Buyers have snapped up all 14 blocks on launch in the latest Ellendale land release from Cedar Woods, as the Brisbane market continues to gather steam.

The lots, ranging between $399,000 and $643,000, sold out following a two-week expressions of interest&nbsp;campaign. There were around 150 interested buyers in the small lot release.

The quick-fire sales come&nbsp;after CoreLogic revealed Brisbane house prices continued their upward trend in July, rising by two&nbsp;per cent for a total gain of 15.9 per cent in the past 12 months on the back of sustained high demand.

Cedar Woods Development Director Peter Starr said Ellendale continued to be a highly sought-after lifestyle offering.

&ldquo;The sellout again signals the strength of the Brisbane market and the appeal of the Ellendale community,&rdquo; Starr said.

&ldquo;We decided to embark on an expressions of interest campaign for the first time for this new release, we considered this the fairest way to manage the significant demand we&rsquo;ve been experiencing for new land in Ellendale.

Demand spikes for land in Brisbane as Cedar Woods secure sales at Ellendale land release

One of the biggest trends in 2021 was developers going above and beyond to make sure their development was crowned by a luxury penthouse, with the majority expecting to see a sale in the double digits.

Given the shift in demand from one-bedroom holiday makers to the three-bedroom plus owner-occupier market, developers are ensuring there&#39;s high end penthouses or sub-penthouses, even in high density projects.

We&#39;ve had a look at some of the best penthouses on the market from the south of the Gold Coast in Coolangatta to Surfers Paradise and Chevron Island.

<h2>Sea, Burleigh Heads 
Developer: Forme 
Price: $16&nbsp;million</h2>

There&#39;s a $16&nbsp;million price tag on the two-level penthouse crowning Forme&#39;s Koichi Takada-designed Sea, facing Burleigh Beach on The Esplanade.

Koichi Takada also&nbsp;handled&nbsp;the design of Norfolk, which was a hit across the country. The curved facade even became one of the famous Bondi-based Aquabumps prints, going viral on Instagram and being featured by design blog Dezeen.

Spanning 494&nbsp;sqm including terracing on the 14th level, the penthouse will have four bedrooms, including a&nbsp;master suite with walk in wardrobe and an ensuite with double shower and double vanity.

It will feature over three&nbsp;metre ceilings&nbsp;and windowed walls offering unrivalled views across the ocean and distant Gold Coast skyline, as well as two living spaces.

The South East Queensland developer&nbsp;Spyre Group&nbsp;is set to create one of the Gold Coast&#39;s most expensive boutique apartment projects.

Glasshouse, a collection of just three house-sized apartments, will be crowned with a multi-level penthouse, featuring its own private rooftop with swimming pool.

Developer: ASF Group</h2>

ASF Group netted a near $9 million buyer for one of their tri-level penthouses. There are two penthouses in the boutique block of just 16 on The Esplanade, just across the road from the beach.

Developer: Bensons Property Group 
Price: $15 million</h2>

Late last year the Melbourne-based Bensons Property Group released their higher levels to the market of their Chevron Island tower, Chevron One.

To be the only true high-rise tower on Chevron One having been approved before stricter height limits were set on the exclusive Gold Coast island, Chevron One will soar 41 levels in to the sky.

The special penthouse crowning the development isn&#39;t actually for sale. That two-level space,&nbsp;spanning levels 40 and 41 with&nbsp;nearly 2,000 sqm of living space, the Gold Coast&#39;s largest ever penthouse, will be&nbsp;retained by&nbsp;Bensons&nbsp;Property Group&#39;s Chairman&nbsp;Elias Jreissati.

They&#39;ve just launched the two-level penthouse, with a price tag of $16.75 million.

The priciest penthouse to hit the market last year was the sprawling apartment atop the 14-level DE-LUXE in Burleigh Heads.

They Sydney-based developer Weiya Holdings, who are transforming the Old Burleigh Theatre in to 28 apartments and two beach houses, slapped a $23 million price tag on the 1,200 sqm of space, which will have six bedrooms.

There will be a number of living areas, a walk-in wine cellar and whisky room, a luxury cinema, expansive library, a sauna and steam room, a private gym, and a sky garden feature.

One of the most striking features will be the glass pool next to the living space.

Chevron One, set to reign as Chevron Island's only luxury high-rise apartment tower, is about to achieve another level of luxury the Gold Coast hasn't seen before.

The Melbourne-based Bensons Property Group has released its Sky Home collection, starting from levels 31 and rising to level 41, soaring nearly 100 metres in the air. Bensons hadn't released the high-level apartments, but are now seeing&nbsp;high demand in ultra-luxury, large apartments in the sky.

When complete, Chevron One will be the tallest tower on the exclusive island, and the tallest there ever will be, with the Gold Coast City Council two years ago bringing in strict planning laws, limiting future apartment projects to 33 metres, or 12 storeys.

Crowning the development will be the Gold Coast's largest ever penthouse. The two-level penthouse, spanning levels 40 and 41, will have nearly 2,000 sqm of living space, which will make it around double the next biggest apartment.

There's the opportunity for the high-end buyer to grab the sub penthouse, which would rank as one of the biggest on the Coast, offering nearly 1,000 sqm of space. That will have five bedrooms, five bathrooms and four car garaging, and is priced at just shy of $25 million. Its size puts it near the now 10-year old Soul penthouse, which recently sold for $15.75 million.

Speaking to Urban, Bensons Property Group sales and marketing manager Andrew Crichton said he's getting a lot of high end enquiry from Sydney and Melbourne, particularly downsizers whose kids have left home.&nbsp;&nbsp;

There's been particular interest from Potts Point, one of Sydney's most affluent suburbs.

Working with Marchese Partners, the Sky Home floor-plates start from over 130 sqm for the two-bedroom apartments, which are priced from $1.5 million.&nbsp;

There's a number of three and four-bedroom Sky Homes, some spanning half and full-floors. Four-bedroom apartments, with over 360 sqm of living space, are priced from $7.25 million.

Marchese Partners made the view the hero in the design of the tower, with floor-to-ceiling windows and doors out to balconies that offer uninterrupted and never-to-be-built-out views across Surfers Paradise.&nbsp;

The kitchen benchtops will be finished with Calacatta inspired stone, and some will feature a butler's pantry, Sub Zero wine fridges, even dedicated full wine rooms.

Chevron One adds further level of luxury, with the new Sky Homes release featuring the Gold Coast’s biggest ever penthouse 

The Brisbane-based&nbsp;developer&nbsp;Marquee&nbsp;Developments are making their first play on the Gold Coast.

Their latest plans submitted to the Gold Coast City Council will see a luxury high-rise tower developed at 17 Federation Avenue in Broadbeach, their first in the central Gold Coast suburb.

There will be just 22 apartments across the 20-level, 62 metre tower, crowned by a massive two-level penthouse.

Hayes Anderson Lynch Architects have drawn up the plans for the 62 metre building, which is targeted at the owner-occupier, with six two-bedroom apartments, six three-bedroom apartments and 10-four bedders.

Levels two to seven will home two apartments per floor, then from level eight upwards will be nine whole-floor, four-bedroom apartments, each with over 290 sqm of living space and a media room. The building is oriented so the balconies capture views of the ocean to the south-east, and south-west to the hinterland.

The four-bedroom penthouse spans the top two levels. The bedrooms are located on the first level, then stairs from the library space lead to the upstairs living areas. The open plan kitchen and living area opens to a 30 sqm balcony, while a second lounge area opens to a 70 sqm terrace with its own private pool.

Each of the three bedroom apartments will&nbsp;have a master with walk-in wardrobes and balconies starting from over 16 sqm.

The ground level will offer residents 230 sqm of communal space and amenity, including a swimming pool and&nbsp;spa, dining and barbecue area and a lounge /cinema room.

Marquee, not to be confused with Marquee Development Partners who exclusively operate in the area, secured the 632 sqm site, mid-way along Federation Avenue, between the intersections of Australia Avenue to the north and Queensland Avenue to the south, early this year for $3.69 million. Currently on the site is the mid 1970s apartment building Marmadua, a three-storey walk up with basement parking underneath.

Marquee's track record is a successful one in Brisbane.

Founded in 2012 by Nick Madden and John Langford-Ely, Marquee's patch has primarily been in the luxury townhouse space just outside of the Brisbane CBD.

The tower form and materiality combined delivers a slender tower with horizontal façade treatments, extensive balconies with recessed glazing lines and materials (including colour palette) that presents a high-quality architectural finish, enhancing the visual interest and character of the built form in its context to deliver a desirable city form outcome and a positive addition to the streetscape character Federation Avenue.

The busy Sunshine Coast developer Cube Developments has seen an unprecendented uptake in apartments over the last six weeks, securing nearly $16 million in sales in their Birtinya apartment development, Seasons.

The keenest buyers have been first home buyers and investors, who have been attracted to&nbsp;the affordable $499,000 entry point for a two-bedroom apartment in the Cottee Park-designed development.

There&#39;s been 25 sales in the past six weeks or so in the first stage release. Now Cube are looking at launching stage two.

Scott Juniper, Cube&#39;s director, said buyers have been attracted to the project&#39;s plethora of amenities and location.

RBA Governor Statement

At its meeting today, the Board decided to:

maintain the cash rate target at 10&nbsp;basis points and the interest rate on Exchange Settlement balances of zero per&nbsp;cent

maintain the target of 10&nbsp;basis points for the April 2024 Australian Government bond

purchase government securities at the rate of $4&nbsp;billion a week and to continue the purchases at this rate until at least mid February 2022.

Prior to the Delta outbreak the Australian economy had considerable momentum. GDP increased by 0.7&nbsp;per&nbsp;cent in the June quarter and by nearly 10&nbsp;per&nbsp;cent over the year. Business investment was picking up and the labour market had strengthened. The unemployment rate had fallen below 5&nbsp;per&nbsp;cent and job vacancies were at a high level.

The recovery in the Australian economy has, however, been interrupted by the Delta outbreak and the associated restrictions on activity. GDP is expected to decline materially in the September quarter and the unemployment rate will move higher over coming months. While the outbreak is affecting most parts of the economy, the impact is uneven, with some areas facing very difficult conditions while others are continuing to grow strongly.

This setback to the economic expansion is expected to be only temporary. The Delta outbreak is expected to delay, but not derail, the recovery. As vaccination rates increase further and restrictions are eased, the economy should bounce back. There is, however, uncertainty about the timing and pace of this bounce-back and it is likely to be slower than that earlier in the year. Much will depend on the health situation and the easing of restrictions on activity. In our central scenario, the economy will be growing again in the December quarter and is expected to be back around its pre-Delta path in the second half of next year.

Notwithstanding the strong economic and labour market outcomes pre-Delta, wage and price pressures remain subdued. Over the year to the June quarter, the Wage Price Index increased by just 1.7&nbsp;per&nbsp;cent.

Housing prices are continuing to rise, although turnover in some markets has declined following the virus outbreak. Housing credit growth has picked up due to stronger demand for credit by both owner-occupiers and investors. Given the environment of rising housing prices and low interest rates, the Bank is monitoring trends in housing borrowing carefully and it is important that lending standards are maintained.

Very accommodative financial conditions will continue to support the recovery of the Australian economy. Borrowing rates are at record lows, sovereign bond yields are at very low levels and the exchange rate has depreciated over recent months. The fiscal responses by the Australian Government and the state and territory governments are also providing welcome assistance in supporting household and business balance sheets.

The Board&#39;s decision to extend the bond purchases at $4&nbsp;billion a week until at least February 2022 reflects the delay in the economic recovery and the increased uncertainty associated with the Delta outbreak. The Board will continue to review the bond purchase program in light of economic conditions and the health situation, and their implications for the expected progress towards full employment and the inflation target. These bond purchases, together with the low level of the cash rate, the yield target and the funding that has been provided under the Term Funding Facility, are providing substantial and ongoing support to the Australian economy.

The Board is committed to maintaining highly supportive monetary conditions to achieve a return to full employment in Australia and inflation consistent with the target. It will not increase the cash rate until actual inflation is sustainably within the 2&nbsp;to 3&nbsp;per&nbsp;cent target range. The central scenario for the economy is that this condition will not be met before 2024. Meeting this condition will require the labour market to be tight enough to generate wages growth that is materially higher than it is currently.

RBA holds rates, turnover declines following the virus outbreak: RBA Governor Philip Lowe's September 2021 meeting statement

The RBA has held interest rates at a record low 0.1 per cent at its September meeting.

RBA Governor Philip Lowe&#39;s said that housing prices are continuing to rise, although turnover in some markets has declined following the virus outbreak.

In Finder.com.au&#39;s monthly RBA Survey, AMP Capital chief economist Shane Oliver said the lockdown and its hit to the economy&nbsp;has further delayed the time when the effective RBA conditions &ndash; full employment and 3% or more wages growth to sustain 2-3% inflation &ndash; will be met to justify a rate hike.

Commentator Saul Eslake said he takes the RBA at its word&nbsp;when it says it won&#39;t begin tightening monetary policy until the labour market is sufficiently tight to generate wage inflation that&#39;s sufficiently strong to push &#39;underlying&#39; consumer price inflation sustainably into the 2-3% target range.

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.
