Top Spring Australia have taken a huge step to becoming more environmentally friendly at their $500 million St Leonards apartment development, The Newlands.

They'll be offering a Tesla car share service for its 330-apartment community, in an attempt to reduce the need for private car ownershio.

The initiative is being driven by shared mobility company, Outbound. The Teslas will be located onsite full time with residents able to book and open the cars using the Outbound app.

The partnership also includes a number of electric bikes to use from Sydney headquartered company, Zoomo.

Outbound CEO Luke Rust says dedicated transport solutions for residential developments are the future.

The Newlands, which is slated for completion in mid-2025, is the first to be approved by Lane Cove Council following the rezoning of the St Leonard’s South Precinct.

Top Spring Australia Managing Director Sydney Ma says Outbound share their vision for&nbsp;sustainability, providing the best experience for residents of The Newlands.

Other private amenities at the development will include a “Green Spine” with communal lawn and children’s play area, resort style pool, dog wash facilities and health and wellness centre featuring an indoor gym, yoga area and infrared sauna. Construction on Stage 1 of The Newlands is expected to start in early 2023.

“This is Outbound’s first foray into residential developments and I expect the uptake to be enormous,” Rust adds.

Top Spring make green commitment with Tesla car sharing at Newlands St Leonards apartments

Melbourne developer PB &amp; Co have revealed plans for their prime Sydney harbourfront development site they bought for $60 million over 18 months ago.

PB &amp; Co, led by founders Alex Bragilevsky and Michael Pesochinsky, have been working with Koichi Takada Architects to create what the architecture firm call a "highly sustainable and innovative luxury residential development on a once-in-a-generation site on the Sydney Harbour."

The massive 4,200 sqm block at 184b-190 Kurraba Road will essentially be carved up into quarters, and will home four different residential buildings.

Pesochinsky, who is the company's Executive Chairman and CEO, said&nbsp;PB &amp; Co is delighted to lodge plans for Kurraba Point.

"We are renowned for creating timeless residences and unforgettable experiences in the most prestigious streets of Melbourne, however after a robust search we secured Kurraba Point to launch our first Sydney development and plan for this to be the first of many,"&nbsp;Pesochinsky said.

"Kurraba Point will be another example of PB &amp; Co solidifying our place in luxury residential market whilst we strive to ensure sustainability is at our core. Kurraba Point will be one of the few developments in the area awarded a 6 Star Green Star."

There will be just six luxury apartments, four three-bed and two four-bed apartments, on the street side of the block. They've been tiered to overlook Shell Cove. Then closer to the water will be four dual occupancy residences.&nbsp;

The two four-level apartment buildings will have a communal space on the lower ground level, opening to a terrace.

The three-bedroom apartments will start from 192 sqm and feature dedicated wine rooms, butler's pantry's, a multi-purpose room, and water-facing balconies.

The two four-bedroom apartments crown the top two floors in each building and are wrapped in extensive terraces on both levels.

The dual occupancy buildings sit behind the apartment buildings, on the land sloping down toward the water. They each have three bedrooms and a private rooftop with plunge pools and outdoor barbecue kitchens.

Koichi Takada Architects say in the design verification statement submitted to the North Sydney Council that they have "designed a one-of-a-kind development with the highest sustainable outcomes."

"The overall vision is for a transformative project which embodies the idea of ‘regenerative luxury,’ inspiring a zero-carbon lifestyle for it’s residents," the design statement read.

"This project will lead the way in the luxury housing market and support the New South Wales state government objective to achieve carbon neutrality by 2050.

"The design features four sculptural, low-rise buildings which are contextually appropriate and respond to the local character of the area but also look towards future ways of living."

They note that the project is designed to be carbon neutral, not just in design, but also in operations.

"The building form makes use of passive design strategies and technology to respond to the unique environmental conditions on the harbour. All energy needed to power the buildings will be generated on-site through rooftop solar farms and an underground geothermal energy system which provides heat and generates electricity," the architecture firm stated.

"Rainwater will be collected for irrigation of planted areas and building management systems will control, monitor and maximise building performance. Integrated shading structures control solar access while maintaining views and privacy. Local, sustainable materials will undergo a full life cycle assessment and there will be adequate charging provisions for electric vehicles and bicycles, extending the sustainability benefits of the project far beyond the bounds of the site."

The development is PB &amp; Co's first venture in Sydney, having primarily focused on luxury projects in Melbourne's most affluent suburbs.

They have a solid pipeline in Bayside Brighton and Toorak, the latter the Point Piper of Sydney.

It's been two years in the making, but Melbourne developer Time &amp; Place has finally started putting together new plans for the redevelopment of the landmark Potts Point apartment building, The Chimes.

The Macleay Street block dates back to the mid-20th century when it was designed by Hugo Stossel, a modestly well-known post-War émigré architect who designed a number of similar residential apartment buildings in Sydney’s inner eastern suburbs.

The price for the block has been previously reported as $85 million, which would equate to just over $1 million per apartment. There are 80 studio apartments in the 12-level building, which is set to be demolished to make way for another nine-level building, designed by SJB, with 45 apartments.

The building saw a Sydney record $264,000 paid for a car space in 2016.

Time &amp; Place made their intentions clear when they started buying apartments in the block a few years ago.

“Over the last 24 months, Time &amp; Place has worked collaboratively with owners at The Chimes, Potts Point, as well as representatives from the City of Sydney to ensure fair and considered outcomes were achieved for all involved," Time &amp; Place Director Evan Papadopoulos told Urban.

“A priority for our team has been to ensure that communications with all stakeholders have been consistent, thoughtful and clear from the outset.”

They are now working through the statutory process with the City of Sydney Council.

"We will approach this next step in the same spirit of transparency and open-mindedness we have adopted over the course of this acquisition,"&nbsp;Papadopoulos added.

“We look forward to continuing to engage with the wider community to achieve positive outcomes for this iconic Potts Point site.”

Concept plans for the 1,289 sqm site at 45-53 Macleay Street have been drafted by SJB, which includes ground floor retail fronting Macleay Street.

There will be a mix of one, two and three-bedroom apartments, starting from 50 sqm and ranging in size to the the 270 sqm, half-floor apartments. The two penthouses have private rooftop terraces with a barbecue area and a plunge pool.

The residential amenity is located on the ground level behind the retail. That will comprise a lap pool and 270 sqm of open space.

"With limited space, many apartment buildings are vying for high levels of amenity," SJB noted in their design statement submitted to the local council.

"This proposal offers a variety of apartment types to cater for density while also providing and alternative to traditional detached housing by proposing large apartments at top levels. This will attract residents that would otherwise unlikely move to the area."

SJB said the existing building pays no respect to the streetscape and the new development will change this by introducing an active frontage along Macleay St holding the corner towards McDonald St.

There was a conscious effort to incorporate a number of sustainability principles, including solar panels on the roof and a rainwater tank for use in irrigation of the landscaping.

Town planner Urbis suggested the existing building would not meet the threshold to warrant its listing as a heritage item,&nbsp;nor is it of such architectural quality or historical importance that it should be considered a neutral or even contributory item within the context of the Heritage Conservation Area.

"The subject site, The Chimes, is not dissimilar to Seidler’s International Lodge, or Frank Hoffer’s Riviera. These buildings are pedestrian examples of the Modernist aesthetic, showcasing typical elements without flair or innovation; they are common, and they do not reflect the requisite architectural or aesthetic merit for heritage listing," Urban wrote in their report.

The Chimes is located adjacent to the 10-level Macleay Regis apartment building, regarded as one of the most impressive in Potts Point.&nbsp;

UAP, who work with developers on public art installations for new projects, were engaged to present a number of opportunity for art to blend in with the current topography of Macleay Street.

The Gold Coast is always at its busiest over Christmas, as southern capital dwellers heading to the Sunshine State over the holidays.

And that's not lost on some developers who know there is always a considerable amount of interest in property over the booming December and January period.

Online search is up, and so is foot traffic. With just two months to go until the end of the year, a number of developers have seen enough early enquiry to be getting their projects in market before we close 2022 and new projects start launching in 2023.

The national property developer Gallery Group is set to launch North, its sister project to Chalk on Surf Parade, in the coming weeks.

There will be 93 apartments in North, which will be taller than Chalk at 28 levels. Over two thirds of the product mix in North is two-beds. There will be 26 three-bed apartments and two four-bedroom skyhomes, as well as a ground level business centre, a gym on level 11, and a pool on level 12.

North has been designed by architects MAS, who&nbsp;took cues from Chalk. The aim was to create a "distinctly recognisable form that integrates into the established character of the area, whilst complementing its southern neighbour.

"Apartments have been designed with coastal living at the forefront of mind, with expansive living zones transitioning out to articulated balconies, offering privacy and comfort and encouraging the notion of sub-tropical Queensland living," MAS noted in their submission to the Gold Coast Council.

The Brisbane developer Chapter Two is set to break into the Gold Coast market with its much anticipated Holm, Rainbow Bay development.

The development approved project, in the sought-after Rainbow Bay pocket in Coolangatta, will see 86 apartments developed across the 12-level project on Eden Avenue, just one row back from Rainbow Bay Beach and Greenmount Beach.

Two-bedroom apartments are expected to start in the $800,000's, one of the most affordable products in the area which has been one of the hottest pockets since the pandemic.

They'll offer a rare trifecta of views, with ocean river and Gold Coast hinterland outlooks, including views over Snapper Rocks.

Designed by Plus Architecture, some&nbsp;of the two-bedders will offer additional multi-purpose rooms, the same deal with the three-bedroom apartments.

The busy Broadbeach market is set for another tower with the recently approved The Rochester by Polycell Group set to launch in mid-November.

The 39-level, BDA-designed tower, on a three-site amalgamation put together and sold by GV Property Group, will have 170 two, three and four-bedroom apartments, as well as two huge five-bedroom penthouses.

The two-bedders start from 93 sqm of internal space, 111 sqm including balconies.

Bassar, who sold out the 62-apartment, 39-storey Infinity development in March, currently under construction on the corner of Surf Parade and George Avenue, will be creating a Eternity, around the corner at 14-18 Mary Avenue Eternity.

Eternity will offer three and four-bedroom floor plans ranging from 190 sqm to 300 sqm, in addition to the 500 sqm for the penthouse suites.

Apartments will each have a double garage, while the penthouses come with triple car parking, a rooftop terrace and a plunge pool.

Residents will also benefit from a magnesium pool and spa, infrared sauna, steam room, gym and residents’ lounge.

The longstanding ACT and Gold Coast apartment developer, Morris Property Group, will be launching two projects before the year is up.

The first is in Broadbeach, where Morris has big plans both this year and next. Another launching in mid-November, Crest, will have 157 apartments across a 37-level tower designed by the Canberra architecture firm Guida Moseley Brown.

The two and three-bedroom apartments start from level five, above the three podium levels and level four amenity.

Morris Property Group's second project is in Burleigh Heads, where they'll be launching a 25-level development around Christmas.

The new residential apartment building will comprise a majority of two-bedroom apartments with limited three-bedrooms located on levels 19 and above.

The building will also include four levels of underground car parking and an entire level dedicated to residents recreational facilities.

Company director Barry Morris acquired the double-block site last year through Antonio Mercuri’s GV Property Group following an expressions of interest campaign.

"We saw a great opportunity for this site as it's ideally positioned to offer direct access to popular destinations including James Street and Goodwin Terrace," Morris told Urban.

The planned apartment building is next to the previous MPG project Boardwalk Burleigh and will be the group's&nbsp;fifth project in Burleigh Heads.

MPG are currently building Sanbar Burleigh Beach nearby.

The top 6 Gold Coast apartment developments still to launch in 2022

Melbourne-based developer Beulah has secured another development site in Melbourne's inner-ring.

A private local developer has submitted plans for what will be Chevron Island's second largest development, with 277 apartments planned across two 30 and 35-level towers.

Site amalgamation specialists GV Property Group sold the 17 Illawong Street site, a huge 3,033 sqm site which straddles Illawong and Dalpura Streets, on behalf of 20 unit owners in a tired 1960s block of townhouses.

Plus Architecture say the two tower scheme was a response to views, shaping the towers to respond to views in all directions.

"Views to the hinterland to the west, views to Southport Spit to the north, views of the Nerang River to the south and most importantly views of Surfers Paradise and the ocean to the east," Plus noted in the design statement submitted to the local council.

"Starting with such a primary function – achieving broad vistas in all directions – the planning was simple."

Plus said that a significant amount of time was spent crafting the floor plates into sculpted forms that not only responded to the views but worked to create a delicacy of form, cast shadow and create movement when viewed from each direction.

"The two residential towers work together in almost perfect symmetry, offset but balanced to respect orientation but also allow for privacy, light and setback within the site."

There will be 126 apartments in the northern tower, a mix of 72 two-beds and 51 three-bed units. The southern tower, the taller of the two, will have 87 two-beds, 61 three-bed apartments, and three four-bedroom penthouses, a total of 151 units.

Level 28 of the northern tower will feature three sub-penthouses. Levels 29 and 30 of the northern tower will have three double storey sky homes.

There will be the same layout across the southern tower, just at higher levels.

Typically there will be five apartments per floor. The floorplates of both towers have been designed with three units orientated to the north and two units to the south or east.

There will be 381 resident car parks across three levels of basement and two podium levels of parking, as well as an additional 30 visitor parking spaces on the ground level.

Resident amenity will occupy the top of the podium, shared across the two buildings. There will be an infinity pool, a gym with a yoga deck, a spa garden with a sauna and steam room and outdoor plunge and cold pools, an outdoor barbecue and dining area, a work from home lounge, and a private dining room.

Plus noted the height in the design, given the towers will be the second and third tallest on the Island.

"Height was another careful consideration in the design – sited in an unlimited height area it was critical that a balance of scale and form was achieved.

"One tower is 30 storeys in height and the other 35 storeys to introduce a dynamic perspective of the development from all angles. By altering the heights of the two towers the perceived bulk and scale is also reduced and the towers are read as having two distinct identities, one recessive, the other more prominent."

The Southern Highlands, around 110 kilometres south-west of Sydney, doesn't often have an off the plan development to talk about.

But Maeve is set to fill a gap in the market, offering something different to the grand garden estates and surrounding farms which are more typical of the area.

Located at 18 Kangaloon Road in Bowral, the hub of the Southern Highlands,&nbsp;Maeve will comprise just 12 apartments and 12 townhouses.

Rare off the plan apartments and townhomes in Bowral hit the market

Plans for a new luxury tower on one of Palm Beach's best streets have been re-jigged.

There were approved plans for a nine-level, clam shell-inspired building designed by Contreras Earl at 215-217 Jefferson Lane, which were signed off in November last year.

But since then the amalgamated 817 sqm corner site with 20 metre frontage to both Jefferson Lane and Thirteenth Avenue has sold, for $13.51 million through Kollosche, and now the plans have been tweaked.

The new plans were filed by a company tied to Sydney-based lawyer Pierre Saab, who runs Macquarie Law.

BDA designed the new tower, with a few changes to some of the internal configurations and the facade. They have added an&nbsp;open rooftop level which will be the communal space for residents.

That frees up the ground level where BDA are proposing another apartment, taking the total apartments from eight to nine.

"Notwithstanding, the development retains almost identical setbacks, site cover, and landscaping and remains compliant with the provision of parking and servicing as per the original approval," the report by town planner Zone Planning Group read.

First look: New plans for luxury Jefferson Lane, Palm Beach apartment development

Inner-city Melbourne apartment seekers are set to get a rare opportunity to secure a slice of South Yarra, in an area dominated by high-rise, high-density towers.

A joint venture between&nbsp;Wattletree and Dorman Capital will see the development of South Yarra House, on one of South Yarra last remaining riverside sites on the Claremont Street dress circle.

The $190 million project is being developed by Wattletree, a development company founded by Rob Pitts and Nick Moylan in 2021.

While South Yarra House will be Wattletree’s fifth project, it signifies the first JV partnership between Wattletree and Dorman Capital.

The site will become home to around 60 apartments across 20 levels.&nbsp;The project has been inspired by simple, brutalist, art-deco New York architecture.

Dorman Capital acquired one of the sites in 2018, with the two adjoining lots acquired by Wattletree in May 2021, allowing for a 1,000 sqm amalgamated site offering uninterrupted views of central Melbourne, the Yarra River and the Royal Botanical Gardens.

SJB Architecture and Hecker Guthrie Interiors have been at the forefront of the designs that resonated well with Stonnington Council members when approved in July.

Wattletree Director Nick Moylan says the building is a product of a changing world, and a return to first principles when it comes to the spaces we live and work from.

“The market for quality owner-occupier and down-sizer apartment product is growing, and from what we’re seeing, still under-served. We’ve tailored product to suit that," Moylan suggests.

Initially the idea behind Dorman Capital's purchase had been for a commercial office project, Dorman Capital Managing Director Nick Dorman said.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Sydney’s YSG Studio makes Gold Coast multi-residential debut with BIG Projects at The Frederick

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Sitting atop the building will be two 320+sqm penthouses with private rooftop terraces, which are expected to be priced between $9 - $11 million.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

ALTA Property was launched by Nigel Givoni in 2023, bringing over 25 years of experience in multi level residential delivery.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;

Construction is set to begin at <a href="https://www.apartments.com.au/new-townhouses/orchard-mews-glen-iris-18-scott-grove-glen-iris-vic-3146">Orchard Mews</a> in Glen Iris, with&nbsp;PC Whitehall &amp; Sons&nbsp;now appointed as the townhome development moves into its next phase.

The development by&nbsp;<a href="https://www.apartments.com.au/developers/montcoeur">MontCoeur</a>,&nbsp;located at 18 Scott Grove, is now around 30 per cent sold, with completion targeted for late-2027.

Orchard Mews comprises a curated collection of three- and four-bedroom customisable townhomes, positioned within one of <a href="https://www.apartments.com.au/developments/glen-iris-vic-3146">Glen Iris</a>’ more tightly held residential streets. The low-density project has been designed by <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a>, with landscape architecture by <a href="https://www.apartments.com.au/landscape-architect/jack-merlo">Jack Merlo</a>, bringing together a team known for high-end residential projects across Melbourne.
