The design-driven Melbourne developer and builder Lowe Living has made a play for its largest project to date, submitting plans for a $160 million mixed-use development in the heart of South Melbourne.

Lowe Living, led by its founder Tim Lowe, will turn a two-level office building on the corner of&nbsp;Clarendon and York Streets into a mixed-use precinct with 1,000 sqm of ground floor retail, two levels of office space, and six levels of luxury apartments.

The adjoining three-level car park on Ross Place will be retained for parking for the retail and office components of the project.

Woods Bagot has put together the plans for the project, with the designs resembling a tiered horseshoe which will allow natural light to penetrate through an eight-level void into each commercial tenancy and residential level.

The horseshoe design has also allowed for the creation of numerous dual-fronted apartments with expansive terraces. There are 36 apartments in total, two, three and four-bedroom configurations ranging in size from 110 sqm to 390 sqm.

Woods Bagot have proposed polychromatic brickwork and repetition of rhythm, scale and proportion so the building was in keeping with the surrounding late 19th and early 20th century architecture in South Melbourne.

Landscape architects Acre have been engaged to create a verdant botanic setting in both the soaring void and vertical landscapes.

The existing car parking bays on title mean Lowe Living can position the retail and commercial parking off-site and deliver a minimum of two car parks per apartment via the on-site basement, complete with private lockable garages that include electric car charging provision. The building will be targeting a minimum 7-Star NatHERs rating in operation.

Tim Lowe said the latest acquisition represented the next evolution of the business, drawing on its expertise in the boutique development space to leverage more larger-scale residential and mixed-use projects, while retaining a distinct customer focus on luxury owner-occupiers.

“Fundamentally our core philosophy hasn’t changed. We are astutely focused on the luxury owner occupier and downsizer market and have a very specific buyer in mind," Lowe said.

"By seeking out larger sites in locations like South Melbourne, we can apply this knowledge on a grander scale to projects that have scope for more height and mixed-use applications.

“This allows us to create larger apartments that are still boutique in terms of volume, just with larger floorplates and more amenity to conceptualise. We always have, and will continue to prioritise luxury, and will be targeting $1.4m - $9.5m price points within this South Melbourne project.

“This site in particular, appealed to us because of the demand for luxury commercial in city outskirts like South Melbourne, in particular the distinct lack of super high-end luxury apartment stock in the South Melbourne Market precinct.

“This really was a rare opportunity to find such a large development site in South Melbourne; there really aren’t many remaining undeveloped sites of this scale, if at all.

“We will always retain a focus on the Bayside market but we are keen to support this with a portfolio of larger sites. We are actively targeting more acquisitions and ideally want to be developing one to two larger mixed-use projects per annum."

Plans were submitted to council in August and are now pending permit approval.

Lowe Loving has a $450m pipeline of luxury residential and mixed-use sites located inand around Melbourne’s Bayside, purchased the site via an on-market campaign earlier this year.

Byron Bay's only beachfront backpacker hostel is set to make way for a new luxury off the plan apartment project.

Vitale Property Group are behind the plans for the luxury development which will comprise just 26 three-bedroom apartments across three separate three-level buildings on an amalgamated site incorporating Cavvanbah, Milton, and Shirley Street's.

Hayball has designed the project with apartments starting from 130 sqm internally and ranging in size to as large at 170 sqm internally. Each apartment will have large outdoor areas, with balcony space starting from 50 sqm and ground floor terraces from 71 sqm, the latter each with their own private lap pool.

The eight apartments that will sit on the third level of the project will have two levels, the upper level featuring 125 sqm plus roof terraces. Every apartment will also have parking for three cars.

There will be extensive central landscaping on the ground floor, nearly 1,400 sqm, which will incorporate a resort-style pool set beside an established Moreton Bay Fig.

The rooftop will also have resident amenity in the shape of more landscape gardens.

Development site amalgamation specialists GV Property Group put together the site.

The Brisbane-based Vitale Property Group led by husband and wife team Chris and Letitia Vitale, are behind the Burleigh Heads hotel and apartment development The Mondrian. That will home Australia's first Ritz Carlton hotel as well as 84 luxury apartments.&nbsp;

The new Byron project is a rare opportunity to buy an off the plan apartment in the tourist mecca.

Earlier this year Sydney developers Podia launched The Barbotine, a collection of hotel-style apartments which operate in a similar vein to Airbnb, but will be managed more like a hotel when the apartment owner isn't in residence.

Podia had The Calile Hotel, Brisbane designers, Richards &amp; Spence, create the project at 116-118 Jonson Street, next to Mercato on Byron, the most used gateway into town. There will be just 41 apartments on offer across three low-rise levels, anchored by a landscaped central courtyard which will meet a mix of public retail, wellness and dining venues.

CBD Core has been building some of the Hills District's best apartment projects over the last two decades.

Their most recently completed project, Oriel, was in fact the first apartment building in the new Showground Station Precinct to be approved. The developer sold out during the COVID-hit, stop-start year back in 2020.

Now the developer and their team have launched their latest project, Astrid, located just behind Oriel.

Turner Wolfe Director Matt Wolfe says most of the buyer interest has come from locals who are aware of what CBD Core have produced in the past around the area.

"There's a de-risk there," Wolfe states. "Those buyers know the high level of product they are going to be getting at the finish line."

Wolfe states there are a lot of young professionals in the Hills District, and he expects more to populate the growing Castle Hill area.

"The Hills District is now in the process of creating that nighttime culture that is more common in suburbs on the fringe of the Sydney CBD," Wolfe states.

Leading design practices DKO and Furtado Sullivan have been named as lead architects for the final piece of St Hilliers integrated mixed-use Gosford precinct, Central Coast Quarter.

Evaluating the design schemes, an independent panel of judges nominated&nbsp;a coastal concept from DKO and Furtado Sullivan&nbsp;as the most successful and appropriate response to the brief's design, planning and commercial objectives.

Noted for its elegant&nbsp;take on the project, the winning concept presents two towers set alongside a central public pavilion that will activate the area with retail and hospitality venues.&nbsp;

Ng said it was a milestone to unveil the design for the final stages of the Central Coast Quarter project, particularly following the success of its first stage which was also awarded to DKO.

“We have had an incredible reception to the first stage of Central Coast Quarter; with over 95 per cent of apartments now sold. The completed value of this tower will exceed $115 million” he said.&nbsp;

“This was a huge opportunity for the practice to work on a large-scale multi-staged development in the rapidly growing Central Coast region. We hope the series of buildings and spaces in the precinct will create a unique place for the City of Gosford, reflecting the broader landscape and respecting Country,” he said.

The winning team’s vision to create a ‘permeable precinct’ considered the site’s prime location and history by using the large Port Jackson Fig tree as a ‘marker’ to welcome locals and visitors.

The central pavilion is the ‘jewel’ of the precinct, designed to feel open and welcoming while providing breakout spaces to encourage creative operators to curate a range of diverse experiences.

The design is currently in development for the development application which is expected to be lodged by the end of 2022.

DKO and Furtado Sulivan win St Hilliers design competition for Central Coast Quarter

Sunkin Property Group has commenced works on one of the most significant urban renewal projects in the Bayside area.

The 9.63-hectare former CSIRO site in Highett will become a $500 million plus mixed-use community with over 1,000 residences, a mix of apartments and townhouses, and a new public library.

Over 40 per cent of the site will be given back to the community, with one hectare planned for a public park and a further three hectares for a conservation area. The park will feature a children's playground and social areas.

Central to the development is its focus on connectedness and walkability, with common and public spaces between the built form providing opportunities for neighbours to connect. This is further enhanced via integrated wellness and fitness facilities including resident’s gym, pool and spa areas.

Over $10 million will be invested in infrastructure for the large-scale project including new roads, replacement of the Melbourne drain and the upgrading of local services over the next year.

Following the nod of approval in March from the Bayside City Council, Sunkin has appointed Delta Group who will begin a 12-month program starting from early October.

Sunkin Property Group’s General Manager of Property Lloyd Collins said commencing civil works is a significant milestone for the project, with the site having remained dormant for over a decade.

“This development will be of significant community benefit due to improved infrastructure and additional amenities, including the new park and conservation area for the public to enjoy.

“It will also provide greater housing diversity while catering to the forecast population growth within Melbourne and the Bayside area more specifically,” he said.

Sunkin is targeting net zero capable outcomes through environmentally sustainable design practices at the project.

Earlier this month, Sunkin lodged a Planning Permit Application for Stage 1 of the project which includes two apartment buildings and a collection of townhouses, all located adjacent to the proposed public park and serviced by the infrastructure works.

Prominent Sydney developer Deicorp has revealed its plans for the new Melrose Town Centre, turning the 55 hectare patch of dirt just outside of Parramatta into a fully mixed-use community.

Deicorp, who are teaming up with fellow developer PAYCE on the huge $700 million project, engaged Turner Architects to draw up the plans, which will see 494 apartments built across six buildings, as well as commercial, retail, child care centre, and medical premises in the podiums.

Stage one will see the five-level podium constructed, as well as three of the buildings. They will rise six, 15, and 24 levels, with the same heights planned for the other three buildings.

Two-bedroom apartments were the preferred configuration, making up around 70 per cent of the apartments on offer. There will be 346 two-beds, 94 one-bed apartments, and 54 three-bedroom units.&nbsp;

Transport links will be prominent, with the Town Centre set to have its own station as part of the Parramatta Light Rail link.

The precinct is divided into northern and southern parts, with Hope Street dividing the two. The northern part is bound by Victoria Road to the north, Wharf Road to the east, Hope Street to the south and Hughes Avenue to the west.&nbsp;

The southern part is approximately 20 ha in size and is bound by Hope Street to the north, Wharf Road to the east, Parramatta River to the south, and Atkins Road to the west.

Designed by PBD Architects, Stage 2 will comprise of two buildings, Laguna and Glade, which combined will home 171 waterside apartments. Laguna will rise&nbsp;13 levels and will have 101 apartments, while Glade will reach eight storeys and have 70 apartments.

Connecting both buildings will be a 3,150 sqm neighbourhood green, a landscaped public open space featuring a covered communal dining area, waterplay and multiple green break out area.

As part of Stage 2’s delivery, a recreational facility, known as Revive, which will feature an indoor swimming pool, spa, sauna, and gym, will also be completed.&nbsp;

Sanctuary’s masterplan spans 9.4 hectares across six stages and will provide a vibrant mixed-use precinct with around 2000 waterfront apartments, retail and other community amenities. The first building stage, the gateway to Sanctuary, was completed in November 2020.

The masterplanned community is located approximately 16 kilometres from Sydney’s CBD. Sanctuary is within a two-minute walk to Sydney Olympic Park Ferry Wharf. First look: Sekisui House secure approval for Sanctuary, Wentworth Point masterplan second stage

After securing a prime site in Palm Beach earlier this year, experienced developer Samy Saad has lodged plans for the Gold Coast Highway site.

His building development company, Daascon, will be building a 12-level apartment building on the huge 1,649 sqm site at 1177 Gold Coast Highway, one of the largest sites ever amalgamated and sold in Palm Beach through GV Property Group.

BDA Architecture have designed the visually striking development just off Jefferson Lane, which was thoughtfully put together so each of the 38 apartments get ocean views.

They noted in their design statement that the&nbsp;layered and curved façade responds to the surrounding local context.

"The architecture of the proposal is tailored to the coastal, sub-tropical location of Palm Beach," the architecture firm stated.

Saad is intending on retaining a foothold in the project for his family and friends, with a limited amount of apartments being first offered to Palm Beach locals. He favoured Palm Beach over the other local suburbs due to the breathtaking beach and water, sheltered by Currumbin and Burleigh headlands on each side.

"We expect to see downsizers,&nbsp;owner occupiers, retirees, locals, or people looking settle or have a holiday house on the best beach on the Gold Coast whilst being only 10 minutes to the airport," Saad said.

The whole of the ground floor will be dedicated to amenity. It will feature a pool,&nbsp;pool terrace with barbecue, and a gym. In a nod to locals and what Palmy is all about, there will be a dedicated area with outdoor showers designed for surfers and swimmers.

"There's a double height entry void with double lifts, something not commonly seen on projects in the area," Saad added.

There will be just four apartments per floor, a mix of two and three-bedders, until level eight when it becomes half-floor, four-bedroom apartments offering over 250 sqm of living space.

There are two penthouse sized apartments on levels 11 and 12, each spanning a whole floor with 440 sqm penthouse crowns the building, complete with four bedrooms, two living spaces, a multi-purpose room, a kitchen with butler's pantry, and a further 130 sqm of balcony.&nbsp;

Luke Reaby from development site specialists GV Property Group put together the trio of sites, after initially listing the six apartment amalgamation of 1177 Gold Coast Highway.&nbsp;

"After selling the double block at 1177 Gold Coast Highway, we approached the two northern house blocks to expand the footprint - opening up the development possibilities to a scale that is rarely seen in Palm Beach anymore," Reaby said.

It will be the most sought-after tower on Chevron Island for years to come.

The under construction Chevron One, the only high-rise tower on the exclusive island currently under construction by Melbourne developer Bensons, will offer its future residents exclusive benefits to Chevron Island's Home of The Arts (HOTA), the striking gallery space which put Chevron Island on the map when it was completed in early 2021.

The 41-level Chevron One has appealed to a mix of locals and interstate buyers looking at investing in the tower or relocating due. There's been a number of drivers which has lured buyers from across the country, one being the striking design by Marchese Partners. One of the primary objectives was to maximise the rare views that the skyscraper can offer compared to any other building on Chevron Island.

Each apartment features floor to ceiling windows to take advantage of the views which cover the Nerang River and surrounding islands below, the Surfers Paradise skyline, and the Gold Coast hinterland.&nbsp;The east facing tower and its location on Stanhill Drive means views can't be built out, even from the lower levels.

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

Large framed openings along the western elevation maximise harbour outlooks, while the eastern apartments have been angled towards the south-east to improve privacy from neighbouring development.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.

Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.

Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.
