Prominent Western Sydney developer builder&nbsp;ALAND&nbsp;is on track to deliver 652 new homes this year to the heavily undersupplied New South Wales property market.

ALAND, who recently celebrated 20&nbsp;years in operation, is on track to deliver hundreds of new homes after topping out two of its most significant residential projects in Sydney’s western suburbs.

Stage one of The Gladstone Village in Merrylands, dubbed Quartz, and their Carson on the Park project in St Marys, both reached their highest structural points recently.

The 652 apartments set to be completed this year make up around 50 per cent of&nbsp;ALAND&nbsp;apartments currently under construction this year, with a further 6,500 new homes in the pipeline.&nbsp;

ALAND&nbsp;Chief Executive Officer George Tadrosse says Sydney’s chronic housing shortage and a high demand from buyers and investors was driving its strategy.

“We take a medium- to long-term view on our projects,"&nbsp;Tadrosse says.

"We can see development approvals dropping off and supply slowing yet demand continues to increase. There’s a need for projects in Western Sydney for buyers who want to enter the market or investors looking to build their wealth.

Tadrosse attributes&nbsp;ALAND’s successful project delivery to its position as a multidisciplinary development and construction company&nbsp;

On track for completion this year is Carson on the Park in St Marys which will deliver 289 new apartments priced from $475,000 and Quartz in The Gladstone Village, Merrylands offering 363 new apartments starting at $567,000 for a one-bedroom.&nbsp;

By 2024, Paramount on Parkes in Harris Park, on the fringe of Parramatta CBD will deliver 331 new apartments with prices beginning from $705,000 and Archibald by&nbsp;ALAND&nbsp;in Gosford with 363 new apartments starting from $450,000 for a one-bedroom.

Carson on the Park is over 85 per cent sold, with first-home buyers and investors accounting for a significant portion of the sales. Earlier this year, Quartz released its final apartments to the market, creating a significant increase in enquiries as the building begins to take on a more prominent position in the local skyline.&nbsp;

ALAND on track to deliver 650 homes to Sydney in 2023

Melbourne-based developer Primeland is planning to create a $120 million luxury apartment and townhouse project on the site of Brighton's former Savoy Hotel.

The developer has ambitious plans to transform the 3400 sqm site into a mix of two and three bedroom apartments with unobstructed views across the bay from all three levels, private rooftop gardens for the penthouses, and a separate collection of luxury townhouses to the rear of the site.

Set to cater to the high-net worth local Bayside community, the residences will be priced between $5 million and $20 million, with the penthouse slated to be around 600 sqm.

Located at 150 Esplanade, Brighton, the site was first established as a private residence in 1909 before it was transformed into the Savoy Hotel in 1959 and later purchased by the Lee family in 1967, where it had remained under ownership for 55 years until Primeland’s acquisition.

The site is located less than 100 metres from Brighton’s most famed assets – the Brighton Bathing Boxes that proudly line Brighton Beach. They fetch between $300,000 - $400,000 when they ever come up for auction, but are more likely to stay in families for many generations.

Primeland chairman Robert Brij said the acquisition of the Savoy Hotel underpinned the developer’s strategic focus on the ultra-luxury residential sector.

“This site is a prime jewel in the crown of Brighton; the fact that it has only transacted once in 55 years underpins its rarity and location overlooking the bay," Brij said.

“The vision for this project is to create a luxury experience that is befitting of this superior address, that will stand as a landmark for not only Brighton but all of Melbourne.

“The last few years have seen significant growth in our portfolio and capabilities as we focus on building a mixed-use pipeline across Australia in the hotel, industrial and residential sectors."

Brij believes there's a huge opportunity in Melbourne's ultra-high end residential market.

"We are confident in the continued demand for ultra-high end assets noting that this end of the market is largely unaffected by macro-economic factors or interest rate rises."

On the Savoy, Brij said it's the&nbsp;type of development site that will allow them to create something that will honour its location along one of Australia’s most famed Esplanades.

"We are excited to appoint a leading architect that shares this vision in the coming months and progress to the planning stage with council in due course,” he said.

Primeland has super-charged its pipeline in the residential sector in recent years with a string of acquisitions adding a number of hotel, mixed-use, residential and community-based infrastructure developments to its established industrial portfolio, taking the developer’s pipeline to a combined end value over $1 billion.

The more recent acquisitions include a boutique hotel/hospitality development to be designed by Cera Stribley, and a joint venture residential project with Pelligra - both in East Melbourne - where multidisciplinary design practice Carr is currently designing 14 ultra-luxury residences for the high-end market.

Primeland buy Brighton's former Savoy Hotel, plan $120 million residential redevelopment

Tim Gurner has revealed what his development firm, GURNER™, is creating at their huge Port Douglas site.

He's already had the green light from the Douglas Shire Council for four luxury homes at 69-73 Murphy Street, and now he's revealed his plans for a mixed-use hotel and residential villa development on Davidson Street, just behind the Sheraton Mirage.

Gurner secured three adjoining sites last year, 97-113 Davidson Street, paying just under $18 million to create a near 26,000 sqm block.

One of the sites was the&nbsp;Port Douglas Pandanus Tourist Park Caravan Park, and another the&nbsp;award-winning Dougies Backpackers Resort Port Douglas.

Gurner has had local architecture firm Hunt Design to create what is being called&nbsp;The Davidson by GURNER™.

They weren't giving too much away in the near 1,000 page application, only a few teaser images of the central pool, the focal point of the development.

Described as&nbsp;more of a lagoon, the ocean pool will have a beach, a swim up pool bar, and an island in the water.

Around the pool will be a kids club, with play area and separate pool, a treatment space, yoga room, a lounge, a cafe, and a separate restaurant and dining space.

Flanking the pool will be a 107-room hotel, a mix of Garden Suites and Poolside Suites. The ground floor Garden Suites have private access to another pool, exclusively for guests. Each Garden Suite room is 40 sqm, with a further 14 sqm of balcony space. The Poolside Suites are a touch larger.

The low-rise hotel will also home a sky bar on level three.

45 private villas then complete the resort-style development, on blocks ranging in size from 155 sqm to 470 sqm. There are six different configurations of villas, each two levels. They will have three or four bedrooms and their own pools.

In their planning submission, Hunt Design said The Davidson by GURNER™ is the touchstone for a new era for the tourism industry in Port Douglas.

"From the outset, the GURNER™ brief to Hunt Design was to actualise the developer’s vision whilst being respectful of the objectives of the town plan," the planning application read.

"The proposed luxury hotel and private homes are demonstrative of this objective being attained."

Hunt said the vision by GURNER™ is to reinstate Port Douglas as the most desirable tourism destination in Australia.

"Excellence in design and execution will propel “The Davidson by GURNER™” to become a new benchmark for luxe travel in Australia, as measured against the best in the world.

"Elements such as the integrated swimming lagoon at the epicentre of the Luxury Hotel will capture the imagination and vibe of a Beach Club."

Hunt also wrote in their submission there is a trend of developers moving away from fully hotel-precincts and creating a mix of hotels and private residences.

"The tourism accommodation industry is continuing to evolve with a shift away from conventional hotels with a collection of rooms and suites to a model with a wider range of accommodation types, including more conventional private homes.

"This is clearly manifested on examining premium operators such as Four Seasons, where they now have in the order of 47% of their inventory being what they term as 'Residences'.

"Such private homes span several typologies ranging from Villas with varying bedroom counts through to stand alone mansions.

"GURNER™ have determined that their intention is to deliver a product meeting contemporary expectations of high-end luxury hotel brands which in turn resonates with sophisticated travellers.

"Part of the residential product is tailored towards absentee owners that may visit numerous times a year and have the choice to enjoy a rental income from the letting of their luxury home at other times.

"To that end the Hunt Design Master Plan captures this ethos with a luxury hotel located in the centre of the site flanked by Private Homes on both sides, draped around an internal private driveway."

Hunt said the hotel&nbsp;is poised to propel Port Douglas back into the heady days when the Sheraton Mirage put the Village on the “must do list” of visitors from around the world.

Mirvac has revealed its latest prestige apartment offering, The Albertine, their next instalment of their high-end developments across Melbourne.

The 2,323 sqm site at 31 Queens Lane, located in the city-fringe St Kilda Road precinct, was acquired by Mirvac in mid-2022 with permit approval.

The $200 million project will see around 100 large-format one, two, three and four-bedroom apartments across 15 storeys. Like Mirvac's portfolio, particularly across their Sydney and Melbourne projects, there's also a high level of amenity for residents.

The sales campaign is set to launch in September.

Rebel Property Group and Braxton have secured approval for the first residential project in new rezoning of Marrickville's Timber Yards Precinct.

The approved project at 41-47 Farr Street is aimed squarely at owner occupiers, with more than 50 per cent of the residences being large three-bedrooms apartments.

Braxton owner Andrew Donnelly said they are&nbsp;delivering a product that meets the needs of this changing and vibrant community.

"They are mainly young families or older couples who want to live in Marrickville but only have older houses to choose from.

"With this project we are delivering premium, modern, beautifully designed, oversized, luxury apartments with plenty of secure parking and amenity in a quiet cul de sac, right in the heart of Marrickville."

The 2,000 sqm site was put together after 18 months of negotiations with the individual owners.

The project will comprise one, two and three-bedroom apartments. Construction on the project is expected to commence early 2024.

The joint venture partners also bought the neighbouring 37 Farr Street during the development application process and are looking at adding a community pocket park&nbsp;with infrastructure such as a children's playground, BBQ and seating, richly landscaped with luscious gardens.

"We are committed to ensuring a great outcome for the community and are therefore undertaking to pay for the park and its upkeep in perpetuity, so the local community and Council are essentially being given a free park."

Rebel and Braxton secure greenlight for Marrickville's first Timber Yards Precinct apartments

Lendlease has been announced as the City of Melbourne’s preferred development partner to transform the southern site of the iconic Queen Victoria Market precinct as part of the Council’s Renewal Program.

The $1.7 billion redevelopment of the 3.2-hectare site bordered by Franklin, Queen and Peel streets, is the largest urban renewal project undertaken by the City of Melbourne and will revitalise Melbourne’s famous landmark while paying homage to the site’s rich heritage.

The proposed scheme includes three new buildings to transform the site south of Queen Victoria Market’s car park, that will be known as Gurrowa Place – with Gurrowa meaning a place of exchange and interchange to the Wurundjeri Woi-wurrung People, the Traditional Custodians of the Country on which the Queen Victoria Market resides.

Diverse housing options will include around 560 apartments, delivered as build-to-rent residential apartments and affordable homes, plus a building dedicated to student accommodation with around 1,100 beds set to be developed by Scape.

Subject to planning and heritage approvals, Gurrowa Place will feature a next generation office building rising 28 levels that will add approximately 43,000sqm of new workplace.

Lendlease will also develop a number of components to be retained by the City of Melbourne. On the ground plane, a proposed 1.8-hectare public park which will be known as Market Square and create an inclusive space for the community to connect.

They will also restore the existing heritage Franklin Street Stores into a new retail village will add to the city’s hospitality culture and complement the Queen Victoria Market’s offering.&nbsp;A civic pavilion, known as the Queen's Corner Building, is envisaged to be the cornerstone of the precinct, while Lendlease will also develop a 220-space basement car park.

Lendlease is collaborating with the Wurundjeri Elders on the precinct’s design which draws inspiration from a time before Melbourne and will honour the site’s history, including the reintroduction of native plants that once existed on the site.

Lendlease has worked with NH Architecture, Kerstin Thompson Architects, 3XN Australia and Searle x Waldron Architecture, in conjunction with Openwork and McGregor Coxall, to conceptualise the proposed development scheme for the site.

The new precinct is striving for leading-edge sustainability by prioritising carbon reductions in materials, operation and construction, and creating urban habitats to support biodiversity via site greenery.

The all-electric commercial and residential buildings, powered by renewable electricity, will pursue carbon neutrality in operation, with the workplace targeting a 6 Star Green Star Buildings v1 Rev B rating, and the residential buildings targeting a 5 Star Green Star Buildings v1 Rev B rating.

The project is expected to generate in excess of $14 million of direct social investment through various employment, training and social enterprise initiatives and is expected to contribute more than $1 billion in value to Melbourne’s economy.

Subject to planning approval, construction of the precinct is anticipated to commence from early 2024 and be complete in 2028, with a focus to deliver the car park, Market Square and the Queen’s Corner Building as part of the earlier stages of the project.

Golden Age appoint builder for Glen Waverley townhouse development Floret

Brisbane developer Aria Property Group is seeking to make its Kangaroo Point apartment development, Canopy House, a little bigger.

They're seeking to add a further nine levels to create a 29-level tower at 58-62 Leopard Street, which will see another 36 apartments created.

Aria have had six apartment amalgamations in the Rothelowman-designed project, the minor change applicaiton submitted to the Brisbane City Council noted.

Another 10-bedroom apartments will be added to create 64 in total, and another 15 three-bed units to make 66.

With the additional apartments come 226 car parking space, up from 193.

Aria is well known for their extensive rooftop amenity, and the change application even further extends what they'd put together in their original application.

Now the amenity will span two levels. The whole 800 sqm rooftop will still home a lap infinity pool with day beds and cabanas, but some rejigging will now see a resident's lounge, a private dining area, and two barbecue terraces complete the rooftop.

Victoria has experienced the highest clearance of land in the developed world due to development; a situation compounded by Australia having the highest rate of species extinction globally.

Melbourne-based developer Sunkin Property Group is attempting to reverse this trend with their recently launched project, Highett Common.

Sunkin Property Group’s unique approach to the masterplanned development leads with conservation, followed by the built form.&nbsp; It’s an approach not typically taken by property developers, which will see four hectares of natural green space conserved within the 9.34-hectare development.

Nature based placemaking, conservation and connected urban design, with a focus on preserving and enhancing the local environment, were important considerations for the multi-stage project.

The on-site fauna habitat will provide resources for local wildlife and help attract native birds back to the Highett area.

Tract, the landscape architect behind the revitalisation of the Great Ocean Road Trail, was appointed to assist in the site’s native preservation. The group have taken their unique experience within public landscape conservation to an urban setting; designing a coastal inner pocket to ensure the protection of Highett’s existing natural habitat.

Tract sought to conserve native fauna and flora throughout the site after close analysis of the site’s natural eco-system and consultation with local conservation groups and Council. Natural vegetation from the southern conservation area is designed within the new 1ha public park, deep planted Mews and footpath areas between buildings, extensive nature strips and bio-swale drainage areas. Integrating the natural environment throughout the length of the development will grant residents a constant connectivity to nature.

In keeping with the conservation brief for the development, 100 per cent of the newly planted fauna and flora on-site will be indigenous to the Bayside area. This unique approach to plant selection will create and restore natural habitats and draw in local native species. Sunkin and Tract are also working with the local Bayside Community Nursery to supply locally grown plants to the development as part of a wider sustainability partnership.

“It was highly unusual to be briefed as the lead consultant, particularly on a project of this scale. It has allowed us the opportunity to truly prioritise the natural landscape, and design to connect it seamlessly to the built form,” Mariano Lopez, Senior Principal Landscape Architect at Tract, says.

The Department of Energy, Environment, and Climate Action reports that 10,380ha of native vegetation are cleared from private land in Victoria annually, leading to the loss of native species, habitats, and eco-systems. These figures demonstrate how property developers can play a crucial role in preserving Victoria’s unique biodiversity for generations to come.

Resident health and wellbeing were prioritised when approaching the precinct design. According to a recent study by leading environmental scientists, people who spend at least two hours in nature per week are more likely to report higher levels of positive physical and mental health. Highett Common’s smallest residents will also benefit from the integration of natural elements throughout the site.

A nature-play approach to the playground will encourage interaction with the local environment, and the use of tactile materials has been considered to ensure integration with native landscaping.

The built form, designed by award-winning architect ClarkeHopkinsClarke, features sustainability initiatives that integrate into the entire site. Solar panels have been incorporated into the design to reduce energy consumption and resident power bills. The removal of gas from the site means homes will rely solely on green electricity, and electric vehicle charging facilities will be accessible for residents.

For residents without cars, Highett Common is within close proximity to Highett train station, and ground-level bicycle parking is located in each residential building.

Civil Construction works for the entire Highett Common masterplan have already commenced, after a $10 million works program was actioned by Sunkin. Early basement works are targeted to commence in the second half of 2023, with Stage 1 completion targeted for late 2025.

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

National property developer <a href="https://www.apartments.com.au/developers/goldfields-group">Goldfields</a> has appointed BINAH as its construction partner for Quartet, its new Brisbane apartment development in the undersupplied suburb of <a href="https://www.apartments.com.au/developments/milton-qld-4064">Milton</a>.

Located just two kilometres from the Brisbane CBD and moments from key 2032 Olympic precincts, <a href="https://www.apartments.com.au/new-apartments/quartet-milton-33-manning-street-milton-qld-4064">Quartet</a> will deliver 131 one, two, three, and four-bedroom apartments priced from $1 million to $4.2 million, combining elevated design with a wellness-focused lifestyle offering.&nbsp;

Goldfields’ Chief Executive Officer, Lachlan Thompson, said the appointment of <a href="https://www.apartments.com.au/builders/binah-constructions">BINAH</a> marked an important milestone for the project.&nbsp;

“Bringing BINAH on board as our construction partner will allow us to bring our vision for Quartet forward with a team that has a proven track record of delivering high-quality residential projects,” Thompson said.&nbsp;

The facilities at Quartet have been feared towards the roof, with a&nbsp;25 metre lap pool, spa, sauna and cold plunge, and a communal barbecue area and alfresco.

Town planning was designed by <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a> and brought to life by Melbourne-based architecture firm Cera Stribley.

<a href="https://www.apartments.com.au/interior-designers/cera-stribley">Cera Stribley</a> Co-Founder and Managing Principal, Dom Cerantonio, said the project responds to both its riverside setting and Brisbane’s evolving urban character.&nbsp;

“Quartet has been designed to sit comfortably within its riverside context, offering a refined take on urban living through well-planned, generously proportioned residences that will stand the test of time,” Mr Cerantonio said.&nbsp;

Construction of Quartet will commence in July 2026, with completion anticipated in Q4 2028.

The first partnership between national developer <a href="https://www.apartments.com.au/developers/fortis">Fortis</a> and Adelaide-based developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> has made a strong start, with the pair securing $21 million in unconditional sales at <a href="https://www.apartments.com.au/new-apartments/one-four-four-hutt-adelaide-144-hutt-street-adelaide-sa-5000">One Four Four Hutt</a>&nbsp;on the edge of the Adelaide CBD.

Over a third of apartments have been snapped up in the boutique 44-apartment project on the corner of Hutt Stret and Wakefield Road. Local downsizers and owner-occupiers wanting to remain in Adelaide's tightly-held southeast quarter have been the most prominent purchasers.

The DKO-designed, mixed-use development is one of the few new apartment projects in the precinct, an area where new housing supply has remained limited despite continued demand from buyers wanting to stay close to the CBD, Victoria Park and Adelaide's established east-end amenities.

Fortis Head of Development SA Arthur Dendrinos said the early sales reflected both the strength of the local owner-occupier market and confidence in the Hutt Street location.

"The level of early commitment reflects the confidence local buyers have in the Hutt Street precinct," Dendrinos said.

"Many purchasers are long-term east-end residents who love the area and want to stay connected to the neighbourhood. They recognise the value of a well-designed, well-located development.

"Our partnership with Otello has been central to this success, and the number of unconditional sales at this stage only strengthens our confidence in the South Australian market."

Otello Director Daniel Harris said the sales result also highlighted the lack of new apartment opportunities within the Hutt Street precinct.

"One Four Four Hutt has clearly resonated with buyers, with strong early sales reflecting both the appeal of the Hutt Street corridor and the lifestyle on offer," Harris said.

"The activated ground-floor retail has also been a key drawcard, with purchasers responding to the vision of a more vibrant and connected streetscape, not just the residences themselves."

One Four Four Hutt will deliver 44 one, two and three-bedroom apartments, alongside a collection of penthouses, above a ground-floor retail offering designed to further activate the Hutt Street precinct.

Construction is scheduled to commence in the third quarter of this year, with completion anticipated in 2028.
