The Brisbane-based Shayher Group are seeing high demand from locals at their recently launched Indooroopilly townhouse development Long Pocket.

The Jacaranda Place development bordering the Indooroopilly Golf Club in Brisbane will home 45 townhouses when completed in 2023.

With so much choice, searching for property can be a long and arduous process for some.

They can consume the whole of a Saturday, driving around properties, cramming through the door and spending five minutes in the property, maybe one minute with the agent in the company of others, before having to make the decision whether you want to buy.

Purchasing an apartment off the plan&nbsp;offers a different approach to property buying, through a more hands on and personable approach at the developers display suite of one of the apartments in the building.

Display suites give prospective buyers an insight as to how their apartment will look when construction is completed.

There are very different questions to ask when talking to an agent about an off the plan property purchase compared to an established property. Urban has wrapped up the top questions to ask when buying an off the plan apartment.

1. Who built the display, and will they be the same builder who will construct the development?

When buying any home, build quality is an important consideration.

The display suites are created to give prospective buyers an insights in to exactly what their apartment will look like on completion.&nbsp;

Knowing the builder this early one as well helps as then you can check the builder&#39;s track record of developments within the area, or even within the state. Go and visit some of the former developments, and see how close the completed build is compared to the renders which are usually available online.

2. Any developer incentives or stamp duty savings for the apartment I&#39;m looking at buying?

One of the biggest questions - how much money can I be saving?

Agents and developers are in the best position to highlight current government incentives which could help you shave thousands off your apartment purchase.&nbsp;

There may also be limited-time developer incentives if you buy the apartment before a certain date.

3. Is there a sunset clause in the contract? And when was the last time the developer enforced it?

A sunset clause is one of the most talked about contract stipulations&nbsp;in off the plan property.

Essentially, in the contract a developer will put&nbsp;a date on completion, which usually is well past the date the developers actually think&nbsp;construction will complete.

That&#39;s because if construction isn&#39;t completed before the date, the buyer, or the developer, have the legal right to pull out of the deal, with the buyer receiving their full deposit back.

The developer doesn&#39;t want to run over this date, in case the market dropped during construction and buyers want to pull out because their apartment is now worth less than when they paid.

On the flip side, and there have been occasions when this has happened which is why buyers need to be careful,&nbsp;developers can, and&nbsp;have, purposefully ran over the construction date so they can claim the apartment back. This can be due to price rises over the same period.

The developer would have the right to take the apartment back and then sell the apartment for a higher price.

4. What are the strata fees, and are they fixed?

Apart from the mortgage on the apartment, strata fees are one of the biggest ongoing fees for apartment owners.

It is important to know when going in to buying an apartment what the strata fees are, and more importantly whether they are fixed or whether there are plans for them to fluctuate.

The good news for off the plan apartments buyers, compared to those buying established apartments, is that the funds in the strata kitty, generally, won&#39;t have to be used to fix issues in the building given it will have only recently have been built and will be covered by a number of insurances.

Those buying apartments in buildings that may be 40 or 50 years old are likely to see the strata fund spent on maintaining and updating the building.

5. Who have been the predominant buyers in the apartment?

If you are intending on living in the apartment you buy and you&nbsp;want to live in the same development as people&nbsp;like you, whether a young professional, down-sizer or family, ask how many apartments have sold and to which demographic.

If there have been a number of investor purchasers in the development, ask how many and why the agent thinks this is the case.

At this point it will also be worth asking what the forecasted rental yield and rental income per week estimate they are quoting. Plans might change during construction of the development and the apartment may become an investment down the line.

6. Can I upgrade&nbsp;my apartment?

Depending on how far out the developer is from construction, many developers are open to buyers customising their apartments.

Generally there might not be whole sale changes which are wanted to be made by a buyer. Developers who have a solid pipeline of projects tend to know what they&#39;re doing when positioning bedrooms and bathrooms etc.

It might be that you&#39;d rather the built in kitchen appliances located elsewhere in the kitchen as to what has been mocked up in the display suite.

The question is also worth asking because some developers offer extra upgrade packages which could set your apartment from the rest. Think fixed outdoor barbecue kitchens, fireplaces, built-in study nooks or an upgrade in kitchen appliances.

There&#39;s of course the potential to buy neighbouring apartments and amalgamate before they are constructed as two apartments. The amalgamation, despite costing more than just a single&nbsp;apartment, will likely become bigger than that of any of the other&nbsp;apartments in the development.

What an off the plan buyer needs to ask when visiting a display suite

Summit 110, the Broadwater development by the property developer&nbsp;Centa Property Group, is approaching sell-out after its mid-2020 completion.

There's been a wave of sales since the turn of the year, with 27 apartments snapped up over the last six months or so.

Sales in the first three months of 2020 in the Rothelowman-designed tower were coming in at around two a week,&nbsp;RE Ventured agents Nikola and Rudi Scutti advised.

“We’ve experienced an upswing in sales over recent months with solid interest being shown in the remaining apartments,” Nikola said.

Downsizers have been taking a liking to the larger three bedroom apartments, while the&nbsp;two bed apartments proved more popular with owner-occupiers and first home buyers.

&nbsp;The price point on of the biggest drivers.

“At Summit buyers can buy a luxury two-bedroom apartment ready to move in for under $500,000," Nikola said, adding that buyers were&nbsp;surprised by the quality of finish, and the central location so close to the water and to major infrastructure.

Investors have also creeped back in to the market, with a mix wanting a holiday home, or a tenanted investment with a view to move to the Gold Coast permanently in a few years.

Rudi Scutti said the tight rental market is delivering these buyers yields of up to six&nbsp;per cent on Summit apartments.

“The few units that have been bought by investors were snapped up based on those returns alone,” Rudi said.

Brisbane is seeing continued growth in its apartment market, but&nbsp;Colliers Director of Residential Andrew Scriven says there&#39;s not been the same strength in the capital&nbsp;yet compared to the booming Gold Coast market just an hour south.

&quot;It&#39;s a more solid market in Brisbane at the moment, with good sales to owner-occupiers,&quot; Scriven says, and suggests for Brisbane to grow, they need investors to come back.

&quot;There&#39;s a bigger pool of people throughout the rest of Australia,&quot; Scriven said, highlighting the four million residents in SEQ and 21 million or so across the rest of the country. That&nbsp;investor pool is ultimately the most important&quot;.

Interstate investors are starting to come back in to the market, but only slowly, Scriven says.

&quot;The yields in Brisbane are&nbsp;still the highest out of all three states [Sydney, Melbourne and Brisbane], with some of the lowest vacancy rates in the country. Prices are half that of Sydney, and 30 per cent less than Melbourne.&quot;

Scriven noted that there&#39;s been a high price differential over the last year&nbsp;between established and off the plan apartments, which is offering further opportunity for value.

&quot;Over the last 12 months, the established apartment median&nbsp;has risen may be 10 per cent,&quot; Scriven says.

&quot;New apartments haven&rsquo;t risen at all over that time. There&#39;s a bit of a price differential which is starting to look like an opportunity for investors.&quot;

With limited action from interstate investors, sales have picked up to owner-occupiers, no more evident than at&nbsp;The Fernery, the mixed-use project in Ferny Grove in Brisbane&#39;s north.

&quot;There&#39;s been overwhelming success since launch in April&nbsp;from the local market, looking to either downsize, invest or secure something for the children. Most of them have come from a couple of kilometre radius.&quot;

The bureau^proberts-designed project, developed&nbsp;by the Townsville-based Honeycombes&nbsp;in partnership with their financier MaxCap, will comprise the 82 apartment block The Fernery, as well as&nbsp;a 12,000 sqm retail centre set next to the Ferny Grove train station.

Prices start from $352,500 for the one bedroom apartments, $399,000 for the two bed units and $620,000 for the three bedrooms.

Scriven says the mixed-use retail precincts is what buyers want in this day and age.

&quot;They&#39;ve got the butcher, the baker, the candlestick maker, all at their doorstep,&quot; Scriven says.

On the level of finishes and designs of the apartment development, Scriven suggests what The Fernery is offering is&nbsp;what you would typically find in the more premium apartment&nbsp;market areas such as Newstead and New Farm.

Construction is due to commence of the residential and retail components in the coming months, with Broad Construction appointed to handle the build. Completion is slated for late 2023.

Scriven suggests that construction dates, completion dates and builder appointments are&nbsp;what people want to hear when it comes to buying off the plan developments, particularly mixed-use precincts.

There&#39;s been a bit of expat interest&nbsp;across Brisbane, but that&#39;s primarily been focused on the housing market.

&quot;What we have seen is expats have come back, particularly Australian&nbsp;citizens in Sydney and Melbourne.&nbsp;There&#39;s been around 440,000&nbsp;Australian&#39;s come back from overseas over the 12 moths to Feb or March. All those people are living someone, or they&#39;ve bought.

There was a bit of expat interest in the boutique St Lucia riverfront, 160 Macquarie Street.

Scriven suggested that as a city and potential place of residence,&nbsp;Brisbane has come out of the COVID pandemic as well as any other capital.

The Gold Coast developer Raptis has officially lodged plans for its newest Gold Coast tower.

They've secured a prime development site in Broadbeach at 6-8 George Avenue, next to the Pacific Fair Shopping Centre in the heart of the coastal hotspot.

The busy Sydney-based architecture firm Koichi Takada Architects, who have taken on a number of projects on the Gold Coast in recent months,&nbsp;have designed the 40 storey building.

Takada referenced their Sydney project Infinity Square, delivered by Mirvac at Green Square, in the design statement. It&nbsp;had similar lush greenery toward the top end of the tower.

The tower will comprise 134 apartments, made up of 64&nbsp;two beds and 64 three beds. There will be four sub penthouses and two penthouse apartments.

The resident amenities on level three will feature a 20 metre pool met with outdoor lounges, a gym and sauna,&nbsp;resident's lounge, kids club, and a communal dining area.

Koichi Takada Architects has been designing more and more apartment developments across&nbsp;coastal Queensland. There was huge success at the luxury FORME development The Norfolk at Burleigh Heads.

FORME&nbsp;managing director David Calvisi&nbsp;said the building has quickly become an icon, with the architecture flooding social media. Even the popular beach photographer&nbsp;Aquabumps have prints available of the iconic facade.

They've signed Takada on again to create <a href="/news/qld/tower-reveal-burleigh-heads-set-for-new-koichi-takada-apartment-tower-by-forme">their newest project at 96 The Esplanade</a>, also in Burleigh Heads. The The new development will home 23 half-floor apartments of around 220 sqm, as well as three full-floor residences with around 440 sqm of space.

The proposed development at 6-8 George Avenue, Broadbeach aims to create a landmark architectural feature, highlighting the characteristics of its natural context and enhancing the Broadbeach skyline. Located less than five minutes walk from the nearby Kurrawa Beach and Parklands, this building is ideally located to take advantage of the Gold Coast lifestyle.

The site enjoys easy access to shops, restaurants, transport hubs and night life both in Broadbeach and nearby Nobby Beach and Surfers Paradise. The site is also well connected to schools and public facilities. In seeking to address this context, the proposal has taken cues from the nearby beach parklands. The green walkways, rolling banks and leafy dunes of Kurrawa Parklands are mirrored in the development. The tower is treated to the east and west with dense, leafy terraces and planters, creating a visual extension to the parklands below.

The repetition and regularity of these green terraces echo the tree lined, beach front pathway that connects Broadbeach to its neighbouring suburbs. A sculpted, green finial caps the tower, tapering away from the parkland below and lends the building the form of the Norfolk Pine. This appeal to the local context is further addressed in the materiality of the tower. At street level, the podium is characterised by lush planting, offset with a soft palette of natural finishes and materials. Natural stone cladding and paving at the ground level hint at the neighbouring beach.

These tones are offset with soft white render and white batten screening to the podium, while the cascading planting above provides movement and colour to the façade. Recessive elements are treated with dark finishes to further emphasise the natural palette. This materiality and form has been continued into the private spaces of the building. The apartments have been designed to maximise access to natural light and ventilation. To the east and west, operable glazing can be opened to the perimeter planters allowing for seamless views over a green verge to the surrounds.

This proposal also seeks to be sympathetic to its local built form. The site is neighboured primarily by residential buildings of varying scale and character. To the north, the Broadbeach centre features several prominent residential towers, most notably the 40 and 50 storey Oracle towers. Immediately north-east of the site, opposite the parkland is the iconic Carmel by the Sea and the recently constructed Elysian Broadbeach.

To the south-east is Ultra Broadbeach, a 32 storey hotel. Generous tower setbacks maintain the form and amenity of the area, while the tower significantly enhances the public realm. 6-8 George Avenue has been designed to enhance and protect the natural and built character of Broadbeach. It is hoped this development will be a landmark enjoyed by all Gold Coast residents and become a catalyst for quality development to come.

Tower reveal: Raptis set for new Broadbeach, Gold Coast apartment tower

Plans have been submitted to the Gold Coast City Council for a&nbsp;new residential apartment development in Palm Beach.

The boutique project at 1245 Gold Coast Highway, dubbed Aqualina, has been lodged by the Sydney-based development firm Emicon, ran by the Saab family.

Aqualina is&nbsp;Emicon&#39;s first project on the Gold Coast, and the first outside of New South Wales. They&#39;ve previously created apartment projects in Parramatta&nbsp;and Umina Beach on the Central Coast, with a number of projects in the pipeline across Sydney.

Emicon was incorporated in November 1994. Prior to this the company had been operating under its previous name of E &amp; G Saab Constructions for over 20 years.

The Gold Coast tower, designed by BDA Architecture, will only home three bedroom apartments, just two on each of its eight levels.

The site is located at the Northern End of Jefferson Lane, with access currently located off the Gold Coast Highway, between 15th &amp; 17th Avenue, Palm Beach. The site is 756m&sup2; in area and has unobstructed beach-front views. A two storey apartment block currently occupies the site. The site is bounded to the north by a two storey holiday home with a mix of 2, 3 and 9 storey residential buildings further to the north. The site is bound to the south by a two storey block of units and has close walking distance to public transport along the Gold Coast highway corridor.

Overview

Positioned along Jefferson Lane at Palm Beach, the project will enjoy the amenity of the beach-front and close proximity to shops, cafes and restaurants in the Palm Beach precinct. The site has unobstructed views to Burleigh Headland and south to Coolangatta coastline. This project offers high quality residential apartments with two units per floor level. The apartments provided are large liveable apartments that can cater for families and focus on maximising natural ventilation and natural light.

Tower reveal: Sydney developer lodges plans for Palm Beach apartment tower

The Polish community has long been associated with the inner-west Sydney suburb of Ashfield, going back to the end of the second world war, shortly after the Polish settlers arrived.

Over the years, The Polish Club has evolved and has become a landmark in the area on its Norton Street site.

Now Deicorp, in partnership with the Polish Club, will transform the site in to a mixed-use precinct with a brand new&nbsp;club which will cover more than 1,800 sqm and will home a number of bars, restaurants,&nbsp;a meeting room and facilities for club members.

The residential component will be known as The Anders, and will comprise 88 apartments designed by Nordon Jago.

The Anders is&nbsp;named after Polish General Władysław&nbsp;Anders, who was a prominent military leader in the Polish army during the Second World War.

Deicorp <a href="/news/nsw/deicorp-top-out-westmead-project-highline">recently&nbsp;topped out Highline</a>, the first stage of their&nbsp;Greater Western Sydney project Westmead Rise.

The residential component of the redevelopment will be known as The Anders, and will comprise 88 apartments designed by Nordon Jago.

The longstanding Melbourne developer DeGroup&nbsp;are set to launch&nbsp;Sprout Richmond, a boutique collection of townhomes in the heart of Richmond.

The Glass Street&nbsp;development, just off the bustling Swan Street, comprises 15 townhouses in total. The 13 two-bedroom residences start from $999,000, and the two three-bedroom homes are priced at $1,499,000.

Bricks &amp; Mortar founder and selling agent Sahil Bhasin sold out&nbsp;DeGroup&rsquo;s most recent project Fitzrovia, a development of&nbsp;17 townhouses on Fitzroy&#39;s Kerr Street in just eight&nbsp;weeks.

He expects Sprout Richmond to follow suit, with the&nbsp;three level townhouses&nbsp;appealing to&nbsp;young professionals in their 30&#39;s due to their proximity to Swan Street.

&ldquo;The homes are a walker&rsquo;s paradise, with restaurants, cafes, bars, shops and amenities in abundance,&rdquo; Bhasin&nbsp;said.

DeGroup worked with award-winning&nbsp;builder Mancini Made to ensure the townhouses are sustainable throughout, from the&nbsp;durable Colorbond cladding and&nbsp;rainwater plumbed toilets, to the energy efficient appliances and double glazed windows and glass sliding doors.

Some of the residences, with architectural influences from Haskell Architects, have achieved a 6.7 Star NatHERS rating, translating to reduced carbon footprints for residents and significant cost savings on energy bills.

It&#39;s an important focus&nbsp;for DeGroup, whose executive director Ben DeLutis&nbsp;ranks sustainable living&nbsp;as one of the company&#39;s highest priorities.

&quot;Sustainable living is no longer an option, it is absolutely integral to our process and planning,&quot; DeLutis says.

The townhouses, set for completion in early 2022, are set in landscaping by the landscape architect Phillip Withers.

About the developer

DeGroup has been operating since 1973 when it was founded by its executive chairman Colin DeLutis.

The family-ran company, whose executive director is Ben DeLutis, Colin&#39;s son, is made up of three divisions; the property development division, which manages and develops residential, retail, hospitality and commercial properties; investment division which owns and actively manages over 40 investments; and group of companies division which comprises several operational businesses.

They have previously developed the residential projects Lygon Place in East Brunswick and&nbsp;211 Dorcas Street in South Melbourne.

DeGroup set to launch Sprout Richmond townhouses

The property&nbsp;developer Land Real&nbsp;are offering $20,000 savings on all of their two and three bedroom apartments at their South Kingsville development, Newport Village.

The limited time offer will see prices for the two bedroom apartments drop from $575,000 to $555,000 and three beds from $900,000 to $880,000.

One bedroom apartments are priced from $435,000.

There are only 34 apartments in the SJB-designed&nbsp;Blackshaws Road development, which will feature a number of townhouses that are expected to be released this year.

SJB have designed the apartments so every apartment takes in views of Newport Lakes Reserve and Ducrow Reserve.

The building is crowned with a resident rooftop terrace, complete with barbecue facilities.

Heritage-led design anchors Far East Consortium’s 640 Bourke St, Melbourne

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

“Buyers are increasingly seeking apartments that genuinely replace a standalone home, and this penthouse delivers that with its size, privacy, and direct ocean frontage.”

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

“Nobby’s has such an iconic energy, it’s one of those rare pockets of the Gold Coast where the community, the beach, and the streets all feel connected,” Ghoniem says.

"Responding to the neighbouring coastline, soothing curves add a relaxing regional overlay, while unique detailing really sets it apart. It’s a place that feels lived in from the moment you step inside.”

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Sydney’s YSG Studio makes Gold Coast multi-residential debut with BIG Projects at The Frederick

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Sitting atop the building will be two 320+sqm penthouses with private rooftop terraces, which are expected to be priced between $9 - $11 million.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

ALTA Property was launched by Nigel Givoni in 2023, bringing over 25 years of experience in multi level residential delivery.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;
