Aria Property Group is set to continue its development in South Brisbane, lodging plans for a glass-swathed apartment tower.

Aria, who completed the&nbsp;award winning project The Standard and the Fish Lane Precinct down the road on Cordelia Street, have had world renowned architect Woods Bagot put together the plans for the 30-level tower.

There will be 256 apartments on offer, a mix of one, two, three and four-bedroom apartments, including a handful of penthouses.

True to Aria's focus on extensive rooftop amenity, the new tower will also feature a&nbsp;rooftop pool and&nbsp;sky terrace, various amenity rooms, and dining and lounging areas.

The 2023 UDIA National award-winning developer drew inspiration from the circular motif of its sister tower, The Standard, creating a proportioned form with a three storey crown rising above.

In the Architectural Report submitted to the Brisbane City Council, Woods Bagot highlighted three key ideas upon which the designs for the Cordelia Street tower was based on:

1. The tower, podium and ground level are clearly expressed, with considerations of proportion to its scale and context. The height of the podium is complementary to the neighbouring developments. 

2. The tower volume is articulated as a series of cylindrical forms, to create an expression of verticality and slenderness in the tower The circular motif presents a striking counterpoint to the immediate urban context. 

3. The verticality of the tower is further enhanced by extending the tower volumes to different heights, creating a feature 'crown': a recognisable feature on the South Brisbane skyline.

The new project will continue Aria Property’s streak of green walls, sleeving the building’s podium façade, with brick finishes throughout the ground plane referencing South Brisbane’s rich character and heritage.

Throughout the lobby, an array of work-from-home spaces and private offices will be available for residents, along with lush landscaping and outdoor seating and lounging areas.

Aria Property Development Manager Michael Hurley said the project has been designed to fit in with the existing style and feel of the surrounding streetscapes, including Fish Lane which Aria Property has helped revitalise and re-develop along with Brisbane City Council since 2014.

"Our vision was to continue to support and invest in the area, building on our long-term relationships and establishing new connections within the community. We're excited to contribute to its future growth and opportunities,” Hurley said.

After undertaking over $500 million worth of projects since 2018, the Southport-based Aniko Group has become&nbsp;the only Gold Coast builder to be ranked among The BCI Construction League’s top 30 construction companies nationally for 2022.

Aniko Group, founded and led by George Mastrocostas who has more than 20 years experience in the development industry, has debuted on the BCI list at number 27.

The company was one of only a handful of Queensland builders and the only Gold Coast builder to be ranked in the list. It was also one of the few integrated development groups to make the top 30 behind the likes of Lendlease and Mirvac.

The BCI Construction League lists the nation’s top 50 builders, including developer-builders, and ranks them by the total value of projects they have commenced construction in any given year.

The BCI Construction League lists just three projects for Aniko Group in 2022, which is the lowest number of project starts of any company in the top 30.

The three projects have a total end value of $318 million, making the average value of each project $106 million, and on this metric Aniko Group is positioned at number eight among the nation’s top 50 builders.

Mastrocostas says the debut ranking in the BCI Construction League is among the many achievements by Aniko Group since he founded the company five years ago. Aniko Group is widely acknowledged for singlehandedly changing the face of Hope Island through a series of sold-out luxury apartment projects, including its latest, the $150 million Athena Quays.

The mixed-use development will deliver a range of residential, commercial, hotel and dining facilities to the waterfront site which is located next to the entrance of Pacific Fair shopping centre.

Mastrocostas said the strength of Aniko Group’s workbook is founded through the combination of innovative projects and its capabilities to deliver on its vision through its dedicated construction division.

Aniko Group ranked among nation's top builders

Billionaire Harry Triguboff's Meriton is continuing its rapid expansion across the heart of the Gold Coast.

They're set to add another 1,000 apartments to the Surfers Paradise skyline, lodging&nbsp;plans for their fourth, fifth and six towers in the heart of the tourist district in recent years.

It will be Triguboff's 21st high-rise development on the Gold Coast, having first visited the now thriving tourist mecca six decades ago.

“I have loved the Gold Coast since my first visit in the 1960’s, and after all my travels internationally, I still believe the Surfers Paradise beachfront is one of the best in the world," Triguboff says.

“I have been very passionate about designing and delivering buildings that are in tune with the ocean and the golden beach that is just metres away.”

Following on from Ocean and the two-tower Iconica both on The Esplanade, Meriton will add a further three towers in their new development Cypress, at&nbsp;3346 Surfers Paradise Boulevarde, on&nbsp;top of the Cypress Ave G-Link light rail.

The nine site, 8083 sqm amalgamation spreads across Surfers Paradise Boulevarde, Palm Avenue, and Cypress Avenue, the latter which inspired the project name.

Cypress will sit one street away from Gurner's DA-approved LA Pelago and two streets from SPG's DA-approved Paradiso Place.

Triguboff says, recalling on some of his earliest developments, that he didn't think he'd ever be able to purchase a site like this one.

“Meriton’s first Gold Coast towers were Florida in Surfers Paradise and the Nelson at Paradise Waters at the start of the 1980’s, almost 40 years ago," Mr. Triguboff says.

"Xanadu in the late 1990’s and Pacific Views in 2002 on the western side of Main Beach Parade that overlooked the Pacific Ocean continued our high-rise love affair with the Gold Coast.

"Little did I know that one day I would have the opportunity to purchase a site that is so dear to me, arguably the most central land in Surfers Paradise and design a trilogy of the country’s tallest towers."

There will be 994 apartments across the 73 and 80-level towers. The smaller 53-level tower will home 327 serviced apartments. Each of the three towers feature a rooftop garden with a pool and a gym space.

Meriton had DBI, who designed their Iconica project nearby, have taken the architectural reigns for Cypress.

They said in their design statement submitted to the Gold Coast City Council that the design of the three towers aims to create a bold and iconic presence as a gateway site to the Gold Coast CBD, while incorporating subtropical principles and street activation.

"The integration of the design elements creates a unique and vibrant addition to the Surfers Paradise skyline, creating a landmark destination for both residents and visitors," the local architecture firm noted.

"The towers are designed to maximize the potential of the site, with careful consideration given to the orientation, views and access to natural light and ventilation."

DBI said one&nbsp;of the key design features of the towers is the slab projection facing the streets, which creates a strong visual connection with the surrounding urban fabric.

"This design element not only provides shading and environmental control to the towers but also creates a sense of scale and texture, breaking down the massing of the towers and providing a human scale to the development."

"A golden spine acts as a unifying&nbsp;element that ties the towers together, providing a strong visual presence on the skyline. The spine is also designed to provide shading and environmental control to the towers, while also serving as a sculptural element that adds to the overall aesthetic and elegance of the development."

The five-level podium engages with the street level and will feature a mix of retail, dining, and entertainment spaces.

There's an elevated pool on level six, designed in a lagoon style to take advantage of the subtropical climate.&nbsp;

"The sculptural elements of the podium create a cohesive design language throughout the development, adding to its elegance and sophistication," DBI added.

"The towers are deeply rooted in subtropical principles, with careful consideration given to sun and wind orientation, thermal mass, natural ventilation, and shading. The towers are designed to provide a comfortable and sustainable living environment for residents and guests while minimizing their environmental impact."

Meriton have long had a reputation as one of the most prominent developers across New South Wales. Their most recent developments near the Glitter Strip have been Ocean by Meriton at 84 The Esplanade, a soaring 76-level tower with 722 apartments. That's now 85 per cent sold, with just 40 apartments remaining in the completed project.

Down the road they more recently launched ICONICA by Meriton, a further 637 apartments across two&nbsp;50 and 70-levels at 152 The Esplanade. Works recently began on the prime site opposite the beach.

They've just lodged plans for their fourth, fifth and six towers in Surfers Paradise, part of a three-tower development at 3346 Surfers Paradise Boulevarde.

National masterplan developer Frasers has revealed their plans for the former Keppera Quarry in Brisbane's north-west.

There are two residential precincts planned, as well as one sport and recreational precinct and one conservation zone precinct. They were approved in 2017, well before Frasers bought the site for $31 million in 2019. It had provisional approval for 700 dwellings, a mix of apartments and townhouses.

The recent plans reveal Rothelowman's designs for the first precinct, 91 townhouses which will be delivered over six stages.&nbsp;They will be spread across 5,043 sqm, a small section of the overall 18.9 hectare residential site.&nbsp;

The larger Keperra Quarry site adjoins the Enoggera Barracks (also known as Gallipoli Barracks) in the east which is heavily vegetated land utilised for military operations, such as live firing practice and other training purposes.

Rothelowman says in the architectural report submitted to the Brisbane City Council that the masterplan is designed to prioritise pedestrians and create meaningful and deliberate interfaces between public and private realms.

"Vehicular access to townhouses and private vehicle parking is provided via minor roads, allowing living spaces and outdoor rooms to address the boulevard and public open spaces," the renowned architecture firm noted.

"The removal of crossovers from the boulevard allows for significant landscaping to this corridor, resulting in a landscape-rich public realm and a layered interface between private and public spaces.

"This layering of streetscape creates an idyllic suburban street filled with life, colour and texture."

There's a generous mix of nine townhouse configurations proposed. They will have three or four bedrooms across two or three levels, with a minimum gross floor area of 140 sqm. Each townhouse provides a minimum of area of 35 sqm. dedicated to private open space. There will be 67 three-bed townhouses, and 24 four-bedrooms, which will be serviced by 182 resident car spaces and 77 visitor spaces.

The collections are dubbed The Garden House, The Pavilion House, and The Sunset Houses.

Frasers has frequently been tinkering the plans as the design process evolves, tweaking boundaries for the precincts.&nbsp;

There was a pre-lodgement meeting late last year which discussed some key issues and opportunities in the plans, namely the communal facilities, the landscape designs, and the use of some of the extensive large open spaces throughout the first stage which have no proposed use other than tree planting.

There are extensive facilities planned for the first precinct, including two swimming pools, which will be flanked by a recreation centre on one side and a gym on the other. Next to the rec centre will be a large lawn area. The facilities will be located&nbsp;in the middle of the precinct.

<h3>The Garden House</h3>

The conventional laneway townhouse has two primary facades - one dedicated to vehicular entry and the other to pedestrian entry. Landscaping and access to natural ventilation and daylight is isolated to one facade. The introduction of a courtyard allows for landscape, light and ventilation to permeate further into the dwelling, and provides an additional layer of privacy - a secondary outdoor space pulled away from the street edge.

The landscape-focused townhouse takes the concept a step further, introducing a single garage and flexible carport space. The resulting outdoor space and landscape stretches from front to rear boundary, providing excellent access to light, ventilation and outdoor living.

<h3>The Pavilion House</h3>

The Pavilion House is designed to absorb a one-storey level change in the topography of the site and allow the living space to be located as an elevated “pavilion” accessed by pedestrians from street level. An outdoor room at either end of the dwelling allows the living spaces to open completely for access to daylight and cross-ventilation. The primary outdoor space engages with the boulevard, however is offered privacy through a combination of elevation and landscaping.

A collection of robust forms hold the edge of the neighbourhood, inspired by the unique landforms of the quarry Their form reads clear and consistent from afar, defining the edge of the precinct.

The Canberra-based apartment developer Amalgamated Property Group have doubled down on the Broadbeach apartment market.

Having successfully recently launched Amaya Broadbeach at 30 First Avenue, now under construction and 40 per cent sold, the Graham Potts-led company has secured a prime site just 700 metres away near Nikiforides Park.

It's the 1,820 sqm Chelsea Avenue site that was&nbsp;put together for Raptis by local development amalgamation specialists GV Property Group in early 2022.

Raptis had&nbsp;development approved plans for a 41-level, Archidiom-designed tower with 180 apartments.

Three-bedroom apartments dominated the plans, some 144 on offer. The remaining 36 apartments were two-bedders.

The recreation level was planned for level four, where there&nbsp;will be a&nbsp;swimming pool, residents' lounge, community living area including barbecue and outdoor dining area, gardens, a gym, sauna, and a&nbsp;yoga / meeting room. APG has tweaked the plans and will launch&nbsp;<a href="/new-apartments/affinity-broadbeach-40-46-chelsea-avenue-broadbeach">Affinity Broadbeach</a>&nbsp;in late 2024.

Raptis are still in the Broadbeach apartment market. They're soon to launch The Sterling at 6-8 George Avenue.

They recently went back to council to chop 17 levels off the tower, dropping the density from 138 apartments to 80, an even split of two and three-bedroom units.

APG's new acquisition will be another joint venture with their project partner Base Developments, who they are working with on Amaya.

Amaya is now on track for completion in late 2024 after a strong start to its marketing campaign.

Gold Coast Builders GCB Constructions kicked off the earthworks in December, and started the foundation work in January.&nbsp;

Sydney apartment developer Central Element and their joint venture partner Develotek are heading to Sydney's Inner West region for their next project.

They've lodged plans for a boutique development on the waterfront in Drummoyne, which will be the first project in decades to be released on Drummoyne Bay.

The project, dubbed Bianca Drummoyne at&nbsp;2C – 2D Wolseley Street, will comprise just 12 three and four-bedroom apartments, designed to take in expansive views of the water and city skyline through the&nbsp;floor-to-ceiling glass windows. The resident amenity has been focused around the rare waterfront location, with an outdoor swimming pool and communal gardens all fronting the water.

Award-winning multi-disciplinary architecture and design firm SJB have been appointed to lead the creative vision for the project – handling both architecture and interiors. A long-standing partner of Central Element, Principal Adam Haddow and the team having worked tirelessly on projects including Pienza Neutral Bay and Ethos Chatswood.

A carwash facility and a car mechanics in the heart of North Parramatta is set to make way for a new apartment development, committed to helping solve the current shortfall of affordable housing in the area.

The new project at 132 Victoria Road, on the border of North Parramatta and Parramatta, will bring 45 apartments to the small suburb of just 12,000 people, with over half part of the affordable housing initiative.

North Parramatta has a tight unit market. As of March 31, just 13 units were for sale in Parramatta, while over the 12 months to March 31, asking rents for units increased by 15.8 per cent.

A&nbsp;Social Impact Assessment by Urbanism Planning &amp; Development said it was these stats that&nbsp;suggests that there may be a lack of affordable rental housing in North Parramatta given that the suburb has a higher portion of loan person households than Parramatta LGA but a limited supply of affordable rental accomodation.

"The most significant indicator of continuing unaffordability is that despite a -4.6 per cent decrease in the median value of houses in North Parramatta over the past 12 months there has been a 15.8 per cent increase in the asking rents for units and a five per cent increase in asking rents for houses over the same period," the report noted.

"Although broader economic factors including inflation and rising interest rates are causing a correction in median house and unit prices locally, the rental market is experiencing strong rental demand and rental price growth. This continue to increase housing stress for renters in North Parramatta."

The 45 apartments, designed by JS Architects, are split into three one-bedroom units (seven per cent), 24 two-beds (53 per cent), and 18 three-bedders (40 per cent). 27 of the apartments will be reserved for affordable housing.

There will be three retail spaces on the ground floor, fronting both Victoria Road and Gaggin Street, as well as a communal rooftop terrace with playground and dining areas.

Landscaping is a key feature in the project.

Landscape architect Naddi Designs said that as the Parramatta LGA&nbsp;undergoes significant transformations with Parramatta highlighting itself as the second city of Sydney, it is key that developments such as this contribute positively to the landscape character of the area.

"The vision for 132 Victoria Road seeks to deliver a range of landscape opportunities and enhance the development's synergy with its current and future context," Naddi Designs noted in their Landscape Proposal report.

Local builder developer Saf Developments has paid a record $9 million for Maeve, the luxury townhouse and apartment development project in the heart of Bowral.

Maeve, on a 6,000 sqm site at 18 Kangaloon Road,&nbsp;was sold by Reform in an off-market deal negotiated by Knight Frank agents Nathan Berlyn and Luke Hayes, who are also marketing the 12 apartments and 12 townhouses. The development sale was more than double the price of a medium-density site in the area.

Berlyn said there had been strong demand from multiple developers over the course of the off-market campaign to sell the Maeve site and project, and ultimately it was sold to an existing client who was a local builder-developer.

“This property garnered strong interest largely due to being a development-approved, turnkey site in a great location, within walking distance to town.

“It also has a high-end design and a superb product mix with large, oversized homes that perfectly cater to the growing downsizer market in Bowral.”

Around half of Maeve is already sold. The townhouses are sized at 221 sqm and start at $2.2 million, while the apartments, which range from 131 sqm to 179 sqm, start from $1.7 million.

Luke Hayes said Bowral’s real estate market was performing exceedingly well.

“The biggest driver for demand without a doubt has to be the sheer lack of quality stock available for the local market, who are largely equity buyers wanting to downsize to new homes with house-like proportions,” he said.

“With a growing of the local population now reaching retirement age, demand for this type of accommodation in Bowral has increased considerably each year.

“I’d say also a third of this market are co-primary Sydneysiders looking for a weekender or eventual retirement home.”

According to Knight Frank research, given the shortage of new townhouses and apartments being built in Bowral, the average number of established sales was only 22 across the 2022 year, which was the same volume recorded at the end of 2019.

The median price for an attached dwelling in Bowral has more than doubled since March 2020, with 106 per cent growth to be $1.26 million at the end of 2022.

Knight Frank is selling multiple projects in Bowral including Elmsdale Residences and the upcoming Springfield.

It only took a soft launch for reputable Gold Coast developer Aniko Group to secure almost 50 per cent of their new Chevron Island apartment tower, Orama.

Aniko, led by George Mastrocostas, is only just putting the finishing touches to their onsite display suite at 12-16 Weemala Street, a large site which they acquired in 2021 through GV Property Group.

They were inundated with enquiry from locals, who have made up the bulk of the purchasers in the 102-apartment project since Aniko started its coming soon phase over the summer, Aniko Sales Director Peter Malady says.

Prices have ranged from $895,000 through to the $3.15 million penthouse, which is expected to exchange next week to a local downsizer.

"Most of the buyers, as we expected, have come from either Chevron Island, or within a five kilometre radius," Malady said, adding that buyers have come from Surfers and Paradise, just the other side of the Chevron Island Bridge.

"Most of them are downsizing their family homes and are wanting a more maintenance free lifestyle in a village community."

Malady said their second largest buying demographic are lock up and leave holidaymakers from Sydney and Melbourne.

Malady says Sydney purchasers have, for a long time, been more prevalent across their portfolio than those from Melbourne, however it's been more of an even split at Orama.

Orama was designed by Plus Architecture, who noted in their design statement that&nbsp;the design of the tower was inspired by the natural soft and subtle movements of the surrounding environment, the form dips and curves to mimic these graceful lines.

"This ultimately crafts a highly articulated building which not only takes these movements into consideration, but also captures the picturesque surrounds."

Crowning the project on level 21 is a 550 sqm rooftop which will feature&nbsp;a striking lap pool and spa.

Having nearly cleared the 50 per cent sold milestone, Aniko are well on track to kick off construction on time. They're targeting to start the build in Q4 2023.

As a builder developer, Aniko don't have the trials and tribulations of most developers across the Gold Coast, indeed across most of the country.

"We'll be pulling our building team from Athena Residences on Hope Island when that's finished and they'll start building Orama," Malady says.&nbsp;

"It's a rare, and and incredibly attractive proposition for buyers in today's off the plan property market. We don't need to find a builders and battle with cost increases, we just move from one of our own developments to the next. It's a great vote of confidence in the project that we have a 100 per cent completion rate on everything we've done."

Aniko approach 50% sold at Orama Chevron Island apartments

Property developer Orchard Piper has progressed its plans to develop a $120m mixed-use development in Melbourne’s most affluent streetscape, Toorak Village.

They've received planning permission for the consolidated land holdings at 109 Mathoura Road and 420-426 Toorak Road, which is set to offer just nine apartments and three levels of office space. Orchard Piper will relocate their HQ to the top floor.

Orchard Piper, led by Luke McKie and Rick Gronow, are expected to commence construction in a few months. The project received its permit with unanimous support from the City of Stonnington and no further appeals lodged by the community.

“We are very encouraged by Council’s positive response to the project and their interest in supporting high-quality architecture in the municipality," McKie says.

"This approval will transform a key corner of the Village and make a significant contribution to the streetscape, further driving the Villages’ ongoing resurgence,” says Orchard Piper Director.

The green light for the Toorak Village project marks Orchard Piper’s evolution toward more significant, mixed-use development, appointing internationally renowned Kerry Hill Architects (KHA), who are most known for their award-winning luxury hotel and resort portfolio which includes several Aman Resorts destinations in New Delhi, Tokyo, Kyoto and Shanghai. It will be KHA's first project in Victoria.

“Together with KHA, we are highly conscious of the impact the built form has on community and its enjoyment of streetscapes and surrounds," Mckie added.

Adding to Orchard Piper’s $1.1 billion portfolio, with $200 million of completed projects in the Stonnington locale alone, approved plans for the corner site will see a six-storey residential building complemented by high-end ground-floor retail and commercial offerings.

Fronting 109 Mathoura Road, the residential building will offer just nine apartments, each with three bedrooms and a minimum of three side-by-side car spaces. There will be just two apartments per floor.

Separately at 420 Toorak Road will be three floors of premium offices, with a covered retail colonnade activating the street level allowing premium-grade strata office stock to be purchased within the Village for the first time in over two decades.

Already Orchard Piper has sold the whole floor, 400 sqm penthouse, for $12.5 million, to a Melbourne business identity.

“We have received keen interest from our established network in preparation for this project – so much so, that we have been working with the purchaser of the penthouse for a few years now," Orchard Piper Director Rick Gronow says.

"They realise how rare of an offering this project is, and wanted to make sure they secured one of Melbourne’s finest penthouses ahead of the market, based on their previous knowledge of the quality that Orchard Piper delivers.”

Marshall White's Marcus Chiminello, as well as Kay &amp; Burton's Andrew Sahhar, to conjunctionally sell the remaining apartments.

“We’re seeing the high-end prestige market continually performing in a strong manner which defies the general negative commentary created by increasing rate hikes," Chiminello says.

Inventory levels for quality properties are not keeping up with the pent-up demand for downsizers looking for bespoke, lock-up-and-leave apartments in and around Toorak Village,” says Chiminello.

“Stonnington Council is actively investing in the streetscape’s upgrade, and with younger generations coming through there is a lot of interest in securing a piece of the new Village.”

Orchard Piper’s Toorak Village project is one of its four current projects, part of its $800m pipeline scheduled for annual completion over the next five years.

Orchard Piper secure planning permit for Toorak Village development as penthouse sells for $12.5 million

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

Construction is scheduled to commence in the third quarter of this year, with completion anticipated in 2028.
