Lendlease has unveiled plans for its new mixed-use development that is set to revitalise Melbourne’s landmark intersection at Flinders and Swanston streets in the CBD, following endorsement of its development plans.

Town Hall Place will be located at 25 Swanston Street, adjacent to Melbourne’s famed Young and Jackson Hotel, and above the new underground Metro Tunnel Town Hall Station.

The development will feature a modern A-grade, 10-storey commercial building with around 16,000 sqm of floor space with new laneways, arcades and retail at ground level.

Designed by Hassell Architects, Town Hall Place will respond to the rich heritage of its location with new connections made between Flinders Street and Flinders Lane.

Scott and Cocker Alleys will be reactivated, with a new contemporary arcade created with approximately 2,000 sqm of retail and dining.

Accommodating up to 1,600 workers, the building will inspire collaborative working with views spanning Melbourne’s landmark sites including Federation Square, St Paul’s Cathedral, Flinders Street Station, the Arts Centre and the MCG, as well as generous outdoor terraces across multiple floors.

The office building will be all electric and powered 100 per cent by renewable energy for base building operations, providing a pathway for tenants to a carbon neutral workplace.

Further demonstrating leadership in sustainable design, the building is targeting a 6 Star Green Star Design &amp; As Built v1.3 rating and pursuing a WELL Gold Core rating. The revitalised precinct will connect seamlessly to the Metro Tunnel’s Town Hall Station below street level.

Lendlease will act as developer and builder for the development. Construction is expected to commence in 2024.

Lendlease receive greenlight for Town Hall Place development

While it's all about Broadbeach in 2023, the pipeline of apartment developments in with council likely means 2024 won't be too much different.

The latest plans are for a 24-level, mixed-use hotel and residential tower, with 36 hotel suites and just six high-end apartments at 23 Margaret Avenue, on the corner of Margaret Avenue and the busy Surf Parade.

Surf Parade has been a hotbed for developers in recent years. Polycell are currently selling The Rochester, Mosaic Property have Marella, Gallery Group have Chalk and North, and Polites has an unnamed project at 152 Surf Parade. The new project will sit right next door to Bassar's Infinity tower.

The application has been submitted by&nbsp;The Legacy M Pty Ltd, which is directed by Brisbane-based&nbsp;Brian McDonald and Phillipines-based Manuel Hao Osmena, who is the chairman of the Manny O Group which has interests in tourism,&nbsp;airline catering, airport services and wine.

Tonic Design has put together the plans for the project, which includes two ground level retail tenancies and separate lobbies for the hotel and the apartment residents. Both will have a concierge.

Level two will be a hotel lounge and buffet area, reception, waiting area, a gym, and an infinity pool. A function room for the hotel is located on level three.

Heading up the tower are 70 sqm one-bedroom suites, a max of three on each level.

From level 16 there are 217 sqm, full floor apartments with three bedrooms.

A sprawling three-level penthouse tops the tower. There are four bedrooms and a multi-purpose room on level one, a kitchen living and dining space and media room, on level two, and a gym with private terrace on the roof. The other half of the rooftop is a hotel meeting room and a pool.

Mixed-use hotel and apartment project have gathered steam in recent years across the Gold Coast.

Developer KTQ has been a big driver in the trend. Last year they submitted <a href="/news/qld/ktq-set-to-bring-surfers-paradise-the-highest-level-of-beachfront-luxury">plans for a mixed-use project</a> on their massive Garfield Terrace, Surfers Paradise amalgamation.

Recently receiving sign off from the Gold Coast City Council,&nbsp;Serēn (pronounced serene),&nbsp;will comprise an independent luxury, 60-room hotel, with some suites offering over 100 sqm of living space, and 60 apartments, the smallest on offer spanning a huge 350 sqm and offering three-bedrooms and a multi-purpose room.

Their huge development in Kirra Point also has a hotel component within one of the two residential apartments towers currently under construction.

First look: New Broadbeach apartment tower to combine hotel and apartment lifestyle

Veteran developer&nbsp;Morris Property Group has been given the nod by the Gold Coast City Council for its latest project, Bondi Burleigh.

It took about 12 months for Morris, who have developed across Canberra and the Gold Coast for a number of decades, to secure approval for the 25-level project at 1873-1875 Gold Coast Highway, having submitted plans for the striking tower which will home 174 apartments in April 2022.

Canberra-based architecture firm Guida Mosely Brown worked in collaboration with locals Plus Architecture on the designs, which Morris says "blends art, aesthetics, and functionality to create an exceptional structure that enhances the Burleigh skyline with its distinct and innovative character."

The two and three-bedroom apartments will be launched to the market next month. Residents will have access to an entire level of amenities on level two, including a north-facing swimming pool and a&nbsp;state of the art wellness spaces created by Wellness Solutions.

The project's name, Bondi Burleigh, is a nod to the growth and prominence that the Burleigh area has achieved as evolving into one of Australia's leading areas for investment and living.

Morris know the area well and what the market demands. Bondi Burleigh be their fifth project in Burleigh Heads. It also sits right next to another of Morris Property Group’s successful Burleigh projects, Boardwalk Burleigh.

Currently they're selling Essentia in Surfers Paradise, which is expected to be completed by June.

Exclusive: Morris get green light for Bondi Burleigh apartment tower

Moonee Valley's designated activity centre is about to get more active, with plans for a new apartment building submitted near Moonee Ponds Central Shopping Centre.

A four-level building has been proposed at 338-340 Ascot Vale Road, comprising 41 two, three and four-bedroom apartments.

There will be 24 two-bed units, which will span between 70 and 85 sqm, 15 three-bedders between 100 and 120 sqm, and just two four-bedrooms apartments with between 190 and 200 sqm of living space.

Smart Planning &amp; Design submitted the application on behalf of site owner Northern Investment Enterprises, which is directed by the Essendon-based Dominico Sita.

Northern Investment Enterprises bought two neighbouring 791 sqm and 561 sqm sites for a combined $5.2 million in 2021. The larger site was marketing as one of the most&nbsp;unique properties to become available in the heart of Moonee Ponds for many years.

The Urban Context and Design Response Report by Smart Planning &amp; Design suggested the area is undergoing change, with an increasing amount of subdivision and multi-lot developments, apartment developments and an increase in commercial and entertainment services and facilities.

"The design of the proposed development has been informed by the Vision of the Moonee Valley Council. As such, we have sought to incorporate the Moonee Valley building blocks into the proposal," the report noted.

"The proposed design has been cognisant of incorporating the principles of a fair city that values diversity, inclusivity and safety; a development that will aid in the provision of access to jobs in addition to being connected with access to transport modes.

DW Architects handled the design of the project, which will have office space on the ground level.

The 1,364 sqm site is located on the eastern side of Ascot Vale Rd, in proximity to Moonee Ponds Central Shopping Centre.

There are several shops and services available within walking distance.

Moonee Ponds Railway Station is located just 700m from the subject site, servicing Craigieburn and Upfield Railway lines.

Tram route 82 runs along Ascot Vale Road, with the closest stop just 66 metres from the site. Several parks and recreational options are available in the immediate surrounding area, including Queens Park, Moonee Valley Football Club, and the Moonee Valley Racing Club.

"The proposed development can provide additional housing options for people looking to live in the area, which can increase the population and bring more foot traffic to local businesses, Smart's report continued.

"Additionally, the proposed office space could attract new businesses and jobs to the area.

"The proposed development will encourage higher-density development that respects the local heritage attributes of the area by incorporating several design elements and features that reflect the historical and cultural context of the area."

First look: New apartments set for Moonee Ponds

Broadbeach demand has continued to soar in 2023.

The latest success in the booming market has come from prominent South East Queensland developer Mosaic Property Group, who have sold out their first ever Broadbeach project, Marella by Mosaic.

It took less than six months for buyers to snap up nearly all 98 two and three-bedroom apartments, as well as the Mosaic Masterpiece Series sub-penthouses, across the 30-level Surf Parade tower.&nbsp;

The strong result for the multi award-winning developer led to construction being brought forward, with their internal building arm, Mosaic Construction, kicking off on-site in late 2022. Marella's expected completion is in early 2025.

After receiving significant early interest before hitting the market mid-last year, Mosaic snapped up the site next door, something which Mosaic Founder and Managing Director Brook Monahan said was a "no brainer."

They did the same with Dawn in Mermaid Beach, following the sell-out of Bela by Mosaic a few doors away on Peerless Avenue.

Now Mosaic are readying Lily by Mosaic, on Rosewood Avenue, just behind Marella around 100 metres away.

Monahan says the unveiling of the $160 million project&nbsp;was accelerated to fulfil the ongoing levels of enquiry for Mosaic product on the Gold Coast.&nbsp;

"Fortunately, the market has been traditionally quick to respond to our releases because of the quality, our track record and our commitment to exceptional design," Monahan says.

"Marella sold $94 million in five weeks of its initial release to our VIP database, and we now have nine sold-out projects under construction across the Gold Coast region.

Monahan believes Mosaic product continues to resonate with the market due to a combination of their track record, and the fact they also build their own developments, handling the quality control aspect of the project as well.

"While the buyer pool still remains smaller than a year ago due to consumer sentiment, but picking up again, so is the opportunity to secure a premium apartment in such a prime location from a developer with an unblemished track record of delivery," Monahan says, adding that people are people are recognising that fact.

Mosaic to launch Lily by Mosaic in Broadbeach after selling out neighbouring Marella

The Gold Coast Turf Club is set for a major redevelopment, which will include a number of apartments flanking the finishing post.

The $370 million plans for Sunlight Lifestyle Precinct, named after the 2018 Magic Millions 2YO Classic winner Sunlight,&nbsp;come off the back of a separate $63 million application to build three new racing and training tracks. It will see eight new buildings constructed over a seven-year period.

There will be three high rise towers which will home the bulk of the 557 apartments, a number of low-rise buildings, and a five-level building with 63 service apartments.

The project is being developed by the Gold Coast Turf Club, in partnership with Tony Fung's Aquis Australia. It will cover&nbsp;1.8 hectares on corner of Racecourse Drive and Crombie Ave, where currently there's a number of horse tie-up stalls which will be relocated to the south of the existing events centre.

Woods Bagot have designed the project which will have a significant ground plane, with a number of&nbsp;retail and commercial tenancies.

A major focus has been the rooftop amenity on some of the taller towers.

Crowning the residential buildings currently dubbed Tower A and Tower B, which together have a combined 369 apartments, will be a swimming pool with day beds, and outdoor dining area with barbecue facilities, a sauna and spa, and an indoor function room.

Atop Tower C, the tallest tower at 19 levels, is a two-level space with an impressive day club vibe. A central pool is overlooked by cabanas, day beds and pavilions, while there's also restaurant dining, bar space, a second plunge pool, and a VIP lounge. Upstairs is more function space and a prep kitchen. Tower C will home 154 apartments.

In their Design Statement submitted to the Gold Coast City Council, Woods Bagot said the&nbsp;proposed development offers a unique opportunity to create an exciting sub-tropical, mixed-use precinct within the Gold Coast Turf Club Equine centre.

"Sunlight is conceived as a catalytic development within the wider Turf Club precinct and aims to create a unique lifestyle &amp; tourism destination that contributes to the Gold Coast's economy.

"The development celebrates the sub-tropical climate &amp; enviable lifestyle of the Gold Coast by integrating the indoors with the outdoors."

There are four three-level buildings which will have just eight apartments in each. They will be shielded from the track and have ground-floor amenity which meets a "sub-tropical boulevard."

"The buildings are arranged in a way to prioritise the public realm and create a variety high-quality, landscaped sub-precincts connected via a series of pedestrian links that are activated by both retail and amenity," Woods Bagot noted.

"The sub-tropical boulevard is the main pedestrian and vehicular linkage through the precinct, connecting the Northern &amp; Western entries.

Inside the Gold Coast Turf Club's $370 million redevelopment plans

The last sky home in Broadbeach's recently completed Beach House development by Andrews Projects, has hit the market.

The newly launched penthouse, which has a price guide of $6.5 million, crowns the 14-level building which features a curved facade designed by bureau^proberts.

There are just 12 full-floor apartments in the Australia Avenue building, featuring open-planned floorplans, north-facing views, and large floor-to-ceiling windows.

Andrews Projects Sales Manager Sarah Andrews said Beach House was designed with owner occupiers in mind, with the majority of purchasers to date being downsizers. A number of buyers came from Victoria.

“Our vision for Beach House was to bring house-sized proportions into an apartment space; floorplans are functional and provide similarities to purchasers’ current homes to make the transition into sky living seamless," Andrews says.

“We don’t expect Residence 1201 to last long, the amount of interest we receive on a daily basis for Beach House is phenomenal - it’s been very well received by the market as there is nothing comparable to in Broadbeach and won’t be for a long time," Andrews added.

The first 10 residences sold within a week of launching to market back in 2021. Buyers are expected to move in within the coming weeks.

Andrews Projects release Beach House penthouse in Broadbeach

Consolidated Properties Group has launched its luxury penthouse collection in its $450 million Monarch Residences.

The 11 oversized apartments bookend the Monarch Residences buildings, with eight residences located on the top floors to take in skyline and river views, plus three river homes offering a leafy outlook at the water’s edge.

La Isla, the completed Southport apartment development, is offering its investor buyers a rare six per cent rental guarantee for the first year of ownership.

Eric Machado, Director at Sutherland Group Property who are marketing the La Isla apartments on behalf of developer Draycon, says the rental guarantee will be particularly appealing for investors from Interstate.

"I don't know of any development on the Gold Coast, or even in South East Queensland, which is offering a 6% rental guarantee on purchase," Machado says.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.
