Boutique Melbourne apartment developer PACASA, in collaboration with Cera Stribley Architects, has had quick-fire success at it's recently launched Richmond project, Park House.

There's only 14 apartments and townhouses to choose from in the five-level Church Street building, which sits in a unique pocket at the base of Richmond Hill.&nbsp;Every building to the west of Park House is single-level heritage, so the views back to the city can't be built out.

PACASA Director Stefano Paciocco said that whilst Richmond locals have flocked to the development, it’s also generating significant interest from Melbourne’s upmarket eastern suburbs.

“We’ve had a lot of enquiry from downsizers who live in the likes of Malvern, Glen Iris, Hawthorn, Kew, but the &nbsp;Richmond locals have loved it most.

"They love the area and know what it's about, but they've not really had anything suitable to buy into before Park House."

Paciocco says buyers have responded to both the project and the location.

"There's higher density to the northern end of Church Street, but we've found a niche on Richmond Hill where buyers know new projects are a rarity."

While Paciocco admits being in the Richmond Hill area comes with its planning challenges, the uniqueness of the product is driving their sales rates to $18,000 per sqm, a figure not often, if ever, seen in Richmond before.

The two-bedroom apartments in Park House are priced at $1.2 million and have nearly 100 sqm of living area. The three-bedroom apartments are priced from $1.65 million. The crowning jewel is the four-bedroom, 396 sqm penthouse. There's also three-bedroom apartments with their own private rooftop terraces with optional spa upgrade.

The development will be anchored by two commercial spaces, which are likely to home an upmarket hospitality venue or a showroom.

Prominent Melbourne architect Cera Stribley has designed the building, with the brief from PACASA to pay homage to the timeless grandeur of Richmond's Victorian-era architecture, while blending heritage with contemporary living.

"Richmond is known for its Victorian era terrace houses, with rows of narrow sites infilled with brick cottages the common vernacular," the architecture firm said.

"At a streetscape level, these narrow lots have created strong repetition that becomes punctuated with subtle details from the period, such as iron lattice work and arched windows.

"The façade of Park House seeks to borrow from this language, referencing the narrow lots of the area in a façade based around finely gridded proportions. This association is further strengthened using brick as the primary material, complimented with metal details.

"The Richmond palette is one of brick and urban gardens, with every open space heavily used by the community. The tinted concrete façade seeks to blend into the architecture already in place across Richmond, with planter boxes across the podium offering another layer of character to each apartment and bringing landscape into the otherwise commercial streetscape of bridge road."

PACASA are hoping to start construction on Park House, which is targeting a 7.5 star NatHERS energy rating, later this year.

They already have their sights set on their next project, a similarly boutique block in Collingwood.&nbsp;

Investor demand for off the plan property in Norwest has spiked in recent months, PRD Norwest Director David Inkster says.

Inkster is managing sales at Haitchin Group's Infinity Park, where he's secured a number of sales to those taking a longer term view of the market.

“Despite 12 interest rate rises in the past 13 months and several more expected later this year, off-the-plan sales remain strong at&nbsp;Infinity Park Norwest, particularly from local downsizers looking to upgrade on lifestyle, investors or investors-occupiers,” he says.

He noted that decreasing future stock levels, strong capital growth and rentals in a high-employment area are driving investors to take a longer-term view.

A recent Market Outlook report by research group Urbis&nbsp;found that the continued growth and development of Norwest, coupled with infrastructure investment in Sydney’s northwest, continues to drive demand.

Norwest has continued to attract affluent residents with the Norwest Business Park providing employment opportunities and a high level of resident amenity, the report found.

Inkster said the Norwest residential precinct is running out of apartments for sale (less than half are left), with purchasing off the plan the only option remaining.

The Turner-designed Infinity Park, which secured development approval in&nbsp;2019 and its construction certificate in 2023, will comprise 287 apartments across three residential buildings.

The project consists of a 25-storey tower,&nbsp;Marque, along with two five-storey low rise buildings, Alpha&nbsp;and&nbsp;Omega, comprising the most premium two and three-bedroom apartments in the Infinity Park development.

Situated on the most elevated point of Norwest, the project will feature a tropical lagoon-style swimming pool and rooftop outdoor dining communal areas.

Prices at Infinity Park start from $630,000.

Haitchin Group’s General Manager, Robert Tasevski, said one of Infinity Park’s greatest selling points is the enviable lifestyle it will offer residents, positioned within walking distance to the picturesque Castle Hill Country Club, with meticulously designed, generously-sized apartments and expansive balconies.

Luxury property developer Orchard Piper has submitted plans for its $400 millon mixed-use development on the well-known Mercedes Benz site in Melbourne's Toorak.

The 3,589 sqm Carters Avenue site is regarded as a&nbsp;key development site under the Stonnington Council’s planning scheme, and, pending planning permits, will soon home a new eight-level building with 43 apartments, commercial suites on the first and second floor, and a number of food outlets and a high-end restaurant at street level.

Orchard Piper again had Kerry Hill Architects (KHA), most known for their award-winning luxury hotel and resort portfolio which includes several Aman Resorts destinations in New Delhi, Tokyo, Kyoto and Shanghai, design the building, their second collaboration following their $120 million project nearby.

Orchard Piper and KHA’s design influence will span approximately 5,000 sqm of land in Toorak village.

Orchard Piper are in discussions with Council about extending a broader streetscape and surrounds upgrade to that already underway at present in Toorak Village, which could see a redesign of the Carters Avenue public car park offering expanded opportunities for the public to enjoy more open, green space in the Village.

“This is a rare opportunity for the municipality to effect a precinct upgrade, adding to streetscape improvements that are underway for Toorak Village implemented by Stonnington Council,” adds McKie.

The Carters Avenue&nbsp;project is one of its four current projects part of Orchard Piper's $800 million pipeline scheduled for annual completion over the next five years.

Pending planning permits, construction for the Carters Avenue project is slated to commence construction in 2024 in line with the end of Mercedes’ lease.

The $30 million worth of sales means half of the 47 one, two and three-bedroom apartments are already spoken for.

Luke Barbuto, Head of Project Marketing for Highland, says&nbsp;the demand has come from within the local area.

Sutherland apartment development Dwell hits major milestone as locals drive purchaser activity

The Sunshine Coast market has performed as well anywhere in the country over the last five years.

Following a nation-wide decline in property values when the RBA started hiking rates, the Sunshine Coast has bounced back strongly, posting two per cent gains over the last three months, after seeing the market contract over 13 per cent.

But the upswing in values was so large, Sunshine Coast housing values are over 35 per cent, or around $239,000, higher than they were prior to the onset of COVID in March 2020, data&nbsp;exclusively commissioned from CoreLogic found.

CoreLogic Research Director Tim Lawless says it's yet to be seen whether the recent upswing can be sustained in the face of higher interest rates.

"Offsetting the downside effects of high interest rates and low sentiment is a persistently low number of listings," Lawless said.

"At the end of May, advertised supply levels were tracking 26.9 per cent below the previous five year average and one per cent lower than a year ago."

Lawless says the outlook remains strong for the Sunshine Coast property market.

"With interstate and internal migration rates expected to support demand across the region, the outlook for housing demand remains strong against a backdrop of reasonably tight housing supply.

"While we could see the pace of growth in housing values reduce, or even go backwards, if interest rates hold higher for longer, the medium to long term outlook for the Sunshine Coast remains positive."

The continued strong performance of Maroochydore, the Sunshine Coast CBD which has seen unit values jump over 40 per cent since 2018, paired with the relative affordability compared to Sydney, has Sydney-based investors not only window shopping, but going in the store and buying. And they're doing so in large numbers.

Sydney investors have made up&nbsp;nearly 50 per cent of all purchases in The Corso, the new two-tower development from prominent local builder developer Habitat Development Group.

The next step for Maroochydore is the public transport links, with a light rail under proposal to connect the housing precincts with the key employment hubs like&nbsp;the university, hospital, and the new CBD.&nbsp;Last year's budget proposed a $3.2 billion plan to connect Maroochydore to Brisbane by train, a commute of just over an hour.

The proposition of an affordable entry point compared to Sydney, paired with a significant infrastructure pipeline, have been the major drivers for Sydney investors.

Habitat Development Group's Sales Director Michael Schenk however says the buyers so far aren't a typical investor.

"They're also looking for an asset that they can use,"&nbsp;Schenk says.

"Nearly all of the purchasers have looked at the apartments long-term, with a view that they could capitalise on strong rental prices over the next decade, before moving into the apartment and either making a sea change or retiring."

The Sunshine Coast is no different to the rest of the country with how tight rental markets are, Schenk says however it's not a new trend locally.

"The tight rental market in the Sunshine Coast isn't following the pattern of the other capital cities across the country.

"Across our portfolio for the last six years or so, vacancy rates have been well below one per cent.

"Maybe the recent crisis has brought it down closer to 0 per cent than one per cent, but the demand for rentals in the Sunshine Coast has been apparent for a number of years."

A local leasing agency expect the two-bedroom apartments in The Corso to secure a tenant between $720 to $790 a week, depending on which floor plan and level the apartment sits.

Prices for the two-bedroom apartments start from $849,900, which would give an investor a rental yield of between 4.4 per cent and 4.8 per cent.

The agency also noted that, given the development is to be completed within the next year, investors could realistically factor in rental growth expectations between five and 10 per cent per annum on current prices.

Habitat are currently building The Corso, and are up to level seven of the build which is expected to be completed by July 2024.

Stones Corner, a fringe suburb of Woollangabba in Brisbane, wasn't even a suburb until 2017, it was officially a "precinct" within the suburb of Greenslopes.

It became a suburb in 2017, but sat on the sidelines to the Wooloongabba. But since the announcement of the&nbsp;2032 Brisbane Olympics, developers have started to&nbsp;purchase sites, submitting applications, and launching new projects.

Veteran Brisbane developer Stockwell is the latest to take advantage of the area's location, albeit with an asset they've owned for over 15 years.

They're looking to redevelop Stones Corner Village, its 3,395 sqm retail and dining precinct just off Hanlon Park.&nbsp;

They've proposed a new mixed-used precinct at 405 Logan Road, which will incorporate 209 apartments across two towers, dubbed Logan and Cleveland, which will sit above 3,000 sqm of retail.

Logan will have 110 two, three and four-bedroom apartments, and Cleveland will comprise 99 one, two and three-bedroom units. Both towers have been designed by MK Architecture.

Stockwell have owned the 5,709 sqm site since 2006, which currently homes 20 retailers and is anchored by an Aldi. Over 500 new car parking spaces will be provided, and 252 bicycle spaces.

Archipelago Architects were commissioned to create a Suburban Renewal Opportunities Analysis, which noted there were a number of major landholders in the Stones Corner precinct, who have ownership of consolidated properties.

"These consolidated landholdings present opportunities for catalyst development within the precinct," the report noted.

"Many of these properties span the width of blocks between different streets and present opportunities to improve connectivity."

The report said Stones Corner was once a busy retail strip where the factory outlets were situated, however since early 2000, a chain of events have led to a large number of vacancies along the once bustling strip.

Stockwell's project not far from Hanlon Park, which has recently been transformed into "an attractive and versatile public space that supports the growing Stones Corner Precinct – creating a vibrant urban oasis with more to see and do”.

Stockwell have also submitted a development application for another 96 apartments in West End, on a 1,986 sqm site at 399 Montague Street.

MK Architecture have again handled the designs. There will be&nbsp;32 one-bed apartments at 50 sqm, 48 two-bedders between 71 sqm and 83 sqm, and 16 three-bedroom apartments with 110 sqm of space.

That unnamed tower will be crowned with a rooftop amenity level with a swimming pool. A podium will feature 584 sqm of retail space and 1,290 sqm of commercial.

RPS wrote in the town planning report that over the&nbsp;coming years, South Brisbane will emerge as a vibrant new urban community, confident of its place in Brisbane’s heart.

Architecture firm Bayley Ward pushed the envelope when designing Willow, the newest addition to the luxury Brighton apartment market.

The striking curved facade creates a street presence on the tree-lined Well Street. Still, it remains quietly shielded by the generous setback from the street and extensive landscaping providing greenery throughout the building's front facade.&nbsp;

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.
