Wollongong is perhaps best known for its steel works at Port Kembla. Since the original furnace opened in 1930, Wollongong has burgeoned into a vibrant city (officially recognised in 1942) while retaining its relaxed coastal lifestyle.
Since the late 1970’s, Wollongong underwent dramatic change as its economy diversified and transitioned from predominately manufacturing to other industries such as tourism, information technology, hospitality, health services, education, construction, public administration and telecommunications.
This led to large investment in infrastructure, such as the electrification of the Sydney to Wollongong rail line in 1985. The population rapidly expanded as Sydney became within commuting distance and Greater Wollongong is now Australia’s 10th largest city with a population of almost 300,000 people. The Wollongong local government area (LGA) is forecast to grow by around 16.5% over the next 20 years while the CBD was predicted to double between the end of 2014 and mid 2017 thanks to the refurbishment of Crown Street Mall and a number of large apartment buildings due for completion during that time.
Wollongong has changed significantly over the last few decades and I believe real estate in the region is set to shine in 2016 and beyond. Here are the top reasons why:
1.  The ripple effect
The median Sydney house price has grown by around 50% since the start of the growth cycle in 2012. The growth cycle started in the inner ring suburbs and then gradually moved to the middle and outer ring suburbs. Many people are now priced out of the Sydney market and looking to buy in regional areas such as Wollongong, the Southern Highlands and Newcastle.
Wollongong has the unique benefit of being only 80km or 90 minutes via road or rail to Sydney, which allows residents to commute to Sydney. In fact, around 20,000 Wollongong residents do this, which allows them to access higher wages in Sydney while having the attractive lifestyle and lower living costs of Wollongong.
The commute time will be drastically reduced in the future as Stage 2 of the WestConnex project (opening in 2019) will have a ‘tunnel stub’ at Kogarah Golf Course near Sydney airport for the proposed ‘Southern Connector’ freeway linking the M5 in Sydney with the F6 in Wollongong. Once the exact route is announced, Wollongong prices will boom.
2.  Value for money
With a median price of $665,000, you can buy a house in Wollongong for around two-thirds of a Sydney house, which has a median price of $987,000. This is despite being a large city with all the associated amenities and enviable coastal position. However, growth has started to pick up as people realise the value and lifestyle on offer, so I don’t expect this large gap to remain for long.
The northern suburbs are the most expensive in Wollongong as there is a natural geographical boundary between the ocean and the escarpment which limits supply. They also have beautiful beaches, picturesque ocean pools, seaside restaurants and easy access to hiking trails in the Illawarra State Recreation Reserve. Properties located east of the train line are naturally more expensive than those on the western side. Houses in Fairy Meadow, Towradgi and Corrimal are relatively good value as they are priced around the Wollongong average, are relatively close to the CBD and have their own beaches and rail stations. Bellambi is also worth a look as it’s only one station past Corrimal but about $100,000 cheaper.
The Steelworks is located south of the CBD at Port Kembla, Southern suburbs with good prospects include Figtree and Unanderra which have yields for houses and apartments of around 5%. Further south, especially to the west of Lake Illawarra, many developers are offering house and land packages however some of these lack differentiation from their peers, hindering future capital growth. The $1.5 billion Shell Cove project is expected to be completed in 2019, which will include residential property from houses to high density apartments, a town square, shopping precinct, hotel and marina with 300 berths.
3.  Relaxed coastal lifestyle, beaches and entertainment options
Locals love the relaxed Wollongong lifestyle. Beaches and shops aren’t crowded and traffic is a breeze compared to Sydney. From cinemas to golf clubs, art galleries and museums including the interactive Science Centre and Planetarium, Wollongong has it all. The city is now a destination rather than just a cheaper alternative to Sydney and its tourism industry has flourished as a result.
4.  First-class university, hospital and excellent schools
Wollongong University was ranked in the top 10 universities in Australia in 2015 and has over 30,000 students enrolled with almost 500 degrees on offer.
Wollongong Hospital has over 500 beds and recently underwent at $106 million capital works program including the construction of the Illawarra Elective Surgical Services Centre which opened in December 2015. The state-of-the-art facility houses over 100 new beds and a larger intensive care unit (ICU). It can now offer more advanced services, especially in urology and vascular surgery, without referring patients to Sydney.
There are also many well regarded schools in Wollongong including Smiths Hill High School which ranked in the top 50 NSW schools in 2015.  Top class education and hospital facilities are good drivers of local property growth.
5.  Great family and community atmosphere
Wollongong has a fantastic community atmosphere. The area is popular with families and couples, which are the most common demographic of the city. The council also puts on regular free events for locals from community walks to live music performances and beach clean-ups, which help to create a sense of community spirit. The council also provides the free ‘Gong’ shuttle bus which loop in both directions every 10 to 20 minutes from Wollongong Station to Wollongong University via Wollongong Hospital, Burelli Street and the Innovation Campus.
Compared to regional NSW, Wollongong has a higher proportion of 18 to 49 year olds and a lower proportion of other age groups. This is a bright sign for the future because this includes parents in their child bearing years and the majority of the working population.  
6.  Heart of the Illawarra region
Wollongong is the central hub for the Illawarra region and benefits from both locals and tourists from the Royal National Park in the north to Kiama, Gerringong, Nowra and Jervis Bay in the south.
There are over 80,000 jobs in Wollongong and approximately one quarter of the people that work in the city live outside the area. As well as the university and hospital, Wollongong also has all the major stores including department stores Myer, David Jones, Target and Big W.
7.  Local attractions
You can easily spend a week hiking the trails around Wollongong and exploring the beaches, coves and ocean pools dotted along the coast.
The Sublime Point walking track winds though lush coastal rainforest and takes you deep into the Illawarra escarpment.
Wollongong's Blue Mile located along Cliff Road is the best vantage point from which to absorb the beauty of the South Pacific Ocean to the east and the magnificent of the Illawarra Escarpment to the west. The newly constructed boardwalk along the harbour and foreshore is perfect for a casual walk or jog. You can even stop for a coffee or delicious lunch at one of the many seaside dining options along the way. While you’re there, stop by the historic Belmore Basin Lighthouse for a trip back in time and stop to enjoy the view.
Alternatively, the Grand Pacific Drive between Wollongong and Sydney offers great views from the car and takes in breathtaking coastal views and passes over Sea Cliff Bridge – a beautiful road suspended out from the cliff.
There are too many attractions to list here so make sure to leave plenty of time when you visit, because when it comes time to leave you will wish you didn’t have to!

Politics has its own purgatory, as Malcolm Turnbull and Tony Abbott might have reflected when they sat on the same table at the Howard government’s 20th anniversary dinner on Wednesday. After a day when their animosity had been on shocking display, here they were together, unable to escape.
Among the speakers during this nostalgia night was Peter Costello, whose prime ministerial hopes John Howard held at bay.
Which prompts the question: if you’re prime minister, is it easier to deal with the ambitions of someone who covets your job, or the revenge of one whose job you’ve grabbed? Arguably there are more restraints on an aspirant than on a bitter “ex” with little regard for consequences.
As Abbott has become increasingly overt in his sorties against Turnbull, he is discrediting himself. The defence department has trashed his much-publicised claim this week – on the back of leaked classified material – that the Turnbull government delayed the submarines project.
So far Abbott has been undeterred by fear of self-harm. His critics believe (or hope) the public will say enough is enough. Abbott’s ability to wound would be less, however, if the Turnbull government had its act together.
And that takes us to the dreadfully mismanaged tax policy process.
Under party and other pressures, Turnbull is said to have backed away from action on negative gearing, although it remains on the options list. Superannuation is a maze. It is still unclear when and in what form the tax package will be released. Treasury is now working frantically. Turnbull has become impatient. The expenditure review committee is due to consider tax on Tuesday.
Treasurer Scott Morrison appears spooked, assailed by backbench nerves and media criticism, and fighting to prevent further backsliding from a package he wants substantial enough to finance at least modest and probably targeted tax relief. He and Turnbull often seem in different places, and not just on tax options. Morrison for months noisily ruled out giving the states extra funding to help with health and education. It is now expected Turnbull will provide some pre-election sweetener.
With his credibility already low, Morrison did himself no good when he grabbed a report on abolishing negative gearing on established dwellings done by BIS Shrapnel, which he described as “a very damning … indictment on Labor’s policy”. The report predicted a rise in rents, a fall in new home building, and GDP shrinking by A$19 billion a year on average.
The work had different assumptions from the ALP policy, pre-dated Labor’s plan, and was prepared for a client BIS Shrapnel refused to identify. It contained an embarrassing error in one of its figures.
The report’s methodology and estimates have also come under fire, in a critique from Grattan Institute’s chief executive John Daley and Danielle Wood, a fellow at the institute. And they condemn the fact a report “that would flunk any first-year economics course has been allowed a serious voice in the public debate”.
The concern “goes beyond the claims of this nonsense-on-stilts report”, they argue, to the prominence received by “independent” reports produced to advance vested interests' causes. “No matter how outlandish their claims or how obscure their provenance, the media report them and politicians quote them. The public, confused or frightened by the numbers, forms the view that policy change is simply too risky.”
The message should at least be absorbed by the media, especially as the election approaches. It is not much good appealing to the politicians to exercise restraint. Scaring people is precisely what the government seeks to do in the negative gearing debate. But the rapid discrediting of the Shrapnel report meant Opposition Leader Bill Shorten and Shadow Treasurer Chris Bowen were able to push back with some authority.
As the contest about tax intensifies, the contrast is notable between the performances of Morrison and Bowen.
Morrison has been at odds with his leader; he has been forced back from bold ambitions to modest measures yet to be landed. Bowen has spearheaded robust policies that put the opposition on the front foot in the debate when the government still has nothing on offer. In the House of Representatives he and others have cornered the government with tight questions. Outside parliament, Bowen is quick to have press releases out to counter claims about Labor’s policy.
But the debate will get tougher; Shorten can be thankful his shadow treasurer is good for a lot of heavy lifting. If Turnbull’s treasurer was performing as competently as his “shadow”, Turnbull might be better placed on the tax front.
Meanwhile there has been an interesting development for the double-dissolution watchers. The list of bills the government wants passed in the last week of this session, commencing March 15, does not include the much-talked-about Australian Building and Construction Commission (ABCC) legislation.
The Greens have agreed to extended hours that week to get Senate voting changes through, but not to deal with the ABCC. In public comments the government has repeatedly linked the ABCC legislation to the threat of a double-dissolution election. Its exclusion from the priority list would weaken the case if the government wanted to include it as a “trigger” on the grounds it had “failed to pass”.
But if Turnbull decides to use the brand new voting system to quickly clean out the Senate crossbenchers, he has “trigger” legislation regardless of the ABCC.

Chris Bowen is outshining Scott Morrison in the tax hurdle race

National Australia Bank is set to raise interest rates for property investors who are paying off principal, as well as interest. 
The rate rise will come into effect on April 4 and be announced to mortgage brokers today, sources told the Street Talk column in The Australian Financial Review.
NAB will lift rates by 0.15 of a percentage point for property investors who are paying off principal, as well as interest. 
The move comes as NAB introduces a new mortgage pricing structure with NAB having its home loan products in four distinct categories. 
Loans will be grouped by both borrower type (owner-occupier or investor) and loan structure (interest-only or principal and interest).
The AFR says it will mark the most differential pricing strategy among the Big Four in the home loan market, contrasting with the "two-tier" mortgage market, which typically now sees investors charged higher rates than owner-occupiers.
Last year NAB lifted rates on interest-only loans, rather than targeting all housing investors which meant there was a minority of property investors at NAB spared the industry-wide crackdown on landlord borrowers. 
Street Talk noted, the hike is still smaller than NAB's 0.29 percentage point rate rise for all of its interest-only customers of last July, a move that was aimed property investors who favour interest-only loans for the higher tax deductions.

NAB set to raise home loan rates

The now restored and extended Queen Street, Woollahra childhood home of Dame Joan Sutherland has been listed with ambitious $13.5 million hopes.
It is being offloaded by Singapore billioniare Ronald Ooi and wife Erica Han who paid $4 million in 2011.
The four bedroom house became Sutherland's home after her father died suddenly on her sixth birthday in the early 1930's. 
The now restored Clyde Cottage was sold by the family sold in 1951.
Considered Singapore's richest people, Ooi sold his 40 year old families securities and investment broker company for $1.35 billion to Maybank.nge.
Undertaken by studiointernationale and May+Swan Architects, the original residence at the front was maintained and two interconnected pavilions were added.
The property was built between 1853-63, Sutherland's grandfather Alexander Alston extended the home to add a second storey
Several years before her death Sutherland noted: "Unfortunately, from the time my family gave up the house, the deterioration set in.”
Dame Joan had properties in Chalet Monet, Les Avants, Switzerland and Bellevue Apartments, Potts Point, Sydney and Villa Rocca Bella at Whale Beach.
No expense was spared on by Ronald Ooi, who attended university in Sydney.
His family have since opted to reside permanently in Singapore.

Queen Street, Woollahra offering at ambitious $13.5 million

The federal government has signalled that plans to cap the negative gearing tax benefit as part of its tax reform policy are unlikely to proceed.
When asked last night by 2GB's Money News host Ross Greenwood about negative gearing, treasurer Scott Morrison responded by saying: "You have always got to tailor your policies to the environment you're in."
"Right now we have a very special set of circumstances," he said.
"If we are going to make changes in tax then it has to be made up for by changes in the tax system elsewhere."
"The scope for that has been reduced over time and the final decisions will ultimately be in the budget."
He said that the Labor Party have put forward a policy on negative gearing which they haven't thought through.
"The PM made it clear last September he was putting that issue (negative gearing) generically back on the table to be considered.
"It had been removed before.
"He asked for it to be looked at so there's been a process of looking at that.
"But no one should draw a conclusion from that, that necessarily means the government would make changes to the negative gearing.
"They were saying the same thing about GST.
"People were asserting we were going to do something differently on that.
"We looked at it (GST) carefully, we made a considered decision and I think we made the right decision.
"You don't rush to failure on this stuff.
"We have to be careful and be patient that we get these calls right," the treasurer said which appears to clear the way for an easy assault on Labor's tax plans in the run-up to the federal election.
Senior sources have confirmed to The Australian Financial Review that while the proposal to cap negative gearing deductions at $20,000 a year had been looked at, it has been decided "we're not going to touch it".
For the policy to have raised the estimated $1 billion it was worth annually, it would have had to apply to existing investors with multiple properties. A source said it was "in our DNA not to apply tax increases retrospectively".
Treasurer Scott Morrison has previously flagged the option of a cap, describing it as targeting the "excesses" of negative gearing. He and his colleagues have stopped using that description in recent days in a strong hint that there will now be no change.
The AFR noted on Wednesday, Mr Morrison, when pressed, used the term "enthusiasms".
The decision to not proceed with changes to negative gearing leaves the government with just superannuation tax concession and tax deduction trade-offs to help fund plans to deliver a small personal income tax.
Labor says its policy – to halve the 50 per cent capital gains tax discount for investors to 25 per cent, and to limit all new negative gearing to new homes only from July 1, 2017 – will raise $32 billion over 10 years and generate an extra 25,000 construction jobs annually because of the demand for new housing.
But the government is expected on Thursday to seize on a report by property and building industry advisory group, BIS Shrapnel, which claims the opposite.
It claims Labor's negative gearing plans will increase rents by an average of 10 per cent, or $2600 a year, depress new home construction by 4 per cent and shrink gross domestic product by $19 billion a year.
BIS Shrapnel claims the plans will also lead to 175,000 fewer jobs over 10 years, shrink government tax revenues by $1.65 billion a year and put 70,000 households into rental stress.
But the Grattan Institute chief executive John Daley slammed the report as untrustworthy and implausible.
He said the findings were the product of skewed and grossly exaggerated assumptions and the report could not be trusted because BIS Shrapnel will not say who commissioned it.

Treasurer Scott Morrison hints negative gearing changes are off the table

Ninth Island, a Bass Strait island off Tasmania's north-east coast, has sold for more than $1.2 million.
The local owner of the island had initially listed the island for sale at auction last July but knocked back an offer of $1.19 million.
Selling agent Jack Lim of Fletchers Balwyn North told the Australian Financial Review the buyer was a local who bought the island before its latest scheduled auction without viewing it.
The island, which is 11 kilometres from the coast, is about 1.3 kilometres wide.
Its name is best known for the Tasmania's wine, Ninth Island.
Jack Lim said the new buyer might want to use it for ecotourism.
Ninth Island was being marketed to Chinese buyers around February last year.

Vitale breaks Byron Bay records with EADE sales flurry 

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. What seems like a minor inconvenience can quickly become a recurring issue for residents who shop online regularly.

It's one of those details that rarely features in a display suite but can have a noticeable impact once residents move in.

As a result, buyers are beginning to look beyond traditional apartment features and consider how a building supports day-to-day convenience, including whether there are secure options for receiving deliveries.

Australia Post's Parcel Lockers provide one solution.

Rather than having a parcel delivered directly to an apartment, eligible deliveries can be sent to a nominated Parcel Locker. Once the parcel arrives, residents receive a notification through the AusPost app or SMS and can collect it using a QR code or one-time PIN at a time that suits them.

The Parcel Locker network now includes more than 1,500 locations nationwide, with installations at Post Offices, shopping centres, transport hubs and an increasing number of residential developments. By providing a secure collection point, Parcel Lockers help reduce missed deliveries and avoid parcels being left unattended in common areas.

For developers, parcel infrastructure is becoming another way to improve the resident experience. Rather than relying on concierge staff or leaving parcels in communal spaces, secure collection points help streamline deliveries while preserving the presentation and functionality of shared areas.

For buyers, it's a reminder that the best apartment features aren't always the most obvious.

A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.

The apartment feature many buyers don't think about, until their first missed delivery

<a href="https://www.apartments.com.au/developers/hg-developments">HG Developments</a> is doubling down on Maud Street in Newstead, filing plans for a new apartment tower just a few doors down from its under-construction Aire Newstead development.

Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

"The building is defined by a series of vaulted motifs that reinterpret the arches, colonnades and layered facades evident throughout Newstead's historic built fabric," the Urban Design Report states.

"Combined with recessed glazing and generous balconies, these elements create a layered building envelope that provides shade, weather protection and opportunities for natural ventilation whilst establishing a distinctive architectural identity."

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.

What does it really mean for a building to be 'green'?

A who's who of Australian surfing, business and entertainment has emerged on title records following the completion of Esprit Rainbow Bay, the latest boutique beachfront apartment development by former professional surfer Paul Gedoun's S&amp;S Projects.

The completed project has attracted an enviable collection of owners, many with long-standing ties to the southern Gold Coast and the surf culture that has helped define Rainbow Bay and neighbouring Kirra for generations.

Given Gedoun's own background in surfing, it perhaps comes as little surprise that some of Australia's most recognisable surfers have chosen to buy into the development overlooking one of the country's most celebrated stretches of coastline.

Pezet Matheson directors Jayde Pezet and Todd Matheson launched the project in late 2021, and have managed the sales campaign all the way through to its sell-out and recent completion.

Former world champion Mick Fanning, who grew up in Coolangatta, secured an apartment in 2023. He paid&nbsp;$2.07 million. Last year he sold his Bilinga home for over $16 million.

Three-time world champion Joel Parkinson also purchased in the development, alongside big wave surfer Mark Mathews. Mathews bought the most expensive apartment in the building, spending just over $4 million.

Joining them is Rip Curl founder Doug Warbrick, whose company helped shape Australia's global surfing industry over the past five decades.

The appeal of Rainbow Bay has extended well beyond the surfing community.

International DJ Paul Fisher purchased an apartment through his investment vehicle, YLB Developments, an abbreviation of his trademark phrase "You Little Beauty".

The purchase comes as Fisher and his wife Chloe are developing their own luxury apartment project further north in Palm Beach. Their boutique beachfront development, Pescado, comprises just seven apartments on Jefferson Lane, which start from just shy of $6 million. The couple intend to retain the two-level penthouse as their Australian base between international touring commitments.

Melbourne Storm coach Craig Bellamy and his wife Wendy have also invested in Esprit, purchasing two apartments after spending decades holidaying on the southern Gold Coast. They also have a luxury apartment in Joe Adsett's Rockpool, less than 400m away from Esprit.

<h2>Boutique project draws owner-occupiers</h2>

Esprit launched in 2021 and sold strongly, with buyers drawn to its boutique scale, beachfront position and contemporary design.

The completed development comprises 94 apartments across 11 levels, offering expansive floorplans designed primarily for owner-occupiers rather than the investor market.

Crowning the building is Club Esprit, pitched as being the Gold Coast's first residential rooftop wellness centre. The roof features a&nbsp;25 metre magnesium lap pool, which is surrounded by wet daybeds and poolside cabanas,&nbsp;multiple barbecue areas,&nbsp;a yoga and relaxation play lawn, and a private dining room with a kitchen scullery, bar, lounges, and an outdoor terrace.

The wellness centre is&nbsp;fully equipped with a Technogym, ice bath, infra-red sauna, steam room, thermal room, and treatment room. The roof has views spanning&nbsp;Rainbow Bay, Snapper Rocks and the Pacific Ocean.

<h2>S&amp;S Projects continues to shape Rainbow Bay</h2>

S&amp;S Projects founder Paul Gedoun has become one of the key figures behind Rainbow Bay's evolution over the past several years.

After establishing S&amp;S Projects, Gedoun has focused on delivering lifestyle-driven apartment developments designed primarily for owner-occupiers seeking a permanent coastal home.

Esprit is Gedoun's third completed project in Rainbow Bay, following Flow and Awaken, both of which achieved record prices for the suburb.

He is now delivering <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, a 38-apartment development on Boundary Street that is currently selling, and has no plans to leave the precinct anytime soon. S&amp;S Projects has also lodged plans for its fifth Rainbow Bay development, an 88-apartment project on Boundary Street featuring a strong wellness focus.
