The Sydney apartment market has continued its forward momentum, posting further 1.8 per cent gains over May,&nbsp;the monthly Hedonic Home Value Index from property data firm CoreLogic found.

It was a further uplift from last month when values rose 1.3 per cent. Over March values rose 2.1 per cent, which takes their rolling quarterly gains&nbsp;to 5.3 per cent.

The median apartment value across the Harbour capital is now around $50,000 higher than it was at the start of 2021, having jumped from $734,000 to $781,000 over the last five months.

June 2021: How did Sydney apartments perform over May?

Melbourne apartment values soared past the $600,000 median over May after&nbsp;0.8 per cent value growth, the monthly Hedonic Home Value Index&nbsp;from property data firm CoreLogic found.

The continued growth follows one per cent gains over April and 2.1 per cent in March.

The solid May performance takes the quarterly apartment gains across the Victorian capital to 3.6 per cent and the median apartment price to $605,000, well up from the $577,000 median at the start of 2021.

Despite the increase in newly advertised residential properties across the country, sales activity has also increased. CoreLogic estimates sales activity over the three months to May was tracking about 37% higher than the five-year average.

&ldquo;The sales to new listings ratio remains around 1.1, meaning for every new listing there is more than one sale occurring,&rdquo; Lawless said,

&ldquo;This rapid rate of absorption is keeping advertised inventory levels extremely low, despite the rise in new listings. As a consequence, vendors remain in a strong selling position while buyers have a weak 
position at the negotiation table.&rdquo;

The RBA have held interest rates at a record low 0.1 per cent at the June meeting.

RBA Governor Philip Lowe noted in his meeting statement the increased borrowing by investors in the housing market.

&quot;Housing markets have strengthened further, with prices rising in all major markets. Housing credit growth has picked up, with strong demand from owner-occupiers, especially first-home buyers,&quot; Dr Lowe said.

Finder&#39;s RBA Cash Rate Survey found that over three quarters of experts surveyed believe the cash rate won&#39;t rise until Q4 2022 or later.

Around 60 per cent of experts expect the cash rate to increase in 2023 or later.&nbsp; Just under 10 per cent believe the cash rate could increase before the end of 2021.

AMP Capital chief economist Shane Oliver said that while the economic recovery is faster than expected, the RBA&rsquo;s conditions for a rate hike are still far from being met.

&quot;The jobs market is still a long way from full employment, wages growth at 1.5% is way below the 3% plus pace necessary to sustain two to three per cent&nbsp;inflation and in any case inflation is still well below its target zone. So a rate hike remains some time off.&quot;

Despite market sentiment, and the RBA&#39;s steadfast view rates won&#39;t move until 2024, banks across Australia have been hiking their four-year fixed home loan rates.

According to Ratecity, at the start of the year&nbsp;were 32 four-year fixed rates under two&nbsp;per cent, including from three of the big four banks. Following BankVic&#39;s recent hike, there now isn&#39;t a single lender offering under two per cent for a four year fixed.

RateCity.com.au research director, Sally Tindall, said the pack was tightening as some lenders took some record low rates off the table, while others trimmed rates to become more competitive.

&ldquo;A number of record low rates have been relegated to the history books over the last two months, as lenders took some of the lowest rates off the table,&rdquo; Tindall&nbsp;said.

&ldquo;There are now just two rates that are still at record lows &ndash; Reduce Home Loan&rsquo;s variable rate at 1.77 per cent and BCU&rsquo;s 1-year fixed rate at 1.67 per cent. All the other lowest rates have been hiked.

&ldquo;We expect more fixed rates will rise after the RBA&rsquo;s term funding facility wraps up at the end of this month and we edge closer to the next cash rate hike.&quot;

At its meeting today, the Board decided to maintain the current policy settings, including: the targets of 10&nbsp;basis points for the cash rate and the yield on the 3-year Australian Government bond; the parameters of the government bond purchase program; and the rate of zero per&nbsp;cent on Exchange Settlement balances.

The global economy is continuing to recover from the pandemic and the outlook is for strong growth this year and next. The recovery remains uneven, though, and some countries are yet to contain the virus. Global trade in goods has picked up strongly and commodity prices are mostly higher than at the start of the year. However, inflation in underlying terms remains low and below central bank targets.

Sovereign bond yields have been steady recently after increasing earlier in the year due to the positive news on vaccines and the additional fiscal stimulus in the United States. Medium-term inflation expectations have lifted from near record lows to be closer to central banks&#39; targets. The 3-year government bond yield in Australia is consistent with the Board&#39;s target and lending rates for most borrowers are at record lows. The Australian dollar remains in the upper end of the range of recent years.

The economic recovery in Australia is stronger than earlier expected and is forecast to continue. The Bank&#39;s central scenario is for GDP to grow by 4&frac34;&nbsp;per&nbsp;cent over this year and 3&frac12;&nbsp;per&nbsp;cent over 2022. This outlook is supported by fiscal measures and very accommodative financial conditions. An important ongoing source of uncertainty is the possibility of significant outbreaks of the virus, although this should diminish as more of the population is vaccinated.

Progress in reducing unemployment has been faster than expected, with the unemployment rate declining to 5.5&nbsp;per&nbsp;cent in April. Job vacancies are at a high level and a further decline in the unemployment rate to around 5&nbsp;per&nbsp;cent is expected by the end of this year. There are reports of labour shortages in some parts of the economy.

Despite the strong recovery in the economy and jobs, inflation and wage pressures are subdued. While a pick-up in inflation and wages growth is expected, it is likely to be only gradual and modest. In the central scenario, inflation in underlying terms is expected to be 1&frac12;&nbsp;per&nbsp;cent in 2021 and 2&nbsp;per&nbsp;cent in mid&nbsp;2023. In the short term, CPI inflation is expected to rise temporarily to be above 3&nbsp;per&nbsp;cent in the June quarter because of the reversal of some&nbsp;COVID-19-related price reductions.

As foreshadowed last month, at its July meeting the Board will consider whether to retain the April 2024 bond as the target bond for the 3-year yield target or to shift to the next maturity, the November 2024 bond. The Board is not considering a change to the target of 10&nbsp;basis points. At the July meeting the Board will also consider future bond purchases following the completion of the second $100&nbsp;billion of purchases under the government bond purchase program in September. The Board continues to place a high priority on a return to full employment.

The date for final drawings under the Term Funding Facility is 30&nbsp;June 2021. So far, authorised deposit-taking institutions have drawn $134&nbsp;billion under this facility and a further $75&nbsp;billion is available. The facility is providing low-cost fixed-rate funding for 3&nbsp;years and so will continue to support low borrowing costs until mid&nbsp;2024.

The Board is committed to maintaining highly supportive monetary conditions to support a return to full employment in Australia and inflation consistent with the target. It will not increase the cash rate until actual inflation is sustainably within the 2&nbsp;to 3&nbsp;per&nbsp;cent target range. For this to occur, the labour market will need to be tight enough to generate wages growth that is materially higher than it is currently. This is unlikely to be until 2024 at the earliest.

Prospective house buyers across Sydney are continuing to pivot their property search away from houses, which continue to reach record highs.

CoreLogic recently conducted a study which found 99.9 per cent of houses across Sydney were unaffordable for a quarter of city residents. Houses in more than 1000 suburbs across Sydney were out of reach for the bottom 25 per cent of income earners.

The median unit price across Sydney is now some 66 per cent lower than Sydney&#39;s median house price which has soared past its record highs.

It&#39;s pushed potential house buyers who are becoming priced out of the housing market&nbsp;toward the apartment market, which is still showing continued growth, however not as strong as the housing market.

Crown Group have reported a spike in sales at their Waterloo project Mastery by Crown, after seeing a 200 per cent increase in traffic and sales in the last two months.

The majority of buyers have been first home buyers not restricted by budget who have held out waiting for a premium first purchase as well as young professionals wanting to live close to the CBD and enjoy all of the conveniences of an inner-city lifestyle.

They&#39;ve lodged plans with the Gold Coast City Council for a new apartment tower in the heart of Surfers Paradise, to be called Coast.

The new tower at 43 Garfield Terrace will rise 35 levels if it gets sign off from the local council and will home just 49 apartments.

The plans by PBD Architects have just two apartments per floor. There will be 36 half floor apartments, two double storey sky homes, 10 full floor sub penthouses and a three level penthouse crowning the development.

Tower reveal: Sammut lodge plans for $200 million Surfers Paradise apartment tower, Coast

The Brisbane developer Pikos Group have secured approval for three residential towers in Kangaroo Point.

Pikos had to get sign off from the&nbsp;Land and Environment Court for the ambitious Lambert Street development after a number of complaints from local residents.

The team at Pikos engaged with council and addressed the issues raised within the community for a successful outcome.

&ldquo;We are delighted council has recognised the overall merits of our development and we can now move forward with a benchmark project that will enhance the inherent charm of Kangaroo Point and its future growth,&rdquo; said Pikos Property Group head Pedro Pikos.

&ldquo;The Pikos team is now gearing up to deliver the project and we expect work to commence as early as next month&rdquo; he said.

The project at 108 Lambert Street will see three towers built on the 5285 sqm site.

Kris Kowalski Architects, who designed 300 apartments in the Fortitude Valley&nbsp;tower 289 Wickham Street, submitted amended plans late last year for the Kangaroo Point towers, with the number of apartments scaled back from 300 to 273.

&ldquo;We&rsquo;ve gone back to the drawing board to ensure we continue to deliver a new standard of luxury residential tower development to the area in a well-designed integrated project that blends with and is sensitive to its surrounds.&rdquo;

&ldquo;We&rsquo;re aware of the views raised by some local residents and we want to reassure the community that we&rsquo;ve listened, and we&rsquo;re invested in the future of Kangaroo Point,&rdquo; Pikos said.

&ldquo;Now we are out of the appeal process, we continue to take on board community feedback and are exploring further options to substantially reduce apartment density and traffic volumes&rdquo; he continued.

&ldquo;This project will be the new benchmark for apartment living in terms of spaciousness and amenity on the Kangaroo Point peninsula, where our density is far less than in many existing residential towers in the area,&rdquo; Pikos said.

Traditionally on the hunt for house-and-land, Perth&rsquo;s downsizers have been breaking new ground with a surge of interest in the high-rise market.

Sirona Capital have noticed the surge in buyer interest at their newest development 28 Lyall in South Perth, which they are developing in conjunction with Singapore-listed developer&nbsp;Chip Eng Seng.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

“Buyers are increasingly seeking apartments that genuinely replace a standalone home, and this penthouse delivers that with its size, privacy, and direct ocean frontage.”

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Mould said the design intent was to balance that outlook with a sense of retreat.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Sydney’s YSG Studio makes Gold Coast multi-residential debut with BIG Projects at The Frederick

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Sitting atop the building will be two 320+sqm penthouses with private rooftop terraces, which are expected to be priced between $9 - $11 million.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

ALTA Property was launched by Nigel Givoni in 2023, bringing over 25 years of experience in multi level residential delivery.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;
