Regarded North Shore developer WINIM are preparing to launch their latest residential project, Flo Northbridge.

The luxury development, in the heart of Northbridge, comprises seven oversized townhomes and five spacious apartments opposite Northbridge Shore Playing Fields and just a few hundred metres down the road from Northbridge Plaza and the popular Warners Park.

WINIM, who has over 11 residential and mixed-use developments in the pipeline, has worked with renowned architecture firm Rothelowman to create Flō, which was crafted to bring something different to the undersupplied new development space in Northbridge.&nbsp;

Flo embodies two distinctive elements - the spacious townhomes located in a quiet private bushland setting at the rear of the site and the striking apartments spread across four levels at the front.

The three- and four-bedroom townhomes offer large internal living space and some are wrapped in over 100 sqm of landscaped gardens by LandFX, making them feel like freestanding homes. They each have private garage that can accommodate parking for two car and multi-purpose room.

A key focus for&nbsp;<a href="/architects/rothelowman">Rothelowman</a>&nbsp;was to let in as much natural light as possible.&nbsp;

Huge stacker doors and windows flank the living areas of the townhomes, opening up to the landscaped outdoors. Natural light also floods through the staircase void, purposefully designed so every aspect of the home can access as much light as possible. Each master bedroom even features its own private balcony.

While each townhome&nbsp;offers a unique floorplan and design,&nbsp;<a href="/architects/rothelowman">Rothelowman</a>&nbsp;have kept the same level of luxury across each townhome.

They all feature an internal lift with access to all floors, future-proofing for generations to come. Marble stone and high end finishes have been extensively used in the kitchens and bathrooms, contrasted with bronze tapware and handles.

Rothelowman Sydney Principal Ben Pomroy says they tried to contrast the two distinct elements of the development.

“With the townhomes, we emulated the classic outline of a house with a clear pitched roof,” Pomroy says.

“This led to the idea of a private laneway that connects the homes – an internal, landscaped mews under which the garages sit. This layout meant we could balance privacy and solar impact, and create this real sense of seclusion.”

Pomroy said in contrast, the vision for the apartment building was for it to be more striking and contemporary.

“It’s a crisp, modern form that’s grounded in a masonry base that’s quite identifiable from the street. As you ascend, you get great views to the East, and each apartment has its own oversized balcony.

There are luxury two- and three-bedroom apartments on offer, and a single four-bedroom penthouse in the four-level apartment building which is located at the front of the site featuring sweeping district views.

Purchasers will have the opportunity to craft their own space, with two colour palettes on offer. The Sault scheme acts as a tribute to the serenity of the natural setting, while Melan is a harmonic blend of Flō's urban heritage within its modern canvas.

LandFX have also designed a quiet, tucked away communal seating area with a pergola, created to encourage a small community among the future residents of both the apartments and the townhomes.

“The overarching theme was to create a diverse mix of bespoke homes – from two-bedroom apartments to penthouses and large townhomes – which all offered a similar sense of privacy and seclusion,” Pomroy added.

Perth-based developer Golden Sedayu has revealed its ambitious plans for the highly anticipated multi-billion-dollar transformation of Burswood Point.

The $3.8 billion dollar mega project will transform the peninsula with 4,500 residential apartments as well as office and retail space.

The project is set to inject more than $10 billion into the state’s economy and generate 25,700 West Australian jobs over the next 10 years.

Managing Director of Golden Sedayu Andrew Sugiaputra said after years of careful planning, he was thrilled to reveal their vision for this city-defining project.

“At 38 hectares, Burswood Point is one of the largest urban development projects ever undertaken in Australia, and certainly the most ambitious mixed-use redevelopment currently underway in Perth,” Sugiaputra said.

“With its dress circle position across from the Perth CBD, Burswood Point is set to become a destination in its own right – home to a range of premium tourism and recreational facilities, including markets, riverside parks, a shopping centre and luxury hotel."

Golden Sedayu, a partnership between Perth’s Golden Group and one of Indonesia’s largest property corporations Agung Sedayu, has also allowed for 110,000 sqm of public open space, larger than Langley Park. The project has over 2.5 kilometres of Swan River foreshore.

“Our plans include the delivery of a range of parklands, beaches, playgrounds, and active recreation spaces that will be made available to the en-re community."

Golden Sedayu has already completed $80 million in siteworks including access roads, water works and sewer pump station, bulk earthworks importing more than 300,000 sqn of sand, road works, and a new bridge connecting Victoria Park Drive into Burswood Point.

“Over the past few years, we have been busy preparing the site, building infrastructure and finalising our plans in conjunction with the State Government and the Town of Victoria Park,” Sugiaputra added.

“Approvals have already been secured for the precinct plan and for construction of 74 luxury riverside homes."

Already lodged with council are development applications for two premium apartment towers with 206 apartments and four retail tenancies on the north of the site. Another application for two more towers due to be lodged later this month.

The 21-storey apartment development at 12-18 Crombie Street comprises 144 two and three-bedroom&nbsp;apartments, including a number of luxury penthouses.

The apartments start from 65 sqm and range in size to 155 sqm. They start from $654,000 and run to $2,495,000.

Plans have been filed by Second Nature Developments for a part two-storey, part six-storey mixed-use development with 21 dwellings and three retail tenancies on St Georges Road.

Austin Maynard Architects are behind the designs for the new project which will have 17 apartments two and three-bedroom apartments and four double-storey townhouses to the western side of the building.

In their submission to the City of Yarra Council, Austin Maynard Architects said the design response for the subject site takes cues from the surrounding context with reference to building height, setbacks, articulation of form and amenity.

"The height of the proposal is justifiable in the precinct when considering the significant building heights not only present in the existing build form, but more recently permitted in the approval of the Piedemontes supermarket redevelopment. Significant setbacks and upper level articulation, the reduced bulk of the proposal also assists in reducing the perception of overall height of the building."

They said, as&nbsp;a fundamental component of good design, sustainability is at the core of this proposed development.

"Passive solar gain is maximised where possible and light courts are located to allow for access to ample natural light and ventilation. This is a fossilfuel free building, with electrically run heatpump hot water. Solar PV panels on the roof will supplement the energy usage, and water collection/ re-use is maximised"

Town Planner Ratio said building proposes a flat roof form and will be of a contemporary design, comprising a suitable range of building materials including powdercoated metal, red brick and brickwork of muted tones, hit and miss brickwork and clear glazing.

"This material palette is derived from that of the surrounding streetscape which features predominantly heritage commercial buildings of masonry construction."

Construction on the project is slated for 2024.

Ratio noted similar and higher density projects approve in the local area recently, specifically the&nbsp;VCAT approval nearby for 66 dwellings at 25-45 Best Street and 102-114 Scotchmer Street. The Jackson Clement Burrows Architect's designs for a seven-storey, mixed-use development also includes the retention of the existing Piedimonte’s supermarket, ancillary office space, a new bottleshop and café.

First look: Fitzroy North set for fossil fuel-free new apartment development

The Melbourne-based developer Little Projects has secured approval for its redesigned its Broadbeach apartment tower Aperture, which had been knocked back at council.

Now unnamed, the project&nbsp;at 20 Mary Avenue, on the border of the Broadbeach State School, has been successfully redesigned by Plus Architecture following initial designs by Elenberg Fraser which were refused.

They've cut it in half from its 34 levels to just 18, and created a more curved facade.

It will still be as high-end as it was previously, just with fewer levels and apartments. Instead of 29 full floor and double-storey apartments, it will now be 17 full-floor apartments across 18 levels.

Level one will still home the resident facilities. There will be a pool, spa, barbecue area, and a gym with sauna and steam room.

From levels two to 18 will be 17 full-floor apartments, with three bedrooms each across its 158 sqm floorplate. There will be a further 13 sqm of balcony.&nbsp;

Little Projects, headed by Paris Lechte and Leighton Pyke, have had success in Broadbeach before, selling out their nearby development Signature before it was completed.

They also have a development application sitting nearby for another high-end tower at 118 Old Burleigh Road. Expected to be in a joint venture with fellow Melbourne developer R.Corp, they are wanting to develop 33 apartments across&nbsp;37 levels on the corner of Old Burleigh Road and Australia Avenue.

It will tower over the neighbouring Ocean Royale and Boulevard Tower, which are 16 and 17 levels respectively. They are also more focused on short-term accomodation apartments, whereas the new project, dubbed One Australia, will be another by Little Projects targeting the high-end owner-occupier.

Little Projects secure approval for redesigned luxury Broadbeach apartment tower

Billionaire Harry Triguboff's&nbsp;<a href="/developers/meriton" target="">Meriton</a>&nbsp;has been given the green light by the Gold Coast City Council for its three-tower apartment development, Cypress.

They're set to add another 1,000 apartments to the Surfers Paradise skyline, finalizing plans for their fourth, fifth and six towers in the heart of the tourist district in recent years.

During proceedings of the Committee Meeting, Deputy Mayor Dona Gates said "I just want it to be noted that their investment [Meriton] doesn't go unnoticed and will help us meet our requirements in regard to housing supply."

Cypress will be&nbsp;Triguboff's 21st high-rise development on the Gold Coast, having first visited the now thriving tourist mecca six decades ago.

“I have loved the Gold Coast since my first visit in the 1960’s, and after all my travels internationally, I still believe the Surfers Paradise beachfront is one of the best in the world," Triguboff told Urban.

“I have been very passionate about designing and delivering buildings that are in tune with the ocean and the golden beach that is just metres away.”

Following on from Ocean and the two-tower Iconica both on The Esplanade,&nbsp;<a href="/developers/meriton" target="">Meriton</a>&nbsp;will add a further three towers in their new development Cypress, at&nbsp;3346 Surfers Paradise Boulevarde, on&nbsp;top of the Cypress Ave G-Link light rail.

The nine site, 8083 sqm amalgamation spreads across Surfers Paradise Boulevarde, Palm Avenue, and Cypress Avenue, the latter which inspired the project name.

Cypress will sit one street away from&nbsp;<a href="/developers/gurner" target="">Gurner</a>'s approved La Pelago and two streets from SPG's approved Paradiso Place.

Triguboff says, recalling on some of his earliest developments, that he didn't think he'd ever be able to purchase a site like this one.

“<a href="/developers/meriton" target="">Meriton</a>’s first Gold Coast towers were Florida in Surfers Paradise and the Nelson at Paradise Waters at the start of the 1980’s, almost 40 years ago. Xanadu in the late 1990’s and Pacific Views in 2002 on the western side of&nbsp;<a href="/developments/main-beach-qld-4217">Main Beach Parade</a>&nbsp;that overlooked the Pacific Ocean continued our high-rise love affair with the Gold Coast.

"Little did I know that one day I would have the opportunity to purchase a site that is so dear to me, arguably the most central land in Surfers Paradise and design a trilogy of the country’s tallest towers."

There will be 994 apartments across the 73 and 80-level towers. The smaller 53-level tower will home 327 serviced apartments. Each of the three towers feature a rooftop garden with a pool and a gym space.

<a href="/developers/meriton" target="">Meriton</a>&nbsp;had DBI, who designed their Iconica project nearby, have taken the architectural reigns for Cypress.

They said in their design statement submitted to the Gold Coast City Council that the design of the three towers aims to create a bold and iconic presence as a gateway site to the Gold Coast CBD, while incorporating subtropical principles and street activation.

"The integration of the design elements creates a unique and vibrant addition to the Surfers Paradise skyline, creating a landmark destination for both residents and visitors," the local architecture firm noted.

"The towers are designed to maximize the potential of the site, with careful consideration given to the orientation, views and access to natural light and ventilation."

DBI said one&nbsp;of the key design features of the towers is the slab projection facing the streets, which creates a strong visual connection with the surrounding urban fabric.

"This design element not only provides shading and environmental control to the towers but also creates a sense of scale and texture, breaking down the massing of the towers and providing a&nbsp;<a href="/news/the-human-scale" target="">human scale</a>&nbsp;to the development."

"A golden spine acts as a unifying&nbsp;element that ties the towers together, providing a strong visual presence on the skyline. The spine is also designed to provide shading and environmental control to the towers, while also serving as a sculptural element that adds to the overall aesthetic and elegance of the development."

The five-level podium engages with the street level and will feature a mix of retail, dining, and entertainment spaces.

There's an elevated pool on level six, designed in a lagoon style to take advantage of the subtropical climate.&nbsp;

That's now 85 per cent sold, with just 40 apartments remaining in the completed project.

Following the success of Park House, the first stage of Highett Common, Sunkin has launched its townhouse collection as part of the sustainable masterplan.

Sunkin unveiled the townhouses at a grand launch event Saturday October 21 at the Highett Common Display Suite at 37 Graham Road in Highett. The three and four-bedroom townhouses have been designed to target the family buyer. Each will have either two or three levels, and a rear landscaped garden off the main open plan kitchen, living and dining area.

Developer Iris Capital has joined the growing number of developers bringing construction in house.

Approaching completion of early construction works by CF Group, the Sam Arnaout-led developer will be building the next stage of construction of its much anticipated two-tower development Victoria &amp; Albert by itself.

The apartments have been designed by renowned&nbsp;<a href="/architects/dbi">architecture firm DBI</a>, who drew inspiration from the coastal environment.

V&amp;A is being built in the heart of&nbsp;<a href="/new-apartments/broadbeach-qld-4218">Broadbeach</a>, on the old Niecon Plaza site, which has been demolished. Iris Capital create construction arm to build Victoria & Albert Broadbeach apartments

Developer SIDG has sold one of its penthouses in its St Kilda Road apartment development <a href="/new-apartments/park-quarter-melbourne-474-st-kilda-road-melbourne">Park Quarter</a> for $13 million.

LAWD Director Henry Burbury negotiated the sale of the north west-facing penthouse on behalf of Danny Thomas, a senior director at LAWD who specialises in agriculture and farm sales.

Burbury says it's the best penthouse on offer at the 18-level building, given its north west views capture both the city and Albert Park and will never be built out. the rooftop has a private terrace with a swimming pool.

The penthouse is one of four in the $170 million tower which SIDG launched in March.

Park Quarter is now over 60 per cent sold and the team at SIDG are in the final stages of appointing a builder for the project, which they expect to start construction on next year and complete in 2026.

There are 244 apartments in total at <a href="/new-apartments/park-quarter-melbourne-474-st-kilda-road-melbourne">Park Quarter</a>, which start from level six. They will sit atop a Marriott Executive Apartment, one of the first in Australia. The building has been designed by COX Architecture, with interiors by DKO.

They will have everything from a 24/7 concierge, a pool, gym, and co-working spaces, to a theatre room and a golf simulator, plus pet wash room, mud room equipped with high pressure wash machine, and smart parcel lockers.

Earlier this year we caught up with Colliers Director Zoe Powell, who is in charge of sales at Park Quarter. She said residents can opt in or out of the extensive amenity on offer in the building, which can lower their strata fees.

SIDG secure $13 million penthouse sale at Park Quarter on St Kilda Road

It was 2017 when prominent developer Kokoda Property swooped on what was an amalgamation of old brick buildings and warehouses.

Before they even purchased the site, which had been their largest acquisition in their 18-year history at that point, they knew the importance of what they were going to develop, and the impact it would have on the local community.

Kokoda appointed heritage consultant Lovell Chen early in the peace to work out exactly how they could keep the grandeur of the vast 4,720 sqm site.&nbsp;Some elements of what was on the vast development opportunity were almost as old as the suburb itself.

It was banker and pastoralist John Gardiner, among others, who settled Malvern back in 1835. The land was named Malvern by barrister and land developer Charles Skinner, after his ancestral home, Malvern Hills, in England.

What was once known as the Gardiner Hotel was developed on the site some time before 1856.&nbsp;It was altered in the 1880s, and then in 1925 it was extensively remodelled to create the interwar Free Classical style façade which remains today.

Back in the 1860s, the licensee of the Gardiner Hotel was well-known Melbourne cricketer, William Greaves, who, as an added attraction or the hotel, built what is believed to be the first bowling green in Victoria.

Also on the site is Station Place. A collection of Victorian-era shops which were located at the gateway to Station Place, once the home of grocer and merchants Lindsay Bros.

In the late nineteenth century, Dandenong Road consisted mainly of residential buildings, with Station Place providing access for people between the street and Malvern Station.

"We’re really pleased to see this being reactivated aspart of Malvern Collective,"&nbsp;Lovell Chen Senior Associate John Statham says.

When Kokoda secured the site, only the former Railway Hotel, now known as the Angel Tavern, and two Victorian-era shops on Station Place, survived from the earliest period of development on the corner site.

Statham says the style of the shops&nbsp;would be described as ‘polychrome Italianate’.

"Polychrome refers to the multi-coloured bricks used to create the decorative patterns around the windows and doors. Italianate refers to the revival of an Italian Renaissance style which was popular in the late nineteenth century."

The shops have been restored, and will form part of the buzzing hospitality precinct Kokoda have put together. They've called the project a 0-minute neighbourhood, given the extensive amenity at the foot of two strikingly modern residential towers and its proximity to Malvern Station.

The history behind the Malvern Collective apartments

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

“Buyers are increasingly seeking apartments that genuinely replace a standalone home, and this penthouse delivers that with its size, privacy, and direct ocean frontage.”

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

When construction commenced, MAYD director Todd Mould pointed to the long-term resilience of premium coastal real estate as a key driver behind the project.

“Real estate, particularly at the premium end, remains one of the most resilient and proven long-term investment avenues,” Mould said.

Mould said the design intent was to balance that outlook with a sense of retreat.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. Big Projects is targeting a late 2027 completion.

Big Projects taps Sydney’s YSG for first multi-residential project at The Frederick Mermaid Beach

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Melbourne’s property market growth is currently led by apartments. The development by&nbsp;<a href="https://www.apartments.com.au/developers/montcoeur">MontCoeur</a>,&nbsp;located at 18 Scott Grove, is now around 30 per cent sold, with completion targeted for late-2027.

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

“Drawing inspiration from the pale trunks and flowering canopies of the scribbly gums and blue gums prevalent in the area, a considered material palette was developed,” the architectural design report states.

“This palette references the established materiality of the suburb while elevating it through refined finishes to achieve a more luxurious architectural expression.”

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

St Ives remains a relatively untapped market for new apartment development. North Shore developer WINIM has a number of projects in the area, while INCA is nearing completion of Ellis Residences.

More recently, Traders In Purple has lodged plans for one of the denser projects proposed in the suburb, a 75-apartment development on a 5,900 sqm site on Cowan Road.

NewQuest, a construction, design and development firm, has delivered over 24 projects across commercial, residential, industrial, and lad markets.&nbsp;
