​​The burgeoning Siera Group is the latest apartment player to hit the Surfers Paradise beach.

Under the direction of its Founder and Director, Brent Thompson, Siera has spent the last eight years developing high-end townhomes in Brisbane before recently pivoting its skillset to the Gold Coast apartment market. They’ve submitted plans for a high-end tower just off the dress circle Northcliffe and Garfield Terrace.

They'll be developing <a href="/new-apartments/exhale-surfers-paradise">Exhale Surfers Paradise</a>, just 54 apartments across the 25-level BDA Architecture-designed tower at 8 Enderley Avenue, offering a maximum of three apartments per floor.

Residents will enjoy extensive amenities in the project, which is becoming a signature of Siera's Gold Coast developments with their recent Tapestry development showcasing a rooftop amenity not yet seen before on Chevron Island.

There will be two levels of amenity, with the lower level hosting a communal mezzanine with a spa, gym and sauna, and the upper level with a lap pool with pool deck, barbecue alfresco and dining space, a private dining area with a bar and cellar room, a games room, and a space with work from home facilities.

BDA say that inspiration was taken from the surrounding sand dunes, sails, and the built environment to inform a high-end luxury and contemporary architectural character.

Thompson, who also sits on the board of UDIA QLD, says a lot of effort has been put into the design of the project and how its future residents would live, a thought process which began even before securing the prime site.

"The way the tower has been designed, we've got two entry points from the two street frontages; one to Vista Street, for residents heading to the Northcliffe Light Rail Station just a short 150 metres away; the other for those heading to Surfers and the beach with a direct private beach access only 60m from the site," Thompson says.

Thompson believes the majority of buyers at Enderley will be local downsizers.

On the extensive resident amenity, which is becoming a staple in Siera's Gold Coast projects, Thompson says it is a considered effort by the team to aid in the transition for those moving from a house to an apartment.

"We want to really elevate the liveability factors of an apartment for a downsizer, and we think, on top of larger sized apartments with good design, we can do that with extensive amenity.

"Particularly for the downsizer demographic, now more than ever lifestyle is about health and wellness, and we want our residents to be able to achieve that all in the one place, from a swim in the pool, to a workout in the gym, or a steam, all within the confines of where you live."

Thompson also expects plenty of interest to come from interstate, lock-and-leave buyers, looking for a beachside holiday home without paying the premium to be beachfront.

"The location puts residents right by the beach, and will offer the same lifestyle factors and quality of design as other beachfront projects, yet at a fraction of the cost.

"We expect when the project is finished, the light rail will be extended to run close to the airport, making it an easy, potentially car-less, commute to a weekender."

Focused on the owner-occupier, there will be just two and three-bedroom apartments, the two-bedrooms starting from a generous 99 sqm with a further 10 sqm of balcony.

From level 12 upwards there will be just three-bedroom apartments on offer, each occupying half a floor. They will have nearly 200 sqm of internal living space and a further 20 sqm of balcony.

Crowning the tower on level 22 will be a huge 368 sqm penthouse, uniquely designed for the central living space to open to a striking garden feature with a firepit and seating in private greenery. A fireplace separates the space from the main kitchen, living and dining area.

As well as the four bedrooms, there will be a home office, multi-purpose room, and a games room. There will be two balconies, one off the master and one off the living room, totalling around 50 sqm of outdoor space. The penthouse buyer will have the opportunity to customize the apartment, and a potential rooftop terrace which could become an entertaining space.

The project is located in a prime spot of Surfers, near the Northcliffe Light Rail Station and&nbsp; on the doorstep of the abundance of amenity the local area is known for.

BDA designed&nbsp; the unique building to splay inward from level 12, creating a tower form that diminishes toward its top.

"Its uppermost level bends inward through its centre, creating a dynamic built form and ensuring both ends of the penthouse apartment are able to take in prevailing views to the northern and southern beaches of the Gold Coast," BDA said.

The architecture firm said that, through considered analysis of the existing context of this area of Surfers Paradise and the envisaged potential for adjoining urban redevelopment, the design outcome will result in the addition of an elegant and visually interesting residential tower, which will provide considerable amenity for residents and visitors and become a complimentary and respectful addition to the Surfers Paradise skyline.

BDA was also in charge of designing Siera's first Gold Coast apartment development, Tapestry on Chevron Island, where their brief from Siera was to merge art with architecture.

The 22-level project, on the prized east-side of Chevron Island at 39 Darrambal Street will have 113 apartments, featuring a mixture of vertical blade walls and horizontal slab edges which respond to available views and natural light.

First look: Siera Group set for beachside Surfers Paradise apartment development, Exhale Surfers Paradise

Auriton Group are hoping to do as well as their fellow Melbourne-based property developers as they launch their first apartment tower in the Gold Coast.

The development firm, who are behind a mix of boutique and high density projects across&nbsp;Melbourne, has just launched Rivea, which will home 108 apartments across its 30-level, Rothelowman-designed tower.

Rothelowman&nbsp;describe the tower as a &quot;vertical community.&quot;

The design incorporates just four apartments per floor for the most part, with 14 sqm balconies located on each corner of the building.

The layout favours liveability over style, which&nbsp;Rothelowman&nbsp;says is a local approach to coastal living.

Melbourne developers have had huge success recently in the Gold Coast.

Hirsch &amp; Faigen are on to their third project, having sold out The Hemingway in Palm Beach as their debut project in 2021. There&#39;s just a few apartments left in their luxury Kirra Beach development, The Emerson, and they&#39;ve recently quickly sold half of the apartments in the triple-tower, Mermaid Beach project, Yves.

Little Projects have been around the Gold Coast a little longer, successfully selling out Signature at Broadbeach and securing a number of buyers at the luxury Broadbeach owner-occupier tower, Aperture.

Central Equity are seeing strong demand at their Surfers Paradise project, Pacific One, a high density tower of 359, while Jinding are quickly approaching a sell-out of their Surfers tower, Sora.

The new $94 million development The Corso will bring 158 apartments to the heart of the growing Sunshine Coast hub at&nbsp;20 South Sea Islander Way.

Leading Queensland development and construction company, Morris Property Group, has lodged plans for a brand new 25-level&nbsp;apartment building in Burleigh Heads.

The new residential apartment building is planned to comprise a majority of two-bedroom apartments with limited three-bedrooms located on levels 19 and above.

The building will also include four levels of underground car parking and an entire level dedicated to residents recreational facilities.

Company director Barry Morris acquired the double-block site last year through Antonio Mercuri&rsquo;s GV Property Group following an expressions of interest campaign.

The Gold Coast apartment developer, Aniko Group, is the latest to lodge plans for an apartment project on the sought-after Chevron Island.

Aniko, who have predominantly been developing on&nbsp;Hope Island for the last few years, have submitted a development application to the Gold Coast City Council for a 21-level tower at 12-16 Weemala Street, a site they bought last year through GV Property Group.

There will be over 100 apartments across the 18 residential levels. The first two levels will be podium for elevated parking, set above an activated ground plane with a large lobby. There will be a further two levels of basement parking.

Plus Architecture has designed the tower, noting in their submission that they&nbsp;always design with the intent to produce buildings that are not only beautiful, but considered, functional and lasting.

The central, always in demand Broadbeach is the next Gold Coast hotspot&nbsp;set to see a wave of new apartments.

It&#39;s been one of the busiest spots in 2022 already, with a number of prominent developers, both local and interstate, seeking to build apartment towers in the sought-after spot south of Surfers Paradise.

Mosaic Property boss Brook Monahan says Broadie is the centre of the Gold Coast now.

&quot;A lot of people talk about Surfers Paradise in the Gold Coast as the hub, but really for actual residents, it&#39;s definitely Broadie,&quot; Monahan said.

&quot;Surfers is heavily weighted toward investors, whereas Broadie is very much a local market, either local owner-occupiers or those with a secondary home.&quot;

Monahan says there&#39;s a lot of nostalgia to Broadbeach for a lot of residents in South East Queensland.

&quot;It&#39;s a very nostalgic place for a lot of people who would have come to Broadbeach and holidayed as kids,&quot; Monahan says, adding that the walkability factor puts Broadbeach ahead of other Gold Coast suburbs.

&quot;You can walk to 75 coffee shops/resultants, the light rail, or the surf club in minutes, as well as being on the doorstep of Pacific Fair shopping centre and the casino, which makes it one of the most appealing areas up and down the coast.&quot;

The 29-level tower, designed by&nbsp;Plus Architecture&nbsp;at 146 Surf Parade, will have 96 apartments, starting from large two-bedders, some with multi-purpose rooms, to three-bedroom apartments and skyhomes.

Broadbeach was a no brainer for the Sydney-based Iris Capital&#39;s first Gold Coast apartment development,&nbsp;Victoria &amp; Albert.

&quot;It was the first and only location that I would consider undertaking such a spectacular residential/resort with coastal luxury as its core design focus,&quot; Iris Capital Chief Executive Sam Arnaout says.

&quot;The walkability of the location to over 30 restaurants, GC Convention Centre, Pacific Fair, The Star Casino, the Beach and Kurrawa SLSC makes it the most lifestyle rich village locations to undertake a premium development,&quot; Higgins says.

&quot;Being from Sydney, I often think that Broadbeach is our Double Bay with the dining, high end retail, laneway cafes, beautiful Kurrawa parkland, the beach, and the amenity that is uniquely Broadbeach all within five&nbsp;mins walk.&quot;

Evan Raptis, co-Managing Director of the family-ran Raptis Group, says that while economic conditions have been good, Broadbeach has been among the most sought-after addresses in Australia.

&quot;The pandemic has made a lot of people reset their priorities: with a laptop and good WiFi, they can live where and how they want, and that&rsquo;s underpinning much of the demand for Broadbeach right now.&quot;

Raptis has had a longstanding connection with Broadbeach, developing projects in the suburb for over four decades, their most recent being The Gallery Residences, completed late last year.

They have a solid work book in the area too, with plans in 2022 to launch three projects; a 40-level Koichi Takada-designed tower dubbed The Sterling at 6-8 George Avenue, a 41-level tower on Chelsea Avenue, and a 35-level tower at 5-9 Anne Avenue.

Raptis says the buyer demographic is&nbsp;quite eclectic, which is representative of all the different amenities that Broadbeach offers.

&quot;There are a lot of young professionals in the suburb as well as a lot of early-stage retirees. We&rsquo;re seeing a lot of interest for three-bedroom apartments. Young professionals are seeking a third bedroom for when they may start a family, while retirees want to have the space for the children and grandchildren to visit,&quot; Raptis says.

&quot;But beyond age groups, the common bond between buyers is their interest in leading a healthy life. Parks, bike and walking trails and the beach are all outside the doors of residents, keeping them fit without the need for a gym membership.&quot;

The local developer Anthony Quinn of QNY Group, who is plotting a boutique owner-occupier tower on&nbsp;his recently acquired 511 sqm block at 21 Broadbeach Boulevard, says Broadbeach is the live, work and&nbsp;play Mecca of the Gold Coast, which is endorsed by its number one&nbsp;ranking walk score.

&quot;Through each good property cycle Broadbeach delivers a large share of the projects for the Gold Coast.&quot;

Quinn says it&#39;s not so much about Surfers, but more about what each of the suburban pockets offer.

&quot;Both Main Beach and Broadbeach are unique in their offering and cater to different demographics and markets,&quot; Quinn says, adding that the buyers are a healthy mix of&nbsp;downsizers and young professionals, with a strong market for owners and renters

A recent entrant to the Broadbeach market is the Brisbane-based West Homes.

West Homes Director Brett Kennedy says&nbsp;they chose that part of town because it has always had higher quality apartment buildings, great access to the beach, restaurants, Pacific Fair, and a much quieter and calmer pace of living that Surfers doesn&#39;t offer.

&quot;There&#39;s less tourist trade in Broadbeach, and a lot more owner-occupiers,&quot; Kennedy says. &quot;People actually live there, they&#39;re not just visiting like most of the Surfers Paradise market.&quot;

Kennedy grew up on the Gold Coast, and has always been aware of the value of Broadbeach. &quot;It has always been a go-to destination,&quot; he says.

West Homes has just lodged plans for a 22-level tower of just 20 apartments at&nbsp;75 Old Burleigh Road, a site they secured late last year.

Each apartment will have nearly 400 sqm of internal living space, unprecedented even for the whole-floor apartment trend that has swept the Gold Coast over the last 12 months, as developers pivoted toward more high-end, owner-occupier friendly stock. One apartment, on level three, will have 430 sqm.

GV Property Group&#39;s Antonio Mercuri, who sells amalgamated sites to apartment developers up and down the coast, says Broadbeach is a suburb for everyone.

&quot;It&#39;s a beachside coastal city suburb&nbsp;by the ocean, surrounded by parklands, and is in the pinnacle of&nbsp;three&nbsp;Gold Coast&nbsp;city locations; the Star Casino precinct, the Gold Coast&nbsp;convention centre, and Pacific Fair.&nbsp;

Mercuri is marketing a prime 1,294&nbsp;sqm site on Armrick Avenue, with approved plans by Rothelowman for a 22-level, 84-apartment tower.

&quot;The attraction of Broadbeach&nbsp;to developers is the mixed buyer pool, alongside the blue sky value add (which going up), and taking advantage of the favourable high density zoning (unlimited height potential subject to council approval).

Mercuri says there are three areas of Broadbeach which all have high demand, value, and attraction to both developers and buyers.

&quot;The northern pocket of Broadbeach&nbsp;is a huge catchment area for locals (coming from suburbs like Broadbeach Waters, Isle of Capri etc). It&#39;s just outside the fringe of Broadbeach hub area and close enough to enjoy but still be in an area of it own.&nbsp;

&quot;Then there&#39;s&nbsp;central Broadbeach, the hub of Broadbeach which incorporates the Anne Avenue precinct, while the southern pocket is popular due to its closer proximity to the Broadbeach Primary School.&quot;

Broadbeach has been one of the busiest spots in 2022 already, with a number of prominent developers seeking to build apartment towers in the sought-after spot south of Surfers Paradise.



Why it's all about Broadbeach in 2022

The Perth skyline is set to welcome&nbsp;one of the world&#39;s most unique towers to date.

Developer Grange Development has this week submitted plans to City of South Perth for what is set to be the world&rsquo;s tallest, $350million hybrid timber tower, and Western Australia&rsquo;s first carbon negative building.

If approved, the 183m high residential building, at 6 Charles Street, South Perth &ndash; aptly titled C6&nbsp;after the periodic table&rsquo;s symbol for Carbon - will become one of Australia&rsquo;s most ambitious carbon negative buildings, with only the Atlassian hybrid timber Tower in Sydney currently on target for a similar carbon negative status.

Designed by Fraser &amp; Partners - a research-based design studio that has emerged from Elenberg Fraser and created in response to the demands of our times and viewed through the lens of the climate crisis - C6 will be constructed using approximately 7,400m3 of timber leveraging Cross-Laminated Timber (CLT), Glue Laminated Timber (Glulam) and Laminated Veneer Lumber (LVL).

The proposal currently includes provisions for 245 one, two, three and four-bedroom apartments set over 48 levels, a 500 sqm rooftop with an edible garden, dining and entertainment space, and 1650 sqm of communal wellness amenity.

At ground level, C6 will include a 2000sqm+ four-storey, split level, open-air piazza with a playground, cinema, horticultural zone, F&amp;B and entertainment precinct, equivalent in size to over 85% of the site, gifted back to Council and the community.

The public realm has been envisaged as a part paddock-to-plate urban farm and part immersive education hub in a visual and auditory experience.

Biophilic design is at the heart of C6, with almost 3,500 sqm of floral, edible, and native gardens. The building seeks to demonstrate that living in a building connected to nature provides tangible health benefits for its occupants.

In total, C6 will offer 18 sqm of communal space per apartment, which is 300 percent more than the current planning requirements of 6 sqm per apartment.

Perth set for world first hybrid timber tower with 245 apartments

The continually busy South East Queensland apartment developer, Mosaic Property, has lodged&nbsp;plans for a new Broadbeach apartment tower, for what will be one of seven apartment developments launched to the market by the prominent developer in 2022.

They&#39;ve had Plus Architecture design the 29-level tower at 146 Surf Parade, which will home 96 apartments. Mosaic, led by Brook Monahan, secured the prime site late last year, buying&nbsp;each of the original apartment&nbsp;blocks at the neighbouring 146 and 148 Surf Parade.

Mosaic already have plans with the Gold Coast City Council for <a href="/news/qld/mosaic-set-for-new-bilinga-beachfront-apartment-development-bianca-by-mosaic">a boutique Bilinga project</a> of 14 apartments at 1 Surf Street, and a <a href="/news/qld/exclusive-mosaic-property-group-set-for-new-coolangatta-apartment-development">30-apartment development at 7 Douglas Street in Coolangatta</a>.

The new Broadbeach tower&nbsp;will be similar&nbsp;in density to Mosaic&#39;s red hot Mermaid Beach towers,&nbsp;Dawn and Bela, which sold out in record time last year.

Plus note that the Broadbeach building is inspired by the natural dynamism and beauty of the seashell.

The tower will look over&nbsp;Nikiforides Family Park towards the ocean to the East.

There will be 59 two-bedroom apartments on offer, 21 of those with an additional multi-purpose room. The three-bedroom apartments, of which there will be 37, start from level 12.

The majority of the resident facilities are located one level one, where there will be a swimming pool with day beds and a spa, sauna and steam room, as well as a gym, two outdoor barbecues, and extensive dining and lounge options. The facilities have been oriented towards Surf Parade to capture views out over the park and toward the ocean.

There will be further recreation on level 11 in the shape of a 200 sqm communal space with balconies to capture wider views.

First look: Mosaic Property Group set for Broadbeach apartment tower

The burgeoning Sydney apartment developer, Third.i, is taking on its first project in the affluent harbourside suburb of Potts Point, further expanding their $2.5 billion pipeline.

Fresh off the back of a launch weekend near sell-out of its high-end Lindfield mixed-use project, Balfour Place, Third.i has submitted plans to the City of Sydney council for a boutique development at 30A-34 Brougham Street, located in front of the popular restaurant, The Butler, on Victoria Street.

Third.i, alongside their joint venture partner Toohey Miller, who are teaming up again having previously developed the&nbsp;North Sydney commercial tower Warada on Walker together, are set to create a new part six, part seven-level residential building with just 14 apartments.

There will be a mix of one, two and three-bedroom apartments, with the top level apartments featuring deep terraces with extensive views.

&quot;The immediate context is rich in historical architecture including Victorian terrace row-houses nestled alongside more contemporary developments.

&quot;The local vernacular predominantly includes two to four-storey terrace houses with balconies oriented toward the West. Many of these building facades are adorned with decorative balustrades and brick or timber cladding.&quot;

They suggest the&nbsp;proposed design draws inspiration from both the architectural and natural heritage of the site and surrounds.

&quot;The use of sandstone for the podium intends to create a visual connection to the exposed cliff face that protrudes out from below the large apartment building to the North.&quot;

Third.i,&nbsp;founded by Luke Berry, Robert Huxley and&nbsp;Ron Dadd in 2005, are also currently developing the Dairy Farmers site in Newcastle in to two towers, one of which will be the tallest in the city.

Always aware of how they can innovate and improve their offering for the buyer, Third.i recently launch CoPosit, which allows potential buyers secure a&nbsp;property with just $10,000 in savings, with the remainder of the deposit paid over weekly instalments until the apartment is ready. That&#39;s in operation at the Newcastle project, with around 10 per cent of buyers using the tool.

First look: Third.i and Toohey Miller plot $22 million new apartment project in Potts Point

The family development company, the Lacey Group, has lodged plans for its next Gold Coast apartment development.

Off the back of two successful sell-outs in Palm Beach and Kirra Beach&nbsp;in 2021, Lacey Group, headed by Adam Lacey, is taking on Bilinga, just north of Coolangatta, which seems to be the hottest spot for apartment developers at the moment.

They&#39;ve lodged plans to the Gold Coast City Council for a 28-apartment project at 66 Pacific Parade, currently a walk-up block of original flats known as Serene.

The new 10-level tower has been designed by Plus Architecture on the block, on the corner of Pacific Parade and Archer Avenue, facing Joe Doniger Park and the beach.

Rising above the heritage-listed Eliza Tinsley building, the development reflects a broader shift toward adaptive reuse in the city, where historical assets are retained and reinterpreted as part of new residential development.

Above this historic base, the 68-storey tower will deliver just over 600 residences, a notable reduction from earlier schemes, reflecting a deliberate move toward larger-format apartments and a stronger owner-occupier focus.

Unlike traditional CBD developments that prioritised investor stock, 640 Bourke Street has been repositioned to respond to changing buyer expectations.

"The discussion was all around making 640 Bourke Street the best residence to live in, to be much more focused on the people in the building rather than people looking at the building," Marsland explained.&nbsp;

This shift is evident in the development’s interiors, which emphasise practical luxury with spacious layouts, high ceilings, and floor-to-ceiling windows framing sweeping views of Melbourne and Port Phillip Bay.&nbsp;

“What it's meant for 640 Bourke is we've actually reduced the number of apartments. We've increased the overall size of the apartments. We don't have any studios in here, and what that does for a project is it elevates it," Lauren Sheldon, Far East Consortium’s Director of Sales and Marketing, said.&nbsp;

Rothelowman Associate Jun Chang added, "We were given the opportunity to be more generous. The apartments became bigger and squarer than any other apartments which had been designed in the CBD before that."&nbsp;

Heritage-led design anchors Far East Consortium’s 640 Bourke St, Melbourne

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

“Nobby’s has such an iconic energy, it’s one of those rare pockets of the Gold Coast where the community, the beach, and the streets all feel connected,” Ghoniem says.

"Responding to the neighbouring coastline, soothing curves add a relaxing regional overlay, while unique detailing really sets it apart. It’s a place that feels lived in from the moment you step inside.”

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Sydney’s YSG Studio makes Gold Coast multi-residential debut with BIG Projects at The Frederick

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Sitting atop the building will be two 320+sqm penthouses with private rooftop terraces, which are expected to be priced between $9 - $11 million.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

ALTA Property was launched by Nigel Givoni in 2023, bringing over 25 years of experience in multi level residential delivery.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;

ALTA Property to deliver $200 million Queens Road apartment tower

Construction is set to begin at <a href="https://www.apartments.com.au/new-townhouses/orchard-mews-glen-iris-18-scott-grove-glen-iris-vic-3146">Orchard Mews</a> in Glen Iris, with&nbsp;PC Whitehall &amp; Sons&nbsp;now appointed as the townhome development moves into its next phase.

The development by&nbsp;<a href="https://www.apartments.com.au/developers/montcoeur">MontCoeur</a>,&nbsp;located at 18 Scott Grove, is now around 30 per cent sold, with completion targeted for late-2027.

Orchard Mews comprises a curated collection of three- and four-bedroom customisable townhomes, positioned within one of <a href="https://www.apartments.com.au/developments/glen-iris-vic-3146">Glen Iris</a>’ more tightly held residential streets. The low-density project has been designed by <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a>, with landscape architecture by <a href="https://www.apartments.com.au/landscape-architect/jack-merlo">Jack Merlo</a>, bringing together a team known for high-end residential projects across Melbourne.
