscaping and deep planting, while approximately 1,750 sqm of communal recreation space would be delivered across multiple levels.

Bottletree paid $22 million for the 1,510 sqm development site, equating to more than $14,500 per sqm, a reflection of the strong demand for development opportunities in Newstead. The suburb continues to attract both developers and buyers, underpinned by the ongoing evolution of the Gasworks and Teneriffe precincts into some of Brisbane's most sought-after lifestyle destinations.

Brisbane City Council's Sustainable Growth Strategy and Inner City Strategy both identify Newstead as a priority growth precinct capable of accommodating additional housing density due to its proximity to employment hubs, public transport and lifestyle infrastructure.

The proposed tower joins a growing pipeline of high-end apartment developments in the suburb. Fortis recently launched <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a>, a 65-apartment owner-occupier-focused development on Kyabra Street, while Consolidated Properties Group is preparing to launch <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a 227-apartment waterfront project on Skyring Terrace.

Meanwhile, builder-developer BPG is planning its own Newstead project on Maud Street, comprising just over 100 apartments and more than 1,380 sqm of dedicated wellness and resident amenity spaces, further highlighting the shift towards lifestyle-driven apartment developments in Brisbane's inner-city market.

Newstead apartment boom continues with Longland Street tower plans

ALAND has taken the next major step in delivering its vision for Leppington Town Centre, lodging State Significant Development plans for a $549 million residential precinct that would bring more than 1,200 new homes within walking distance of Leppington Station.

The proposal, now on public exhibition, forms the Residential Core Precinct of the broader Leppington Town Centre masterplan and would transform a 4.3-hectare site at <a href="https://www.apartments.com.au/new-apartments/156-166-rickard-road-leppington-nsw-2179">156-166 Rickard Road</a> into a high-density mixed-use neighbourhood comprising nine residential buildings rising between six and 25 storeys.

The development has been designed by Rothelowman and is being pursued through a State Significant Development Application alongside a concurrent rezoning request under the NSW Government's Housing Delivery Authority pathway.

If approved, the project would deliver 1,206 dwellings, including 784 build-to-sell apartments, 208 build-to-rent apartments, 189 affordable housing units and a nine-storey serviced apartment building containing 112 rooms. The proposal also includes around 7,400 sqm of non-residential floor space, new public open space, communal recreation areas and a new internal street network.

<h2 data-end="1990" data-section-id="s6350" data-start="1941">A key piece of Leppington's future town centre</h2>

The site sits around 250 metres from Leppington Station, which opened in 2015 as the terminus of the South West Rail Link and has long been earmarked as the catalyst for the suburb's transformation from a rural fringe location into a major strategic centre for Western Sydney.

Leppington has become increasingly important following the announcement of the Western Sydney International Airport and the emergence of Bradfield City Centre, with government planning identifying the precinct as a significant location for future housing and employment growth.

According to Rothelowman, the proposal responds directly to Leppington's unique position between its agricultural past and its urban future.

"The site offers an opportunity to weave together multiple layers of history, from its ancient connections to Country along the ridgeline between two waterways and its origins as part of the Cumberland woodland, to its more recent agricultural uses, and its future as a new residential community," the architects said in the design report.

The architects said the project aims to establish a high-density residential typology that combines apartment living with extensive landscaping and public open space.

"The design responds by establishing a high-density typology that combines the convenience and amenity of contemporary apartment living with a renewed native landscape."

<h2 data-end="3541" data-section-id="1ko88s2" data-start="3485">Nine buildings arranged around parks and public space</h2>

The proposal has been designed around a landscape-led framework rather than a traditional podium-and-tower approach.

Across the site, approximately 7,500 sqm of public open space would be delivered through a network of north-south and east-west linear parks, connecting into the wider Leppington Town Centre open space network. A further 8,000 sqm of communal open space would be provided for residents.

Rothelowman said the design seeks to maximise landscaping at ground level by concentrating development into compact tower footprints.

"Buildings are carefully lifted and distributed to minimise disturbance to the natural terrain, allowing the ground plane to remain open, permeable, and led by landscape," the design report states.

Rather than creating a continuous podium edge, the design team has focused on allowing landscaping to extend beneath and around the buildings.

"The ground plane is conceived as an extension of the surrounding environment, allowing landscape to flow up to and beneath the built forms."

The architectural language also draws on the area's natural landscape, with Rothelowman describing a material palette influenced by local gum trees, bark textures, creek systems and sandstone tones.

One of the more significant aspects of the proposal is the diversity of housing typologies.

In addition to traditional apartments for sale, the scheme includes a dedicated 25-storey build-to-rent building with 208 apartments and a 22-storey affordable housing building containing 189 homes.

The affordable housing component represents almost 16 per cent of the total dwellings proposed within the Residential Core Precinct.

Community consultation undertaken ahead of the lodgement found support for additional housing in the area, particularly given ongoing affordability challenges across South West Sydney. Survey work conducted with local residents found housing affordability was one of the poorest-rated aspects of living in Leppington, while a majority of respondents were open to additional housing within the local government area.

The site's proximity to Leppington Station was identified as the most positively viewed aspect of the proposal, while public open space and affordable housing provisions also received majority support.

<h2 data-end="6184" data-section-id="1ngkie4" data-start="6140">Part of Leppington's broader expansion</h2>

ALAND will be a significant contributor to the broader vision for Leppington Town Centre, which is expected to accommodate more than 25,000 residents as the precinct evolves over the coming decades.

Located within Sydney's South West Growth Area, the 440-hectare Leppington Town Centre has been identified by the NSW Government as a strategic centre spanning both the Liverpool and Camden local government areas.

In 2023, Liverpool City Council and Camden Council, supported by the NSW Department of Planning and Environment, prepared a draft planning proposal to rezone land and amend development controls across a number of sites within the town centre.

The proposal outlines a new vision for Leppington Town Centre, reducing the amount of land allocated for business park uses while increasing land zoned for commercial development, housing and open space. The changes are designed to optimise land use across the precinct and support the delivery of a more walkable, transit-oriented centre anchored by Leppington Station.

ALAND plots 1,200-home Leppington masterplan

Brisbane-based developer <a href="https://www.apartments.com.au/developers/trk-property-group">TRK Property Group</a>&nbsp;has enlisted renowned architecture firm Koichi Takada Architects to design its latest new apartment development.

The new 34-storey tower at <a href="https://www.apartments.com.au/new-apartments/57-berwick-street-fortitude-valley-qld-4006">57 Berwick Street, Fortitude Valley</a>,&nbsp;will have 189 apartments, complete with interiors by <a href="https://www.apartments.com.au/architects/byculprit">byCULPRIT</a>. The upper levels&nbsp;capturing views across the Story Bridge, city skyline, ranges, bay and river.

Residents will have access to a rooftop amenity floor with facilities including a pool, spa, sauna, hot and cold treatment, meditation garden, gym, yoga studio, private dining, BBQ, games lounge, wine display wall, work library, meeting rooms and outdoor work areas.

TRK recently launched <a href="https://www.apartments.com.au/new-townhouses/laya-residences-taigum-203-beams-road-taigum-qld-4018">LAYA Residences in Taigum</a>, 88 three-bedroom townhouses starting from $1,495,000. They have another apartment site in Indooroopilly, at <a href="https://www.apartments.com.au/new-apartments/140-central-avenue-indooroopilly-qld-4068">140 Central Avenue</a>. That will have 131 apartments.&nbsp;
