Pace Development Group has completed two of Melbourne’s largest staged projects as the marketplace surges for affordable housing.

The end-to-end developer has delivered its Sunshine North project Pace of Sunshine North, and their popular Blackburn mixed-use development, Pace of Blackburn, in a market plagued by rising interest rates and high construction costs.

Pace secured a settlement rate of 97 per cent across the two projects, and a 99 per cent valuation success.

Pace Development Group Sales and Marketing Director Ash Bramich says that despite negative media coverage on house prices, the opposite is occurring on quality projects throughout Melbourne.

"Final developer stock released upon completion at Blackburn is now selling at 10 per cent higher than the off-the-plan price list, while a recent Sunshine townhouse sold for $60,000 above its original sale price," Bramich says.

In May, Pace of Blackburn settled its final stage of 126 apartments – of a total 288 residences in the project – after the completion of its third and fourth buildings.

Across the city, Pace of Sunshine North saw the last stage of 36 townhouses complete, bringing the total number of residences to 376 on a project that started five years ago.

With escalating building costs driving a 5-20 per cent increase in the price of future projects, bank valuers are acknowledging the affordability of current stock versus upcoming developments.

Many existing Melbourne apartments are now returning in excess of five per cent gross – a figure that hasn’t been seen for over 20 years. A looming undersupply of housing, coupled with rising migration, rent, and the return of first-home buyers, supports this evaluation.

This sentiment is reflected at Pace of Blackburn where 18 apartments were leased within three days of settlement.

The project overcame many of the challenges that faced the property and development industries at the time. Despite site restrictions, reduced labour, material and supply chain shortages, Pace Development Group remained resilient, adaptable and effective, delivering its largest apartment project on record.

Pace of Blackburn’s completion follows record sales at The Darley, where a three-bedroom&nbsp;apartment recently sold for $3.626 million, equating to $18,500 per sqm, surpassing a rate per sqm typically found in sought-after suburbs like Fitzroy or South Yarra.

The project, currently under construction within the historic grounds of Flemington Racecourse, supports a strong demand for off-the-plan residences with promising projected returns.

Pace have completed over 100 projects across Melbourne in the last three decades.

Ellipse Property Group has received approval from the Hills Shire Council to develop its $850 million masterplanned community, Carrington Place, in Castle Hill.

The huge 3.2 hectare project, which will be the largest residential project in Castle Hill when it hits the market later this year, will bring five buildings with 771 apartments to the burgeoning Hills District.

The first stage to be released to the market will be Atrium, the gateway building to the new urban village. There will be 151 apartments on offer across the eight-level building which will feature a rooftop with recreational spaces which will have views of the surrounding landscape.

Tony Own Partners, in collaboration with Stanisic Architects, have designed the buildings to blend with the surrounding&nbsp;natural landscapes while complementing the curve of the tranquil Cattai Creek which runs along the western border of the development.

There will be around 20,000 sqm of outdoor recreational space across the whole site, made up of recreational space, and gardens conceived by landscape architect Site Image Landscape Architects.

A key feature of the project will be a one-kilometre boardwalk running the length of the Cattai Creek connecting to Fred Caterson Reserve, a 58-hectare local reserve featuring picnic tables, children’s playgrounds, along with multiple sports facilities.

Ellipse Property, who bought the site in 2016, has committed to dedicate over 6500 sqm of the Cattai Creek back to the community in this masterplan.

Ellipse Property has also worked closely with the local council on the revegetation management and landscaping of the Cattai Creek Masterplan spanning the Carrington Place site known locally as ‘The Green Belt’. The area is home to an array of wildlife, flora and fauna, in particular The Powerful Owl, the largest owl on the Australian continent.

Carrington Place Project Director Joseph Chiha emphasized that Carrington Place is envisioned as a multi-staged urban village with a strong connection to nature, prioritizing lifestyle, sustainability, and community.

The ASX-listed Mirvac has officially topped out the main structures of three residential apartment buildings at Green Square in Sydney’s Zetland, signalling the near completion of 311 new homes as part of one of the largest urban renewal projects in Australia.

They simultaneously topped out&nbsp;The Frederick, Portman on the Park, and Portman House,&nbsp;which have a combined construction value of over $210 million.

Over 80% of the apartments are already sold, to a mix of owner occupiers, young first home buyers and investors.

Mirvac CEO Development Stuart Penklis said the completion of the three buildings forms a significant milestone for the ongoing evolution of Green Square from one of the city’s oldest industrial suburbs to Sydney’s first new town centre in more than a century.

"The new community we are delivering in partnership with state and local government at Green Square has already contributed homes for over 1,000 residents, and these three new apartment buildings will see a further 685 residents calling the precinct home by the end of 2023," Penklis said.

Green Square by Mirvac has been coming to life for over nine years, and the precinct is now home to a library and Civic Plaza, as well as the 6,200 sqm Drying Green, Gunyama Park Aquatic and Recreation Centre, Green Square train station, Joynton Avenue Creative Centre, Goodstart Waranara Early Education Centre and over 40 parks.

The Green Square Public School, which will cater to 600 primary students, commenced construction in August 2022.

Landcom, the NSW Government's land and property development organisation, and Mirvac began working together on the Green Square urban renewal project in 2012. In October 2020 Mirvac began acquiring Landcom’s ownership of the future stages of Green Square Town Centre.

Lord Mayor of Sydney, Clover Moore, said the $13 billion Green Square precinct renewal was one of the City’s greatest challenges, but also one of their greatest successes. By 2030, it will have 70,000 residents and 22,000 workers and will still be growing.

“Safe, secure and affordable housing for essential workers and for those on low and very low incomes is essential for a cohesive and economically successful city," Moore said.

“Mirvac’s Green Square mixed-use apartment complex is the result of a design competition which resulted in four buildings containing more than 300 homes and retail spaces and a contribution to affordable housing."

The Frederick is the tallest of the trio of buildings at 23 levels. That has been designed by Smart Design Studio in collaboration with Mirvac Design and will home 151 apartments with views of the Sydney CBD.&nbsp; It is also home to a resident only Business Studio, a Wellness Studio, and Sky Lounge, a bookable private dining space exclusive for residents and their guests.

The Portman Collection comprises Portman on the Park and Portman House and was designed by certified carbon neutral architectural practice CO-AP in collaboration with Mirvac Design.

Portman on the Park includes 116 apartments, many with dual aspect views of Sydney’s CBD and the Drying Green, which maximise the free flow of air and capture natural light. Portman House is a boutique offering of 44 apartments across 12 levels, just four apartments per floor.

The Brisbane property market continues to rebound from its double-digit losses across 2022 and early 2023.

Only the Queensland capital and Perth recorded dwelling value gains of over one per cent (1.4 per cent) across May, according to the latest Home Value Index by property data analytics firm CoreLogic. Brisbane values are now -9.4 per cent below their June 2022 peak.

House values in Brisbane rose by 1.5 per cent to be -9.3 per cent down over the last 12 months.

Units, which incorporates both apartments and townhouses, have faired better during the property market downturn. Their 1.1 per cent value jump in May means they are now 1.4 per cent up over the last 12 months and two per cent since the start of 2023.

The median unit value in Brisbane is now $504,000.

<h2>What's happening in the Brisbane off the plan apartment market?</h2>

There's still a significant undersupply of quality stock across Brisbane. With few new projects launching, sales successes are being achieved across the small selection of apartments on offer.

In their first foray into the Brisbane market, diversified national developer Goldfields has just announced it's already sold half of the apartments in 33 Manning, their Rothelowman-designed tower in Milton.

They've transacted over $14 million worth of sales in the last 10 days alone.

Goldfields CEO Lachlan Thompson says that while demand has been robust from the outset, they've noticed increased buyer sentiment in the past month, with people becoming more confident in making a decision to purchase.

"Buyers obviously need confidence in the developer; however they’re becoming increasingly informed about the instability in the construction sector," Thompson says.

"We’ve found buyers are now placing a premium on builder reputation to ensure certainty on the project outcome and a high quality finish."

The majority of buyers at 33 Manning have been local owner-occupiers who already know and love the area, however Thompson says recently they are seeing the re-emergence of first home buyers seeing what is ahead for values across Queensland.

Consolidated Properties Group have had similar success at their recently launched Monarch Residences in Toowong.

They've sold over 100 apartments in sales having only launched just a few months ago.

Consolidated Properties Group Head of Residential James MacGinley says there's more activity at the top end of the market in recent years, and the price range for luxury property has become broader.

"Monarch Residences project in Toowong has an average price point of $1.9 million and we’ve sold over 100 apartments in the two months since launch, including nine apartments priced at more than $4 million," MacGinley says.

There's been strong early interest for the 11 penthouses which Consolidated have just launched. They range in price from&nbsp;&nbsp;$4.15 million through to $12 million.

MacGinley says the key to selling in the current market is really understanding the buyer demographic.

"At Monarch Residences, we have split our penthouse collection between the top floors and the lower level along the riverfront.

"This decision was made to appeal to two distinct groups of buyers - those wanting a traditional penthouse with horizon views, and those looking for a ‘river home’ with the benefits of apartment living.

"This market-led approach to design is something we employ across all of our residential projects which ultimately underpins sales success.”

Melbourne and Brisbane developer Kokoda property is pushing it's foot down on the Brisbane market. In May they paid a record $100 million for a <a href="/news/qld/kokoda-snare-last-remaining-riverfront-in-teneriffe-for-mixed-use-development">17,600 sqm site on the waterfront in Teneriffe</a>, the last remaining riverfront site in the affluent suburb.

They're planning a huge $1.75 billion mixed-use precinct on the Skyring Terrace block. They've also <a href="/news/qld/first-look-kokoda-file-plans-for-latest-milton-apartment-tower-ruby-ruby">recently submitted plans for a Cottee Parker-designed tower</a> in Milton, near their recently completed The Ambrose by Kokoda, where just the penthouse collection remains.

Kokoda Property Founder and Managing Director Mark Stevens says buyer sentiment remains strong within the Brisbane market due to tightening supply across the country.

"Brisbane, in particular, has witnessed an influx of interstate and student migration, resulting in a significant shortage of houses on the market.

"This current climate signals a fantastic investment opportunity not only for developers launching new projects, but also in support of the great yields that properties are achieving for both investors and owner occupiers between 2019–2023."

Longtime Brisbane developer Gardner Vaughan Group are steadily selling down their current Brisbane projects, but at a controlled pace given the fluctuations in build costs throughout the construction phase.

Sam Gardner , Gardner Vaughan Group's Director of Finance and Sales, says there's a lot of fence sitters at the moment, in particular in the owner-occupier market.

"It’s not necessarily a case of a problem with the product, or the price, it’s a mixture of market pressures.

"Really, the biggest concern from buyers at the moment is; is the building going to get built, will it start, will it finish.

"Being a developer builder certainly helps, and this is why we really focus on our sod turning ceremonies, one of which is coming up at our Stones Corner project.

"Other feedback is of course the interest rate rises which has hampered how much people can borrow. People have too many reasons to not make a decision at the moment, but that will change as demand further outstrips supply.”

It seems like only a few years ago Chevron Island wasn't on the map for apartment developers.

The charming village just a bridge away from Surfers Paradise was home to an ageing population, and ageing buildings. Most of the apartment buildings were four or five decades old.

Fast forward to 2023, and it's one of the most popular spots for both buyers and developers in the centra Gold Coast area.

The Sydney-based Macquarie York were one of the first developers to descend on the island under its new transformation. They're also currently developing Nina.

Siera Group are currently preparing construction at Tapestry at 39 Darrambal Street, while Aniko are over 60 per cent sold at Orama, their first development on the island.

There's also the huge Bensons tower, Chevron One, which is the tallest tower on the island at 41 levels. That will home some of the most expensive apartments not only on Chevron Island, but across the whole of the Gold Coast.

MOTIV Director Carly Cottam, who has offered revenue advice for the project, suggests Chevron Island is an attractive proposition for buyers.

"Chevron Island offers residents the best of both worlds, a short, walk to Surfers Paradise, our golden beaches and an array of cafes, restaurants, shopping and retail.&nbsp; There’s also an exciting amount of gentrification in the works through Surfers Paradise and Chevron Island.”

"As we know, supply of new apartments is drastically falling, however demand remains incredibly solid and due to this, we expect apartment prices to continue to increase if supply becomes more critical," Cottam says.

“We’re still seeing a significant proportion of demand from interstate buyers, mostly from NSW and VIC, however the first to act are our Gold Coast and Brisbane buyers as they are fully aware of the limited opportunities at present.”

“Demand for luxurious apartments that offer the luxury-intent investor and owner-occupier a low-maintenance, beachside lifestyle continues to dominate. GV Property Group's Luke Reaby says, while demand from developers has scaled back from its COVID peak, there's still plenty of interest up and down the Gold Coast, particularly from Sydney and Melbourne developers who aren't getting much luck with councils in their own states.

"We're also seeing some of the big name developers come out and buy, which is a strong sign of confidence in the future of the residential sector.

"As the competition is not as fierce as it was, we are seeing both vendors and developers look at more structured deals, with longer settlement terms the most common."

Opportunity knocks for Gold Coast developers with prime Chevron Island site listing

So much has been said about the Gold Coast apartment market ever since the start of the pandemic.

There was a COVID-induced spike as demand skyrocketed, part-driven by southern stage dwellers speeding up their retirement plans, and part professionals who realised they could still do their job and work from anywhere in the country.

The well-coined phrase, "what goes up, must come down", was banded around the Gold Coast market in particular.

While that has to happen to an extent, the Gold Coast unit market has held up as well as any other market in the country.

The June Home Value Index by property data analytics firm CoreLogic showed just a -3.1 per cent decline in unit values in the 12 months to June, helped by a 1.5 per cent rise in unit values across May.

It was another month where unit value growth outstripped houses. Houses grew by 0.9 per cent, and are -8.7 per cent down from this time last year.

The median unit value on the Gold Coast is now $664,000, compared to $987,000 for houses.

Siera is currently developing Tapestry, where&nbsp;almost 70 per cent of their current purchasers are owner-occupier couples with the intent of downsizing their family homes in preparation for their early retirement planning.

"Since the Easter holidays, we have experienced a large number of enquiries and sales from this demographic both local and outer state, with an influx of these leads continuing to come in with pre-construction preparation now underway on the site," Thompson says.

There's also another type of buyer that Thompson has seen recently.

"Quite commonly, we are also seeing a large majority of our investors state their intention of re-purposing the property as their future home in the next five to 10 years.

"A recent example of this was seen with our client and Nine News Weather Presenter, Garry Youngberry, who will initially purpose the property as an investment, before occupying it himself and living out his long-term plan of settling down on the Gold Coast and enjoying all that the South-East Queensland climate has to offer. "

Despite a slowdown in interstate buying activity from when COVID first started to lock down states in early 2020,&nbsp;S&amp;S Projects Managing Director Paul Gedoun says he's still receiving significant enquiry from interstate buyers who are flocking to the Southern Gold Coast,&nbsp;enticed by its idyllic beachside lifestyle and abundant amenities.

"The allure of the Southern Gold Coast's pristine beaches, vibrant atmosphere, and recreational opportunities has captivated the attention of buyers," Gedoun says.

"This end of the coast has been able to maintain the true beach and surf culture that the Gold Coast was famous for and is drawing people from far and wide.

"We certainly witnessed that when we brought Flow, Awaken and Esprit to the market and have had the confidence to continue to acquire sites here.”

Steer Developments Founder and Managing Director Rob Steer says there's still a level of cautious optimism in buyers.

“Off the plan buyers want confidence," Steer, who is developing the high-end Palm Beach development, Cote, said.

"They are not going to commit to a 10 per cent deposit if they do not know the project is coming out of the ground.

"This is reflective of finished stock on the market. Good quality stock is still selling.

Around a decade ago there were some early signs the buoyant overseas property investor market was starting to cool.

That prompted Tim Campbell, former Lendlease development director, and Stuart Kacir, a former Lendlease development manager, to team up and create their own development firm, with the sole focus to create beautiful and functional apartments for the local owner-occupier.

Since founding the company in 2016, Carpe have delivered over $100m of completed residences across multiple high-quality, architecturally significant and boutique developments in some of Melbourne's best suburbs. Testament to their founding vision they have only sold one residence to an investor

"We wanted to pivot away from the high density towers Lendlease is known for and create something which catered for a completely different market," Campbell and Kacir told me in a recent interview with Urban.

"We started specifically targeting local downsizers with higher end apartments, a type of product that wasn't familiar with the more traditional, blue-chip suburbs across Melbourne."

Their first project was back in 2017, when they built nine townhomes in Brighton East.

Now, without admitting it, they have a bit of a following. That's been showcased in their most recent apartment development, The Walton in Kew, which is competing with a number of similar off the plan projects in the area targeting downsizers.

They've only been on the market for a few months and they've already sold over 50 per cent off the plan.

Construction is set to kick off on the Walpole Street site in June, after the team achieved construction funding from Australian Unity.

While over the years they've have seen personalisation of apartments, Campbell and Kacir said they've never seen so much customisation than they have in The Walton.

"It's not a case that buyers want to change the product," Campbell says, adding that they just want some features in particular upgraded.

"Some buyers have opted to remove a bedroom and turn a three-bedroom apartment into a two-bedroom to provide a second living space, but most asking for bespoke joinery, fireplaces, custom appliances, underfloor heating and even spa to the top floor terrace.”

“Given the market we are in, our main demographic tends to be couples who are downsizing from their family home of two or three decades, and there's some things they have always had, and want to continue to have.”

Electric car charging infrastructure in basements has been a popular addition for buyers in The Walton.

"They openly admit that they have no intention of owning an electric car, nor do they think they'll ever own one in their lifetime," Campbell says.

"They're just future proofing the apartment for generations to come, while also charging motorized golf carts."

Campbell and Kacir said Melbourne councils are now finally starting to require the inclusion of electric car charging as standard in new apartment developments. Coming with it will come a change in design mandate in basement garaging. Fire safety protocols will mean developers will likely have to create two points of entry and exit to a basement garage, given the heightened risk of fire associated with batteries.

Carpe are a very much design-focused developer, which is evident across the portfolio of under construction and completed projects.

"A lot of the job of developing is compliance and number crunching," Kacir says.

"When it comes to the architecture, that's something you can really get excited about, and ultimately it's how we see the finished product, so we like to make sure the architecture is something we can look back at and be proud of."

The team that created The Walton, Warren &amp; Mahoney and John Patrick Landscape Architects, created Carpe's under construction Eaglemont project, Eaglemont Residences, which only has two apartments remaining.

A bonus of the market Carpe develop in was that the nature of the business meant they navigated COVID relatively unscathed. Of course build costs have gone up, but ultimately their target market, downsizers, saw the price of their homes skyrocket, some areas jumping over 40 per cent in around 18 months.

Sales continued through the lockdown period, as did construction, and now Carpe is in a position to take advantage of the lack of demand for development sites.

They have recently secured new development sites in Sandringham, Hampton, and another in Boroondara.&nbsp;

"We look at the long term for our buyers when we're securing a site," Kacir says.

" Our niche is boutique projects in sought-after suburbs. When we find the right site, we know the apartments we build there will be in high demand, because they'll be something rare, something you can't often find anywhere else in the suburb."

The three new projects will bring around 75 apartments and approximately $190 million end value to Carpe's pipeline, with another few sites also currently in the crosshairs

How a property market shift triggered the founding of Carpe Group

The May interest rate rise has done nothing to dampen the Sydney property market across May, recent data has shown.

The latest Home Value Index from property data analytics firm CoreLogic shows dwellings in Sydney, both houses and units, rose by 1.8 per cent.

Houses jumped 2.1 per cent, largely due to the lack of supply, while units saw a second consecutive month of over one per cent gains.

Units, which in corporates apartments and townhouses, rose by 1.1 per cent across May, following 1.2 per cent gains in April.

The rolling quarterly figures have Sydney units up 3.3 per cent, now approaching a median of $800,000.

Sydney's 1.1 per cent jump was the joint second best performing unit across the capitals, level with Brisbane but some way behind Perth's 1.7 per cent spike.

<h2>What's happening in the Sydney off the plan market?</h2>

Developers are seeing success at both affordable, what many would deem unaffordable, ends of the market.

Deicorp, who deliver around 1,000 apartments a year to the Sydney supply chain, have seen strong sales in their Western Sydney projects.

They've been securing sales at a rate of more than one every two days at their Tallawong Village project in Rouse Hill, which is being marketed by CBRE with prices starting from $540,000.

Deicorp's Executive Director Robert Furolo says the first 5 months of 2023 has seen a significant increase in inquiries from purchasers and a corresponding increase in sales.

"Our Tallawong Village project continues to receive strong buyer interest, with more than 60 sales in the past 90 days."

Furolo said however there is growing demand in the $1 million and above bracket. Nearly&nbsp;20 per cent of all sales across their projects have been above $1 million.

National developer Goldfields believes they're hitting the affordability sweet spot at their first Sydney project, The Bryson of Chatswood.

Goldfields CEO Lachlan Thompson said they've seen a&nbsp;a lack of affordable investment properties in the market due to high demand for available stock.

"In terms of price point, the Sydney sweet spot is around $1.5 million to $1.8 million for two-bed, two-bath apartments," Thompson says.

"Many of The Bryson’s apartments come in well under that, positioning us well in the Greater Sydney market.”

Thompson says strong demand,&nbsp;coupled with limited new builds in Chatswood over the past five years, have been the key drivers behind the strong enquiry.

The rebound in established house prices is causing more affordability issues, Thompson says, which is bringing local families in looking at the three-bedroom apartments.

On the other end of the affordability spectrum, stock is flying off the shelves.

Aqualand continue to report huge success at their $1 billion North Sydney tower, AURA by Aqualand.&nbsp;

Alex Adams, Aqualand Head of Sales and Marketing, says they've seen&nbsp;a significant upward trend in buyer demand for well-located, high-quality apartments over the past six months.

"That continues unabated," Adams says.

"We’ve experienced month-on-month growth since November 2022 with a spike in sales every month this year. The project has clocked over $100 million in sales over the last three months alone."

Adams says sales have been&nbsp;across all apartment types at AURA, and are buoyed by major public domain improvements, transport development and the robust growth potential of North Sydney more broadly.

"We believe these strong sales are a positive sign for the broader luxury apartment market in Sydney.”

It's a similar story in Woollahra, one of Sydney's most sought-after suburbs.

National developer Fortis exchanged $116 million worth of residences&nbsp;at the Woollahra Collection over the launch weekend, with prices ranging between $2.6 million and $16.5 million.

Fortis Associate Director Jonh Yacoub says buyers in the top end of the market are seeing the value in projects that offer premium quality and amenities in sought-after locations, which has helped propel the flight to quality.

"While we were extremely happy with the high level of interest and buyer activity with Woollahra Collection, we also had a lot of confidence in the product we were bringing to market and the overall success of the project," Yacoub says.

"Woollahra is one of the most tightly-held suburbs in Sydney and we spent months in planning to ensure we made the most of this once in a lifetime opportunity.

"We collaborated with a team of some of the best architects and designers in Australia to develop the best possible design outcome and offerings in this project.

"Woollahra Collection has been extremely well received by purchasers and the wider community, clearly demonstrating market demand for premium residences.“

A recent report by Knight Frank found Sydney ranked ninth out of 12 key markets tracked globally for the number of super-prime sales of over US$10 million over the last 12 months.

Over Q1 2023 Sydney had 10 super-prime settled sales of greater than US$10 million, ahead of Paris and Orange Country, both of which recorded three sales.

Over the 12 months to the end of March, Sydney recorded 76 super-prime sales, putting it in ninth place, ahead of Geneva (63), Orange County (54) and Paris (26).

The total value of Sydney super-prime sales over the 12-month period was US$1.233 million, with an average sale price of US$16.2 million.

Having acquired a prime Kangaroo Point riverfront site earlier this year, Sydney and Melbourne developer Fortis has submitted plans for a luxury 14-level tower with full-floor apartments.

Plus Architecture have designed the new tower, dubbed O'connell, on a prime 1,196 sqm riverfront site at 44 O'Connell Street which was bought from architect-turned developer Joe Adsett.

The new plans will feature 14 full floor apartments, spanning 260 sqm of internal space and a 40 sqm, river-facing balcony which will capture east-to-west views&nbsp; from Bulimba to the Story Bridge and Brisbane City.&nbsp;

The only exception is the penthouse, which has the same floorplan internally as the other apartments, but it has a private rooftop terrace with a swimming pool.

Each apartment will have three bedrooms and a multi-purpose space.

The resident amenity is on the ground floor, which will include a gym with a sauna, a riverfront pool, and a grassed lawn, all oriented toward the river where there will be a pontoon with private mooring.

Plus Architecture broke the design concept down into four sections; the cliff top, the cliff, the riverbank, and the river.

They said their design prioritises capturing breathtaking views through thoughtful building orientation.

Given the site setback from the street and the street frontage being blocked by the development to the west, we have focused on treating the river as the main public frontage," Plus Architecture's Director Danny Juric said.

"The design incorporates panoramic views of the scenic New Farm area and the serene Brisbane River, fostering a strong connection to nature.

"The living area and master bedroom will be gain glimpses of the the iconic Story Bridge over the river. Views of the vibrant cityscape to the west create a dynamic and engaging backdrop."

Brisbane's subtropical climate was also taken into consideration during the design process, as Plus sought to target solar heat control and cross ventilation.

"The building itself is orientated in response to Brisbane’s climatic conditions," Juric said.

"As the apartments are full-floor, each unit is designed to embrace the elements and reduce reliance on artificial energy sources.

"The simple architectural form comprises of horizontal eaves to provide shading on the north, east and western facades, precast panels are introduced strategically to block unwanted sun, and vertical fins are proposed to provide shading and screening to apartment living areas."

Exclusive first look: Fortis propose full floor apartments at first Brisbane apartment development

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

Town planning was designed by <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a> and brought to life by Melbourne-based architecture firm Cera Stribley.

The first partnership between national developer <a href="https://www.apartments.com.au/developers/fortis">Fortis</a> and Adelaide-based developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> has made a strong start, with the pair securing $21 million in unconditional sales at <a href="https://www.apartments.com.au/new-apartments/one-four-four-hutt-adelaide-144-hutt-street-adelaide-sa-5000">One Four Four Hutt</a>&nbsp;on the edge of the Adelaide CBD.

Over a third of apartments have been snapped up in the boutique 44-apartment project on the corner of Hutt Stret and Wakefield Road. Local downsizers and owner-occupiers wanting to remain in Adelaide's tightly-held southeast quarter have been the most prominent purchasers.

The DKO-designed, mixed-use development is one of the few new apartment projects in the precinct, an area where new housing supply has remained limited despite continued demand from buyers wanting to stay close to the CBD, Victoria Park and Adelaide's established east-end amenities.

One Four Four Hutt will deliver 44 one, two and three-bedroom apartments, alongside a collection of penthouses, above a ground-floor retail offering designed to further activate the Hutt Street precinct.

Construction is scheduled to commence in the third quarter of this year, with completion anticipated in 2028.
