The many questions around whether negative gearing should be removed.
Let's look at some of the questions and the facts. 
1. Currently there are around 30% of the population who rent or around 7.2 million people who are either currently tenants or looking for accommodation. 
2. The government provides only around 4% of public housing for tenants.
3. The private sector provides around 96% of the properties for tenants through investment properties.
4. The ATO figures shows $13 billion in tax deductions claimed by property investors in FY2013.
5. That represents $4.3 billion lost in revenue to government at an average tax rate of 30 percent.
6. If private investors pulled out of property market and the burden of public housing fell more heavily on government, would it cost the government more than the $4 billion it currently gives up in tax. Where would the government get the funds to build these properties to replace the private investors when they are already in such debt 
7. The State governments collect millions of dollars in Stamp Duty and Land Tax due to the active trading and investing in all types of properties. Will the removal of negative gearing have a domino effect on the States economy?
8. Currently the real estate industry has replaced the slowing down in the mining industry. Do we risk killing off another industry and currently is helping the economy in light of the current government debt levels.
9. What happens to industries such as the blue collar industry carpenters, plumbers, electricians etc plus real estate agents and banks etc. if the private investors pulled out of the property market. 
10. Negative gearing applies to all other investments such as shares, businesses, companies and other investments. Is it legislatively possible to remove negative gearing from only one industry, the property investors and not from other investment like shares and business.
11. Negative gearing is simply a fancy term attributed to making losses. If one makes a loss it can be offset against other income.
12. This is the same argument put forward by Labor when they introduced the Mining tax on a booming mining industry. Some accused the Labor Govern= ment of having a "Tax it till it disappears" mentality. But what happens to economic growth if we tax our most productive industry.
13. Is Labor repeating the same mistake with the property industry. Tax it till it disappears.
14. Most property investors are not rich. Over 70% earn income at around $80,000pa or less.
15. Australia's population is aging and should we be encouraging people to become self funded by taking risks in investing in real estate and therefore not rely on an old age pension. The governments debt levels are unsustainable.
16. The great Hawke/Keating Labor government replaced negative gearing after 18 months when rents went through the roof and the waiting list for public housing doubled as private investors left the property market and created a huge shortage of rental properties.
17. Negative gearing means someone is paying out more than they are earning. In other words losing money. Why would anyone do that? It's in the hope that they can make up the losses and more, due to capital gain of the investment. This occurs not just in property but applies to those who invest in shares as well as in businesses and many forms of investments where there is prospect of capital growth.
18. So why would someone take such risks because there are no guarantees that the property market will increase greater than the losses suffered. Many property investors have lost hundreds of thousands dollars.
19. It's an extremely risky strategy and the risk applies across the board to other investments also.
20. It's made more risky if they cannot claim the losses like every other industry can. How can this be fair when one has to pay tax on capital gains but not the losses from negative gearing. It feels like the government wants it both ways.
21. Labor's call to reduce capital gains tax concession from 50% to 25%. But what if someone has made a capital loss. One cannot claim capital losses against other income. This has increased the risk to investing in real estate. Will the returns from real estate now be so low that it no longer becomes an attractive investment to put one's money into and what does the reduction is demand do to prices?
22. Is there sufficient incentive to attract investors back into property to help meet the demand for property and in order to keep both rents and prices down.
23. Our economy is not healthy. We have head winds coming out of Europe and USA. The global market is unstable. Is this a risk to our only industry that is keeping our economy going. Is this the right time to do this?
24. Are property investors discriminated against when one considers they pay stamp duty on purchase and pay land tax for owning it.
25. Share investors do not pay a "share tax" simply for holding the shares or stamp duty on purchase of shares. Share investors still are permitted to negative gear their portfolio.
These are the questions being asked by both sides of those for and those against getting rid of negative gearing.

Chinese buyers have helped drive huge price rises in Australia's property market, but the BBC reports Beijing is now trying to prevent its citizens from taking cash out of the country.
Reporter Julian Lorkin noted according to Chinese law, individuals can take a maximum of $50,000 (A$69,800; £35,000) out of the country.
"Chinese banks that once looked away when investors transferred money to outside China are now scrupulously applying rules about the transfer of capital overseas.
"This means fewer Chinese buyers can get enough money out of the country to buy expensive Australian real estate," the BBC said. 
Last year Chinese buyers spent a record A$12 billion on Australian property, with Dr Andrew Wilson, Domain's senior economist, saying China had been a very significant part of the market for the past few years, particularly for high rise apartments in Sydney.
Tim Lawless, from real estate analysts Corelogic, said many Chinese investors had brought money to Australia already, as they had planned to buy property there for several years.
Families could also team up to circumvent the US$50,000 foreign investment limit.
"That will sustain the property market," Mr Lawless said. "Chinese who have cash here are still interested in Australian property.
"However, they are looking for areas that might still have growth, like Melbourne or the Gold Coast. Sydney is past its peak, but prices haven't fallen off a cliff. "
Dr Wilson noted Chinese buyers were still active in Melbourne.

China cash supply for Australian property the 2016 mystery

The February Canberra Office briefing from Savills has noted the local market will continue to grow, albeit slowly, due to the recent completion of 'A grade' buildings in Forrest and Gunghalin.
As a result, according to the report, the recent speculative development cycle has closed with future office supply reduced significantly compared to previous years.
"Less than 10,000 square metres of new and refurbished space is currently under construction and/or due for completion by the end of 2016, with no further development in the immediate pipeline," the report notes, adding there is a significant level of ‘mooted’ supply overhanging the market but dependent on leasing pre-commitment. 
"Rents for new and near-new ‘A Grade' stock have been maintained at a stable level, although there has been a threat to Face Rent levels in the older ‘A’ Grade properties, and an associated volatility in the level of incentives on offer for this class of property.
"Rents for secondary grade stock are forecast to continue to be under pressure during 2016, with upward pressure on the level of incentives required to secure tenants for this class of property."

Canberra office market will grow, albeit slowly: Savills

Travel Agency, Classic Mooloolaba, has agreed terms on a new lease in Melbourne’s CBD in a deal negotiated by Savills Australia.
Located next to Coles Central, the Shop 5, 2-26 Elizabeth Street property comprises a 19square metre tenancy leased on a three year term with options at a rental in excess of $8600 per annum gross.  
According to Savills Australia Retail Executive, Jock Thomson, who brokered the deal with colleague Michael Di Carlo, the tenant, required a modern CBD premises with excellent exposure.
Mr Thomson said the deal represented great value for both the owner, Fivex Pty Ltd, and the tenant, which will have the opportunity to increase its trade through the enormous foot traffic and exceptional exposure to Elizabeth Street.

The NSW government's White Bay Power Station redevelopment in Sydney's inner-west has attracted 13 proposals.
The size of the offering, and decision to offer it substantially in one line, meant few bidders have any real prospect of securing the site.
Lendlease, who have teamed with Google, head the list after the first round of the sale closed last week.
Mirvac, which last year won the $1 billion Australian Technology Park development against stiff competition, also submitted a proposal.
And the Australian Financial Review noted a university consortium, headed by UTS and the UNSW, has maintained its interest.
The chief executive of UrbanGrowth NSW, David Pitchford, even dismissed the suggestion that a deal had been already struck with Lendlease and Google.
"We have 13 proposals from all over the world and the standard is very high," he said, although not bidding included Stockland, Brookfield and Grocon and international heavyweights like the China-based Aqualand, Dalian Wanda and Greenland.
UrbanGrowth is managing the process with sales assistance from Knight Frank.
The site has potential for mixed-use development, but involves serious expenses in remediation, transport infrastructure and restoration.

Lendlease and Google in box seat for White Bay Power Station site

Poorly performing Brisbane based property development company Devine has posted a $36 million after tax loss.
Its liabilities now exceed assets.
The developer, controlled by construction giant CIMIC, told the Australian Securities Exchange its primary focus was the completion of the strategic review and the upcoming discussions with its primary financier ANZ.
"Currently, there is uncertainty in regard to whether the group can continue to operate as a going concern to realise assets and discharge liabilities in the ordinary course of business."
The company said its results were "extremely disappointing" after three consecutive profit downgrades since August.
The company's chief executive, chairman and chief financial officer have all resigned with Devine's current chairman David Robinson, the only one of eight directors who remain at the company from last year.  
Devine, which has about 3000 shareholders, has also been subject to a takeover bid by CIMIC, with it highly likely that the company could end up delisting. 
The company which is subject to a takeover bid from its largest shareholder CIMIC, formerly Leighton Holdings, largely missed out on the apartment development boom in Brisbane.
Devine has 11,000 dwellings it can develop with about 2500 lots are in Gladstone.

Devine into losses as ANZ financing under cloud

Today's trophy home sale comes from Drummoyne where Crust Pizza founder Costa Anastasiadis and wife Lauren sold their home for $2.89 million.
Ray White Drummoyne selling agent Chris Wilkins and McGrath's Aladdin Hassen were expecting $2.5 million for the four bedroom property.
Costa bought the <a href="https://raywhitedrummoyne.com.au/nsw/drummoyne/1420391/" target="_blank">Gipps Street home</a> in 2008 for $1.02 million and renovated the backyard to include a swimming pool and entertaining area.
Previously a traditional 1920 bungalow, the home now comprises of a split level open living and dining area with a lower level theatre.
The couple are said to be trading up to the waterfront at Henley.
The Drummoyne home wasn't the only renovation project the couple have undertaken.
They paid $3.7 million for a waterfront mansion across the Parramatta River in 2009 and developed the home.
Anastasiadis opened the first Crust Pizza store in 2001 and has since opened around a further 120 store in 11 years.
He sold the company to Retail Food Group in 2012 for $41 million.

Malcolm Turnbull's tax change options have been narrowed by what the Canberra press gallery has dubbed as the dramatic partyroom intervention of Tony Abbott.
Some MPs believe it is now "practically impossible" for Turnbull to move on negative gearing in any way, now that Abbott has so clearly positioned himself.
It has been suggested Prime Minister Malcolm Turnbull has been corralled by his predecessor, Tony Abbott. 
The opposition leapt on Abbott's re-engagement, depicting it as a strategic "shirt-fronting" of a weakened Prime Minister by his predecessor.
The Age suggested Scott Morrison was caught in the middle haing previously referred to "excesses" in the negative gearing policy.
One MP said it was apparent that Abbott had come prepared - even testing election lines, which Turnbull would have no trouble using if he backs no increases. These were: a tax on super is an attack on elderly Australians; a tax on capital gains is an attack on battlers trying to get ahead; and, a tax on negative gearing is an attack on families.
Praising what he called Mr Turnbull's "brilliant" campaign against Labor's negative gearing changes, he warned the party room colleagues: "We can't go down this path ourselves."

Vitale breaks Byron Bay records with EADE sales flurry 

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

For apartment residents, that can present a challenge.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. What seems like a minor inconvenience can quickly become a recurring issue for residents who shop online regularly.

As a result, buyers are beginning to look beyond traditional apartment features and consider how a building supports day-to-day convenience, including whether there are secure options for receiving deliveries.

Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.

What does it really mean for a building to be 'green'?

A who's who of Australian surfing, business and entertainment has emerged on title records following the completion of Esprit Rainbow Bay, the latest boutique beachfront apartment development by former professional surfer Paul Gedoun's S&amp;S Projects.

The completed project has attracted an enviable collection of owners, many with long-standing ties to the southern Gold Coast and the surf culture that has helped define Rainbow Bay and neighbouring Kirra for generations.

Given Gedoun's own background in surfing, it perhaps comes as little surprise that some of Australia's most recognisable surfers have chosen to buy into the development overlooking one of the country's most celebrated stretches of coastline.

Pezet Matheson directors Jayde Pezet and Todd Matheson launched the project in late 2021, and have managed the sales campaign all the way through to its sell-out and recent completion.

Former world champion Mick Fanning, who grew up in Coolangatta, secured an apartment in 2023. He paid&nbsp;$2.07 million. Last year he sold his Bilinga home for over $16 million.

Three-time world champion Joel Parkinson also purchased in the development, alongside big wave surfer Mark Mathews. Mathews bought the most expensive apartment in the building, spending just over $4 million.

Joining them is Rip Curl founder Doug Warbrick, whose company helped shape Australia's global surfing industry over the past five decades.

The appeal of Rainbow Bay has extended well beyond the surfing community.

International DJ Paul Fisher purchased an apartment through his investment vehicle, YLB Developments, an abbreviation of his trademark phrase "You Little Beauty".

The purchase comes as Fisher and his wife Chloe are developing their own luxury apartment project further north in Palm Beach. Their boutique beachfront development, Pescado, comprises just seven apartments on Jefferson Lane, which start from just shy of $6 million. The couple intend to retain the two-level penthouse as their Australian base between international touring commitments.

Melbourne Storm coach Craig Bellamy and his wife Wendy have also invested in Esprit, purchasing two apartments after spending decades holidaying on the southern Gold Coast. They also have a luxury apartment in Joe Adsett's Rockpool, less than 400m away from Esprit.

<h2>Boutique project draws owner-occupiers</h2>

Esprit launched in 2021 and sold strongly, with buyers drawn to its boutique scale, beachfront position and contemporary design.

The completed development comprises 94 apartments across 11 levels, offering expansive floorplans designed primarily for owner-occupiers rather than the investor market.

Crowning the building is Club Esprit, pitched as being the Gold Coast's first residential rooftop wellness centre. The roof features a&nbsp;25 metre magnesium lap pool, which is surrounded by wet daybeds and poolside cabanas,&nbsp;multiple barbecue areas,&nbsp;a yoga and relaxation play lawn, and a private dining room with a kitchen scullery, bar, lounges, and an outdoor terrace.

The wellness centre is&nbsp;fully equipped with a Technogym, ice bath, infra-red sauna, steam room, thermal room, and treatment room. The roof has views spanning&nbsp;Rainbow Bay, Snapper Rocks and the Pacific Ocean.

<h2>S&amp;S Projects continues to shape Rainbow Bay</h2>

S&amp;S Projects founder Paul Gedoun has become one of the key figures behind Rainbow Bay's evolution over the past several years.

After establishing S&amp;S Projects, Gedoun has focused on delivering lifestyle-driven apartment developments designed primarily for owner-occupiers seeking a permanent coastal home.

Esprit is Gedoun's third completed project in Rainbow Bay, following Flow and Awaken, both of which achieved record prices for the suburb.

He is now delivering <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, a 38-apartment development on Boundary Street that is currently selling, and has no plans to leave the precinct anytime soon. S&amp;S Projects has also lodged plans for its fifth Rainbow Bay development, an 88-apartment project on Boundary Street featuring a strong wellness focus.
