That's what Mark Connolly says about Bilinga, the small enclave in the southern part of the Gold Coast which is making waves as one of the best places to live in the whole of South East Queensland.

"We used to get down to Coolangatta a fair bit, so when we decided we thought we'd buy a property, this was the area we looked at.

"I&nbsp;quite often come out just before bed. I can't see the surf, but i just listen to it, and i'll sit there for half an hour. It relaxes me before I go to sleep."

Gold Coast developer Siera Property Group shared the sentiment of Bilinga, snapping up an opportunity to develop on the beachfront this time last year.

They've since created Pipis, a collection of just&nbsp;19 beachfront apartments on Golden Four Drive. Every apartment spans at least half a floor and looks out across the ocean.

Bilinga flew under the radar while development activity was focused around the neighbouring Kirra and Rainbow Bay area in Coolangatta.

That's been a huge bonus for Bilinga, Thompson says, with residents at Pipis set to take advantage of the new Kirra Beach Hotel and laneway amenity as part of KTQ's development.

"What we've seen over the last few years is this real emergence of cultural precincts and lifestyle amenity and that's what we're seeing on the southern end of the Gold Coast in particular Kirra which is only located five minutes south of&nbsp;<a href="/developments/bilinga-qld-4225">Bilinga</a>.

"There's all of these restaurants and hotels and cafes that will benefit our residents at Pipis."

Thompson also noted the walkway which connects all the way down from the Coolangatta border. That's now getting connected all the way through to Surfers Paradise in the north.

Developer Heworth were all set to take their Rozelle Village development to the market, having secured development approval twice and put together everything they would need to market the project.

However a clash with Transport NSW is putting the development, on the site of the former Balmain Leagues Club, in jeopardy.

Heworth, the landowner, is out of pocket millions of dollars over the intentionally protracted compulsory acquisition and later rescission of the site&nbsp;by Transport for NSW for the Western Harbour Tunnel project. The leasehold acquisition, which was for a seven-year construction lease, took place in October 2021 and was rescinded less than a year into the lease term.

Christopher Walsh, Head of Property at Heworth Holdings, alleges Transport for NSW’s actions over several years raises significant concerns regarding the use of their powers under the Just Terms Act and their improper conduct during the acquisition negotiations process as well as the eventual rescission of the acquisition of the site.

“This is a prime example of Transport for NSW’s exploitation and abuse of its unfettered powers and manipulation of legislative deficiencies. It’s disgraceful and we are,unfortunately, one of hundreds of similar&nbsp; acquisition cases gone wrong,” he said.

“It took Transport for NSW nearly four years to acquire the Balmain Leagues Club site and, subsequently, less than four months into the acquisition to find an alternate tunnelling site.

Rozelle Village, Balmain Leagues Club redevelopment in jeopardy after Heworth and Transport NSW dispute

Builder developer <a href="/developers/mcnab-developments">McNab</a> has snook in before the Christmas holidays to file plans for their recently acquired Montague Street, <a href="/new-apartments/west-end-qld-4101">West End apartment development</a> site.

They've had their go-to architecture partner&nbsp;Cottee Parker put together plans for a new 82-apartment building at <a href="/new-apartments/439-montague-road-west-end">439 Montague Road, West End</a>, the former Dixon's Tannery site.

As part of the heritage status of the former tannery building, <a href="/developers/mcnab-developments">McNab</a> will be retaining and adaptively re-using the key industrial structures from the Late Colonial era and create a pair of villa-style dwellings within the existing building volume of the heritage factory.&nbsp;

The Tannery was first established by Thomas Coar Dixon during the mid 1870s and was subsequently destroyed and rebuilt as a result of the&nbsp;1893 Brisbane River flood.

The building steps down from the 10th level to the fifth level on the southern boundary which creates what Cottee Parker says will be an iconic and recognisable shape, while also creating&nbsp;plentiful outdoor dwelling and recreation areas for residents.

In their Architectural Design Statement submitted to the Brisbane City Council this week, Cottee Parker referenced the late musician Robbie Robertson's most famous lines “You don’t stumble upon your heritage. It’s there, just waiting to be explored and shared.”

Cottee Parker said the proposed building has been designed with sensitivity to the local context and historical significance of the existing heritage building.

"The interface between the heritage and residential has been considered to create connections between the two buildings while refraining from building upon the heritage by maintaining a buffer zone," the report noted.

"Sympathetic acknowledgement of the heritage facade is also achieved through the feature columns along the podium that have been intentionally designed to match the angle of the heritage roof.

"The interface between the two buildings is lined with garden landscaping as well as raised planters and feature lamps which create a textured backdrop to the ‘Public Plaza’ and provide a comfortable space for residents and visitors to dwell in and pass through."

The apartments have been arranged to maximise and take advantage of the unique views the site has to offer. There will be city glimpses toward the top of the building to the north east and parkland and river views to the south east.

An L-shape corridor is provided with glazing and raised planters with lush greenery spilling over to maintain a constant connection between internal and external spaces.

The apartment designs have been optimized to maximise the natural daylight exposure to residents.

Residential rents are forecast to rise further in 2024 as vacancy remains at record or near record lows, CBRE has forecast.

CBRE’s Residential Figures Q4 report suggested continued growth in the rental market, namely down to a mix of large immigration numbers and supply shortages.

Rents are already at record highs, according to the data collected by CBRE, REIA and SQM Research, while vacancy rates are touching record lows across the country.

"The surge in net overseas migration has had a significant impact on Australia's residential markets, particularly rental markets which were already feeling the effects of tapering supply pipelines."

CBRE said that while the recently released migration strategy has highlighted measure to reign in the net overseas migration figure, the three-year projection of 1.135 million to FY25 still translates into demand for around 450,000 new dwellings. Adding in demand for natural increase, new dwelling demand over the next three years will likely exceed 600,000.

Completions of both houses and units in FY23 totalled a little under 175,000.

"With the pipeline slowing further, this suggests new supply will not keep pace with the demand generated, indicating little relief from the tight rental markets for the near future.

"As a result, rents generally will continue to increase above CPI, although the pace of growth will ease as affordability pressures bite and alternatives such as increased share-accomodation or younger people remaining at/returning home become more common."

Demolition paves way for new Chevron Island apartment development Nera

ASX-listed developer Stockland has spent just over $1 billion buying 12 masterplanned communities from Lendlease.

The communities will be part of the&nbsp;Stockland Residential Communities Partnership (SRCP) with Thai real estate development company Supalai. Stockland will hold a 50.1% interest in SRCP, with Supalai holding a 49.9% interest.

They've secured masterplans across Victoria, Queensland and New South Wales, totalling over 27,000 lots. The biggest acquisition is by far Yarrabilba in Queensland, near Logan, which has 10,400 lots.

Stockland buys 12 masterplanned communities from Lendlease for $1 billion

For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

Why now is the time to buy in Melbourne's premium apartment market

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."
