The leading Western Sydney apartment developer, ALAND, has seen a sharp pick up in investor sales in the last quarter.

At their Parramatta tower, Paramount on Parkes, ALAND&nbsp;saw a 54 per cent uplift in purchases by investors over the last quarter, with&nbsp;ALAND's Chief Executive&nbsp;George Tadrosse saying that&nbsp;demand for quality affordable apartments in Sydney is outstripping supply, which is good news for savvy investors and homebuyers seeking solid future growth.

"There will be very little stock coming onto the unit market over the next 24 months and that is largely due to increased government red tape and increased demand from several buyer types," Tadrosse said, suggesting that those who wait might find themselves out of options.

“Demand for units is high as rising interest rates encourage domestic buyers to shift their focus to the apartment market.

"But now that international borders have opened up, apartment purchasers will also have to face competition from foreign residents who may be looking to rent or buy in Sydney,” Tadrosse said, adding that the two-fold demand was especially good news for investors.

Located at 14-20 Parkes Street Harris Street, Paramount on Parkes offers a mix of one, two and three-bedroom apartments across a 39-level building, along with a resort-inspired pool with a 300 sqm terrace and barbecue area, lush landscaping, and residents’-only children’s play areas.

Construction is well underway on the project and completion is slated for late 2023.

The supply shortage is only set to be exacerbated by the recent announcement to raise the home loan deposit scheme threshold to $900,000 this coming July allowing more first home buyers and first-time investors to enter the market while they can.

While this month’s interest rate rise has given both owner-occupiers and investors pause for thought, Sydney’s unit market remains strong and is shaping up as a popular space for homebuyers, investors and renters alike

“For owner-occupiers, a rate rise can feel more onerous but for investors, it is far less concerning as the interest component of an investor loan is largely tax deductible. We may see a lift in asking rents as interest rates increase, as landlords look to offset any additional expense,” said Tadrosse.

“The good news for owner-occupiers is that lending policies have accounted for an inevitable rate rise to help future proof the serviceability of loans,” he added.

New data from CoreLogic supports the strength of the apartment market, indicating rents are now outpacing those of houses. In its latest Quarterly Rental Review, CoreLogic showed national unit rents have bucked the trend seen since May 2019 and actually rose at a faster pace than national house rents over the first three months of 2022, recording a quarterly growth of 3 per cent while houses only increased by 2.4 per cent.

Similar to the national results, unit rents in the combined capitals also outperformed house rents over the first quarter, increasing 3.1 per cent compared to 2.2 per cent. According to the CoreLogic report, the median Sydney unit rent by the end of March was $546 a week, an 8.3 per cent change over 12 months.

Compared to the previous quarter, gross rental yields for units also rose across Sydney, up 2.3 per cent during the quarter to 3.1 per cent.

Bianca Anton, General Manager of ALAND, said switched on investors are realising the true value of bricks and mortar as a long-term strategy and see units as the more affordable path to that financial freedom.

“Buyers are becoming more educated about the pending gap in their wealth creation so are looking for ways to ride the apartment price wave as far as possible. And with only a limited amount of new apartments available in Sydney right now, it really is a race of ‘first in, best dressed’ especially for those seeking to secure quality property,” she said.

The family run company, who in recent years have been developing boutique projects in Brisbane's inner ring, have lodged plans for their first tower in Broadbeach, dubbed Lusso Sky Homes.

Lusso Sky Homes (Lusso is Italian for luxury) - is a collection of just 17 full-floor apartments at 11 Anne Avenue.

Designed by&nbsp;Hayes Anderson Lynch Architects, the four-bedroom apartments span over 200 sqm internally, with a further 40 plus sqm of balcony space.

In addition to the master, there are a further two bedrooms and a multi-purpose room, which has been designed o act as either a second living area, a home office, or a fourth bedroom.

Di Carlo expects a healthy enquiry mix from local downsizers cashing in on their houses but not wanting to compromise on space, and interstate and Brisbane holiday makers who are looking for a high-end holiday home or weekender.

The development acts as another diversification for the Di Carlo Group, who have recently started developing&nbsp;in&nbsp;the retail and commercial space.

Interstate dwellers seeking a safe haven on the Gold Coast was one of the biggest property trends of 2020 and 2021 since the onset of COVID.

Many have reported locals are now the ones driving the continued success in the Gold Coast market, but the latest luxury tower to hit Surfers Paradise, Aspire, is still seeing plenty of interstate interest.

Kollosche New Projects agent Andrew Ramsey says the interstate market is favourable for this type of project.

"There's still plenty of interest from both Sydney and Melbourne for this high-end stock, which is still undersupplied in the local market," Ramsey says.

Interstate buyers still keen at Gold Coast's high end as Aspire Surfers Paradise attracts Sydney and Melbourne interest

The national property developer Fortis has seen a flurry of sales at the recent launch of its luxury Darling Point apartment project, MONA.

Some 60 per cent of the apartments on offer sold, with CBRE&#39;s&nbsp;Premium Sales division head Ben Stewart noting the two and three-bedroom apartments sold&nbsp;well.

&quot;Our team are feeling very encouraged by the initial lot of sales achieved,&quot; Stewart says, adding that there&#39;s still a very good selection of stock remaining.

The two-level penthouse, with 253 sqm of internal space as well as its own rooftop terrace and swimming pool, was sold even before the recent launch event. The continually busy South East Queensland apartment developer, Mosaic Property, has lodged&nbsp;plans for a new Broadbeach apartment tower, for what will be one of seven apartment developments launched to the market by the prominent developer in 2022.

Outline Projects launch 131 Smith Street, Fitzroy apartments

The Malaysia headquartered MRCB International, a property and infrastructure development group who have previously developed land lots in Melbourne, are the latest entrant to the Surfers Paradise apartment market.

They'll be creating a high density tower at 26 Vista Street, with some 280 apartments across a 51-level tower, one of the tallest built in the area in recent times. There will also be six townhouses on offer at the foot of the project,&nbsp;

Local architecture firm DBI has designed the 172-metre tower on the large, already cleared,&nbsp;3,100 sqm amalgamated site, which has street frontages to Vista Street and Thornton Street.

Values jumped 1.4%, following the 1.6% gains in March and 1.5%&nbsp;over February. Values are now 6% up over 2022 already, well on their way to matching the 14.4% growth over 2021.

The quarterly performance, up 4.6%, is the highest in the country for the unit market.

There&#39;s no sign of a slowdown in interstate developers wanting a piece of the Gold Coast development market.

The latest to take on the Surfers Paradise market is the prominent Sydney developer Leith Group Developments, who deals in multi-res, high-end townhouses, and land estates, across the whole of Sydney.

They&#39;ve submitted plans for Halcyon Place, a new 27-level tower at&nbsp;4 Fern Street, a stone&#39;s throw from the beachfront. It has been named after the current original walk-up block of apartments, also known as Halcyon Place, on the 1378 sqm site.

In what would be a Gold Coast first, Leith are also proposing a resident dog park, cleverly located on the ground level of the building.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

“Nobby’s has such an iconic energy, it’s one of those rare pockets of the Gold Coast where the community, the beach, and the streets all feel connected,” Ghoniem says.

"Responding to the neighbouring coastline, soothing curves add a relaxing regional overlay, while unique detailing really sets it apart. It’s a place that feels lived in from the moment you step inside.”

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Sydney’s YSG Studio makes Gold Coast multi-residential debut with BIG Projects at The Frederick

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Sitting atop the building will be two 320+sqm penthouses with private rooftop terraces, which are expected to be priced between $9 - $11 million.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

ALTA Property was launched by Nigel Givoni in 2023, bringing over 25 years of experience in multi level residential delivery.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;

ALTA Property to deliver $200 million Queens Road apartment tower

Construction is set to begin at <a href="https://www.apartments.com.au/new-townhouses/orchard-mews-glen-iris-18-scott-grove-glen-iris-vic-3146">Orchard Mews</a> in Glen Iris, with&nbsp;PC Whitehall &amp; Sons&nbsp;now appointed as the townhome development moves into its next phase.

The development by&nbsp;<a href="https://www.apartments.com.au/developers/montcoeur">MontCoeur</a>,&nbsp;located at 18 Scott Grove, is now around 30 per cent sold, with completion targeted for late-2027.

Orchard Mews comprises a curated collection of three- and four-bedroom customisable townhomes, positioned within one of <a href="https://www.apartments.com.au/developments/glen-iris-vic-3146">Glen Iris</a>’ more tightly held residential streets. The low-density project has been designed by <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a>, with landscape architecture by <a href="https://www.apartments.com.au/landscape-architect/jack-merlo">Jack Merlo</a>, bringing together a team known for high-end residential projects across Melbourne.
