Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. They have just launched <a href="https://www.apartments.com.au/new-apartments/the-stanley-residences-woolloongabba-8-trafalgar-street-woolloongabba-qld-4102">The Stanley Residences</a>, in Woolloongabba on Trafalagar Street. Lewis Land has opened the first completed sky home for inspection at Harbour Shores, giving buyers their first opportunity to step inside one of just three double-storey residences crowning The Waterline.

Lewis Land Head of Development Michael Long said the inclusion of a berth with every Sky Home had become increasingly valuable as marina access across the Gold Coast tightened.

“Marina berths are becoming increasingly difficult to secure across the Gold Coast, so including one with every Sky Home makes this a genuinely rare offering,” Long said.

“The private 70-berth marina will accommodate boats up to 12 metres in length and is positioned just 2.5 kilometres from the Broadwater, placing the open ocean only 15 minutes away.

“Being able to step out of your home onto your boat is a rare luxury, and it’s something residents here can look forward to when it opens later this year.”

The display opening comes as construction completes on The Waterline, with the first residents expected to move in from mid-October.

The three Sky Homes range from 282 sqm to 367 sqm and each feature three bedrooms, three bathrooms, multiple living zones, expansive kitchens with butler's pantries and large balconies taking in the Broadwater outlook.

Each residence also has three secure basement car spaces and additional storage.

Residents of The Waterline will have access to a private pool, along with Harbour Shores' wider collection of amenity including a lagoon pool, social clubhouse, tennis court, gym, yoga facilities and sauna.

Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

Lewis Land is also offering private marina berths with The Residences, its limited collection of three and four-bedroom villas positioned directly along the Harbour Shores waterfront boardwalk.

Three-bedroom villas are priced from $2.99 million, while four-bedroom residences start from $3.19 million.

Lewis Land opens sky home display as The Waterline completes at Harbour Shores

St Vincent de Paul Society Housing Australia has filed plans for a major mixed-use housing precinct on the southern edge of the North Sydney CBD, adding another significant proposal to a pocket around North Sydn​ey Station that is quickly becoming one of the LGA's busiest development zones.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

The proposal adds to an increasingly concentrated pipeline of residential development around Blue Street, MacKenzie Street and Lavender Bay.

Just west of the site, Central Element lodged plans earlier this year for one of the most significant residential developments proposed in Lavender Bay in recent years.

Central Element's SJB-designed scheme at 64-66 Lavender Street and 3-7 Middlemiss Street would deliver 163 apartments across two towers rising 23 and 32 storeys, replacing five existing apartment buildings containing 32 homes. The project also forms part of the Housing Delivery Authority pathway.

Immediately around North Sy​dney Station, another two significant proposals have emerged at 5 and 15 Blue Street.

Zurich Australian Insurance Properties is seeking to adaptively reuse its longstanding commercial building at 5 Blue Street, directly above North Sydney Station, rather than demolishing the structure.

Its SSDA proposes converting the building into a 14-storey mixed-use development with 62 apartments and 86 co-living rooms, together with ground-floor retail and a major refurbishment of Blue Street Plaza. The application is currently at the Response to Submissions stage.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

When the opportunity arose for South Australian developer Palumbo to return to Kent Town, where it had previously delivered East Park Apartments and the East 
Rundle Apartments, it wasn't one the longstanding developer-builder was going to pass up.

The decision was quickly vindicated, with more than 30 apartments sold within the first month of launching <a href="https://www.apartments.com.au/new-apartments/royal-apartments-kent-town-2-8-north-terrace-kent-town-sa-5067">Royal Apartments</a> to the market.

The 206-apartment development, which will bring significant new supply to Adelaide's tightly held eastern city fringe, also gives <a href="https://www.apartments.com.au/developers/palumbo">Palumbo</a> the opportunity to bring new life to one of Kent Town's most recognisable watering holes.

Royal Apartments incorporates the historic Royal Hotel, a venue Palumbo Managing Director Daniel Palumbo said has a longstanding connection with the local community.

"Everyone in the area has history with the Royal Hotel," Palumbo told Apartments.com.au.

"It was quite an active pub and social gathering place for locals. We want to bring it back to its former glory."

The wider development will comprise two residential towers alongside the restored hotel, sitting on North Terrace opposite the Adelaide Park Lands.

For Palumbo, the project also marks a return to familiar territory.

The developer completed East Park Apartments next door more than a decade ago and jumped at the opportunity to develop in Kent Town again when the Royal Hotel site became available.

"The opportunity emerged, and we moved to secure the site," Palumbo said.

"We were approached by the previous landowner, who said they had extensive commitments in Sydney and weren't in a position to deliver the project.

"We took over the site and within six months recut the design scheme to be more in keeping with the type of development we want to bring to Adelaide.

"Now we're on the market and those changes have really resonated with local buyers."

That has translated into a strong start to sales, with 33 apartments transacting in the project's first 35 days.

Palumbo said the early purchaser profile had been consistent with the group's traditional focus on owner-occupiers rather than investor-led apartment stock.

"Local owner-occupiers have always been our market," he said.

"There are always some investors, but we've never developed what would be called traditional development stock. Owner-occupiers are very much our market."

The buyer mix has been diverse so far, with downsizers and younger professionals both accounting for a significant portion of early sales.

South Australia's current stamp duty settings, which allow&nbsp;eligible homeowners in South Australia aged 60 savings of up to $103,830 on stamp duty when they downsize to a new property valued at up to $2 million,&nbsp;have helped encourage downsizer activity, while younger buyers in their late 20s and early 30s have been attracted to the opportunity to live immediately outside the CBD while still being able to walk into the city.



Location has been a major part of the proposition for both buyer cohorts.

Royal Apartments sits on North Terrace directly opposite the Adelaide Park Lands, with residents able to walk through the parklands toward the East End, Rundle Street and Rundle Mall.

Apartments have been positioned to capture views across the parklands, Adelaide skyline, Botanic Gardens and Adelaide Hills.

Palumbo believes the scarcity of developable land along this section of the Park Lands makes the site particularly difficult to replicate.

"There's very few allotments on that side that can be developed," he said.

"If this location was in New York and you were sitting on Central Park, you'd be talking about a $60 million apartments."

Royal Apartments will offer a broad mix of residences, ranging from one-bedroom apartments through to four-bedroom sub-penthouses and penthouses.

Current listings include one-bedroom apartments from $680,000, while larger three and four-bedroom residences are priced around $2.5 million.

Residents will have access to a swimming pool, gym, barbecue and recreation areas, residents' lounge and dining space, and a communal deck.

The apartments will feature generous balconies, while secure parking, bicycle storage and storage cages will also be provided.

A porte-cochère-style arrival and drop-off area has also resonated with buyers, particularly those attracted to being able to walk into the CBD during the day while retaining secure vehicle access at home.

Palumbo is acting as developer, architect and builder on Royal Apartments, continuing the vertically integrated model it has used across its South Australian portfolio.

The group was also behind the $150 million Sofitel Adelaide, the 251-room five-star hotel and residential tower which opened in 2021.

Palumbo said Royal's launch had come at an interesting time for the broader Adelaide apartment market.

Buyer confidence had initially been impacted by uncertainty surrounding the Federal Budget and broader economic conditions, but Palumbo believes sentiment is beginning to improve against a backdrop of significant investment flowing into South Australia.

He pointed to increased activity across defence and resources, including Olympic Dam, as potential long-term drivers of the state's economy and housing market.

"Money is starting to flow into Adeliade, significant amounts as Adelaide bucks the trend of the rest of the country.," Palumbo said.

"There's a lot of activity in the economy over the next decade. I think more investment will come into this market."

Early works on Royal Apartments are expected to commence this year, with major construction activity and cranes anticipated on site from early next year.

Palumbo's return to Kent Town strikes early chord with buyers

Go-to builder-developer <a href="https://www.apartments.com.au/developers/graya">GRAYA</a> is continuing to bulk out its already impressive and diverse apartment portfolio across South East Queensland. Their latest milestone is securing development approval for Silk, its boutique riverfront apartment development in St Lucia.

The approval clears&nbsp;the way for the team to begin construction planning for the 22-residence project.

<a href="https://www.apartments.com.au/new-apartments/silk-st-lucia-16-18-sandford-street-st-lucia-qld-4067">Silk</a> will rise 15 levels from an 810 sqm site at 16-18 Sandford Street, occupying a prominent bend of the Brisbane River with a prized northern aspect across Orleigh Park toward the Brisbane CBD.

The approved scheme will comprise 16 split-floor and six full-floor residences, continuing GRAYA's move into larger-format apartment developments targeting Brisbane's prestige owner-occupier market.

The project has been designed around the site's broad river frontage and dual-direction views, with GRAYA prioritising larger residences, privacy and outlook over apartment yield.

GRAYA Co-founder and Chief Executive Officer Rob Gray said the project had been shaped around local homeowners wanting to remain in St Lucia without maintaining a traditional family home.

"St Lucia is one of those suburbs people do not want to leave," Gray said.

"They know the river, the trees, UQ, the golf course, Toowong and Indooroopilly, and that familiarity is hard to replace.

"True riverfront opportunities here are exceptionally scarce. What we have designed at Silk is a way to stay in the suburb people love, with the scale and privacy of a private home and far less to maintain.

"This is not typical apartment product. It is a proper home on the river, and that is exactly what this market has been missing."

The approval comes as new apartment development continues to increase across the St Lucia and neighbouring Toowong corridor, although direct riverfront sites remain considerably more tightly held.

GRAYA Co-founder and Managing Director Andrew Gray said securing the approval had removed a significant element of development risk from Silk.

"Genuine riverfront sites of this quality in St Lucia are not something that comes up regularly," Gray said.

"The approval removes a substantial layer of execution risk, and the location underwrites demand in a way very few inner-city sites can.

"The fundamentals here are as strong as anything we have assessed in Brisbane."

Silk will see GRAYA return to a stretch of the Brisbane River where it already has recent construction experience. The vertically integrated group recently completed ARC in neighbouring Toowong as builder for developer Spyre, delivering the riverfront project on a constrained site.

GRAYA will take a different role at Silk, controlling the project from design and development through construction and aftercare under its vertically integrated model.

The development will include a gym and resident leisure areas at ground level, integrated with the river's edge.

Silk joins a growing pipeline for GRAYA across Brisbane and the Gold Coast, which includes Enclave, The Gallery, Coral and Ripple.

The developer-builder has also recently lodged plans for its largest project to date, <a href="https://www.apartments.com.au/new-apartments/the-silo-19-chester-street-newstead-qld-4006">The Silo</a>, a proposed <a href="https://www.apartments.com.au/news/qld/graya-buys-frasers-newstead-site-plans-the-silo-between-james-street-and-gasworks-precincts">$700 million mixed-use development</a> in Brisbane's James Street precinct.

Silk is expected to predominantly target local owner-occupiers and prestige buyers seeking a permanent riverfront home in Brisbane's inner west.

Putting your faith in published data on prices is one of the great perils facing property investors around Australia. 
Anyone who bases a major investment decision on something they read about the pricing levels in a particular location and how much they are growing (or falling) may end up with a serious miscalculation.
It’s possible to access three sources for price information on a particular location and get three different results – one suggesting prices are rising, another claiming they’re stagnating and a third declaring that values are falling.
Here’s an example: a couple of days ago, I was writing a report and did a Google search on the median house price for Alice Springs in the Northern Territory.
The search engine brought up results from multiple sources. 
Here are three of those outcomes:  
<ol class="ol1">
<li class="li1">According to Your Investment Property magazine, quoting CoreLogic data, the median house price was $299,950, up 5.7% in the past 12 months.</li>
<li class="li1">According to realestateinvestar.com.au, the median house price for Alice Springs was $469,000, unchanged from a year earlier; and </li>
<li class="li1">According to homesales.com.au, the median house price for Alice Springs was $1,109,913, down 1.7% on a year earlier. </li>
</ol>
So the median price was either $300,000 or $469,000 or $1.1 million, depending on which source you chose to believe. And prices in Alice Springs were either down a little, unchanged or up moderately, depending on your source. 
If this was an isolated example, there wouldn’t be a problem. But the experience of finding contradictory information on pricing is common. 
For the January edition of my monthly newsletter The Ryder Report, I compared price growth for apartments in the major cities, taking figures from three major sources.
Firstly, the figures demonstrate (yet again) that we don’t have a single property market in this country. We have many different markets, which currently are delivering contrasting results. And secondly, there are big differences in growth rates from one source to the next.
Hobart is the clear market leader: all three sources have the Tasmanian capital leading on annual growth in the median apartment price, but there are big variations in the claimed rate of growth, ranging from 9% to 18%.
Melbourne ranks second with two sources, but again there is quite a divergence in terms of the published annual growth rate in median prices. The ABS has apartment prices in Melbourne up 4% but CoreLogic has double the growth rate (a little over 8%) while SQM’s growth rate (13%) is three times higher than the ABS rate.
There is broad agreement that the Brisbane unit market is rather mediocre, but SQM record no change in prices, while ABS has prices down a little while CoreLogic has prices declining, but at three times the ABS rate of decrease.
It’s hard to know from these figures where the Canberra market is at: the three growth figures are 1.8%, 2.1% and 10%. Two sources suggest a quiet market while the third depict a strong rising market. 
Unit prices in Adelaide? CoreLogic suggests little change, SQM suggests a 2% annual rise and the ABS has prices up 6%. 
CoreLogic data suggests prices have stopped falling in Perth but both the ABS and SQM record an annual decline of about 6%. 
So, what do we make of that? My conclusion is: it’s all dodgy data, to a certain degree. 
All information about median prices and how much they’ve risen or fallen is rubbery figures to some extent, with the discrepancies and contradictions partly explained by different methodologies and varying definitions about various elements, such as how do you classify townhouses and where do the boundaries sit for a city like Melbourne.
But think about it. The Sydney metro area has over 700 suburbs and what’s happening in the Northern Beaches is somewhat different to the situation in Penrith, while Bondi has few similarities with Campbelltown. 
Yet a research company will try to distil all the sales activity in the past 12 months down to a single growth figure, declaring that Sydney prices are growing … well, the rate of growth depends very much on the source.
Media treats them as fact, despite these kinds of discrepancies, which are common. And bases sweeping interpretations on individual figures from a single source.

Investors struggle through the stats for price direction across Australia

When investors are looking for good places to buy, consistency is a quality worth seeking. And the factor where consistency matters the most is in sales activity.
Some markets deliver steady levels of home sales, regardless of the booms or busts going on around them.
In each quarterly edition of The Price Predictor Index published by Hotspotting, we have spotlight the consistency markets – and we nominate a location as a nation’s most consistent market.
We have a strong focus on consistency markets because these are solid places for both home-buyers and investors.
The places we call the consistency markets sit in the middle of the spectrum, between the growth regions and the declining ones.
These are locations which record a consistent rate of sale, quarter after quarter, regardless of external events.  They represent safety for investors. 
And while they are often not boom markets, places with this high level of even performance usually produce solid price growth over time. 
They’re the housing market’s version of the “slow and steady wins the race” story.
In our new Summer edition of The Price Predictor Index, our award for the nation’s outstanding consistency market goes to Ulladulla in the Shoalhaven LGA in regional New South Wales.
It has sold between 43 and 58 homes in each of the past 13 quarters. Few locations in the country achieve that level of steadiness.
Ulladulla has a median house price of $510,000, after a 15 percent rise in the past 12 months.
To further illustrate the kind of growth that can happen in these steady performers, the winner in our Spring 2017 edition - Echuca in Victoria - had a 7 percent annual rise, while in the Winter 2017 edition our “most consistent market” - Sunbury  on the northern fringe of Melbourne - had a 10.4 percent annual increase. 
Generally in this report we look for locations where sales activity is rising, as these places are likely to deliver price growth. But the figures presented here for Ulladulla, Echuca and Sunbury show that steady market performers can achieve solid price growth as well.
As it’s not just short-term growth. Lalor Park in Sydney’s western suburbs, another noted consistency performer, has a long-term growth average (average annual growth in median house prices over 10 years) of 10 percent for year.
Greystanes in Sydney, which consistently sells 70-75 houses per quarter, averages 8.5 percent a year in median price growth.
Camp Hill, a suburb of Brisbane, has been averaging 7 percent per year.
Caroline Springs, a very steady sales market in western Melbourne, has averaged 7 percent per year. Frankston, which is both consistent and prolific in south-eastern Melbourne, has averaged 8 percent.
Some investors chase boom markets, seeking exponential short-term growth, and often end up with disappointing results.
There’s a lot to be said for the steady performers, which provide both safety and good long-term capital growth.
Very often, the tortoise out-performs the hare.

Lalor Park price growth highlights importance of consistency for investors

Two years ago I researched media predictions about residential property and compared the forecasts with subsequent outcomes.
It showed the remarkably bad track record of spruikers, economists and attention-seekers in forecasting what will occur in our markets nationwide. 
Over the past 15 years or so, it’s become trendy to make doomsday forecasts about real estate. A popular number is 40 percent - i.e. the standard scary prediction is a 40 percent drop in our property values, usually tipped to take place in the next 12 months.
Every single one of these forecasts has been proven spectacularly wrong – not surprisingly, because most of them have been fanciful in the extreme and I’m quite certain that the forecasters themselves did not believe what they were saying. The goal has been to achieve some quick and easy publicity. 
Out of this research exercise I compiled a list entitled “Top 20 worst predictions about Australian property markets”.
No.1 on this list was a US spruiker called Jordan Wirsz (don’t feel bad if you’ve never heard of him) who visited Australia in 2012 and forecast a 60 percent fall in home values in a “bloodbath” to take place in the next year. He also tipped that land values would decline 90 percent.
Can you imagine that? He was claiming that our residential land would be virtually worthless. 
Nothing remotely like that has ever occurred in the history of planet Earth and it’s difficult to comprehend why anyone would think it could happen in Australia.
The most amazing thing was that Australian media gave these predictions credibility and gave the touring spruiker exactly what he wanted – lots of free publicity.
What followed this prediction was five years of major price increases in our two biggest cities and mostly steady markets in the rest of Australia.
Another US pontificator, Harry S Dent, has visited Australia several times in the past seven years and each time – including in 2011 and 2014 – has warned that our property prices would crash in the next 12 months.
Each time Australian media has treated him as a credible commentator, with oodles of free profile, notwithstanding his growing track record of getting his forecasts about our real estate markets utterly wrong. I’m sure that next time he visits the same will happen again.
My Top 20 list also includes local economists who have made similar predictions within specific time frames, with the same success rate.
Some have claimed that our homes are over-valued according to their favoured economic model and therefore prices must fall. Others have stated that, back in the days of rising interest rates, that the higher cost of money would cause a collapse of property values.
The head of one of our major banks said in 2011 that the sovereign debt crisis in Europe would force down our property values, only to be followed by several years of strong price rises.
One high-profile and much-quoted Australian economist declared in 2005 that there would be no growth in our home values for the next 10 years. Ouch.
Also on the Top 20 list are commentators who rushed – in 2013 and 2014 - to be the first to declare the end of the price boom in Sydney and Melbourne. 
One of them was a senior official at the Reserve Bank, while another was a Morgan Stanley analyst who famously said, about three years too early: “If you’re an investor, you’ve missed the boat.”
So now we have the notorious 60 Minutes debacle, with yet another forecast of property values falling 40 percent, based on nothing but a pre-conceived notion to boost ratings.
I note that virtually every independent commentator who has reacted on the 60 Minutes program has said that the forecast scenario was highly unlikely or plain silly. Even the key analysts featured on the Channel 9 program have claimed that their views were misrepresented through selective editing. I spoke to one of those who was featured on the program and he was horrified at the outcome.
I was approached by 60 Minutes in mid-August to take part in the program. But they dropped the planned interview when I told them I disagreed with their basic premise of collapsing property markets.
This is not how journalism is meant to work. In true journalism, you do your research and conduct your interviews - and then you come to some conclusions and decide your headline. 60 Minutes did it backwards by deciding the headline and then seeking comment that supported it.
I complained to the ABC television program Media Watch and last week they did a segment pointing out the many flaws in the 60 Minutes segment.
I’m sure the 60 Minutes program will feature prominently next time I update my Top 20 Worst Predictions list, with the same level of success as the many doomsday forecasters who have preceded them.

The 20 worst crash predictions about the Australian property market: Hotspotting's Terry Ryder

Brisbane is increasingly in the crosshairs of real estate buyers because of the affordability comparison.
It’s median house price is almost exactly half that of Sydney’s and so is its median unit price. The comparisons are also highly favourable with Melbourne and Canberra.
Having cheap real estate on offer is one thing; the key question is whether there are also prospects for growth. That’s why one of Hotspotting’s most popular products is the “Cheapies with Prospects” package – it focuses on areas that offer not only affordability but also potential for growth.
Brisbane overall hasn’t offered much in the way of capital gains during the period in which Sydney and Melbourne have thrived, largely because the underlying economy has under-achieved.
But there are mounting signs of improvement, especially in the areas of jobs creation, population growth and revival in the resources sector.
So where to head for homes at attainable prices and growth drivers? Brisbane offers three standout options, where there is ample supply of houses well below the overall Greater Brisbane median house price around $530,000.
The cheapest real estate in the Greater Brisbane area is generally found in the Ipswich City LGA in the south-west. Here there are suburbs with median house prices in the $200,000s and the low $300,000s.
One precinct with appeal is the one that includes Goodna (median house price $325,000) and Redbank Plains ($335,000). These suburbs are at the eastern fringe of the LGA, the part closest to Brisbane – and they abut the motorway and the train line that links to central Brisbane. 
They’re also close to the Springfield master-planned community which has an array of modern facilities, including university campus, hospital and commercial-retail precincts.
There are numerous big shopping centres and major employment nodes nearby, with the recently-announced $5 billion Defence vehicle contract focused on this precinct as a major new jobs creator.
So this precinct offers an appealing package: affordability, transport links, shopping and jobs nodes.
Logan City in the far south of the Greater Brisbane area has plenty to offer as well. Many of its suburbs have median house prices in the $300,000s, including Eagleby ($315,000), Beenleigh ($335,000) and Woodridge ($310,000).
This LGA has new development areas, where master-planned communities are under way, but these are off the west, whereas the older and cheaper suburbs tend to be clustered around the transport spine created by the Pacific Motorway and the train line, both of which link central Brisbane to the Gold Coast.
This is also where there is an impressive shopping offering, including major bulky goods retail, and well-established infrastructure like schools and medical facilities (as well as a surprising number of golf courses).
The third of the “Cheapies with Prospects” areas to note in Greater Brisbane is the Moreton Bay LGA up in the far north heading towards the Sunshine Coast. Like Logan City, this precinct has major road and rail links between the coast and central Brisbane.
This is the most active market in Greater Brisbane at the moment: Caboolture, Kallangur, Morayfield, Narangba and North Lakes have each recorded over 400 house sales in the past 12 months.
The first three on that list have median house prices in the $300,000s, as do several other suburbs in the LGA (including some of the bayside areas). North Lakes, a suburb created by an ongoing master-planned community, is more expensive with a median around $500,000, but has brought a heightened level of infrastructure and amenities to the precinct.
There are emerging signs of price growth in this precinct: the suburbs of Beachmere, Burpengary and Upper Caboolture have had double-digit growth in their median prices in the past year, while others are up 6-7 percent.
The upmarket end of the Moreton Bay LGA market is the Redcliffe Peninsula – but most of the water-focused suburbs in this precinct have median house prices in the $400,000s, which is still fairly attractive compared to what you’d pay in Sydney and Melbourne.
And the Peninsula now has rail links to central Brisbane (the new line opened in 2016).
Many of the suburbs in the three precincts have median rental yields in the 5 to 5.5 percent range, as an additional appeal factor.

Top three Brisbane property locations for affordability and growth: Terry Ryder

It’s been fascinating watching the ripple effect spread real estate growth throughout regional Victoria.
While the Melbourne market has been in decline in the past 18 months or so (generally speaking - some sectors have strongly resisted price decreases), there’s been notable price growth happening in Victoria markets outside the state capital.
Over the past 12-18 months, I have nominated Regional Victoria as the strongest market in the nation. Regional Victoria has been – and still is - one of the nation’s outstanding jurisdictions on price performance.
The standout feature in my latest analysis of sales activity and price trends is that locations a greater distance from Melbourne are now enjoying significant growth in prices.
Initially, most of the growth markets were locations within commutable distance of the Melbourne metropolitan area. It started with Geelong (pictured above) and, just outside the south-eastern outskirts of the metro area, the key towns of Cardinia Shire, Pakenham (below) and Officer.

Then we saw Ballarat and the hill change towns a little north of Melbourne start to grow, as well as the towns of Baw Baw Shire in the east (Warragul and Drouin).
More recently, Bendigo in the north and the towns of the Latrobe Valley in the east have got on board.
And now growth markets are being found in locations more distant from the state capital, including Wodonga, Wangaratta, Echuca and Mildura. Some of the towns of East Gippsland (where I was last week, speaking at two events in busy Bairnsdale) are showing signs of growth as well.
My analysis of price trends shows that 84% of Regional Victoria markets have recorded median price growth in the past 12 months. Price decline of any magnitude is rare: I can find only one regional location where the median house price has fallen more than 5%.
Six out of 10 Regional Victoria markets have recorded median price growth above 5% in the past year – a total of 96 strong growth markets in the state outside of Melbourne, of which 35 have had double-digit growth in their median house prices. Another 39 markets have recorded price growth under 5%.
Ballarat is the standout on price performance. Four suburbs have had annual growth in their median house prices of 20% or more – Mt Pleasant (29%), Brown Hill (22%), Golden Point (21%) and Wendouree (20%).
But the No.1 location for annual price growth is the town of Maldon (below) in the Mt Alexander LGA north of Melbourne, where the median has risen 30% to $525,000 in past 12 months.

Notable price growth is happening elsewhere around the state: locations with annual median price growth between 15% and 20% include Cowes and Wonthaggi in the Bass Coast LGA; Geelong suburbs Drysdale, Whittington and St Leonards; Woodend in the Macedon Ranges LGA; Venus Bay in South Gippsland; Loch Sport in the Wellington LGA; Koo Wee Rup in Cardinia Shire; and Daylesford in the Hepburn LGA.
Many of these markets, especially Geelong, Ballarat and Bendigo, are attracting buyers out of Melbourne, as both investors and home-buyers seek affordability and/or better rental yields.
And new growth markets are emerging further afield.
Wangaratta (median house price $315,000) has emerged as a market where sales demand has grown steadily over the past two years. Quarterly sales have risen from 80-85 two years ago to around 120 more recently. Its median price has risen 11% in the past 12 months.
Further north at the NSW border, Wodonga (median $340,000) presents as a solid market with growing strength.
In the western precinct of the state, Port Fairy has growing sales activity and its median house price has increased 7% to $615,000 in the past year.
Other precincts which show promise of joining the general growth trend in Regional Victoria include the LGAs of Wellington (where Sale has rising sales activity), Latrobe (including Traralgon and Morwell), and East Gippsland (where Bairnsdale, Paynesville and Lakes Entrance have steady activity, with signs of prices rising).
All those municipalities are east of Melbourne, where growth is gradually rippling out from previous up markets in the LGAs of Cardinia (Pakenham and Officer) and Baw Baw (Warragul and Drouin).
But the growth isn’t just a reaction to the ripple effect and markets following the lead of Melbourne’s recent boom. Markets don’t rise unless something is happening in the local environment – such as a busy local economy, new business ventures, improved transport links and/or new spending on infrastructure.
The background is strong. The state of Victoria is the No.1 ranked economy in the nation, according to CommSec’s State of the States report, and continues to lead the nation on population growth. 
The states leads Australia on a number of other key indicators, including income growth, improvement in the jobless rate, building approvals, uplift in housing affordability and the number of first-home buyers active in the market.
All of that is helping to create the environment in which locations across Victoria have rising property values.

More regional Victoria areas seeing over five percent yearly gains: Hotspotting's Terry Ryder

Canberra continues to show the solidity for which it is renowned, with most suburbs having recorded growth in their median house prices in the past year. While many city markets stumbled or stalled in the first half of 2019, Canberra retained its “steady as she goes” course and continues to deliver growth.
While the generalised data (one figure to describe an entire city) suggests little or no growth in Canberra prices, the more in-depth analysis conducted by Hotspotting tells a different story. Almost two-thirds of Canberra suburbs have recorded growth in their median house prices in the past 12 months.
The national capital is undoubtedly one of the steadiest markets in the nation – underpinned by the strongest real estate economy in capital city Australia. 
The ACT is consistently ranked No.3 or No.4 by CommSec in its quarterly State of the States report; as an economy it usually ranks ahead of all states/territories except Victoria and NSW. It ranks among the top two or three in CommSec’s latest report on housing finance, business investment, unemployment and retail trade.
The latest ABS data shows the ACT ranks second in the nation on population growth, close behind Victoria. Its unemployment rate is consistently the lowest in the nation. 
Its vacancy rate of 1.2% compares with the national average of 2.2%. Rents show consistent uplift and there is evidence of solid price growth in most parts of the Canberra market.
Long-term growth figures published by CoreLogic show Canberra house prices have increased 231% in the past 20 years, compared with 202% in Sydney and the national average of 197%.
Canberra is the Australian real estate embodiment of the “slow and steady wins the race” scenario.
Since the start of 2015, demand has been trending upwards in Canberra. It hasn’t been a dramatic rise and there have been a few minor ups and downs - but over four years the graph depicting demand in the market has trended north.
And the price data supports that. Our suburb-by-suburb analysis shows that 64% of suburbs have recorded increases in their median house prices in the past year: 19 suburbs have grown their median house prices by more than 5% and another 19 have grown by less than 5%. Only seven suburbs have decreased by more than 5%.
Price growth leaders include O’Connor (up 20% to $1,260,000), Calwell (up 14% to $630,000) and Duffy (14% to $730,000). Theodore ($580,000), Holder ($680,000), Latham ($595,000) and upmarket Yarralumla ($1,560,000) all have recorded annual growth of 12-13%.
In terms of sales activity, strong markets are found right across the ACT. As we often find, the strongest demand is in the northern suburbs: both the Belconnen and Gungahlin districts have multiple growth suburbs.
The Tuggeranong district is emerging steadily as a precinct with good growth markets. Suburbs with growing sales momentum include Calwell, Chisholm, Monash and Theodore – all of which have recorded median price growth above 5% in the past year.
The Inner North, Inner South and Woden Valley districts all have growth markets.

Canberra undoubtedly one of the steadiest property markets in Australia: Hotspotting's Terry Ryder

I believe real estate markets are driven more by local factors than national ones. While many commentators are placing great significance on interest rate reductions as a prime driver of real estate markets, I’m much more interested in what’s going on the coalface of local economies. 
And, in those terms, I put a high rating on the Sunshine Coast as a market that investors of all kinds should be considering. I regard the Sunshine Coast as the strongest market in Queensland at the moment and indeed one of the strongest in Australia.
I see events happening there as an economic revolution, which is shifting the Sunshine Coast from tourist destination to international city – a massive transition that’s happened in the past 2-3 years and continues to happen.
I recently completed a comprehensive 30-page report called The Sunshine Coast: Australia’s Most Compelling Growth Story, in which I note that the Sunshine Coast economy was no longer predominantly reliant on tourism because of the creation in recent years of strong health, education and technology industries – all part of an infrastructure program totalling more than $20 billion.
Economies reliant on tourism traditionally fail to deliver sustainable real estate growth. But the Sunshine Coast has diversified and strengthened and is now, I think, the nation’s most compelling growth story.
It has a $17.7 billion economy, making it one of the largest regional economies in Australia, and on infrastructure it’s outspending several of the nation’s capital cities.
The health, education and technology sectors – including the new $5 billion health precinct - are bringing new residents to the Sunshine Coast and this is providing strong impetus to the real estate market, notably at the Top End. The median house price for Noosa Heads has increased 40% in the past three years, while the median apartment price has jumped 25% in the past year.
In terms of becoming an international city, the Sunshine Coast will soon have an international airport and an international broadband network connection to Asia. Earlier this year the Sunshine Coast was named in the Top7 Intelligent Communities of 2019 by the global Intelligent Community Forum, alongside major international cities like Chicago.
Central to everything that’s happening in the region is the creation of a Sunshine Coast CBD from the ground up – a $5 billion enterprise which is now under way on a 53ha greenfield site in central Maroochydore.
The new city centre has attracted investment from local, national and international firms interested having an early presence in the growing region.
The Sunshine Coast is among the top 10 leading regions in the country for employment generation, adding more than 20,000 jobs over the past five years. The $1.8 billion Sunshine Coast University Hospital (SCUH) has created 5,000 jobs since opening in April 2017 and the new Maroochydore City Centre is forecast to provide 15,000 jobs over the lifespan of the 20-year project and inject $4.4 billion into the economy. 
In addition, the Sunshine Coast International Broadband Network will deliver 800 new jobs once it’s operational next year and will deliver the fastest data connection to Asia from the east coast of Australia.
Part of the economic revolution of the Sunshine Coast in recent years has stemmed from the region’s growing reputation as an innovation and technology hub.
Demographer Bernard Salt has described the Sunshine Coast as “the entrepreneurship capital of Australia “because of the large number of knowledge-based start-ups and small businesses such as information technology, clean-tech, creative industries, aviation and education.
The population of the Sunshine Coast is forecast to reach 580,000 by 2041, an increase on the previous forecast of 558,000.
The Sunshine Coast is one of Australia’s fastest-developing economies, growing each year at rates well above national averages and is expected to expand to $33 billion by 2033.
As a consequence, our new Spring edition of The Price Predictor Index has found that the Sunshine Coast has more locations with rising sales activity than any other municipality in Australia. And that kind of outcome is likely to create sustainable long-term price growth.

Property investors should be considering the Sunshine Coast: Hotspotting's Terry Ryder

Brisbane is doing what it’s done for the past five years. It’s performing solidly, with most markets recording price rises in the past year, but it’s not a compelling growth market. As I commented recently: “Brisbane is like a car where the engine is revving but it can’t move forward because the handbrake is on.”
Hotspotting’s Winter survey of sales activity shows a reduction in the number of growth markets, measured by patterns in dwelling sales quarter-by-quarter. Prior to this, Brisbane had recorded a rising trend for three consecutive surveys. But now the engine has stalled.
Brisbane continues to perform quite well on price growth, with 66% of suburbs delivering annual growth in their median house prices, which means 135 suburbs with median house prices higher than a year ago. The figures for apartment markets, however, are much less positive, which reflects unit over-supply in recent years.
The number of suburbs with growing demand had risen from 19 to 29 to 33 to 44 in our previous surveys, but the number of growth markets has dropped to 24 in our Winter survey. In the early part of 2019, Brisbane has been impacted by some of the national factors, such as tighter credit and uncertainty prior to the 18 May election. 
We expect some revival in the second half of 2019, helped by the series of fortunate events since 18 May, including cuts to taxes and interest rates, plus the prospect of improved infrastructure spending by the Queensland Government. In the meantime, Brisbane continues to be steady but unexciting.
Some sub-markets are doing better than others. The clear market leader is the Brisbane-north precinct, which comprises the northern suburbs of the Brisbane City Council area – essentially this is Brisbane’s middle market on the northside. Brisbane-north has 10 suburbs with growth momentum (almost half of the growth markets in the Brisbane metro area), including solid middle market areas like Alderley, Everton Park, Kedron, McDowall, Sandgate, Stafford and Wavell Heights.
Quarterly sales in Alderley have been 28, 37, 48, 50 and 52 – and its median prices have risen 6% for houses ($860,000) and 15% for apartments ($425,000) in the past 12 months. Sandgate has had a 15% rise in its median house price ($750,000).
Before the Winter 2019 survey, the Moreton Bay Region in the far north had been the No.1 market in Greater Brisbane for some time. It had lifted the number of growth suburbs from 7 to 10 to 12 in the previous three surveys. But now the Moreton Bay LGA has faded – it now has only five growth suburbs, with 33 suburbs which are either plateau or consistency markets. The remaining suburbs with growth momentum are Everton Hills, Ferny Hills, Kippa-Ring, Murrumba Downs and Warner.
I expect revival in this market, or sections of it, later in the year, helped by infrastructure like the new university campus in the Petrie area.
A number of Moreton Bay suburbs recorded good price growth in the past 12 months, including Bellara (up 11%), Bray Park (6%), Cashmere (10%), Joyner (9%), Sandstone Point (11%), Caboolture (6%), Upper Caboolture (6%), Scarborough (8%), Strathpine (11%), Woody Point (9%), Burpengary East (11%) and Murrumba Downs (8%). 
This reflects a well-established pattern in real estate that prices often remain strong for some time after sales activity has faded.
Elsewhere across the Brisbane metro area, the most notable markets are those marked by consistency and solidity (like Ipswich City and the Brisbane-south precinct) and those where the trends are more negative (like the Brisbane-inner precinct and Logan City).
The number of danger markets in Brisbane is gradually reducing – the seven that remain are primarily inner-city suburbs impacted by the apartment oversupply, which is gradually being absorbed. A couple of inner-city markets, notably Kangaroo Point and Milton, have lost their danger ranking in this survey as the data gradually improves.
But the highly-regarded western suburb of Fig Tree Pocket has been classified as a danger market, because sales activity have declined significantly, the median house price has dropped 25% to $890,000 and vacancies in this postcode are 4.5%.
The price data for the Greater Brisbane Area is noteworthy, because it shows that the generalised figures published in mainstream media are highly misleading. The latest figures from sources like SQM Research, Domain and CoreLogic have Brisbane houses showing little or no growth in the past year, but our suburb-by-suburb analysis shows there are many outperformers.
Hotspotting analysed 287 suburban markets – 205 house markets and 82 unit markets - looking at the latest figures showing annual growth rates. The results for houses are a lot more positive than those for units.
Of the suburb house markets, 135 (66%) have median house prices higher than a year ago, including 44 where medians have grown more than 5% - headed by West End (up 16%), Windaroo (16%), Sandgate (15%), Hemmant (23%) and East Ipswich (19%). 
A total of 70 suburbs (34%) have median house prices down in annual terms, but most are down by less than 5%. Only 12 suburbs have recorded median house price decline above 5%.
The apartment market shows a different pattern, impacted by several years of over-supply which drove up vacancy rates, especially in the inner-city areas. Of the suburbs with unit markets, 38% have higher medians than year ago and 62% have recorded decline in their median prices.
It’s notable than 26 or the 38 Brisbane markets where median prices have dropped more than 5% are apartment markets. The median apartment price for inner-city Bowen Hills is down 19%.
Overall, Brisbane is solid market – or a series of mostly solid markets – awaiting a catalyst. It’s likely to get at least part of the boost it needs from recent national factors, including the election result, the APRA easing, the reductions to interest rates and the tax cuts.

Brisbane property market stuck in low gears with the handbrake on

Australia is strongly tilted towards the capital cities. That’s where the bulk of the population lives, where economies are strongest (generally speaking) and where the greatest share of property sales take place. So, usually, the quarterly editions of The Price Predictor Index published by Hotspotting feature more city locations with growing sales momentum than regional ones. 
But the Winter 2019 edition has the regions are out-performing the capital cities. Regional NSW has far more rising markets than Sydney, Regional Victoria has way more growth than Melbourne and Regional Queensland is outdoing Brisbane. 
Nationally, it’s line ball: we have identified 137 growth markets in the capital cities and 137 in the regional areas. This is a very strong performance by regional Australia and explains why so many of the nation’s growth markets are found in the regions - places like Ballarat, Bendigo, Wagga Wagga, Orange, Mackay and the Sunshine Coast.
Most of the outstanding individual locations currently are in regional areas. They dominate our National Top 50 list of Supercharged Suburbs. Thirty of the featured locations are in regional areas and only 20 are in capital cities. 
Regional NSW provides 13 of the Top 50 locations and Regional Queensland provides 10. There are no contenders from Melbourne and only two from Sydney (but Adelaide provides eight suburbs to the list and Perth six). 
Examples of country NSW centres that have strong growth momentum include the Port Stephens area, Wagga Wagga and Ballina. Regional Queensland areas to feature include Rockhampton and Toowoomba, as well as the buoyant Sunshine Coast market. 
As I observed in this column last week, Regional NSW is not following Sydney’s trend. While most sectors (but not all) of the Sydney market have been in decline, the cities and towns of Regional NSW have delivered many growth markets in the past two years.
The Winter edition of the Price Predictor Index also builds on previous versions in providing hints of recovery in Regional Queensland markets. When the resources boom was raging, investors piled into markets like Gladstone, Moranbah, Emerald, Mackay and Rockhampton - and enjoyed big growth for a short period, before the bubble burst. Now many of these locations are rising again. 
Our National Top 50 list includes Mackay, Rockhampton, Emerald and Toowoomba - indeed, the list has three locations from the Rockhampton LGA. This report also contains further evidence of recovery in Gladstone. (but I continue to urge caution about investing in places where the local economy is largely driven by the mining sector).
Regional Australia also contributes strongly to our National Top 50 list of most consistent markets: half of the locations featured for the steady demand they attract are in the regions outside the capital cities.
They include places like Mildura, a regional centre in rural Victoria that you would seldom hear about: in most quarters in the past three years, Mildura has delivered between 200 and 220 house sales – occasionally slightly fewer and sometimes a little more. Its median house price rose 11% in the past year.
The Raymond Terrace market in the Port Stephens LGA in NSW has recorded between 60 and 76 sales in every quarter for the five years – and its long-term capital growth average is 5% per year, confirming that consistent markets deliver steady growth.
Regional markets also stand out in our analysis of price data. Australian consumers seldom hear about it because media focuses so much on the biggest cities and because most of the data published is generalised in nature: a single growth/decline figure to describe the entire nation or a single figure which purports to depict the market in massive cities like Sydney and Melbourne. 
Behind those sweeping generalisations lie the real stories about markets - and in many cases there’s a lot more real estate growth going on than anyone realises. 
Nine out of ten locations in Tasmania have median prices higher than last year. It’s similar for 60% of Regional NSW, 61% of Regional Queensland and 80% of Regional Victoria.

Regional Australian property outperforming capital cities: Hotspotting's Terry Ryder

The property markets of Hobart and Tasmania lead the nation. Homes sell faster here than anywhere else in Australia and there are locations with double-digit annual price growth throughout the state. 
The key drivers are a strong state economy and affordable prices. Research from realestate.com.au indicates that buyers out of Melbourne are providing a lot of impetus to Tasmanian markets.
The number of growth locations (those where demand, as measured by sales volumes, is rising), is lower than the peak but remains strong and steady.
The outstanding feature of Tasmania’s markets is the strength of prices. Virtually every location of substance across the state has recorded annual price growth above 5% in the past year, and most have delivered better than 10%. It’s almost impossible to find a market where the median price has dropped – and in this regard Tasmania is probably unique in Australia. 
In conducting our quarterly location-by-location research on demand levels across Australia, Hotspotting also examines patterns with prices. We record suburbs and towns where the median price has increased more than 5% in the past year, those which have grown between 1% and 5%, and those where prices have declined more than 5%. (We disregard locations with fewer than 30 annual sales, because the sales sample is too small to provide accurate and meaningful price trends.)
In Hobart, we can find no suburbs with falling prices and none with minor growth. All have increased by more than 5% in the past 12 months – and 80% of them are up at least 10%. A key feature is most have recorded rises in the latest quarter, which indicates prices are still growing.
The standout markets have grown more than 20%, including the house markets in Bellerive (21%), Carlton (22%), Gagebrook (22%), Howrah (23%), Moonah (20%), Risdon Vale (26%) and Warrane (21%)
The Bellerive and West Moonah unit markets are both up 29%.
But the leading markets on price growth are Clarendon Vale houses and Lindisfarne units, both up 32%.
A standout precinct in the Hobart metro area is the Clarence LGA, where Bellerive, Clarendon Vale, Geilston Bay, Howrah, Lauderdale, Lindisfarne, Oakdowns, Risdon Vale, Rokeby and Warrane have all recorded double-digit growth in their median prices.
Our Autumn survey for The Price Predictor Index, like the previous Summer survey, provides further evidence that the Hobart market is beyond its peak in terms of sales demand. In early 2018 we saw the first hint of a moderation in sales activity in Hobart and this was confirmed by later reports. But the drop in demand has been gradual, there are still growth markets, and prices continue to rise.
The Clarence, Glenorchy, Kingborough and Sorell LGAs all have growth suburbs, but they are outnumbered by plateau markets (those where sales demand has settled on solid levels but below the peak). 
The suburb of Rokeby in the Clarence LGA has recorded quarterly sales of 17, 22, 22, 26 and 29 – and its median price has risen 12% to $285,000 in the past 12 months. 
The Brighton LGA on the northern fringe of Hobart is a growth market, both in terms of rising demand and rising prices. In the suburb of Bridgewater, quarterly sales have been 14, 15, 22, 18, 26, 34 and 31 – and the median house price has increased 15% to $235,000 in the past year.
It’s clear from these figures that the locations with the strongest growth dynamics are mainly the ones that offer affordability.
Regional Tasmania is further back in the cycle than Hobart and continues to show strong activity and rising prices. 
Launceston and neighbouring LGAs like West Tamar and Meander Valley have multiple suburbs with rising demand, including Kings Meadows, Norwood, Prospect, South Launceston, Waverley, Hadspen and Riverside. 
This precinct is also delivering rising prices. Suburbs with double-digit annual growth in house prices include Hadspen, Invermay, Kings Meadow, Mowbray, Newnham, Prospect, Ravenswood, South Launceston, Summerhill, Waverley and West Launceston. Two unit markets with notable growth include Newnham (up 27% to $220,000) and Riverside (up 27% to $325,000).
Many of these suburbs have median house prices below $300,000 and others are in the mid low-$300,000s, continuing the state-wide theme of growth in affordable markets. 
But the Tasmanian location with the strongest growth is the town of Richmond, about 25km north-east of Hobart. Its median house price is up 44% to $630,000, but based on a smallish sample of 34 sales in the past year.
Another town just outside Hobart which is doing well is New Norfolk. Sales demand is rising here and median prices are up 18% to $245,000 for houses and 12% to $225,000 for units.
