Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.

Isay Weinfeld inspired contemporary Byron Bay offering

Aussie Home Loans chief John Symond has forecast that Sydney's booming residential property market was nearing its peak.
But he quickly added he thinks "there's buckley's chance of a price correction."
He told the 7th annual Citi Australia &amp; New Zealand investment conference yesterday he could see Sydney markets "getting trickier suburb by suburb."
"But the good news is that steam is coming out of the market and sanity's coming in.
"I think we're going to see a more flat market," he said. 
"Hot areas will still see a seven to nine percent gain, in other areas you might see a three to four percent, some other areas a five percent drop," he anticipated.
"You have to do your homework."
His comments came as the CBA joined Westpac in increasing home loan interest rates with CBA’s rate increase of 0.15% pushing up its package loan rate to 5.10%.
The veteran mortgage broker expected all four big banks would raise rates in response to APRA’s capital requirements.
"If all four come out I think that will force the Reserve Bank to drop rates another 25 bps, so that consumers feel their real interest rates haven't gone up," he said.
But with big banks poaching customers from other big banks to get some loan book growth, he said Australian borrowers "have never had it better in my 40 years.
Except for Sydney and Melbourne, the rest of Australia had not had the property boom, he said. 
"You've got to remember between 2002 and 2012, Sydney was the worst-performing capital city in Australia - 2.2% growth per annum before inflation. 
"All of a sudden, we're seeing 15-18% growth in the last three years driven by lowest interest rates in Australia's history and a surge in foreign demand, particularly Chinese.
"They are driving a lot of the prices in places like Sydney or Melbourne.
He said for a collapse there either had to be a sharp increase in interest rates and "there's no hope of that happening for some years, or unemployment picking up."
"I think we are approaching the top of the market.
"Different suburbs, in my opinion, will perform differently going forward," he said, adding there was a risk in off the plan were too many new apartments hit the market.
"Prices are levelling out and in certain suburbs I can see prices dipping a bit but certainly no collapse in prices because the appetite to own real estate is so great in this country."
"I think the price increases will abate, I think, by the middle of next year when it will be a buyer's market," he said.

$4.255 million secured twice at Sydney weekend auction

Sydney's recent weakening clearance rate is likely to be joined in a decline in its median house price.
Another nail in the boom coffin.
The shift in sentiment seriously emerged last week with those three economist forecasts and then a Westpac rate rise. 
They were forecasting not just an end - or softening - to the property boom, but rather boldly putting a figure on the size of the price fall. 
The biggest mooted was a 7.5% drop over the next two years from Macquarie Research analyst James McIntyre in a report titled Aussie Macro Outlook: Population &amp; Housing - Perishable. SQM this week brought a bit of balance forecasting 2016 would certainly see a slowdown in growth, but no Sydney reversal.
I was surprised by the swiftness of the sentiment change to negativity - seen in the fall to a mid-60s clearance rate - but Sydney has always been able to turn on a sixpence.
I think one of the contributing factors in the latest shift towards negativity actually arose when Sydney turned on its $1 million median price suggestion back in July.
Buyers, quietly and sensibly, said enough is enough. Enough 15% annualised growth since its 2012 origins.
In July this year Domain's senior economist, Dr Andrew Wilson, calculated and crowed that house prices had spiked 8.4% over the June quarter to a $1,000,616 Sydney median house price.
I thought it was a bit of a stretch, and that $616 hardly clearly the hurdle with confidence, though the May RBA rate cut had certainly helped the spurt in Sydney's median.
According to the accompanying Fairfax Media overload spin, Sydney's median was higher than than average house price in London and fast approaching New York.
I'd anticipate the upcoming Domain House Price Report, may well send Sydney into reverse, ie a median price back below $1 million.
Will the dip in the overall Sydney median really mean prices are falling? Reckon we will have to await a few more Sunday morning newspaper headlines to judge the wind direction.

Mosman trophy leads CoreLogic RP Data top ten sales

Grunberg, a historic Richmond cottage, with a Heritage Victoria plaque since 1988, was sold after its single bid weekend auction.
No price has been revealed after being passed in at $1.7 million.
<a href="https://www.realestateview.com.au/Real-Estate/36-lesney-street-richmond/Property-Details-buy-residential-9556898" target="_blank">The 36 Lesney Street</a> country-style home, with a 120 year-old magnolia tree, was built in 1853.
It was marketed as a wonderful example of gold-rush era architecture with Jellis Craig auctioneer Andrew Macmillan saying homes like this were mostly found in Ballarat and Castlemaine. 
It last traded at $350,000 in 1989.
It takes its name from Friedrich and Caroline Grunbeerg who arrived in Australia aboard the Godeffroy in February 1849.
They were from Altona in Holstein and both aged 31. They had been married on 1 June 1844, but only after receiving special approval to do so from King Christian 8th of Denmark, who then ruled Holstein.
The King’s permission was required as Friedrich, son of Christian Johann Michael Grünberg, tailor and Elisabeth Anna Agneta (née Langbehn), was a commoner, whereas Caroline was of noble birth.
Caroline Friedericke von Schimmelmann, born 15 February 1817, was the daughter of Graf Carl von Schimmelmann and Ilsabe Catherina (née Dablestein).
The couple married in Caroline’s family home, the Castle Ahrenburg.
Friedrich Grünberg was an original landholder at Westgarthtown, or Dry Creek, as it was then known. 
To legally purchase his land, Friedrich had been naturalized as a New South Wales citizen in 1851, his occupation given as carpenter.
In 1852, Friedrich bought an acre of land at Richmond for £25/12/- (Lots 3 &amp; 4, Portion 8, Parish of Jika Jika).
The access road he created was first known as Gruenberg Street, but by the mid 1860s changed to Lesney Street. 
Friedrich died at Altona in Holstein in 1887, aged 69, during a visit to the then Prussian province.
Caroline returned to Australia and lived at 32 Lesney Street until her death in 1902 aged 85. 
Caroline’s cottages at 30 and 32 Lesney Street were left to the Ahrensburg church, but only after lifetime possession by her great-nephews Christian Frederick Grünberg and George Gottsleben Grünberg, the sons of Christian Grünberg who arrived in Australia in 1863. 
George died in 1916 but Christian lived on until 1944. Caroline’s estate was finally settled in 1953 when it was granted exemption from the Enemy Property Regulations securing £1,270 from the sale of the cottages.

With the market declining, many anxious agents are advising vendors to take the best pre-auction offer rather than risk falling flat on auction day.
The trend has turned a little away from the heat of the boom when it was long suffering would-be buyers putting in bullish offers that likely exceeded anything from rivals on auction day.
Auctioneer Rocky Bartolotto said while a few properties that featured bigger land size and development secured sensational results on the weekend, many of the day's other results had one to two registered bidders as the average bidders per property dropped to an average of just over 3 per property.

The most buoyant market in Ballarat are properties priced between $200,000 and $250,000, according to Herron Todd White.
Herron Todd White's October Month in Review said almost all suburbs in Ballarat have properties within in this price bracket. 
"Areas such as Ballarat Central, Soldiers Hill, Black Hill, Ballarat East and Golden Point have shown some good growth in the past 12 to 24 months," HTW noted.
"The main drivers of the market in these areas is the scarcity of land, aesthetic appeal of the period properties, proximity to infrastructure, strong rental returns and the relative affordability.
"The flow on effects in the near term would be the stagnation of some new areas in the region such as the new estate areas of Lucas and Delacombe. 
"However in the event the prices close to town continued to grow, the new estate areas would become more attractive as purchasers would compare the two and perhaps begin to see greater value in a house and land package scenario."

The housing market across Mt Gambier has an even spread of sales across all price sectors so far in 2015, according to Herron Todd White.
Herron Todd White's October Month in Review found the highest number of sales occurred in the price bracket between $201,000 and $250,000. 
"This spread across the price sectors is an indicator of the current market conditions being somewhat static," HTW noted.
"If the market was increasing, we would expect to see a noticeable increase in sales within the higher value price sectors."
According to CoreLogic RP Data, the price sectors with most frequent sales throughout 2015 in the region are:
• $151,000 to $200,000 (70 sales) 
• $201,000 to $250,000 (86 sales)
• $251,000 to $300,000 (71 sales)
• $301,000 to $400,000 (59 sales)
